Terms

The Property Manager (hereafter referred to as "we", "us", or "our") provides rental management services on behalf of homeowners ("Owners") who rent their properties (including the associated fixtures and furnishings)(the “Home”) to guests (the "Guest" or "you") seeking accommodations on a short term or long term basis (collectively, the “Services”). We are the Owner's property manager and authorized agent, who will perform the Services related to your reservation. By using the Home and Services, you agree to comply with and be legally bound by the terms and conditions of this guest agreement (the "Agreement"). This Agreement only applies to short term rentals and not long term rentals, which will be governed by the specific terms of your lease agreement with us.

1. Policies: Please treat our Owner's Home with the care you would at your own home and abide by following policies:

*Behave as you would in any home in which you live, with respect for property and neighbors.
*Unless otherwise stated in the Home listing, you must be over the age of 25.
*You will be an occupant of the unit during the entire reserved period and other occupants of the Home during your stay will be family members, friends, responsible adults or children under direct adult supervision.
*Do not exceed the maximum occupancy of the Home.
*No parties, noise that can be heard beyond the home lot line or in adjacent units, or any illegal activity may occur at the Home.
*No pets are allowed unless otherwise noted for specific properties and where you have paid a pet fee in connection with your booking in advance of your reservation.
*No smoking is allowed in or around any Home.
*Check-in time is 3pm and check-out time is 10am - we will notify you via email in advance if early check-in or late check-out will be available.
*Please use common courtesy at the home by keeping it clean, reporting any problems or damages, washing dishes as used, taking garbage to the outside bins, leaving towels in the bathrooms and sheets in the bedrooms, and not re-arranging furniture.

2. Cleaning: Each home will be cleaned and inspected by third-party cleaning contractors after your departure. We ask you to help us enable the cleaning crews as much as possible. They will appreciate simple things like leaving the home tidy, running the dishwasher, starting to wash the towels, and taking out the trash.

3. Swimming Pools, Hot Tubs, or Beach: If the home that you have reserved includes a pool or hot tub, or is on a beach, these can all be obviously dangerous. Guests should observe and adhere to all rules and policies as posted at the home and supervise all children at all times. Lifeguards are not provided. Decks and patios can be slippery when wet and can result in injury to anyone who is not careful. Guest accept and assumes all risks involved in or related to the use of a pool, hot tub, beach and deck/patio areas.

4. Home Damage Waiver: Each guest will be offered an optional Damage Waiver that protects you against unintended damage done to the Property. This is not insurance, and the Damage Waiver does not apply to intentional damage done by the Guest or your guests, or excessive wear and tear due to parties, smoking, pets or otherwise, or additional cleaning charges due to stains or spills, or fines incurred by the police or HOA due to noise, excessive trash or parking, or damage over the purchased amounts of either $3,000 or $5,000. If Tenant does not wish to purchase this Damage Waiver, a security deposit of $3,000, $5,000, or greater depending on Property will be required at the time of booking. If a Home requires an additional security deposit, we will explain this to you before confirming a reservation. Guest acknowledges that any damage or fines not covered by the Damage Waiver or above the amount of any security deposit can be charged to Guest (and Guest’s card on file). The Damage Waiver can be purchased up to the day prior to your reservation but not after it has started. You do not have to purchase this Damage Waiver. Please contact the Property Manager directly at if you do not wish to purchase the Damage Waiver.

