GUEST AGREEMENT

PLEASE READ CAREFULLY
This contract constitutes an agreement between the Guest and the property Owner, represented by the Property Manager.
For Guests staying in the following properties, there is a mandatory resort fee in addition to the rental rate:

WAIPOULI BEACH RESORT (Beginning January 1, 2014) - $12/day (included with rental fees)
HANALEI BAY RESORT - $15/day (to be paid at check in at front desk)

DEPOSIT, PAYMENT AND CANCELLATION POLICY: Upon confirming your reservation, 25% of the total amount is required upfront upon booking the reservation. The final payment, including taxes, is due no later than 60 days prior to Guest’s arrival date. Expenses (including, but not limited to: extra clean fees, room charges, telephone charge, cable television charges, utility etc. ) incurred during your stay will be charged against Guest’s credit card.

Reservations not paid in full sixty (60) days prior or by the listed due date shall be subject to cancellation and forfeiture of all monies. Each property is individually owned. Rental fees are not transferable from property to property. If Guest’s check is returned by the bank, Agent reserves the right to require payment to be made by certified check or money order including a service charge of $50.00.

If cancellation is made at least 90 days prior to scheduled arrival, all monies will be refunded less the processing fee of $90.00 and up to $165.00 for larger homes. If cancelled less than 90 days prior to arrival, the 25% booking payment upon confirming will be forfeited. Cancellations made less than 60 days prior to arrival will result in forfeiture of the rent and taxes, with the exception of the cleaning fee and Security Deposit (if applicable). Guests are responsible for the entire time booked. No rental refunds are given for early departure or late cancellation. All cancellations must be made in writing (email and Fax acceptable). We do not make exceptions. In order to protect your vacation payments we strongly suggest travel insurance.

TRAVEL INSURANCE: You are a valued guest and we want to do everything possible to make your trip enjoyable and worry free. Because the unforeseen and unexpected can occur before you leave or when you’re away from home we recommend CSA’s Vacation Rental Insurance Plan. The premium for Vacation Rental Insurance can be included in the cost of your rental. Vacation Rental Insurance reimburses for pre-paid non-refundable expenses due to certain unforeseeable circumstances that may cause you to cancel, interrupt or delay your trip. Please review our cancellation policy in this Agreement.

TRUST ACCOUNT: The Deposit, the Final Payment, Security Deposit (if applicable), and any other fees will be deposited into Agent’s trust account at First Hawaiian Bank, Princeville, HI 96722.
CONDITION OF PREMISES: The property and its contents are privately owned, withthe Property Manager acting solely as the Owner’s Agent. It is rented with Owner’s furnishings and neither Owner nor Agent will be responsible for providing any additional furnishings or equipment. No items belonging to Owner shall be removed from the property. Any household appliance and equipment malfunctions reported will be handled as quickly and professionally as possible during normal business hours. In the event of an after- hours emergency, please call Cyrila Pycha at. Guest agrees to keep it in good, clean condition.

Additionally, the Property Manager shall not be responsible for any loss, expense, damages, claims or injury direct, indirect, consequential or otherwise caused by reason of military actions, acts of God, or by any agents, employees, subcontractors, servants or services as provided.. Should the contracted property become unavailable, the Property Manager will act in good faith and use its best efforts to substitute with accommodations or services of a type comparable to those contracted. The Property Manager in their sole discretion reserves the right to refuse or discontinue service to any person(s) and/or to rescind any contract for accommodations or guest services. The Property Manager will not be liable under any circumstances, including substitutions, to refund any unused portion of booked accommodations or services. The Property Manager is not responsible for valuables left in rental properties.

Guest authorizes Agent to repair damages or losses caused by Guest or invitees of Guest, at the expense of Guest. Guest accepts responsibility for the acts of their children, visitors or guests and service animals. Guest will not remove or rearrange inside or outside furniture. Guest renting homes/condos with air conditioning for thirty (30) days or more will be responsible for excessive utility billing.

PESTS: Hawaii is a tropical climate in which insects, rodents and lizards unfortunately thrive. All properties are on a quarterly maintenance program, but Guest may encounter these pests during stay. Contact with a “pest” inside or outside of Guest's rental is not reason for termination of this agreement. If this does occur, please contact the Property Manager to make a report as a trouble call will be scheduled.

GAS GRILLS: Gas grills are not allowed at Condominium projects. Charcoal BBQ's and Hibachis are prohibited in all properties unless already provided. Any reported illegal use of a gas or fire barbecue from the association will result in a fine, which will be charged against your credit card account.

MANDATORY OCCUPANCY DISCLOSURES: It is mandatory to disclose the exact number and names of guests who will be occupying the premises during the rental term. Guest must immediately notify Agent, by phone and/or in writing, if the number of occupants changes. Additional charges may apply. The premises shall be used for residential vacation rental purposes only. Special events such as parties, receptions, etc., shall not be allowed without the express written consent of Agent. Shall guest refuse to adhere by this policy, additional charges may apply. In no event shall the premises be sublet or this agreement reassigned without the written consent of Agent.

CHECK IN / CHECK OUT: We want you to enjoy your stay and when possible will accommodate early check in or late check out. However, we are not always able to do so. Guest agrees to abide by stated check in / check out times unless express permission is given by rental agent.

