Rental Agreement

This rental agreement constitutes a contractual agreement between the guest and The Property Manager, hereinafter called PM. In consideration of this mutual agreement, the PM will provide use of property and guest will pay rent in the amount of $_______________ p/n for the period from _______________ to _________________, 200

RESERVATIONS: Receipt of 25% of the total reservation is required to hold a reservation. The final balance is due 14 days prior to arrival.

CHECK-IN/OUT: You may check-in after 4PM at 1900 St. Hwy. 361, our office will be open from 9-5 Monday-Saturday and Sunday 10-4. If you will be arriving after hours, please call our office to make arrangements to pick up your keys. Check out time is 11 AM. You may arrange for an early check-in and/or late check-out, if available, for a fee of $50.

CANCELLATION POLICY: Cancellation more than 14 days prior to check-in will result in a $50 service charge and a return of the balance of the security deposit. Cancellation less than 14 days prior to check-in will result in forfeiture of the total amount of the reservation. We recommend that the guest purchase CSA Travel Protection. There are no refunds for early departures.

PAYMENT: Visa, MasterCard, Discover, cash or checks are accepted. A valid credit card is required if paying cash. Make checks payable to the Property Manager. Rates quoted do not include applicable lodging tax of 13%, $50 Accidental Damage Waiver fee, pet fees, cleaning fees, early arrival fees or late departure fees.

AGE LIMITS: Contracting guests of the PM must be 25 years of age or older. The guest must have a State Drivers License or other acceptable ID at check-in. The PM reserves the right to refuse service to anyone.

PET POLICY: Pets are only allowed in pet friendly properties. There will be a $10 per night, per pet, charge for all pets staying at pet friendly properties. The pets must be leashed at all times when at the beach or outside of the home. Violators will be asked to leave without a refund and security deposit forfeited.

PARKING: Guest agrees to use only the parking spaces provided for the property. Offending vehicles will be towed at your expense without notice. No RV’s, campers, trailers or boats are permitted at any of our properties. Violators will be asked to leave without a refund.

OCCUPANCY LIMITS: Occupancy limits are posted on our web site and confirmed at time of reservation. If guest exceeds the occupancy limits agreed upon at the time of the reservation, the guest will be asked to leave without a refund.

NEIGHBORS: Loud music or parties outside of the property after 10 PM is prohibited. Please respect your neighbors as you would in your own neighborhood. Violations of this rule could result in immediate eviction and loss of security deposit. Please observe speed limits at all times.

MISC. FEES: There will be a $50 charge for lock outs, extra keys or non-returned keys. Each guest will be provided 2 keys per property at Check-in. If you leave an item behind, we will mail it to your for a $25 charge plus postage. A $500 fine will be levied for smoking in a non-smoking property, no exceptions. Guests are welcome to smoke on the patios or decks outside. If the property is unusually dirty, the guest will be charged a $30 per hour cleaning fee, charged to your charge card.


LIABILITY: Unless caused by the home owner, owner is not responsible for personal injuries or property damage caused to renter or renter’s guests or their property. The PM is not responsible for injuries to renter or renter’s guests or their property for unforeseeable or dangerous use of the property. Renter agrees to indemnify the PM and hold harmless in the event of legal action against owners arising from renter’s use of the property or injuries that occur on the property that are not the fault of the PM.

RENTER agrees to accept responsibility for all damage caused by renter or renter’s guests. Renter will be charged replacement cost for any broken or missing items on the property, any additional cleaning fees and any costs of repair. The PM is not responsible for renters’ or renters’ guest’s personal property.

Representatives for the PM have the express right to enter the properties at any time, with or without the guest’s consent to inspect the property or perform routine maintenance. The PM will make attempt to notify the renter if this should occur.

Venue for any dispute arising out of this agreement or the rental period will lie exclusively in Nueces County, Texas. Should any legal action by owners become necessary to enforce this agreement, Renter agrees to pay all legal fees incurred by the PM, including costs and expenses.

Home is where the dogs are! This property was a perfect doggie paradise! Our stay was made even more meaningful because we got to share our beach vacation with Toby, Mia, Avery, Angus and Stoney. Loved the house and yard. So very beautiful and comfortable! Hope to come back soon!

Home away from Home My wife and i loved it. we are diffidently staying at this place again everything was close to the house. The pool was a little warm but wasn't sure if it was cause of the heat outside or if the water was being heated by the pool system. The house was very cleaned when we showed up. I would recommend this place to friends.

