GUEST RENTAL AGREEMENT


You must return this contract within 7 days. After we receive the contract and your total payment we will send your check in instructions and emergency contact information. DO NOT GO TO KAUAI WITHOUT YOUR CHECK IN INSTRUCTIONS.!!

When paying your balance, we offer payment by credit card but must charge a 3% service fee. We therefore encourage you to pay your balance by check. If payment by check is not received by the balance due date, we will charge the balance plus 3% convenience fee to the guest credit card on file. Please make check payable and mail to The Property Manager. (The 3% service fee does NOT apply to your initial deposit, nor is it charged to non-US residents.)

Imminent arrival: All reservations made within 30 days of arrival will be charged in full to guest credit card provided at the time that reservation is made. The 3% convenience fee does not apply to reservations charged as imminent arrival.

This agreement and the reservation transactions accomplished hereby are deemed for all intents and purposes to be entered into in El Paso, Texas. Further, any and all deposits or payments received hereunder shall be deemed for all intents and purposes to be received in or at El Paso, Texas.

All occupants residing in the unit are required to be listed below. (If any occupants are minors, please include age).

SECURITY DEPOSIT: For all CONDOMINIUM rentals, tenant expressly agrees that tenant's credit card is kept on file in lieu of a security deposit. The use of tenant's credit card to reimburse for damages, missing items or extraordinary cleaning after check out is expressly authorized by tenant and tenant's signature on this contract shall expressly authorize tenant's credit card to be charged for damages and expenses outlined on this contract, including but not limited to: Any long distance telephone charges (including service charges), loss, or damage to the rental property and reservation date changes can be charged to your credit card. This may include such things as damaged or missing internet modems; excessive laundry/cleaning or rearrange moved furniture; loss of rental unit keys; garage door openers; replacement of missing items; soiling of linens, carpets, towels; misuse of items belonging to the property and late check-out fees (a late checkout can incur a charge of 1 full night rent and taxes). Guest(s) is required to pay any for loss or damages to restore property condition to original state.

SECURITY DEPOSIT PROTECTION: For all rentals, this Security Deposit Protection plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The cost of the policy is $35, and is collected by THE PROPERTY MANAGER in lieu of a cash deposit. The policy will pay a maximum benefit of $1,000. Any damages that exceed $1,000 will be charged to the credit card on file. If, during your stay at one of our Rental Properties, an Insured Person causes any damage to real or personal property of the unit as result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $1,000. Payment for security deposit protection is
due in full at the time of reservation, and is not refundable.

IMPORTANT NOTE: ALL DAMAGE MUST BE REPORTED TO THE PROPERTY MANAGER BEFORE DEPARTURE. In order to honor a claim under the damage waiver fee guidelines, Agent must be made aware of any damage prior to check-out. All damage reported prior to departure will be covered, payment for damages not reported will be the responsibility of the guest. By initialing,

PAYMENT: Full/balance payment is due no later than 30 days prior to check-in (60 days prior for Christmas/New Year's and all bookings of 14 nights or longer). Reservations not paid in full by the final
balance due date shall be subject to cancellation and forfeiture of funds. If a reservation is made within 30 days of the reservation check-in date, full payment is required at time of reservation.

RETURNED CHECKS: If any portion of Guest's payment is not honored by the bank, Agent reserves the right to require payment to be made by wire transfer, certified check, or money order, or to cancel theGuest's reservation. In addition, the Guest must pay a $35 service charge.

CANCELLATION/REFUNDS: For cancellations prior to 60 days of your contracted check-in date (90 days prior for Christmas/New Year's and all bookings of 14 nights or longer) your deposit will be refunded, less a $50 processing fee. The $25 reservation fee is not refundable. The $35 security deposit protection is not refundable. Cancellations 30 -60 days prior to arrival date (60 -90 days prior for Christmas/New Year's and all bookings of 14 nights or longer) will result in forfeiture of the reservation deposit. Cancellations after contracted full balance payment due date will forfeit full rent and taxes (unless dates can be re-booked in which case a 10% rebooking fee may be charged). Any unused portions of the contracted reservation dates are non-refundable. Any interruption of services within the property or inclement weather during your stay will not serve to void or cancel the rental agreement.

