Rental Agreement

This rental agreement constitutes a contractual agreement between the guest and The Property Manager, hereinafter called PM. In consideration of this mutual agreement, the PM will provide use of property and guest will pay rent in the amount of $_______________ p/n for the period from _______________ to _________________, 200

RESERVATIONS: Receipt of 25% of the total reservation is required to hold a reservation. The final balance is due 14 days prior to arrival.

CHECK-IN/OUT: You may check-in after 4PM at 1900 St. Hwy. 361, our office will be open from 9-5 Monday-Saturday and Sunday 10-4. If you will be arriving after hours, please call our office to make arrangements to pick up your keys. Check out time is 11 AM. You may arrange for an early check-in and/or late check-out, if available, for a fee of $50.

CANCELLATION POLICY: Cancellation more than 14 days prior to check-in will result in a $50 service charge and a return of the balance of the security deposit. Cancellation less than 14 days prior to check-in will result in forfeiture of the total amount of the reservation. We recommend that the guest purchase CSA Travel Protection. There are no refunds for early departures.

PAYMENT: Visa, MasterCard, Discover, cash or checks are accepted. A valid credit card is required if paying cash. Make checks payable to the Property Manager. Rates quoted do not include applicable lodging tax of 13%, $50 Accidental Damage Waiver fee, pet fees, cleaning fees, early arrival fees or late departure fees.

AGE LIMITS: Contracting guests of the PM must be 25 years of age or older. The guest must have a State Drivers License or other acceptable ID at check-in. The PM reserves the right to refuse service to anyone.

PET POLICY: Pets are only allowed in pet friendly properties. There will be a $10 per night, per pet, charge for all pets staying at pet friendly properties. The pets must be leashed at all times when at the beach or outside of the home. Violators will be asked to leave without a refund and security deposit forfeited.

PARKING: Guest agrees to use only the parking spaces provided for the property. Offending vehicles will be towed at your expense without notice. No RV’s, campers, trailers or boats are permitted at any of our properties. Violators will be asked to leave without a refund.

OCCUPANCY LIMITS: Occupancy limits are posted on our web site and confirmed at time of reservation. If guest exceeds the occupancy limits agreed upon at the time of the reservation, the guest will be asked to leave without a refund.

NEIGHBORS: Loud music or parties outside of the property after 10 PM is prohibited. Please respect your neighbors as you would in your own neighborhood. Violations of this rule could result in immediate eviction and loss of security deposit. Please observe speed limits at all times.

MISC. FEES: There will be a $50 charge for lock outs, extra keys or non-returned keys. Each guest will be provided 2 keys per property at Check-in. If you leave an item behind, we will mail it to your for a $25 charge plus postage. A $500 fine will be levied for smoking in a non-smoking property, no exceptions. Guests are welcome to smoke on the patios or decks outside. If the property is unusually dirty, the guest will be charged a $30 per hour cleaning fee, charged to your charge card.


LIABILITY: Unless caused by the home owner, owner is not responsible for personal injuries or property damage caused to renter or renter’s guests or their property. The PM is not responsible for injuries to renter or renter’s guests or their property for unforeseeable or dangerous use of the property. Renter agrees to indemnify the PM and hold harmless in the event of legal action against owners arising from renter’s use of the property or injuries that occur on the property that are not the fault of the PM.

RENTER agrees to accept responsibility for all damage caused by renter or renter’s guests. Renter will be charged replacement cost for any broken or missing items on the property, any additional cleaning fees and any costs of repair. The PM is not responsible for renters’ or renters’ guest’s personal property.

Representatives for the PM have the express right to enter the properties at any time, with or without the guest’s consent to inspect the property or perform routine maintenance. The PM will make attempt to notify the renter if this should occur.

Venue for any dispute arising out of this agreement or the rental period will lie exclusively in Nueces County, Texas. Should any legal action by owners become necessary to enforce this agreement, Renter agrees to pay all legal fees incurred by the PM, including costs and expenses.

Had a blast Stayed in 206. The furniture was comfortable. The showers are awesome. The full kitchen was great. Not much of a view from the windows. The pier is about 200 feet into the channel. The ships pass by and seem like they are right next to you. The parking spots are tight and people don’t respect the assigned spots. Lots of construction going on but it will make everything even better when done. I give it an 8 out of 10. Port A Vacation Our vacation was a combination fishing trip, and beach/swimming experience. Fun for all 3 generations present. The BBQ pits/kitchen allowed us to economize while preparing our own excellent meals. Family was very impressed with the condo and want to return. They also enjoyed the swimming pool and pier to fish from tremendously. The elevator was a bonus for me as I can't walk far due to bad knees. Plus a fantastic view/experience of the ship channel. We will be back. Maybe next time we can have a condo directly overlooking the ship channel.

