GUEST AGREEMENT

PLEASE READ CAREFULLY
This contract constitutes an agreement between the Guest and the property Owner, represented by the Property Manager.
For Guests staying in the following properties, there is a mandatory resort fee in addition to the rental rate:

WAIPOULI BEACH RESORT (Beginning January 1, 2014) - $12/day (included with rental fees)
HANALEI BAY RESORT - $15/day (to be paid at check in at front desk)

DEPOSIT, PAYMENT AND CANCELLATION POLICY: Upon confirming your reservation, 25% of the total amount is required upfront upon booking the reservation. The final payment, including taxes, is due no later than 60 days prior to Guest’s arrival date. Expenses (including, but not limited to: extra clean fees, room charges, telephone charge, cable television charges, utility etc. ) incurred during your stay will be charged against Guest’s credit card.

Reservations not paid in full sixty (60) days prior or by the listed due date shall be subject to cancellation and forfeiture of all monies. Each property is individually owned. Rental fees are not transferable from property to property. If Guest’s check is returned by the bank, Agent reserves the right to require payment to be made by certified check or money order including a service charge of $50.00.

If cancellation is made at least 90 days prior to scheduled arrival, all monies will be refunded less the processing fee of $90.00 and up to $165.00 for larger homes. If cancelled less than 90 days prior to arrival, the 25% booking payment upon confirming will be forfeited. Cancellations made less than 60 days prior to arrival will result in forfeiture of the rent and taxes, with the exception of the cleaning fee and Security Deposit (if applicable). Guests are responsible for the entire time booked. No rental refunds are given for early departure or late cancellation. All cancellations must be made in writing (email and Fax acceptable). We do not make exceptions. In order to protect your vacation payments we strongly suggest travel insurance.

TRAVEL INSURANCE: You are a valued guest and we want to do everything possible to make your trip enjoyable and worry free. Because the unforeseen and unexpected can occur before you leave or when you’re away from home we recommend CSA’s Vacation Rental Insurance Plan. The premium for Vacation Rental Insurance can be included in the cost of your rental. Vacation Rental Insurance reimburses for pre-paid non-refundable expenses due to certain unforeseeable circumstances that may cause you to cancel, interrupt or delay your trip. Please review our cancellation policy in this Agreement.

TRUST ACCOUNT: The Deposit, the Final Payment, Security Deposit (if applicable), and any other fees will be deposited into Agent’s trust account at First Hawaiian Bank, Princeville, HI 96722.
CONDITION OF PREMISES: The property and its contents are privately owned, withthe Property Manager acting solely as the Owner’s Agent. It is rented with Owner’s furnishings and neither Owner nor Agent will be responsible for providing any additional furnishings or equipment. No items belonging to Owner shall be removed from the property. Any household appliance and equipment malfunctions reported will be handled as quickly and professionally as possible during normal business hours. In the event of an after- hours emergency, please call Cyrila Pycha at. Guest agrees to keep it in good, clean condition.

Additionally, the Property Manager shall not be responsible for any loss, expense, damages, claims or injury direct, indirect, consequential or otherwise caused by reason of military actions, acts of God, or by any agents, employees, subcontractors, servants or services as provided.. Should the contracted property become unavailable, the Property Manager will act in good faith and use its best efforts to substitute with accommodations or services of a type comparable to those contracted. The Property Manager in their sole discretion reserves the right to refuse or discontinue service to any person(s) and/or to rescind any contract for accommodations or guest services. The Property Manager will not be liable under any circumstances, including substitutions, to refund any unused portion of booked accommodations or services. The Property Manager is not responsible for valuables left in rental properties.

Guest authorizes Agent to repair damages or losses caused by Guest or invitees of Guest, at the expense of Guest. Guest accepts responsibility for the acts of their children, visitors or guests and service animals. Guest will not remove or rearrange inside or outside furniture. Guest renting homes/condos with air conditioning for thirty (30) days or more will be responsible for excessive utility billing.

PESTS: Hawaii is a tropical climate in which insects, rodents and lizards unfortunately thrive. All properties are on a quarterly maintenance program, but Guest may encounter these pests during stay. Contact with a “pest” inside or outside of Guest's rental is not reason for termination of this agreement. If this does occur, please contact the Property Manager to make a report as a trouble call will be scheduled.

GAS GRILLS: Gas grills are not allowed at Condominium projects. Charcoal BBQ's and Hibachis are prohibited in all properties unless already provided. Any reported illegal use of a gas or fire barbecue from the association will result in a fine, which will be charged against your credit card account.

