Rental Agreement

This rental agreement constitutes a contractual agreement between the guest and The Property Manager, hereinafter called PM. In consideration of this mutual agreement, the PM will provide use of property and guest will pay rent in the amount of $_______________ p/n for the period from _______________ to _________________, 200

RESERVATIONS: Receipt of 25% of the total reservation is required to hold a reservation. The final balance is due 14 days prior to arrival.

CHECK-IN/OUT: You may check-in after 4PM at 1900 St. Hwy. 361, our office will be open from 9-5 Monday-Saturday and Sunday 10-4. If you will be arriving after hours, please call our office to make arrangements to pick up your keys. Check out time is 11 AM. You may arrange for an early check-in and/or late check-out, if available, for a fee of $50.

CANCELLATION POLICY: Cancellation more than 14 days prior to check-in will result in a $50 service charge and a return of the balance of the security deposit. Cancellation less than 14 days prior to check-in will result in forfeiture of the total amount of the reservation. We recommend that the guest purchase CSA Travel Protection. There are no refunds for early departures.

PAYMENT: Visa, MasterCard, Discover, cash or checks are accepted. A valid credit card is required if paying cash. Make checks payable to the Property Manager. Rates quoted do not include applicable lodging tax of 13%, $50 Accidental Damage Waiver fee, pet fees, cleaning fees, early arrival fees or late departure fees.

AGE LIMITS: Contracting guests of the PM must be 25 years of age or older. The guest must have a State Drivers License or other acceptable ID at check-in. The PM reserves the right to refuse service to anyone.

PET POLICY: Pets are only allowed in pet friendly properties. There will be a $10 per night, per pet, charge for all pets staying at pet friendly properties. The pets must be leashed at all times when at the beach or outside of the home. Violators will be asked to leave without a refund and security deposit forfeited.

PARKING: Guest agrees to use only the parking spaces provided for the property. Offending vehicles will be towed at your expense without notice. No RV’s, campers, trailers or boats are permitted at any of our properties. Violators will be asked to leave without a refund.

OCCUPANCY LIMITS: Occupancy limits are posted on our web site and confirmed at time of reservation. If guest exceeds the occupancy limits agreed upon at the time of the reservation, the guest will be asked to leave without a refund.

NEIGHBORS: Loud music or parties outside of the property after 10 PM is prohibited. Please respect your neighbors as you would in your own neighborhood. Violations of this rule could result in immediate eviction and loss of security deposit. Please observe speed limits at all times.

MISC. FEES: There will be a $50 charge for lock outs, extra keys or non-returned keys. Each guest will be provided 2 keys per property at Check-in. If you leave an item behind, we will mail it to your for a $25 charge plus postage. A $500 fine will be levied for smoking in a non-smoking property, no exceptions. Guests are welcome to smoke on the patios or decks outside. If the property is unusually dirty, the guest will be charged a $30 per hour cleaning fee, charged to your charge card.


LIABILITY: Unless caused by the home owner, owner is not responsible for personal injuries or property damage caused to renter or renter’s guests or their property. The PM is not responsible for injuries to renter or renter’s guests or their property for unforeseeable or dangerous use of the property. Renter agrees to indemnify the PM and hold harmless in the event of legal action against owners arising from renter’s use of the property or injuries that occur on the property that are not the fault of the PM.

RENTER agrees to accept responsibility for all damage caused by renter or renter’s guests. Renter will be charged replacement cost for any broken or missing items on the property, any additional cleaning fees and any costs of repair. The PM is not responsible for renters’ or renters’ guest’s personal property.

Representatives for the PM have the express right to enter the properties at any time, with or without the guest’s consent to inspect the property or perform routine maintenance. The PM will make attempt to notify the renter if this should occur.

Venue for any dispute arising out of this agreement or the rental period will lie exclusively in Nueces County, Texas. Should any legal action by owners become necessary to enforce this agreement, Renter agrees to pay all legal fees incurred by the PM, including costs and expenses.