SUBJECT TO CHANGE: Advertised amenities are subject to change without notice or compensation. Changes can occur after a reservation is made as a result of sale of unit, remodeling, mechanical failure or servicing. Should a property be made unavailable for any reason beyond the control of Agent, Agent may substitute another like or better property. If no other property is available the limit of liability by property Owner, the Property Manager or its Owners, is to refund any pre-paid rents that have been paid by the registered Guest.
SECURITY FEE: A non-refundable security fee is included in Guest's rent in lieu of requiring a Security Deposit. This is intended to limit out of pocket expenses from accidental damages to the leased premises or contents during the guest stay. A description of the Security Fee can be found at for review and is incorporated herein by reference. PLEASE READ IT CAREFULLY. In order to honor a claim under the security fee guidelines, Agent must be made aware of any damage prior to check-out.
SECURITY DEPOSIT: In the case of Special Events (e.g. Weddings, Graduations, etc.) a Security Deposit is required. Guest agrees to be responsible for any damage to the Premises or its contents. The Security Deposit shall be applied to actual damages caused by Guest. After Guest's occupancy, the Premises will be inspected to determine if such damage or theft including additional cleaning, has occurred. In such event, Agent shall deduct the cost of such damage or theft including additional cleaning from the Security Deposit and Guest will be notified in writing. In addition, Agent may deduct from the Security Deposit the amount of any long distance or per call telephone charges and cable television charges such as but not limited to pay per view movies that may have occurred during the dates of Guest's rental period. Agent shall apply, account for, or refund Guest's security deposit within forty-five (45) days following the end of the tenancy.
HOUSEKEEPING:

The property has been cleaned and prepared prior to Guest’s arrival. Fresh linens and towels are placed in the property along with a starter supply of soaps and paper products. Additional supplies that may be needed are the responsibility of the Guest. Each property is equipped with a washer and dryer. Excessive use of the linens and towels resulting in extra loads of laundry upon check-out is subject to additional charges. The Cleaning Fee stated on the Agreement is subject to change.

Daily Maid Service is not included.

In addition to your one-time out clean fee, mid-stay cleaning(s) and/or deep cleaning(s) may be required for extended rental periods of thirty (30) days or more at guest’s expense. Please notify our office at least one week in advance of your arrival if you wish to make these arrangements.

Please note that animals are not allowed, however, in the event a guest requires a service animal and has proper documentation for said animal; there will be an additional cleaning charge applied to the final balance.

PHONES: The private phones in each unit are for Guest's convenience. Local calls (Kauai) are free. Please charge all long distance calls to a credit card or third party.

OWNER’S CLOSET: Locked closets reserved for Owner are not to be accessed by Guest.

RULES, REGULATIONS AND LAWS: All properties are SMOKE FREE. Any smoking is to be done 20 feet from any entrance of the property per Hawaii State Law. Detection of any smoking within the property is subject to a $450 fine to guest. Our rental properties are located in residential areas and guests are asked to be considerate of neighbors' privacy and right to quiet enjoyment of their homes by keeping any noise at acceptable levels. Guest will take all reasonable steps to assure that property occupants adhere to the Rules, Regulations and Laws that affect the property, Homeowner’s Association, the Property Manager and the State of Hawaii.

Customer understands that the owner of this rental retains the right to sell their rental or change management companies at any time. In the event the vacation accommodation is sold by the owner or transferred into a new management regime, the Property Manager, acting as an intermediary between you and the Owner, will use its best efforts to provide a substitute vacation accommodation of equal or greater value. If the Property Manager is unable to find such accommodations, then at the Property Manager or customer's option this Agreement shall be cancelled and terminated and the Property Manager, acting as an intermediary between you and the Owner shall refund to customer all payments made by customer under this Agreement, and the Property Manager and customer shall thereafter not have any liabilities or obligations to the other arising out of the unavailability of the rental property and/or customer's travel arrangements.

Customer acknowledges that the rental owner and/or their agent retain the right to enter the rental for any legitimate reason, including showing a prospective buyer the rental, by giving customer at least Twenty-Four (24) hours notice of such showing.

NON-LIABILITY AND INDEMNIFICATION OF OWNER AND AGENT: Guest agrees to hold harmless and indemnify the Owner and Agent from any and all costs, expenses, legal proceedings, legal fees, suits, claims, or demands, whether from loss of life or injury to Guest and/or invitees of Guest, unless same was due solely to the willful act or gross negligence of the Owner or Agent.

The above rental information, while deemed reliable, is not guaranteed. Changes in inventory and or decor occur from time to time and such changes will not void or alter the terms of the rental and is not a valid reason for cancellation.
AGREEMENTS: Signing this Agreement and the Rental Agreement constitutes a contract, namely:
1) Acceptance of all terms, conditions, policies and procedures detailed therein.
2) Acceptance of full financial responsibility for late departures, any loss of inventory, excessive housekeeping and damage or repairs due to abuse or neglect for the property occurring within the duration of your stay.
3) All disputes arising out of this Agreement shall be subject to the exclusive jurisdiction and venue of the Hawaii State courts of Kauai County, Hawaii, (or, if there is exclusive federal jurisdiction, the United States District Court for Hawaii) and the parties consent to the personal and exclusive jurisdiction and venue of these courts.
4) Customer agrees and acknowledges that this rental arrangement is not subject to the residential landlord/tenant code of the state in which this rental is occurring (such as the Hawaii Revised Statutes chapter 521) since this is not a long term residential rental.
5) Acceptance of rental charges as stated on page one of this rental agreement.

Any alterations made to this Agreement by Guest without the approval of Agent, renders this Agreement null and void.

