Rental Agreement

This rental agreement constitutes a contractual agreement between the guest and The Property Manager, hereinafter called PM. In consideration of this mutual agreement, the PM will provide use of property and guest will pay rent in the amount of $_______________ p/n for the period from _______________ to _________________, 200

RESERVATIONS: Receipt of 25% of the total reservation is required to hold a reservation. The final balance is due 14 days prior to arrival.

CHECK-IN/OUT: You may check-in after 4PM at 1900 St. Hwy. 361, our office will be open from 9-5 Monday-Saturday and Sunday 10-4. If you will be arriving after hours, please call our office to make arrangements to pick up your keys. Check out time is 11 AM. You may arrange for an early check-in and/or late check-out, if available, for a fee of $50.

CANCELLATION POLICY: Cancellation more than 14 days prior to check-in will result in a $50 service charge and a return of the balance of the security deposit. Cancellation less than 14 days prior to check-in will result in forfeiture of the total amount of the reservation. We recommend that the guest purchase CSA Travel Protection. There are no refunds for early departures.

PAYMENT: Visa, MasterCard, Discover, cash or checks are accepted. A valid credit card is required if paying cash. Make checks payable to the Property Manager. Rates quoted do not include applicable lodging tax of 13%, $50 Accidental Damage Waiver fee, pet fees, cleaning fees, early arrival fees or late departure fees.

AGE LIMITS: Contracting guests of the PM must be 25 years of age or older. The guest must have a State Drivers License or other acceptable ID at check-in. The PM reserves the right to refuse service to anyone.

PET POLICY: Pets are only allowed in pet friendly properties. There will be a $10 per night, per pet, charge for all pets staying at pet friendly properties. The pets must be leashed at all times when at the beach or outside of the home. Violators will be asked to leave without a refund and security deposit forfeited.

PARKING: Guest agrees to use only the parking spaces provided for the property. Offending vehicles will be towed at your expense without notice. No RV’s, campers, trailers or boats are permitted at any of our properties. Violators will be asked to leave without a refund.

OCCUPANCY LIMITS: Occupancy limits are posted on our web site and confirmed at time of reservation. If guest exceeds the occupancy limits agreed upon at the time of the reservation, the guest will be asked to leave without a refund.

NEIGHBORS: Loud music or parties outside of the property after 10 PM is prohibited. Please respect your neighbors as you would in your own neighborhood. Violations of this rule could result in immediate eviction and loss of security deposit. Please observe speed limits at all times.

MISC. FEES: There will be a $50 charge for lock outs, extra keys or non-returned keys. Each guest will be provided 2 keys per property at Check-in. If you leave an item behind, we will mail it to your for a $25 charge plus postage. A $500 fine will be levied for smoking in a non-smoking property, no exceptions. Guests are welcome to smoke on the patios or decks outside. If the property is unusually dirty, the guest will be charged a $30 per hour cleaning fee, charged to your charge card.


LIABILITY: Unless caused by the home owner, owner is not responsible for personal injuries or property damage caused to renter or renter’s guests or their property. The PM is not responsible for injuries to renter or renter’s guests or their property for unforeseeable or dangerous use of the property. Renter agrees to indemnify the PM and hold harmless in the event of legal action against owners arising from renter’s use of the property or injuries that occur on the property that are not the fault of the PM.

RENTER agrees to accept responsibility for all damage caused by renter or renter’s guests. Renter will be charged replacement cost for any broken or missing items on the property, any additional cleaning fees and any costs of repair. The PM is not responsible for renters’ or renters’ guest’s personal property.

Representatives for the PM have the express right to enter the properties at any time, with or without the guest’s consent to inspect the property or perform routine maintenance. The PM will make attempt to notify the renter if this should occur.

Venue for any dispute arising out of this agreement or the rental period will lie exclusively in Nueces County, Texas. Should any legal action by owners become necessary to enforce this agreement, Renter agrees to pay all legal fees incurred by the PM, including costs and expenses.