TRAVEL INSURANCE: We advise all Guest(s) to secure travel insurance for your protection in case you have to cancel this reservation due to any unforeseen event. Because the unforeseen and unexpected can occur before you leave or when you’re away from home we recommend CSA’s Vacation Rental Insurance Plan. The premium for Vacation Rental Insurance can be included in the cost of your rental. Vacation Rental Insurance reimburses for pre-paid non-refundable expenses due to certain unforeseeable circumstances that may cause you to cancel, interrupt or delay your trip. Travel insurance premium is due in full at the time it is elected, and is non-refundable. Directions and General Information will be forwarded following receipt of full payment and completed, signed Vacation Rental Agreement. The cost of Travel Insurance is 6.95% or your total reservation cost. If you do not wish to purchase Travel Insurance, please intial below:

OCCUPANCY: Only members of the rental party may stay at the property. All members of the rental party must be listed on the first page of this agreement. Please note that infants and children of all ages count as Guest(s). Guest(s) must immediately notify Agent by phone and in writing if the number of occupants changes. Additional charges may apply. The premises shall be used for residential vacation rental purposes only. Special events such as parties, receptions, etc. shall not be allowed without the express written consent of Agent. You shall not use the property for filmmaking, photo shoots or other commercial use, nor for any unlawful, improper, or offensive use.

NO ASSIGNMENT: Over-crowding or misrepresentation is grounds for immediate eviction without refund. This unit cannot be sublet or assigned to others.

_____ LOST KEYS: I understand that there is a $50 replacement charge for a lost (or unreturned) pool key or a lost (or unreturned) door key. (Note: not all properties will have a door key, if they are equipped with a keyless entry system. There are no pool keys at Sealodge or at our private homes.)

_____ DISCLOSURE & INDEMNITY: For purposes of the Disclosure & Indemnity, the following definitions shall apply: Premises refers to the real property, its contents and related amenities rented to the Guest(s) pursuant to the Vacation Rental Agreement; Guest(s) refers to the person or persons occupying the Premises, including members of Guest's family and any and all guests and invitees thereof; Owner refers to the legal owner(s) of the Premises. Guest(s) acknowledges (if applicable to property rented) the existence and dangers associated with but not limited to; hot tubs, BBQ, pool, sauna, gym (workout facility) and equipment, rivers, lakes, bluffs, lofts and ladders. In light of the foregoing, Guest(s) agrees to indemnify and hold harmless Owner, its employees and The Owner, the Property Manager and other agents from and against any loss, liability, damage or expense (including legal fees and costs) which Guest(s) may suffer, sustain, or become subject to as a result of, or in connection with, any injury arising from or related to Guest's use of any of the above mentioned.

_____ NON-LIABILITY AND INDEMNIFICATION OF OWNER AND AGENT: The Owner and The Property Manager and Owner are held harmless and will not be held liable or responsible for any disasters, acts of God, accident, or unforeseen event that may affect the vacation rental. Guest(s) agrees to hold harmless and indemnify the Owner and Agent from any and all costs, expenses, legal proceedings, legal fees, suits, claims, or demands, whether from loss of life or injury to Guest(s) and/or invitees of Guest. Guest(s) accepts responsibility for the acts of his children and visitors. The Owner and The Property Manager and Owner are not responsible for articles lost, stolen, or left behind in the unit and are not liable for any damages to persons or their property while at the rental property. The Owner and The Property Manager acts as an Agent for the Owner; Owner's discretion prevails. If The Property Manager cooperates with another agency in securing the rental, we will not be held responsible for their course of action. If the property is near a golf course you assume the risk of being hit by a golf ball and will not hold the property owner or the Property Manager.

