Terms

The Property Manager (hereafter referred to as "we", "us", or "our") provides rental management services on behalf of homeowners ("Owners") who rent their properties (including the associated fixtures and furnishings)(the “Home”) to guests (the "Guest" or "you") seeking accommodations on a short term or long term basis (collectively, the “Services”). We are the Owner's property manager and authorized agent, who will perform the Services related to your reservation. By using the Home and Services, you agree to comply with and be legally bound by the terms and conditions of this guest agreement (the "Agreement"). This Agreement only applies to short term rentals and not long term rentals, which will be governed by the specific terms of your lease agreement with us.

1. Policies: Please treat our Owner's Home with the care you would at your own home and abide by following policies:

*Behave as you would in any home in which you live, with respect for property and neighbors.
*Unless otherwise stated in the Home listing, you must be over the age of 25.
*You will be an occupant of the unit during the entire reserved period and other occupants of the Home during your stay will be family members, friends, responsible adults or children under direct adult supervision.
*Do not exceed the maximum occupancy of the Home.
*No parties, noise that can be heard beyond the home lot line or in adjacent units, or any illegal activity may occur at the Home.
*No pets are allowed unless otherwise noted for specific properties and where you have paid a pet fee in connection with your booking in advance of your reservation.
*No smoking is allowed in or around any Home.
*Check-in time is 3pm and check-out time is 10am - we will notify you via email in advance if early check-in or late check-out will be available.
*Please use common courtesy at the home by keeping it clean, reporting any problems or damages, washing dishes as used, taking garbage to the outside bins, leaving towels in the bathrooms and sheets in the bedrooms, and not re-arranging furniture.

2. Cleaning: Each home will be cleaned and inspected by third-party cleaning contractors after your departure. We ask you to help us enable the cleaning crews as much as possible. They will appreciate simple things like leaving the home tidy, running the dishwasher, starting to wash the towels, and taking out the trash.

3. Swimming Pools, Hot Tubs, or Beach: If the home that you have reserved includes a pool or hot tub, or is on a beach, these can all be obviously dangerous. Guests should observe and adhere to all rules and policies as posted at the home and supervise all children at all times. Lifeguards are not provided. Decks and patios can be slippery when wet and can result in injury to anyone who is not careful. Guest accept and assumes all risks involved in or related to the use of a pool, hot tub, beach and deck/patio areas.

4. Home Damage Waiver: Each guest will be offered an optional Damage Waiver that protects you against unintended damage done to the Property. This is not insurance, and the Damage Waiver does not apply to intentional damage done by the Guest or your guests, or excessive wear and tear due to parties, smoking, pets or otherwise, or additional cleaning charges due to stains or spills, or fines incurred by the police or HOA due to noise, excessive trash or parking, or damage over the purchased amounts of either $3,000 or $5,000. If Tenant does not wish to purchase this Damage Waiver, a security deposit of $3,000, $5,000, or greater depending on Property will be required at the time of booking. If a Home requires an additional security deposit, we will explain this to you before confirming a reservation. Guest acknowledges that any damage or fines not covered by the Damage Waiver or above the amount of any security deposit can be charged to Guest (and Guest’s card on file). The Damage Waiver can be purchased up to the day prior to your reservation but not after it has started. You do not have to purchase this Damage Waiver. Please contact the Property Manager directly at if you do not wish to purchase the Damage Waiver.

5. Excessive Wear and Tear, Noise and Occupancy: If excessive wear and tear is found for the Home, or additional cleaning is necessary due to spills, trash left on site, stains to furniture, carpeting, linens, paint, wallpaper, or flooring, Guest authorizes the Property Manager to charge Guest for additional fees. Tenant will be provided with a receipt for any additional fees incurred upon request or as required by local laws or regulations. If at any time the maximum number of the Home’s occupants is exceeded or if we receive information about excessive noise, the Property Manager has the right to evict Guest and all occupants immediately and to charge Guest a minimum service fee of $250 with no refund for the balance of the remaining reservation. If any sign of smoking is discovered Guest authorizes the Property Manager to charge Guest an additional minimum $500 cleaning fee. Unless the reservation for the Home specifically allows a pet, if any sign of a pet is discovered, then Guest authorizes the Property Manager to charge Guest an additional minimum $500 cleaning fee. The Property Manager will return any balance of a security deposit to Guest, less any charges or amounts owed by Guest, within fourteen (14) days after the end of the reservation or as otherwise required by local laws or regulations. Any charges owed by Guest may be charged by the Property Manager to Guest’s card on file in addition to seeking any relief provided by law.

