Rental Agreement

This rental agreement constitutes a contractual agreement between the guest and The Property Manager, hereinafter called PM. In consideration of this mutual agreement, the PM will provide use of property and guest will pay rent in the amount of $_______________ p/n for the period from _______________ to _________________, 200

RESERVATIONS: Receipt of 25% of the total reservation is required to hold a reservation. The final balance is due 14 days prior to arrival.

CHECK-IN/OUT: You may check-in after 4PM at 1900 St. Hwy. 361, our office will be open from 9-5 Monday-Saturday and Sunday 10-4. If you will be arriving after hours, please call our office to make arrangements to pick up your keys. Check out time is 11 AM. You may arrange for an early check-in and/or late check-out, if available, for a fee of $50.

CANCELLATION POLICY: Cancellation more than 14 days prior to check-in will result in a $50 service charge and a return of the balance of the security deposit. Cancellation less than 14 days prior to check-in will result in forfeiture of the total amount of the reservation. We recommend that the guest purchase CSA Travel Protection. There are no refunds for early departures.

PAYMENT: Visa, MasterCard, Discover, cash or checks are accepted. A valid credit card is required if paying cash. Make checks payable to the Property Manager. Rates quoted do not include applicable lodging tax of 13%, $50 Accidental Damage Waiver fee, pet fees, cleaning fees, early arrival fees or late departure fees.

AGE LIMITS: Contracting guests of the PM must be 25 years of age or older. The guest must have a State Drivers License or other acceptable ID at check-in. The PM reserves the right to refuse service to anyone.

PET POLICY: Pets are only allowed in pet friendly properties. There will be a $10 per night, per pet, charge for all pets staying at pet friendly properties. The pets must be leashed at all times when at the beach or outside of the home. Violators will be asked to leave without a refund and security deposit forfeited.

PARKING: Guest agrees to use only the parking spaces provided for the property. Offending vehicles will be towed at your expense without notice. No RV’s, campers, trailers or boats are permitted at any of our properties. Violators will be asked to leave without a refund.

OCCUPANCY LIMITS: Occupancy limits are posted on our web site and confirmed at time of reservation. If guest exceeds the occupancy limits agreed upon at the time of the reservation, the guest will be asked to leave without a refund.

NEIGHBORS: Loud music or parties outside of the property after 10 PM is prohibited. Please respect your neighbors as you would in your own neighborhood. Violations of this rule could result in immediate eviction and loss of security deposit. Please observe speed limits at all times.

MISC. FEES: There will be a $50 charge for lock outs, extra keys or non-returned keys. Each guest will be provided 2 keys per property at Check-in. If you leave an item behind, we will mail it to your for a $25 charge plus postage. A $500 fine will be levied for smoking in a non-smoking property, no exceptions. Guests are welcome to smoke on the patios or decks outside. If the property is unusually dirty, the guest will be charged a $30 per hour cleaning fee, charged to your charge card.


LIABILITY: Unless caused by the home owner, owner is not responsible for personal injuries or property damage caused to renter or renter’s guests or their property. The PM is not responsible for injuries to renter or renter’s guests or their property for unforeseeable or dangerous use of the property. Renter agrees to indemnify the PM and hold harmless in the event of legal action against owners arising from renter’s use of the property or injuries that occur on the property that are not the fault of the PM.

RENTER agrees to accept responsibility for all damage caused by renter or renter’s guests. Renter will be charged replacement cost for any broken or missing items on the property, any additional cleaning fees and any costs of repair. The PM is not responsible for renters’ or renters’ guest’s personal property.

Representatives for the PM have the express right to enter the properties at any time, with or without the guest’s consent to inspect the property or perform routine maintenance. The PM will make attempt to notify the renter if this should occur.

Venue for any dispute arising out of this agreement or the rental period will lie exclusively in Nueces County, Texas. Should any legal action by owners become necessary to enforce this agreement, Renter agrees to pay all legal fees incurred by the PM, including costs and expenses.

Sibling vacation Disappointing. Best thing was the location, and the view of the gulf. Worst was the beds...all beds were saggy and lumpy, and uncomfortable. No closet in one of the bedrooms, no place to put luggage but on the limited floor space. Kitchen was tiny...one person at a time in there. Impossible to fully open the refrigerator door because it bumped into the cupboard. Light over the stove did not work. Not enough garbage liners and dishwasher soap for the stay. Found roaches in the bathroom, and the kitchen.Exterior and interior doors are out of plumb-hard to close. Dining table too small and ithe chairs needed sofa cushions to comfortably sit. . Not enough lighting in the living area...only one lamp.<br/><br/> We made &#x201C;do&#x201D; but won&#x2019;t stay there again. It was a a last minute choice when our original rental became unavailable.

