Rental Agreement

This rental agreement constitutes a contractual agreement between the guest and The Property Manager, hereinafter called PM. In consideration of this mutual agreement, the PM will provide use of property and guest will pay rent in the amount of $_______________ p/n for the period from _______________ to _________________, 200

RESERVATIONS: Receipt of 25% of the total reservation is required to hold a reservation. The final balance is due 14 days prior to arrival.

CHECK-IN/OUT: You may check-in after 4PM at 1900 St. Hwy. 361, our office will be open from 9-5 Monday-Saturday and Sunday 10-4. If you will be arriving after hours, please call our office to make arrangements to pick up your keys. Check out time is 11 AM. You may arrange for an early check-in and/or late check-out, if available, for a fee of $50.

CANCELLATION POLICY: Cancellation more than 14 days prior to check-in will result in a $50 service charge and a return of the balance of the security deposit. Cancellation less than 14 days prior to check-in will result in forfeiture of the total amount of the reservation. We recommend that the guest purchase CSA Travel Protection. There are no refunds for early departures.

PAYMENT: Visa, MasterCard, Discover, cash or checks are accepted. A valid credit card is required if paying cash. Make checks payable to the Property Manager. Rates quoted do not include applicable lodging tax of 13%, $50 Accidental Damage Waiver fee, pet fees, cleaning fees, early arrival fees or late departure fees.

AGE LIMITS: Contracting guests of the PM must be 25 years of age or older. The guest must have a State Drivers License or other acceptable ID at check-in. The PM reserves the right to refuse service to anyone.

PET POLICY: Pets are only allowed in pet friendly properties. There will be a $10 per night, per pet, charge for all pets staying at pet friendly properties. The pets must be leashed at all times when at the beach or outside of the home. Violators will be asked to leave without a refund and security deposit forfeited.

PARKING: Guest agrees to use only the parking spaces provided for the property. Offending vehicles will be towed at your expense without notice. No RV’s, campers, trailers or boats are permitted at any of our properties. Violators will be asked to leave without a refund.

OCCUPANCY LIMITS: Occupancy limits are posted on our web site and confirmed at time of reservation. If guest exceeds the occupancy limits agreed upon at the time of the reservation, the guest will be asked to leave without a refund.

NEIGHBORS: Loud music or parties outside of the property after 10 PM is prohibited. Please respect your neighbors as you would in your own neighborhood. Violations of this rule could result in immediate eviction and loss of security deposit. Please observe speed limits at all times.

MISC. FEES: There will be a $50 charge for lock outs, extra keys or non-returned keys. Each guest will be provided 2 keys per property at Check-in. If you leave an item behind, we will mail it to your for a $25 charge plus postage. A $500 fine will be levied for smoking in a non-smoking property, no exceptions. Guests are welcome to smoke on the patios or decks outside. If the property is unusually dirty, the guest will be charged a $30 per hour cleaning fee, charged to your charge card.


LIABILITY: Unless caused by the home owner, owner is not responsible for personal injuries or property damage caused to renter or renter’s guests or their property. The PM is not responsible for injuries to renter or renter’s guests or their property for unforeseeable or dangerous use of the property. Renter agrees to indemnify the PM and hold harmless in the event of legal action against owners arising from renter’s use of the property or injuries that occur on the property that are not the fault of the PM.

RENTER agrees to accept responsibility for all damage caused by renter or renter’s guests. Renter will be charged replacement cost for any broken or missing items on the property, any additional cleaning fees and any costs of repair. The PM is not responsible for renters’ or renters’ guest’s personal property.

Representatives for the PM have the express right to enter the properties at any time, with or without the guest’s consent to inspect the property or perform routine maintenance. The PM will make attempt to notify the renter if this should occur.

Venue for any dispute arising out of this agreement or the rental period will lie exclusively in Nueces County, Texas. Should any legal action by owners become necessary to enforce this agreement, Renter agrees to pay all legal fees incurred by the PM, including costs and expenses.

Beach Condo and Property Management Review The condo itself was great. But, the property management totally lacking. There was trash left in trash can and despite calling multiples times and emailing, we were never provided any trash bags for our own trash. We were supposed to have been provided a couple of bags to start. The property management said they would have someone bring them but never followed through on this. If I was owner paying for the property management, I would take issues with their lack of responsiveness.

Dirty linens We arrived to blood stained linens on one of the beds. No one available to change them as we arrived late. I left a message and did not get a return call so had to call back. Finally got someone and bed was changed early afternoon. Really ruins a 2 night stay. Good location but I won’t rent through this company again.

Davis family vacation The condo is absolutely beautiful with a wonderful view of the water. The only thing I didn't like about staying here is the fact that new towels were not brought daily to our condo and with 6 people staying together in one condo, it was rough trying to figure out whose towels were whose.

Great value We enjoyed our month long stay at Beachhead. Our condo was spotless and well stocked. Great views from the many windows. Easy boardwalk access to the beach. Nice swimming pool area which is heated in the winter. It has a good locatiin on the beach and is close to town. We had a great month’s stay in this recovering area and have already booked for next January. Port A Escapes provided prompt service with any needs.

