Rental Agreement

This rental agreement constitutes a contractual agreement between the guest and The Property Manager, hereinafter called PM. In consideration of this mutual agreement, the PM will provide use of property and guest will pay rent in the amount of $_______________ p/n for the period from _______________ to _________________, 200

RESERVATIONS: Receipt of 25% of the total reservation is required to hold a reservation. The final balance is due 14 days prior to arrival.

CHECK-IN/OUT: You may check-in after 4PM at 1900 St. Hwy. 361, our office will be open from 9-5 Monday-Saturday and Sunday 10-4. If you will be arriving after hours, please call our office to make arrangements to pick up your keys. Check out time is 11 AM. You may arrange for an early check-in and/or late check-out, if available, for a fee of $50.

CANCELLATION POLICY: Cancellation more than 14 days prior to check-in will result in a $50 service charge and a return of the balance of the security deposit. Cancellation less than 14 days prior to check-in will result in forfeiture of the total amount of the reservation. We recommend that the guest purchase CSA Travel Protection. There are no refunds for early departures.

PAYMENT: Visa, MasterCard, Discover, cash or checks are accepted. A valid credit card is required if paying cash. Make checks payable to the Property Manager. Rates quoted do not include applicable lodging tax of 13%, $50 Accidental Damage Waiver fee, pet fees, cleaning fees, early arrival fees or late departure fees.

AGE LIMITS: Contracting guests of the PM must be 25 years of age or older. The guest must have a State Drivers License or other acceptable ID at check-in. The PM reserves the right to refuse service to anyone.

PET POLICY: Pets are only allowed in pet friendly properties. There will be a $10 per night, per pet, charge for all pets staying at pet friendly properties. The pets must be leashed at all times when at the beach or outside of the home. Violators will be asked to leave without a refund and security deposit forfeited.

PARKING: Guest agrees to use only the parking spaces provided for the property. Offending vehicles will be towed at your expense without notice. No RV’s, campers, trailers or boats are permitted at any of our properties. Violators will be asked to leave without a refund.

OCCUPANCY LIMITS: Occupancy limits are posted on our web site and confirmed at time of reservation. If guest exceeds the occupancy limits agreed upon at the time of the reservation, the guest will be asked to leave without a refund.

NEIGHBORS: Loud music or parties outside of the property after 10 PM is prohibited. Please respect your neighbors as you would in your own neighborhood. Violations of this rule could result in immediate eviction and loss of security deposit. Please observe speed limits at all times.

MISC. FEES: There will be a $50 charge for lock outs, extra keys or non-returned keys. Each guest will be provided 2 keys per property at Check-in. If you leave an item behind, we will mail it to your for a $25 charge plus postage. A $500 fine will be levied for smoking in a non-smoking property, no exceptions. Guests are welcome to smoke on the patios or decks outside. If the property is unusually dirty, the guest will be charged a $30 per hour cleaning fee, charged to your charge card.


LIABILITY: Unless caused by the home owner, owner is not responsible for personal injuries or property damage caused to renter or renter’s guests or their property. The PM is not responsible for injuries to renter or renter’s guests or their property for unforeseeable or dangerous use of the property. Renter agrees to indemnify the PM and hold harmless in the event of legal action against owners arising from renter’s use of the property or injuries that occur on the property that are not the fault of the PM.

RENTER agrees to accept responsibility for all damage caused by renter or renter’s guests. Renter will be charged replacement cost for any broken or missing items on the property, any additional cleaning fees and any costs of repair. The PM is not responsible for renters’ or renters’ guest’s personal property.

Representatives for the PM have the express right to enter the properties at any time, with or without the guest’s consent to inspect the property or perform routine maintenance. The PM will make attempt to notify the renter if this should occur.

Venue for any dispute arising out of this agreement or the rental period will lie exclusively in Nueces County, Texas. Should any legal action by owners become necessary to enforce this agreement, Renter agrees to pay all legal fees incurred by the PM, including costs and expenses.

Port A Family Vacation My family and I really enjoyed our stay at Jack's Place VW7. The check-in process was easy and convenient. Port Aransas Escapes was able to work with us on additional parking, which was great! The place was very clean and in good condition. I would definitely recommend this property to a friend!

Jacks place House layout and cleanliness very good. Tv’s upstairs wouldn’t work but they came and fixed them very quickly. Dishwasher was broken when we got there and never repaired. For our use it was close enough to the beach since we drive anyway. Would rent this one against.

Great Time at Jack’s Place Our group was two families with 7 total guests. My husband and I took the downstairs king suite and the other family of 5 took the upstairs rooms. Ever room has a bathroom. The house is very nice and very comfortable. There is a nice set if stackable Whirlpool W/D. They worked well. We loved the large leather sectional. The community has 2 pools. Location of Jack’s place is very convenient to beach access roads and the heart of Port A. One note: the downstairs bath has a small shower stall. My husband is 6’6” and it was a tight squeeze for him.

Gorgeous House! We stayed at Jack’s VW7 for three nights with 2 other couples and 8 kiddos. The rooms and layout of the house were perfect for us. The adults really enjoyed hanging out on the balcony at night. The decor and little touches make this place a 10 in my books. We will definitely book this house again.

Wonderful beach house! We loved our stay with this home! Great layout, clean, and good location. Just a short 3 minute drive to the beach and 1 minute walk to the pool. Pool was small but just what we needed. The house didn’t come with a lot of towels, so either be prepared to do laundry if you’re staying long or bring some extras. House had everything we needed! Comfortable place to be when we weren’t at the beach!

