Rental Agreement

This rental agreement constitutes a contractual agreement between the guest and The Property Manager, hereinafter called PM. In consideration of this mutual agreement, the PM will provide use of property and guest will pay rent in the amount of $_______________ p/n for the period from _______________ to _________________, 200

RESERVATIONS: Receipt of 25% of the total reservation is required to hold a reservation. The final balance is due 14 days prior to arrival.

CHECK-IN/OUT: You may check-in after 4PM at 1900 St. Hwy. 361, our office will be open from 9-5 Monday-Saturday and Sunday 10-4. If you will be arriving after hours, please call our office to make arrangements to pick up your keys. Check out time is 11 AM. You may arrange for an early check-in and/or late check-out, if available, for a fee of $50.

CANCELLATION POLICY: Cancellation more than 14 days prior to check-in will result in a $50 service charge and a return of the balance of the security deposit. Cancellation less than 14 days prior to check-in will result in forfeiture of the total amount of the reservation. We recommend that the guest purchase CSA Travel Protection. There are no refunds for early departures.

PAYMENT: Visa, MasterCard, Discover, cash or checks are accepted. A valid credit card is required if paying cash. Make checks payable to the Property Manager. Rates quoted do not include applicable lodging tax of 13%, $50 Accidental Damage Waiver fee, pet fees, cleaning fees, early arrival fees or late departure fees.

AGE LIMITS: Contracting guests of the PM must be 25 years of age or older. The guest must have a State Drivers License or other acceptable ID at check-in. The PM reserves the right to refuse service to anyone.

PET POLICY: Pets are only allowed in pet friendly properties. There will be a $10 per night, per pet, charge for all pets staying at pet friendly properties. The pets must be leashed at all times when at the beach or outside of the home. Violators will be asked to leave without a refund and security deposit forfeited.

PARKING: Guest agrees to use only the parking spaces provided for the property. Offending vehicles will be towed at your expense without notice. No RV’s, campers, trailers or boats are permitted at any of our properties. Violators will be asked to leave without a refund.

OCCUPANCY LIMITS: Occupancy limits are posted on our web site and confirmed at time of reservation. If guest exceeds the occupancy limits agreed upon at the time of the reservation, the guest will be asked to leave without a refund.

NEIGHBORS: Loud music or parties outside of the property after 10 PM is prohibited. Please respect your neighbors as you would in your own neighborhood. Violations of this rule could result in immediate eviction and loss of security deposit. Please observe speed limits at all times.

MISC. FEES: There will be a $50 charge for lock outs, extra keys or non-returned keys. Each guest will be provided 2 keys per property at Check-in. If you leave an item behind, we will mail it to your for a $25 charge plus postage. A $500 fine will be levied for smoking in a non-smoking property, no exceptions. Guests are welcome to smoke on the patios or decks outside. If the property is unusually dirty, the guest will be charged a $30 per hour cleaning fee, charged to your charge card.


LIABILITY: Unless caused by the home owner, owner is not responsible for personal injuries or property damage caused to renter or renter’s guests or their property. The PM is not responsible for injuries to renter or renter’s guests or their property for unforeseeable or dangerous use of the property. Renter agrees to indemnify the PM and hold harmless in the event of legal action against owners arising from renter’s use of the property or injuries that occur on the property that are not the fault of the PM.

RENTER agrees to accept responsibility for all damage caused by renter or renter’s guests. Renter will be charged replacement cost for any broken or missing items on the property, any additional cleaning fees and any costs of repair. The PM is not responsible for renters’ or renters’ guest’s personal property.

Representatives for the PM have the express right to enter the properties at any time, with or without the guest’s consent to inspect the property or perform routine maintenance. The PM will make attempt to notify the renter if this should occur.

Venue for any dispute arising out of this agreement or the rental period will lie exclusively in Nueces County, Texas. Should any legal action by owners become necessary to enforce this agreement, Renter agrees to pay all legal fees incurred by the PM, including costs and expenses.

