Rental Agreement

This rental agreement constitutes a contractual agreement between the guest and The Property Manager, hereinafter called PM. In consideration of this mutual agreement, the PM will provide use of property and guest will pay rent in the amount of $_______________ p/n for the period from _______________ to _________________, 200

RESERVATIONS: Receipt of 25% of the total reservation is required to hold a reservation. The final balance is due 14 days prior to arrival.

CHECK-IN/OUT: You may check-in after 4PM at 1900 St. Hwy. 361, our office will be open from 9-5 Monday-Saturday and Sunday 10-4. If you will be arriving after hours, please call our office to make arrangements to pick up your keys. Check out time is 11 AM. You may arrange for an early check-in and/or late check-out, if available, for a fee of $50.

CANCELLATION POLICY: Cancellation more than 14 days prior to check-in will result in a $50 service charge and a return of the balance of the security deposit. Cancellation less than 14 days prior to check-in will result in forfeiture of the total amount of the reservation. We recommend that the guest purchase CSA Travel Protection. There are no refunds for early departures.

PAYMENT: Visa, MasterCard, Discover, cash or checks are accepted. A valid credit card is required if paying cash. Make checks payable to the Property Manager. Rates quoted do not include applicable lodging tax of 13%, $50 Accidental Damage Waiver fee, pet fees, cleaning fees, early arrival fees or late departure fees.

AGE LIMITS: Contracting guests of the PM must be 25 years of age or older. The guest must have a State Drivers License or other acceptable ID at check-in. The PM reserves the right to refuse service to anyone.

PET POLICY: Pets are only allowed in pet friendly properties. There will be a $10 per night, per pet, charge for all pets staying at pet friendly properties. The pets must be leashed at all times when at the beach or outside of the home. Violators will be asked to leave without a refund and security deposit forfeited.

PARKING: Guest agrees to use only the parking spaces provided for the property. Offending vehicles will be towed at your expense without notice. No RV’s, campers, trailers or boats are permitted at any of our properties. Violators will be asked to leave without a refund.

OCCUPANCY LIMITS: Occupancy limits are posted on our web site and confirmed at time of reservation. If guest exceeds the occupancy limits agreed upon at the time of the reservation, the guest will be asked to leave without a refund.

NEIGHBORS: Loud music or parties outside of the property after 10 PM is prohibited. Please respect your neighbors as you would in your own neighborhood. Violations of this rule could result in immediate eviction and loss of security deposit. Please observe speed limits at all times.

MISC. FEES: There will be a $50 charge for lock outs, extra keys or non-returned keys. Each guest will be provided 2 keys per property at Check-in. If you leave an item behind, we will mail it to your for a $25 charge plus postage. A $500 fine will be levied for smoking in a non-smoking property, no exceptions. Guests are welcome to smoke on the patios or decks outside. If the property is unusually dirty, the guest will be charged a $30 per hour cleaning fee, charged to your charge card.


LIABILITY: Unless caused by the home owner, owner is not responsible for personal injuries or property damage caused to renter or renter’s guests or their property. The PM is not responsible for injuries to renter or renter’s guests or their property for unforeseeable or dangerous use of the property. Renter agrees to indemnify the PM and hold harmless in the event of legal action against owners arising from renter’s use of the property or injuries that occur on the property that are not the fault of the PM.

RENTER agrees to accept responsibility for all damage caused by renter or renter’s guests. Renter will be charged replacement cost for any broken or missing items on the property, any additional cleaning fees and any costs of repair. The PM is not responsible for renters’ or renters’ guest’s personal property.

Representatives for the PM have the express right to enter the properties at any time, with or without the guest’s consent to inspect the property or perform routine maintenance. The PM will make attempt to notify the renter if this should occur.

Venue for any dispute arising out of this agreement or the rental period will lie exclusively in Nueces County, Texas. Should any legal action by owners become necessary to enforce this agreement, Renter agrees to pay all legal fees incurred by the PM, including costs and expenses.

Love this house! I really wanted to give this house a bad rating so that no one would want to stay there and it would be available for me to use any time I want! Ha! I LOVE this house! The location is great! It was super clean and we loved hanging out in the converted garage! The personnel at the management company was super great as well! Will definitely be back!