Amazing view The condo has an amazing view. It does get extremely hot during the day. I wish the ceiling fans worked at a higher speed. We bought an extra box fan to help cool off. Hope it is still there for future guests. We loved staying there . It is in a beautiful location. I would look at fixing screens on lanai and front window. Also more fans through out for summer time. The view made up for those minor details.

Great experience on the North Shore North Kauai is our happy place and staying at this unit at Pali ke Kua is a great experience. The location is perfect and the property is is beautiful. This was our second time to stay and we will plan to return.

Great location in Princeville We've stayed at Pali Ke Kua before so knew what to expect in general about this property. The pluses are it's a great location (walkable to St Regis for drinks or breakfast, the beach), has a beach of its own, great views, ample parking, pizza place on site, pool. The minus about this particular unit (204) is that it's outdated - thought the couches were clean but smelled a but musty (understandable in this climate but nevertheless a bit off putting). I don't mind not having AC but the screens weren't on tight so we got bugs - so much so that my 3 and 6 year old kids refer to this place matter of factly as the "bug hotel"! So I guess in summary I would choose this property again but select a different unit.

Tired Minimalist accommodation with view. Fans inadequate or dirty. Throw out not merely throw back refrigerator with ice trays. Property manger responsive but honor much she could do.

Sunset Paradise I've stayed in four condos at Pali Ke Kua over the years. This is my favorite as far as ocean views and overlooking Hanalei Bay. The condo is a bit dated as most are in this complex, and the patio glass door required a lot of effort to open and close. ReMax has great customer service, and when I complained about the mattress cover and pillow covers needing cleaning, they brought new ones over within a few days. The patio door was not fixed to my satisfaction. I believe a new track needs to be put in, or at least properly cleaned. All in all, it was a perfect spot for sunsets on the lanai, and morning coffee, or just staring at the ocean and whale watching. Bring your binoculars! Wash machine is a bit small, especially to wash sheets and towels, but a nice amenity to have nonetheless. The stove/oven is brand new, and the dishwasher very quiet. I stayed for a month, and my guests were very happy to have their own bedroom and adjoining bath. Overall, it was clean, bug free, and a wonderful home away from home. Many thanks to ReMax caretakers for making my time on Kauai so special. I'll be back! Aloha and Mahalo!

Memorable Princeville Stay Morning views amazing and worth the stay alone. Unit comfortable. Would stay there again. Enjoyed the pool and spa after a long day of touring.<br/>Unit had a few issues that Remax fixed immediately, very responsive.<br/>They were also helpful in booking activities.

Great View . Shabby Condo The view is great. That is why I stayed there since that is all I could get last minute . The furniture is unacceptable, Old cassette stereo that doesn't work, Light bulbs out above table. Worn Blinds in kitchen, Old furniture, lamps and bedding, Drabby drapes, Broken stove top, Tub slow drain, Broken showered, $140 cleaning fee? I read the same thing on trip advisor and other online before I got there about it's poor shape. Other then that. Great. Nothing was wrong with the shower head other than it was loose and needed to be tightened. As for the stove top, you were in residence when a brand new replacement arrived but when the packaging was opened the new top was damaged and had to be sent back for another. In fact it was worse than what was currently in the unit. I'm surprised you would remark on this since you knew the situation and our efforts to get it replaced. We are working with the owner to update the drapery, blinds and furniture. In the future, it is helpful if you report your dissatisfaction immediately and allow us to remedy the situation to the best of our ability. You'll find that we're more than willing to do so and you won't have to be unhappy with your accommodations. amazing view this is a very nice condo with an exceptional view of the bay. its overdue for a remodel and needs a deep cleaning. the counters,balcony and railing all had to be cleaned when we arrived. with this view it was disappointing to find the condition the owner finds acceptable. Palikekua heaven We had a fabulous condo with amazing view of Hanelei Bay. Everything we could hope for and wonderful management team that provided exceptional service. Easy scheduling and assistance immediately. We enjoyed the<br/>Princeville area and beaches near Hanalei plus fab shopping and food. Pizza pub at Palikekua was good food and atmosphere. We will be back!

Location, Location, Location Could not be in a better location! <br/>A beautiful property with beautiful views, and close to all the great things on the Napali Coast. Also close to groceries, shopping, and take out food. In the community of Princeville, which has its own amenities, trails, and beaches.<br/>Very comfortable, but not the latest decorated. Missed a few things like cooking oil, butter, sugar, spices, and other common cooking sauces in the kitchen. WiFi did not work.

Pali Ke Kura #204 well equipped with scenic view Attractive 2 bedroom condo partially overlooking Hanalei Bay with westerly views toward "Bali Hai". Quiet with well equipped kitchen. No airconditioning- not a problem but I suspect very hot in the summer. Ceiling fans in living room and over dining area are worn out. Need immediate replacement- we would not accept this property again without new fans. For example, the fan over the dining area could not be turned off and could not be adjusted. Living room fan has broken blade that causes wobbling and it could only be adjusted fully on or off. One electrical outlet in the living room simply does not work. Loose wire? Fire hazard? What about maintenance elsewhere in this condo. Needs refreshment.

