Rental Agreement

This rental agreement constitutes a contractual agreement between the guest and The Property Manager, hereinafter called PM. In consideration of this mutual agreement, the PM will provide use of property and guest will pay rent in the amount of $_______________ p/n for the period from _______________ to _________________, 200

RESERVATIONS: Receipt of 25% of the total reservation is required to hold a reservation. The final balance is due 14 days prior to arrival.

CHECK-IN/OUT: You may check-in after 4PM at 1900 St. Hwy. 361, our office will be open from 9-5 Monday-Saturday and Sunday 10-4. If you will be arriving after hours, please call our office to make arrangements to pick up your keys. Check out time is 11 AM. You may arrange for an early check-in and/or late check-out, if available, for a fee of $50.

CANCELLATION POLICY: Cancellation more than 14 days prior to check-in will result in a $50 service charge and a return of the balance of the security deposit. Cancellation less than 14 days prior to check-in will result in forfeiture of the total amount of the reservation. We recommend that the guest purchase CSA Travel Protection. There are no refunds for early departures.

PAYMENT: Visa, MasterCard, Discover, cash or checks are accepted. A valid credit card is required if paying cash. Make checks payable to the Property Manager. Rates quoted do not include applicable lodging tax of 13%, $50 Accidental Damage Waiver fee, pet fees, cleaning fees, early arrival fees or late departure fees.

AGE LIMITS: Contracting guests of the PM must be 25 years of age or older. The guest must have a State Drivers License or other acceptable ID at check-in. The PM reserves the right to refuse service to anyone.

PET POLICY: Pets are only allowed in pet friendly properties. There will be a $10 per night, per pet, charge for all pets staying at pet friendly properties. The pets must be leashed at all times when at the beach or outside of the home. Violators will be asked to leave without a refund and security deposit forfeited.

PARKING: Guest agrees to use only the parking spaces provided for the property. Offending vehicles will be towed at your expense without notice. No RV’s, campers, trailers or boats are permitted at any of our properties. Violators will be asked to leave without a refund.

OCCUPANCY LIMITS: Occupancy limits are posted on our web site and confirmed at time of reservation. If guest exceeds the occupancy limits agreed upon at the time of the reservation, the guest will be asked to leave without a refund.

NEIGHBORS: Loud music or parties outside of the property after 10 PM is prohibited. Please respect your neighbors as you would in your own neighborhood. Violations of this rule could result in immediate eviction and loss of security deposit. Please observe speed limits at all times.

MISC. FEES: There will be a $50 charge for lock outs, extra keys or non-returned keys. Each guest will be provided 2 keys per property at Check-in. If you leave an item behind, we will mail it to your for a $25 charge plus postage. A $500 fine will be levied for smoking in a non-smoking property, no exceptions. Guests are welcome to smoke on the patios or decks outside. If the property is unusually dirty, the guest will be charged a $30 per hour cleaning fee, charged to your charge card.


LIABILITY: Unless caused by the home owner, owner is not responsible for personal injuries or property damage caused to renter or renter’s guests or their property. The PM is not responsible for injuries to renter or renter’s guests or their property for unforeseeable or dangerous use of the property. Renter agrees to indemnify the PM and hold harmless in the event of legal action against owners arising from renter’s use of the property or injuries that occur on the property that are not the fault of the PM.

RENTER agrees to accept responsibility for all damage caused by renter or renter’s guests. Renter will be charged replacement cost for any broken or missing items on the property, any additional cleaning fees and any costs of repair. The PM is not responsible for renters’ or renters’ guest’s personal property.

Representatives for the PM have the express right to enter the properties at any time, with or without the guest’s consent to inspect the property or perform routine maintenance. The PM will make attempt to notify the renter if this should occur.

Venue for any dispute arising out of this agreement or the rental period will lie exclusively in Nueces County, Texas. Should any legal action by owners become necessary to enforce this agreement, Renter agrees to pay all legal fees incurred by the PM, including costs and expenses.

Beachead 308 We will not return. This unit needs updating and repairs.<br/><br/>1) The door to the porch does not lock<br/>2) The middle support under the king mattress is missing, so the bed is in terrible shape. It slants to the middle, making for very poor sleeping.<br/>3) Bugs in the kitchen<br/><br/>You could really have a gem of a place with a little work and inventment.

Needs to be Renovated Older furniture. That's not a problem except there is no style to the apartment. It seems like all the cheapest things from different garage sales. Even if you put that aside roaches appeared in the kitchen overnight. We didn't leave food out and we hadn't used the kitchen yet except to put stuff away. The beds also the cheapest found, no support. I've stayed at Beachhead before using Port A Escapes, so this is not a reflection of them as property managers or the property itself. It's up to the unit owner to make this right. I would not stay at this unit until you see vast improvements and updates.

Family vacation The location and view from the condo is great. The condo needs some remodeling and updating of the appliances. Room needed some deep cleaning to remove some stains or replace the carpet. Had to clean some of the appliances and windows upon arrival. Never found the laundry room so bring extra linens. Overall a good vacation spot.

A Perfect Beach Escape This was our second visit to this condo unit, and once again we were not disappointed. Perfect location. Stunning views. Lovely accommodations. We have already recommended this place to a friend.