GREAT VACATION My Family. Son, Girlfriend, 2 kids and myself really enjoyed the property. From the short walk to the beach, the entertainment day and night on the major street only 2 minutes away, to the nice restaurants. All in great locations. The property itself we enjoyed the swimming pool. My grandkids saying over and over "We Don't Want To Go Back To Austin".<br/>We Loved the room, nice and clean. Great Views but . . . The property site and other buildings are well maintained. The pool and community areas are well kept, clean and well landscaped. The community is quiet and located close to town. The large balcony on our unit has a great view.<br/> However, inside the unit has most likely not been updated since the 70s. The light fixtures are outdated flourescent bulbs with slow and harsh illumination. You can not use the ceiling fan without activating the harsh overhead light. <br/> The light fixtures in the bathrooms are rusted and hold the only outlet. We decided not to use that outlet.Both toilets do not flush well and are not secure so expect movement when you sit. Sink drains lack a stopper and both backup quickly. When the water drains a wift of sewer gas greets you. <br/> The wallpaper or veneer of the panelling in the bathroom has been stapled to close the peeling. <br/> The kitchen does have good appliances and is evenly stocked. We couldn't get the door to the balcony to lock.<br/> This unit's site is great. We spent most of our time outside. However, the interior could use updating. Fortunately, we have found better places for our fall, winter and future stays.

Serene Seashell 508 BH Our winter vacation to Port Aransas was a wonderful time despite the weather. The staff at Port Aransas Escapes was very helpful when assistance was needed to fix the stovetop. The dishwasher was not cleaning dishware properly; it left black residue and spindles were broken/rusted. Door lock was not secure or strong enough. View from balcony was terrific. The unit was cleaned as best it could be with dated fixtures' condition. Second bathroom floor has tile that needs to be replaced. It was overall comfortable just has dated furnishings and in need of a little tlc. Beds' mattresses were comfortable. We did love the artwork, though and the location. I recommend Beach Head and Port Aransas Escapes, just not this particular unit.

Port A Vacay The condo was clean and ready to go when we arrived in Port A. We had a little bit of an issue finding the unit, so a map would have helped. The view from our balcony was outstanding. Port A Escapes is very responsive, which I appreciate. The property seems to be recovering nicely from Hurricane Harvey.

PORTA VACATION STAY. GREAT STAY.I WOULD HIGHLY RECOMMEND THIS PROPERTY TO ANYONE FOR A VACATION STAY.VERY SATISFIED.#5 PPROPERTY CONDITION #5 PROPERTY LOCATION #5 POPERTY CLEANLINES PROPERTY MANAGEMENT #5 WE HAD A WONDERFUL VIEW OF THE BEACH FROM OUR BALCONY.THE ONLY DOWNSIDE WAS THERE IS NO ELEVATOR AND SINCE I HAVE ARTHRITIC KNEES IT WAS DIFFICULT TO CLIMB THE FLIGHTS OF STAIRS.OTHER THAN THAT GREAT PLACE.

Serene Seashell 508BH The property was older but well maintained for the most part. The view could have been slightly better and regulations regarding unsupervised children in the courtyard, playground, and pool areas need to be implemented. Also, large partys would gather on the boardwalk blocking the walkway to and from the Complex to the Beach. Very annoying since they made no attempt to move and we had to step off the boardwalk into the dunes and grasses to get past. Overall, the condo itself was really nice. I especially liked the layout of the living room area. I LOVED the APP that allowed easy communication and information transfer. The APP made our stay so much more convenient. As a frequent visitor to Port Aransas, I will definitely look into other Port A Escapes rental Units.

508BH Condo needs a complete update from head to toe. Had to buy our own baking dish and glassware, was all plastic. TV was very low quality.<br/>Not good for extended stay maybe ok for very short term.