Pale ke kua 204 The unit was nice enough but was not stocked very well in the kitchen. For example only 4 coffee cups that were small more like a tea cup. There was very limited amount of towels. The screens did not fit well so there were openings here and there for bugs to come in. We even had lizards get in. The unit was nice enough and the view is awesome.

beautiful setting, terrific condo We have stayed on Kauai in 2013-2014 for 3 months. Wanted a location with a view of Hanalei Bay and Makana (Bali Hai), we found it! Unit 204 is located in Pali Ke Kua's first building, but not too close to Ka Haku Rd to hear traffic and roosters. The unit is spacious, and well maintained. All appliances are modern and work well. the furniture is circa 1990's and adequate. Master bedroom on 3rd floor is away from any neighbor units. Pali Ke Kua has a private entrance to beach area and Hideaway Pizza Pub, (full restaurant and bar). location is perfect for walks/views and access to Princeville Center. Whether you're a return visitor or first time to Kauai's north shore, Unit 204 is very desirable. Mahalo!

Fix the door I have stayed at Pali Ke Kua #204 many times in the past. You just can't beat the beautiful view from the Lanai, and the location is great - right in Princeville and close to Hanalei. The beach below the unit offers great snorkeling. The only thing keeping me from being completely satisfied is the condition of the sliding screen doors on the Lanai. The ocean breeze and view make you want to keep the glass doors open, but the screens don't slide. In fact, this trip my daughter accidentally pulled one of the screens off the track, causing the door to fall on her. This could have injured her or caused more damage. I have mentioned this issue before, yet it has not been addressed. If it wasn't for the view, the door issue would force me to look somewhere else. Please FIX IT! Location is Awesome! Basic condo with about all that you need. Heck, if you are doing what your supposed to be doing in Kauai, you won't be spending much time at your condo anyway. What is really terrific about this place, is the location - overlooking the water and hearing the surf. The views are out of this world! 10 minute drive to Hanalei. 5 minutes to the market. Great location.

Not a clean condo We had to clean (vacuum and dust) our condo after finding it in anything but a clean condition. Contacted the remax rental office and notified them, included pictures and little was done. The views are great and to echo few others reviews the top bred room is warm. Overall an ok stay. Wish the remax office would have been somewhat responsive to our complaint, not to mention you pay a cleaning fee. An Almost Pleasant Place to Be Pale Ke Kua #204 is a decent-quality condo in an picturesque location. The ocean view is memorable. The condo complex is well maintained and very conveniently located. As with most Hawaii rental condos, this one is "stuck in the '90s" decor-wise, and could use some updating of the tired furnishings. The kitchen is tight and not well-supplied with basic cooking items, like a cutting board and hot pads. Plan on buying basic consumables, like toilet paper, paper napkins/towels and body soap right away since the provided supply is meager or non-existent. The on-premises pizza restaurant is fairly good, but spendy for what you get. The pool is sun-heated and the small area can get crowded quickly. The beach is pleasant, but can be a bit of a hike for the elderly. Remax was very available, professional and helpful. Bali Hai vacation We had a wonderful time in condo #204. The only quibble would be that the living room furniture could use some updating, but with the view we had, it's a very minor quibble. Spectacular Location and Views! I have stayed at Pali Ke Kua before, but this was the best view for beautiful sunsets and a spectacular view from our balcony, and vey convenient for a trip down to the beach, for some of the best snorkling on the island! <br/><br/>The rental unit 204 was very clean and comfortable, and well stocked for visitors. July Kauai vacation I really enjoyed the unit with the amazing sunset view of the Napali coast line and beach below. Although you are high above the beach due to the steep cliff, it was only a 10 minute downhill walk to a really nice secluded beach and snorkel area. (yes, it's a steep walk back up but not terrible). The unit was clean and just right for us. It's slightly dated but what I expected.

Vacation in Paradise Kauai, and, in particular, Princeville, is our idea of paradise. The location of Pali Ke Kua condos is at its heart. And location is everything. Our #204 second-floor condo, with two bedrooms and two baths, had the perfect ocean view, including the mountainous coastal line, with which begins the gorgeous Na Pali coast. The proximity of St. Regis, with its stunning view of the Hanalei Bay was an added bonus. The beach just under the cliff, on which the condos are built, has the best underwater life on the island and rewards the few snorkelers who have access to it. We have compared it with the Tunnels, Ke'e Beach, and others: not only is it the richest in underwater flora and fauna, but it is the least crowded: it can only be accessed from two paths near the condos. It is important to note that the best ocean views belong to the condos in buildings 1-3. The condos are very close to the shopping mall as well as to Hanalei, with its hippie-ish looks and St. Regis and West-In that offer a more luxurious ambiance (and prices). So, there is a choice for everyone, for a price that is affordable to most. <br/><br/>The maintenance of the unit was impeccable; during our stay, nothing of the supply had to be replenished. We found it clean and in great order, and this encouraged us to leave it that way. All amenities were in good working order. We recommend Pali Ke Kua to all who want to spend perfect vacation time on Kauai, and prefer its northern lush-green land. Pali Ke Kua is perhaps the best-value place for a vacation in Princeville.

Wonderful place to stay. We had a safe but front row seat, well above the ocean, to the tsunami except that it arrived at 3AM and was too dark to see. We were releaved to receive a call from REMAX to confirm that we were out of the evacuation area and were safe. Fantastic place, great views of whales and beautiful sunsets.

Great Location, Property Management from the 80s The location is fabulous. The view is fabulous. The walkway to the private beach is fabulous and strenuous. <br/><br/>The interior could use a minor update. It's aging, but well-maintained. <br/><br/>The property management could use a minor update. Many things are online these days, so I'm unclear why it would take an online reservation, emails, multiple phone calls, printing out an agreement, signing it, and FAXING it to the property management. Seriously need to update that process.<br/><br/>What was missing was a useful property book. Maps, location of nearby grocery stores, nearby restaurants, nearby attractions, heck, even a map or list of the on-site facilities and amenities would be helpful. <br/><br/>I did love having WiFi access so I could look this information up online, but I really don't like to spend my vacation time hunting for the nearest grocery store. <br/><br/>All things said - lovely location. We saw whales, surfers, and the most amazing sunsets. Kauai is lovely. Just need better property management.

