Rental Agreement

This rental agreement constitutes a contractual agreement between the guest and The Property Manager, hereinafter called PM. In consideration of this mutual agreement, the PM will provide use of property and guest will pay rent in the amount of $_______________ p/n for the period from _______________ to _________________, 200

RESERVATIONS: Receipt of 25% of the total reservation is required to hold a reservation. The final balance is due 14 days prior to arrival.

CHECK-IN/OUT: You may check-in after 4PM at 1900 St. Hwy. 361, our office will be open from 9-5 Monday-Saturday and Sunday 10-4. If you will be arriving after hours, please call our office to make arrangements to pick up your keys. Check out time is 11 AM. You may arrange for an early check-in and/or late check-out, if available, for a fee of $50.

CANCELLATION POLICY: Cancellation more than 14 days prior to check-in will result in a $50 service charge and a return of the balance of the security deposit. Cancellation less than 14 days prior to check-in will result in forfeiture of the total amount of the reservation. We recommend that the guest purchase CSA Travel Protection. There are no refunds for early departures.

PAYMENT: Visa, MasterCard, Discover, cash or checks are accepted. A valid credit card is required if paying cash. Make checks payable to the Property Manager. Rates quoted do not include applicable lodging tax of 13%, $50 Accidental Damage Waiver fee, pet fees, cleaning fees, early arrival fees or late departure fees.

AGE LIMITS: Contracting guests of the PM must be 25 years of age or older. The guest must have a State Drivers License or other acceptable ID at check-in. The PM reserves the right to refuse service to anyone.

PET POLICY: Pets are only allowed in pet friendly properties. There will be a $10 per night, per pet, charge for all pets staying at pet friendly properties. The pets must be leashed at all times when at the beach or outside of the home. Violators will be asked to leave without a refund and security deposit forfeited.

PARKING: Guest agrees to use only the parking spaces provided for the property. Offending vehicles will be towed at your expense without notice. No RV’s, campers, trailers or boats are permitted at any of our properties. Violators will be asked to leave without a refund.

OCCUPANCY LIMITS: Occupancy limits are posted on our web site and confirmed at time of reservation. If guest exceeds the occupancy limits agreed upon at the time of the reservation, the guest will be asked to leave without a refund.

NEIGHBORS: Loud music or parties outside of the property after 10 PM is prohibited. Please respect your neighbors as you would in your own neighborhood. Violations of this rule could result in immediate eviction and loss of security deposit. Please observe speed limits at all times.

MISC. FEES: There will be a $50 charge for lock outs, extra keys or non-returned keys. Each guest will be provided 2 keys per property at Check-in. If you leave an item behind, we will mail it to your for a $25 charge plus postage. A $500 fine will be levied for smoking in a non-smoking property, no exceptions. Guests are welcome to smoke on the patios or decks outside. If the property is unusually dirty, the guest will be charged a $30 per hour cleaning fee, charged to your charge card.


LIABILITY: Unless caused by the home owner, owner is not responsible for personal injuries or property damage caused to renter or renter’s guests or their property. The PM is not responsible for injuries to renter or renter’s guests or their property for unforeseeable or dangerous use of the property. Renter agrees to indemnify the PM and hold harmless in the event of legal action against owners arising from renter’s use of the property or injuries that occur on the property that are not the fault of the PM.

RENTER agrees to accept responsibility for all damage caused by renter or renter’s guests. Renter will be charged replacement cost for any broken or missing items on the property, any additional cleaning fees and any costs of repair. The PM is not responsible for renters’ or renters’ guest’s personal property.

Representatives for the PM have the express right to enter the properties at any time, with or without the guest’s consent to inspect the property or perform routine maintenance. The PM will make attempt to notify the renter if this should occur.

Venue for any dispute arising out of this agreement or the rental period will lie exclusively in Nueces County, Texas. Should any legal action by owners become necessary to enforce this agreement, Renter agrees to pay all legal fees incurred by the PM, including costs and expenses.

Pelican's Perch VW21 Even though the weather was HORRIBLE we still had a great time and the house was perfect, EXCEPT the AC wasn't working until Saturday around noon; the coffee pot needs to be replaced and there is no DVD in the rental that we could find...which would have been great since we basically were stuck inside all day on Saturday...HOWEVER, I would rent it again! I loved it! And Sara from Port A Escapes is WONDERFUL to work with!

