Rental Agreement

This rental agreement constitutes a contractual agreement between the guest and The Property Manager, hereinafter called PM. In consideration of this mutual agreement, the PM will provide use of property and guest will pay rent in the amount of $_______________ p/n for the period from _______________ to _________________, 200

RESERVATIONS: Receipt of 25% of the total reservation is required to hold a reservation. The final balance is due 14 days prior to arrival.

CHECK-IN/OUT: You may check-in after 4PM at 1900 St. Hwy. 361, our office will be open from 9-5 Monday-Saturday and Sunday 10-4. If you will be arriving after hours, please call our office to make arrangements to pick up your keys. Check out time is 11 AM. You may arrange for an early check-in and/or late check-out, if available, for a fee of $50.

CANCELLATION POLICY: Cancellation more than 14 days prior to check-in will result in a $50 service charge and a return of the balance of the security deposit. Cancellation less than 14 days prior to check-in will result in forfeiture of the total amount of the reservation. We recommend that the guest purchase CSA Travel Protection. There are no refunds for early departures.

PAYMENT: Visa, MasterCard, Discover, cash or checks are accepted. A valid credit card is required if paying cash. Make checks payable to the Property Manager. Rates quoted do not include applicable lodging tax of 13%, $50 Accidental Damage Waiver fee, pet fees, cleaning fees, early arrival fees or late departure fees.

AGE LIMITS: Contracting guests of the PM must be 25 years of age or older. The guest must have a State Drivers License or other acceptable ID at check-in. The PM reserves the right to refuse service to anyone.

PET POLICY: Pets are only allowed in pet friendly properties. There will be a $10 per night, per pet, charge for all pets staying at pet friendly properties. The pets must be leashed at all times when at the beach or outside of the home. Violators will be asked to leave without a refund and security deposit forfeited.

PARKING: Guest agrees to use only the parking spaces provided for the property. Offending vehicles will be towed at your expense without notice. No RV’s, campers, trailers or boats are permitted at any of our properties. Violators will be asked to leave without a refund.

OCCUPANCY LIMITS: Occupancy limits are posted on our web site and confirmed at time of reservation. If guest exceeds the occupancy limits agreed upon at the time of the reservation, the guest will be asked to leave without a refund.

NEIGHBORS: Loud music or parties outside of the property after 10 PM is prohibited. Please respect your neighbors as you would in your own neighborhood. Violations of this rule could result in immediate eviction and loss of security deposit. Please observe speed limits at all times.

MISC. FEES: There will be a $50 charge for lock outs, extra keys or non-returned keys. Each guest will be provided 2 keys per property at Check-in. If you leave an item behind, we will mail it to your for a $25 charge plus postage. A $500 fine will be levied for smoking in a non-smoking property, no exceptions. Guests are welcome to smoke on the patios or decks outside. If the property is unusually dirty, the guest will be charged a $30 per hour cleaning fee, charged to your charge card.


LIABILITY: Unless caused by the home owner, owner is not responsible for personal injuries or property damage caused to renter or renter’s guests or their property. The PM is not responsible for injuries to renter or renter’s guests or their property for unforeseeable or dangerous use of the property. Renter agrees to indemnify the PM and hold harmless in the event of legal action against owners arising from renter’s use of the property or injuries that occur on the property that are not the fault of the PM.

RENTER agrees to accept responsibility for all damage caused by renter or renter’s guests. Renter will be charged replacement cost for any broken or missing items on the property, any additional cleaning fees and any costs of repair. The PM is not responsible for renters’ or renters’ guest’s personal property.

Representatives for the PM have the express right to enter the properties at any time, with or without the guest’s consent to inspect the property or perform routine maintenance. The PM will make attempt to notify the renter if this should occur.

Venue for any dispute arising out of this agreement or the rental period will lie exclusively in Nueces County, Texas. Should any legal action by owners become necessary to enforce this agreement, Renter agrees to pay all legal fees incurred by the PM, including costs and expenses.

