Rental Agreement

This rental agreement constitutes a contractual agreement between the guest and The Property Manager, hereinafter called PM. In consideration of this mutual agreement, the PM will provide use of property and guest will pay rent in the amount of $_______________ p/n for the period from _______________ to _________________, 200

RESERVATIONS: Receipt of 25% of the total reservation is required to hold a reservation. The final balance is due 14 days prior to arrival.

CHECK-IN/OUT: You may check-in after 4PM at 1900 St. Hwy. 361, our office will be open from 9-5 Monday-Saturday and Sunday 10-4. If you will be arriving after hours, please call our office to make arrangements to pick up your keys. Check out time is 11 AM. You may arrange for an early check-in and/or late check-out, if available, for a fee of $50.

CANCELLATION POLICY: Cancellation more than 14 days prior to check-in will result in a $50 service charge and a return of the balance of the security deposit. Cancellation less than 14 days prior to check-in will result in forfeiture of the total amount of the reservation. We recommend that the guest purchase CSA Travel Protection. There are no refunds for early departures.

PAYMENT: Visa, MasterCard, Discover, cash or checks are accepted. A valid credit card is required if paying cash. Make checks payable to the Property Manager. Rates quoted do not include applicable lodging tax of 13%, $50 Accidental Damage Waiver fee, pet fees, cleaning fees, early arrival fees or late departure fees.

AGE LIMITS: Contracting guests of the PM must be 25 years of age or older. The guest must have a State Drivers License or other acceptable ID at check-in. The PM reserves the right to refuse service to anyone.

PET POLICY: Pets are only allowed in pet friendly properties. There will be a $10 per night, per pet, charge for all pets staying at pet friendly properties. The pets must be leashed at all times when at the beach or outside of the home. Violators will be asked to leave without a refund and security deposit forfeited.

PARKING: Guest agrees to use only the parking spaces provided for the property. Offending vehicles will be towed at your expense without notice. No RV’s, campers, trailers or boats are permitted at any of our properties. Violators will be asked to leave without a refund.

OCCUPANCY LIMITS: Occupancy limits are posted on our web site and confirmed at time of reservation. If guest exceeds the occupancy limits agreed upon at the time of the reservation, the guest will be asked to leave without a refund.

NEIGHBORS: Loud music or parties outside of the property after 10 PM is prohibited. Please respect your neighbors as you would in your own neighborhood. Violations of this rule could result in immediate eviction and loss of security deposit. Please observe speed limits at all times.

MISC. FEES: There will be a $50 charge for lock outs, extra keys or non-returned keys. Each guest will be provided 2 keys per property at Check-in. If you leave an item behind, we will mail it to your for a $25 charge plus postage. A $500 fine will be levied for smoking in a non-smoking property, no exceptions. Guests are welcome to smoke on the patios or decks outside. If the property is unusually dirty, the guest will be charged a $30 per hour cleaning fee, charged to your charge card.


LIABILITY: Unless caused by the home owner, owner is not responsible for personal injuries or property damage caused to renter or renter’s guests or their property. The PM is not responsible for injuries to renter or renter’s guests or their property for unforeseeable or dangerous use of the property. Renter agrees to indemnify the PM and hold harmless in the event of legal action against owners arising from renter’s use of the property or injuries that occur on the property that are not the fault of the PM.

RENTER agrees to accept responsibility for all damage caused by renter or renter’s guests. Renter will be charged replacement cost for any broken or missing items on the property, any additional cleaning fees and any costs of repair. The PM is not responsible for renters’ or renters’ guest’s personal property.

Representatives for the PM have the express right to enter the properties at any time, with or without the guest’s consent to inspect the property or perform routine maintenance. The PM will make attempt to notify the renter if this should occur.

Venue for any dispute arising out of this agreement or the rental period will lie exclusively in Nueces County, Texas. Should any legal action by owners become necessary to enforce this agreement, Renter agrees to pay all legal fees incurred by the PM, including costs and expenses.

This is a Happy Place! A huge group of us head to the beach each year and rent homes near each other. We shared this house with one other family and had plenty of room. Great game room. Clean and in good condition. A few minor appliance issues that we passed along to the manager but didn't request any fixes while we were there. Just know that the LOFT with the 2 twin beds is right at the top of the stairs and you have to walk thru it to get to the upstairs bath and the "bunk" room.

Great place to stay with our family. The Happy Place is very well located. If you rent a golf cart, it takes you just 2 minutes to get on the beach. The house was clean and the decorations are very tastefull. Even a small nightlights for the kids in the bathrooms. There is a code to enter the house so you don't have to worry about losing the keys on the beach. The garage/playroom was the cherry on top.

My Happy Place February 2019 Simply delightful lightbulbs are needed, lamps in living room needed as well as new sofas. The gazebo should be finished. But we had a great visit. Thanks for getting a new BBQ when I asked!

Nice house The house has a good layout and is about 3 blocks walk from the beach. The furniture and bedding is nice. The kitchen is a bit small. The tvs in the bedrooms did not work. Overall I recommend this house and wound stay there again.