5. Excessive Wear and Tear, Noise and Occupancy: If excessive wear and tear is found for the Home, or additional cleaning is necessary due to spills, trash left on site, stains to furniture, carpeting, linens, paint, wallpaper, or flooring, Guest authorizes the Property Manager to charge Guest for additional fees. Tenant will be provided with a receipt for any additional fees incurred upon request or as required by local laws or regulations. If at any time the maximum number of the Home’s occupants is exceeded or if we receive information about excessive noise, the Property Manager has the right to evict Guest and all occupants immediately and to charge Guest a minimum service fee of $250 with no refund for the balance of the remaining reservation. If any sign of smoking is discovered Guest authorizes the Property Manager to charge Guest an additional minimum $500 cleaning fee. Unless the reservation for the Home specifically allows a pet, if any sign of a pet is discovered, then Guest authorizes the Property Manager to charge Guest an additional minimum $500 cleaning fee. The Property Manager will return any balance of a security deposit to Guest, less any charges or amounts owed by Guest, within fourteen (14) days after the end of the reservation or as otherwise required by local laws or regulations. Any charges owed by Guest may be charged by the Property Manager to Guest’s card on file in addition to seeking any relief provided by law.

6. Maintenance and Access: We have the right to enter the home at any time during guest stay and we will diligently attempt to address maintenance issues as they occur. This is an associated risk of renting a single family residence or condo. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time, and significantly affects your stay; we reserve the right to refund at our discretion or offer to relocate you to another home.

7. Phone and Internet: Unless otherwise specified, all homes are equipped with a high-speed Wi-Fi connection where service is available and we will provide you with any required Wi-Fi passwords. We do not provide a land line phones for all homes and suggest that you please use your mobile phone or Wi-Fi enabled phone for calls.

8. Furnished Rental and Supplies: The Property Manager's properties are fully furnished properties that will include bedspreads, linens, blankets, pillows, towels, a fully equipped kitchen, TV, furnishings unless otherwise specified. A limited starter supply of paper products, bath and dish soap are provided, but will not be replaced if consumed during your stay so we recommend bringing additional personal items with you. Staples (salt, pepper, foils, wraps, etc) are generally stocked by the owner of the home, however the Property Manager cannot commit these supplies being present. Guest is responsible for replacing stocked items as they are consumed. If there is a special type of item you are accustomed to using please provide for those items by bringing them with you. Extra towels are always recommended for homes on the beach, or with a pool or hot tub.

9. Weather and Other Unforeseen Events: The Property Manager does not accept liability for any inconveniences arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing, damage caused by weather/road conditions, natural disasters, acts of God or other reasons beyond its control. No refunds will be given for any delays or cancellations due to such conditions. Travel Insurance is highly recommended for any stay.

10. Homeowners Association: The Property Manager cannot warrant the usability or condition of amenities provided through homeowner associations, including, but not limited to pools, hot tubs, club houses, tennis courts, golf facilities, and picnic & beach facilities.

11. Indemnity: Neither Owner nor the Property Manager assumes any liability for loss, theft, damage or injury to Guest, his/her guests or other occupants in the Home. The Guest, for himself/herself, his/her heirs, assignors, executors and administrators, fully releases and discharges Owner and the Property Manager from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the Guest, his/her guests or other occupants of the Home as a result of, or in connection with the occupancy of the Home and agrees to hold Owner and the Property Manager free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this Agreement, or their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.

12. Sale Contingency: In the rare event the Home that that you have reserved is for sale, and/or is under a contract to sell, the Property Manager reserves the right to provide Guest with a comparable home at no additional cost to the Guest. Showings during occupancy are by appointment only at your prior approval.

13. Payment and Cancellations: We accept all major credit cards. For reservations made more than 30 days in advance, we only charge a deposit of 10% of the total reservation upon booking, with full payment due 30 days prior to check-in. For all reservations made within 30 days of check-in, we collect payment in full at the time of booking. All reservations which are made more than 10 days in advance are fully refundable if the guest cancels the reservation within 72 hours after the time of booking. After this cancellation period expires, all guest payments are non-refundable.

14. Other Terms and Conditions: Your booking is subject to the the Property Manager 's Terms, Privacy Policy and this Guest Agreement which can be found at /terms. Additionally, where specifically required by the terms of any applicable laws, regulations or Homeowner's Association rules (as determined by the Property Manager), then this Rental Agreement shall constitute a lease of the premises. If you would like to extend your reservation for additional dates, please call us for availability and pricing.

