GUEST AGREEMENT

PLEASE READ CAREFULLY
This contract constitutes an agreement between the Guest and the property Owner, represented by the Property Manager.
For Guests staying in the following properties, there is a mandatory resort fee in addition to the rental rate:

WAIPOULI BEACH RESORT (Beginning January 1, 2014) - $12/day (included with rental fees)
HANALEI BAY RESORT - $15/day (to be paid at check in at front desk)

DEPOSIT, PAYMENT AND CANCELLATION POLICY: Upon confirming your reservation, 25% of the total amount is required upfront upon booking the reservation. The final payment, including taxes, is due no later than 60 days prior to Guest’s arrival date. Expenses (including, but not limited to: extra clean fees, room charges, telephone charge, cable television charges, utility etc. ) incurred during your stay will be charged against Guest’s credit card.

Reservations not paid in full sixty (60) days prior or by the listed due date shall be subject to cancellation and forfeiture of all monies. Each property is individually owned. Rental fees are not transferable from property to property. If Guest’s check is returned by the bank, Agent reserves the right to require payment to be made by certified check or money order including a service charge of $50.00.

If cancellation is made at least 90 days prior to scheduled arrival, all monies will be refunded less the processing fee of $90.00 and up to $165.00 for larger homes. If cancelled less than 90 days prior to arrival, the 25% booking payment upon confirming will be forfeited. Cancellations made less than 60 days prior to arrival will result in forfeiture of the rent and taxes, with the exception of the cleaning fee and Security Deposit (if applicable). Guests are responsible for the entire time booked. No rental refunds are given for early departure or late cancellation. All cancellations must be made in writing (email and Fax acceptable). We do not make exceptions. In order to protect your vacation payments we strongly suggest travel insurance.

TRAVEL INSURANCE: You are a valued guest and we want to do everything possible to make your trip enjoyable and worry free. Because the unforeseen and unexpected can occur before you leave or when you’re away from home we recommend CSA’s Vacation Rental Insurance Plan. The premium for Vacation Rental Insurance can be included in the cost of your rental. Vacation Rental Insurance reimburses for pre-paid non-refundable expenses due to certain unforeseeable circumstances that may cause you to cancel, interrupt or delay your trip. Please review our cancellation policy in this Agreement.

TRUST ACCOUNT: The Deposit, the Final Payment, Security Deposit (if applicable), and any other fees will be deposited into Agent’s trust account at First Hawaiian Bank, Princeville, HI 96722.
CONDITION OF PREMISES: The property and its contents are privately owned, withthe Property Manager acting solely as the Owner’s Agent. It is rented with Owner’s furnishings and neither Owner nor Agent will be responsible for providing any additional furnishings or equipment. No items belonging to Owner shall be removed from the property. Any household appliance and equipment malfunctions reported will be handled as quickly and professionally as possible during normal business hours. In the event of an after- hours emergency, please call Cyrila Pycha at. Guest agrees to keep it in good, clean condition.

Additionally, the Property Manager shall not be responsible for any loss, expense, damages, claims or injury direct, indirect, consequential or otherwise caused by reason of military actions, acts of God, or by any agents, employees, subcontractors, servants or services as provided.. Should the contracted property become unavailable, the Property Manager will act in good faith and use its best efforts to substitute with accommodations or services of a type comparable to those contracted. The Property Manager in their sole discretion reserves the right to refuse or discontinue service to any person(s) and/or to rescind any contract for accommodations or guest services. The Property Manager will not be liable under any circumstances, including substitutions, to refund any unused portion of booked accommodations or services. The Property Manager is not responsible for valuables left in rental properties.

Guest authorizes Agent to repair damages or losses caused by Guest or invitees of Guest, at the expense of Guest. Guest accepts responsibility for the acts of their children, visitors or guests and service animals. Guest will not remove or rearrange inside or outside furniture. Guest renting homes/condos with air conditioning for thirty (30) days or more will be responsible for excessive utility billing.

PESTS: Hawaii is a tropical climate in which insects, rodents and lizards unfortunately thrive. All properties are on a quarterly maintenance program, but Guest may encounter these pests during stay. Contact with a “pest” inside or outside of Guest's rental is not reason for termination of this agreement. If this does occur, please contact the Property Manager to make a report as a trouble call will be scheduled.

GAS GRILLS: Gas grills are not allowed at Condominium projects. Charcoal BBQ's and Hibachis are prohibited in all properties unless already provided. Any reported illegal use of a gas or fire barbecue from the association will result in a fine, which will be charged against your credit card account.

MANDATORY OCCUPANCY DISCLOSURES: It is mandatory to disclose the exact number and names of guests who will be occupying the premises during the rental term. Guest must immediately notify Agent, by phone and/or in writing, if the number of occupants changes. Additional charges may apply. The premises shall be used for residential vacation rental purposes only. Special events such as parties, receptions, etc., shall not be allowed without the express written consent of Agent. Shall guest refuse to adhere by this policy, additional charges may apply. In no event shall the premises be sublet or this agreement reassigned without the written consent of Agent.

CHECK IN / CHECK OUT: We want you to enjoy your stay and when possible will accommodate early check in or late check out. However, we are not always able to do so. Guest agrees to abide by stated check in / check out times unless express permission is given by rental agent.

SUBJECT TO CHANGE: Advertised amenities are subject to change without notice or compensation. Changes can occur after a reservation is made as a result of sale of unit, remodeling, mechanical failure or servicing. Should a property be made unavailable for any reason beyond the control of Agent, Agent may substitute another like or better property. If no other property is available the limit of liability by property Owner, the Property Manager or its Owners, is to refund any pre-paid rents that have been paid by the registered Guest.
SECURITY FEE: A non-refundable security fee is included in Guest's rent in lieu of requiring a Security Deposit. This is intended to limit out of pocket expenses from accidental damages to the leased premises or contents during the guest stay. A description of the Security Fee can be found at for review and is incorporated herein by reference. PLEASE READ IT CAREFULLY. In order to honor a claim under the security fee guidelines, Agent must be made aware of any damage prior to check-out.
SECURITY DEPOSIT: In the case of Special Events (e.g. Weddings, Graduations, etc.) a Security Deposit is required. Guest agrees to be responsible for any damage to the Premises or its contents. The Security Deposit shall be applied to actual damages caused by Guest. After Guest's occupancy, the Premises will be inspected to determine if such damage or theft including additional cleaning, has occurred. In such event, Agent shall deduct the cost of such damage or theft including additional cleaning from the Security Deposit and Guest will be notified in writing. In addition, Agent may deduct from the Security Deposit the amount of any long distance or per call telephone charges and cable television charges such as but not limited to pay per view movies that may have occurred during the dates of Guest's rental period. Agent shall apply, account for, or refund Guest's security deposit within forty-five (45) days following the end of the tenancy.
HOUSEKEEPING:

The property has been cleaned and prepared prior to Guest’s arrival. Fresh linens and towels are placed in the property along with a starter supply of soaps and paper products. Additional supplies that may be needed are the responsibility of the Guest. Each property is equipped with a washer and dryer. Excessive use of the linens and towels resulting in extra loads of laundry upon check-out is subject to additional charges. The Cleaning Fee stated on the Agreement is subject to change.