Multi-generational family vacation Jack's Place was absolutely perfect for our family vacation. The kitchen and bathrooms were well appointed and we cooked most of our meals at the house. We rented a golf cart right across the street and either drove or walked the few blocks to the beach. Every room had a bathroom. The beds and sofa were comfortable, the table was plenty big for our party of 8. We will definitely rent here again next year.

Nice house Very nice house in a great location. Plenty of room for 4 couples plus a couple of dogs. The only issue we had was the refrigerator was not working on the first day and we had to keep everything in ice chests overnight until we could get service. They were prompt in attending to it and by the time we came in from the beach it was fixed. It was an inconvenience though. Everything else was great and as advertised.

Jack's Place Rocks! We spent Labor Day Weekend 2018 at Jack's Place. It was a reunion of college friends that we dubbed "The Big Chill". The home was absolutely spectacular! It was our first stay here, but it certainly will not be the last. Very spacious, beautifully decorated, and the deck was a perfect spot to spend our evening laughing and listening to our "old school' tunes.

Jack's VW is PURE PERFECTION! To say that my entire family was pleased is an understatement! Jack's VW is well appointed, comfortable and spacious. Our family of 10 fit perfectly. My concern when booking is that there was not a beach or ocean view (not a problem since the beach was SO close). Within seconds of walking in, it was not even a concern. My grandkids and kids asked immediately if we could plan next year's trip in the same house. We were so happy in this home, we didn't want to leave! I could, without a doubt, live in this house. It was the first time ever spending more time in a vacation home than on the beach. The bedrooms are perfectly sized to not waste space, yet they feel large. In my opinion, the beds are so comfortable, they are quite similar the famous "Four Seasons Hotel" beds. My back pain was completely gone while staying here (sadly, it returned when I got home). The living, dining, kitchen combo were so large and spacious, we loved just hanging out together. And a huge "shout out" to Port A Escapes! We always rent from them because because they provide excellent customer service and their vacation properties are always SPOTLESS. I can promise you, if you rent this property, you WILL BE SPOILED! You will not want to stay anywhere else, I'm sure of it. Can't wait to plan our next trip!

Awesome Spot! We had such a good time! This place is incredible. It feels like the place is brand new. We loved hanging out on the deck in the evenings with a glass of wine. All of the furnishings a first class. The owner did not go cheap. We used the Golf Cart Rental place directly across the street which really gave us the feel of living the Island life! I have not been to Port "A" in over 20 years and was extremely impressed with the beach. It was very clean. Plus we went at spring break and the part of the beach closest to the house was more of a family section. It was perfect for us with kids. We did not have to deal with all of the Spring Break students.<br/><br/>We will definitely go back to Jacks VW7! HIGHLY RECOMMENDED!

Two thumbs up for Jack's VW7 This house was PERFECT for our family vacation. The set up was great so we could all eat around the table together and the HUGE couch was nice for the family room. We had 3 toddlers with us and there was plenty of room to run around and play. Kitchen had everything we needed and it was nice to have a bathroom in every room. The best part was the upstairs deck with the rocking chairs. We LOVED our stay and will be back next summer in the same house!

Awesome Jacks is an awesome rental! Beautiful home. Spotless! Well equipped kitchen. 5 minute drive to the beach. Neighborhood pool 1/2 block from the house. Washer/dryer for all those swimsuits. Loved the great 2nd floor balcony with rockers - evenings sitting out there with family was so nice. Charcoal grills for grilling dinner. Large dining table for family meals. Perfect house for our family trip. I will definitely rent this home again and highly recommend this rental. Port A Escapes personnel could not have been more friendly, responsive, and helpful. Great Beach House This was our first visit to Port A. so we really didn't know what to expect. The house was beautiful, well equipped and spotlessly clean. A short hop to the beach as well. management company was very responsive to any issue(we needed grill equipment and they were there within the hour). The house was also pet friendly which made it even more appealing. I would recommend w/o hesitation.

Easter in Port A Weather was perfect.... House was well appointed nicely decorated...colors were soothing &relaxing. Flow of house was perfect for 8 people....Beds were comfortable...house clean...huge TV....great.....only negatives were too close to a busy road ...and kitchen could have had better skillets i.e. Nonstick

Great place = a great stay We had an awesome time at jacks. We stayed the first weekend in May and had 9 in our group. We had the right amount of room for all of us and never felt cramped. My only complaints are minor. I wish the neighborhood had a path to the beach (maybe they did I just didn't see it) but it wasn't too bad since we rented a golf cart. Another issue was the garage did not have a door connecting to the house,but again this did not cause an issue. There was an issue also with the bushes being overgrown on the walkway into the house, but the property manager took care of this as soon as I called. I really enjoyed the layout of the house and the location of the house in the property was perfect for parking large groups. All furniture and fixtures were really nice and higher end.

We loved the deck! Jack's VW7 was the perfect house for our family's vacation this summer. There was plenty of room for us all to be together but we still had plenty of privacy as well. The bedrooms each had their own private bath so that was a huge plus. The deck was perfect and catching the sunset was incredible. There is not a walkway directly to the beach ( which I previously misunderstood ) however it is literally a few minutes away.

Family Vacay 2017 After spending our vacation time in your home, we as a family will never do the hotel thing again as it is way to impersonal. <br/>My only conern was the lack of cleanliness. When we got to the house, the bedroom that connected to the bunk bed room had a peanut butter cup packaging on the nightstand loaded with dust. When we were packing up to leave, looking under the sofa to make sure grandbabies did not have any toys that rolled under we found it to be filthy under the sofa.