MANDATORY OCCUPANCY DISCLOSURES: It is mandatory to disclose the exact number and names of guests who will be occupying the premises during the rental term. Guest must immediately notify Agent, by phone and/or in writing, if the number of occupants changes. Additional charges may apply. The premises shall be used for residential vacation rental purposes only. Special events such as parties, receptions, etc., shall not be allowed without the express written consent of Agent. Shall guest refuse to adhere by this policy, additional charges may apply. In no event shall the premises be sublet or this agreement reassigned without the written consent of Agent.

CHECK IN / CHECK OUT: We want you to enjoy your stay and when possible will accommodate early check in or late check out. However, we are not always able to do so. Guest agrees to abide by stated check in / check out times unless express permission is given by rental agent.

SUBJECT TO CHANGE: Advertised amenities are subject to change without notice or compensation. Changes can occur after a reservation is made as a result of sale of unit, remodeling, mechanical failure or servicing. Should a property be made unavailable for any reason beyond the control of Agent, Agent may substitute another like or better property. If no other property is available the limit of liability by property Owner, the Property Manager or its Owners, is to refund any pre-paid rents that have been paid by the registered Guest.
SECURITY FEE: A non-refundable security fee is included in Guest's rent in lieu of requiring a Security Deposit. This is intended to limit out of pocket expenses from accidental damages to the leased premises or contents during the guest stay. A description of the Security Fee can be found at for review and is incorporated herein by reference. PLEASE READ IT CAREFULLY. In order to honor a claim under the security fee guidelines, Agent must be made aware of any damage prior to check-out.
SECURITY DEPOSIT: In the case of Special Events (e.g. Weddings, Graduations, etc.) a Security Deposit is required. Guest agrees to be responsible for any damage to the Premises or its contents. The Security Deposit shall be applied to actual damages caused by Guest. After Guest's occupancy, the Premises will be inspected to determine if such damage or theft including additional cleaning, has occurred. In such event, Agent shall deduct the cost of such damage or theft including additional cleaning from the Security Deposit and Guest will be notified in writing. In addition, Agent may deduct from the Security Deposit the amount of any long distance or per call telephone charges and cable television charges such as but not limited to pay per view movies that may have occurred during the dates of Guest's rental period. Agent shall apply, account for, or refund Guest's security deposit within forty-five (45) days following the end of the tenancy.
HOUSEKEEPING:

The property has been cleaned and prepared prior to Guest’s arrival. Fresh linens and towels are placed in the property along with a starter supply of soaps and paper products. Additional supplies that may be needed are the responsibility of the Guest. Each property is equipped with a washer and dryer. Excessive use of the linens and towels resulting in extra loads of laundry upon check-out is subject to additional charges. The Cleaning Fee stated on the Agreement is subject to change.

Daily Maid Service is not included.

In addition to your one-time out clean fee, mid-stay cleaning(s) and/or deep cleaning(s) may be required for extended rental periods of thirty (30) days or more at guest’s expense. Please notify our office at least one week in advance of your arrival if you wish to make these arrangements.

Please note that animals are not allowed, however, in the event a guest requires a service animal and has proper documentation for said animal; there will be an additional cleaning charge applied to the final balance.

PHONES: The private phones in each unit are for Guest's convenience. Local calls (Kauai) are free. Please charge all long distance calls to a credit card or third party.

OWNER’S CLOSET: Locked closets reserved for Owner are not to be accessed by Guest.

RULES, REGULATIONS AND LAWS: All properties are SMOKE FREE. Any smoking is to be done 20 feet from any entrance of the property per Hawaii State Law. Detection of any smoking within the property is subject to a $450 fine to guest. Our rental properties are located in residential areas and guests are asked to be considerate of neighbors' privacy and right to quiet enjoyment of their homes by keeping any noise at acceptable levels. Guest will take all reasonable steps to assure that property occupants adhere to the Rules, Regulations and Laws that affect the property, Homeowner’s Association, the Property Manager and the State of Hawaii.

Customer understands that the owner of this rental retains the right to sell their rental or change management companies at any time. In the event the vacation accommodation is sold by the owner or transferred into a new management regime, the Property Manager, acting as an intermediary between you and the Owner, will use its best efforts to provide a substitute vacation accommodation of equal or greater value. If the Property Manager is unable to find such accommodations, then at the Property Manager or customer's option this Agreement shall be cancelled and terminated and the Property Manager, acting as an intermediary between you and the Owner shall refund to customer all payments made by customer under this Agreement, and the Property Manager and customer shall thereafter not have any liabilities or obligations to the other arising out of the unavailability of the rental property and/or customer's travel arrangements.

