Rental Agreement

This rental agreement constitutes a contractual agreement between the guest and The Property Manager, hereinafter called PM. In consideration of this mutual agreement, the PM will provide use of property and guest will pay rent in the amount of $_______________ p/n for the period from _______________ to _________________, 200

RESERVATIONS: Receipt of 25% of the total reservation is required to hold a reservation. The final balance is due 14 days prior to arrival.

CHECK-IN/OUT: You may check-in after 4PM at 1900 St. Hwy. 361, our office will be open from 9-5 Monday-Saturday and Sunday 10-4. If you will be arriving after hours, please call our office to make arrangements to pick up your keys. Check out time is 11 AM. You may arrange for an early check-in and/or late check-out, if available, for a fee of $50.

CANCELLATION POLICY: Cancellation more than 14 days prior to check-in will result in a $50 service charge and a return of the balance of the security deposit. Cancellation less than 14 days prior to check-in will result in forfeiture of the total amount of the reservation. We recommend that the guest purchase CSA Travel Protection. There are no refunds for early departures.

PAYMENT: Visa, MasterCard, Discover, cash or checks are accepted. A valid credit card is required if paying cash. Make checks payable to the Property Manager. Rates quoted do not include applicable lodging tax of 13%, $50 Accidental Damage Waiver fee, pet fees, cleaning fees, early arrival fees or late departure fees.

AGE LIMITS: Contracting guests of the PM must be 25 years of age or older. The guest must have a State Drivers License or other acceptable ID at check-in. The PM reserves the right to refuse service to anyone.

PET POLICY: Pets are only allowed in pet friendly properties. There will be a $10 per night, per pet, charge for all pets staying at pet friendly properties. The pets must be leashed at all times when at the beach or outside of the home. Violators will be asked to leave without a refund and security deposit forfeited.

PARKING: Guest agrees to use only the parking spaces provided for the property. Offending vehicles will be towed at your expense without notice. No RV’s, campers, trailers or boats are permitted at any of our properties. Violators will be asked to leave without a refund.

OCCUPANCY LIMITS: Occupancy limits are posted on our web site and confirmed at time of reservation. If guest exceeds the occupancy limits agreed upon at the time of the reservation, the guest will be asked to leave without a refund.

NEIGHBORS: Loud music or parties outside of the property after 10 PM is prohibited. Please respect your neighbors as you would in your own neighborhood. Violations of this rule could result in immediate eviction and loss of security deposit. Please observe speed limits at all times.

MISC. FEES: There will be a $50 charge for lock outs, extra keys or non-returned keys. Each guest will be provided 2 keys per property at Check-in. If you leave an item behind, we will mail it to your for a $25 charge plus postage. A $500 fine will be levied for smoking in a non-smoking property, no exceptions. Guests are welcome to smoke on the patios or decks outside. If the property is unusually dirty, the guest will be charged a $30 per hour cleaning fee, charged to your charge card.


LIABILITY: Unless caused by the home owner, owner is not responsible for personal injuries or property damage caused to renter or renter’s guests or their property. The PM is not responsible for injuries to renter or renter’s guests or their property for unforeseeable or dangerous use of the property. Renter agrees to indemnify the PM and hold harmless in the event of legal action against owners arising from renter’s use of the property or injuries that occur on the property that are not the fault of the PM.

RENTER agrees to accept responsibility for all damage caused by renter or renter’s guests. Renter will be charged replacement cost for any broken or missing items on the property, any additional cleaning fees and any costs of repair. The PM is not responsible for renters’ or renters’ guest’s personal property.

Representatives for the PM have the express right to enter the properties at any time, with or without the guest’s consent to inspect the property or perform routine maintenance. The PM will make attempt to notify the renter if this should occur.

Venue for any dispute arising out of this agreement or the rental period will lie exclusively in Nueces County, Texas. Should any legal action by owners become necessary to enforce this agreement, Renter agrees to pay all legal fees incurred by the PM, including costs and expenses.

Comfortable House Nice house, plenty of room in the garage, good layout for multiple families. Landscaping was overgrown, and outdoor spaces could use some attention, which detracted from our overall perception. Interior was in good,clean condition.

Great Stay! Enough room for everyone. The upstairs porch was a wonderful place to relax. The home is near the entrance gate of the community which makes it a little noisy while we enjoyed the upstairs porch. I wish the community would impose a noise ordinance because of loud music played by the golf carts in the late evening hours. We would definitely stay here again. We were even allowed to check in early! Loved it!

Awesome!!! Enjoyed the house tremendously, had something come up literally the day prior to our arrival and the staff was awesome and very accommodating to help us get our reservations secured and made a few adjustments.... Would highly recommend!!!

