Rental Agreement

This rental agreement constitutes a contractual agreement between the guest and The Property Manager, hereinafter called PM. In consideration of this mutual agreement, the PM will provide use of property and guest will pay rent in the amount of $_______________ p/n for the period from _______________ to _________________, 200

RESERVATIONS: Receipt of 25% of the total reservation is required to hold a reservation. The final balance is due 14 days prior to arrival.

CHECK-IN/OUT: You may check-in after 4PM at 1900 St. Hwy. 361, our office will be open from 9-5 Monday-Saturday and Sunday 10-4. If you will be arriving after hours, please call our office to make arrangements to pick up your keys. Check out time is 11 AM. You may arrange for an early check-in and/or late check-out, if available, for a fee of $50.

CANCELLATION POLICY: Cancellation more than 14 days prior to check-in will result in a $50 service charge and a return of the balance of the security deposit. Cancellation less than 14 days prior to check-in will result in forfeiture of the total amount of the reservation. We recommend that the guest purchase CSA Travel Protection. There are no refunds for early departures.

PAYMENT: Visa, MasterCard, Discover, cash or checks are accepted. A valid credit card is required if paying cash. Make checks payable to the Property Manager. Rates quoted do not include applicable lodging tax of 13%, $50 Accidental Damage Waiver fee, pet fees, cleaning fees, early arrival fees or late departure fees.

AGE LIMITS: Contracting guests of the PM must be 25 years of age or older. The guest must have a State Drivers License or other acceptable ID at check-in. The PM reserves the right to refuse service to anyone.

PET POLICY: Pets are only allowed in pet friendly properties. There will be a $10 per night, per pet, charge for all pets staying at pet friendly properties. The pets must be leashed at all times when at the beach or outside of the home. Violators will be asked to leave without a refund and security deposit forfeited.

PARKING: Guest agrees to use only the parking spaces provided for the property. Offending vehicles will be towed at your expense without notice. No RV’s, campers, trailers or boats are permitted at any of our properties. Violators will be asked to leave without a refund.

OCCUPANCY LIMITS: Occupancy limits are posted on our web site and confirmed at time of reservation. If guest exceeds the occupancy limits agreed upon at the time of the reservation, the guest will be asked to leave without a refund.

NEIGHBORS: Loud music or parties outside of the property after 10 PM is prohibited. Please respect your neighbors as you would in your own neighborhood. Violations of this rule could result in immediate eviction and loss of security deposit. Please observe speed limits at all times.

MISC. FEES: There will be a $50 charge for lock outs, extra keys or non-returned keys. Each guest will be provided 2 keys per property at Check-in. If you leave an item behind, we will mail it to your for a $25 charge plus postage. A $500 fine will be levied for smoking in a non-smoking property, no exceptions. Guests are welcome to smoke on the patios or decks outside. If the property is unusually dirty, the guest will be charged a $30 per hour cleaning fee, charged to your charge card.


LIABILITY: Unless caused by the home owner, owner is not responsible for personal injuries or property damage caused to renter or renter’s guests or their property. The PM is not responsible for injuries to renter or renter’s guests or their property for unforeseeable or dangerous use of the property. Renter agrees to indemnify the PM and hold harmless in the event of legal action against owners arising from renter’s use of the property or injuries that occur on the property that are not the fault of the PM.

RENTER agrees to accept responsibility for all damage caused by renter or renter’s guests. Renter will be charged replacement cost for any broken or missing items on the property, any additional cleaning fees and any costs of repair. The PM is not responsible for renters’ or renters’ guest’s personal property.

Representatives for the PM have the express right to enter the properties at any time, with or without the guest’s consent to inspect the property or perform routine maintenance. The PM will make attempt to notify the renter if this should occur.

Venue for any dispute arising out of this agreement or the rental period will lie exclusively in Nueces County, Texas. Should any legal action by owners become necessary to enforce this agreement, Renter agrees to pay all legal fees incurred by the PM, including costs and expenses.

Great little place Was exactly what the pictures and listing promised. Nicely decorated and well equipped in the kitchen, bedrooms and bathrooms. I especially was pleased that there was wifi internet as other units in the complex only have DSL. The only negative I have to report is that the guest bathroom floor was visibly dirty, like it was missed in the cleaning between the last occupants and our party. Easy fix.

Sea island village is coming back slowly! Good time, was unaware that so many units were still not <br/>Renable, a bit Of a let down on arrival<br/>That although the unit we had rented was good there was so much distraction around still, it&#x2019;s taking a long time to &#x2018;return&#x2019; and <br/>We were not warned!<br/>Also me thinks that white sheet and towels look great but for rental units coloured ones would be more practical!

Not Bad Needs Some UpKeep The rental was ok, condo complex was great itself but actual room needed some upkeep. Not hardly any amenities- only one roll of TP-one towel-two trash bags- will need to bring everything of your own. Wall and ceilings were warped in places & needs ceiling repairs but overall not bad. Had a great view but sidewalk only goes to a point and then your stuck walking up & down a dunes hill of soft sand. Pool was awesome.