Customer acknowledges that the rental owner and/or their agent retain the right to enter the rental for any legitimate reason, including showing a prospective buyer the rental, by giving customer at least Twenty-Four (24) hours notice of such showing.

NON-LIABILITY AND INDEMNIFICATION OF OWNER AND AGENT: Guest agrees to hold harmless and indemnify the Owner and Agent from any and all costs, expenses, legal proceedings, legal fees, suits, claims, or demands, whether from loss of life or injury to Guest and/or invitees of Guest, unless same was due solely to the willful act or gross negligence of the Owner or Agent.

The above rental information, while deemed reliable, is not guaranteed. Changes in inventory and or decor occur from time to time and such changes will not void or alter the terms of the rental and is not a valid reason for cancellation.
AGREEMENTS: Signing this Agreement and the Rental Agreement constitutes a contract, namely:
1) Acceptance of all terms, conditions, policies and procedures detailed therein.
2) Acceptance of full financial responsibility for late departures, any loss of inventory, excessive housekeeping and damage or repairs due to abuse or neglect for the property occurring within the duration of your stay.
3) All disputes arising out of this Agreement shall be subject to the exclusive jurisdiction and venue of the Hawaii State courts of Kauai County, Hawaii, (or, if there is exclusive federal jurisdiction, the United States District Court for Hawaii) and the parties consent to the personal and exclusive jurisdiction and venue of these courts.
4) Customer agrees and acknowledges that this rental arrangement is not subject to the residential landlord/tenant code of the state in which this rental is occurring (such as the Hawaii Revised Statutes chapter 521) since this is not a long term residential rental.
5) Acceptance of rental charges as stated on page one of this rental agreement.

Any alterations made to this Agreement by Guest without the approval of Agent, renders this Agreement null and void.

Beautiful Resort Everything was perfect, location, access to beach, views, spaciousness, amenities. Loved the spa and pool for evening relaxation. The only problem we encountered was the dining room table was too low and chairs too high to cross one's legs while sitting there.

Ocean view of iconic "Bali Hai - South Pacific" film location Loved this Princeville, North Shore location, away from the madding crowds of the South, but within a 10 to 90 minute drive of all the sites. Clean, comfortable, and well equipped condo. Breakfast on the patio and lunches to go were easy. Also included useful vacation gear (sand chairs, floaties, boogie board, cooler). Charming view of "South Pacific" film's "Bali Hai" otherwise known as Hanalei Bay from the patio which gets full sun in the afternoon and affords magic sundowns. Patio is steps away from the path to private beach for snorkeling, swimming, sunning, and BBQ. Complex has adequate pool and bar/restaurant on site if you don't want to drive out for dinner. Many good restaurants and a grocery within 5 miles drive (Tahiti Nui, Tiki Iniki, Ama). You can walk to the St Regis hotel for their variety of upscale restaurants and bars. Staff was pleasant and helpful regarding my queries about the recent weather event prior to our stay.

Pali Ke Kua 108 We had an amazing time in Kauai. The rental was really dated and in need of some repairs and much-needed updates but served our purpose! The floors were dirty, the cabinets won't stay closed, both chaise lounges outside were broken, the beach chairs were unusable, the refrigerator rattles and you have to jiggle it to stop, the shower needs a cleaning. We didn't spend much time in the condo though, so it didn't matter a ton. But probably won't stay in this unit again.

Beautiful location! The rental is in desperate need of an update. The kitchen and bathroom cupboards are banged up and in bad shape. Doors don't stay closed and drawers are difficult to open. Shower needs an update as well. Appliances are showing wear and tear. Everything works but definitely showing wear. The location is perfect!! Beautiful views of the ocean and beautifully landscaped grounds! I felt the unit was clean, however very worn. We had a wonderful vacation, but wouldn't stay in this unit again until was updated. Our stay at Pali Ke Kua # 108 We absolutely loved this condo! The view is so amazing and the lounge chairs were perfect for us to relax and enjoy it! It is in a great location and was perfect for a couple. The beach chairs, beach towels and snorkeling equip were great. It had everything we needed! We loved it!!

