In the heart of "Centro" Playa with all the modern comforts of home. Located on 12th Street between 10th and 15th Avenue. Just two blocks from the beautiful turquois water and white sandy beaches. Your home away from home awaits for both short and long term stays. We offer a 10% discount on weekly rentals and a 50% discount on rentals 28 or more days.
Playa Kaan 22 a beautiful two-bedroom, two-bath end unit condo in a serene corner of the building’s courtyard and within walking distance to everything Playa del Carmen has to offer. Just steps from the famous 5th avenue and only a two minute walk to the beach. This second floor condo is tastefully decorated and fully equipped to give you all the comforts of home while on holiday. Relax on one of two balconies overlooking the tropical garden and pool area (so close that our WiFi works poolside). The master bedroom has a queen size bed with its own private bathroom, balcony, and smart TV. The second bedroom has two single beds with full bathroom just outside the door. Bedrooms sleep 4 plus the new living room sofa pulls out into a queen sleeper for an additional two guests. Pack and Play also available for younger kids. Each bedroom has its own TV. The living room has comfortable seating and is equipped with cable TV, Bluetooth soundbar, books, and games. While restaurants abound just outside your door, should you want to prepare a meal, the new kitchen is fully stocked with everything you need including quartz counters, European cabinets, 6-burner gas stove with oven, full size refrigerator, utensils, microwave, coffeemaker, blender, toaster, electric kettle, and 2-five gallon bottles of water. The dining area is open to the living and kitchen areas and has a modern table with seating for six. Playa Kaan Condominium is a small gated 33 unit development with 24 - 7 staff on site and common grounds that include a large kid friendly swimming pool, tropical gardens, waterfall, and sun deck. You’ll be so relaxed and comfortable here, you’ll never want to leave.

Payment Methods
We accept most all payment methods including Venmo, PayPal, Visa, Master Card, Amex, Direct Bank Deposit, Discover Card, Email Money Transfer.
Booking Deposit
The booking is confirmed with a deposit of 50 percent of the rent. Long Term Stay booking is confirmed with a deposit that is 50 percent of the rent.
Payment Balance
Balance of payment is due 60 days prior to arrival.
Cancellation Policy
Cancellation within 45 days of arrival, all payments are non-refundable. If the property is re-rented, the cancellation penalty is reduced by the new rental amount.
Security or Damage Deposit
Renter is responsible for all damages and payment is due prior to departure.
Check In/ Out Times Policies - Property Access
Check IN: 03:00 PM Check OUT: 11:00 AM Flexible Check In/Out times are possible, dependent on outgoing/incoming guests. Because there is key-less access, you can arrive as late as you wish. Keyless entry code is provided after full payment.
Smoking Policy
Smoking/Vaping is not allowed inside or outside on balconies.
Children Policies
Children of all ages are welcome.
Pet Policy, Deposit & Fees
Pets are not allowed due to bylaws/regulations/policies. NOTE: Persons traveling with and requiring a Service Animal have special rights and must be granted access regardless.
Cleaning on Departure
Cleaning on Departure is included in the rental.
Quiet Time Policy
Quiet time policy is between 10pm and 7am. Guests are asked to be respectful of all neighbors.