Daily Maid Service is not included.

In addition to your one-time out clean fee, mid-stay cleaning(s) and/or deep cleaning(s) may be required for extended rental periods of thirty (30) days or more at guest’s expense. Please notify our office at least one week in advance of your arrival if you wish to make these arrangements.

Please note that animals are not allowed, however, in the event a guest requires a service animal and has proper documentation for said animal; there will be an additional cleaning charge applied to the final balance.

PHONES: The private phones in each unit are for Guest's convenience. Local calls (Kauai) are free. Please charge all long distance calls to a credit card or third party.

OWNER’S CLOSET: Locked closets reserved for Owner are not to be accessed by Guest.

RULES, REGULATIONS AND LAWS: All properties are SMOKE FREE. Any smoking is to be done 20 feet from any entrance of the property per Hawaii State Law. Detection of any smoking within the property is subject to a $450 fine to guest. Our rental properties are located in residential areas and guests are asked to be considerate of neighbors' privacy and right to quiet enjoyment of their homes by keeping any noise at acceptable levels. Guest will take all reasonable steps to assure that property occupants adhere to the Rules, Regulations and Laws that affect the property, Homeowner’s Association, the Property Manager and the State of Hawaii.

Customer understands that the owner of this rental retains the right to sell their rental or change management companies at any time. In the event the vacation accommodation is sold by the owner or transferred into a new management regime, the Property Manager, acting as an intermediary between you and the Owner, will use its best efforts to provide a substitute vacation accommodation of equal or greater value. If the Property Manager is unable to find such accommodations, then at the Property Manager or customer's option this Agreement shall be cancelled and terminated and the Property Manager, acting as an intermediary between you and the Owner shall refund to customer all payments made by customer under this Agreement, and the Property Manager and customer shall thereafter not have any liabilities or obligations to the other arising out of the unavailability of the rental property and/or customer's travel arrangements.

Customer acknowledges that the rental owner and/or their agent retain the right to enter the rental for any legitimate reason, including showing a prospective buyer the rental, by giving customer at least Twenty-Four (24) hours notice of such showing.

NON-LIABILITY AND INDEMNIFICATION OF OWNER AND AGENT: Guest agrees to hold harmless and indemnify the Owner and Agent from any and all costs, expenses, legal proceedings, legal fees, suits, claims, or demands, whether from loss of life or injury to Guest and/or invitees of Guest, unless same was due solely to the willful act or gross negligence of the Owner or Agent.

The above rental information, while deemed reliable, is not guaranteed. Changes in inventory and or decor occur from time to time and such changes will not void or alter the terms of the rental and is not a valid reason for cancellation.
AGREEMENTS: Signing this Agreement and the Rental Agreement constitutes a contract, namely:
1) Acceptance of all terms, conditions, policies and procedures detailed therein.
2) Acceptance of full financial responsibility for late departures, any loss of inventory, excessive housekeeping and damage or repairs due to abuse or neglect for the property occurring within the duration of your stay.
3) All disputes arising out of this Agreement shall be subject to the exclusive jurisdiction and venue of the Hawaii State courts of Kauai County, Hawaii, (or, if there is exclusive federal jurisdiction, the United States District Court for Hawaii) and the parties consent to the personal and exclusive jurisdiction and venue of these courts.
4) Customer agrees and acknowledges that this rental arrangement is not subject to the residential landlord/tenant code of the state in which this rental is occurring (such as the Hawaii Revised Statutes chapter 521) since this is not a long term residential rental.
5) Acceptance of rental charges as stated on page one of this rental agreement.

Any alterations made to this Agreement by Guest without the approval of Agent, renders this Agreement null and void.

Heaven - inside and out From the first correspondence, I felt I was dealing with professional people.<br/>The condo was exactly as described and shown on the website - excellent and quiet from the neighboring units. All our needs were covered. Enjoyed the tropical decor- very nicely done. Never tired of sitting and looking at the view - so very peaceful and allowed us to completely unwind.

Pali Ke Kus #118. We have stayed in this unit several times in recent years. We love the location and view. However, the appliances need to be replaced. The dishwasher and the ice maker in the refrigerator work poorly. The carpets also need to be replaced. Tranquil and beautiful gem in Princeville We absolutely loved our stay at Pali Ke Kua. The view from this unit was spectacular. The complex was well located and made getting around the island very easy. The unit itself was well equipped with beach gear, kitchen supplies and linens. We were surprised that some toilettries weren't provided - shampoo and conditioner (despite us being told they would be). The unit itself was clean, the kitchen was modern, the bed comfortable, the bathroom was spacious and lanai well set up. The unit could do with an upgrade to the furniture - it was dated and uncomfortable. The carpeting in the unit should also be replaced as it's difficult not to track in sand. Otherwise we thoroughly enjoyed our stay and would aboslutely return.

Perfect stay Really comfortable flat, amazing view!

great place to stay! We had a lovely stay at PKK #118 for a few days of our Honeymoon! The condo is a nice size and is located at the end of the building, with amazing views from every window. It is well appointed with appliances, kitchen items, beach gear (chairs, umbrella, snorkeling equipment, boogie boards, coolers), hairdryer, and it was very clean and well maintained. The furniture is a little dated and the couches weren't very comfortable, but we spent most of our time adventuring or on the lanai, anyway!<br/><br/>The location is great for exploring the North Shore -- Tunnels Beach, Secret Beach, the town of Hanalei, the Napali Coast Trail, and Ke'e Beach are all a short drive away. The Princeville Foodland is also short drive away. Hideaway Beach is a walk down the cliff, and you can walk (about .5 mile each way) to the Princeville St Regis or Happy Talk Restaurant at the Hanalei Bay Resort, which are both great.<br/><br/>The only cons were that we could hear a fair amount from upstairs (the neighbors weren't noisy or inconsiderate, but noise just travels) and the lanai isn't necessarily private - given the shared nature of the yard between the lanai and the cliff edge, there were often people walking past. <br/><br/>Overall, I would definitely recommend staying here when on Kauai!

Dream Vacation We have stayed in Pali Ke Kua for years and tried different units over that time. Well, we finally found our home away from home with #118. We have already booked for next year...that' how much we like it!

