Rental Agreement

This rental agreement constitutes a contractual agreement between the guest and The Property Manager, hereinafter called PM. In consideration of this mutual agreement, the PM will provide use of property and guest will pay rent in the amount of $_______________ p/n for the period from _______________ to _________________, 200

RESERVATIONS: Receipt of 25% of the total reservation is required to hold a reservation. The final balance is due 14 days prior to arrival.

CHECK-IN/OUT: You may check-in after 4PM at 1900 St. Hwy. 361, our office will be open from 9-5 Monday-Saturday and Sunday 10-4. If you will be arriving after hours, please call our office to make arrangements to pick up your keys. Check out time is 11 AM. You may arrange for an early check-in and/or late check-out, if available, for a fee of $50.

CANCELLATION POLICY: Cancellation more than 14 days prior to check-in will result in a $50 service charge and a return of the balance of the security deposit. Cancellation less than 14 days prior to check-in will result in forfeiture of the total amount of the reservation. We recommend that the guest purchase CSA Travel Protection. There are no refunds for early departures.

PAYMENT: Visa, MasterCard, Discover, cash or checks are accepted. A valid credit card is required if paying cash. Make checks payable to the Property Manager. Rates quoted do not include applicable lodging tax of 13%, $50 Accidental Damage Waiver fee, pet fees, cleaning fees, early arrival fees or late departure fees.

AGE LIMITS: Contracting guests of the PM must be 25 years of age or older. The guest must have a State Drivers License or other acceptable ID at check-in. The PM reserves the right to refuse service to anyone.

PET POLICY: Pets are only allowed in pet friendly properties. There will be a $10 per night, per pet, charge for all pets staying at pet friendly properties. The pets must be leashed at all times when at the beach or outside of the home. Violators will be asked to leave without a refund and security deposit forfeited.

PARKING: Guest agrees to use only the parking spaces provided for the property. Offending vehicles will be towed at your expense without notice. No RV’s, campers, trailers or boats are permitted at any of our properties. Violators will be asked to leave without a refund.

OCCUPANCY LIMITS: Occupancy limits are posted on our web site and confirmed at time of reservation. If guest exceeds the occupancy limits agreed upon at the time of the reservation, the guest will be asked to leave without a refund.

NEIGHBORS: Loud music or parties outside of the property after 10 PM is prohibited. Please respect your neighbors as you would in your own neighborhood. Violations of this rule could result in immediate eviction and loss of security deposit. Please observe speed limits at all times.

MISC. FEES: There will be a $50 charge for lock outs, extra keys or non-returned keys. Each guest will be provided 2 keys per property at Check-in. If you leave an item behind, we will mail it to your for a $25 charge plus postage. A $500 fine will be levied for smoking in a non-smoking property, no exceptions. Guests are welcome to smoke on the patios or decks outside. If the property is unusually dirty, the guest will be charged a $30 per hour cleaning fee, charged to your charge card.


LIABILITY: Unless caused by the home owner, owner is not responsible for personal injuries or property damage caused to renter or renter’s guests or their property. The PM is not responsible for injuries to renter or renter’s guests or their property for unforeseeable or dangerous use of the property. Renter agrees to indemnify the PM and hold harmless in the event of legal action against owners arising from renter’s use of the property or injuries that occur on the property that are not the fault of the PM.

RENTER agrees to accept responsibility for all damage caused by renter or renter’s guests. Renter will be charged replacement cost for any broken or missing items on the property, any additional cleaning fees and any costs of repair. The PM is not responsible for renters’ or renters’ guest’s personal property.

Representatives for the PM have the express right to enter the properties at any time, with or without the guest’s consent to inspect the property or perform routine maintenance. The PM will make attempt to notify the renter if this should occur.

Venue for any dispute arising out of this agreement or the rental period will lie exclusively in Nueces County, Texas. Should any legal action by owners become necessary to enforce this agreement, Renter agrees to pay all legal fees incurred by the PM, including costs and expenses.

