Rental Agreement

This rental agreement constitutes a contractual agreement between the guest and The Property Manager, hereinafter called PM. In consideration of this mutual agreement, the PM will provide use of property and guest will pay rent in the amount of $_______________ p/n for the period from _______________ to _________________, 200

RESERVATIONS: Receipt of 25% of the total reservation is required to hold a reservation. The final balance is due 14 days prior to arrival.

CHECK-IN/OUT: You may check-in after 4PM at 1900 St. Hwy. 361, our office will be open from 9-5 Monday-Saturday and Sunday 10-4. If you will be arriving after hours, please call our office to make arrangements to pick up your keys. Check out time is 11 AM. You may arrange for an early check-in and/or late check-out, if available, for a fee of $50.

CANCELLATION POLICY: Cancellation more than 14 days prior to check-in will result in a $50 service charge and a return of the balance of the security deposit. Cancellation less than 14 days prior to check-in will result in forfeiture of the total amount of the reservation. We recommend that the guest purchase CSA Travel Protection. There are no refunds for early departures.

PAYMENT: Visa, MasterCard, Discover, cash or checks are accepted. A valid credit card is required if paying cash. Make checks payable to the Property Manager. Rates quoted do not include applicable lodging tax of 13%, $50 Accidental Damage Waiver fee, pet fees, cleaning fees, early arrival fees or late departure fees.

AGE LIMITS: Contracting guests of the PM must be 25 years of age or older. The guest must have a State Drivers License or other acceptable ID at check-in. The PM reserves the right to refuse service to anyone.

PET POLICY: Pets are only allowed in pet friendly properties. There will be a $10 per night, per pet, charge for all pets staying at pet friendly properties. The pets must be leashed at all times when at the beach or outside of the home. Violators will be asked to leave without a refund and security deposit forfeited.

PARKING: Guest agrees to use only the parking spaces provided for the property. Offending vehicles will be towed at your expense without notice. No RV’s, campers, trailers or boats are permitted at any of our properties. Violators will be asked to leave without a refund.

OCCUPANCY LIMITS: Occupancy limits are posted on our web site and confirmed at time of reservation. If guest exceeds the occupancy limits agreed upon at the time of the reservation, the guest will be asked to leave without a refund.

NEIGHBORS: Loud music or parties outside of the property after 10 PM is prohibited. Please respect your neighbors as you would in your own neighborhood. Violations of this rule could result in immediate eviction and loss of security deposit. Please observe speed limits at all times.

MISC. FEES: There will be a $50 charge for lock outs, extra keys or non-returned keys. Each guest will be provided 2 keys per property at Check-in. If you leave an item behind, we will mail it to your for a $25 charge plus postage. A $500 fine will be levied for smoking in a non-smoking property, no exceptions. Guests are welcome to smoke on the patios or decks outside. If the property is unusually dirty, the guest will be charged a $30 per hour cleaning fee, charged to your charge card.

LIABILITY: Unless caused by the home owner, owner is not responsible for personal injuries or property damage caused to renter or renter’s guests or their property. The PM is not responsible for injuries to renter or renter’s guests or their property for unforeseeable or dangerous use of the property. Renter agrees to indemnify the PM and hold harmless in the event of legal action against owners arising from renter’s use of the property or injuries that occur on the property that are not the fault of the PM.

RENTER agrees to accept responsibility for all damage caused by renter or renter’s guests. Renter will be charged replacement cost for any broken or missing items on the property, any additional cleaning fees and any costs of repair. The PM is not responsible for renters’ or renters’ guest’s personal property.

Representatives for the PM have the express right to enter the properties at any time, with or without the guest’s consent to inspect the property or perform routine maintenance. The PM will make attempt to notify the renter if this should occur.

Venue for any dispute arising out of this agreement or the rental period will lie exclusively in Nueces County, Texas. Should any legal action by owners become necessary to enforce this agreement, Renter agrees to pay all legal fees incurred by the PM, including costs and expenses.

Where to stay in Port A My guests and I thoroughly enjoyed our stay in With a Splash (many pieces of mermaid artwork explain the name). The location to town and beach are ideal. The view from the top deck is 360. The house is well designed, well appointed and comfortable.<br/>As might be expected in a rental property, the house&#x2019;s interior shows some wear. Ideally, it would be nice to see an upgrade in the quality of bedding and cookware. Though we noticed these things, they really didin&#x2019;t detract from our enjoyment very much. Beautifully Upgraded Home This home was absolutely beautiful. It was perfect for multiple couples wishing to get their own rooms. Not to mention, the pool is an amazing amenity to have after being on the hot beach all day.

Bring your own dumpster You are supposed to haul trash from the house to the dumpster outside the community. So don&#x2019;t make too much trash. If you can&#x2019;t help it, bring some trash bags with you as you will find the poorest quality trash bags in the house (and limited quantity) - the kind that can tear or leak easily in your car while you are transporting the trash.