Best Views in Pali Ke Kua Overall, we had a wonderful experience in Pali Ke Kua #118. We have stayed in other similar units in Pali Ke Kua, but this unit had the best flow of any. The recently upgraded kitchen and decor were perfect and the views out of the bedroom were amazing. Also, the unit came better equipped than we expected, including lots of beach chairs, boogie boards and snorkel gear. The grounds at Pali Ke Kua are always immaculate and the unit was spotless when we arrived. We did have a problem with the internet/TV/Phone service dropping out periodically for a few days and thought maybe we were doing something wrong. We contacted the property manager. She found out it was an area wide outage and let us know the problem was being worked on and should resume soon. She even called back later to confirm that all was OK. We have already recommended this unit to our dearest friends, who also vacation at Pali Ke Kua. We have stayed at a lot of places all along the north shore and we have found Pali Ke Kua to be the easiest, most convenient and visually the most stunning of any we have tried. And now, unit #118 is our favorite location in Pali Ke Kua. As an added feature, Kenomene (Pali Ke Kua) beach, down the private path by the condo, may provide the most unique and best experience of any beach on the island. The only flaw we saw with the unit was with automatic the ice maker on the refrigerator. It was not working well enough to provide ice for two people on and occasional basis. A couple of plastic ice cube trays included in the freezer as backup would easily solve the problem. Mahalo

We Shall Return Our five week stay this year, like our month long stay last year, was most enjoyable. So we've already booked for next year (2018). High marks to both the owners and management. We left in the condo, for the use of subsequent rentors, two good beach chairs (higher and more comfortable than the ones already there).

Location! Location! Location! This condo has stunning views! The mountain and ocean views were absolutely breathtaking. I was happy to discover that the bedding and patio furniture have been updated. The WiFi and cable TV worked well. On the downside, I thought much of the decor was outdated and there was a TON of furniture squeezed into the small condo, though everything was in decent shape. The condo had a musty/mildew-y odor (I think this was due to the damp conditions, and not an issue with cleanliness). Was also surprised to learn it's common for geckos to live in Kauai homes (I saw two during my stay). Be sure to check out the beach below the condo--it's beautiful. Also, don't miss Tunnels Beach and, if you're craving a workout and beautiful views, hike to Hanakapiai Beach or the Falls.

In terms of Bali Hai, PKK 118 offers location, location, location Pali Ke Kua #118 in Princeville, HI, is a FANTASTIC getaway vacation location. Situated on a tall cliff overlooking Hanalei Bay and Bali Hai, the unit is well appointed for a week's (or more) stay. The kitchen is perfect for fixing your own meals, or a short walk to the Hideaway grill, which has super pizza and an astounding selection of beer. It is located conveniently close to The Princeville Center with food stores (get Foodland's Maika'i loyalty card) and shops. It is also only about 10-15 minutes from Hanalei with a wide variety of shops. The rental company was very responsive to a couple of requests for needed items as well as helping rapidly with getting a new key when I accidentally left ours inside the unit. This unit is one of 2 that we always try to get for our vacations.

Pali Ke Kua 118 This was our second stay in #118 in two years. We absolutely love the condo's location, view, and accommodations. You just cannot beat the view of Bali Hai from the lanai. Angela at Remax was extremely helpful and courteous. Sunsets and waterfalls are spectacular from this location. This has become our go-to condo on Kauai, and we have stayed at many others over the years.

Views views views Very much enjoyed #118. Nicely equipped condo in perfect location. Bathroom and kitchen very nice. Loved views from bedroom (very unique for PKK). Appreciated spices, etc. The only issue was that the small unit is over crowded with furniture. We'll be back to 118. Mahalo!

Like walking into a piece of paradise We were in the condo for 7 days and felt totally at home. Would definitely come back. It would help, when giving directions to indicate building number. Also, how about a room air conditioner for the bed room?

Won't stay there again This property has no air conditioning so during the day you have to leave the unit because it is so hot in the unit that just sitting there you are dripping in sweat. There were dead bugs in the floor corners. There is so much furniture that the unit is crowed and feels too tight. Th kitchen remodel was very nice and everything in the unit works. As for the dead bugs, pests thrive in our tropical climate and to help keep them away we have all of our properties under a quarterly maintenance plan. The downside of that is we can not predict when a bug will come out and expire. Had we known of this we would have sent staff to remove them from your unit immediately. Lastly, the owner takes extreme pride in her furnishings and wishes for all guest to enjoy her treasures. Great Place, location and view! We loved our stay for 10 nights and could not have been more comfortable!.... Morning adventures off hiking somewhere...visited many local places for late lunches and then home to relax on the cliff edge....<br/><br/>Swimming below or nearby in afternoon and sunset every night on the lanai...<br/><br/>This unit is like sharing someone's lovely get-away home with all the comforts.

Fantastic location We arrived late in the evening. I was concerned that we would have trouble finding the place and getting in. But there was absolutely nothing to worry about. The lights were on and the lock box was ready for us. Everything was super clean and comfortable. The next morning we saw the view. Heavenly is the word that comes to mind. Everything you need is in the condo: beach chairs, boogie board, beach towels, ice chest. I would definitely stay here again.

Pali Ke Kua #118 The unit's location is the draw. The condo needs to be refreshed. The carpet, curtains, bedding, dishes, beach chairs, snorkel gear, etc. are all worn and getting shabby. Beautiful, Quiet & Awesome Views of Ocean & Landscape This was my 2nd trip to Kauai, the first was to see & do as much as possible. This visit was for total rest, relaxation & peace. That's exactly what I experienced! Awesome views of ocean & landscape from the 3 main rooms. Loved hearing the ocean waves & various bird visitors!<br/><br/>Everything was exactly as shown & posted in ad except there was no standing fan. With no A/C & the two ceiling fans, it would have been more comfortable in the afternoons with that extra fan to move where needed. Wonderful Vacation The condo was more than we could have asked for. Just show up with clothes and food and you are set. Even had beach towels if we needed them. Beautiful spot for watching a sunset. Stunning location! This property has a stunning cliff-side location with a gorgeous view. Kitchen was very nice. Appreciated the boogie board, beach chairs, cooler and umbrella they had for guests to use. Furniture was quite dated and bed was extremely firm (though some would consider that an assest), but otherwise the unit was nice. Big plus to have a washer/dryer right in the unit. Pal Ka Kua 118 The location and views were as perfect as it gets in Princeville! The condo was very clean, updated, and it had everything we needed to enjoy home cooked meals. Having dinner on the Patio at sunset was amazing. Check in and check out was as simple as it gets. Thank you Re Max Kauai!

Larson's Pali Ke Kua #118 Condo We had a wonderful time in Princeville Kauai and absolutely loved our condo- Pali Ke Kua #118. The view was spectacular and we saw the spray of the whales and even a group of dolphins crossing over the Bay. The condo had everything we needed and it was quiet and peaceful.

Pali Ke Kua jan 22-26 We replaced the pillows before we slept.<br/>Also had to take off the bathroom closet and raise the left side up so the spring held mechanism I. The track would keep the door in the correct position for opening and closing. The toilet was plugged and would not clear so we plunged it and reset the handle. It will work consistently now if you hold the handle down for two seconds on every flush. Also one light switch would not work as it was rusted so we took it apart cleaned the wires and out it back together. It works fine now. Most people would just live with these items being slightly off but I have twenty four apartment units and always carry a few tools. Would like to stay again but an early check in should be allowed so we can do these minor repairs before occupancy bigis. pleasant stay! The room was better than expected, we are casual people so it fit us perfectly. Along with the front and side views were gorgeous. The only maybe was to put in a bit more comfortable couch, for 8 days gets a bit uncomfortable to lounge on.