Our Summer Getaway The rental experience was what I expected. Our family has stayed for years at Channelview. We have always had good experiences there which is why we continue to pick channelview. Love the proximity to everything along with the private pier. My kiddos couldn't get enough of the pool. We had an issue with one of the bedroom's TV when we first got there and it was fixed right away. Overall very satisfied with our stay. We'll be back next year!!

Thanksgiving at Channelview We went as a group to Channelview to spend Thanksgiving. We all had a great time. Spent time with family and caught fish! A perfect Thanksgiving for sure! The only downside was the elevators weren't working. We were notified that they wouldn't be. If they had been it would have been absolutely perfect!

10-16 thru 10-19-16 Stayed in 206, and would highly recommend this unit. Private fishing pier is a plus, and security did check that everyone was a guest of property. Toaster was broken, and management replaced as soon as they were notified. The elevator is very slow, but hopefully you are on island time, so it is a non issue.

Family Christmas stay We enjoyed our stay. Our grandsons really enjoyed the pier and we liked the fact that it was only accessible by people staying at Channelview. A working elevator would have made unloading our vehicle easier. Next time we will opt for a view.

Channelview We love this place but this time I have a few complaints ,you promised the elevator would work ,it did not, we were supposed to have a room on the first floor ,we did not,there was no coffee maker at all,and the tv in bdrm didn't work either ,we just don't want to staynin206 anymore

Great Place To Stay We really enjoyed our stay in this condo. It is very nice and exceptionally clean. It is on the second floor but near an elevator so very easy to get to. There is covered vehicle parking and a place for a boat or trailer. It's walking distance to town and on a quiet street that is easy to get to and not on the busy main roads. There is also a great private pier for fishing in the boat channel. We would definitely recommend this condo as a great place to stay in Port A.

Great Weekend Trip We enjoyed staying at this rental. It was roomy and clean. These units don't have a patio, but the pool area, private pier, and channel-side picnic tables were great. I would definitely stay here again.

Relaxing weekend Loved the condo. Was right on the channel where you could sit and watch the boats go by. Very relaxing. Pier also available for fishing. The condo was in great shape except for the kitchen faucet which needs to be replaced. Will be staying here again.

great place, but clean your dishes. very neat property... Absolutely loved the stay. We were a little upset that we pay a cleaning fee with the rate and then we are told that we must do the dishes and take all trash out to the dumpster/street ourselves or face more fees. Did we not already pay a cleaning fee????? With an 11am check out, two couples, kids and all of our luggage, baby toys, and everything else having to be loaded out, the last thing we want to do is any cleaning or face fines.....Other than that annoyance and a late 4pm check in, the stay was great. The unit and property really could not have been any better! Fully supplied kitchen, blender, silverware, plates, the works.... The unit even had a pier so you can watch the dolphins or do some fishing. Really great stay, really great condo!

Beach Adventure Great fun. Enjoyed the pool ( with four kids a must). Enjoyed fishing on the pier at night, watching the Dolphins swim around under the lights. Still managed to catch speckled trout. Great to have a washer/dryer in the unit. Right in the heart of Port A right on the channel.

First Visit to Port Aransas This was our first visit to Port Aransas and we enjoyed our stay at Channel View Condos. We had a few issues that were resolved promptly by PA Escapes. They installed a new microwave and dropped off a new toaster right after we phoned. We also had to have someone in to fix the refrigerator. The unit was clean and as advertised in the photos. (except the stainless steel fridge had been replaced with an older white model) It would have been nice to have a tea kettle and a few coffee mugs. The internet was slow at times. Now for the good things, we walked and biked everywhere. The beach was close by and we could watch the ships coming through the channel. There were lots of restaurants and little bars within walking distance. We enjoyed eating at Moby Dicks, Kodys and Giggitys. Met so many nice people at Bernies during Happy Hour and the PA Rockers are a great band. PA Escapes were great to deal with and we have booked at Channel View for next year.

Channel View. Ahhhhmaaaaayyyyzzzziiinnnnggg! Great place to stay! We should have stayed an extra night. Such a spacious kitchen, living and dining room and great master shower. The only thing I didn't understand was why the trash had to be taken out if there was an $80 cleaning fee. I don't mind the fee, I get it...but to charge me for cleaning and then provide a list of the do's and don'ts and one is that the trash must be taken out to the dumpster upon check out. I don't get that part but otherwise perfect, pure perfect.