Labor Day at Alister house It’s a very cozy house for 2-4 people. It was close to many of the resteraunt and to the marina. We loved being able to walk to the Crazy Cajun and t the ice cream resteraunt next door. Also the donut shop was only a block away. The grocery store was only about 10 blocks away. It had a small bbq pit but that’s all we needed. Everything we needed in the kitchen was provided, the only utensil we were lacking was a bbq tool to turn the steaks. We used a fork. It was a great weekend for us. Can’t wait to be back!

Hidden Treasure This house is absolutely beautiful inside. The outside is fine, but once you see the inside with it’s modern updates, you’re going to fall in love with it! The location is also ideal for walking to restaurants and golf cart rentals. The house has a washer and dryer and the bed is super comfortable!

Cozy House with a Modern Touch This house is impecable. The furniture, flooring, paint, kitchen and bathroom have all been very tastefully updated and our stay was Wonderfull. I recommend this house 100%. <br/>A recommandation to the owners is to have some patio furniture for both the front and back porches.... the existing patio chairs were in the lawn and chained to the shack in the back. We called the management company to request they unlock it and we never got a call back. Besides that, we loved the place.

Perfect weekend We had an excellent time, the newly renovated cottage was perfect, everything worked properly, the bed was super comfy, and it was super clean and fresh. Perfect for a couple or small family. Full kitchen, nice ample space, close to everything,all of the restaurants and night life, you can walk or golf cart everywhere you want to go.

Great location but terrible management We arrived on time the office was busy and they literally threw the keys at us. No details just asked if we knew where it was and we said we did and that was it. Arrived to find it was located in a good location in the town but right beside a parking lot and there was no blinds for the kitchen that looked out to the parking lot so we covered it with a towel. Hot water has a trick to get to work in the shower but we weren't told about it. Called maintenance and they had to come and tell us how it worked, found two mice running in the living room. When I called about the mice I was told they were dune mice and not to worry. Cute update for furnishings inside but will not stay there again. Really? Dune mice??

August 15-19, 2015 It was a lovely cottage! Reported problem with overgrown yard and stickers - yard mowed next day. Unable to access internet- had service call to reset, but no internet during our 4 day visit. Hot water would not not get hot in shower so lukewarm to cool showers. Disappointing that back deck and door could not be used and plants were dried out and stickers everywhere from major sticker problem that stuck to our shoes. We loved the comfortable bed and furnishings - it could have been perfect!! We loved it in spite of little issues and imagined ourselves coming back or buying such a place. I see the property is for sale and am very interested in knowing how often this property has rented this summer. Thanks for asking for feedback!

Really disappointed! I was so disappointed this weekend. The rental was beautiful, but the presence of a large rodent drove us to stay just one night. The droppings were very apparent in the morning and you could hear squeaking and movement in either the wall or the kitchen cabinets. I was afraid to open the cabinet. I used the rental agency app to report it and made a follow-up phone call and e-mailed after we returned. I never heard anything back.

Rain Out Great little get away for 2, I think it sleeps more but I booked it for me and my wife. We had a great time although we had rain, enough for flood warnings in Port A. Nothing wrong with a little indoor time. We enjoyed beach time and local eateries. We live north of San Antonio and come to the coast often. We always stay at a property managed Port A Escapes. All of our stays are great.

Quaint and comfortable Very quaint and clean. Great location. Close to everything in port A. Close to the boat dock which was important to us. Plenty of parking for the boat in a well lit area. Overall wonderful experience. Will definitely stay here again.

winter rental we stayed for the month of February 2014, while we understand this was a very unusally cold month, the house was extremely cold, especially in the bathroom which could not have had any insulation. the house is heated by a "room air conditioner/heater located in the living room. there is no other heat in the house. the rental office gave us a space heater which we moved from room to room as needed. at night I put it in the bathroom and some morinings the built in thermometer never got above 58 degrees. future renters during the winter should be warned about the potential for extremely cold rooms. The furniture in the living room was very uncomfortable. there were two "mamasan" chairs and one sleeper sofa. the chairs may be comfortable for younger renters but were very difficult for 67 year olds to get in and out of. the sofa felt like you were continually slipping off the front and hard on the back. the house needs a lot of deferred maintainence.

mini vacation review This little cottage is perfectly sized and located. We walked just about everywhere and you have all food choices available as well as an IGA grocery store near by. Only complaint is the pull out couch bed. It should be burned as it was so uncomfortable we slept on the floor our 2nd and 3rd nights.