Brief North Shore Stay Very nice, well equipped unit. Incredible location and view. Overall we enjoyed our time there very much. Our only small concern was that the unit was a little buggy, mostly mosquitoes. Possibly due to the condition of windows and screens or lack of spraying or both. This was not a huge problem but we really had to be careful about closing the sliding screen doors ASAP and did get a few bites inside the unit. Otherwise it was a wonderful stay and we would return.

Pali Ke Kua #118 Great location with beautiful views! We loved the ground floor unit and large lanai for pupu's and drinks at sunset. The only drawbacks for me was the long walk to the beach and no gas grills for evening bbq's. Everything else was awesome.

A Slice of Heaven PKK#118 is the perfect vacation rental for the north area of Kauai. The views of the mountains with numerous waterfalls, majestic Bali Hai, and the clear blue waters of the pacific make memories for a lifetime. The condo's interior is not only very comfortable but also beautiful. Being a corner unit gives you view access of almost 360 degrees of Hawaii's most breath taking views. Our days started with breakfast on the lanai and being greeted by the NeNe's (Hawaiian Geese) and ended with exquisite sunsets looking at Bali Hai and the sun slowly sinking into the pacific. This condo is truly a joy to stay in. Thank you for making it available.

Labor Day Week in Kauai Enjoyed the stay very much. The condo was very warm when we arrived with everything closed up, but once the windows were open and the fans on, it cooled down and stayed pretty cool overall. Middle of the day was warm inside but who's in their condo during prime exploring time!<br/><br/>Condo itself had everything you needed...snorkeling gear, beach chairs (VERY NICE), portable dishes and every kitchen gadget you might need. Unfortunately I didn't notice the boogie boards under the bed...yet another thoughtful item the owners have in place for their renters. <br/><br/>Condo itself is definitely older and there were a few things that didn't work quite right. The drain didn't drain (we could have called but decided not worth the hassle), the sliding door was very hard to move open, and the living room ceiling fan didn't turn very fast. BUT...these are very nitpicks and overall the condo was appointed nicely, had clearly been recently remodeled with granite, etc. I would definitely stay here again...just mentioning the above since you do pay a premium for oceanfront. And speaking of oceanfront...there isn't a better view on the island than this unit. This is THE best view available...I'm sure of it.<br/><br/>Rental company was easy to work with and I would recommend the unit.<br/><br/>

A View That Cannot Be Missed The condo is absolutely perfectly located on the ground level at a secluded point, with perfect look-outs and walkway to hide-aways beach. The washer/dryer was an added bonus, too, since all of our hiking and adventures made washing clothing a necessity. The condo itself was beautiful and super clean.

The right choice for us We enjoyed our stay in Pali Ke Kua 118 immensely. We found it clean, comfortable, and with a view that was even more beautiful than we had hoped! I had agonized over where to stay, and my husband and I agreed I made the right choice for us. With all the island has to offer, sitting out on the lanai and the grass in front of the unit was our very favorite activity. Breaching whales were an added bonus! We will return. I would suggest, however, the owners/managers do one thing to improve: Replace the coverlet and shams on the bed. They were clean, but had noticeable bleach spots.

All Hawaii By far the best location we have stayed on Kauai. The views from the condo are picture perfect. We especially enjoyed the daily visits from the local wildlife(NeNe). The Pali Ke Kua grounds are very well landscaped & maintained daily. The location is easy access to all of Princeville. The private path access to the hidden beach below was very convenient and great snorkeling with the sea turtles. We can't wait for a return trip!

Our stay at PPK118 We stay at PPK118 every year for at least three to four weeks. We like the location and fabulous view as well as the homey well appointed acommodation. There are two bookcases with a variety of interesting books ranging from mistery novels to the classics and also great books about the island of Kauai. The views from the condo can't be matched from the glorious sunsets, the mountains, to the great views of the humpback whales and the surfers. We also enjoy the variety of birds that visit every day including the nene geese. <br/>What more can I say? It's our little bit of paradise!<br/>

pale ke kua 118 Rented this unit in August, 2010. At that time i informed the rental co. that the ceiling fan in the living room wobbled and made noise when run on its high setting. It still does this 3 yrs later! I also informed the rental co. at that time that the living room furniture was aging and not very comfortable. It is rattan. This is appropriate for the setting but it is now too old! The rattan wall unit which houses the entertainment system is unstable! Rental co. informed of this 3yrs ago as well. When we attempted to view a DVD the picture was black and white and barely watchable. The sliding glass door on the right, as you're looking to ocean, would barely move on its track! This I lubricated with some silicone lube which I found in the unit. Then it would at least move albeit with much noise and a gritty feel. Door knobs on both the bedroom and bathroom doors are very noisy! They look new but must be of poor quality. The kitchen is very nice with its new cabinetry, appliances, and granite counters! Bath is very nicely done! The bed is new and this was greatly appreciated! I had read on trip advisor that the bed was old and sagging in the middle. I called Remax and was informed it had been replaced. It is a nice unit with wonderful views! We love its proximity to Pale Ke Kua beach (Hideaways). We would stay there again but please attend to the ceiling fan, the living room furniture, the entertainment system and the right slider!

Best View on the Island We split our time on the island between PKK118 and a hotel on the East shore. We were so sad to leave Pali Ke Kua. It is a great spot and we would definitely go there again. We woke each morning to a view of the ocean from our bed and I felt like the luckiest person on the island. It was so nice to be in a condo for a longer trip. I think I would have gone crazy in a small hotel room for anything over a few days. As it is, at PKK we were able to spread out and put away all of our stuff. It helped the unit feel more like home, which in turn helped us truly unwind and relax more.

Heaven on Earth This was our first trip to Kauai, and it was absolutely amazing! We drove all over the island and realized that we had picked the nicest area to stay on the island...and the nicest condo within the Pali Ke Kau complex! We will day dream of the beautiful views from the patio, and the the sunsets are best described as heaven on earth. The condo was well stocked with everything you need, and they even added welcoming touches like fresh muffins and coffee. We will definitely stay here again!

Fantastic location, zero privacy I stayed in unit 118 which is the very last ground floor unit. The views of the ocean were breathtaking. The kitchen was perfect with stainless appliances, stone countertops, and lots of accessories.<br/><br/>There were many bonus items such as nice beach chairs, snorkel gear (old), coolers and even hats. <br/><br/>The furniture was attractive but kind of flimsy. Had to really be careful not to damage anything. <br/><br/>The bathroom was really nice. Again, stone countertops and excellent tile shower (no tub). Very enjoyable to use.<br/><br/>The bedroom was disappointing. The bed was extremely saggy and getting a full nights sleep was pretty much impossible. Both my wife and I contemplated sleeping on the couches.<br/><br/>The only other negative was the lack of privacy. Despite being the very last unit, and no walking path nearby the unit, everyone in the complex felt a need to stand in front of our lanai and take pictures. Some even took furniture off the lanai to sit closer to the ocean. Apparently they had no idea they were taking someone else's furniture although it was clearly on a private patio. Also, there was limited at&t cell coverage except by our unit so every morning a man stood outside our unit as early as 6am yelling into his cell phone for up to two hours. I made it clear we could see him, waved at him, and finally asked him to move on. Then he came back the next day and did it again. He didn't seem to mind seeing us in our underwear at all. This behavior was repeated by many other guests.<br/><br/>I think the rental agencies should stress to the renters that privacy is to be respected. While beaches are public patio's certainly are not. <br/><br/>I plan to return but will be staying in an upstairs unit next time.