2018 Port A Port A has always been a yearly excursion for us since I was a child, for my children and making it so for our grandchildren too. Port A has made a miraculous come back from Harvey..still some to go, but getting there. Our stay at Pelican's Perch was wonderful. The house is neat and very clean and has all the amenities/cooking tools you need. The home is not direct access to the beach, but only a few blocks away...less than 5 minutes...even in golf cart. It was wonderful to see so many local establishments up and running. Kudos to "FINS", your dinner was wonderful. See ya next year!!

Not the best experience. When I arrived at my rental I found out that we weren't allowed garage access. The photos that are displayed show a two car garage but it does not say that you will not have access to it. We found dead and alive roaches, two black catapiller on floor and say two rats on the porch during our 7 day stay. The house didn't come with a dust pan but we were given one after we requested it. Other then that the place was nice but I will probably stay somewhere else next time.

A very relaxing week We had a party of 7 and experienced a very comfortable and relaxing week of vacation and visitation! There is a 0.5 mile walk / drive to beach but very close.

Aweful We waited to go to Port A due to the hurricane, and thought since 5 months had passed, this was. Good time to go. When we got there, there was obvious mold growth on downstairs walls, we turned a light switch on and it blew the bulb out of the base. This happened twice and glass was everywhere. Plumber had to come fix hot water, cable didn’t work properly, etc. Port A is definitely not ready for visitors yet.

No Internet? Just could not get comfortable in this house. Living room furniture not good. No internet. Light bulbs out/black stuff growing in toilets. Yard Areas tore up. Worn appliances/dirty looking. Dining for 4?

/Stay at Pelican's Perch We had a wonderful time. We loved the porch. It is unfortunate that our friends who visited had to stay in the room above the garage which has mold in the vent system. They cut their visit short because of the mold smell. Silverware for eight would have been nice.

Amazing Rental!!!!!! The vacation rental was amazing. Very spacious,we have a large family and this was our first family vacation and we couldn't have chose a better home.. looking forward to next year!

Just So So Upon arrival with 2 full size trucks we realized there was no access to the garage. Not what we had in mind due to all of the things we needed to store during our stay. The parking was barely enough to accommodate our vehicles. The house had a good layout and was clean. Wouldn't recommend staying here though unless you drive a Fiat.

Pelican's Perch We had a great time. The house was very nice, convenient location, enjoyed the back patio and the carriage house set-up for the teenagers. Only thing missing was a grill. We would recommend and return. Property mgt front desk was a little disorganized, but did quickly send out maintenance when we had a problem with the front door code for a quick solution.

It was nice It was okay, we had trouble with the lights in the entry way and it took a full day for them to get to them. The house is nice and very comfortable for 8 people. The off bedroom is kind of a pain since you have to go thru just about the whole house to get to it. Next time we will get all the bedrooms under one roof. Pool is super super small and they do need an outside grill at all the villas. On check in no one knew the combination, the one they sent us didn't work and the one they gave us at check in didn't work. Lucky we just needed a key for the front door. Finally got the right combination and worked out.

Nice layout for family with children The house is next to 11th street which can be a little noisy for the master bedroom at night. I would suggest providing coffee and bottled water in fridge. Need to remove sand burrs from carpet upstairs. Overall, good experience.

great rental, but location not good The home was great, very nice. The complex was nice and felt safe. However, the 2 pools were very small and filled with people at nearly all times. The pool furniture was in bad shape and pool and pool area wasn't clean. Also, definitely far from the beach and no view of ocean which was a definite negative.

Somewhat Satisfied This house is located in Village Walk....a 5 minute drive to the beach with no boardwalk or direct access. The neighborhood is gated and quite cute....brightly colored adorable homes... However, this house is the least maintained in the development. The interior needs painting and clearly requires mold abatement. The master bathroom ceiling is covered in mold...the apartment was almost intolerable due to the odor. The noise level was high due to it's proximity to 11th street and new housing construction. This was our first trip to Port Aransas...enjoyed the beach and restaurants. We also rented a "beach cart" which the kids loved. The staff was helpful and professional.