Great location. The island continues to clean up from Harvey and our unit was one of just a few that were available. Unit was clean, everything worked, we had a pleasant long weekend. Unit could use some renovation - not that anything was damaged, it’s just showing it’s age. Still, we’d rent the unit again the next time we visit Port A.

Being renovated but great location Tiles broken in pieces on the bathroom floors wear shoes. Pool being renovated, false advertisements. Real estate office lady for check in rude and obviously annoyed over the phone and in person, however when checking out the gentlemam very polite and friendly. Location excellent !!! Beach clean, condo clean.

great place No complaints. Right on the beach as described. Has a dvd player. Only thing wish I knew before is if you book with Port A Escapes you need to check in with them. Their location is very close but it would have saved time to know that beforehand. Check in and out was super quick. I appreciate that a lot.

Port A stay We had a great time, the Condo was nice, clean, the view was great. We enjoyed the swimming pool after the days on the beach. Shopping and great restaurents were close. All and all a great experience. Thank you we'll be back!

After So Many Years Since mid-80s, my family and friends have stayed many times at Beachhead, and this time might have been our last. 508 is not worth the amount charged, needs a lot of up-grading to merit the bill. The doors are off, a rusted chair was on the balcony, the remote control didn't have a backing and batteries fell out, the carpet is stained enough to give the place a 50s motel look, not one clothes hanger in place, small drops of grease on the stoves, and if I owned the place I would've changed the furniture several years ago. The location is too good for what 508 offers. Like I said, we have stayed there many times...and it's gotten (inside condo)old-looking--sadly. My family has fond memories of our visits ... but the value isn't there anymore, and we will no longer recommend to our friends. By the way, let the onsite manager check guests in...driving to the busy mainstreet over a mile away is making guests work--not an escape--and not leisure. Thank you for asking for my opinion.

Condo on the Beach #508 Staying at Beachhead has always been such a fun experience for our family. We have been staying here since 1988 or so and have never been disappointed and this year was no different. Staff on site was just as amiable as usual. What I would like to see is a layout for the of the complex on paper when we pick up our keys from Port Aransas EScapes. In the past, we could get that. Will definitely be back.

Location, Location, Location! Beach Head Condo - Nice! Overlooking the gulf, this condo had a nice breeze, while the other side of the condo was hot. All amenities worked just fine. Had to walk up 3 flights of stairs, but that was OK - a sacrifice for a great view and cool breeze. A tad outdated on furniture, but who cares? We were there to have a good time, and that we did! Nice pool, too. Very comfortable there. Would rent it again. Good price on this condo for the location. We could even scoot on our push-peds into town. Go for it!

Sand fest 2015 Location and view wonderful. The size of the unit was great. Location on Port A was great. Negatives: Both bathrooms need to be updated. Also the door locks would not lock; management company called a locksmith. The locks were oiled; but this really needs to be replaced. I would recommend Beachhead; maybe not this unit until updated.

Okay The 2 bedroom condo was okay nothing to brag about. The facility seemed musky but I guess the location does not help so I can't really complain too much, however the rains flooded the entire parking area up to one foot of water at room 508 so it was horrible having to wade in water every time you exited/entered your vehicle. For the price I believe the place should have been better maintained. They could have at least pumped out the water from the parking facilities once the rain stopped on Friday night, instead it was flooded until Sunday when I left.

Needs LOTS of upgrades Very disappointed with our stay and the management. We called multiple times to get access to wifi and no one got back to us. Dishwasher didn't work so we had to hand wash everything. Garbage disposal didn't work. Light in kitchen worked on and off. The outside patio light never worked. Master bedroom lights needed replacing. I left a complain to management and I never heard anything back. The extra sheets were NOT clean. The location is ideal and the beach access is great.

Labor Day Week-end. For the most part, it was nice. The flyer advised there were two covered parking spaces for each unit; but there was only one so had to keep switching vehicles out. One of the bathrooms had feces all around the toilet bowl when we arrived. We have stayed there before and overall, it was OK.