Pali Ke Kua #204 View is wonderful. Small kitchen. Four adults would be a stretch in the place. Somewhat dated but clean. Kitchen is minimally supplied with essential cooking items. Some spices are available and that's about it. Dishes and utensils are fine.

Snyder - Pali Ke Kua 204 Have stayed at 204 a number of times, and it's still magical. I LOVE this place. We were disappointed that the pool's hot tub was out of service. But Pali is still beautiful. Re/Max is always delightful and very professional. We'll be back next year! Mahalo!

A View to Die For We have stayed at Pali Ke Kua four (4) times over the last ten years while vsiting other condo locations in Hanalei and Poipu in alternative years. Pali Ke Kua #204 has the ' million dollar' view and the beach below the bluff is the best snoreling location on the island.

Pali Ke Kua # 204 Rental - June 2013 Great experience and service on this last minute rental in Princeville. The view from both the lanai and dining area was awesome, and the unit was very clean and comfortable. Appreciated the fully equiped kitchen that even supplied salt/pepper (most places don't)!Only minor complaints: It gets very warm in the afternoon, and not all ceiling fans were up to the task of cooling the place down. Also, hot water supply was limited, so plan accordingly if you have more than 2 people. Angela from ReMax provided outstanding service -- promptly returning phone calls and text messages. No need to stop at the office to pickup/dropoff the key was a big convenience. We were also able to pay 50% of the rate to check out at 6 PM, since no one was coming in on our checkout date. This is a major benefit if you have an evening flight, like we did -- effectively gives you a whole day at the condo to go to the beach, pack up, etc. I would definitely stay here again.

Great view, spacious accommodations, needs a little TLC We love this location. It's our third stay at Pali Ke Kua. The weather was a little dicey, with high winds for a few days and several days of rain, but so lovely when the sun peeked through or shone as it did at the beginning and end of our 10 day stay. <br/>The condo location is perfect, comfortable furnishing and the rooms so spacious and quiet. Some thorough cleaning seems in order--the carpet is pretty dirty, one of the tubs was a bit scummy,and the screens on the windows badly need bug removal. The kitchen faucet is quite loose. The toaster didn't function, and we were told it would be replaced, but it wasn't done while we were there. We also called the property management about a stuck shower door, and that was quickly fixed. All-in-all we would give this unit a good rating as is,but an excellent rating if some thorough cleaning and a few repairs were done.

Good value with a great view A solid 4 Star 'fairly updated' rental with a few minor maintenance issues. 2 burnt out lights in the upstairs bathroom and 1 in the upstairs hallway made the upper floor dark at night. Especially the bathroom which is large and galley like. There were also a colony of red ants living in the stove, so keep your food well you should do anyways in the tropics. Overall, a very pleasant stay and we wouldn't hesitate to return.

Pali Ke Kua #204 We arrived early and the property was ready. The view from the lanai was awesome, and we spent most of our time there watching the beautiful ocean and the occasional whale siting. That was a blessing since it rained everyday except our departure day.The condo was in good condition with everything we needed. Since the weather limited our excursions, it would have been helpful if the condo had board games to occupy us, especially the kids. Lots of jigsaw puzzles but no board games. Loved the bedrooms with the giant windows and the view of the incredible foliage. We would stay in this property again.

Pali Ke Kua 204 We have stayed at Pali Ke Kua for years and always look forward to the great view. The unit is very clean and comfortable and is in a great location for the North Shore. The unit is due for some upgrading as the furniture is a bit worn and the carpet is in poor condition. The sliding screen doors to the Lanai need to be replaced as they do are almost inoperative.

Beautiful view This condo has an absolutely killer view of the ocean and sunset from the lanai, couch and kitchen. Well equipped kitchen, some beach supplies, and everything was very clean. Our one complaint is that it has no air conditioning. We were there the last week of August/first week of September. When we arrived, all the windows had been closed and fans turned off, and it was easily 95-100 degrees inside. That was a rude awakening. The bedroom always stayed nice and cool, but the entire week, even with the windows open and fans on, it was still very uncomfortable in the living room and kitchen between about 1:00 and 7:00. We figured out pretty quickly that we had to close all drapes and shades on the west side and had to leave the condo during those hours, coming back in time to see the sunset. Other than that, we enjoyed the condo. There were only 2 of us, so we didn't use the upstairs bedroom or bath, but noticed they were even bigger and more nicely furnished than downstairs. We would be glad to come back to this unit in another season but would not recommend it in the hottest part of summer.

Awesome views, great locaton & quiet Everything on the website was absolutely true. The staff was very friendly and helpful. The views from the lanai of Hanalei Bay and Bali Hai are like seeing a postcard every moment. We stayed at Pali Ke Kua #204 and would not hesitate to return. The unit was spotless, exactly as pictured, and very quiet and private. We are going to the Big Island next, but Kauai is a beautiful island. Thanksgiving 2007 Unit 204 was great for views and location. Nice paved path to the beach, but don't believe the barbeque right down the path story. You would have to take everything to the barbeque, cook and eat at the barbeque area or eat cold food by the time you struggled back up the steep hill with all of your supplies. Not a bad hike if you aren't carrying anything. The furniture was moderate but reasonably comfortable. You really have to research the accomodations as some units have really nice appointments while others are moderate, but both at the same price. The stay was great, unbelievable views, location was good. We'll return for another stay, but try another unit.