Broken couch bed not conducive to sleeping! For the most part the rental was great. The bed in the bedroom was super comfy. There was four of us, which was what the house says it can sleep. We unfolded the couch bed to find the majority of the coils holding the bed up had been broken/missing. It was very invonvenient, and we ended up nuyjng an air mattress so no one would have to sleep on the floor. When we checked out the management company said they would have the owner call me and I have not heard from either. The management company was accommodating for late arrivals, so that was nice.

Nice cottage in the middle of town! They stay was great! cottage is older and has window AC units that are more than powerful in 85 degree weather. Kitchen was suitable and stocked enough to cook dinner. Settled in the middle of town so you can walk easily to any of the restaurants. <br/><br/>If you go, I would highly recommend Beach & Station St Grill! The place is fantastic!

Very Cozy Escape This rental property is definitely a home away from home. The front porch is situated just right so you get the sea breeze, but you are always just out of reach of the sun. Great place to sit and have a few cold brews after a sunny day at the beach. <br/>The house was cool and ready to receive us when we got there due to someone's thoughtfulness to turn down the AC in advance. The cottage was perfect for my wife and myself and very clean. The bed was comfortable and inviting. The kitchen was well equipped even though we did not use it that much. We will be returning to this cabin again. Everything inside was clean and fresh with no strange odors, which means a lot to a property, especially on the coast. All in all we had a fantastic stay.

Our Christmas Getaway This is the second time we have stayed at <br/>Tranqil Tide 201A and it was a nearly perfect respite from the Christmas hustle and bustle. The rennovations that have been made to this intiimate home away from home motivated us to make our next reservations before we had been there an hour.<br/>There are no perfect views from our windows, but we never lose the feeling that we are at the coast. The beach is a short walk and an even shorter drive. OUr favorite restaraunts are nearbye and if I get the undeniable urge to buy a new Port A T-shirt, shopping is not far away.<br/>According to a note left behind by the owners, this is a work in progress. I look forward to our next visit to see that you can imporove on perfection. I hesitate to write this review for fear the price will rise and there will be no days available when we want to come again.

Lovely cottage and great location We were very happy with the property. The tv was a bit small, and it would have been great to have one in the bedroom, but that was not a big deal. Only complaint would be that the refrigerator did not keep our drinks cold and, when we were loading our ice chests to go home, some of our food had mold on it, so we had to throw it out. Fridge needs to be either serviced or replaced.

At Home on Holiday My family thoroughly enjoyed our stay at Tranquil Tide. My mom and dad even stayed in one of the efficiency cottages right behind us. It was perfect. I have very high standards when it comes to accomodations and this cottage was clean, well stocked and very comfortable for my husband, our two teenagers and me. We usually stay on the beach, but enjoyed staying in town, enjoying all that it has to offer and making daily trips to the beach. It worked well for us. We will be back!!!

Cute Port A Cottage The cottage was very comfortable, clean, and close to everything. We enjoyed our stay in spite of the extra cold weather we had for a short period of time. Port A is truly the Texas Riviera! My partner,her sis and I had the good fortune to stay here for a much needed and well deserved four day vacation. We have always gone to Bolivar, Galveston or Surfside to enjoy the beach in the past, but have decided that Port A is our new get-a-way destination. The town is small and friendly and we had everything we could possibly need there. Tranquil Tide is the sweetest little place with a really comfy bed, great natural light,convenient to the beach, shops and restaurants and very nicely decorated. It was so nice to come back to a cozy house instead of a hotel or condo!