Pale Ke Kua, #118 Each time I called the property mangagement company at the facility I was assisted by Matt who could not answer my questions, not even "how do I get down to the beach" and "how do I get to the beach at the St Regis". <br/><br/> Pale Ke Kua #118 is a great location but the furniture is in need of replacement, it is falling apart(floor lamp and coffee table). The walls in the bedroom are in need of paint and the dishwasher does not clean the dishes. I saw where a previous visitor commented on the furniture as well and the response was that the furniture was purchased in 2008, if it was it has not held up well.

Can't Beat This View Can not beat the corner unit view at this location.Had quite a few great dinners on the lanai. Kitchen is well equipped, coolers, beach chairs and towels are great to have. On the negative side bed is a bit soft and one of the lamp shades need replacing. That's it!!!

Could be great I would love to give this property a higher rating. It is light, bright, has a wonderful view and generally is well equipped. But, and this is the big sticking point, the furniture and decor are badly in need of replacement. Although the cushions appear to have been recovered, the finish on the bamboo frames is worn down to nothing. Flat surfaces are a melamine approximation of wood. The outdoor furniture is just as worn. Artwork is faded to a sort of antique blue. It all adds up to a generally shabby impression despite the many nice things about the unit. Furthermore, the furniture is extremely uncomfortable (except for the bed which was pretty comfy). <br/><br/>The property management was great. We had a few issues (phone problems, no suitable skillet for breakfast fare, non-functional corkscrew) and the REMax people were very helpful and responsive.<br/><br/>This unit has been in the owners' family for a lot of years. The kitchen and bath have been nicely updated so it's surprising the furnishings are in such poor condition. Some redecorating would bring this up to a primo property.

Awesome getaway spot Online reviews were spot on. Perfect location and nice beach place. One thing people should know is there is no air conditioning but you don't need it. The natural ventilation from the ground level windows keeps you plenty cool. We will be back.

Great view PKK 118 has one of the best ocean/Bali Hai views on the Island. The condo itself is in reasonable condition. The kitchen has been upgraded which is nice. The furniture, especially the bed, is getting old.

Princeville, Kauai experience Pali Ke Kua is a great place to stay and # 118 I think is one of best views! Very clean, nice kitchen. I loved that they had coolers available as we tend to like to pack a picnic lunch and head up to Wiamea canyon. ONE issue we had was the key lock pad wasn't working all that well, had to punch in the numbers many times to get the key out, I think they need to replace that one. And spray some WD 40 into the door knob key area. <br/>It would be handy if they had the Wifi password handy too, we had to call to get that, there was no paper on that. But other than that we had a terrific time. The view was exceptional, This was the second time I've stayed in this exact location so Its worth it! With just a little maintenance it would be 100%.<br/><br/>

Beautiful location, very nice accommodations We enjoyed our 10 day stay at Pali Ke Kua 118. The view is spectacular, changing minute by minute, with some of the most unbelievable sunsets. Furnishings were very nice, comfortable and suitable to our stay. We appreciated all the books, the wi-fi hookup and TV reception. We did have a problem getting on line, and it was handled quickly by the REMax staff member. In addition, the toaster was broken, and that was replaced in a day by the property manager. Thanks to all who helped make our stay so enjoyable.

Paradise on Earth! We could not have been happier with our accommodations at PKK118.<br/>The setting is unparalleled in terms of an ocean view of the Sleeping Indian. Our Princeville Home We love this condo and have stayed here many times. The location and other ammenities can't be over emphisized. The personal touches make the place homey and the upgrades are tastfully done to result in a relaxed and serene atmosphere. This end unit is situatated in an area of the bluff where the view is maximized. And oh, what a view! We call it our little piece of paradise!

Pali Ke Kua #118 I was skeptical in staying in a condo instead of a resort, but I was pleasantly surprised! The property is very well maintained and quiet, with a view that can't be beat. Having a kitchen and washing machine was very handy to have. This condo also had other things such as beach chairs, boogie boards, and snorkeling gear so we didn't have to rent from a vendor. I highly recommmend this property to anyone looking for a nice affordable getaway in Princeville.

Absolutely fantastic! The pictures can't do this place justice. The view is the most incredible thing, you won't believe it. Super cozy with updated kitchen and bath. Perfect for two. I thought I knew what we were getting, but it is so much more than what I expected. I stopped counting the number of whales we saw playing out off shore. That was just while eating breakfast. The sweet smell of the rainforest and the sound of the surf made this the most relaxing vacation ever. Princeville is very upscale and offered everything we needed. Hanalei is very close and has some great restaurants. If I could rate this it would be an 11! Incredible......can't wait to go back!

Great Kauai Vacation in Princeville We had a great time staying at condo 118 in Pale Kee in Princeville. The view from our 1st floor condo was amazing (with a grassy yard overlooking the Bay). The condo was nice with a modern kitchen. Furniture is outdated and not that comfortable but apparently the owner likes it. Only major issue I had was that people from other condos on the property strolled on our lawn to watch the view, blocking our view if we sat on our patio or in the kitchen. One guy even parked a chair and sat with his beer watching the sunset so that was a tad annoying considering we paid more for the location/view than other properties and people were blocking us. Other than that we had a great time and would go back again.

Love this place!! This was our third visit to PPK#118. It is our favorite unit in PPK. There are too many amenities to mention them all but a few of our favorites are; location location, location!! Best view of all! We love the personal touches in the unit such as the wonderful guest books...{such history!} wall art, and the wonderful library. I read no less than five books during our two week stay. The condo is also comfortable with the nice up-grades and well stocked kitchen. We did have to buy a non-stick frying pan because the ones in the unit are impossible! The mattress is a little worn and the closet door that is constantly coming off the runner is an annoyance but these minor things wouldn't keep us away. We are looking forward to our next visit to PKK#118!

Room with a VIEW!!!! Napali coastline, the sound of the ocean waves, beautiful sunsets- all wonderful. The paved pathway is closeby down to the beach, which is very quiet. The only thing I didn't like was everyone else liking our view of the sunset, too (people were watching in front of our place). The upstairs neighbors were kind of noisy at times. The kitchen was clean with new appliances and plenty of dishes. The hot tub by the pool was nice to soak in after a long hike on the Napali coast. I liked having the windows open and hearing the ocean waves. I wish we could have stayed longer!

Wonderful location! We love Pali Ke Kua #118 and this was our second stay in #118. Some repairs are needed. The fan above the stove dosn't work. Also the closet folding door kept coming off the slider. (annoying) The frying pans stick and are hard to clean and there are a few other things but we love that place so much we will be vacationing there again as soon as we can! Also we enjoyed the new CD player!