Clean a little and It would be perfect!!!!! Location and view were tops. Not happy with the dirty sheets we had to wash when we got there. They had blood on them. Didn't bring our binoculars because web site said they had some but we couldn't find them anywhere. The blender didn't work. Couldn't have as many fruity drinks as I had hoped. The floor hadn't been vacuumed before we arrived. There was Gecko poop everywhere. If the place had been properly cleaned before our arrival the review would have been outstanding.

A view to die for!!!! View of room to die for!!! Available beach towels, boogy boards, playmate cooler and chairs were convenient. When we walked in....Refrigerator was warm, later it got colder. Clothes got little brown stains from washer or dryer. Path to condo's private beach is to die for "WOW". BBQ area was great but bring Bug Spray. No safe, no A/C, however view is out of this world!!!! Down road next to tennis court is trail to Hide Away Beach (Great for snorkeling/Shade of Big trees is a treat. PV Resort charges only $35 a day for beach umbrella areas and pool areas. Condo's Pool is quiet and relaxing. Restaurant is their at condo's pool. Geckos in shower and behind pictures plus 2" centipede found on floor under bed spread. Great Trip! The condo was very nice, could have used a little more seating on the lanai. Really appreciated that beach chairs, beach towels, towels, linens, and kitchen supplies were provided. Loved the lock box idea - no need to check in & easy for all of us to have access to the condo. It was so nice to have the beach right by us - so nice to go out and snorkel. Only thing missing - the can opener in the kitchen.<br/>Overall, we loved it and would stay here again!

Booked this unit for the excellent view of Bali Hai,ocean, reef, and rental price. Cleaning was fair to good. Not as clean or detailed as 2 units stayed in last year at Pali Ke Kua, owned by another individual. Bedding had mildew smell and pillows in 1st level bed smelled...need replacing? Would book the unit again. Maybe the owner can update a little or hire new cleaning staff.

The location - with a stunning cliff overview of Hanalei Bay and Bali Hi - is the reason we love this unit. But the condo could use some updating, especially in the kitchen and a new carpet - or better, tile and/or wood floors. Front porch needs wo ...front porch needs work. Grounds around Pali Ke Kua are fabulous, as always. This is our 6th trip to Kauai, and the fourth time for us at P K K, previously in #205, next door. So we love the location, but we're picky. Absolutely one of the best views in Kauai Fantastic bed with down pillows! We have stayed at Pali Ke Kua before in another unit and wouldn't even consider staying anywhere else. this is a very nice condo with an exceptional view of the bay. its overdue for a remodel and needs a deep cleaning. the counters,balcony and railing all had to be cleaned when we arrived. with this view it was disappointing to find the condition the owner finds acceptable.

I've stayed in four condos at Pali Ke Kua over the years. This is my favorite as far as ocean views and overlooking Hanalei Bay. The condo is a bit dated as most are in this complex, and the patio glass door required a lot of effort to open and close. ReMax has great customer service, and when I complained about the mattress cover and pillow covers needing cleaning, they brought new ones over within a few days. The patio door was not fixed to my satisfaction. I believe a new track needs to be put in, or at least properly cleaned. All in all, it was a perfect spot for sunsets on the lanai, and morning coffee, or just staring at the ocean and whale watching. Bring your binoculars! Wash machine is a bit small, especially to wash sheets and towels, but a nice amenity to have nonetheless. The stove/oven is brand new, and the dishwasher very quiet. I stayed for a month, and my guests were very happy to have their own bedroom and adjoining bath. Overall, it was clean, bug free, and a wonderful home away from ho

The view is great. That is why I stayed there since that is all I could get last minute . The furniture is unacceptable, Old cassette stereo that doesn't work, Light bulbs out above table. Worn Blinds in kitchen, Old furniture, lamps and bedding, Drabby drapes, Broken stove top, Tub slow drain, Broken showered, $140 cleaning fee? I read the same thing on trip advisor and other online before I got there about it's poor shape. Other then that. Great.

The unit was nice enough but was not stocked very well in the kitchen. For example only 4 coffee cups that were small more like a tea cup. There was very limited amount of towels. The screens did not fit well so there were openings here and there for bugs to come in. We even had lizards get in. The unit was nice enough and the view is awesome.

The on-premises pizza restaurant is fairly good, but spendy for what you get. The pool is sun-heated and the small area can get crowded quickly. The beach is pleasant, but can be a bit of a hike for the elderly. Remax was very available, professional and helpful.

I have stayed at Pali Ke Kua before, but this was the best view for beautiful sunsets and a spectacular view from our balcony, and vey convenient for a trip down to the beach, for some of the best snorkling on the island! <br/><br/>The rental unit 204 was very clean and comfortable, and well stocked for visitors. I really enjoyed the unit with the amazing sunset view of the Napali coast line and beach below. Although you are high above the beach due to the steep cliff, it was only a 10 minute downhill walk to a really nice secluded beach and snorkel area. (yes, it's a steep walk back up but not terrible). The unit was clean and just right for us. It's slightly dated but what I expected.