Great view in a classic Hawaiian condo Great view! Steep walk down to the beach but it's basically private - no one else was there when we went! Definitely an older condo but it was charming in its Hawaiian flashback feel. Could use some small updates/TLC but overall was a cute place! Pool/hot tub were a short walk away too!<br/><br/>Only con: Wifi was terrible/basically non-existent. I know we're in beautiful Hawaii so wifi isn't an absolute must, but network service was almost non-existent so wifi was needed for basic things. However we couldn't even load a website to read reviews, plan our day, etc - SO slow. We did all of our 'research' while in town.

Our 45th anniversary in paradise We thourohly enjoyed our stay at Pali Ke Kua. Best view in Princeville for the price. The only negative was the living room furniture. 108 has a wonderful view of Bali Hai.

Jan/Feb 2017 Fantastic condo!! Beautiful Bali hai view with sunset! Great location with a path to hideaways beach! And a short walk to st Regis where there's another path to their beach!! Condo is clean, comfy, and well equipped!! Unit is on ground floor with very nice grassy area right there. Great for watching the sunset and admiring the local nenes (ducks). Pool and spa are nice!

Rainbow View The ocean view really makes this place. Nothing more magical than waking up to a rainbow over the ocean! Clean and comfortable. Kitchen had pots and pans essentials so we were able to cook one night. The $7.00 local eggs in Hanalei are totally worth it. No toiletries provided so bring your own shampoo, etc.

Cannot beat the view We had stayed in a different unit at the Pali Ke Kua in 2000 and came back to this condo group because of the view. We were concerned about the weather in this area but it was perfect, you cannot get a better view. This particular unit was dated and could use a good facelift; however, it was clean, had a comfortable bed, large shower, and everything was in mostly good repair (Counter top Formica was peeling on the side and was taped down but came loose). They did have fins for snorkeling, two nice beach chairs and a hard side cooler that were Helpful. We did have a minor annoyance with operating the TV so instructions about that would be helpful. On our way from the airport, we stopped in Kapa'a at the Foodland because we had remembered that the grocery in Princeville was very expensive. This is not the case, and they had a prepared food section that was great. Fish Express in Lihue was a great place for fresh fish and poke. Snorkeling at Anini Beach was easy.

Beautiful Kauai The island of. Kauai is a beautiful tropical paradise. Pali Ke Kua 108 has an amazing view of Bali Hai and the ocean. A lot of foot traffic passing the condo to get to the beach pathway. However, the condo it's self is in need of major renovations. The cabinet door was shut down with tape. But the door kept opening that we had to place a book on top<br/>Of it to stay shut! I almost hit my head on the cabinet door. Counter laminate was peeling off. The bathroom was a good size but the shower tile was molding . The inner shower curtain needs to be changed out. The toilet had an unpleasant smell that lingered. The bathroom is in need of major renovations. <br/>In addition, there was sand on the couch and cob webs under the kitchen table.

Pali Ke Kua Adventure This condo while being rather dated was more than acceptable. Please be aware that you need to take a walk to get most cell phone coverage. Remax was the management company and they were very friendly but not very helpful. First off their Princeville office phone number was not working and when they were reached it was an adventure to get through to someone and it always required a return call. We didn't go to watch TV but an instruction sheet on operating the TV would have been useful. We enjoyed a coastal hike plus an exciting helicopter ride over the island. Lots of great restaurants in Hanalei.

Princeville Condo The location of the property was why it was chosen; the views were good. The condition of the unit is tired and could use updating and new bed linens. The unit was not very clean, specifically the restroom, and floors throughout. The least desirable thing about condo rentals is that the maintenance crew starts early, 8 am with lots of powered equipment. Which means you cannot even sit outside and enjoy the beauty, or breakfast, without the constant noise intrusion. While we wouldn't stay in this unit again, we would consider another one, hopefully better maintained and cleaned.

Great location, beautiful view, a little worn down but that's ok The condo is in a great location-- 15 min from Hanalei, 5 min from grocery, restaurants, and great ice cream-- easily accessible, and it has wifi (which you need since cell phones don't appear to work in the condo). The view is unbeatable. Really, it's stunning. The condo itself is fine but worn down. The countertops are peeling a bit, the bathroom shower is kinda old and worn (it would be hard to get into for anyone with any mobility issues), the toilet runs a bit, etc., but it's a less expensive unit and that makes up for it for me. It's minimally stocked with paper products, soap, detergent for the washing machine, etc, which is nice. Had pizza one night from Hideaways and it was good (tasted even better when brought back to the condo and eaten while watching the sunset).