Summer Vacation 2019 Great place to stay! Provides the peace and quiet you need and just minutes from the beach, ferry, fishing holes and local businesses/eateries. Across the street from the community pool/park. My family and I made great memories to add another chapter to our family album. <br/><br/>Beautifully furnished and full kitchen to prep your family meals. <br/><br/>You won't regret it!

Better than advertised! We arrived on a Friday. Early check in was not available so we went down to the beach for the afternoon. The house was only 1 mile from the beach front and it&#x2019;s a straight shot. We got to the house and it was so much better than advertised. The pictures do not do it justice. We really enjoyed our stay and will definitely look to book this house again!

We only get a few days a year for a break. This place was amazing. Very beautiful home, with lots of room. in a great quite location. Only thing I found I would change is the shower heads, we are all short lol and they where so high up it took a bit to get soap out of our hair ( specially the girls ) but even so, we will be booking this place again. Had an amazing stay.

Loved it! A beautiful place. Sparkling clean. Did we have a few problems, yes. The support team was all over it ASAP. The only issue that never got resolved was trying to change the lock code. I struggled with getting to 10 digit code entered in the allotted time every time I unlocked the door. But that was probably just me. We had 5 children and 4 adults and had plenty of room. 5 stars! My Summer Vacay Beautiful home! Very clean and nicely decorated. I would recommend it to a friend. There were a couple of things that were confusing though. The &#x201C;pool&#x201D; is the Port A public pool. It is closed on Mondays and only open from 1 to 5 the rest of the week. The lock didn&#x2019;t work right. It took several tries and it wasn&#x2019;t due to operator error. Something is wrong with it. And trying to open it with mosquitoes biting is not fun. Also, we brought the trash can back up after the trash was picked up and someone working for Turnkey came by and put the empty can back out to the curb. Not sure why. Disappointed, turnkey customer service was a joke. House was not clean, bedding was made after the last guests had left and clean bedding was still in the dryer. The ac was not cooling we found the filter completely clogged. Tried to contact turn key and still havent even gotten a call back, 3 days later at this point, amongst other things which I dont even feel like typing out. Amazing House!! Great Location! We had an amazing family vacation! The house was just perfect! It has a very open floor plan which made it easy for cooking family meals, watching movies, and just relaxing! Even though you are not walking distance to the beach, we rented golf carts and that made the trip that much more fun!! It was a short drive to the beach. The area below the house was perfect for barbecuing and hanging out! The house itself was completely upgraded with lovely touches. I own a vacation property management business in New Braunfels so I have high expectations when renting anything. This house by far exceeded our expectations. We will certainly be back and I would highly recommend this house to anyone looking for accommodations in Port Aransas!