My Happy Place This cottage describes our time at Port A. It is a very happy place, we had a great time and the cottage is absolutely the best. The game room is used non-stop while we are there due to having 5 teen grandkids. Thanks for allowing us to stay there.

My Happy Place Review This house was a great place to stay with just a few problems. We had no internet the whole time(and had 5 teens with us), the pool was green the first 2 days we were here (and we were only here 4 days,so we couldn't swim), the backyard grill is very old and was small so we had to do half our grilling on the stove top indoors, and shelves were falling out of the refrigerator. Besides that - the house was great, we loved the game room, there was plenty of space for all 7 of us, the front porch was a great place to have coffee and it was quiet and peaceful on the street. Many dogs ran loose not on leashes, so if you aren't a dog lover,this might pose a problem as well.

Fun in the sun...oh no, no internet.... We had a wonderful time going to the beach via you new boardwalk. The internet problem was unexpected, but we survived. The barbecue pit was full of guck and had to be cleaned before use. When we used the vacuum cleaner to pick up as much sand as possible, it was plugged to the brim. Other than these unfortunate snags, we really enjoyed our stay.

Excellent Family Vacation Home This house is everything it says it is! We did bring our pop-up shade for the backyard which was a good idea. We did have to call maintenance once but they did arrive in a timely manner and took care of our concern. Overall a very nice property with the game room in the garage helped with even more space to enjoy each other’s company. We did rent a beach buggy which I would recommend...the boardwalk is just around the corner and it really helped getting people and stuff to the beach very easily.

Our vacation home Overall was good. A few things were broken. The upstairs fan is about to fall oit of the ceiling. The downstairs master bath smells like sewer. There wasnt enough trash bags for our big famiky of 12. The outside gameroom had no AC so kids couldnt even play. The back yard wasnt fence so i had to put alarms on all doors because of the little ones.Construction was going on right next door to us. People banging at 7:30 am. The beach wasnt just a short walk. Had to rent a golf cart which was 300 extra. The community pool had nothing but drunks in it so kids couldnt swim. The house it self was nice but wasnt what i thought it would be.

Love Port A Great kitchen and easy parking .Bedrooms were dated - need lamps by bed and remove carpeting upstairs . I am used to beach front rentals so probably be over picky . Love the Port A Escapes just not the unit .

Great little escape! Cute little home! We have 5 adults and two kids in our group and the home fit use pretty perfectly. the downstairs had the master and one guest with a king and queen bed along with bathrooms. When you go up the stairs you will walk into the loft which has two twin beds and a tv with a bathroom and another bedroom with a bunk bed. There was a great little porch and the back yard has an outdoor shower. you are about 2 blocks from the boardwalk that has beach access so we were able to walk from the house to the beach with our 6 and 3 year old with out any issues. You are a little further away from people but no more that 15 min from the ferry/center of town. The only negative we had about the house is that the water heater is only a 40 gal and with 7 people trying to take showers at once half of us got cold showers so I would recommend staggering those out if that is something you care about :)

Beautiful Rental with Issues My Happy Place is the the perfect beach house. It was clean, the rooms were spacious and bathrooms were the nicest ones I've had since I've been renting homes in Port A. It has a great front porch to sit and relax. And the converted garage into a game room is a nice touch. Every night we had a ping pong and I foosball tournament. Now, all that said, the house has it's issues. Ten minutes into our stay, one of the glass shelves in the refrigerator, fell apart. The glass didn't break, so I tried to fix it myself. Without doing anything, the tempered glass shattered in my hands (probably due to temperature change) slicing open one of my fingers. When we tried to clean up the glass and blood, they had no cleaning supplies. The fridge had other issues. The lunchmeat drawer fell apart and one of the door shelves broke when opening the door, breaking all of our food containers on it. It also does not cool properly. Luckily, we had Yeti coolers to store some of our food do to lack of shelving. Half of the blinds do not work. The shower water pressure is terrible, can't even use the one upstairs. All the guys used the outdoor shower because it had the best pressure. The thermostat is located upstairs where it gets nice and chilly, but the downstairs bedrooms got warm at night. The outdoor grill is an insult to grills. It's not much bigger than a hibachi on wheels. We planned to grill steaks one night but decided not to because it could only hold two steaks at a time and would have taken forever. If the homeowners were to fix these issues, I would definitely rent this property again, because it is a great beach house.

Great place with exception of rowdy vacationers The place was really wonderful and well equipped and there were plenty of beds for everyone. I would have preferred something closer to the beach. However, there was a night when vacationers catty corner from our unit chose to party until 5:00am. I don't know how many people there were, but they had 5 vehicles. They were totally disrespectful of all the other vacationers. They hollered, sang, shouted, played loud music until security showed up at 5:00am. In hindsight, I should have called the police. I did complain to management but was told it was not one of their units. I'm certain that most days, this unit would not be affected by such a crowd.

Our recently updated 3BR/3BA house is located across from the community pool in Mustang Royale, a oceanfront neighborhood, steps away from the beach –ideal for family vacations, romantic getaways and reunions.

The ground floor has an open layout, combining the living room, dining room and kitchen, all with coastal decor and tile flooring. The living room has two over sized leather couches with matching ottomans and an entertainment center with a large TV.
