Rental Agreement

This rental agreement constitutes a contractual agreement between the guest and The Property Manager, hereinafter called PM. In consideration of this mutual agreement, the PM will provide use of property and guest will pay rent in the amount of $_______________ p/n for the period from _______________ to _________________, 200

RESERVATIONS: Receipt of 25% of the total reservation is required to hold a reservation. The final balance is due 14 days prior to arrival.

CHECK-IN/OUT: You may check-in after 4PM at 1900 St. Hwy. 361, our office will be open from 9-5 Monday-Saturday and Sunday 10-4. If you will be arriving after hours, please call our office to make arrangements to pick up your keys. Check out time is 11 AM. You may arrange for an early check-in and/or late check-out, if available, for a fee of $50.

CANCELLATION POLICY: Cancellation more than 14 days prior to check-in will result in a $50 service charge and a return of the balance of the security deposit. Cancellation less than 14 days prior to check-in will result in forfeiture of the total amount of the reservation. We recommend that the guest purchase CSA Travel Protection. There are no refunds for early departures.

PAYMENT: Visa, MasterCard, Discover, cash or checks are accepted. A valid credit card is required if paying cash. Make checks payable to the Property Manager. Rates quoted do not include applicable lodging tax of 13%, $50 Accidental Damage Waiver fee, pet fees, cleaning fees, early arrival fees or late departure fees.

AGE LIMITS: Contracting guests of the PM must be 25 years of age or older. The guest must have a State Drivers License or other acceptable ID at check-in. The PM reserves the right to refuse service to anyone.

PET POLICY: Pets are only allowed in pet friendly properties. There will be a $10 per night, per pet, charge for all pets staying at pet friendly properties. The pets must be leashed at all times when at the beach or outside of the home. Violators will be asked to leave without a refund and security deposit forfeited.

PARKING: Guest agrees to use only the parking spaces provided for the property. Offending vehicles will be towed at your expense without notice. No RV’s, campers, trailers or boats are permitted at any of our properties. Violators will be asked to leave without a refund.

OCCUPANCY LIMITS: Occupancy limits are posted on our web site and confirmed at time of reservation. If guest exceeds the occupancy limits agreed upon at the time of the reservation, the guest will be asked to leave without a refund.

NEIGHBORS: Loud music or parties outside of the property after 10 PM is prohibited. Please respect your neighbors as you would in your own neighborhood. Violations of this rule could result in immediate eviction and loss of security deposit. Please observe speed limits at all times.

MISC. FEES: There will be a $50 charge for lock outs, extra keys or non-returned keys. Each guest will be provided 2 keys per property at Check-in. If you leave an item behind, we will mail it to your for a $25 charge plus postage. A $500 fine will be levied for smoking in a non-smoking property, no exceptions. Guests are welcome to smoke on the patios or decks outside. If the property is unusually dirty, the guest will be charged a $30 per hour cleaning fee, charged to your charge card.


LIABILITY: Unless caused by the home owner, owner is not responsible for personal injuries or property damage caused to renter or renter’s guests or their property. The PM is not responsible for injuries to renter or renter’s guests or their property for unforeseeable or dangerous use of the property. Renter agrees to indemnify the PM and hold harmless in the event of legal action against owners arising from renter’s use of the property or injuries that occur on the property that are not the fault of the PM.

RENTER agrees to accept responsibility for all damage caused by renter or renter’s guests. Renter will be charged replacement cost for any broken or missing items on the property, any additional cleaning fees and any costs of repair. The PM is not responsible for renters’ or renters’ guest’s personal property.

Representatives for the PM have the express right to enter the properties at any time, with or without the guest’s consent to inspect the property or perform routine maintenance. The PM will make attempt to notify the renter if this should occur.

Venue for any dispute arising out of this agreement or the rental period will lie exclusively in Nueces County, Texas. Should any legal action by owners become necessary to enforce this agreement, Renter agrees to pay all legal fees incurred by the PM, including costs and expenses.

Amazing, Beautiful Place for a Relaxing Vacation! The house was beautiful, clean & fully appointed - we just added groceries & a few paper goods. The location was perfect - steps from the pool & beach. The neighborhood was quiet & well-maintained, conveniently located less than 15 minutes from the Port A business district. We enjoyed our stay so much & didn't want to leave! We would highly recommend Lost on the Sea, rented through Port A Escapes.