Winter Texan One of few 1 story homes for those with problems climbing stairs. Fenced in back yard. Short walk to beach over boardwalk. Spoke with owner who was very personable. Rental agency always quick to address any concerns. No use saying how nice this property is for Winter Texans because it is reserved years ahead of time! We just got lucky. Casita for company. About 1.5 miles to town. Easy bike ride on beach or sidewalk. Low-key area to relax & be casual. Lots of restaurants. If you like to fish, this is the place.

Our fifth winter at this house and reserved again for next year! We are winter Texans and just completed a 10 week stay at Texas on the Beach. Love that the house is on one level and in a quiet neighborhood. Since we walk the beach each day, the boardwalk to the beach is very handy. The house is spacious with a comfortable king bed in the master suite and relaxing furnishings in the living room. Kitchen is well supplied with a variety of dishes and cookware. Had an opportunity to talk to the owner who is a very personable individual who takes pride in maintaining the house. Always a pleasure to work with the property management firm - Port A Escapes. Easy to communicate with them via phone or email. The house was well stocked with a good starting base of toiletries and the linens are in excellent shape. Looking forward to coming back.

Great for the Beach Excellent location and well maintained. The layout provides for a large group but everyone can have their privacy at night. Fenced yard for pets is an added plus. Added benefit of being all on one level.

Second Stay this year This is our second stay at this property. It is a great place to bring your pets but also a nice setup for adults with all bedrooms apart from each other. just a hiccup or two The grass burrs in the yard were terrible...and we had some confusion regarding entry to the house (which I thought it was earlier than it actually was). Then, although our last rental from this agency involved a keypad at the door, this rental required that we check into the office, personally, and get the key. <br/>However, once we learned to avoid the grass-burr-y lawn - and once we got our keys - we had a really nice weekend.

Southwest Home Feel It was a great location and a wonderful vacation stay. The home was beautiful and comfortable. When we had a couple of situations, the property management took care of it right away. They were very professional! My family enjoyed the beach, the home and the yard! Texas on the Beach When we arrived the AC wasnt working. Called and got answering service, which this girl was very rude. I talked to her 3 times and she only got worse. 3 hours later, worlkers came, only to tell us nothing was wrong. 2 days later we got up, with it 80 degrees in the house, sent repair people, and finally got it working. Several chairs in kitchen were broke. Says there is a walkover to beach but not close. I did love the inclosed patio on the front of the house. Was great place to dump all things sandy! Other then the AC not working and the chairs, we really did enjoy the house.

relaxation at the beach The property was clean and ready upon arrival. Most of the furniture was either broken down or busted. All of the kitchen chairs were broken, the wooden slats under the bed in the master bedroom kept falling down. It was nice to have a big fenced in yard, but the mosquitoes and fire ants were so bad you couldn't go outside to enjoy it. The house is close to the beach with beach access but no one mentioned the 100 plus steps that you have to go up and down to get to the beach. You will find that it is easier to drive to the beach instead especially if you are taking a cooler, towels, etc. We enjoyed our stay at the beach but felt that the house/furniture needs some major updating to make it worth the money we spent. We will come back to Port A next somewhere, but we will be looking for somewhere else to stay.

Fun at the Beach - Great House - Great Location Great house for your stay in Port A. Large open living/dining/kitchen. Hugh master with an equally large master bath with walk-in shower and jacuzzi tub.<br/><br/>Second bedroom is also large with sleeping for 4 plus room for a blow-up bed. Amazing. Third bedroom has it's own separate entrance, king bed, large bathroom and walk-in closet. Includes a microwave and small refrigerator.<br/><br/>Fenced backyard is "sticker free" which is rare. Also includes a cute front courtyard you can close off for privacy. No garage access which is a bummer, but plenty of parking is available on driveway and street. A rented golf cart was perfect for this place, but the boardwalk to the beach is convenient for the walkers and runners that visit. <br/><br/>Port A Escapes is awesome to work with. Very friendly and accommodating. #1 Rental Company for sure!

Paradise We recently stayed at Texas on the Beach and LOVED it! It is very dog friendly, and that is the biggest plus for us. We brought our girls and didn’t have to worry any. The beach was close (via a boardwalk) and we enjoyed taking our girls to the beach. The backyard has a tall fence so letting them out was stress free. We enjoyed the courtyard and everything in the house was amazing. We can’t wait to return for another relaxing trip. The house is gorgeous and the neighbor hood was quiet.