Best place to stay on Kauai's northshore! We love staying at the Pali Ke Kua condos and we have been returning for the last 3 years. The condo #118 is where we have stayed twice before and is a beautiful decorated unit. It has a well equipped kitchen with updated stainless steel appliances. <br/><br/>The view of Bali Hai and the ocean is amazing from the condo. There is a two mile paved walkway along the Princeville golf course for walking or running. You can easily walk over to the beach at the St. Regis Resort or drive to many of the great beaches on Kauai. There is a good selection of restaurants nearby.<br/><br/>We highly recommend staying at the Pali Ke Kua (Cliffs of the gods), Unit #118 and hope to return soon.<br/><br/>Mahalo!

Small things to improve on Overall, a beautiful property. But to nitpick, we paid a premium price for the time we were there. The prices on this location, like many in Hawaii, have dropped considerably since we booked. For an 8 night stay, only 3 rolls of toilet paper were provided. We incurred a $10 cost to buy more at the Foodland. this was irritating. Furthermore, there were only 3 usable dinner plates at the location. I found this to be just as absurd. While these are small issues, I can only hope you fix them as they were the only things wrong with a beautiful property. We also left bug spray and mosquito repellant for the next guests to enjoy as they will need it. (I suggest restocking this as well when it runs out) Thank you and Mahalo! The condo had a nice updated kitchen and bathroom. The new bed was very comfortable. However, the living room furniture was extremely uncomfortable and the rocker very rickety we learned how not to sit in it so that it didn't tip over. It would be my recommendation to the owner to update the furniture and the carpet (dirty). I would love to come back again and stay at the same complex but would not want to stay in the same unit unless there was newer furnishings.

INCREDIBLE EXPERIENCE The locations was absolutely incredible. We could not have been happier with the location and the place was very nicely updated it appears. Living room furniture was not very comfortable and the kitchen was lacking some basic utinsils such as a grater, but that's only a minor complaint. Loved reading the guest book going back to when the condo was purchaced. Overall the place was homey and with that view I would definately stay there again.

Pali Ke Kua 118 The location could NOT be better. We were very pleased with the view, the amenities, and the condition. One major issue: the cable modem for Internet use went out on the 4th day (of our 15-day stay) and Time Warner could not fix it until our 13th day. This was a major inconvenience, as we needed to check email daily for work. We had to go to an Internet cafe and pay a fee. <br/>Other, than that, I have only one suggestion, that the owners purchase rolldown blinds to help manage the heat of the afternoon sun.<br/>We were pleased with the kitchen equipment. The blender was missing but was supplied (after a few days wait) by ReMax. The beach supplies and "reference library" were also quite welcome. We especially liked the electric grill, the insulated beverage pitcher, and the picnic coolers. We would certainly recommend this condo to friends.<br/><br/>Eileen Gaston

Pali Ke Kua #118 We loved staying in this unit. It was just right for the two of us. The only thing we would like to see changed/made available is a place to barbecue that is convenient (near the pool?) Trekking half way down the hillside to the beach left a lot to be desired.....we never barbecued during our stay and very much would have loved to be able to so so easily.

We absolutely loved our stay at Pali Ke Kua. The view from this unit was spectacular. The complex was well located and made getting around the island very easy. The unit itself was well equipped with beach gear, kitchen supplies and linens. We were surprised that some toilettries weren't provided - shampoo and conditioner (despite us being told they would be). The unit itself was clean, the kitchen was modern, the bed comfortable, the bathroom was spacious and lanai well set up. The unit could do with an upgrade to the furniture - it was dated and uncomfortable. The carpeting in the unit should also be replaced as it's difficult not to track in sand. Otherwise we thoroughly enjoyed our stay and would aboslutely return.

Overall, we had a wonderful experience in Pali Ke Kua #118. We have stayed in other similar units in Pali Ke Kua, but this unit had the best flow of any. The recently upgraded kitchen and decor were perfect and the views out of the bedroom were amazing. Also, the unit came better equipped than we expected, including lots of beach chairs, boogie boards and snorkel gear. The grounds at Pali Ke Kua are always immaculate and the unit was spotless when we arrived. We did have a problem with the internet/TV/Phone service dropping out periodically for a few days and thought maybe we were doing something wrong. We contacted the property manager. She found out it was an area wide outage and let us know the problem was being worked on and should resume soon. She even called back later to confirm that all was OK. We have already recommended this unit to our dearest friends, who also vacation at Pali Ke Kua. We had a lovely stay at PKK #118 for a few days of our Honeymoon! The condo is a nice size and is located at the end of the building, with amazing views from every window. It is well appointed with appliances, kitchen items, beach gear (chairs, umbrella, snorkeling equipment, boogie boards, coolers), hairdryer, and it was very clean and well maintained. The furniture is a little dated and the couches weren't very comfortable, but we spent most of our time adventuring or on the lanai, anyway!<br/><br/>The location is great for exploring the North Shore -- Tunnels Beach, Secret Beach, the town of Hanalei, the Napali Coast Trail, and Ke'e Beach are all a short drive away. The Princeville Foodland is also short drive away. Hideaway Beach is a walk down the cliff, and you can walk (about .5 mile each way) to the Princeville St Regis or Happy Talk Restaurant at the Hanalei Bay Resort, which are both great.<br/><br/>The only cons were that we could hear a fair amount from upstairs (the neighbors weren't noisy or inc

Pali Ke Kua #118 in Princeville, HI, is a FANTASTIC getaway vacation location. Situated on a tall cliff overlooking Hanalei Bay and Bali Hai, the unit is well appointed for a week's (or more) stay. The kitchen is perfect for fixing your own meals, or a short walk to the Hideaway grill, which has super pizza and an astounding selection of beer. It is located conveniently close to The Princeville Center with food stores (get Foodland's Maika'i loyalty card) and shops. It is also only about 10-15 minutes from Hanalei with a wide variety of shops. The rental company was very responsive to a couple of requests for needed items as well as helping rapidly with getting a new key when I accidentally left ours inside the unit. This unit is one of 2 that we always try to get for our vacations.

This was our second stay in #118 in two years. We absolutely love the condo's location, view, and accommodations. You just cannot beat the view of Bali Hai from the lanai. Angela at Remax was extremely helpful and courteous. Sunsets and waterfalls are spectacular from this location. This has become our go-to condo on Kauai, and we have stayed at many others over the years.

This property has no air conditioning so during the day you have to leave the unit because it is so hot in the unit that just sitting there you are dripping in sweat. There were dead bugs in the floor corners. There is so much furniture that the unit is crowed and feels too tight. Th kitchen remodel was very nice and everything in the unit works.

This condo has stunning views! The mountain and ocean views were absolutely breathtaking. I was happy to discover that the bedding and patio furniture have been updated. The WiFi and cable TV worked well. On the downside, I thought much of the decor was outdated and there was a TON of furniture squeezed into the small condo, though everything was in decent shape. The condo had a musty/mildew-y odor (I think this was due to the damp conditions, and not an issue with cleanliness). Was also surprised to learn it's common for geckos to live in Kauai homes (I saw two during my stay). Be sure to check out the beach below the condo--it's beautiful. Also, don't miss Tunnels Beach and, if you're craving a workout and beautiful views, hike to Hanakapiai Beach or the Falls.