Giese Annual Port A trip Been coming to Port A fro more than 20 years and this is by far the BEST lodging experience we have ever had. Easter 2019 This location is the best! Unit is fresh and clean with nice updates. Beds are comfy, plenty of bedding supplied. We had minor difficulty with barn doors not operating properly and a blown fuse, which couldn't be replaced. But, otherwise it was an awesome place to stay for our group!

3LC House was great. Awesome view of water from the back porch. Super close to the pool and board walk to the beach. This house was inside the gated part of the community, which was nice. There was 7 of us, and we all fit comfortably. Three bedrooms and three bathrooms was also nice. The only downfall is that check in time is at 4pm. I know it states that when you book, but an earlier time would be nice.

A Perfect Family Weekend! From the moment we contacted Port A Escapes, I knew we were in good hands. My daughter-in-law and I had chosen 7 or 8 homes and Sarah helped us narrow it down, finding the perfect home to meet our needs with six adults and four children ages 1 1/2-8. The home was within very easy walking distance to the beach with all amenities were included. Lost on the Sea was conveniently located to Port A, beautifully decorated, spotlessly clean and was a perfect home away from home.The deck on the back of the house overlooking the ocean was a great gathering place. We will always have wonderful memories of our trip and would definitely return to the exact same home again. I asked Port A Escapes for recommendations for restaurants, etc. and they were very knowledgeable about local businesses. Sarah was so nice to work with! I appreciated the fact that she seemed genuinely interested in our having a good experience. I commend both her and Port A Escapes for their attention to detail and the method of handling the rental from beginning to end. Everything went perfectly! I highly recommend this home and Port A Escapes. Thanks for a great job!

Overall Good The house was in a good location, and worked well for my 5 kiddos. The only complaint I have is that the house wasn't very clean. There was clean linens and towels, and everything was in order as far as furniture. BUT the floor was very sandy, and there were short black hairs (like dig hair) everywhere. I spent a good hour and a half sweeping and using the vacuum to get it all up. I was extremely disappointed about this because I got charged over $100 for a cleaning fee.

Wonderful Beach Getaway We all loved it - great decor , clean and nice to have three bathrooms ( water pressure in lower bathroom not good ) . The location and view were superb ! Loved the boardwalk for quick access to the beach - lovely .

Family Vacation We LOVED the unit. Plenty of space, it was very clean, very convenient location to the beach, had way more amenities in the kitchen then I could have ever imagined, beds were comfortable and the view was amazing! We were excited to find that in there was a grill at the property even though it says there isn't and TONS of beach toys and boogie boards in the garage for the kids to use, we made great use of those items! The rental company was great to work with, they responded to all my questions timely and even shipped back my items I left behind. If I had to make one suggestion it would just be that they spray for sticker weeds. There were a few times the kiddos tried to walk through the grass at the pool and around the unit and had feet full of stickers. So be sure you wear shoes at all times in the yards and in the pool area especially!

Waves of Peace Really pleasant house. Very pretty and clean. Great to have WiFi! The tub was helpful for the kids. Having the garage for beach toys was great and the laundry on the lower level kept sand out of the carpet. Really not room for 10 unless someone sleeps outside on the deck. Would rent the house again.

Summer fun House was good, but I'm sure you realize it needs some work. Gave office a list. Shower head next to kitchen, will not stay on, the dryer did not heat as well as it should, the leg on sleeper sofa was broke, so we were unable to use. Reported that first week there and was never fixed. Loved the fact house was so close to beach, and loved the swimming pool. Also appreciated the toys in garage for the kids - old paint in garage could be disposed! Thanks, & have a good day!!

Vacation at Lost Colony The location was wonderful. The house was really too small for five adults and two children. The TV and the internet did not work and we called once and it appeared that the internet was reset and worked for a little while. The person who answered the phone was clearly put out with the request. The house was not especially clean- such as tooth paste in the bathroom sinks. Would be nice to have a broom and dust pan to sweep up sand. The location was wonderful and the kitchen pleasant. Really need a bigger kitchen table in there. Lisa was great.