Great Memories @ Texas on the Beach!!! Reservation process was fast and easy;office staff very professional and responsive to all my needs and questions. Key pick-up was simple; The house was in excellent condition and looked exactly like virtual tour:) My entire family consisiting of 3 households were extremly happy with the property choice I made and are planning to return!! Additionally I left my wedding bands behind in one of the rooma and Mat was kind enough to go on the search for me; kept me informed found them and sent them by Fed-Ex!! We went to celebrate my inlaws 40 yr wedding anniversary and the stay @ beach was their gift! They loved it!!! Thank You. See you Soon!

Awesome 'Palm Beach' Stay Seeing the photos online and pulling up to the house for the first time, two totally different experiences! Great layout, great layout, and excellent social space! Would like to have had access to the garage to parking car(s) but other than that, stay vacation home. Will definitely book this house again in the future.

Port A Vacation Very nice property. 3 bedroom with plenty of separation between the bedrooms for privacy. Would go back to this same home again sometime.

Lies about rental The first day that we arrive at the house the water is turned off. The owner of the house did not pay the water bill. We call the management company and they pay the bill and we get the water turned on within an hour. We noticed TONS of mosquito's. We had 12 adults and the house says that is can sleep 13 which is a lie. We had to buy an air mattress to sleep someone. There are only 2 King size beds not 3. If we would of known that we would of booked a bigger house. We quickly found out that a family of BIG rats live on the property and the management company said that was normal. We saw 5 rats total. From the boardwalk to the beach is about a 15 minute walk. We learned quickly since we were carrying chairs and coolers that we had to drive to the beach everyday. The house was cleaned. There were plenty of towels to shower with. The coffee maker was covered in mold and we had to scrub it out. It looks like the owner of the house does not care about the house. We had fun and would rent from the company again but not this house.

Beach around the corner The remotes in the master did not work with the TV so that was disappointing. The AC wasn't working when we arrived but was serviced quickly. Small but efficient. Great location. Not stocked with any pantry items, i.e. sugar, flour, etc.. Wireless was good if you are in the living room and unsteady in the bedroom. Overall a good place that was available at the last minute.

Heaven on Earth We rented this beautiful home for a 2nd time and enjoyed it. It is pet friendly (tile floors, and fenced back yard) and we enjoy traveling with our furkids and this place is perfect for them. Super close to the beach and so comfortable. The house was clean and the management company was wonderful.

Amazing home We had a family get together of 21 people and rented 2 homes. My dad and mom are 80 so they needed room to get around. This house was perfect!!! My only complaint was TVs outdated and only one remote worked in the whole house. Otherwise amazing time. Would definitely rent this house again.

Texas on the beach stay The house is pretty. Good location. The walk to the beach is kinda long. But the drive to the beach was short. The dryer didn't work well. Overall it was a good stay and we enjoyed it.

Key pick-up was simple; The house was in excellent condition and looked exactly like virtual tour:) My entire family consisiting of 3 households were extremly happy with the property choice I made and are planning to return!! Additionally I left my wedding bands behind in one of the rooma and Mat was kind enough to go on the search for me; kept me informed found them and sent them by Fed-Ex!! We went to celebrate my inlaws 40 yr wedding anniversary and the stay @ beach was their gift! They loved it!!! Thank You. See you Soon!

Seeing the photos online and pulling up to the house for the first time, two totally different experiences! Great layout, great layout, and excellent social space! Would like to have had access to the garage to parking car(s) but other than that, stay vacation home. Will definitely book this house again in the future.

The first day that we arrive at the house the water is turned off. The owner of the house did not pay the water bill. We call the management company and they pay the bill and we get the water turned on within an hour. We noticed TONS of mosquito's. We had 12 adults and the house says that is can sleep 13 which is a lie. We had to buy an air mattress to sleep someone. There are only 2 King size beds not 3. If we would of known that we would of booked a bigger house. We quickly found out that a family of BIG rats live on the property and the management company said that was normal. We saw 5 rats total. From the boardwalk to the beach is about a 15 minute walk. We learned quickly since we were carrying chairs and coolers that we had to drive to the beach everyday. The house was cleaned. There were plenty of towels to shower with. The coffee maker was covered in mold and we had to scrub it out. It looks like the owner of the house does not care about the house. We had fun and would rent from the company again but