6. Maintenance and Access: We have the right to enter the home at any time during guest stay and we will diligently attempt to address maintenance issues as they occur. This is an associated risk of renting a single family residence or condo. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time, and significantly affects your stay; we reserve the right to refund at our discretion or offer to relocate you to another home.

7. Phone and Internet: Unless otherwise specified, all homes are equipped with a high-speed Wi-Fi connection where service is available and we will provide you with any required Wi-Fi passwords. We do not provide a land line phones for all homes and suggest that you please use your mobile phone or Wi-Fi enabled phone for calls.

8. Furnished Rental and Supplies: The Property Manager's properties are fully furnished properties that will include bedspreads, linens, blankets, pillows, towels, a fully equipped kitchen, TV, furnishings unless otherwise specified. A limited starter supply of paper products, bath and dish soap are provided, but will not be replaced if consumed during your stay so we recommend bringing additional personal items with you. Staples (salt, pepper, foils, wraps, etc) are generally stocked by the owner of the home, however the Property Manager cannot commit these supplies being present. Guest is responsible for replacing stocked items as they are consumed. If there is a special type of item you are accustomed to using please provide for those items by bringing them with you. Extra towels are always recommended for homes on the beach, or with a pool or hot tub.

9. Weather and Other Unforeseen Events: The Property Manager does not accept liability for any inconveniences arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing, damage caused by weather/road conditions, natural disasters, acts of God or other reasons beyond its control. No refunds will be given for any delays or cancellations due to such conditions. Travel Insurance is highly recommended for any stay.

10. Homeowners Association: The Property Manager cannot warrant the usability or condition of amenities provided through homeowner associations, including, but not limited to pools, hot tubs, club houses, tennis courts, golf facilities, and picnic & beach facilities.

11. Indemnity: Neither Owner nor the Property Manager assumes any liability for loss, theft, damage or injury to Guest, his/her guests or other occupants in the Home. The Guest, for himself/herself, his/her heirs, assignors, executors and administrators, fully releases and discharges Owner and the Property Manager from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the Guest, his/her guests or other occupants of the Home as a result of, or in connection with the occupancy of the Home and agrees to hold Owner and the Property Manager free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this Agreement, or their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.

12. Sale Contingency: In the rare event the Home that that you have reserved is for sale, and/or is under a contract to sell, the Property Manager reserves the right to provide Guest with a comparable home at no additional cost to the Guest. Showings during occupancy are by appointment only at your prior approval.

13. Payment and Cancellations: We accept all major credit cards. For reservations made more than 30 days in advance, we only charge a deposit of 10% of the total reservation upon booking, with full payment due 30 days prior to check-in. For all reservations made within 30 days of check-in, we collect payment in full at the time of booking. All reservations which are made more than 10 days in advance are fully refundable if the guest cancels the reservation within 72 hours after the time of booking. After this cancellation period expires, all guest payments are non-refundable.

14. Other Terms and Conditions: Your booking is subject to the the Property Manager 's Terms, Privacy Policy and this Guest Agreement which can be found at /terms. Additionally, where specifically required by the terms of any applicable laws, regulations or Homeowner's Association rules (as determined by the Property Manager), then this Rental Agreement shall constitute a lease of the premises. If you would like to extend your reservation for additional dates, please call us for availability and pricing.

Beach Time Location of property was great - Over the boardwalk and you are o the beach and you could sit on the porch and watch the waves. It is an older property but fit our needs. I would recommend an extensive cleaning and exterminator visit. The property obviously has a wipe down after each rental but does need a bit more attention to detail - Tub and showers need to be treated for sand in drains as they are slow to drain, floors dusty and sandy, fans very dusty and bugs.... We killed a number of roaches and a trophy (3”)centipede. Then I went to store and bought another can of raid and pretty much fumigated the place which left more bug bodies to dispose of the entire time of our stay. I understand its the coast and a rental which means it is going to take more effort to ensure a clean and bug free property. All in all - good rental for a few days away from the madness we are all living in at the moment and I would recommend if the cleanliness and bug issues are addressed.

Lost Colony Absolutely perfect double deck to a wonderful view. The inside of the house was dirty though! Hair balls blew out from under couch and bed, old tator tot found in family room, master bath shower liner covered in pink slime, kitchen needed a good wipe down. I might recommend this place only with the caveat of get ready to clean on arrival. Rainy day at Port A Condo was right on water, which was number 1 priority.<br/>Since it rained all day we were restricted to inside, but very much enjoyed just being near the water.