A solid 4 Star 'fairly updated' rental with a few minor maintenance issues. 2 burnt out lights in the upstairs bathroom and 1 in the upstairs hallway made the upper floor dark at night. Especially the bathroom which is large and galley like. There were also a colony of red ants living in the stove, so keep your food well you should do anyways in the tropics. Overall, a very pleasant stay and we wouldn't hesitate to return.

We have stayed at Pali Ke Kua for years and always look forward to the great view. The unit is very clean and comfortable and is in a great location for the North Shore. The unit is due for some upgrading as the furniture is a bit worn and the carpet is in poor condition. The sliding screen doors to the Lanai need to be replaced as they do are almost inoperative.

This condo has an absolutely killer view of the ocean and sunset from the lanai, couch and kitchen. Well equipped kitchen, some beach supplies, and everything was very clean. Our one complaint is that it has no air conditioning. We were there the last week of August/first week of September. When we arrived, all the windows had been closed and fans turned off, and it was easily 95-100 degrees inside. That was a rude awakening. The bedroom always stayed nice and cool, but the entire week, even with the windows open and fans on, it was still very uncomfortable in the living room and kitchen between about 1:00 and 7:00. We figured out pretty quickly that we had to close all drapes and shades on the west side and had to leave the condo during those hours, coming back in time to see the sunset. Other than that, we enjoyed the condo. There were only 2 of us, so we didn't use the upstairs bedroom or bath, but noticed they were even bigger and more nicely furnished than downstairs. Could not be in a better location! <br/>A beautiful property with beautiful views, and close to all the great things on the Napali Coast. Also close to groceries, shopping, and take out food. In the community of Princeville, which has its own amenities, trails, and beaches.<br/>Very comfortable, but not the latest decorated. Missed a few things like cooking oil, butter, sugar, spices, and other common cooking sauces in the kitchen. WiFi did not work.

Attractive 2 bedroom condo partially overlooking Hanalei Bay with westerly views toward "Bali Hai". Quiet with well equipped kitchen. No airconditioning- not a problem but I suspect very hot in the summer. Ceiling fans in living room and over dining area are worn out. Need immediate replacement- we would not accept this property again without new fans. For example, the fan over the dining area could not be turned off and could not be adjusted. Living room fan has broken blade that causes wobbling and it could only be adjusted fully on or off. One electrical outlet in the living room simply does not work. Loose wire? Fire hazard? What about maintenance elsewhere in this condo. Needs refreshment.

We have stayed on Kauai in 2013-2014 for 3 months. Wanted a location with a view of Hanalei Bay and Makana (Bali Hai), we found it! Unit 204 is located in Pali Ke Kua's first building, but not too close to Ka Haku Rd to hear traffic and roosters. The unit is spacious, and well maintained. All appliances are modern and work well. the furniture is circa 1990's and adequate. Master bedroom on 3rd floor is away from any neighbor units. Pali Ke Kua has a private entrance to beach area and Hideaway Pizza Pub, (full restaurant and bar). location is perfect for walks/views and access to Princeville Center. Whether you're a return visitor or first time to Kauai's north shore, Unit 204 is very desirable. Mahalo!

I have stayed at Pali Ke Kua #204 many times in the past. You just can't beat the beautiful view from the Lanai, and the location is great - right in Princeville and close to Hanalei. The beach below the unit offers great snorkeling. The only thing keeping me from being completely satisfied is the condition of the sliding screen doors on the Lanai. The ocean breeze and view make you want to keep the glass doors open, but the screens don't slide. In fact, this trip my daughter accidentally pulled one of the screens off the track, causing the door to fall on her. This could have injured her or caused more damage. I have mentioned this issue before, yet it has not been addressed. If it wasn't for the view, the door issue would force me to look somewhere else. Please FIX IT!

Basic condo with about all that you need. Heck, if you are doing what your supposed to be doing in Kauai, you won't be spending much time at your condo anyway. What is really terrific about this place, is the location - overlooking the water and hearing the surf. The views are out of this world! 10 minute drive to Hanalei. 5 minutes to the market. We had to clean (vacuum and dust) our condo after finding it in anything but a clean condition. Contacted the remax rental office and notified them, included pictures and little was done. The views are great and to echo few others reviews the top bred room is warm. Overall an ok stay. Wish the remax office would have been somewhat responsive to our complaint, not to mention you pay a cleaning fee.

Location and view were tops. Not happy with the dirty sheets we had to wash when we got there. They had blood on them. Didn't bring our binoculars because web site said they had some but we couldn't find them anywhere. The blender didn't work. Couldn't have as many fruity drinks as I had hoped. The floor hadn't been vacuumed before we arrived. There was Gecko poop everywhere. If the place had been properly cleaned before our arrival the review would have been outstanding.

Booked this unit for the excellent view of Bali Hai,ocean, reef, and rental price. Cleaning was fair to good. Not as clean or detailed as 2 units stayed in last year at Pali Ke Kua, owned by another individual. Bedding had mildew smell and pillows in 1st level bed smelled...need replacing? Would book the unit again. Maybe the owner can update a little or hire new cleaning staff.