Beachhead Condos Unit 508 This unit seriously needs updating. The plumbing fixtures have passed their useful lives, showers don't drain very well, floor tiles in the bathrooms are coming up and partially missing, the flooring in the bedroom is carpeting and it's really, really stained and the unit has a musty smell. Luckily, not much time was spent indoors (at the beach) and the beds were good. If you do plan on spending some time indoors, this unit may not be the best choice for you.

Our 12 year stay Bev and I have vacationed in Port A Beachhead for the last 12 years and enjoyed it every year. We like Port A Escapes method of paying our monthly rent by Mastercard. As for Beachhead condo #508 the bathroom in the bedroom by the kitchen could use some upgrading.The sink is rusty and the faucets drip Brenda and Peter were very accomodating. great time! Once again we enjoyed our stay. The only comments I have are that the turntable didnt work in the microwave and the pots and pans, etc. need to be updated. The ceiling in the one bathroom looks like its about to fall down....the place need an overhaul but we always love staying at beachhead. Love the view!! I hope to be able to come up next summer and stay in the same unit as well. Thank you for a wonderful time~~!!

Pretty nice place but too expensive All minimum expectations were met with this property, and the unit was very clean. It definitely served it's purpose, but the kitchen was older and not well stocked with pots, pans, etc. and the bathrooms were tiny and the water pressure low, but there was always hot water. AC worked great and great view. Too expensive for the quality - much newer, nicer, more modern condos for less money in the area.

Wonderful Views This unit was in need of serious updating. The pots and pans in the kitchen were very used. The bathroom door and celing in the guest bathroom was in need of repair and/or replacement. The unit was however, very clean, the management company extremely<br/> accomodating and professional. The views from the balcony, amazing and made it all worth while. We found the beds to be very comfortable. I thought it was a bit pricey for an outdated unit, however it was Labor day weekend so we expected to pay more. Overall,<br/> enjoyed our stay very much. Would come back again.

Our First Stay at Beach Head Beach Head was recommended to us by a friend, but I would not recommend it because of the steep price. For the price, I would expect both bedrooms to have quality queen-sized beds. We are planning to return to Port Aransas with friends in November, but are not able to share this condo because of the twin beds. The carpet in our unit wasn't even installed, just layed upon the floor. The refrigerator wasn't working when we arrived, causing us to buy multiple bags of ice until it was working (24 hours later) and the internet service was not working, causing us to spend $20 for extra data. The most disappointing aspect of our visit was the lack of music playing devices (CD player, etc.) We would be interested to know more about your other properties for our future visits. Review of 508 Beachhead Condo We looked forward to our vacation to Port A, but were very, very disappointed in the lodging at Beachhead Condos. The condo rented looked as if no care to the place had been given ever. There was a musty smell, the carpet was in very bad shape, the kitchen stove was unusable do to the burners not sitting correctly so we could not even cook there. The cookware was scratched and the teflon pans were pitiful. The beds were terrible, we rolled into the middle of the bed. Box springs were shot as well in all of the beds. I will be contacting Groupon with this review as well. I would not recommend this place to anyone. We felt very much like we were taken advantage of. The place we rented was not what was described on the website. The unit was very substandard.

rm 508 should not be rented to anyone and is not the rm I reserve Old musty dirty fridge handles broken oven didn't work a couple of roaches in the kitchen balcony full of bird **** apt look like a storage 1 closet was full of sprays have pictures vacuum and old fan was left out I don't believe that rm.should have been rented please call me. Great Family Vacation!!! This was our third year to go to Port A we have enjoyed every year. We have stayed in a different room every year. We plan to go back next year and stay in the same place we like the location on Beachhead Condos and the access to the beach is great for us. <br/>Thank you look forward to seeing you again next year.

