Rental Agreement

This rental agreement constitutes a contractual agreement between the guest and The Property Manager, hereinafter called PM. In consideration of this mutual agreement, the PM will provide use of property and guest will pay rent in the amount of $_______________ p/n for the period from _______________ to _________________, 200

RESERVATIONS: Receipt of 25% of the total reservation is required to hold a reservation. The final balance is due 14 days prior to arrival.

CHECK-IN/OUT: You may check-in after 4PM at 1900 St. Hwy. 361, our office will be open from 9-5 Monday-Saturday and Sunday 10-4. If you will be arriving after hours, please call our office to make arrangements to pick up your keys. Check out time is 11 AM. You may arrange for an early check-in and/or late check-out, if available, for a fee of $50.

CANCELLATION POLICY: Cancellation more than 14 days prior to check-in will result in a $50 service charge and a return of the balance of the security deposit. Cancellation less than 14 days prior to check-in will result in forfeiture of the total amount of the reservation. We recommend that the guest purchase CSA Travel Protection. There are no refunds for early departures.

PAYMENT: Visa, MasterCard, Discover, cash or checks are accepted. A valid credit card is required if paying cash. Make checks payable to the Property Manager. Rates quoted do not include applicable lodging tax of 13%, $50 Accidental Damage Waiver fee, pet fees, cleaning fees, early arrival fees or late departure fees.

AGE LIMITS: Contracting guests of the PM must be 25 years of age or older. The guest must have a State Drivers License or other acceptable ID at check-in. The PM reserves the right to refuse service to anyone.

PET POLICY: Pets are only allowed in pet friendly properties. There will be a $10 per night, per pet, charge for all pets staying at pet friendly properties. The pets must be leashed at all times when at the beach or outside of the home. Violators will be asked to leave without a refund and security deposit forfeited.

PARKING: Guest agrees to use only the parking spaces provided for the property. Offending vehicles will be towed at your expense without notice. No RV’s, campers, trailers or boats are permitted at any of our properties. Violators will be asked to leave without a refund.

OCCUPANCY LIMITS: Occupancy limits are posted on our web site and confirmed at time of reservation. If guest exceeds the occupancy limits agreed upon at the time of the reservation, the guest will be asked to leave without a refund.

NEIGHBORS: Loud music or parties outside of the property after 10 PM is prohibited. Please respect your neighbors as you would in your own neighborhood. Violations of this rule could result in immediate eviction and loss of security deposit. Please observe speed limits at all times.

MISC. FEES: There will be a $50 charge for lock outs, extra keys or non-returned keys. Each guest will be provided 2 keys per property at Check-in. If you leave an item behind, we will mail it to your for a $25 charge plus postage. A $500 fine will be levied for smoking in a non-smoking property, no exceptions. Guests are welcome to smoke on the patios or decks outside. If the property is unusually dirty, the guest will be charged a $30 per hour cleaning fee, charged to your charge card.


LIABILITY: Unless caused by the home owner, owner is not responsible for personal injuries or property damage caused to renter or renter’s guests or their property. The PM is not responsible for injuries to renter or renter’s guests or their property for unforeseeable or dangerous use of the property. Renter agrees to indemnify the PM and hold harmless in the event of legal action against owners arising from renter’s use of the property or injuries that occur on the property that are not the fault of the PM.

RENTER agrees to accept responsibility for all damage caused by renter or renter’s guests. Renter will be charged replacement cost for any broken or missing items on the property, any additional cleaning fees and any costs of repair. The PM is not responsible for renters’ or renters’ guest’s personal property.

Representatives for the PM have the express right to enter the properties at any time, with or without the guest’s consent to inspect the property or perform routine maintenance. The PM will make attempt to notify the renter if this should occur.

Venue for any dispute arising out of this agreement or the rental period will lie exclusively in Nueces County, Texas. Should any legal action by owners become necessary to enforce this agreement, Renter agrees to pay all legal fees incurred by the PM, including costs and expenses.

The 30 day stay. Great experience with Port A Escapes and their staff. The owner did not provide television service not even local channels. Had to subscribe to Youtube tv during our stay to have any television. Port A Escapes refundede the cost of the television subscription for our stay. Very happy with Port A Escapes. Texas Kahuna The property was exactly as described on the website. The check-in and check-out procedures were easier than a hotel/motel. My family of 8 rented a golf cart for access to/from the beach. You could have walked but with a lot of gear, it would be a hike. The kitchen was well stocked. Games and books available for rainy days--we had none. Wifi worked great for my crew of 8 people and all their technology. Will definitely return for another stay.