Needs new mattresses The property is in a perfect location but they need to spend some money on 3 new mattresses. They&#x2019;re terrible. Also, the bathroom had a fabric shower curtain , so the floor stayed wet.

Review of Coastal Nest Overall an excellent experience. Property description was accurate. Property was clean but could have been better. The 2 couches in the living room are broken and are horrible and really need to be replaces. The TV in both bedrooms are not hooked up. GREAT customer service by property manager and the owner. Owner brought over new kitchen equipment upon our request. I would definitely recommend this property to others. This was our 5th year to stay 1 to 3 winter months in Port Aransas and we love it.

May 17 - 20 Everything was wonderful except the pool wasn’t open yet. Which would have been nice to know. The reason we chose this location was because it was close to the beach and it had a pool. Management informed us it would be opening up the following week. Very clean and a great location! Would stay again.

Cousin's Vacation We had a great time in Port Aransas. The condo was very comfy, clean, and had a great view of the beach. My only complaint is there wasn't any type of cabinet space to put food and no place to put your clothes or suitcase. The closets were full of extra linens and a roll away bed. All of our food ended up on top of the refrigerator and we lived out of our suitcases on the floor.

Great location The property was in a great location. Very close to the beach. We could see the water from our balcony. The room was clean. It looked as if some renovations were done. The mattresses are very uncomfortable. If you move around they make a lot of noise I felt like I was sleeping on a sand dune. The staff was nice. The only thing they should consider is providing written instructions on how to find the facility. There is a small sign that the address is painted on and you can not see it at night. Other than that we had a great stay. I would recommend

sucked third floor,paid the rental then paid and I didn't want 's help in getting unit.they are crooks and they are the reason I had to pay %155 to have unit clean which is crazy I guess that is how they get paid,NEVER again .

Beachhead Our particular unit was very nice, clean, and well appointed. The balcony was a good place to dry our suits and towels. The unit is on the 2nd floor, so we had to walk up 3 flights of stairs - which was fine for us but may be difficult for someone else (no elevator). The beds were uncomfortable, but we were tired from spending all day at the beach. The wooden walkway to the beach was well-done and fairly short. The recent rains have resulted in lots of mosquitoes, so spray yourself before venturing out. We enjoyed the swimming pool onsite - the water was clean and warm. There is still construction and repairs going on here as they continue to rebuild after Harvey. It's a good location -- can walk to Avenue G and rent golf carts. We had a good vacation!

Great location, nice view The location and view were very nice. The property and accommodations were dated, but typical for Port Aransas. There was quite a bit of standing water because of recent rains so don’t forget misquito repellant. Overall we enjoyed our stay.

Port Aransas Nest We couldn't find much to fault with this condo. It was attractive and comfortable. The beds were the best on our 10-day journey, the kitchen and bathrooms well-supplied, and the view into the beach and Gulf striking. It was immaculately clean. The wifi cut out intermittently in our first day, improved on our second day, but was a bit slow. The staff at the management office were very professional. Overall, this was a winner!

Wonderful Getaway Even before we got there, working with the management company was a pleasure, they kept you informed, were extremely nice in person, top notch. Now the rental, just beautiful, close in town, extremely clean, great size, and the view, wow! We opened all the blinds just perfect. We would highly recommend it. Our stay was fantastic.

BeachHead 207 Condo was great with a great view of the ocean/beach from the balcony. The wifi was the only thing that wasn't up to par but would get fixed quickly. When you have teenagers wifi is a big deal!

Memorial Day weekend Love the unit we were in. Was very clean with updated things for a comfortable stay. Love the board walk going all way down the beach instead of slogging through the sand a ways before getting to the walk.

It's a Rental . . . In past years, we had stayed in a friend's fully renovated condo at Beachhead, so we were spoiled. The condo was sold so now we enter the rental market. PROS: Love the Beachhead's location, pool and boardwalk to the ocean. Coastal Nest 207BH was cute. The artwork and decorations are nice. It has a Kohler cast iron tub & kitchen sink. CONS: Although super cute, the couch bottoms out when you sit on it, the beds are all uncomfortable, the bathtub has some weird staining, the patio chairs are low so you cannot see the ocean and the tv's mounted on the wall in the bedrooms are only slightly larger than an ipad.

Great Weekend in PA Our family had a wonderful time at Beachhead condominiums in Port Aransas. The island is still rebuilding since Harvey, it was sad seeing the devastation and a lot of businesses and lodging facilities closed, hopefully by this time next year most will be back running like normal.

The kitchen is fully stocked with everything you will need to cook your catch of the day. The master bedroom has a Queen size bed and the second bedroom two fulls, both bedrooms have their own bath.