Perfect cottage getaway We went down for the Sandcastle fest. The cottage was perfect! Completely remodeled and fully loaded! It has a dishwasher and a full size washer and drier, which was perfect for getting all of the sand out of the clothes before we brought them home. There are plenty of great restaurants and a nice cafe and bakery right across the street. Quiet location, just wish is was a little closer to the fest but we would definitely stay there again!

Roomy & Comfortable This was a great spot - walking distance to the ferry landing and several restaurants. We were really impressed with how clean the place was. Large bedroom & bath. But don't believe the bath faucet - we thought we didn't have hot water, only to discover the hot and cold were reversed!! Everything else was perfect.

Much better the 1st time This was our second stay this summer, in this house, and it could have been much better. A full night of sleep was tough to acomplish because the AC kept turning off and on; never did get cool enough at night. We didnt spend much of the stay at the house. Had to kill a couple roaches. Outside light out; not a big deal but paved walkway to door is cracked and unleveled so tripping and stumbling in the dark was a major pain.Shower curtain moldy.

Weekend in Tranquil Tide 201A Cottage We had a wonderful stay this past weekend. The inside of the cottage was spotless, and the location was perfect...near to everything! The air conditioner in the bedroom kept the temp icy cold, which felt great after coming in from the beach. The property<br/> management people (Patrick in particular) were friendly and helpful. These were the only disappointments: The couch wasn't too comfortable (front of frame was sticking up into our legs when we sat), something had rotted in the garbage disposal (we cleaned<br/> it out by running soap and ice cubes through), and the air conditioner in the living area was too small to cool off the den and the kitchen. We had to have the property management company call in an air conditioning man our first night there, and he said the<br/> temp in that room measured 79...way too hot to sit in the den. That window unit needs to be replaced. Otherwise, we had a fabulous time and would love to stay there again. :)

Great little place - Would stay again! Place was very clean with plenty of light. Advertised 4 could sleep here, but it's more like 3 adults, which is luckily what we had. Bed is a king and then there is a pull out sofa bed in the living room. One bathroom, but it's large. Very convenient walking<br/> to bars &amp; restaurants in the evenings although you have to drive to the beach. Overall, quite happy and would stay there again under similar circumstances.

Yellow Cottage I recently stayed two nights at the yellow cottage in Port Aransas. I thought the cottage was in a great location, close to everything. Very charming and clean. It had tons of kitchen utensils if needed which was nice and a comfy bed. <br/><br/>My main complaint was that I felt the fees are too high and it felt like the management would fine us for anything. I mean "$50 if we don't take out the trash when we leave and roll it to the curb" yet we are charged a $45 clean up fee as well. Use the blue towel to wipe makeup or you'll be charged for stained towels. The long check out list that we had to follow. I get that we are expected to keep the place clean which isn't a problem but I felt it was a tad excessive. I just don't like worrying that I'm going to get a fee for any little thing or like I'm leaving my parents house with a long list of rules. I've rented many rental houses and that was the most excessive of the lists. <br/><br/>But overall, I think the cottage is great and in a great location.

Perfect Vacation Location We were very happy with our little vacation "home". From the outside, it looks very small, but inside is very roomy and open. It was furnished with everything we needed, and more. Our only disappointment was the couch and internet. It is very uncomfortable to sit on and we were fortunate to have brought along an air mattres, as the couch mattress was not fit for anyone to sleep on. We were not able to connect with wifi the whole time we were there. It requires a password, which is not available to guests, yet we were told that it was not required. Otherwise, this is a wonderful place to stay and the management company was very helpful throughout our experience.

Labor Day Weekend Stay Good overall, there were a few minor negatives. The propped open bathroom door starts be a pain after a while, but i know, its an old house. There were a few dead roaches under the bed and under the living room end table. The bedroom just doesn't seem to get cool enough and an iPod player or something for music would be a good addition. But still overall a good stay.. thanks !