Finally, time off The rental was clean, great location. Only complaint: free wi fi advertised. Would not work, went to "on-site" management to report no wi fi and dvd player not working. Were told they would send maintenance man. We were out during day, back that afternoon, both still not working. Went down to report, closed early for day. Ended up never having these. When checked out, was told by Coldwell we should have called them. Would have been nice to have seen an adjustment, or been told up front not to use the on-site mgmt. This was surly a damper, had hoped to have wi fi and dvd player in evenings, as was advertised as provided. Will probably check on other places for any future visits-or at least go through other mgmt.

Fabulous! The unit was really clean and decorated beautifully. The location was amazing! Perfect view of the waves over the dunes. I&#x2019;ve already recommended it to several friends and hope to stay there again soon!

Sea Isle Village The condo had some issues that I didn't care for. The sink in the hall bathroom did not have a plug for the sink, changing contacts was not an option in that area. The list from the management told us to lock all doors and windows, start the dishwasher, but at least the cleaning people could have emptied the dishwasher before we got there, we didn't know if it had been ran or not, there was still coffee grounds in the coffee pot that had mold growing on the filter. If the owners are paying for cleaning services, then they are not getting their money's worth. The air conditioning and fans were working great which was a plus.

Beach get away Overall great location post sign on refrigerator leave on normal setting prior ppl pushed all way to colder froze up. Good mix between pool, beach, playground for kids. 3 pm check in would be nice not a lot of extra parking. Noisy neighbors until 3 am.

Sea Isle Village #36 I have been staying in different units at Sea Isle Village for over 20 years. During that time they went from a group of rentals managed by the office at Sea Isle to individual condos managed by different rental companies. The Sea Isle is a no frills place. Its basic, but clean. The best part of staying there is the proximity to the beach. This condo had a great view and I was able to catch a couple of awesome sunrises on the back balcony while I was there. Its a short walk down to the beach which is usually not crowded. I really like this location. My lone disappointment was that the wifi that was advertised as part of the rental did not work. When I called the owners I got a mix of whether or not it should have wifi. It turns out that it should have wifi and it was not fixed while I was there.

Late summer sun I have stayed in another unit in this complex before so was aware it is an older property. Great pool and deck with view over the dunes. Good to be able to walk to beach and to wash sand off before entering unit.<br/>Overall a good stay, comfortable (though short) beds, lots of fluffy white towels! Unit just a bit 'tired'.

land of fog weather was not cooperative which no one can control. View of Golf was great. Furniture had a lot to be desired, uncomfortable. Resort staff were very nice and went out of their way to help us.

THE PLACE TO STAY We have stayed at the Sea Isle Condos for over twenty years.This has been like a second home to us.Only correct needed is the mattresses in master bedroom needs to be replaced.

NO wifi the only thing about our room was it did not get WI FI reception. It was stated in property overview that there was free wi fi available, but could only get it around the office. For the price we paid it should be available and can be easily done.

Respite Stay We thoroughly enjoyed the property and it's proximity to the beach. The condo was clean and bright and it had everything we needed. However, the last night we spent there, and we only spent 3 nights, was ruined by the condo next door, #38. The owners apparently allowed their teenagers to play their music as loud as it could go until about 3:00 a.m. There was yelling and I'm assuming drinking going on without adult interference. They were also in the pool after the pool hours were over. We went to Port A for respite as we have a handicapped son who was away at camp and this is our only time to actually relax all year. We were told that condo #38 is not rented out to the public so therefore the owners knew what was going on.

Great management and guests Everything was enjoyable except Unit 36 needs an update, especially the kitchen. Management on premises tried very hard to make the stay enjoyable and the friends we made make us want to come back if the unit is updated. Despite all Just before my stay the manager quit his/her job. The people that steped up and took charge did a outstanding job. They should train the maintenance man to manage the property. Him and the three lady's that were there during our stay showed us every kindness and we're very welcoming. Good job!!

Love this place I've stayed at the Sea Isle Village before, and enjoy it. It's quiet, has a nice pool, playground, and a private walkway to the beach.<br/><br/>The beds are comfortable, and being in #36 was nice because we had our own private balcony (picture is actual view from the balcony).

Ocean Pearl Ocean Pearl was lacking the luster! Sea Isle Village is an older complex and this unit shows it. Unit definitely needs to have pest control as there were HUGE roaches and yes there had been significant rain, but I do not like to stay in any place that has bugs the size of these things! The floor was extremely dirty! My daughter who is 11 months was BLACK from crawling around on the floor! There was only a broom and vacuum to clean the floors with so there was not a way to mop them ourselves. The beds were comfortable. The tv remotes were not all in working order, I'm assuming the batteries were either dead or the remote just didn't work but I was not going to spend my money on batteries. I would not recommend this unit when there are other nicer ones in the complex.