Hollan Party Stay August 2019 I had a very usuall answer to a basic question. I asked why they had no salt shaker only ice cream salt that we had to crush. They said that they do not supply salt because someone put poison in the shaker yet they had a full array of spices in a rack! Also the pepper shaker was not full. Their was a broken bar stool and old worn out fake leather dining chairs, a old broken wicker love seat on the patio and the 2 couches inside had seen their day.. I spoke to the manager about these things when I left, he was very nice and would fix. The owner of the property has let it go. Shame on them.

Great Time At Texas KahunaRS160 This house was very spacious and clean. We had 9 people with us and we were very comfortable. The 4th beaadroom was cramped, but it is alright for children or teens. Royal Sands is always well kept.

Family Vacation Stayed May 19th thru May 26th 2018. 5 minute drive from Port A. Great place and would recommend to anybody. We had 7 people (5 adults & 2 kids) and 2 small dogs and had plenty of room. Pics are a good representation of the place. Beautiful house. Port A Escapes was great to deal with.<br/><br/>Pros - Beds were nice and comfy. Kids loved the bunk beds (bunk bed room now has 2 sets of bunk beds). Kitchen and appliances were nice and with bare essentials and big pantry. Washer and dryer was nice. Deck out back was awesome in the evenings with the sea breeze coming from the ocean. We spent most nights on the deck. Close to the beach - you could walk to it from community boardwalk or drive with all your beach stuff from the access road. Family pool is across the street and convenient.<br/><br/>Cons - Not deal breakers at all but - Grill provided had seen its better days; didn't work well. We had to get hand soap (not provided in bathrooms or kitchen). Garage not accessible. Steps and landing off the back deck need to be leveled off; fall/tripping hazard.<br/><br/>Overall great place and would recommend.<br/>

TX Kahuna RS 160 We had a great stay! This was our first experience with Port A Escapes and our first visit to the Royal Sands community. There was room for all of us, communication bt/us and the rental agency was appreciated, and the pics/description/and reviews were all accurate.

Perfect for our family We stayed five nights. We had 7adults and 3 children five and under. The house was so nice and spacious. Nice decor without being too beachy. What we really loved was the back porch. There was shade all afternoon with nice breezes. I'm a bird watcher and we had birds in the little pond off the back porch as well. We walked to the beach but also had someone drive with all our gear because it would have been too much to carry. We couldn't have asked for a better place to stay.

Great family house The Texas Kahuna was perfect for our family of 10, six adults and four little ones. Since it was one level we didn&#x2019;t have to worry about stairs. The enclosed balcony was perfect to sit out on in the evenings. The only thing you have to worry about is the side-of-the-house access to the pond from the driveway. It would be helpful to have a gate there. <br/>The boardwalk is about a three-block walk from the house and was nice to have so close in case people wanted to go home at different times. There is no garage access so we are glad we did not rent a golf cart. The neighborhood pools are very nice too. We will definitely rent this house again!

Great Weekend @ The Beach We really enjoyed staying at this house. The sleeping accommodations were perfect and it was really nice having the deck on the pond on the backside of the house. We rented a golf cart for the beach which worked really well as we were able to drive it directly to the beach over Royal Sands&#x2019; wide boardwalk. This allowed us to avoid taking the car on the beach as well as shuttle people back and forth all day from the beach to the house. I&#x2019;ll definitely stay here again.

Texas Kahuna Quiet, clean, comfortable beds, close proximity to pools. The only minor issue was the walking distance to the beach, however a car beach pass made it very doable.

LOVED IT!!!! This house is great for a larger group. The location backs up to a small pond which was great for evening time on the back porch. The boardwalk is just a short walk from the house which was convenient for several teenage boys. The house claims to sleep 9 but really only 8 can sleep comfortably (hence, the 4 star vs. 5 stars). I would DEFINITELY stay again!

Texas Kahuna gets two thumbs up! We enjoyed a family gathering at Texas Kahuna. Perfect size for us my adult children & grandchildren. It was a beautiful long weekend & hated to see it end. The home was neat & clean. The kitchen was well stocked for my son & son-in-law who are excellent cooks. The children were happy for the easy access to the beach.

Bad Weather, Good House. The weather was terrible, but the house was clean and well kept. Just be sure to bring your owns salt, pepper, and any other spices you may use to cook.

Great family vacation! We loved our stay at Texas Kahuna. The house and neighborhood were very nice and we had plenty of room. We would always prefer to be closer to the beachfront, but we ended up driving to the beach which worked out better for us anyway. We loved being so close to the pool. The house was very clean; however, we could tell it was cleaned in a hurry. We found a disgustingly dirty, wet towel under the master bath sink when we were unpacking. Our only complaint is that we were unable to connect to the wifi the entire week. When we were given the wifi password at check-in, we were told they didn't guarantee connection and were given the impression that we most likely wouldn't be able to connect because the island was so busy. I'm not sure if this was a problem related to the property or more related to availability of service in the area. We would definite recommend the property and would love to come back!