Port A The house is absolutely beautiful and our vacation was absolutely wonderful the only problem was, the microwave and the washer did not work. Which made things very inconvenient, and if I had known this I would have booked for another home.<br/>I have two autistic children that were taking a nap while the FedEx man came and woke everyone up and on the last day, while we were trying to check out, a man came to repair the washer while we were trying to pack and leave and clean, also my children were all sleeping. he was very rude and disrespectful to my husband and myself. He told us he was coming in the house regardless of what we were saying, we were telling him we would be gone in an hour and we had autistic children inside. we then called TurnKey and let them know what was going on and he left, burning his tires and squealing around the corner. I really feel like he should get reported, and reprimanded. It was completely unprofessional and unnecessary. Perfect...EXCEPT Had a wonderful vacation! This house is bright and airy and very nicely decorated. Compliments to the decorator. SO nicely done! Has everything you need from blender to hair dryers in bathrooms. Lovely location across from pool and skate park! Kids were thrilled. Suggestion: They should post the trash pick up days on the fridge. That's really the only suggestion I have. The house is absolutely what every vacationer could hope for. As far as cleanliness, the house was clean at first glance but upon closer inspection you could see footprints on the floor and the floors weren't swept under the couches, bunk bed, and master bedroom. There were dust bunnies and Cheetos and cheerios. There was spaghetti sauce on the fridge door handle and the top back part of stove wasn't wiped. We left our small HP computer in the master bedroom closet and have called Turnkey so many times (at least 8) with no one taking responsibility to contact us with updates. My husband said one person called and said it was found then another called and said it was not. Our recent requests for return calls seem to be ignored. I finally asked to speak to a manager and was informed there none is available at this time. At what point does management get involved? I was told the Turnkey is having problems reaching the cleaning staff. I asked if the assistant can text or call the housekeeper and the current occupants and was told something about there being 'confusion' with the computer. Housekeeping went back to get it and the occupants said the computer was theirs...and that isn't clear either. The Turnkey staff can't explain what occurred to us. Would guess people occasionally forget an item and Turnkey has a process to assist with locating those items. Still we are being promised updates and are becoming worried enough to consider driving 8 hours round trip to do this ourselves! Exceptional Vacation Home What a beautiful home! When you first pull up you have so much parking! A raised patio with a table and chairs where we sat every night in the nice breeze. Once you go upstairs spectacular views of the sunset. Once we walked inside blown away at how clean and beautifully decorated, not over done or cheesy. Loved the openness of the dining, kitchen and living room. The 3 bathrooms all super clean and huge!!! Bedrooms were also very nice and the beds and pillows super comfy! We did not want to leave! The only thing I would add is towel hooks on the beams outside. When coming back from the beach we needed a place to hang ours towels so we used a strap we had and made a temporary clothes line. We did not know it had an outdoor shower to rinse the beach away till we got there Bonus!!!! Every house needs that, well done!!! The house is beautiful. Spacious beautifully furnished home Our stay was absolutely wonderful, the home is very roomy and furnished beautifully from top to bottom. We arrived and the home was exceptionally clean and looked brand new. Everything you need for a wonderful vacation. We have been vacationing in Port A for 45 years staying at almost all of the different places in Port A and I can honestly say this home would be at the top of our list. Will defiantly be back. June Vacation The house was very clean. The only problem we had was that we couldnt get into the jouse st first with the code, however they got us in eithin the hour. Other than that everything was great. I loved how we could park underneath the house. Just a suggestion: I would look into putting a cover over the stairs do the stairs can be used without an umbrella. Great patio. All very nice. Well Appointed Immaculate, well appointed with quality kitchenware. Very spacious gathering and eating areas. There were some nice touches not found in other places, such as ample dish soap, dishwasher detergent, and even some laundry detergent was available, and much appreciated!

July 2018 660 Sandpiper Circle review Over all experience was good. We had to dispose our trash at the public beach trash containers because we had a full outside trash can when we arrived.<br/>We arrived on a Sunday and trash cans are emptied on Saturday’s and Wednesday’s, so we had 3 days of renters trash sitting by our parking area(we never received communication when pickup was about this particular issue). The smell was pretty bad as well as having tons of fies around because of it. The WiFi also didn’t work. Overall the property was very nice and clean. Most amazing trip! The House was absolutely beautiful. Stunning design, very modern and homey at the same time. Well stocked with everything we needed, even all the kitchen gadgets we could want! Plenty of space for 8 adults, never felt like we were on top of each other. And not far at all from the beach. All in all a perfect stay and I can’t wait until our trip next summer - definitely plan on staying here again!!!!

Had a wonderful vacation! This house is bright and airy and very nicely decorated. Compliments to the decorator. SO nicely done! Has everything you need from blender to hair dryers in bathrooms. Lovely location across from pool and skate park! Kids were thrilled. Suggestion: They should post the trash pick up days on the fridge. That's really the only suggestion I have. The house is absolutely what every vacationer could hope for. As far as cleanliness, the house was clean at first glance but upon closer inspection you could see footprints on the floor and the floors weren't swept under the couches, bunk bed, and master bedroom. There were dust bunnies and Cheetos and cheerios. There was spaghetti sauce on the fridge door handle and the top back part of stove wasn't wiped. We left our small HP computer in the master bedroom closet and have called Turnkey so many times (at least 8) with no one taking responsibility to contact us with updates. My husband said one person called and said it was found then anoth