2019 rental - 4 nights during beach season Location was good, using golf cart to shuttle to and from beach, which was beyond walking distance.<br/>House was better equipped than we expected. Mgmt company professional and responsive.

4th of July celebration week We had a great time on the Island this week. Next time I think we will leave before the 4th since the beach was 100 times more crowded on the holiday. The house was comfortable, pet friendly, and beautiful. The only reasons I gave some 4s for location and condition is because the shrubs in the yard were overgrown making it difficult to use the back gate of the property and the peoperty is right on 11th street so we could hear the traffic at night.

Not the best stay We’ve stayed here several times now, but this time will sadly be the last. We had a broken balcony that we couldn’t use & weren’t informed about. Construction materials and debris everywhere. Windows without blinds, little towels to use, Roaches, and so on. Management did try their best to accommodate & address our issues, and refunded us some of our stay, but even so we won’t be staying in this rental again.

Just Okay House is next to the 2 gates. Gate squeaks and people would come in at all hours with music blaring. Upstairs deck was unusable and boarded up during our stay. Upstairs television in bedroom did not work and was older so we could not use our own fire stick or roku. Kitchen sink smelled bad and after 2 days we realized previous tenants had left watermelon in disposal and did not turn on disposal to run it down the drain. It was fine after we did that. Master shower had a moldy shower curtain and walls. It could have been much cleaner. Layout worked for us and subdivision was good. Teenage kids enjoyed the pool and the management staff sent someone quickly when we called for light bulb replacement.

Yellow Beach House It was nice that each bedroom had its own bathroom. The pool was a close walk to the property. The garages were large enough for 2 SUVs to fit comfortably and for storing beach/fishing equipment. The patio was a great place to rinse everything off at the end of a beach day. <br/>A few suggestions: extra towels, blankets and pillows along with clean pillowcases would have been really appreciated. Also, a regular coffee pot would have been great. Also FYI, the shower in the master bedroom leaks through to the kitchen. Plus the shower curtain needs to be changed, it is molded.

Wonderful family vacation Beautifully decorated spacious home. Perfect for our family vacation crew of 6. Great kitchen, dining and living room area allowed for visiting. Lovely bedrooms upstairs with private baths. Close to beach and restaurants. Property management company made the process extremely easy. Can't wait to return.

Need a refund Unable to complete reservation due to Harvey. Port A Escapes processed my payment but refuses to give me a refund. Told me to file a claim with vacation insurance. Why? They canceled, they have my money.

Great home My wife and I and another couple stayed at the home for a weekend vacation. The house was clean, well-maintained, and conveniently located. It was fully stocked with all potential kitchen needs. There was a large icemaker that did not appear to be working, but that was fine since the freezer had an automatic icemaker, and a convenience store is less than a mile away. There was a minor issue in getting the keys from the management facility as we were given the wrong key box number, but management answered the after-hours call and resolved the situation immediately.

A great getaway! Our 2nd stay at this home & it was great. Plenty of room for everyone to spread out & have their own space. Great for our dogs too! TV was a bit difficult to figure out and the AC as well but other than that a good house.

Basic Home, Great Location We booked this trip pretty last minute so the inventory of available homes was slim. That being said, it had great space - all the bedrooms were large and the beds were Tempur-Pedic mattresses which was a big bonus! <br/>The dryer didn't work well at all (almost not at all) and we had a small issue with getting the TV to work upon arrival but the management company was helpful and got it working. The decor is basic and the bedrooms are quite minimal. They could use some night stands or a chair or something. There was a small accent table in one that I had to put away because it was so wobbly I was afraid my child would pull it over onto himself. <br/>There is a TV downstairs but only the master bedroom upstairs has a TV, the other 2 do not. The location at the front of the complex was perfect for us as the patio looks over 11th street and night time people watching was wonderful.

Fabulous Family Fun! This house is in a great location right off 11th st. It's situated right where golf carts are accessible to town. The house itself had ever needed. Lots of space for everyone. Great to have the garage available and a small fenced in area. This property is located within Village Walk which has 2 community pools available as well.The home was bright and airy and decorated with beach theme to bring you into the mood of beach relaxation.