Best Beach Front Unit! This location was the absolute best we've stayed in at Beachhead because of it's top floor, closest location to the beach. It is easy access to the beach everyday and the boardwalk areas to get from there to the pool and back again were super convenient. The beds were very comfortable and we liked the open layout with the master bedroom being on the ocean view side. This location doesn't hear any noise at night from the neighboring complex or from either sides. Beachhead also has what we thought to be the least crowded section of the beach.<br/><br/>The only negatives we had were in the dated kitchen (which we were prepared for from the reviews), but to note are the following: the microwave plate doesn't spin so cooking is uneven, bring your own can opener, and the dishwasher racks have lost a lot of their coating in many places and rusted/broken off (but it works just fine). Even still, we adapted in our 9-day stay and will definitely select this unit again when we come back.

Disappointed from previous visits Renter beware. Do your research before booking. NO linen service. You must wash your own towels. On site assistance was cordial when you could finally get in contact with someone. Kitchen was poorly stocked for basic cooking needs and had not been cleaned in a while. Numerous visits to Beachhead in the past were wonderful, this time not so much. Location and views were very nice.

aa Description of unit is incorrect. 2nd Bedroom has two TWINS not two DOUBLES. Had bad experience with rental company. Had anticipated late arrival so had arranged for lockbox. Was on the ferry right before 5:00pm so called the rental company and asked if the lockbox was already in place or asked if I should pick up a key on the way to the unit. Was assured the lockbox was there. Arrive at the unit, five people trudge up two flights of stairs loaded with our weekend gear. NO LOCKBOX!!!!!!!!!!!!!!! Called the rental company and explained the situation (and how I had just called to ensure I'd be able to get in). I asked if they could bring the key over, which they said they could not do. Leave four people sitting outside unit and go to rental company. Walk in and 3 people are sitting around doing nothing -- Not my idea of customer service and not how I wanted to start my stay. That being said, the unit was very acceptable for the price.

good times, but, property needs upkeep We have stayed at Beachhead condos before, and have always had a great time. We had a wonderful time, as usual. However, we were disappointed in the condition of this particular unit. There were several issues in the area of general upkeep of the unit that needed attention. Peeling wallpaper in the bathroom repaired with staples! Rusty shower curtain rod, and tub also rusted and in need of fresh caulking. The pull out sofa in such bad condition it was useless. The unit was just not well kept by the owner. All things that would seem to be quick and easy fixes. I will stay at Beachhead again but will avoid this unit.

Condo 508 I loved the view from the balcony. The condo was clean and had all the necessities but was a bit out dated. We loved the walk on the boardwalk to the beach. We had a great time and would definitely stay there again.

3 Night Stay in 508 I REALLY wanted to like this particular condo more than I actually did. The location is excellent, the general property is very clean and orderly. However this unit really needs some LOVE. I have a great deal of experience with beach rentals and I know all of the ins & outs and I would definitely rent this again in a pinch. <br/><br/>But it is such a gorgeous location and I really wish the owners would come in and at least remove the carpet. That little touch would make a world of difference.<br/><br/>As other reviewers mentioned, the boardwalk is very close to this unit- very handy. The top floor is an advantage and the location of the master bedroom was perfect for me as I left the blinds open so I could be woken up by the sun streaming into the room and welcoming me to my new beach day.

2 months at Beachhead. Beachhead is a delightful condo resort with friendly & professional staff on the grounds. We enjoyed meeting and socializing with others in the resort. The unit we were in had a marvelous view but the interior left much to be desired. It is in dire need of upgrades including 1) lighting that works 2)properly functioning dishwasher, 3)proper sofa bed or other sleeping arrangement in living area 4)repair or replace the window frame & mechanism in master bedroom (it falls out when raised) 5) many small cosmetic upgrades to include regluing or replacing peeling wallpaper, etc. 6) the 2 story climb to the unit was a bit of a pain but was actually good for us.