Wonderful Place to Stay in Port Aransas I have been coming to Beachead for the past 7 summers and have never been disappointed. I stayed in the Blue Crab this year for a girls' getaway with longtime friends. The Blue Crab provided everything we needed. It was clean, convenient to the beach and has a beautiful view of the ocean. I'll be back next year!

Beautifully decorated! Great View! We loved this condo. My favorite part was the view of the gulf. My kids absolutely loved the double bunk beds and the pool. My family of 5 had plenty of space. We'd go back!

Blue Crab 107 BH The property was fantastic. Only negative is that the cushions on the sofa and chairs in living area are worn and need recovering. Port Aransas Escapes is the best Property Management Company hands down. They are very professional, great service, communication, and very attentive to your needs. I will never stay at properties not managed by them.

Near the Beach-Perfect My husband and I stayed here 4 nights. The space is clean, well stocked, comfortable, and the balcony is great. The pool area is very nice also. the walk to the beach is short and easy. There is a playground in the center of the complex and you could possibly grill with charcoal there. Plan on bringing your own beach chairs, towels, etc. Also, get a map to the location when you check in. At night it’s very hard to find. Port A is still recovering from the hurricane so be prepared to see remnants of buildings. We love it there!

Our stay at blue crab #107 BH The place is nice. The views are lovely. Really liked the remodel on this place. Unfortunately We tried to overcome the problem with the Roaches pretty much every where in the kitchen, restrooms, while sleeping in the master my husband had one in his forehead. We did Not cook or used any of the things in the kitchen. Also it would help if they had a sign out front we got to the property late night couldn’t find the place. Hope they can fix these issues ASAP!

Birthday weekend It was a good experience. The only suggestion is solid doors on the master bedroom and more parking. We had four vehicles and a boat that couldn't got. Other than that everything worked out great!!

Wonderful stay.. but First I want to say we really enjoyed our stay.<br/>I just wanted to point out a couple of minor maintainence issues. <br/>1. The towel bar in the 2nd bath needs to be re-installed. It seems like the parts are all there.<br/>2. the rug in the kitchen may need a anti-skid mat. <br/>3. the lock box was a little tricky to figure out.<br/>Thank you, we'll be back.

Family beach trip The condo was great! The kids loved the bunk beds.. The view was spectacular... Clean and well maintained <br/>The only thing I though that could use an update was the silver wear and a few lots and pots.. Otherwise a great condo!! Would definately go again... Close to the beach with a perfect walkway...

Awesome Location! but... Nice place close to the beach, really nice decorated, comfortable beds, the kitchen was completely equipped. A lot of light witch we loved, is really close to the pool as well, only a few steps and you are there. The only issue that we had is the dishwasher didn't work and start leaking water all over the floor. The wood floor was uneven close by the kitchen, so I'm thinking is not the first time. I Called the main office and they sent maintenance, then the maintenance guy said that he need to called the dishwasher guy. So that was on a Friday and we stay until Sunday. We never saw the dishwasher guy coming in, so we just wash everything or use paper plates. Also the apartment had only two rolls of toilet paper. really guys! ...... Any way other than that we had a wonderful time. I'll stay again there is really nice, I'll just make sure the dishwasher is working first!

Like with most places I would recommend getting good mattress. The main bedroom has great ones but the other full bunk beds cold be better for adults. But overall we had a wonderful time staying there. It was exactly what you described. Love that it was quiet and easy access to the beach! Close to all the food areas. We would be happy to stay there again! Price was affordable for the time of the year!! Thanks again look forward to another trip to Port A!!!

Spring Break at the Blue Crab Overall, it was a nice stay! The beach was in excellent shape. The condo had a gorgeous view and was the perfect amount of space for our family of four. It was also decorated very nicely. Loved the proximity to the beach. A few things that could be addressed in the condo that would have made the stay even nicer.... there is a slow leak coming somewhere from the refrigerator/freezer. The leak has clearly been there for a while, as the floor boards (or sub flooring) are warped. The mattress in the master bedroom was very uncomfortable...possibly time for an update in there. The cushions on the couch were worn which made the couch uncomfortable to sit on. As far as the property as a would have been nice to have been made aware the pool was drained. During our stay, a maintenance company power washed the outside of the building, which then soaked my car with salty/dirty water. Again, would have been nice to know so I could have moved my car.

Quiet family time We showed up on the week after spring break. The place was empty. No wait at any of the stores. The apartments we were at only had 1 person staying there and the owner. We didn't see anyone else except for workers. The beach was picked up and not crowded at all. Plenty of golf carts to rent. Perfect time to go if you are a family not looking for the party scene. If you are single and looking to make friends to party with, this would not be the time to go.

Better than expected! This property, the amenities and our overall experience was better than we could have expected. The Condo was really nice and comfortable with more than adequate amenities. It really felt as comfortable as you would expect being in your own home. The beach/ocean view was spectacular!!! We're talking about returning next year... The property as a whole, we were pleased! It's a nice, quiet community with beach access at about 100 yards depending where you're located. They are still making repairs as you would expect after the hurricane but it didn't affect our stay at all. VRBO listed the property with a pool two months ago and up until two days before our stay it was empty but ready by the time we got there. Port A escapes was very helpful and accommodating regarding this concern. It felt like we were so close to everything... I would highly recommend this property!