Beautiful view but very disappointing unit Started off with poor directions to find the place, the place had lots of bugs in it, the laminate was peeling off and would catch each time you walked buy, the cabinets in the kitchen had tons of grease built up on it & the refrigerator froze my expensive produce. The bathroom was very old with lots of cracked tiles and dirt on the floor. The ironing board was so bad it wasn't useable and when I contacted the rental company they didn't replace it. It took them 4 or 5 days to replace the stolen chairs off the lani and then they only replaced one. The unit would benefit from a second portable fan as ceiling fans do t provide any relief from the warm air. Wonderful Experience A beautiful location, and wonderful place to wake up to, and to watch the sun set. The condo was a bit dated, but it was clean and had all the amenities. Loved having a washer/dryer. Would stay there again, although I do prefer an upper floor level. ReMax employees Angela and Pat were very responsive to any concerns I had, and took care of them to my complete satisfaction. Sunsets were magnificent; close proximity to ocean and surfing, snorkeling. Great place!

Perfect! <br/>Perfect location. Quick walk down to a wonderful little beach which was great for snorkeling, lots of turtles! And surfing if the swell is right. Everything you needed for cooking, nothing fancy but the essentials are there. Even had a little cooler and beach towels. Maybe could use a barbecue on the patio. Fantastic Getaway The views and location are superb, with the added bonus of having the rare nene (Hawaiian goose) visits every morning. This unit is listed for sale, and it shows signs of being a long term vacation rental property. However, it is a very comfortable home away from home, well-equipped and roomy enough for three people during a 5-day stay. The bathroom can only be accessed by going through the bedroom so it's a little awkward. Its location in Princeville is prime. The view A really cozy place with an amazing view. The full kitchen was a plus. It made us feel at home.<br/><br/>Now the bad.<br/>I gave 2 stars for the check in/out process only. Its my fault i didnt thoroughly read the the times its an unusual 3pm checkin and 10am checkout. I'm warning you now because the cleaning lady will give you grief if you show up early.<br/>On our checkout we were 4mins late and already packed. We planned to came back sooner and get a shower before our flight but, got a little sidetracked as we were out surfing with Laird Hamilton in the bay. How they say? "i not late i on hawaiian time". Anyway, we were out of there in minutes and helped her with the trash and laundry to get her 4mins back. Man was she grumpy storming around scolding us. Great Vacation Condo was perfect, great location, clean, amply furnished....all around GREAT!! One small drawback, a family with two very active children were above us and the noise was disturbing at times (they ran races from one end of condo to the other and moved furniture way too often),

Perfect Stay WE had a wonderful visit at PKK #108. The views, the location, the extras (snorkle, towels, condiments, etc.) Couldn't have had a more relaxing, enjoyable time. We'll be BACK!! Mahalo.

The reservation and check in process was very quick and easy. I got pretty much what I was expecting. The bathroom wasn't as nice as it could have been and the bedroom was small. With the crib in it, we couldn't even get to the closet. Overall though, we were happy with the condo, location and ReMax service.

Fabulous view Other than a few maintenance issues we loved the unit. Garbage disposal was not working and the other appliances are in need of repair or updating. But the location of the unit and the view was outstanding. Thank you!!

Pali Ke Kua 108 This was our first visit to Kauai after visiting the other islands several times. I think we would stay on the dry side of the island next time. The north shore is beautiful, but very wet.

We had originally reserved #118 but got bumped as the owners decided to use the property over our selected dates. The views at #108 were good and having access to the paved trail to Hideaway Beach was a huge plus. The couch smelled musty. The bathroom light was burned out and we called but it kept going off and on so we assumed it didn't get fixed. I thought Pali Ke Kua was a beautiful property. I would have just preferred to stay in #118 where we had our booking originally.

Comfortable, clean, good location The title says it all. Another plus is the very nice pool & hot tub. Only minor inconveniences: Not enough information as to how much clean-up was expected of us at end of stay. It would be nice to have a plan of the complex so as to know where to empty garbage, etc. We'd definitely stay here again.

Mixed blessing Bathroom messy, pubic hairs, stained & mildewed tiles in shower stall.<br/>2 of 4 dining chairs had their bottoms broken down.<br/>Insufficient glassware. Broken cabinet doors. <br/>Draperies sorely in need of cleaning. Intrusive environmental lighting.<br/>It was an astoundingly beautiful location with very accessible beach and a stunning view across the mouth of Hanalei Bay. Just wish a little more attention had been paid to housekeeping details.

