Rental Agreement

This rental agreement constitutes a contractual agreement between the guest and The Property Manager, hereinafter called PM. In consideration of this mutual agreement, the PM will provide use of property and guest will pay rent in the amount of $_______________ p/n for the period from _______________ to _________________, 200

RESERVATIONS: Receipt of 25% of the total reservation is required to hold a reservation. The final balance is due 14 days prior to arrival.

CHECK-IN/OUT: You may check-in after 4PM at 1900 St. Hwy. 361, our office will be open from 9-5 Monday-Saturday and Sunday 10-4. If you will be arriving after hours, please call our office to make arrangements to pick up your keys. Check out time is 11 AM. You may arrange for an early check-in and/or late check-out, if available, for a fee of $50.

CANCELLATION POLICY: Cancellation more than 14 days prior to check-in will result in a $50 service charge and a return of the balance of the security deposit. Cancellation less than 14 days prior to check-in will result in forfeiture of the total amount of the reservation. We recommend that the guest purchase CSA Travel Protection. There are no refunds for early departures.

PAYMENT: Visa, MasterCard, Discover, cash or checks are accepted. A valid credit card is required if paying cash. Make checks payable to the Property Manager. Rates quoted do not include applicable lodging tax of 13%, $50 Accidental Damage Waiver fee, pet fees, cleaning fees, early arrival fees or late departure fees.

AGE LIMITS: Contracting guests of the PM must be 25 years of age or older. The guest must have a State Drivers License or other acceptable ID at check-in. The PM reserves the right to refuse service to anyone.

PET POLICY: Pets are only allowed in pet friendly properties. There will be a $10 per night, per pet, charge for all pets staying at pet friendly properties. The pets must be leashed at all times when at the beach or outside of the home. Violators will be asked to leave without a refund and security deposit forfeited.

PARKING: Guest agrees to use only the parking spaces provided for the property. Offending vehicles will be towed at your expense without notice. No RV’s, campers, trailers or boats are permitted at any of our properties. Violators will be asked to leave without a refund.

OCCUPANCY LIMITS: Occupancy limits are posted on our web site and confirmed at time of reservation. If guest exceeds the occupancy limits agreed upon at the time of the reservation, the guest will be asked to leave without a refund.

NEIGHBORS: Loud music or parties outside of the property after 10 PM is prohibited. Please respect your neighbors as you would in your own neighborhood. Violations of this rule could result in immediate eviction and loss of security deposit. Please observe speed limits at all times.

MISC. FEES: There will be a $50 charge for lock outs, extra keys or non-returned keys. Each guest will be provided 2 keys per property at Check-in. If you leave an item behind, we will mail it to your for a $25 charge plus postage. A $500 fine will be levied for smoking in a non-smoking property, no exceptions. Guests are welcome to smoke on the patios or decks outside. If the property is unusually dirty, the guest will be charged a $30 per hour cleaning fee, charged to your charge card.


LIABILITY: Unless caused by the home owner, owner is not responsible for personal injuries or property damage caused to renter or renter’s guests or their property. The PM is not responsible for injuries to renter or renter’s guests or their property for unforeseeable or dangerous use of the property. Renter agrees to indemnify the PM and hold harmless in the event of legal action against owners arising from renter’s use of the property or injuries that occur on the property that are not the fault of the PM.

RENTER agrees to accept responsibility for all damage caused by renter or renter’s guests. Renter will be charged replacement cost for any broken or missing items on the property, any additional cleaning fees and any costs of repair. The PM is not responsible for renters’ or renters’ guest’s personal property.

Representatives for the PM have the express right to enter the properties at any time, with or without the guest’s consent to inspect the property or perform routine maintenance. The PM will make attempt to notify the renter if this should occur.

Venue for any dispute arising out of this agreement or the rental period will lie exclusively in Nueces County, Texas. Should any legal action by owners become necessary to enforce this agreement, Renter agrees to pay all legal fees incurred by the PM, including costs and expenses.

Port A Vacay This place was great if you have multiple families, which we did, since there's some separation by breezeways and floors from some of the rooms. The only critique I would have is I wished they stocked more cleaning supplies, there wasn't enough dishwasher soap and zero laundry detergent, usually at these they give you a small amount to at least wash towels etc. Overall we loved it and would definitely come back.

Great Getaway Spot!!!!!!!!! This home was perfect for Us. It had a great kitchen with a good space to gather. It is broken up into separate units, which perfect for privacy. The pool was great for the kids. The neighborhood was quiet and clean. We loved and are planning to book there again.

Quick Weekend at the Beach Great layout for large families or friends vacationing together. Each separate living space plenty of privacy. Close to beach and dining.

Great Stay In Port A We had a great time! Just a short drive to the beach.<br/><br/>Property was clean and comfortable. It worked perfectly for our families. <br/><br/>We loved that each section of the house had its own separate area. It meant that everyone could have their own space if needed - but we could also all comfortably hang out in the main living area for group meals.<br/><br/>There was an issue with one of the keypads not working - but management already had somebody working on a fix for it when we arrived.<br/><br/>Tip: If you're going to be cooking any large meals, bring your own chef's knife. There were a good amount of different bowls, utensils, cookware, etc. provided - but no chef's knife.<br/><br/>We would definitely stay here again.<br/>

Great Place to Stay! Clean house located in a nice neighborhood. A couple minutes from the beach. We rented a golf cart to get around, which was easier on us. 11 of us had our first family vacation here & we had a great time! The grandkids loved the swimming pool! Very helpful and nice customer service when I spoke with mgmt.

A Great a Escape! Sunshine's Serenity was absolutely perfect for our group of 11. We had a total of 4 families staying there for the beach to bay weekend, and everyone had their own room and bathroom, plus there was still plenty of common areas for everyone to gather and hang out.<br/><br/>Everything was new, nicely decorated and in very good shape. They start you out with TP and paper towels, but bring your own to supplement. There were plenty of dishes and cookware to handle a large meal.<br/><br/>The pool was convenient, although we didn't get to take advantage of it since we stayed at the beach most of the day.<br/><br/>The house was a short drive to the beach, so we rented a golf cart for the weekend and made it fun for the kids. I highly recommend this beach house!

Sand fest 2016 We had a multi generational vacation and going away for my son who was leaving for Air Force boot camp. Our unit had three separate units. The main unit is where my husband (the parents/ grandparents) of the group. This area had a very large kitchen and space for all 10 of us to eat at. The living area was also big enough for the large majority of us to visit. One of the units had 2 bedrooms with king size beds and a small kitchenette. This area was perfect for my son and his friends who were either at the beach or in town most of the time. The downstairs unit was a studio apartment perfect for our grown daughter and our grandbabies. When it was time for the babies to go to bed they were able to retreat to their own space. The backyard pool was perfect for the grandbabies when the beach got to be a little too much. The unit was clean. The maintenance man was punctual and nice. It was a fairly new unit so he wasn't able to find the pool light but that was fine we made due. We had a great time and will stay again.

Great Stay This home is great. The separation of the bedrooms is nice, so as to allow people privacy and quiet. The pool is small, but serves its purpose of dipping off after the ocean. The home is very nice and spacious! Really enjoyed staying here. Only complaint is that we were told it was a 5 minute walk to the beach, which is definitely not the case. Loved the property and will absolutely stay here again!

Located right in the heart of Port A. PRIVATE POOL, separate living spaces and multiple decks. This fabulous home is located right in the heart of Port Aransas.