Perfect Getaway for Two! We enjoyed ringing in the New Year at the beach! This place was clean, nice and comfortable for two people. With highs in the low 30's while we were there, the heater ran the entire time and we still bundled up, but that is to be expected from such an old house. Cutest cottage in Port A! We stayed at Tranquil Tide for Christmas Eve and Christmas Day and it was the perfect getaway location to send the holiday. We live 20 minutes away in Corus Christi but with our grown children scattered we try to find neat places to spend our holidays. This was just perfect! We cooked in both days because all the restaurants were closed so the BBQ came in handy. We wee just a short drive to the beach and enjoyed it not being crowded this time of year. We also enjoyed walking the neighborhood and visiting with the neighborhood winter Texans. This is a great place to stay in Port A and you can guarantee, we shall return!

Perfect Port Aransas Get-Away Cottage The house was in a perfect location, within walking distance from restaurants, shops, and bars. The beach was a quick 5 minute drive. The place was clean, very charming, the perfect size for four ladies on vacation. We all loved it!

Great family fun The cottage has been renovated.. and is it cute!!! Oh my!! It was stocked with everything we needed for cooking and sleeping. Everything was VERY clean,neat and very spacious. We took our boat and were able to keep it hooked up to the truck and park next to the house without worring about damage/theft. The staff at Port A Escapes was very nice, helpful and flexible.<br/>Only thing negative was that there was no garden, only a wide open yard next to a parking lot. It would have been nice to sit outside in some chairs with at least some privacy. Overall, all four of us(2 adults 2 kids both under 3 years old) had a great time and will rent it again!!

Port Aransas Getaway This was great! The condo was beautiful, decorated with very good taste, and priced very good. The location is in the heart of all the good restaurants, and about 2 minutes to the beach. My wife and I just really enjoyed our vacation, and we were so impressed with the condo, that it just really topped it off.

Great little get away for 2, I think it sleeps more but I booked it for me and my wife. We had a great time although we had rain, enough for flood warnings in Port A. Nothing wrong with a little indoor time. We enjoyed beach time and local eateries. We live north of San Antonio and come to the coast often. We always stay at a property managed Port A Escapes. All of our stays are great.

Very quaint and clean. Great location. Close to everything in port A. Close to the boat dock which was important to us. Plenty of parking for the boat in a well lit area. Overall wonderful experience. Will definitely stay here again.

This little cottage is perfectly sized and located. We walked just about everywhere and you have all food choices available as well as an IGA grocery store near by. Only complaint is the pull out couch bed. It should be burned as it was so uncomfortable we slept on the floor our 2nd and 3rd nights.

This home is very spacious for 2. Comfortable bed. Privacy even though there are rentals behind the house. Prefect location to every thing. Walking distance to to eateries & beach, for those who are able. Rental co provided golfcart rental waiting for us at check in. Loved the nice size kitchen & fridge. We will definitely return.

This is the second time we have stayed at <br/>Tranqil Tide 201A and it was a nearly perfect respite from the Christmas hustle and bustle. The rennovations that have been made to this intiimate home away from home motivated us to make our next reservations before we had been there an hour.<br/>There are no perfect views from our windows, but we never lose the feeling that we are at the coast. The beach is a short walk and an even shorter drive. OUr favorite restaraunts are nearbye and if I get the undeniable urge to buy a new Port A T-shirt, shopping is not far away.<br/>According to a note left behind by the owners, this is a work in progress. I look forward to our next visit to see that you can imporove on perfection. I hesitate to write this review for fear the price will rise and there will be no days available when we want to come again.

We were very happy with the property. The tv was a bit small, and it would have been great to have one in the bedroom, but that was not a big deal. Only complaint would be that the refrigerator did not keep our drinks cold and, when we were loading our ice chests to go home, some of our food had mold on it, so we had to throw it out. Fridge needs to be either serviced or replaced.