FULL-OCEAN VIEW The view could not be more satisfying. Kitchen adequate. Bathrooms adequate. Beds adequate. Would stay here again. My grandkids loved every minute. However, would recommend a deep cleaning top to bottom to include blades of ceiling fans, corners in bathrooms, cabinet fronts, and windows on the outside to best see the waves and beach. Beachfront Week-end We are a group of friends who have been coming to Port A for years and found this beach front home in Lost Colony. We had perfect weather, good times and were so happy that Port A is coming back. Some of our old places to eat are back and there are some new ones as well. The house is right on the beach, is an easy walk over and is situated pretty much between Port A and North Padre. Great decks to sit out and enjoy the beach sites and sounds and has all amenities for you as well. Go to Port A and shop and eat local. I know the good people down there will appreciate it and you'll have a great time.

Roaches, Fleas and Ticks We just returned from our 4 night stay at this place. We stayed from April 20th to April 24th, 2019. Yes, a pretty recent stay. Although the location is ideal, we killed a total of 5 cockroaches during our stay. Yes, gross, to say the least! We brought our two dogs and they were itching excessively. Today, two days later, our groomer came to our home and found 5 fleas on one dogs and 7 ticks on our older dog. When we notified Turnkey about this, they claim their cleaner went over and didn't see any roaches present. Probably true as we had killed them! There is Roach bait present under the kitchen sink, so they are aware of the issue. Also, the kitchen window did not open so if you are cooking beware of this. This place needs to be thoroughly cleaned and exterminated. The owners should also replace the rugs. They are old and the whole place smells like dog pee. I cannot imagine how it will smell by the summer! We were very disappointed and will definitely not stay here again. Tired house This house has had lots of bad repairs , I believe it was not properly dried out before it was rebuilt by ****** contractors. Mildew/mold is present in areas throughout the home . The back door was open slightly and the fan was going to vent out the odor (I believe ). This could be a great home if it wasn&#x2019;t treated like a rental in the ghetto. For $$$$ I expect and have had a lot better. I&#x2019;m a General contractor and I also have a flood restoration company and do mold remediation so I have some idea about my review remarks. Anniversary beach trip We were happy that the home and location was just as described. The weather was great and we were able to have our anniversary get-away back in Port A instead of Galveston. The home was clean and we greatly enjoyed it as well as the attentiveness of the TurnKey staff. Raina, was especially gracious in locating items we left and sending them back to us. We greatly appreciated her doing that!

Family Vacation We adore staying at Lost Colony # 18. We have been staying here for 20 yrs. It feels like a second home. The beach was very clean and the water was beautiful this year. We caught some red, black drum, and a black tip shark. Needs a lot of attention, Very Disappointed This was our 3rd year @ Lost Colony and our 2nd year in this unit. Upon reserving it again we asked for 2 things: a more thorough cleaning and a working vacuum. The owner did replace the vacuum but house wasn't deep cleaned as promised. Here are the issues we had: 1. Overall unit was clean but corners and floorboards have ground in dirt. 2. All the area rugs are very dirty and smell. Rugs in master bath were stained and smelled. I had to wash them. 3. Several cockroaches were killed. 4. Drains in showers were slow and we had to plunge toilets several times. 5. Home has mismatched furniture. 2 bedrooms don't have dressers. Master bedspread smelled like urine. Only 1 blanket in home. 6. LR is dark. Ceiling fan light doesn't work (Didn't work last year either). Pole lamp that was in LR last year was gone this year. 7. Grounds are well cared for. View of Gulf is fantastic. 8. BBQ grills are rusty and dirty and unusable. 9. Ceiling fan in downstairs bedroom won't turn off. 10 Lights under cabinets in kitchen kept falling down.<br/>Because of the above issues we will not return to Unit 18 and would NOT recommend it. Please know that the homeowner takes your concerns very seriously and we have been working to get each issue you mentioned remedied. A new commode has been installed at the home, a new grill is being purchased, and an electrician has been out in order to repair the electrical. We are working diligently with housekeeping to handle all cleaning concerns to prevent a similar occurrence in the future as well. Here at TurnKey, your feedback is highly valued, and although we do try our best to offer the most impeccable service possible, there are times we fall short of that. Wonderful!!! We enjoyed this vacation very much!! We have stayed in this home another time. We are never disappointed!! After a restful sleep in the most comfy beds, enjoyed breakfast overlooking ocean, morning walks on beach, boogie boarding, lunch overlooking beach, sunning, evening walks on beach, and back to our comfy beds. Thank you for attention to detail like hooks everywhere and tile floors, towels in each bathroom, and trash bags!! We will stay here again!!