Close to the beach at Port A It little blue house was in a great location with easy access to the beach and town. The house was clean and quiet with a great space for outdoor relaxation in the converted garage. We loved it!

RENTERS BEWARE DO NOT RENT Do not rent this property the creepy owner has cameras in the front of the house right by the balcony where you sit and hang out and also in the back yard by the garage right where you would hang out and walk and the cameras have audio recording on them that CAN NOT be turned off!!! It is very creepy and he watches the cameras and listens to your conversations. We rented this place last on 8/7/2019 and the rental company never disclosed that the property had audio and video recording so when we arrived in the evening it creeped us out so we turned the camera in the backyard the next morning we left on a fishing trip and when we returned the camera was turned back (proves he is watching the cameras!!). I called the management company, which that company is a joke in itself) and told them they never told us there are cameras because we would of never rented this place and that we turned the camera again and expect it to stay that way. An hour later we had 4 men banging on our door (one was the port aransas escapes manager) threatening and trying to intimidate us saying if we touch the camera again we will be kicked out and will not receive a refund and then turned the camera back to watching us! They scared my kids so bad they didn’t want to go to sleep that night by themselves. We called HomeAway and told them what was going on and they told us that the owner violates their contract because he never disclosed the cameras to anyone including the management company!!! The next day we called the management place back and told them they had 3 options 1. Turn the cameras off because in Texas it’s illegal to audio record other peoples conversations without their permission 2. Move us to a different house or 3. Refund our money and they told us they will not do any of those things and we should be glad the cameras are their and to deal with it ( like I said a joke of a company). Everything was booked on the island so it took us another day to find a place

Port A Escaoe review @ Hartmans It was a nice condo. A few problems with loud and obnoxious neighbors that were causing chaos but a quick call and it was fixed for the night. Washer & Dryer did not wash very well. Clothes still smelled like BBQ smoke. But other than that it was comfy.

Beautiful home in a great location This is a beautiful home. It had everything we wanted and more. They made great use of the garage space, and made it a hang out space. We loved sitting on the decks to just enjoy the fresh air. We would definitely return and will recommend! Our daughter's graduation present Absolutely loved our stay. It was a short walk to the beach which we took every night of our stay. It was conveniently located close to all the shops and eateries. It was very clean and furniture was newer. Plenty of parking and the garage being completely done was an added bonus room where we could hang out without fear of ruining indoor carpet. Plenty of room for all 8 of us. It was easy and painless to receive our keys and the price I thought was extremely reasonable considering its location. I would absolutely recommend this home to our friends and family. The street it is located on is great except for the view across the street being a huge 2 story motel so the great front porch scenery we anticipated was not what we expected. Not really the owners fault though. We will definitely be renting this gem again for future vacations.

Pleasantly surprised Our family (of 3 families) was happy with this house. It was certainly cozy for a group of 9, ranging from 10 months to 61 years old. It wasn't as large as the pictures appeared and since it is an older home, the closets are pretty small. (Just FYI for how much you pack) The location is wonderful- just a few minutes from a beautiful beach. This was our first time to Port Aransus and this had to be one of the best beaches we have ever been to. The management staff for the house was great and easy to work with. The house was clean and supplied with the essential paper goods. The "garage" area would've been more useful if there were more air flow, but the heat at the time of our visit prevented us from enjoying it for more than storage of our beach toys.

Awesome beach house Great house we stayed for the holiday weekend and had everything we needed. Love the use of the washer and dryer. Rooms were great, beds were comfortable. Large bathrooms, plenty of parking space, and dog friendly!!!! We will be back!

Not so good. Extremely uncomfortable living room furniture. Could not even sit in the two chairs. Cooking supplies inadequate. Had to buy a dust pan, clothes hangers and a decent fry pan. Left them for the next people. No working can opener, no pizza cutter. Front outside door and upper deck outside door are coming off their frames. Not a suitable place to stay for a month, but probably ok for a short stay.

Tims House I have stayed in Port A every Easter for the last 6 years. I must say this house, although good; was the least impressive of all the houses I have rented in the past.<br/>I was very disapointed that their was only 1 tv. The door to the utility room was broken and the rugs in down stairs bathroom were dirty.<br/>Just a few things I noticed.<br/>I did say I would recommend to a friend, but I would still let them know I was not fully satified.

