Rental Agreement

This rental agreement constitutes a contractual agreement between the guest and The Property Manager, hereinafter called PM. In consideration of this mutual agreement, the PM will provide use of property and guest will pay rent in the amount of $_______________ p/n for the period from _______________ to _________________, 200

RESERVATIONS: Receipt of 25% of the total reservation is required to hold a reservation. The final balance is due 14 days prior to arrival.

CHECK-IN/OUT: You may check-in after 4PM at 1900 St. Hwy. 361, our office will be open from 9-5 Monday-Saturday and Sunday 10-4. If you will be arriving after hours, please call our office to make arrangements to pick up your keys. Check out time is 11 AM. You may arrange for an early check-in and/or late check-out, if available, for a fee of $50.

CANCELLATION POLICY: Cancellation more than 14 days prior to check-in will result in a $50 service charge and a return of the balance of the security deposit. Cancellation less than 14 days prior to check-in will result in forfeiture of the total amount of the reservation. We recommend that the guest purchase CSA Travel Protection. There are no refunds for early departures.

PAYMENT: Visa, MasterCard, Discover, cash or checks are accepted. A valid credit card is required if paying cash. Make checks payable to the Property Manager. Rates quoted do not include applicable lodging tax of 13%, $50 Accidental Damage Waiver fee, pet fees, cleaning fees, early arrival fees or late departure fees.

AGE LIMITS: Contracting guests of the PM must be 25 years of age or older. The guest must have a State Drivers License or other acceptable ID at check-in. The PM reserves the right to refuse service to anyone.

PET POLICY: Pets are only allowed in pet friendly properties. There will be a $10 per night, per pet, charge for all pets staying at pet friendly properties. The pets must be leashed at all times when at the beach or outside of the home. Violators will be asked to leave without a refund and security deposit forfeited.

PARKING: Guest agrees to use only the parking spaces provided for the property. Offending vehicles will be towed at your expense without notice. No RV’s, campers, trailers or boats are permitted at any of our properties. Violators will be asked to leave without a refund.

OCCUPANCY LIMITS: Occupancy limits are posted on our web site and confirmed at time of reservation. If guest exceeds the occupancy limits agreed upon at the time of the reservation, the guest will be asked to leave without a refund.

NEIGHBORS: Loud music or parties outside of the property after 10 PM is prohibited. Please respect your neighbors as you would in your own neighborhood. Violations of this rule could result in immediate eviction and loss of security deposit. Please observe speed limits at all times.

MISC. FEES: There will be a $50 charge for lock outs, extra keys or non-returned keys. Each guest will be provided 2 keys per property at Check-in. If you leave an item behind, we will mail it to your for a $25 charge plus postage. A $500 fine will be levied for smoking in a non-smoking property, no exceptions. Guests are welcome to smoke on the patios or decks outside. If the property is unusually dirty, the guest will be charged a $30 per hour cleaning fee, charged to your charge card.


LIABILITY: Unless caused by the home owner, owner is not responsible for personal injuries or property damage caused to renter or renter’s guests or their property. The PM is not responsible for injuries to renter or renter’s guests or their property for unforeseeable or dangerous use of the property. Renter agrees to indemnify the PM and hold harmless in the event of legal action against owners arising from renter’s use of the property or injuries that occur on the property that are not the fault of the PM.

RENTER agrees to accept responsibility for all damage caused by renter or renter’s guests. Renter will be charged replacement cost for any broken or missing items on the property, any additional cleaning fees and any costs of repair. The PM is not responsible for renters’ or renters’ guest’s personal property.

Representatives for the PM have the express right to enter the properties at any time, with or without the guest’s consent to inspect the property or perform routine maintenance. The PM will make attempt to notify the renter if this should occur.

Venue for any dispute arising out of this agreement or the rental period will lie exclusively in Nueces County, Texas. Should any legal action by owners become necessary to enforce this agreement, Renter agrees to pay all legal fees incurred by the PM, including costs and expenses.

Grandkids vacation!! This was out first time to Port Aransas. The condo was nice. There is no wifi and television's never worked. But beds were comfy we actually enjoyed just hanging out beach riding around town in golf cart we were surprised that the town was sooo crowded food was just ok. Port Aransas is a tourist destination so therefore very pricey. At least we can knock Port Aransas off the bucket list. &#xD83D;&#xDE2C;

Beach condo The condo was decorated beautifully and in a great location. Upon arrival the WiFi and cable tv did not work. We called to rental office and were told someone would be sent over right away to take care of the issues but no one showed up or called. The next morning I completed a maintenance request and someone finally came out to get the WiFi working. There was no dish soap or dishwasher detergent and you&#x2019;re expected to run the dishwasher upon departure so we had to buy some. The little things make a huge difference and response time was terrible. I would not stay there again nor would I recommend it to anyone.