Good, place nice, but housekeeping lacks First, the house was very nice, but garage, toys, chairs were full of sand, I had to sweep the floor before I would walk into the house. There was dead bugs, sand, dirt, etc. What upset me the most was I paid a $200.00 deposit for my dog, and the area rugs were so full of dog hair-I had to empty the vacuum 3 times just on that rug, then the dining room, same thing, bedroom rugs same, it was very obvious that the rugs had not been vacuum in a very long time. I was told if I did not report my dog, that there would be a 500.00 fine, well...considering what the house looked like and smelled, no way anyone could have said it was from my dog-We vacuum and stripped the beds, washed the dishes, towels, etc.. because I have a house in the coastal region, I would NOT have appreciated the way this house was maintained as far as housekeeping. Hot fun at the beach A hot trip but a fun trip the house was nice overall and well represented online. We had to wait until about 4pm to get into the house since the maid was still cleaning. The biggest issue I had was finding mouse droppings in the cabinets. Make sure to wash your dishes before using them! Overall the rest of the house was clean and well kept. Best Place! This house was everything described and absolutely breath-taking views. Glad we didn't listen to the other reviews, especially since they were dated. The beds were comfortable and linens in great shape. The only two suggestions I would make, is that the very comfortable couch be turned to face the window so that you could enjoy that beautiful view; and if anyone needed the unmentioned Murphy bed, the couch could easily be moved. Then have an outdoor shower. We will definitely be back to this house. Paradise Awesome place... Just steps away from the beach and pool.. Enjoyed my coffee on the deck every morning and drinks in the afternoon. Lots of room, kitchen very equipped and the most comfortable beds I've ever slept in. We had five adults and never felt crowed and a tv in every room...I will definitely be back.. Also turnkey was excellent in responding to all my questions and concerns.

Decks with a view Overrun with roaches;, condo smelled musty, damp; didn't like requirement to strip beds at end of stay;no detergent to wash towels as we were required to do; dishwasher detergent was under sink in bowl and partially dissolved; decks and patio furniture littered with gravel and nails upon arrival, but did come clean up for us next morning; kitchen cabinets literally crumbling onto counter and window seal; vents and air ducts literally black with ? Mold? beds were comfortable but roaches everywhere; coffee maker didn't work, but they brought new one within 15 minutes!

View does not disappoint! The whole family went and had a great time, including the dogs. The kids and my husband (grown) swam in the ocean and the pool. I am not much for sand and ocean so ( knee injury)I sat on the deck and the view is breath taking. You can't get any closer than this beach house. We will be back next year~<br/>

July 4th Week The views are amazing! The unit is very clean and has almost everything you need in the kitchen. The only problem we had was that the cabinets next to the kitchen sink where coming down. I called Turnkey and they where not aware so the woman I spoke with said she would have it looked at.

Lost Colony This is the second year we stayed in this unit and were very pleased to see the upgrades in flooring and furniture, both indoor and out. We also appreciated being told we could check in early, even though we did not arrive before the regular time. However the 10:00 a.m. check out time is too early. It was also nice to be told we could use the beach toys in the garage. The only maintenance issue we noticed were several places where the wall had been damaged and the patches were not finished.

Best View on the Island We had a great time, despite the cooler than normal temperatures. The house was very clean, and set up well to meet our needs - except the one side of the two-car garage was filled with remodeling supplies. Parked one car outside all the time. The only minor complaint would be the flat screen TV. I don't know why they put it off to the side of the wall, versus in the middle. Made it difficult for folks sitting on the sides to watch it. A simple swapping of the huge picture with the screen would fix the problem. But we loved the house and enjoyed our stay. We would recommend it in a heartbeat. Great View, needs a solid overhaul. As the other reviews have stated, the location and views are wonderful. The living room is best part of the interior with a large,newish couch and a big screen TV. The Kitchen while functional, needs new counters and is in desperate need of new cabinets as they are attached to the wall with a makeshift wooden support. We spend most of our time on the decks which were great but the place just needs a deep deep cleaning as the property is really showing its age.