Gorgeous vacation home with great views A terrific house with more than enough room for our group of four adults and three kids. Stocked with extra amenities we weren't expecting (dish soap, extra trash bags and paper products, etc.). Nicely appointed kitchen with more than enough glasses, plates, etc. all in great shape. Beds and linens were clean and comfortable. Loved sitting out on the back deck in the mornings and evenings and enjoying family dinners around the generous dining table inside. Very, very clean except for the discarded water and Gatorade bottles in the kids' room closet. The television set didn't work upon our arrival (outlet was faulty), but the property management had someone out very quickly and without disrupting our day. Lots of stairs, which was okay for us but something we didn't really think about until we saw them in person. Walk to beach is also along a boardwalk with many steps up and down. (Took a middle-aged adult carrying a beach bag, chair and towel about 6-8 minutes door to door in the heat of the day.) We had planned to rent a golf cart anyway, but potential renters with lots of young or old guests may want to keep this in mind. All in all a terrific home that we hope to return to again.

Great home, close to beach Gorgeous, clean, and spacious home. Fit 3 families perfect with plenty of space. Back deck was our favorite place to hang out with plenty of seats and space. Boardwalk to beach is right next door, took us 6 minutes from front door to sand walking at our toddlers pace. Lots of stairs the entire boardwalk FYI. We came down for Sandfest which was within walking distance still. Only issues that came up were we had problems getting into home originally but someone was sent to us right away to help. WiFi didn’t work which was a bummer because absolutely none of us had any cell service. Other than that it was a perfect stay

Summer family vacation Very nice comfortable beach home. Plenty of room to relax after a day on the beach or fishing trip in the bay. Loved the large kitchen which was well equipped and the table that could seat 10 people. Hope to be able to stay here again next summer.

Perfect Family Vacation! Our family of 6, all adults, spent a weekend at this property in January. Location is perfect with a boardwalk 2 doors down to the beach and a short ride to the restaurants in Port Aransas. The garages are almost 4 tandem spaces- we were able to get 2 small cars in one bay and just one vehicle in the other. The second floor has a wonderful large great room with seating for more than 6 in the living area, huge dining table that was great for board games, and the large kitchen. We used the oven, coffee maker and dishwasher which worked fine. The master suite is on the second floor as well. Third floor has 3 bedrooms, one is ensuite and the other 2 share a jack and jill bath. Plenty of seating on the decks. We all really like the property and would stay again.

Perfect winter get-away! We had a great vacation in Port A! The home we rented was amazing! It had everything we needed for cooking, entertaining, and just plain relaxing! The rental was so centrally located to everything, restaurants, the beach, gas stations and golf cart rental! So convenient!

Wedding Shower Weekend The inside of this house went above and beyond anything we could have asked for. Some small hurricane damage outside,didn't affect the inside at all. Wish we'd known the boardwalk to the beach was not usable because we had to go buy beach parking permits for cars. Not something we'd thought we needed.

Awesome Place to Stay This home was just amazing. There were 7 adults and 3 kiddos. We even had beds to spare since most of little ones slept with parents. I can not say one bad thing about this place or change a thing. We are definitely talking about returning soon. GREAT STAY!!!!

Perfect For a Family Beach Getaway 2nd time we’ve stayed at this beach house!!! Great location, close enough to the beach for a quick trip back for afternoon naps for the grandkids and the nice,quiet cup de sac make evenings on the deck the perfect end to your day. Large, open floor plan and decks with an awesome view. <br/>The four bedrooms make it great for large famlies!!!

Nice House Nice house with lots of room. We had a group of 11 and had plenty of room. The location is close to the beach. We used the boardwalk a couple times, but I wouldn't recommend trying to lug all your beach stuff. We drove to the beach which is right around the corner. We were a little disappointed with the views. The sand dune pretty much blocks the view of the beach and ocean. You can see a little from the upper balcony, but not much. Other than that we were satisfied with our stay.