We arrived on time the office was busy and they literally threw the keys at us. No details just asked if we knew where it was and we said we did and that was it. Arrived to find it was located in a good location in the town but right beside a parking lot and there was no blinds for the kitchen that looked out to the parking lot so we covered it with a towel. Hot water has a trick to get to work in the shower but we weren't told about it. Called maintenance and they had to come and tell us how it worked, found two mice running in the living room. When I called about the mice I was told they were dune mice and not to worry. Cute update for furnishings inside but will not stay there again. Really? Dune mice??

It was a lovely cottage! Reported problem with overgrown yard and stickers - yard mowed next day. Unable to access internet- had service call to reset, but no internet during our 4 day visit. Hot water would not not get hot in shower so lukewarm to cool showers. Disappointing that back deck and door could not be used and plants were dried out and stickers everywhere from major sticker problem that stuck to our shoes. We loved the comfortable bed and furnishings - it could have been perfect!! We loved it in spite of little issues and imagined ourselves coming back or buying such a place. I see the property is for sale and am very interested in knowing how often this property has rented this summer. Thanks for asking for feedback!

I was so disappointed this weekend. The rental was beautiful, but the presence of a large rodent drove us to stay just one night. The droppings were very apparent in the morning and you could hear squeaking and movement in either the wall or the kitchen cabinets. I was afraid to open the cabinet. I used the rental agency app to report it and made a follow-up phone call and e-mailed after we returned. I never heard anything back.

we stayed for the month of February 2014, while we understand this was a very unusally cold month, the house was extremely cold, especially in the bathroom which could not have had any insulation. the house is heated by a "room air conditioner/heater located in the living room. there is no other heat in the house. the rental office gave us a space heater which we moved from room to room as needed. at night I put it in the bathroom and some morinings the built in thermometer never got above 58 degrees. future renters during the winter should be warned about the potential for extremely cold rooms. The furniture in the living room was very uncomfortable. there were two "mamasan" chairs and one sleeper sofa. the chairs may be comfortable for younger renters but were very difficult for 67 year olds to get in and out of. the sofa felt like you were continually slipping off the front and hard on the back. the house needs a lot of deferred maintainence.

For the most part the rental was great. The bed in the bedroom was super comfy. There was four of us, which was what the house says it can sleep. We unfolded the couch bed to find the majority of the coils holding the bed up had been broken/missing. It was very invonvenient, and we ended up nuyjng an air mattress so no one would have to sleep on the floor. When we checked out the management company said they would have the owner call me and I have not heard from either. The management company was accommodating for late arrivals, so that was nice.

The unit was perfect for my family. It was very clean, all appliances worked good, rate was reasonable, and most of all, the location was the best. The unit is located very close to beach, fisherman wharf, and grocery store.

They stay was great! cottage is older and has window AC units that are more than powerful in 85 degree weather. Kitchen was suitable and stocked enough to cook dinner. Settled in the middle of town so you can walk easily to any of the restaurants. <br/><br/>If you go, I would highly recommend Beach & Station St Grill! The place is fantastic!

My first time to Port A and staying in 201A little house cottage was the best! My husband and I loved it! Everything in the house was made available to us! The location was great! This rental property is definitely a home away from home. The front porch is situated just right so you get the sea breeze, but you are always just out of reach of the sun. Great place to sit and have a few cold brews after a sunny day at the beach. <br/>The house was cool and ready to receive us when we got there due to someone's thoughtfulness to turn down the AC in advance. The cottage was perfect for my wife and myself and very clean. The bed was comfortable and inviting. The kitchen was well equipped even though we did not use it that much. We will be returning to this cabin again. Everything inside was clean and fresh with no strange odors, which means a lot to a property, especially on the coast. All in all we had a fantastic stay.

My family thoroughly enjoyed our stay at Tranquil Tide. My mom and dad even stayed in one of the efficiency cottages right behind us. It was perfect. I have very high standards when it comes to accomodations and this cottage was clean, well stocked and very comfortable for my husband, our two teenagers and me. We usually stay on the beach, but enjoyed staying in town, enjoying all that it has to offer and making daily trips to the beach. It worked well for us. We will be back!!!