Great view but the room needs some work/updating This is our second time in three years to stay at this property. We chose it again because of the great view and our different room # didn&#x2019;t disappoint in that regard. I understand there was a hurricane ly but the room we were in had roaches all over the counters in the kitchen, mainly at night. In addition the condo in general needs some repairs such as the paint/mud tape is peeling in the MB, the shower/tub was not draining so we had to call maintenance. They pulled out a ton of hair & left it in the trash can. The stove although we didn&#x2019;t use it is green like a model from the 70&#x2019;s. The blinds in the MB were broken and at different times of day there would be random smells of sewer. We were not pleased with the looks of the rooms and especially not the bugs and will not be returning.

Great view, dated condo We've never stayed at Beachhead before, but have stayed at other condos for decades. This of course was a challenge to find a rental since Hurricane Harvey did so much damage. Knowing we couldn't be picky this year, we booked the condo despite the photos showing very dated furnishings. First of all, this condo had incredible views of the ocean from the living room, bedroom and a large deck. The pool was very nice, also with ocean views. Nice grounds, exterior of condos and roof looked new. The new activity rooms being built should be fantastic for guests. But, disappointed in the furnishings. Very dated, mismatched furniture. Avocado green oven with push buttons straight from the "70's. Carpet was stained - very surprised it hadn't been replaced after the storm. Looked like the owner only had the interior painted. Guests in other units said theirs seemed totally renovated with stainless appliances. Will definitely check other units next time. Nice property overall, PortA Escapes made booking, checkin and out very easy.

The best view of the ocean! Yes, this unit is a little outdated, but we didn't care. It wasn't so outdated that we were uncomfortable. If you really care about the color of cabinets and stove then this isn't the place for you. Everything worked and was clean. The couch is a sofabed but it was covered by a cover since the cushion was ripped. Again, that didn't bother us. This unit has the best view of the ocean and was closest to the boardwalk gate which is what we were looking for. Perfect View The balcony and it's beautiful view from the condo is the overall best feature. Furnishings and carpet are dated, but clean. The parking space needs to be a hard surface, we had standing water and mud to contend with the whole trip. Hard to find condo first time in the dark because property does not have a Beach Head sign. Only a cardboard sign at the road.

Great Location The unit was roomy and was in our preferred location on the island. Pool was nice and clean. Outside of condo complex was well taken care of. Downside were live roaches in bedroom and living room.

Disappointed While we were comfortable and our basic needs were met, the only positive about this condo for the price was the view. The entire condo needs to be totally renovated. There was peeling paint in master bathroom, the carpet is outdated and all furniture looks like from decades ago. Avocado oven in kitchen. I killed at least 3 adult roaches along with several baby ones. I would recommend that the owner spend some money to bring it up to this century. There are far too many other nicer condos to rent. Also the website for these days heated pool and it wasn&#x2019;t. We like Beachhead but will not rent this condo again.

Port A Beachhead OVerall the experience was fine. There's HUGE differences in the condos. Some are still furnished from the 1970s while others have nice remodels...all at the same price.

Condo on the Beach #308 I have been going to Beachhead for over 20 years and this condo was very disappointing because of the cleanliness. Carpet was very badly stained all over and the whole place had a terrible smell to it. If they can clean it up and bring it up to par, it is a very nice place. I would return, but not to #308.

308 We LOVED the view and the quiet from the front porch. Definitely in need of updates, however. No room for our food in kitchen, uncomfortable sofa and chairs, scratchy sheets and stained carpet. We very much enjoyed our stay but would even have paid a little more if upgraded.

It's true --- Fabulous View!! Fabulous view! Dingy, dirty, old furniture --- you don't even want to sit on it. Only two pans to cook with, one large that everything stuck to and one small that was badly chipped. Beds were comfortable. You can tell this is older property, but well-maintained.

Disappointed The receptionist at the main office gave us the keys to the condo but forgot to tell us we DID NOT need a key, it was a code. It was unclear that we needed to provide our own towels. The stove was very outdated and the kitchen extremely small. I believe I paid too much for this unit.

Great place to stay The grounds and the unit were very well kept...clean and had everything we needed. The deck facing the beach was great. The boardwalk to the beach wasn't too long. The beach was well maintained . The kids loved the pool. It was comfortable. We will return.

Beautiful view The kitchen and the carpets in this condo could use some updating, but otherwise it was what we have come to expect from Beachhead condos. Clean rooms, clean linens, the easiest access to the beach and the best view from the balcony.

Great views, pool, boardwalk to the beach, picnic tables, play area, volleyball courts and wireless internet. Direct ocean views from this unit. This condo has an open living room with flat screen TV and dining area.The kitchen is fully stocked with everything you need. For extra sleeping, there are two couches in the living area. The master bedroom has a king size bed and the second bedroom two fulls. There a two full baths, one in each bedroom. Pets are not permitted in this unit and smoking is allowed outside only. Oh, did I mention the sunrises are amazing. Nestled in the golden dunes of Mustang Island, Beachhead condos all have gulf views. The complex amenities include a swimming pool, basketball and volleyball court, playground, private boardwalk to the beach just steps from any of the units.