Spring break Pros...Great place to stay. Very clean and spacious. Close to town shopping. Bathrooms had enough clean towels for a 3 day stay... Was very <br/>impressed.<br/>Cons.. far from the beach. 35 min walk plus. Golf cart is a 8 min distance. Rent a golf cart forsure..unless u want sand in your car. <br/>I would stay here again forsure.<br/><br/>

Village Walk 33 review Very nice house, lots of room and not cluttered. Upper deck very nice spot to hang out and is shaded. Only issue we had was there's no wifi access upstairs and couldn't get a cell connection either.

Family Vacation July 2017 Vacation rental was very clean and very cozy and roomy. Just wish i was able to park in front had to park on hill in the back by garage wasnt easy getting my elderly mom off and on my truck but other than that everything was great. I do plan on staying in village walk again for my next family vacation.

Big Beautiful Home with a Great Balcony We love Port A and all it has to offer. Each year we pick a new place to stay to explore more of what the island has to offer. This place was perfect for our family of 12. It had jus the right number of beds and the kids had a GREAT time in the bunk bed room. The pools were somewhat small to accommodate the entire community but we went to go see the beach so it didn't really bother us. I would highly recommend this place.

Pirates Cove VW33 Beautiful house, parking spaces not adequate, too close to the entrance so it made it noisey at night, people that spend lots time on the beach, this house would not worth it. <br/>There were issues in the house that we should have been aware of prior to our check-in. Ex: broken blind in upstairs bedroom, dents in the wall, pelllican on the front porch broken, noisey a/c vent.

House was a perfect gathering place for our family Our immediate and extended family stayed in Port A to celebrate my daughter’s graduation. The house was perfect because it allowed us to stay under one roof, plus provided plenty of privacy in addition to open common spaces. The rooms were good size, with comfortable beds and the A/C worked great (of utmost importance on the Texas Gulf Coast!) My single complaint is that we needed more towels.

Excellent Vacation House! It was amazing! When we first walked in, it smelled brand new, like a new home. It was huge inside, clean, TV in every bedroom and 2 family rooms. The kitchen had everything we needed and then some. Plenty of glasses, plates, cooking utensils, better then we have at home. Huge upstairs deck, perfect for chatting with friends in the evening. We had 2 families there, 4 adults and 4 kids, plenty of room.

Beach Birthday Bash 2014 10 of my friends and I spent the weekend at Pirates Cover 33 for my 40th birthday and it was perfect. The house is in Village Walk, a fav community of mine, and had the perfect layout for this size group. The house was clean and everyone enjoyed the large living space on the ground floor. There were A LOT of mosquitoes this visit, which I can only assume had to do with the resent rain. The Upstairs patio could use some fans, it was not a place we hung out a lot because of those 2 things. All in All, we had a great time and would recommend this property!

Pirate's Cove Great House! My wife and her brother's family had a fantastic 3 night stay at this beautiful beach getaway. The layout and decor were perfect, especially with the one master bedroom downstairs and the rest on the 2nd floor. The 1st thing everyone said was "I would love to own a place like this". We would definitely stay here again. Staff at Port A Escapes was professional and very nice. As for the beach access, we couldn't find a reasonable walkable route, but it is a short drive.

Family Vacation This was our annual family vacation at Port A and first time at this house.The house was brand new and tastefully decorated, with great beds for all four couples and a sofa bed in the upstairs sitting room. Mosquitoes were a problem between the houses as said before.The house was well equipped except for kitchen towels and laundry detergent. The only drawback is you have to drive to the beach. It has a great upstairs patio with large table and chairs. A ceiling fan would be great up there. I would stay there again as we had a great time and we all loved the house.<br/><br/>

Best Rental Ever! This house was perfect for our three-family, extended vacation. It had all the amenities of home, the AC was cold, the decor was comfortable, the cable worked great, the kitchen was well equiped... I could go on. The kids room (bunk bed room) had a DVD player in the television, so that was perfect. The house was very near the crystal clear pool, and close to the beach.

Great space for a family vacation! We loved the layout of this home. Each couple had privacy and their own bathroom. My husband and I took the master with its own seating area and kitchenette which worked well for my early-rising husband. The common areas were spacious and the entire house was decorated nicely. Dual sets of washer/dryers also a plus. All appliances were newer and of good quality. The only downsides were very spotty internet and distance (several blocks) to beach access. Kitchen could use some mixing bowls and food storage containers.

Looks Good, Minor Concerns The house was beautiful and the living area down stairs was huge. The house had everything you needed. However, I found hair (mens short hair) on my sheets like they weren't washed. The furniture in the bedrooms were very cramped together so you can easily hit yourself on the corners. The master suite upstairs is very nice, but the bedroom was small. I was told by the property management that it was handicap/ wheelchair accessible and it was NOT! Thank god my grandfather could walk a little bit. The house is not fit for anyone who cant walk. The streets are cramped and the garage says 4 car, but is really a 3 car garage. Overall, I think the property management team needs to get the details straight that way they can better inform the renters.