May Visit! Great view! Needs basic updating! Paint, Caulking, deco, faucets in bathrooms and kitchen. There were no cushions on the metal slatted chairs. Need to upgrade to bar height chairs that don't need cushions so that you can see the view over the railing! Sofa is great! Over all nice basic place to stay!

Good, not great We stayed at the Serene Seashell last weekend, and it was pretty good overall. There was some misleading information on the website, however. For example, the website says one bedroom has a king-sized bed, but it was definitely a double-sized bed; not even a queen and far from a king. Besides this, it was fine for a weekend but if it were for longer I would suggest bringing more towels (there were only 4 even though the rental property can sleep 6) and a scrubbing sponge for pots & pans (the dishcloths did help very much). Overall, we enjoyed the stay and had a good time and I would suggest going through Port A Escapes for any Port A rental.

my stay at beachhead condo this is the third time to stay at beachhead, the last time being in 2000. was the same unit, so was getting a little old inside, hole in wall by kitchen, ceiling in one bathroom coming down, carpet not up to par, refrigerator old and noisy when running, knobs missing. overall though, we had a great stay and will probably be back next year.

you need to fix the lock on the private access, the code wasn't working and I had to walk around, the shower head was leaking and the drain in the bathroom was slow, for what I was charged I should have gotten a $50 refund.

508BH The new office staff was exceptionally helpful in all encounters. My only complaint that they were already concerned about was the noisy external air compressor unit. It made the balcony uncomfortable.<br/><br/>I will be back again. This was my 5th or 5th stay over the last dozen years.

Graduation The only issue was I am disabled and I didn't realize it was on the third floor. If I would have known I would have requested a ground floor unit. As a result once I got to the condo I stayed in. This wasn't to much of an issue since it was for my daughter and her friends not me. They had a great time.

We talked with the agency specifically about this property. We were told it had been updated, and it had not. It is a great location, but the condo itself was not clean, wallpaper falling of the wall, dirty carpet, bathroom moldy. If a condo needs updating, they should tell you. If we were going for "rustic" we would have chosen this at a discounted price, but that was not the case. Check in was not available and took several phone calls to find out what to do & where to go. When we checked out we told the management about our experience and were told they would compensate in some way. The called back and said they would not. Hopefully changes will be made to this unit.

Better Places to Stay Cons: Refrigerator sounded like a diesel truck running because the fan in the freezer was broken.<br/>Top heating coils in oven were hanging down halfway into the oven.<br/>Microwave turntable did not work.<br/>Carpets were filthy.<br/>Bathrooms had damaged doors and fixtures.<br/>Only room for one parking space in this unit despite the information given in advance.<br/>No daily maid service, not even trash pickup or replacement of paper towels.<br/>Pros: Great view. Quiet complex. Great walkway to beach.<br/>Verdict: There are better places to stay for the money in Port A. Whoever owns this unit is apparently unwilling to invest in the basic upkeep. Another unit may be better, but I wouldn't risk it.<br/>

June 2011 Great Beach Vacay at Beachhead/Port A My family and I loved staying at Beachhead. The location is great and the condos were spacious, clean and fully equipped with all the comforts of home. The big sparkling clean pool was a bonus for the grandkids. The only thing that wasn't great was the skillets in Serene Seashell 508BH but we made do. Management was great, they definitely took care of us. We actually had booked two 2/bdrm units and stayed the first 4 nights in those units that were great as well. We enjoyed it so much we just didn't want to leave and fortunately management was able to put us in to two other units for the next two nights. Port A is a great place to bring the family for R&R, fishing, dolphin watching, etc. We plan to come back next year and will definitely stay at Beachhead.

The property was older but well maintained for the most part. The view could have been slightly better and regulations regarding unsupervised children in the courtyard, playground, and pool areas need to be implemented. Also, large partys would gather on the boardwalk blocking the walkway to and from the Complex to the Beach. Very annoying since they made no attempt to move and we had to step off the boardwalk into the dunes and grasses to get past. Overall, the condo itself was really nice. I especially liked the layout of the living room area. I LOVED the APP that allowed easy communication and information transfer. The APP made our stay so much more convenient. As a frequent visitor to Port Aransas, I will definitely look into other Port A Escapes rental Units.