Fabulous stay Very rarely does your vacation rental meet all the expectations told by the property management or by what you see on line. Well, not in This case, it well exceeded our expectations!!! It was very clean, very roomy, beds were very comfortable, the kitchen was very well stocked with everything you would need for cooking. The air conditioning worked splendidly and great water pressure with both showers being used! The boardwalk to the beach was nice to have and the outside shower was amazing for cleaning off everything before going back up. The pool was great! We are already planning a return trip next summer! The management company was also wonderful, very helpful and friendly! I highly recommend them!

Overdue Maintenance and Upkeep Balcony shook badly with obvious structural issues making it a safety hazard, ceiling tile was coming down in bedroom along with vents and wall sheathing in bathroom was warped and buckled from apparent water damage sustained at some point which owners attempted to hide with fresh paint job.

very satisfied Overall very happy with this condo rental. The view of the Gulf from the balcony was great. The walk to the beach was relatively short. Loved the beach area directly in front of the entrance. Excellent location within the condo complex - swimming pool very close. Kitchen was well stocked. I wish there had been a clothes dryer. Keeping towels dry by hanging on the railings (and risking the wind carrying them off) seemed the only option. There is no wireless internet, only ethernet cable access which didn't work on the laptops we brought with us, so basically we were unconnected the entire stay (which I didn't really mind though I would have liked access to my work email).

To expensive for an out dated apartment. Other than having a pretty scenery of the gulf, the apartment was seriouly out dated. There where **** roaches in the kitchen and stink bugs in the bed. The swimming pool was dirty and had an oily film on it and sand on the bottom. Thought for what we paid for was not worth a dime. Very highlu disappointed.

Picking up the keys at an alternate location is inconvenient but the island is tiny so it was pretty close.

Best vacation stay! Super relaxing! Overall the stay at Sea Isle Village was fantastic! Well stocked condo and perfect location. Issue was no laundry services and could not exchange towels :-( That was a pain in the neck. Otherwise the stay was wonderful. Nice, clean place with perfect blend of oldies and young ones to keep things interesting!

weather was not cooperative which no one can control. View of Golf was great. Furniture had a lot to be desired, uncomfortable. Resort staff were very nice and went out of their way to help us.

We have stayed at the Sea Isle Condos for over twenty years.This has been like a second home to us.Only correct needed is the mattresses in master bedroom needs to be replaced.

the only thing about our room was it did not get WI FI reception. It was stated in property overview that there was free wi fi available, but could only get it around the office. For the price we paid it should be available and can be easily done.

We thoroughly enjoyed the property and it's proximity to the beach. The condo was clean and bright and it had everything we needed. However, the last night we spent there, and we only spent 3 nights, was ruined by the condo next door, #38. The owners apparently allowed their teenagers to play their music as loud as it could go until about 3:00 a.m. There was yelling and I'm assuming drinking going on without adult interference. They were also in the pool after the pool hours were over. We went to Port A for respite as we have a handicapped son who was away at camp and this is our only time to actually relax all year. We were told that condo #38 is not rented out to the public so therefore the owners knew what was going on.

Everything was enjoyable except Unit 36 needs an update, especially the kitchen. Management on premises tried very hard to make the stay enjoyable and the friends we made make us want to come back if the unit is updated.

Just before my stay the manager quit his/her job. The people that steped up and took charge did a outstanding job. They should train the maintenance man to manage the property. Him and the three lady's that were there during our stay showed us every kindness and we're very welcoming. Good job!!

A requet was made after our stay last year that the mattresses in the master bedroom were old and uncomfortable and needed to be replaced.<br/>This year all this has been corrected,thanks to management.

My rental was a very nice place to stay, great view from our patio,if i hadhad one complaint ,it would be the air condition needed some maintenance,not cold enough ,but everything else was great ,for the price hope yo see tall again next summer !!

Overall very happy with this condo rental. The view of the Gulf from the balcony was great. The walk to the beach was relatively short. Loved the beach area directly in front of the entrance. Excellent location within the condo complex - swimming pool very close. Kitchen was well stocked. I wish there had been a clothes dryer. Keeping towels dry by hanging on the railings (and risking the wind carrying them off) seemed the only option. There is no wireless internet, only ethernet cable access which didn't work on the laptops we brought with us, so basically we were unconnected the entire stay (which I didn't really mind though I would have liked access to my work email).

Other than having a pretty scenery of the gulf, the apartment was seriouly out dated. There where **** roaches in the kitchen and stink bugs in the bed. The swimming pool was dirty and had an oily film on it and sand on the bottom. Thought for what we paid for was not worth a dime. Very highlu disappointed.

The master bedroom has2 full beds with a private bath. The 2nd bedroom has a queen bed with a bath located right outside the bedroom in the hall. The open livingroom and kitchen is a great place for gathering. The kitchen has everything you will need to cook your catch of the day and the dining room has plenty seating for everyone. This unit has a spacious deck that overlooks the beach and the sand dunes. There is 1 TV in the unit and one DVD player. This spacious condo sleeps 6 guests.