40th anniversary bash We loved having the big table we could all sit around to eat and play games. Everyone came away a little tanner and full of memories. The waves could have been a little larger.The water was warm but refreshing.The walk to the beach was too far for kids and stuff so we bought the parking pass. The worst thing was the mosquitoes many around the house and the walk to the beach! We would love to go again.

Great place to stay in Port A We had a great family vacation at the Pirates Cove in Village Walk in September 2015. House was beautiful and had plenty of room for everyone. Beautifully decorated and very welcoming and comfortable. Kitchen is well equipped and has plenty of room to prepare meals. The gas grill was out of propane, but the property manager took care of it the following day. The small driveway in the garage area was not long enough to park big Ford pickups, but parking in front worked fine. Our stay there was outstanding. Kiddo's had a ball at the Red Dragon Pirate Ship....a highlight of the trip! Playing on the beach is always a favorite, too. We have stayed at another property managed by Port A Escapes and found it excellent as well. This time we needed a pet friendly, larger location and this property was superb. Only wish we could have stayed longer. We will definitely be back.

VW 33 stay as we were the first people to stay after construction, we were subjected to serious problems causing a portion of our group substantial inconvenience. The first week, a pipe upstairs which had not been connected caused flooding thru the ceiling into th main level bedroom..this problem was eventually fixed, but the water continued to set of all 9 fire alarms, and to drip they the ceiling..our guests left early, and we shortened our paid stay by a week..costly to us and an extreme inconvenience..Contractors rep was discourteous ..said the fire alarms were due to"sawdust". Told us to take them all down if they went off again..(which they did). Bad experience

Great Port A Family House This is a beautiful house that is tastefully decorated and furnished. There are many benefits to renting Pirate's Cove for a family (2 sets of washer/dryers, full kitchen and kitchenette, covered balcony, numerous bathrooms and convenience to the beach and Port A dining.) What kept this house from being a 5 star are three items: the advertised wi-fi either did not work or was not strong enough for service, the gas grill had no propane and Village Walk can be loud. Obviously, the noise actually cannot be cured but the other two items should be addressed. We will definitely stay there again as the opportunity arises.

The TV was broken in one of the bd rms and the 2 toilets stopped My family comes to Port Aransas at least once a year. I must say Pirates Cove was one of my<br/>favorite places to stay! Clean, well decorated and roomy! Would stay here again!!!

What kept this house from being a 5 star are three items: the advertised wi-fi either did not work or was not strong enough for service, the gas grill had no propane and Village Walk can be loud. Obviously, the noise actually cannot be cured but the other two items should be addressed. We will definitely stay there again as the opportunity arises.

It was amazing! When we first walked in, it smelled brand new, like a new home. It was huge inside, clean, TV in every bedroom and 2 family rooms. The kitchen had everything we needed and then some. Plenty of glasses, plates, cooking utensils, better then we have at home. Huge upstairs deck, perfect for chatting with friends in the evening. We had 2 families there, 4 adults and 4 kids, plenty of room.

My family comes to Port Aransas at least once a year. I must say Pirates Cove was one of my<br/>favorite places to stay! Clean, well decorated and roomy! Would stay here again!!!

10 of my friends and I spent the weekend at Pirates Cover 33 for my 40th birthday and it was perfect. The house is in Village Walk, a fav community of mine, and had the perfect layout for this size group. The house was clean and everyone enjoyed the large living space on the ground floor. There were A LOT of mosquitoes this visit, which I can only assume had to do with the resent rain. The Upstairs patio could use some fans, it was not a place we hung out a lot because of those 2 things. All in All, we had a great time and would recommend this property!

House was beautiful and had almost everything we needed. The only negative is that the wifi did not work. In this day and age too many people depend on it for it not to be available. House was great otherwise.

This was our annual family vacation at Port A and first time at this house.The house was brand new and tastefully decorated, with great beds for all four couples and a sofa bed in the upstairs sitting room. Mosquitoes were a problem between the houses as said before.The house was well equipped except for kitchen towels and laundry detergent. The only drawback is you have to drive to the beach. It has a great upstairs patio with large table and chairs. A ceiling fan would be great up there. I would stay there again as we had a great time and we all loved the house.<br/><br/>

The vacation home was more than expected. Never did I expect the place to be as the pictures show, but this home was spotless. Everything was as described. Check in and key pick up was easy.

This house was perfect for our three-family, extended vacation. It had all the amenities of home, the AC was cold, the decor was comfortable, the cable worked great, the kitchen was well equiped... I could go on. The kids room (bunk bed room) had a DVD player in the television, so that was perfect. The house was very near the crystal clear pool, and close to the beach.