This unit seriously needs updating. The plumbing fixtures have passed their useful lives, showers don't drain very well, floor tiles in the bathrooms are coming up and partially missing, the flooring in the bedroom is carpeting and it's really, really stained and the unit has a musty smell. Luckily, not much time was spent indoors (at the beach) and the beds were good. If you do plan on spending some time indoors, this unit may not be the best choice for you.

Staying at Beachhead has always been such a fun experience for our family. We have been staying here since 1988 or so and have never been disappointed and this year was no different. Staff on site was just as amiable as usual. What I would like to see is a layout for the of the complex on paper when we pick up our keys from Port Aransas EScapes. In the past, we could get that. Will definitely be back.

Overlooking the gulf, this condo had a nice breeze, while the other side of the condo was hot. All amenities worked just fine. Had to walk up 3 flights of stairs, but that was OK - a sacrifice for a great view and cool breeze. A tad outdated on furniture, but who cares? We were there to have a good time, and that we did! Nice pool, too. Very comfortable there. Would rent it again. Good price on this condo for the location. We could even scoot on our push-peds into town. Go for it!

Location and view wonderful. The size of the unit was great. Location on Port A was great. Negatives: Both bathrooms need to be updated. Also the door locks would not lock; management company called a locksmith. The locks were oiled; but this really needs to be replaced. I would recommend Beachhead; maybe not this unit until updated.

The 2 bedroom condo was okay nothing to brag about. The facility seemed musky but I guess the location does not help so I can't really complain too much, however the rains flooded the entire parking area up to one foot of water at room 508 so it was horrible having to wade in water every time you exited/entered your vehicle. For the price I believe the place should have been better maintained. They could have at least pumped out the water from the parking facilities once the rain stopped on Friday night, instead it was flooded until Sunday when I left.

Very disappointed with our stay and the management. We called multiple times to get access to wifi and no one got back to us. Dishwasher didn't work so we had to hand wash everything. Garbage disposal didn't work. Light in kitchen worked on and off. The outside patio light never worked. Master bedroom lights needed replacing. I left a complain to management and I never heard anything back. The extra sheets were NOT clean. The location is ideal and the beach access is great.

For the most part, it was nice. The flyer advised there were two covered parking spaces for each unit; but there was only one so had to keep switching vehicles out. One of the bathrooms had feces all around the toilet bowl when we arrived. We have stayed there before and overall, it was OK.

No complaints. Right on the beach as described. Has a dvd player. Only thing wish I knew before is if you book with Port A Escapes you need to check in with them. Their location is very close but it would have saved time to know that beforehand. Check in and out was super quick. I appreciate that a lot.

Since mid-80s, my family and friends have stayed many times at Beachhead, and this time might have been our last. 508 is not worth the amount charged, needs a lot of up-grading to merit the bill. The doors are off, a rusted chair was on the balcony, the remote control didn't have a backing and batteries fell out, the carpet is stained enough to give the place a 50s motel look, not one clothes hanger in place, small drops of grease on the stoves, and if I owned the place I would've changed the furniture several years ago. The location is too good for what 508 offers. Like I said, we have stayed there many times...and it's gotten (inside condo)old-looking--sadly. My family has fond memories of our visits ... but the value isn't there anymore, and we will no longer recommend to our friends. By the way, let the onsite manager check guests in...driving to the busy mainstreet over a mile away is making guests work--not an escape--and not leisure. Thank you for asking for my opinion.