Great location The house was spotless, accommodating for our needs and love the back deck. It's easy to keep clean and being on the circle it was very private. Port A escapes is and always has been the very best and nicest people to deal with. They're great!

It Was Okay We spent Spring Break here, with our 3 teens, and 2 toddlers. First, the staff was all very professional, helpful and efficient. Check in and check out were a breeze. High marks. The property was in a quiet, well-kept development (which was still quiet, even on Spring Break weekend). Cleanliness was "okay". The floors are all unsealed tile, so getting all the sand up is an impossibility. Due to this choice, it goes without saying that the floor was sandy. Likewise, I'd give the maintenance mediocre marks - the dresser in the small side bunk room has broken drawers. I enjoy cooking on vacation (unlike most, I'm sure), and I was disappointed to find that what little (and I DO mean little) cookware was present should be thrown away. And there were no serving bowls, or containers to put anything in the fridge with. I bought some cheap pans, just so I could cook breakfast. Last, be aware that this property is miles from Port A "proper" - so you won't be renting a golf cart to zip down to the beach, or to your favorite little bistro restaurant. Since we brought an 18 month old and a 3 year old, this was a pretty low mark for me. Yes, there is a path to the beach, but carrying beach stuff and dragging/carrying two toddlers a quarter mile is not my idea of fun. All in all, it was "Okay", as my title says. Nice place that could be better stocked, better maintained and in a better location. I hope this is helpful!

Lucky Summertime Fun! We lucked into this awesome vacation home! Two families with 5 kids total and we all fit perfectly. So comfortable and well decorated that we would love to buy it as is and live there! Kitchen was well stocked with utensils and pots and pans. Across the street from the pool. Only downside and believe me this really was not a huge downside, it was a long walk to beach, there are parking spots by the bridge over but they were always full and we were never able to use them. Upside of the beach was we were only minutes away from the drive on entrance to the beach which worked out perfect for us. The owner worked with us through the rental company and was always available. Description of home and amenities was spot on. Very close to everything and was a short drive to aquarium and sightseeing. We had a great time! We will definitely stay here again when we come back!

Texas Kahuna--Great Place to Stay in Port A We had a great & relaxing vacation at the Texas Kahuna. Kitchen was well equipped, grill out back. The back patio was a relaxing place to unwind at the end of the day. Only one small complaint, this house is advertised as sleeping 9 but one of the beds in the "kids" room is more like a cot than a regular bed so if you plan for full size teens to sleep in that room they won't fit on the smaller bed.<br/><br/>The house was very clean and the neighborhood had a walk way to the beach and 2 pools. Most of my family did not think the walk to the beach was bad, just depends on how far you think is far! We had 2 elderly people in our group and they drove to the beach and met us there.<br/><br/>I would definitely stay at the Texas Kahuna again.....love Port-A!!!

The grill is old and rusted out so do not count of using this at all. The garage is locked and not included in the use of home. The location is in a beautiful location but it is a walk to the beach- fine for able bodies. Lastly, the fourth room ast two bunk beds that are only appropriate for small children under 10 years of age.

Escape Time in Texas Kahuna We had a wonderful time in port a. The house was very nice. Very clean and well appointed in every way. Would recommend the home to all. Will return again next year. Paradise My stay was so relaxing ... The house I rented was exactly like it was illustrated online .. The house was beautiful! Each bedroom was large in size and had beautiful views... the beach was within walking distance and it is in a very nice subdivision! I would most definitely rent again!11

Texas Kahuna We really enjoyed the house and the location. The house is nicely furnished and the beds are comfortable. The kitchen is outfitted with everything you need. <br/><br/>The house was clean in general but the floors were obviously not mopped and/or swept thoroughly since we all got dirty feet as soon as we started walking around barefoot. Also there were no garbage bags in the kitchen and the WIFI did not work. We called the Escapes office regarding the last two items and were told someone would come out the next morning. No one ever came.

Spring Break 2013 It is a lovely home and very clean. We loved the house. Negatives would be there where NO spices, not even salt or pepper. The board walk was VERY long. I think I would put that in the house description. The room with the twin beds the doors are glass, you can't change in that room. Because of the long walk to the beach not sure I would stay in this location again. But it is such a lovely home, with great beds, and furniture!