Not the Best Stay We Have Had I was disappointed in the stay we had. We have been loyal customers for the last 5 years. This year we rented our most expensive house yet. However, when we arrived the code to the door didn&#x2019;t work. Then we found alive and dead roaches throughout the rental. We have never had that problem before. The coffee maker did not work either. We did not have k cups so we bought a coffee pot . I was mostly disappointed about the roaches. We found 3 dead ones that had been there awhile and then several live ones in the kitchen and garage area where we kept our beach stuff.

Gorgeous home! We had found what we thought to be the perfect home but it sold and new owners did not want to rent out. back to square one! This house was sooo much better than the first. It is beautifully decorated. We absolutely loved everything about it. The pool and elevator an added plus! We will be back!!!

Fabulous family weekend Brand new home, fabulously decorated. Absolutely pristine condition. Fully stocked with everything we needed. Elevator worked well, pool design was great for small children. Very impressed, and we are picky!

Neat property This house is VERY nice and well appointed. It has bedrooms on three floors, which does make for a lot of stairs. The floors and furniture are beautiful and the amenities are incredible. My only complaints would be that the backyard has NO privacy. The neighbors window, which butts up to the fence (which is only 3 feet tall) looks directly into the pool. The wind creates a vortex in the backyard as well, so floats and food blow over. Also, the houses are EXTREMELY close together, so when the drunk neighbors come home at 4AM, you can hear EVERYTHING. There is also no beach access, so must drive down to one of the access roads.

Cousin's Annual Getaway "With a Splash" is a wonderful rental. The description of home was right on. Especially loved the private pool and proximity to beach. We will definitely staying here again.

Post Harvey Paradise Quiet surroundings--just the ocean's roar upon the shore. Astounding view of the Gulf from roof-top deck. Impeccably clean; comfortable beds; friendly property management; well-maintained pool and outdoor area. Easily accessible to town and beach.

Nice home but limited one cooking ware and towels. We were not able to use TV in the living room box wasn’t working. Call office they send someone and was told they’ll bring a box the next day and never showed up! The pool was dirty when we arrive too and wasn’t cleaned until the 3rd day! Also only 8 towels for 11 people! Roaches and mosquitoes was a nuisance.

Lovely House - lovely staff Our stay was wonderful. The house was absolutely great. In perfect condition (aside from a broken dishwasher that I assume got fixed). It seems basically brand new.<br/><br/>My only complaint is that the house smelled awful. I'm assuming we just stayed in the house after a group of smokers, but the smell was so bad one of the pregnant gals didn't stay with us. We also had to wash all of our stuff as soon as we got home and detail the car because the smell carried. I really think we just got unlucky.<br/><br/>The house is like I said, absolutely beautiful. The house was one of the better stocked homes I've stayed in. The pool was AMAZING and perfect for my toddler. The rooftop deck was perfect for watching sunsets and enjoying ocean sounds.<br/><br/>We also had one issue and maintenance was sent out and the management company was excellent to work with.

Detail and craftsmanship are evident in every space within this newly constructed home. From the designer kitchen amenities to the dehumidifying system, no expense was spared. On the exterior an inviting private pool serenely beckons.. We are pleased to announce Village Walk Phase 1 pool is now heated!
Open, bright and airy, this newly constructed home called "With a Splash" lives up to its name with its four bedrooms and 4 1/2 baths that easily accommodate 11 people. On the first floor, a king size bedroom with full bath sets the tone for luxurious sleeping and bathing accommodations and is accessed from a private entry way. On the ground floor you will find a sitting room which is perfect for TV watching, game playing or just relaxing while looking at the pool. It also includes a queen sleeper sofa for additional sleeping and a kitchenette. On the second floor you will find two Master King ensuites as well as an additional bedroom containing a Queen Bed and an upper loft bed above it. This bedroom also has its own full bath and a shower across the hallway. Beautifully engineered wood floors create lovely ambiance on both the second and third floors. The washer and dryer are also located on the second floor. Rounding off with the fabulous kitchen located on the third floor, there is a custom built farmhouse dining table that seats 14, and a 55 Inch television in the living area with surround sound for the gathering of family during the evening hours. Top it off with an outside deck to view the Ocean and spectacular evening sunsets, and the only thing that could make that better is the elevator that will take you to the top floor. Outside, there is parking for two in the garage with parking for three more vehicles in the driveway. All bedrooms have custom features and televisions in the rooms. The private pool located outside also has access to a half bath on the deck outside. 1) With A Splash VW 60 provides 4 paved parking spaces, 3 in the driveway and 1 in the garage, for 4 medium sized vehicles. If you rent a golf cart it must fit in one of your 4 spaces.

2) Parking Tags will be provided by Port Aransas Escapes Vacation Rentals.

3) All vehicles must be parked in the driveway of VW 60. No Street Parking, No Parking in Red Zones, and No Parking in other Village Walk Driveways

4) No Boats, Trailers, Buses, RV’s allowed in Village Walk

5) Towing will be strictly enforced