Bev and I have vacationed in Port A Beachhead for the last 12 years and enjoyed it every year. We like Port A Escapes method of paying our monthly rent by Mastercard. Once again we enjoyed our stay. The only comments I have are that the turntable didnt work in the microwave and the pots and pans, etc. need to be updated. The ceiling in the one bathroom looks like its about to fall down....the place need an overhaul but we always love staying at beachhead. Love the view!! I hope to be able to come up next summer and stay in the same unit as well. Thank you for a wonderful time~~!!

My family and I loved staying at Beachhead. The location is great and the condos were spacious, clean and fully equipped with all the comforts of home. The big sparkling clean pool was a bonus for the grandkids. The only thing that wasn't great was the skillets in Serene Seashell 508BH but we made do. Management was great, they definitely took care of us. We actually had booked two 2/bdrm units and stayed the first 4 nights in those units that were great as well. We enjoyed it so much we just didn't want to leave and fortunately management was able to put us in to two other units for the next two nights. Port A is a great place to bring the family for R&R, fishing, dolphin watching, etc. We plan to come back next year and will definitely stay at Beachhead.

All minimum expectations were met with this property, and the unit was very clean. It definitely served it's purpose, but the kitchen was older and not well stocked with pots, pans, etc. and the bathrooms were tiny and the water pressure low, but there was always hot water. AC worked great and great view. Too expensive for the quality - much newer, nicer, more modern condos for less money in the area.

This unit was in need of serious updating. The pots and pans in the kitchen were very used. The bathroom door and celing in the guest bathroom was in need of repair and/or replacement. The unit was however, very clean, the management company extremely<br/> accomodating and professional. The views from the balcony, amazing and made it all worth while. We found the beds to be very comfortable. I thought it was a bit pricey for an outdated unit, however it was Labor day weekend so we expected to pay more. Overall,<br/> enjoyed our stay very much. Would come back again.

great location..but this unit really needs an update..also sure would be nice if the windows opened. We probably wouldn't stay there again because you cant open the windows to hear the ocean, feel the breeze....

Beach Head was recommended to us by a friend, but I would not recommend it because of the steep price. For the price, I would expect both bedrooms to have quality queen-sized beds. We are planning to return to Port Aransas with friends in November, but are not able to share this condo because of the twin beds. The carpet in our unit wasn't even installed, just layed upon the floor. The refrigerator wasn't working when we arrived, causing us to buy multiple bags of ice until it was working (24 hours later) and the internet service was not working, causing us to spend $20 for extra data. The most disappointing aspect of our visit was the lack of music playing devices (CD player, etc.) We would be interested to know more about your other properties for our future visits. We looked forward to our vacation to Port A, but were very, very disappointed in the lodging at Beachhead Condos. The condo rented looked as if no care to the place had been given ever. There was a musty smell, the carpet was in very bad shape, the kitchen stove was unusable do to the burners not sitting correctly so we could not even cook there. The cookware was scratched and the teflon pans were pitiful. The beds were terrible, we rolled into the middle of the bed. Box springs were shot as well in all of the beds. I will be contacting Groupon with this review as well. I would not recommend this place to anyone. We felt very much like we were taken advantage of. The place we rented was not what was described on the website. The unit was very substandard.

Waking up with a beautiful sunrise over the ocean was worth the trip itself. Lovely little town with very nice and helpful people. Definitely planning on going back!

This was our 13th year at Beachhead and as usual very enjoyable. The addition of a new Basthroom sink and Vanity was a long awaited and welcome addition. Thanks to Cynthia and Gerry and Greg for help and assistance

Hi, <br/>This condo needs some updates, CHEAP blinds falling off window, carpet needs replaced BADLY, bathrooms OLD...spend $1000 bucks and make it livable! Great view and nice amenities.

this is the third time to stay at beachhead, the last time being in 2000. was the same unit, so was getting a little old inside, hole in wall by kitchen, ceiling in one bathroom coming down, carpet not up to par, refrigerator old and noisy when running, knobs missing. overall though, we had a great stay and will probably be back next year.