Beach sounds verses construction sounds The only thing about our stay was the surrounding beach houses were being remodeled and our deck facing the beach was 3 ft from the house next door. The construction crew shows up at 7:30am with skill saws and power hammers. However the port a escapes refunded us a 1 night stay. We still had a great time even though would have preferred not to have workers and noise while trying to enjoy the peaceful serenity of the beach on the deck with your coffee.

I do not recommend Lost Colony #3 in its current condition. Property is in a state of neglect and disrepair, and not worth the rental rate. Contrary to the property listing, the carpet is old, stained, and in bad need of replacement. The kitchen is also in bad shape. One drawer is non-functional and just wedged in its slot. The counter tops are visibly warped. A/C vents are rusty and the property could use some fresh paint.<br/><br/>The subdivision is nice and the location is great. Some other Lost Colony properties seem to be in better shape and would be a better option.

3 nights on the sea Place was great. Could have used some clothes hangers and a grill with a lid.<br/>The main trash is really far away.<br/>For people like me you need to be spacific and say on the paper work that you pick up the keys at a different location than where the house is.<br/>Had a great time .

2014 The house was okay. Not as nice as other units at the property. It was not clear that 2 of the beds were roll aways. There was a great view of the water from upstairs but no balcony. The deck needs a stair case and to be partially covered it was to hot to sit out on during daylight hours. Deck furniture needs updating. Unit did not cool well. It was a little uncomfortable to sleep.

Awesome beach getaway at this pretty beach house! We came to stay at this beach house for a weekend getaway from San Antonio. We were all very pleased with the look, accommodations, and the comfy rooms of the home. The only thing that I would change is to have TV's in ALL of the rooms as opposed to just the master and down stairs room. Other than that my family and I would love to rent the beach house again.

Needs Updating and a Good Cleaning this house had dirty and stained carpet throughout the house, we could not see out of the windows in the house due moisture from the outside. The kitchen had ants and the house smelled of mildew. The view from the house was the only thing that made it worth the stay.

The view from &quot;Lost at Sea' was great and the location was right on the beach. We were there in winter so we had winter rates which were good. The property needed a lot of fixing up. I would not pay more than winter rates due to the upkeep of the house. It is a very nice home but needs a lot of upkeep.

Great location - property was a little dated. It seems that rental rates have been climbing in Port A for years now. I feel that for that rates charged, the properties should be kept up to date. This unit was okay...carpet was stained,could use better deck chairs. On a positive note the flat screen TV was awesome. The boardwalk to the beach was close but beaches were so full of seaweed this year, it smelled very bad in the heat.

Location is Great. Needs a lot of TLC and upgrades The deck needs to be replaced. It has several nails and screws sticking up and lots of splinters. The house layout is good, but the house is leaning badly to one side and you can feel it in several places. Beautiful view, but the house needs some repair and upgrades.

I loved this place. I though the decor was authentic and could tell many good times happen there. There were a few weird cleaning issues.<br/>There were ladies undies in the downstairs bed room that were not there with us. There was a stinky kids diaper in the master Bedroom under a bedside table. Other than that it was awesome. Can't wait to come again!

Great house, Great view, Great beach What a great place to go with the kids, let them have their own rooms, or share in the guest room with twin beds. The beach is great for relaxing all day, building sandcastles, body surfing, and even finding starfish, sand dollars, and some hermit crabs. Ocean views from the master bedroom, dining room, living room, patio, and even the kitchen. This is our third summer staying at this house, and will be back!

Really? On the upside the view is lovely, the inside furniture and beds are comfortable and in good shape, Nice TV's; however, the outside deck and furniture is in desperate shape, though when we rented it the agent said "such nice deck furniture".....NOT. The inside of the house.....hmmm.....the floor in the downstairs bathroom is coming up at the door (a tripper) and same in the kitchen in some areas. The backsplash is coming away from the wall in the kitchen. The place has apparently been flooded. The carpets are stained and the fan in the family area was broken. (yes, we called about it, no intervention). We stayed a month. It was OK. Would not stay there agian nor would I recommend it. Pay a little more ...get a lot more!