This was my 2nd trip to Kauai, the first was to see & do as much as possible. This visit was for total rest, relaxation & peace. That's exactly what I experienced! We arrived late in the evening. I was concerned that we would have trouble finding the place and getting in. But there was absolutely nothing to worry about. The lights were on and the lock box was ready for us. Everything was super clean and comfortable. The next morning we saw the view. Heavenly is the word that comes to mind. Pali Ke Kua is a great place to stay and # 118 I think is one of best views! Very clean, nice kitchen. I loved that they had coolers available as we tend to like to pack a picnic lunch and head up to Wiamea canyon. ONE issue we had was the key lock pad wasn't working all that well, had to punch in the numbers many times to get the key out, I think they need to replace that one. And spray some WD 40 into the door knob key area. <br/>It would be handy if they had the Wifi password handy too, we had to call to get that, there was no paper on that. But other than that we had a terrific time. The view was exceptional, This was the second time I've stayed in this exact location so Its worth it! With just a little maintenance it would be 100%.<br/><br/>

We enjoyed our 10 day stay at Pali Ke Kua 118. The view is spectacular, changing minute by minute, with some of the most unbelievable sunsets. Furnishings were very nice, comfortable and suitable to our stay. We appreciated all the books, the wi-fi hookup and TV reception. We did have a problem getting on line, and it was handled quickly by the REMax staff member. In addition, the toaster was broken, and that was replaced in a day by the property manager. I would love to give this property a higher rating. It is light, bright, has a wonderful view and generally is well equipped. But, and this is the big sticking point, the furniture and decor are badly in need of replacement. Although the cushions appear to have been recovered, the finish on the bamboo frames is worn down to nothing. Flat surfaces are a melamine approximation of wood. The outdoor furniture is just as worn. Artwork is faded to a sort of antique blue. It all adds up to a generally shabby impression despite the many nice things about the unit. Furthermore, the furniture is extremely uncomfortable (except for the bed which was pretty comfy). <br/><br/>The property management was great. We had a few issues (phone problems, no suitable skillet for breakfast fare, non-functional corkscrew) and the REMax people were very helpful and responsive.<br/><br/>This unit has been in the owners' family for a lot of years. I stayed in unit 118 which is the very last ground floor unit. The views of the ocean were breathtaking. The kitchen was perfect with stainless appliances, stone countertops, and lots of accessories.<br/><br/>There were many bonus items such as nice beach chairs, snorkel gear (old), coolers and even hats. <br/><br/>The furniture was attractive but kind of flimsy. Had to really be careful not to damage anything. <br/><br/>The bathroom was really nice. Again, stone countertops and excellent tile shower (no tub). Very enjoyable to use.<br/><br/>The bedroom was disappointing. The bed was extremely saggy and getting a full nights sleep was pretty much impossible. Both my wife and I contemplated sleeping on the couches.<br/><br/>The only other negative was the lack of privacy. Despite being the very last unit, and no walking path nearby the unit, everyone in the complex felt a need to stand in front of our lanai and take pictures. Each time I called the property mangagement company at the facility I was assisted by Matt who could not answer my questions, not even "how do I get down to the beach" and "how do I get to the beach at the St Regis". <br/><br/> Pale Ke Kua #118 is a great location but the furniture is in need of replacement, it is falling apart(floor lamp and coffee table). The walls in the bedroom are in need of paint and the dishwasher does not clean the dishes. I saw where a previous visitor commented on the furniture as well and the response was that the furniture was purchased in 2008, if it was it has not held up well.

This was our first trip to Kauai, and it was absolutely amazing! We drove all over the island and realized that we had picked the nicest area to stay on the island...and the nicest condo within the Pali Ke Kau complex! We will day dream of the beautiful views from the patio, and the the sunsets are best described as heaven on earth. We split our time on the island between PKK118 and a hotel on the East shore. We were so sad to leave Pali Ke Kua. It is a great spot and we would definitely go there again. We woke each morning to a view of the ocean from our bed and I felt like the luckiest person on the island. It was so nice to be in a condo for a longer trip. I think I would have gone crazy in a small hotel room for anything over a few days. As it is, at PKK we were able to spread out and put away all of our stuff. It helped the unit feel more like home, which in turn helped us truly unwind and relax more.

We stay at PPK118 every year for at least three to four weeks. We like the location and fabulous view as well as the homey well appointed acommodation. There are two bookcases with a variety of interesting books ranging from mistery novels to the classics and also great books about the island of Kauai. The views from the condo can't be matched from the glorious sunsets, the mountains, to the great views of the humpback whales and the surfers. We also enjoy the variety of birds that visit every day including the nene geese. <br/>What more can I say? It's our little bit of paradise!<br/>

Rented this unit in August, 2010. At that time i informed the rental co. that the ceiling fan in the living room wobbled and made noise when run on its high setting. It still does this 3 yrs later! I also informed the rental co. at that time that the living room furniture was aging and not very comfortable. It is rattan. This is appropriate for the setting but it is now too old! The rattan wall unit which houses the entertainment system is unstable! Rental co. informed of this 3yrs ago as well. When we attempted to view a DVD the picture was black and white and barely watchable. The sliding glass door on the right, as you're looking to ocean, would barely move on its track! This I lubricated with some silicone lube which I found in the unit. Then it would at least move albeit with much noise and a gritty feel. By far the best location we have stayed on Kauai. The views from the condo are picture perfect. We especially enjoyed the daily visits from the local wildlife(NeNe). The Pali Ke Kua grounds are very well landscaped & maintained daily. The location is easy access to all of Princeville. The private path access to the hidden beach below was very convenient and great snorkeling with the sea turtles. We can't wait for a return trip!

We enjoyed our stay in Pali Ke Kua 118 immensely. We found it clean, comfortable, and with a view that was even more beautiful than we had hoped! I had agonized over where to stay, and my husband and I agreed I made the right choice for us. With all the island has to offer, sitting out on the lanai and the grass in front of the unit was our very favorite activity. Breaching whales were an added bonus! We will return. I would suggest, however, the owners/managers do one thing to improve: Replace the coverlet and shams on the bed. They were clean, but had noticeable bleach spots.