Nice home...that needs some more items We enjoyed the house. It is clean, spacious, and about a two block walk to the beach. There are a couple of things that could improve the stay for guests:<br/>1. There was no dish soap, no dishwashing soap, no cleaners of any kind, and no extra trash bags. Once you've cooked or used the kitchen you can't clean unless you've brought a barrage of cleaning supplies. At this price point, these basic items should be included. Guests should not have to go to the store to buy them.<br/>2. The check in is somewhat confusing. First, instructions tell you to go to the leasing office to get a key. When you map it to the leasing office, be careful as many nav apps will take you to a town across the bay from Port A. If you take this route (which is incorrect) you will end up driving an extra 45 minutes on average. Second, once we figured this out, we then got a text telling us we never needed to go to get a key, that we can enter the property without a key and alternate instructions are given. Again, contradictory instructions and confusing.

Beautiful House After Dune Delight is a lovely home! It was spotless and completely ready for our stay. I loved the porches. The 2nd floor porch had a better view of the ocean. I enjoyed reading on that deck. The large kitchen table was great for meals and games. The beds were so comfortable and fit our family perfectly. I was somewhat disappointed with the long walk on the boardwalk to the beach- it is a hike! We drove and parked on the beach like everyone else. Having a golf cart available would be a wonderful addition to the house. <br/>The decor and pictures are lovely.

Great time, wonderful Thanksgiving with family. Great time and fun. The condo did not have enough towells on arrival. They were delivered after Thanksgiving day. Thank you. The trash can out front was almost full on our arrival. Everything else was outstanding. It is a beautiful condo and the size and arrangement of beds worked well for our family group of ten. Easy access to beach was a plus also we had a nice view from top balcony of the ocean. We will try and come back in two years.<br/><br/>

Wonderful House and Vacation! The house is just as beautiful as pictured. All the beds were comfortable. The porches were lovely with nice views and great furniture. Convenient to walk and drive to the beach. Kitchen was roomy and well laid out. Laundry room upstairs was a great bonus. Great closet space and extra half bath downstairs was convenient. Only negatives were water pressure was very low if more than one person was showering at the same time, and when we all came back from the beach at the same time everyday that happened a lot!

Great Getaway We had a great time in Port A! The house was perfect for our large group - 7 adults and two toddlers. The kids had plenty of wide open spaces to play, the adults enjoyed the porches. A bonus was the porches on the beach side are totally kid proof, so no worries about your child falling off a second or third floor. The house had plenty of bath towels and toilet paper. I will bring my own trash bags next time, we only had two to start with and that wasn't enough for our group. Property was clean, beds were comfortable and the kitchen was great for us all to cook in. The staff was friendly and accommodated us very well. Senior Reunion Property was as advertised-new & clean with all essentials. Location was excellent with close access to the beach and to town. The large living / kitchen area was very comfortable and allowed our group to spend quality time together. We all got in our exercise with the many steps involved but overall the property was great and we enjoyed our stay. A short drive to Rockport was exciting in that we were able to see at least 9 different Whooping Cranes while visiting Aransas Wildlife Park. In addition, the Padre Island National Seashore Park is also worth the short drive. WE will return ! Park Place 839 Great house. Very clean. Its in a small neighborhood with a dedicated boardwalk to get over the (substantial) dunes to the beach - if you don't mind stair climbing.<br/>The dunes here are so large that they do partially obstruct the view from the main floor but the second floor deck is so high that it is a clear view. Very comfortable house good for large group. Very easy check in and check out. Great Rental company.

Port A 2017 After Dune Delight was the perfect place for our family of 8 adults + 1 infant to spend a long weekend in Port A. The large deck attached to the kihchen and living area was great for cooking, grilling and then enjoying the view of the gulf as we ate! Plenty of room for all, close cart ride to the beach and the use of the enclosed garage was an added bonus for storage of our beach stuff as a storm blew in one of the nights we were there.