Great Place to Stay 6 family members from all over TX met for a "catch up" stay at Channelview 305. It was a perfect location and lovely on all accounts. Very large, right on the channel. We could sit on the deck and watch the large ships in the channel. Could even Google them and get information on each one! 305 was clean, beautifully decorated. Not Ready for Rent Afraid I need more than 2000 characters! The unit 305 is magnificent, tho was not ready for rental, major plumbing issues. The complex is still under construction and not safe. The management co was extremely unprofessional and not helpful at all. Though maintenance did get backed up toilet fixed they used our towels to partially clean and left them on floor. Left backed up “stuff” in shower, we had to go buy bleach and a mop before we could use toilet & shower after they left. I will not use port a escapes again! Owner of unit needs to look for a new manager! Would recommend the unit and channel view but not port a escapes.

Channelview is the only place to stay in Port A. We have stayed at Channelview many times prior to this visit, but this was our first in the penthouse. Absolutely fabulous. There is still much work needed to be completed on other units and the marina, but noise was not too big of a factor. The new pier and pool were great. The Chaney's did a marvelous job with their unit and so glad they list for rental. You will see us again :)

Family vacation It's a beautiful home eveything was awesome only thing bad was our ice box was not working had to buy ice to keep our meat from going bad and our grankkids were a little disappointed that the pool was closed on sunday

Port A in October We had six adults and two children staying in this unit. The place was huge, very nicely appointed. The kitchen was fully stocked with plenty of cookware, plates, etc. The 4th bedroom was very small, but was perfect for two small children. The half bath attached to the 4th bedroom shared a pocket door with the full bath which worked ok since only the kids used that bathroom. This unit has a gulf view and a partial channel view. The deck was great for watching the ships coming into the ship channel. <br/>

Port A Family Vacation Overall it was a great stay. We have been staying at Channelview for over 10 years. We love the new pool. Our room needs a little updating at least some touch up on the paint. We also recommend putting a tv above the fireplace. When the kids werent in the swimming pool they were playing games and that left the adults without a tv. The biggest disappoint was the elevator it broke down 2 times during our visit. My father was stuck downstairs till 10 pm one day and on the last day he went down to get a cart to pack and never made it back up. He had to shower and wash up downstairs. Very disappointed for him this is his one getaway for the year and it was frustrating not being able to have him back up with the family. We pay a good amount for this room and we would like it to be accessible.

Pt Aransas Penthouse The master shower door was off the track. One of the toilets was broken. These both got fixed on the second day. The ice-maker in the refrigerator was broken and needed a new part which did not arrive prior to our departure. We have stayed in this unit on multiple times over the last 10-15 years. It is beautiful and we look forward to our stay this Thanksgiving. Tom

steves crew the cleaning lady was very nice but she was thrown into cleaning a large place with not ample time. let me say again she worked hard but i think the place was left in a mess by previous guests. such a shame for a lovely place. The entire staff was very friendly but bottom line the place was dirty and we finely told her we were ok (5 pm) We were ready to get in as 4 pm is check-in. i find it amusing that they want to charge $50 an hour for late checkout but nothing for the unit not ready. This was mt 7th year to rent this unit,but my first with the present management. Nice people but somewhat overwhelmed. will i rent again....of course. We love the unit. nothing to do with management but the elevator went out and there are 57 steps down and 112 on the way up. tough climb. They did offer and did call to see if we needed help carrying stuff down at checkout. should be booking next years trip soon so everybody else find someplace else. It may not be for everyone but its great for us (8 adults)

Channelview 305 Have rented this unit for a stay each year for 3 years now. It was a great experience each time, or would not keep coming back. Great location w/ great view, very clean and accommodating. The only thing I would suggest is having a drop box on location for key return upon departure. Maybe box secured to front door of the unit.

Poor customer service! I loved the property we rented at Chanelview no complaints. My complaints are the attitude with the office staff and being charged a $25 key charge after renting a $1,700.00 property.. It cost $2.00 to have a key made. I own several business's and if I ran mine this way I wouldn't have them!

Channelview 305 worth every penny Channelview 305 exceeded all expectations. Views from both deck were excellent. We are already planning our return trip. Staff at port a escapes were very nice and couteous. Manager at channelview offered his assistance even though he was not involved in that property, which i thought was nice of him.

Our stay in Port A Have stayed in this unit either 4 or 5 years in a row for annual fishing trip with a few of our customers. Always a good experience and impressive accommodations. It would be nice however to have a key drop box on location.