The house is absolutely beautiful and our vacation was absolutely wonderful the only problem was, the microwave and the washer did not work. Which made things very inconvenient, and if I had known this I would have booked for another home.<br/>I have two autistic children that were taking a nap while the FedEx man came and woke everyone up and on the last day, while we were trying to check out, a man came to repair the washer while we were trying to pack and leave and clean, also my children were all sleeping. he was very rude and disrespectful to my husband and myself. He told us he was coming in the house regardless of what we were saying, we were telling him we would be gone in an hour and we had autistic children inside. we then called TurnKey and let them know what was going on and he left, burning his tires and squealing around the corner. I really feel like he should get reported, and reprimanded. It was completely unprofessional and unnecessary. He was with Port Aransas appliances and services. <br/>B

We had an amazing family vacation! The house was just perfect! It has a very open floor plan which made it easy for cooking family meals, watching movies, and just relaxing! Even though you are not walking distance to the beach, we rented golf carts and that made the trip that much more fun!! It was a short drive to the beach. The area below the house was perfect for barbecuing and hanging out! The house itself was completely upgraded with lovely touches. I own a vacation property management business in New Braunfels so I have high expectations when renting anything. This house by far exceeded our expectations. We will certainly be back and I would highly recommend this house to anyone looking for accommodations in Port Aransas!

ABOUT THE HOME

The brand-new home sits on stilts, providing a small, shaded patio area underneath the home with a charcoal grill for post-beach BBQs. Or sit on the front deck’s Adirondack chairs overlooking the neighborhood.

You’ll need to climb a set of stairs to access the rental. Inside, feel at home in the open and airy floor plan—all on one level—with light oak wood floors and high ceilings.

The living room offers tons of seating on a sofa and love seat, as well as a leather couch that doubles as a queen sleeper sofa. Spend the evenings watching the 60” flat-screen TV with DVD player and cable or playing at the 2-person game table.

Large windows in the dining area let in tons of natural light and a huge table seats eight comfortably. A cook’s dream, the kitchen features marbled granite countertops, a tile backsplash, stainless steel appliances, a big pantry, and a huge island with seating for four on barstools.

All three bedrooms and baths are located down the central hallway. Let the kids have a slumber party in the bunk room with a twin-over-full bunk bed with twin trundle underneath. The room is decked out in bright colors and has a 32” flat-screen TV with DVD player and cable. A guest bath across the hall has a tub and shower combination.

Drift off into dreamland in the master bedroom, outfitted with king bed, 32” flat-screen TV, and large closet. The master en suite bathroom boasts a walk-in shower with sliding glass door and bench seating.

THE LOCATION

You’re less than a 5-minute walk to the community park, where the kids can burn off some energy swimming in the community pool and doing tricks at the skate park. The park also has a dog run for your furry friends.

Right in your backyard is the Port Aransas Nature Preserve, with a boardwalk across the flats, Salt Island viewing tower, and Salt Island observation deck. You can also pay a visit to the Leonabelle Turnbell Birding Center (5 minutes on foot) to view tons of local birds and even some fish in the marshy swamp area.

Cook take the night off Grab a quick dinner at Whataburger (13 minutes on foot) or sit down to fresh seafood and pasta at Seafood and Spaghetti Works (15 minutes on foot). End your night with a cold beer or fruity cocktail at 361 Bar (16 minutes on foot).

Get your day started right with a cup of joe from Coffee Waves Port Aransas (10 minutes on foot) and head into downtown Port Aransas (6 minutes). There, you can eat, shop, and play to your heart’s content.

For the brave at heart, Schlitterbahn Water Park (20 minutes) features dizzying water slides and thrilling tube rides. It also has a relaxing lazy river, wading pool, and swim-up bar if relaxing is more your thing.