Good, but not great - no A/C, and the afternoons were HOT There was no Air Conditioning in the unit, and the afternoon sun made the unit uncomfortably HOT. I am disappointed in REMAX for not disclosing this in the condo description.

Beautiful. Convenient. Epic sunsets. I will stay here again. You should, too. The bathroom lights were a little fidgety (sometimes you had to turn on the switch several times before the lights fired up and turned on correctly), but everything else was great.

Great spot on the island and a very good place to stay. Pros:<br/>-The location is amazing. You can't beat the sunsets and views of the water and the bay. <br/>-The Condo is full of everything you need<br/>-The complex is great. Nice pool, access to a decent beach<br/>-The north shore of the island is amazing and this place has central access to all the amazing beaches <br/>-the parking was close and convenient<br/>-The deck is nice. You are close to the path to the beach so you get a few people walking by but nothing that feels invasive of your privacy<br/>-you aren't in Hawaii to watch TV but it was nice to have<br/><br/>Cons<br/>-The bed is a bit .... firm<br/>-The condo is a little dated but really nothing that diminishes your vacation<br/>-The bathroom light is a bit tricky to navigate<br/><br/>We had a great stay especially considering we booked it last minute. Everything was clean and the communication through email, phone and notes left in the unit were helpful and organized. My wife and I brought our 18 month old who we brought a play pen for. There was enough room in the bedroom for the pen. The living room has some nice guide books and the view is really unbeatable especially for a ground floor unit. Well priced for what you get.

Pali Ke Kua 108 Location is the best attribute of this oceanfront condo. Views are exquisite all day. The grounds are beautifully maintained. The unit itself is a bit worn but more than acceptable with a full kitchen, beach accessories, and washer dryer.

Pali Ke Kua Suite #108 The place looks very close to the photos provided, a good sized apartment with a beautiful sunset. The beach access is to a very small, rocky beach not great for swimming. Princeville itself lacks in charm - it is just a series of resort compounds, and doesn't have access to a good beach. You need to drive approximately 10 minutes to get to Hanalei town and their beautiful bay beach. Also, the pool and hot tub weren't actually working when we got there which was a real bummer because that is a big reason we chose this condo. I would recommend staying in Hanalei proper as it has more charm than Princeville, and you'll be right by the beach.

Great location Great view of the ocean and the Hanalei headlands although the latter is partly eclipsed by the building next door. Comfortable condo with good layout and large bathroom. Functional kitchen although the cabinets could use some upgrading. Several of the cabinet doors wouldn't stay closed and the cabinet fronts were a bit grungy and could use a good cleaning. Also some of the dishes needed washing before using but that's probably a good idea in any of these places.

I have stayed at a number of properties in Princeville and Pali Ke Kua is definitely my favorite. The location is perfect, the views are great and this unit was easy to access.

The condo is in a great location-- 15 min from Hanalei, 5 min from grocery, restaurants, and great ice cream-- easily accessible, and it has wifi (which you need since cell phones don't appear to work in the condo). The view is unbeatable. Really, it's stunning. The condo itself is fine but worn down. The countertops are peeling a bit, the bathroom shower is kinda old and worn (it would be hard to get into for anyone with any mobility issues), the toilet runs a bit, etc., but it's a less expensive unit and that makes up for it for me. It's minimally stocked with paper products, soap, detergent for the washing machine, etc, which is nice. Had pizza one night from Hideaways and it was good (tasted even better when brought back to the condo and eaten while watching the sunset).

The location of the property was why it was chosen; the views were good. The condition of the unit is tired and could use updating and new bed linens. The unit was not very clean, specifically the restroom, and floors throughout. The least desirable thing about condo rentals is that the maintenance crew starts early, 8 am with lots of powered equipment. Which means you cannot even sit outside and enjoy the beauty, or breakfast, without the constant noise intrusion. While we wouldn't stay in this unit again, we would consider another one, hopefully better maintained and cleaned.

This condo while being rather dated was more than acceptable. Please be aware that you need to take a walk to get most cell phone coverage. Remax was the management company and they were very friendly but not very helpful. First off their Princeville office phone number was not working and when they were reached it was an adventure to get through to someone and it always required a return call. We didn't go to watch TV but an instruction sheet on operating the TV would have been useful. We enjoyed a coastal hike plus an exciting helicopter ride over the island. Lots of great restaurants in Hanalei.