2015 Sea Isle Village Stay Our overall experience was very good. Loved the view from the deck facing gulf coast. Heating/cooling/water all worked fine. Unit could use a bit of updating, especially beds. Port A Escapes was very helpful with questions.

Fun Family trip My parents, my father in law, my husband, our three year old son and I all stayed together in a 2/2 condo. We had an awesome time. Checkin was easy for us because I read the email that asks you to check in in a completely different area of the Island, so I knew where to go. Check in was a breeze, the lady was very nice and quick. The condo was so pretty, and very clean. There were spare towels everywhere! It had everything we needed. The pool on the property was nice, and it was a short walk to the beach. Parking is a little tight, but not a big deal at all. Overall, we loved it!

Sea isle Village #30 Front door would not latch until they fixed it. Came back from errand and found door open. Discovered later the bathroom window would not latch and had to use a kitchen implement to block it closed. Front door chain latch had no where to latch it. Very unsecure.

Great option if you're looking for a camping experience! We picked this condo based on the fact that it had 4 beds. We show up and there are 3, one of which is crammed into a tiny bedroom w/ very little room for anything else which is great b/c it also doesn't have a closet so you can just leave your suitcase on the ground & step over it all week. Conveniently, I was already calling management b/c our fridge froze up when we turned it on (apparently this is a common occurrence) & they said they would check the pictures to see why I was standing in front of a queen bed instead of 2 twin beds pictured. When I called to follow up the next day, she confirmed that the pictures were incorrect on the website. Just for funsies I checked the website again just now & they are still incorrect. Unfortunately the fridge did not cool for the first 2 days nor could they send maintenance over to fix it, so they generously offered to reimburse us for ice & told us to use our coolers instead. Who needs a fridge when you brought all of your food to cook? If you enjoy sweating, this is the perfect place! You can't turn the a/c below 74 or it freezes like the fridge. There’s a note warning of this which I re-read throughout the trip trying to visualize what a freeze might feel like as I mopped the sweat from my brow. The 1.5 inch gap under the front door not only allows for a nice warm draft to blow through, it also allows for plenty of roaches/creepy crawlers to join you. I stopped documenting their adorable roach faces after I spotted 6 roaches in our kitchen the first night. According to management, this is a fairly common occurrence. Call me naive, but I think some sort of seal at the bottom of the door might slow the problem down. The back door dead bolt is broken so don't bring anything valuable. I'm assuming that's how the twin beds went missing after the pictures were taken. If you are smoker, note that you can’t smoke anywhere on the deck of the condo, but you can enjoy the smell of the next door neighbor chain smoking on theirs.

Cozy Costal Condo We had a great stay in SIV #30! Quick and easy walk to the beach. Plenty of towels, bedding, dishes, etc. Everything was clean and updated. No WiFi was disappointing.

Beach Bunker - Sea Isle Condos I have stayed at Sea Isle before and had a really good unit. This time we were not so lucky. There were dead crickets all over the floor, the mattresses were very poor quality and I had stickers under my sheets. The condos used to provide coffee filters and hand soap in the kitchen and now they do not.

comments on #30 Sea Isle Village Place was clean except for the tile. Since we got in on a Saturday and were staying for a month and a half I scrubbed them. Was disappointed it was rented out for next year before we even got there as we wanted it for Feb. & Mar. of 2015. Had to find a place at LaMirage. Port Escapes was fine. Need to give some information on talking with management at SIV. Heat and air conditioning was great as we needed both.

#30 is the place! Stayed in #30 which is upstairs. Loved the Beach view. The big blue house directly in front of the balcony didn't actually detract from the view at all. This unit has an overhang above the roof, so our balcony was shaded. Big plus when it was time to each lunch on the balcony! Master had a queen size bed up with one side up against a wall and double with access on both sides of the bed so my wife and I slept separately, but it definitely worked. Queen mattress was too soft for me anyway. I'm pretty picky, but this made my list as a potential repeat property.