Kauai, and, in particular, Princeville, is our idea of paradise. The location of Pali Ke Kua condos is at its heart. And location is everything. Our #204 second-floor condo, with two bedrooms and two baths, had the perfect ocean view, including the mountainous coastal line, with which begins the gorgeous Na Pali coast. The proximity of St. Regis, with its stunning view of the Hanalei Bay was an added bonus. The beach just under the cliff, on which the condos are built, has the best underwater life on the island and rewards the few snorkelers who have access to it. We have compared it with the Tunnels, Ke'e Beach, and others: not only is it the richest in underwater flora and fauna, but it is the least crowded: it can only be accessed from two paths near the condos. It is important to note that the best ocean views belong to the condos in buildings 1-3. The condos are very close to the shopping mall as well as to Hanalei, with its hippie-ish looks and St. Regis and West-In that offer a more luxurious ambiance

Wonderful place to stay. We had a safe but front row seat, well above the ocean, to the tsunami except that it arrived at 3AM and was too dark to see. We were releaved to receive a call from REMAX to confirm that we were out of the evacuation area and were safe. Fantastic place, great views of whales and beautiful sunsets.

The location is fabulous. The view is fabulous. The walkway to the private beach is fabulous and strenuous. <br/><br/>The interior could use a minor update. It's aging, but well-maintained. <br/><br/>The property management could use a minor update. Many things are online these days, so I'm unclear why it would take an online reservation, emails, multiple phone calls, printing out an agreement, signing it, and FAXING it to the property management. Seriously need to update that process.<br/><br/>What was missing was a useful property book. Maps, location of nearby grocery stores, nearby restaurants, nearby attractions, heck, even a map or list of the on-site facilities and amenities would be helpful. <br/><br/>I did love having WiFi access so I could look this information up online, but I really don't like to spend my vacation time hunting for the nearest grocery store. <br/><br/>All things said - lovely location. We have stayed at Pali Ke Kua four (4) times over the last ten years while vsiting other condo locations in Hanalei and Poipu in alternative years. Pali Ke Kua #204 has the ' million dollar' view and the beach below the bluff is the best snoreling location on the island.

Great experience and service on this last minute rental in Princeville. The view from both the lanai and dining area was awesome, and the unit was very clean and comfortable. Appreciated the fully equiped kitchen that even supplied salt/pepper (most places don't)!Only minor complaints: It gets very warm in the afternoon, and not all ceiling fans were up to the task of cooling the place down. Also, hot water supply was limited, so plan accordingly if you have more than 2 people. Angela from ReMax provided outstanding service -- promptly returning phone calls and text messages. No need to stop at the office to pickup/dropoff the key was a big convenience. We were also able to pay 50% of the rate to check out at 6 PM, since no one was coming in on our checkout date. This is a major benefit if you have an evening flight, like we did -- effectively gives you a whole day at the condo to go to the beach, pack up, etc. I would definitely stay here again.

We love this location. It's our third stay at Pali Ke Kua. The weather was a little dicey, with high winds for a few days and several days of rain, but so lovely when the sun peeked through or shone as it did at the beginning and end of our 10 day stay. <br/>The condo location is perfect, comfortable furnishing and the rooms so spacious and quiet. Some thorough cleaning seems in order--the carpet is pretty dirty, one of the tubs was a bit scummy,and the screens on the windows badly need bug removal. The kitchen faucet is quite loose. The toaster didn't function, and we were told it would be replaced, but it wasn't done while we were there. We also called the property management about a stuck shower door, and that was quickly fixed. All-in-all we would give this unit a good rating as is,but an excellent rating if some thorough cleaning and a few repairs were done.

We arrived early and the property was ready. The view from the lanai was awesome, and we spent most of our time there watching the beautiful ocean and the occasional whale siting. That was a blessing since it rained everyday except our departure day.The condo was in good condition with everything we needed. Since the weather limited our excursions, it would have been helpful if the condo had board games to occupy us, especially the kids. Lots of jigsaw puzzles but no board games. Loved the bedrooms with the giant windows and the view of the incredible foliage. We would stay in this property again.

Everything on the website was absolutely true. The staff was very friendly and helpful. The views from the lanai of Hanalei Bay and Bali Hai are like seeing a postcard every moment. We stayed at Pali Ke Kua #204 and would not hesitate to return. The unit was spotless, exactly as pictured, and very quiet and private. We are going to the Big Island next, but Kauai is a beautiful island. Do not hesitate to trust Remax Kauai or the Pali Ke Kua condos.

Unit 204 was great for views and location. Nice paved path to the beach, but don't believe the barbeque right down the path story. You would have to take everything to the barbeque, cook and eat at the barbeque area or eat cold food by the time you struggled back up the steep hill with all of your supplies. Not a bad hike if you aren't carrying anything. The furniture was moderate but reasonably comfortable. You really have to research the accomodations as some units have really nice appointments while others are moderate, but both at the same price. The stay was great, unbelievable views, location was good. We'll return for another stay, but try another unit.

View of room to die for!!! Available beach towels, boogy boards, playmate cooler and chairs were convenient. When we walked in....Refrigerator was warm, later it got colder. Clothes got little brown stains from washer or dryer. Path to condo's private beach is to die for "WOW". BBQ area was great but bring Bug Spray. No safe, no A/C, however view is out of this world!!!! Down road next to tennis court is trail to Hide Away Beach (Great for snorkeling/Shade of Big trees is a treat. PV Resort charges only $35 a day for beach umbrella areas and pool areas. Condo's Pool is quiet and relaxing. Restaurant is their at condo's pool. Geckos in shower and behind pictures plus 2" centipede found on floor under bed spread. The condo was very nice, could have used a little more seating on the lanai. Really appreciated that beach chairs, beach towels, towels, linens, and kitchen supplies were provided. Loved the lock box idea - no need to check in & easy for all of us to have access to the condo. It was so nice to have the beach right by us - so nice to go out and snorkel. Only thing missing - the can opener in the kitchen.<br/>Overall, we loved it and would stay here again!