Very clean home. Convenient to town and to the beach. The beach home was very nicely decorated and very clean. The furniture was not worn like so many rentals tend to be. Plenty of bar stools for everyone was a plus. The showers were rather small, but overall, very pleased with the home. We would definately recommend it to others.

Tim's Beach House Finding and choosing this place was very easy. Staff was very friendly and helpful. They reacted quickly and adjusted the charges when it was discovered the beach house had work that was not finished in one of the bathrooms. Great experience and stay. Would recommend to friends and family.

Fun in the Sun My family had a wonderful time! The house was so close to the beach, also within walking distance of all the fun gift shops and restaurants. The house was clean and had a great beach theme! The only down part about the experience was trying to deal with the staff. I called up 3 separate times, asked the same question to 3 different people and given 3 different responses. I wanted to know if there was a BBQ pit on site (it was not listed in the amenities) was told they could walk the property, just call back the week of. The next time they tell me to call back the day before. The next call says sorry it's not listed in the amenities therefore there isn't one. So I purchase one, and to my surprise when I arrive there were 2 already sitting there. I just wish they weren't so lazy, and would go the extra mile for their customers (literally, the property a mile from their office). The house was so nice and the island is wonderful, I will probably rent from them again next summer.

Wonderful Home with some issues The house is wonderful, it has 3 large bedrooms and 2 sufficient bath rooms with plenty of space for everyone in the family. We had an issue one night the air conditioner went out in the middle of the night, it took a couple of hours for the management company to get someone out there and get it fixed. We also had an issue with trash, there was a considerable amount of beer cans left lying around the yard and the trash can was not put out on trash day so we were stuck with a full trash can. Overall these issues were inconveniences and were frustrating but the overall trip was great and I really enjoyed Tim's Beach House.

Sweet Retreat We thoroughly enjoyed our stay in Port A and Tim's Beach House. Making reservations was easy on line and signed all paperwork electronically. House was clean and nicely furnished and a short walk to the beach.

Fantastic Beach House! Great vacation spot! Recently stayed at Tim's Beach house for a week this past July and love it. The property is nice and clean and has just what was described. Very relaxing and in a quiet neighborhood. Best part was the location. Just about a 5 minute walk to the beach. Daily routine was getting up, walking to the beach, coming back for lunch and quick rest, back to the beach and then home for dinner. Super convenient. Can also just walk uptown to several restaurants and shops. Only used the car one time all week! Nice A/C units in the house keep it cold and also loved just grilling fresh seafood from local stores outside on the bbq provided. Would highly recommend to a friend and will definitely be staying here again!!!

I wouldn't rent this one again. The house smelled like stale cigarettes and mold. There were dead roaches every where. The bbq grill was full of old coals, even though the checkout guidelines are to clean it. The balcony storm door wouldn't stay locked, so it slammed every night. I don't believe it's worth the cost per night. I've stayed in 2 other great rentals from Port A Escapes. While it's close to everything in town, this one was disappointing.

Loved it! We were there for a wedding and, of course, some R&R. The house was extremely spacious for the five of us, was pristinely clean, and was in a fantastic location to the beach, bars, restaurants, etc. The water pressure left a bit to be desired but this is often the case in beach houses. We would definitely consider staying here again!

Ok at best When we got to the beach house, the first thing I noticed was that it wasn't clean. The floor was dirty. There were dead bugs on the floor and in the lights. The countertops had stuff smeared on them. Everything, in general, was dusty and dirty. The screen door on the front and the screen door going to the upstairs deck didn't close. They slammed in the wind the entire time. The trash canister was completely full when we got there and smelled of rotting food. With someone to actually clean and a few repairs, this would be a nice rental. As is, it's mediocre. The only nice thing is the distance from the beach.