Great Place! Everything with the condo was great. It had a great location and the amenities were just what we needed. We would have preferred to have double beds in both rooms but we made it work. The only thing that was disappointing was the EXTREMELY rude woman that answered the phone about a week before the reservation. I work in property management for a very large company and if any of our employees spoke and gave service the way she did, they would be jobless. We almost cancelled the reservation because of it but I was talked out of it by the other guests staying with us. Aside from the awful customer service on the phone by this one lady, the trip and the place were great!

Disappointed with the property We had rented a place at Beachhead but the owner took it out of the rental pool so we were moved to Sea Isle.<br/>The condo (Beach Bunker) is in need of some repairs and updating. Just looks like a condo that the owner has not done anything with in years.

Bummed Out My family and relatives have been coming here for years. Was disappointed, the pool was closed for the 2nd time. One of the highlights of staying is the pool. Also, was not told ahead of time that there was no longer any housekeeping. Had to go out and buy extra trash bags, etc.

Unit 31, Sea Isle Village, Port Aransas Despite some confusion in the reservation accounting (ie, deposit $), which occurred due to the transfer of management of Sea Isle to Port A Escape, Patrick was excellent to deal with. I appreciated his promptness to return my calls and his handling of my questions. Patrick was so nice to work with, very professional; he deserves a raise! Unit 31 had a dead roach, no hair dryer, and vent under AC loosely screwed and ajar, probably gave access for roach.

Unhelpful property management We have stayed at Sea Isle for more than 30 years, but I doubt we will return until the property management company changes. It is the wrong sort of property to be run the way it currently. The on site staff were unhelpful and could care less. They charge a cleaning fee now, and an additional $50 if you don't take the last trash sack out and empty the frig. We thought we were being nice to the housekeepers leaving unopened food in the frig for them, but were charged for it. That was the icing on the cake after already being very unhappy.

Sea Isle Village The condo had a beautiful view of the Gulf and it was clean. Dislikes about the place are you do not get towel service and have to carry out the trash. I do not like having to go to another location to pickup and drop off the key.

Beach Bunker Vacation Review We enjoyed staying at this location. We had a great view of the beach from our balcony. The bedroom situation was a little misleading. We were told there was a queen size bed in one bedroom and a full and 2 twin beds in the other bedroom. The twin beds were in a room by themselves and the full and queen were together. We made it work.

Last Minute We were having a wedding, and needed an additional accomodation at the very last minute. It was better than we could have expected. Not only did was it very reasonable, but a clean, comfortable condo with a great view!

The a.c. didn't seem to be working very well so I told the staff at check in. The a.c. repair mam was at out condo before we even make it back after checking in.

Stayed in #30 which is upstairs. Loved the Beach view. The big blue house directly in front of the balcony didn't actually detract from the view at all. This unit has an overhang above the roof, so our balcony was shaded. Big plus when it was time to each lunch on the balcony! Master had a queen size bed up with one side up against a wall and double with access on both sides of the bed so my wife and I slept separately, but it definitely worked. Queen mattress was too soft for me anyway. I'm pretty picky, but this made my list as a potential repeat property.

Everything with the condo was great. It had a great location and the amenities were just what we needed. We would have preferred to have double beds in both rooms but we made it work. The only thing that was disappointing was the EXTREMELY rude woman that answered the phone about a week before the reservation. I work in property management for a very large company and if any of our employees spoke and gave service the way she did, they would be jobless. We almost cancelled the reservation because of it but I was talked out of it by the other guests staying with us. Aside from the awful customer service on the phone by this one lady, the trip and the place were great!

The best part about the property is the location. I love looking out at the ocean from my balcony. The price is right too.

We have stayed at Sea Isle for more than 30 years, but I doubt we will return until the property management company changes. It is the wrong sort of property to be run the way it currently. The on site staff were unhelpful and could care less. They charge a cleaning fee now, and an additional $50 if you don't take the last trash sack out and empty the frig. We thought we were being nice to the housekeepers leaving unopened food in the frig for them, but were charged for it. That was the icing on the cake after already being very unhappy.

The kitchen has everything you will need to cook your catch of the day, and the dining room has plenty of seating for everyone. This unit has a spacious deck that overlooks the gulf and the sand dunes. There are 3 TVs in the unit and one DVD, and a VHS player. This spacious condo sleeps 6 guests. Sorry pets are not allowed and smoking is not permitted. Come enjoy the direct ocean breezes this true island condo has to offer.