Port A reunion We recently rented units 2,3, and 5 for a family reunion. Great location on the beach with great views. Rooms are well decorated. We made use of the boogie boards and sand toys. A couple of nits: In unit 5 there were 2 microwaves and neither one worked. Ice maker did not work and coffee maker did not work. Lots of instruction about taking out the trash, but property mgmt skimped on trash bags. Towards end of stay we had to buy our own trash bags and toilet paper.

Review of Lost in the Sea 3LC in Lost Colony Overall, we were satisfied with our stay. This house is 20 steps from the pool and another 20 steps to the private walk to the beach. YOu can see the beach and ocean from your balcony. The location was the best part of this house. Since it was built in the late 1970s, the 2 guest bathrooms were very small. Also there were stickers on the carpet when we first came in and we found stickers on the carpet the entire time we stayed there. We were being careful not to track any in. The master bath was roomy. The countertops in the kitchen need to be replaced/updated. The formica is peeling off. For the price we paid, it could have been a little more updated/renovated. The property owner should advise the owners of these older homes to update them to make them more comfortable for the people renting for the price we are paying.

Like the location, house ok We love the location. We can watch the wave from the living room. That was nice. The house needs a lot of upkeep. The window needs to be cleaned. We had to wash the Windows when we came. This was a big disappointment..<br/>The kitchen is not equipped. No spice was left, even salt-and-pepper. No sugar for coffee. The microwave door was broken. <br/>The porch was nice. However, chairs were dirty. We washed them when we got there on the first day.<br/>The pool was nice. The boardwalk was close-by.<br/>We left a day early.

January getaway Wonderful home and experience. I have no complaints about the cleanliness for a home on the beach that allows pets but there were some spots on the carpet so I can't call it spotless. Overall very clean, however.<br/>My only complaint is it would be nice to have better shower heads. The location is great and we loved it. Patrick at Port A Escapes could not have been nicer.

Maybe Maybe Not The location to the beach and pool was great. Very close. Wish we had been closer to Port A.<br/>The property was clean except for the carpet. It was pretty gross. The property really needs to be updated. The furniture was nice. Really needed more than one roll of papertowels and 3 trash bags. Does have a great view and loved having the garage.

Needs repairs The location was great! Nice view, short walk to the beach, not crowded. We were very disappointed with the condition of the house. Most of the cabinet in kitchen were broke. Both showers leaked. The night we were there the toilet handle broke, we reported it the next day and nothing was done about it. Upon making the reservation I discussed that we would be needing all available beds including roll aways and sleeper sofa. There were only sheets for one roll away. We were expected to take out trash to dumpster upon leaving which is fine but we were short trash bags, there were only 2 left for us for 3.5 days. Overall I would not recommend this property to anyone for the price becAuse of the condition and lack of customer service from the rental company.

Generally A Great Place to Stay The location of this house is great! Literally steps from a great clean and fun beach! I will tell you there was a little confusion as far as its disclaimer that it "sleeps 10". It is listed that there are 4 twin beds - but in reality 2 of the twin beds are roll away fold ups - which isn't that big of a deal - I was just expecting literal twin beds for my guests to stay on. The kitchen area is a little dated with its appliances and cooking utensils. Overall we enjoyed our stay at this property and would recommend it - just come prepared with a few of your own cooking items and air mattresses for more comfort.

Disappointed in our Beach Rental Were told the house was beachfront,upon arrival, we discovered 2 houses in front of ours. Carpet was nasty, repairs were needed throughout the house. None of the 4 DVD players worked, had plans to use DVD for business. Other than that we had a nice stay.

Lost on the Sea, 3LC Our family had a great time at this vacation rental. The location to the beach is awesome, just a boardwalk away. The view from the house is beautiful. Our only complaints about the property have to do with the houses interior. The furnishings were fine, but the space definitely needs to be updated - not just cosmetically with fresh paint, wall paper, etc. The cabinets and flooring are in rough shape - drawers are hanging wrong, carpeting is very stained/bleached. For the most part the property was clean, just not visually appealing.

Great location, great house. Could use a remodel, though. We had a great weekend staying at the house close to the beach. It was much more enjoyable than staying in a high-rise. It is a wonderful little community that has a good separation from other properties.<br/><br/>

Spring Vacation This was a trip for my daughters 28 and 30 Birthday... Would have been nice to have the Name of the subdivision along with the address..