Beach Visit Pros:<br/>First off we had a good time in the home. It was pleasantly furnished. Great location close to beach. The beds were comfortable. Plenty of great towels.<br/><br/>Cons: Things that need serious attention:<br/><br/>1. We were greeted by large roaches throughout the house including the <br/>kitchen, baths, and bedrooms. ( I would highly recommend a monthly pest service until the issue can be resolved)<br/>2. The front doors downstairs and upstairs have extreme mildew and are both very hard to open to the point where you have to throw your shoulder into it.<br/>3. I was not able to inspect the garage although the garage door seems to have rust showing.<br/>4. The upstairs hallway is not level and leans away from the master bedroom. There might be issues with the sub flooring getting wet in the past.<br/>5. The upstairs shower handle and shower spigot moves in and out during water temp adjustments.<br/>6. The wifi would go in and out a bunch. <br/><br/>Overall this home could be a killer rental, with a little work.<br/>

much smaller than exepcted, no good outdoor space We were pretty disappointed with this rental. It was ok, but it was much smaller than we expected and there was no good outdoor living space. The whole outside of the house is cement, with no good porch or patio space to hang out. The house next door had an amazing second floor deck, we would have preferred that. The bathrooms were a bit dingy and the shower didn't seem terribly clean. Overall it was ok, but I wouldn't stay here again.

We were pretty disappointed with this rental. It was ok, but it was much smaller than we expected and there was no good outdoor living space. The whole outside of the house is cement, with no good porch or patio space to hang out. The house next door had an amazing second floor deck, we would have preferred that. The bathrooms were a bit dingy and the shower didn't seem terribly clean. Overall it was ok, but I wouldn't stay here again.

Extremely uncomfortable living room furniture. Could not even sit in the two chairs. Cooking supplies inadequate. Had to buy a dust pan, clothes hangers and a decent fry pan. Left them for the next people. No working can opener, no pizza cutter. Front outside door and upper deck outside door are coming off their frames. Not a suitable place to stay for a month, but probably ok for a short stay.

I have stayed in Port A every Easter for the last 6 years. I must say this house, although good; was the least impressive of all the houses I have rented in the past.<br/>I was very disapointed that their was only 1 tv. The door to the utility room was broken and the rugs in down stairs bathroom were dirty.<br/>Just a few things I noticed.<br/>I did say I would recommend to a friend, but I would still let them know I was not fully satified.

The beach home was very nicely decorated and very clean. The furniture was not worn like so many rentals tend to be. Plenty of bar stools for everyone was a plus. The showers were rather small, but overall, very pleased with the home. We would definately recommend it to others.

Finding and choosing this place was very easy. Staff was very friendly and helpful. They reacted quickly and adjusted the charges when it was discovered the beach house had work that was not finished in one of the bathrooms. Great experience and stay. Would recommend to friends and family.

My family had a wonderful time! The house was so close to the beach, also within walking distance of all the fun gift shops and restaurants. The house was clean and had a great beach theme! The only down part about the experience was trying to deal with the staff. I called up 3 separate times, asked the same question to 3 different people and given 3 different responses. I wanted to know if there was a BBQ pit on site (it was not listed in the amenities) was told they could walk the property, just call back the week of. The next time they tell me to call back the day before. The next call says sorry it's not listed in the amenities therefore there isn't one. So I purchase one, and to my surprise when I arrive there were 2 already sitting there. I just wish they weren't so lazy, and would go the extra mile for their customers (literally, the property a mile from their office). The house was so nice and the island is wonderful, I will probably rent from them again next summer.

The house is wonderful, it has 3 large bedrooms and 2 sufficient bath rooms with plenty of space for everyone in the family. We had an issue one night the air conditioner went out in the middle of the night, it took a couple of hours for the management company to get someone out there and get it fixed. We also had an issue with trash, there was a considerable amount of beer cans left lying around the yard and the trash can was not put out on trash day so we were stuck with a full trash can. Overall these issues were inconveniences and were frustrating but the overall trip was great and I really enjoyed Tim's Beach House.

We thoroughly enjoyed our stay in Port A and Tim's Beach House. Making reservations was easy on line and signed all paperwork electronically. House was clean and nicely furnished and a short walk to the beach.

Great vacation spot! Recently stayed at Tim's Beach house for a week this past July and love it. The property is nice and clean and has just what was described. Very relaxing and in a quiet neighborhood. Best part was the location. Just about a 5 minute walk to the beach. Daily routine was getting up, walking to the beach, coming back for lunch and quick rest, back to the beach and then home for dinner. Super convenient. Can also just walk uptown to several restaurants and shops. Only used the car one time all week! Nice A/C units in the house keep it cold and also loved just grilling fresh seafood from local stores outside on the bbq provided. Would highly recommend to a friend and will definitely be staying here again!!!