Best VACA ever!! This is the best property on Mustang Island. We enjoyed beautiful morning views of the ocean on our deck and breakfast at the dining table which had an equally stunning view. Walked a few steps and bam!!! we were on the beach fishing, riding our boogie boards, and making sandcastles. Even more convenient grocery store just 9 miles away in either direction and wonderful restaurants. Very quiet so sleep was amazing. TurnKey was an amazing rental agency and with their convenient phone AP we were led right to the front door with easy access. Felt very at home here.

Perfect getaway right on the beach We stayed three nights at this perfect Lost Colony unit right on the beach with the gulf breeze and the sound of the waves making the deck a welcoming haven. The unit is the best location possible in the Colony and it has been very tastefully decorated. The kitchen is equipped to be ready for foodies. A delightful stay. I'd go back in a heartbeat! Beware: INFESTED WITH FLEAS!!!---DO NOT STAY The house we rented for a week was lovely with a beautiful view of the Gulf of Mexico, and the decor had all the elements of relaxing seaside charm. However, our idyllic vacation soon turned into s horror story nightmare when we discovered fleas bitting us like we were filthy stray dogs. When we initially called customer service they were dismissive and did not seem to care when their response was "well it's the beach and there are fleas out there." After many many calls back and forth the local office sent a pest control man out to the property who warned us that we shouldn't stay there with kids (we have an eight year old, 2 yr old and 1yr old) my 2 yr old got bitten at least 5 times because she got huge welts. We left the property md they gave us a partial refund but still made us pay for two nights, which is complete and utter ridiculousness!!!!! So if anyone wants to be infested by fleas and spend your vacation washing clothes and nursing flea bites all while calling a rude and inept customer service team from both the local port Aransas office and the regular turnkey service in Austin. However there were 2 customer service meets that were actually helpful and their names were Ben and Dan. Suffice it to say, our vacation was horrible and ruined because Turnkey allowed a house to be rented with a flea infestation. We had to go back home because we could not find anything else July 4 week. So we went home with a partial refund and flea bites. What a wonderful experience that turnkey gave us this summer. Wouldn't you like the same? I highly doubt it. Pelican watching from a beachside deck We really enjoyed our stay at this vacation home. Yes, it really is right on the beach. The views from the main and upper decks are fantastic. The house was very clean upon arrival. The kitchen contained all the utensils needed to prepare our meals. This stretch of beach was very quiet during our stay, because the house is not located in the city, and yet it was only a short drive to Port Aransas to the north and Corpus Christi to the south. Finally, communications with the management company before, during and after our stay ensured that our visit to this vacation home was stress-free. Exceptional Rental This house was just awesome. Right on the beach, could sit on porch and watch the waves come in. Great views up and down the beach. Visit w kids We loved this rental! Have stayed in this community before but the decks on this place are the best! The kitchen was pretty much perfect and the couch was super comfy. Lots of sand toys for our little kids in the garage. There were more house supplies stocked than in the typical rental too. We found our bed to be very comfortable. we love the way turnkey does everything online and there are no extra trips to a rental office. We had a great weekend! Great Views from Deck Overall, the stay was fabulous. However, if you are searching for honest feedback, there were a few things that could be improved. A/C was not turned down before our arrival, so the unit was hot and required several hours to cool down. The closet door to the laundry was broken. For the price point, master bedroom needs updating. Since the property is tri-level, it would be nice to indicate that so that handicapped individuals are aware that there are several sets of stairs to navigate. Our new decks give you direct ocean views and plenty of lounging space to relax. Our house is just steps from the boardwalk to the beach. If you get your fill of the beach you can always retreat back to take a dip in our fresh community pool. Once you’re done with all the outdoor activities feel free to kick back in our spacious living room which has a large flat screen TV. You can rest easy in our beautiful and inviting home which sleeps eight comfortably with a king, two queens and a queen murphy bed.

Everything you need for a quiet and relaxing beach getaway is here at Lost Colony. We are located approximately a 10 minute drive to town which is easy to get to while also offering serenity and peace from the hustle and bustle. Our boardwalk will take you right to a quiet stretch of beach and the community pool is just steps away. Lost Colony is perfect for the vacationer looking for a place to enjoy the beach without having to fight the crowds. Schlitterbahn Waterpark is only a 20 minute drive south.

Due to the extreme risk to individual safety and property, city ordinance strictly prohibits the use of any type of cooking grills within 10' of a rental home, and never on any decks or balconies. Violators are subject to significant fines from the city and are responsible for all damage and liabilities. In addition to penalties enforced by the city, any renter that is caught violating the ordinance will be subject to a $1,000 fine by Lost Colony.