The cottage was very comfortable, clean, and close to everything. We enjoyed our stay in spite of the extra cold weather we had for a short period of time. The house was not set up for the extreme cold weather. The staff at the rental management company were super nice and helpful.

My partner,her sis and I had the good fortune to stay here for a much needed and well deserved four day vacation. We have always gone to Bolivar, Galveston or Surfside to enjoy the beach in the past, but have decided that Port A is our new get-a-way destination. The town is small and friendly and we had everything we could possibly need there. Tranquil Tide is the sweetest little place with a really comfy bed, great natural light,convenient to the beach, shops and restaurants and very nicely decorated. It was so nice to come back to a cozy house instead of a hotel or condo!

We went down for the Sandcastle fest. The cottage was perfect! Completely remodeled and fully loaded! It has a dishwasher and a full size washer and drier, which was perfect for getting all of the sand out of the clothes before we brought them home. There are plenty of great restaurants and a nice cafe and bakery right across the street. Quiet location, just wish is was a little closer to the fest but we would definitely stay there again!

This was a great spot - walking distance to the ferry landing and several restaurants. We were really impressed with how clean the place was. Large bedroom & bath. But don't believe the bath faucet - we thought we didn't have hot water, only to discover the hot and cold were reversed!! Everything else was perfect.

The A/C unit went out which Donna quickly helped and ultimately replaced for us. There is a bit of a roach problem. Saw a couple in the bathroom and some droppings in the silverware tray.

This was our second stay this summer, in this house, and it could have been much better. A full night of sleep was tough to acomplish because the AC kept turning off and on; never did get cool enough at night. We didnt spend much of the stay at the house. Had to kill a couple roaches. Outside light out; not a big deal but paved walkway to door is cracked and unleveled so tripping and stumbling in the dark was a major pain.Shower curtain moldy.

We had a wonderful stay this past weekend. The inside of the cottage was spotless, and the location was perfect...near to everything! The air conditioner in the bedroom kept the temp icy cold, which felt great after coming in from the beach. The property<br/> management people (Patrick in particular) were friendly and helpful. These were the only disappointments: The couch wasn't too comfortable (front of frame was sticking up into our legs when we sat), something had rotted in the garbage disposal (we cleaned<br/> it out by running soap and ice cubes through), and the air conditioner in the living area was too small to cool off the den and the kitchen. We had to have the property management company call in an air conditioning man our first night there, and he said the<br/> temp in that room measured 79...way too hot to sit in the den. That window unit needs to be replaced. Otherwise, we had a fabulous time and would love to stay there again. :)

Place was very clean with plenty of light. Advertised 4 could sleep here, but it's more like 3 adults, which is luckily what we had. Bed is a king and then there is a pull out sofa bed in the living room. One bathroom, but it's large. Very convenient walking<br/> to bars &amp; restaurants in the evenings although you have to drive to the beach. Overall, quite happy and would stay there again under similar circumstances.

I recently stayed two nights at the yellow cottage in Port Aransas. I thought the cottage was in a great location, close to everything. Very charming and clean. It had tons of kitchen utensils if needed which was nice and a comfy bed. <br/><br/>My main complaint was that I felt the fees are too high and it felt like the management would fine us for anything. I mean "$50 if we don't take out the trash when we leave and roll it to the curb" yet we are charged a $45 clean up fee as well. Use the blue towel to wipe makeup or you'll be charged for stained towels. The long check out list that we had to follow. I get that we are expected to keep the place clean which isn't a problem but I felt it was a tad excessive. I just don't like worrying that I'm going to get a fee for any little thing or like I'm leaving my parents house with a long list of rules. I've rented many rental houses and that was the most excessive of the lists. <br/><br/>But overall, I think the cottage is great and in a great location.