PKK#118 is the perfect vacation rental for the north area of Kauai. The views of the mountains with numerous waterfalls, majestic Bali Hai, and the clear blue waters of the pacific make memories for a lifetime. The condo's interior is not only very comfortable but also beautiful. Being a corner unit gives you view access of almost 360 degrees of Hawaii's most breath taking views. Our days started with breakfast on the lanai and being greeted by the NeNe's (Hawaiian Geese) and ended with exquisite sunsets looking at Bali Hai and the sun slowly sinking into the pacific. Enjoyed the stay very much. The condo was very warm when we arrived with everything closed up, but once the windows were open and the fans on, it cooled down and stayed pretty cool overall. Middle of the day was warm inside but who's in their condo during prime exploring time!<br/><br/>Condo itself had everything you needed...snorkeling gear, beach chairs (VERY NICE), portable dishes and every kitchen gadget you might need. Unfortunately I didn't notice the boogie boards under the bed...yet another thoughtful item the owners have in place for their renters. <br/><br/>Condo itself is definitely older and there were a few things that didn't work quite right. The drain didn't drain (we could have called but decided not worth the hassle), the sliding door was very hard to move open, and the living room ceiling fan didn't turn very fast. Very nice, well equipped unit. Incredible location and view. Overall we enjoyed our time there very much. Our only small concern was that the unit was a little buggy, mostly mosquitoes. Possibly due to the condition of windows and screens or lack of spraying or both. This was not a huge problem but we really had to be careful about closing the sliding screen doors ASAP and did get a few bites inside the unit. Otherwise it was a wonderful stay and we would return.

We replaced the pillows before we slept.<br/>Also had to take off the bathroom closet and raise the left side up so the spring held mechanism I. The track would keep the door in the correct position for opening and closing. The toilet was plugged and would not clear so we plunged it and reset the handle. It will work consistently now if you hold the handle down for two seconds on every flush. Also one light switch would not work as it was rusted so we took it apart cleaned the wires and out it back together. It works fine now. Most people would just live with these items being slightly off but I have twenty four apartment units and always carry a few tools. Would like to stay again but an early check in should be allowed so we can do these minor repairs before occupancy bigis.

This was a major inconvenience, as we needed to check email daily for work. We had to go to an Internet cafe and pay a fee. <br/>Other, than that, I have only one suggestion, that the owners purchase rolldown blinds to help manage the heat of the afternoon sun.<br/>We were pleased with the kitchen equipment. The blender was missing but was supplied (after a few days wait) by ReMax. The beach supplies and "reference library" were also quite welcome. We especially liked the electric grill, the insulated beverage pitcher, and the picnic coolers. We would certainly recommend this condo to friends.<br/><br/>Eileen Gaston

The view from the condo was much better than what was shown on the website. Snorkeling is just a few feet away. Private beach with BBQ is down the steep path adjacent to this condo. Amazing sunsets! We hope to return soon.

Liked PPK #118 very much. Great upgrades. Good mattress. Best view. Living room furniture was not very comfortable and the kitchen was lacking some basic utinsils such as a grater, but that's only a minor complaint. Loved reading the guest book going back to when the condo was purchaced. Overall the place was homey and with that view I would definately stay there again.

The locations was absolutely incredible. We could not have been happier with the location and the place was very nicely updated it appears. It was nice, clean and we can't say enough about how we enjoyed the view.<br/><br/>The ERA people were very nice, even when we locked our key in the condo. The condo had a nice updated kitchen and bathroom. The new bed was very comfortable. However, the living room furniture was extremely uncomfortable and the rocker very rickety we learned how not to sit in it so that it didn't tip over. It would be my recommendation to the owner to update the furniture and the carpet (dirty). I would love to come back again and stay at the same complex but would not want to stay in the same unit unless there was newer furnishings.

Overall, a beautiful property. But to nitpick, we paid a premium price for the time we were there. The prices on this location, like many in Hawaii, have dropped considerably since we booked. For an 8 night stay, only 3 rolls of toilet paper were provided. We incurred a $10 cost to buy more at the Foodland. this was irritating. Furthermore, there were only 3 usable dinner plates at the location. I found this to be just as absurd. While these are small issues, I can only hope you fix them as they were the only things wrong with a beautiful property. We also left bug spray and mosquito repellant for the next guests to enjoy as they will need it. (I suggest restocking this as well when it runs out) Thank you and Mahalo! We love staying at the Pali Ke Kua condos and we have been returning for the last 3 years. The condo #118 is where we have stayed twice before and is a beautiful decorated unit. It has a well equipped kitchen with updated stainless steel appliances. <br/><br/>The view of Bali Hai and the ocean is amazing from the condo. There is a two mile paved walkway along the Princeville golf course for walking or running. You can easily walk over to the beach at the St. Regis Resort or drive to many of the great beaches on Kauai. There is a good selection of restaurants nearby.<br/><br/>We highly recommend staying at the Pali Ke Kua (Cliffs of the gods), Unit #118 and hope to return soon.<br/><br/>Mahalo!

We love Pali Ke Kua #118 and this was our second stay in #118. Some repairs are needed. The fan above the stove dosn't work. Also the closet folding door kept coming off the slider. (annoying) The frying pans stick and are hard to clean and there are a few other things but we love that place so much we will be vacationing there again as soon as we can! Also we enjoyed the new CD player!

This was our third visit to PPK#118. It is our favorite unit in PPK. There are too many amenities to mention them all but a few of our favorites are; location location, location!! Best view of all! We love the personal touches in the unit such as the wonderful guest books...{such history!} wall art, and the wonderful library. I read no less than five books during our two week stay. The condo is also comfortable with the nice up-grades and well stocked kitchen. We did have to buy a non-stick frying pan because the ones in the unit are impossible! The mattress is a little worn and the closet door that is constantly coming off the runner is an annoyance but these minor things wouldn't keep us away. We are looking forward to our next visit to PKK#118!

Napali coastline, the sound of the ocean waves, beautiful sunsets- all wonderful. The paved pathway is closeby down to the beach, which is very quiet. The only thing I didn't like was everyone else liking our view of the sunset, too (people were watching in front of our place). The upstairs neighbors were kind of noisy at times. The kitchen was clean with new appliances and plenty of dishes. The hot tub by the pool was nice to soak in after a long hike on the Napali coast. I liked having the windows open and hearing the ocean waves. I wish we could have stayed longer!

The pictures can't do this place justice. The view is the most incredible thing, you won't believe it. Super cozy with updated kitchen and bath. Perfect for two. I thought I knew what we were getting, but it is so much more than what I expected. I stopped counting the number of whales we saw playing out off shore. That was just while eating breakfast. The sweet smell of the rainforest and the sound of the surf made this the most relaxing vacation ever. Princeville is very upscale and offered everything we needed. Hanalei is very close and has some great restaurants. If I could rate this it would be an 11! Incredible......can't wait to go back!

We had a great time staying at condo 118 in Pale Kee in Princeville. The view from our 1st floor condo was amazing (with a grassy yard overlooking the Bay). The condo was nice with a modern kitchen. Furniture is outdated and not that comfortable but apparently the owner likes it. Only major issue I had was that people from other condos on the property strolled on our lawn to watch the view, blocking our view if we sat on our patio or in the kitchen. One guy even parked a chair and sat with his beer watching the sunset so that was a tad annoying considering we paid more for the location/view than other properties and people were blocking us. Other than that we had a great time and would go back again.

I was skeptical in staying in a condo instead of a resort, but I was pleasantly surprised! The property is very well maintained and quiet, with a view that can't be beat. Having a kitchen and washing machine was very handy to have. This condo also had other things such as beach chairs, boogie boards, and snorkeling gear so we didn't have to rent from a vendor. I highly recommmend this property to anyone looking for a nice affordable getaway in Princeville.