Great Weekend Get Away The property management company was easy to work with and friendly. The house was new and modern. Loved that it was right across from the pool! The beach was walking distance over a lovely-long boardwalk. If you plan to take anything other than yourself to the beach I would recommend driving onto the beach (beach access- take right out of neighborhood, drive about 3/4 miles down access by golf course- no permit fees that I know of)... the kids loved the "kid room" with the bunk beds... and I liked the patio that had a closing gate so they could run outside but not run off. I would bring house-shoes or flip flops- the floors were sandy/dirty... Overall, Great property at a reasonable price. Would stay there again.

Nice house that needs updates and more honest pictures. The house was very clean. The beds needs to be replaced and they really need rugs at both door entrances. I would also better advertise the fact that your back porch view is of a trailer park.

Fun in Port A House very clean. Kitchen well stocked with proper utensils for cooking. Nice bathrooms. Soft clean towels. House close to nice friendly swimming pool for adults & children. Nice boardwalk not too very far.

The boardwalk is just a short walk from the house which was convenient for several teenage boys. The house claims to sleep 9 but really only 8 can sleep comfortably (hence, the 4 star vs. 5 stars). I would DEFINITELY stay again!

We enjoyed a family gathering at Texas Kahuna. Perfect size for us my adult children & grandchildren. It was a beautiful long weekend & hated to see it end. The home was neat & clean. The kitchen was well stocked for my son & son-in-law who are excellent cooks. The children were happy for the easy access to the beach.

The weather was terrible, but the house was clean and well kept. Just be sure to bring your owns salt, pepper, and any other spices you may use to cook.

We spent Spring Break here, with our 3 teens, and 2 toddlers. First, the staff was all very professional, helpful and efficient. Check in and check out were a breeze. High marks. The property was in a quiet, well-kept development (which was still quiet, even on Spring Break weekend). Cleanliness was "okay". The floors are all unsealed tile, so getting all the sand up is an impossibility. Due to this choice, it goes without saying that the floor was sandy. Likewise, I'd give the maintenance mediocre marks - the dresser in the small side bunk room has broken drawers. I enjoy cooking on vacation (unlike most, I'm sure), and I was disappointed to find that what little (and I DO mean little) cookware was present should be thrown away. And there were no serving bowls, or containers to put anything in the fridge with. I bought some cheap pans, just so I could cook breakfast. Last, be aware that this property is miles from Port A "proper" - so you won't be renting a golf cart to zip down to the beach, or to your favo

We lucked into this awesome vacation home! Two families with 5 kids total and we all fit perfectly. So comfortable and well decorated that we would love to buy it as is and live there! Kitchen was well stocked with utensils and pots and pans. Across the street from the pool. Only downside and believe me this really was not a huge downside, it was a long walk to beach, there are parking spots by the bridge over but they were always full and we were never able to use them. Upside of the beach was we were only minutes away from the drive on entrance to the beach which worked out perfect for us. The owner worked with us through the rental company and was always available. Description of home and amenities was spot on. Very close to everything and was a short drive to aquarium and sightseeing. We had a great time! We will definitely stay here again when we come back!

We really enjoyed the house and the location. The house is nicely furnished and the beds are comfortable. The kitchen is outfitted with everything you need. <br/><br/>The house was clean in general but the floors were obviously not mopped and/or swept thoroughly since we all got dirty feet as soon as we started walking around barefoot. Also there were no garbage bags in the kitchen and the WIFI did not work. We called the Escapes office regarding the last two items and were told someone would come out the next morning. No one ever came.

It is a lovely home and very clean. We loved the house. Negatives would be there where NO spices, not even salt or pepper. The board walk was VERY long. I think I would put that in the house description. The room with the twin beds the doors are glass, you can't change in that room. Because of the long walk to the beach not sure I would stay in this location again. But it is such a lovely home, with great beds, and furniture!

The property management company was easy to work with and friendly. The house was new and modern. Loved that it was right across from the pool! The beach was walking distance over a lovely-long boardwalk. If you plan to take anything other than yourself to the beach I would recommend driving onto the beach (beach access- take right out of neighborhood, drive about 3/4 miles down access by golf course- no permit fees that I know of)... the kids loved the "kid room" with the bunk beds... and I liked the patio that had a closing gate so they could run outside but not run off. I would bring house-shoes or flip flops- the floors were sandy/dirty... Overall, Great property at a reasonable price. Would stay there again.

The house was very clean. The beds needs to be replaced and they really need rugs at both door entrances. I would also better advertise the fact that your back porch view is of a trailer park.

Quiet, clean, comfortable beds, close proximity to pools. The only minor issue was the walking distance to the beach, however a car beach pass made it very doable.