_____ SECURITY OF HOME & RENTAL EQUIPMENT: Guest(s) assume full responsibility for the premises rented, including its contents and their own personal property. Always lock the doors and windows when you leave. Lock your automobiles and put away any rental equipment. Use of rented equipment by Guest(s) is strictly at your own risk and could cause liability and/or additional expense. The Owner and The Property ManagerKauai Service is not held liable or responsible for any loss, damage or additional expenses incurred; nor does The Owner and The Property Manager endorse any suggested or recommended activities and/or services to Guest(s).

_____ CONDITION OF PREMISES: The property and contents are privately owned. The Property is rented with Owner's furnishings and The Owner and The Property Manager will not be responsible for providing additional furnishings or equipment. No items belonging to the Owner shall be removed from the property. Should any equipment be out of order (including but not limited to hot tubs, washing machine), Agent will undertake reasonable efforts to remediate reported problems during normal business hours. Please keep in mind that being on a remote island can often delay (unlike the mainland) the receiving of parts and repairs. There will be no refunds for such inconvenience. Guest authorizes The Owner and The Property Manager or property Owner to repair damages or loses caused by Guest or invitees of Guest, at the expense of Guest. Guests are required to notify us of any defects or problems associated with the property immediately including but not limited to, appliances, audio/visual equipment, furnishings, hot tubs, jacuzzis, and pools, etc. Please be careful with items that you put down the garbage disposal. At home you might be able to put skins or vegetable leaves down your disposal but the one in your rental may stop up. We ask that you be very cautious. Also, please do not turn the dial on the refrigerator colder than the recommended setting. Doing so will cause the appliance to shut down. If you stop up the disposal or cause the refrigerator to stop working we will need to charge you for the service call.

_____ ACCESS TO PREMISES: Owner or Agent may enter premises for the following reasons: Assessing damages or malfunctions, to perform repairs and/or maintenance, to supply services agreed upon, if the unit is for sale (We will provide 24 hours notice to show the unit at a reasonable hour), or in case of emergency. (We reserve the right to enter the property any time for the purpose of safekeeping and/or prevention of further damage)

_____ NEIGHBORHOOD CONSTRUCTION: We are not responsible for any construction noise or inconvenience that may occur during your stay. No refunds will be given.

_____ CHECK-OUT PROCEDURES: The property should be left in the same condition upon departure as at check-in. When checking out :
• Leave the home neat and tidy
• Put all perishable food items in the refrigerator
• Wash all dishes
• Turn off all lights, fans, air conditioning
• Lock all windows, louvers and doors
• Leave the keys where you found them at check-in
• Leave no more than one set of linens per person and one set of sheets per bed for laundering.

_____ SMOKING: All properties are smoke-free. Guests may smoke outside only. Please dispose of all smoking materials appropriately and do not discard on the grounds.

_____ PETS: Pets are not allowed in the home or on the property.

_____ RISKS ASSOCIATED WITH THE OCEAN: There are certain inherent risks to persons and property as occupants of property located near the ocean, including but not limited to damages to persons or property from high surf conditions and drowning. Guest(s) acknowledges that the Owner would not rent the property unless the Guest(s) fully accepts the risks associated with the property and its location.

_____ CLEANING: The cleaning fee is mandatory. Mid-stay cleaning(s) may be required for extended rental periods at Guests expense. Maid service is not included (unless otherwise stated). If you would like additional maid service, it can be arranged for an additional cost. Cleaning fees are subject to change. Guests staying in houses must remove trash to the street once a week. The trash pick-up is early in the morning; therefore place your trash on the curb the evening prior to pick-up. Trash cans must be brought in following the pick-up.

_____ ENERGY CONSERVATION: Please be energy conscious by turning off lights, fans, air conditioning, TVs, radios, etc., when leaving the unit. Also please use laundry facilities sensibly and with consideration.

_____ DISPUTE RESOLUTION: Any dispute must be governed by the laws of the state of Texas. In addition, disputes must be resolved in the jurisdiction of courts of the state of Texas (unless stated
otherwise in property rental terms or at owner/agent request).

_____ SUBJECT TO CHANGE: Advertised amenities are subject to change without notice or compensation. Changes can occur after a reservation is made due to a sale of unit, remodeling,
mechanical failure, or servicing. Should a property be made unavailable for any reason beyond the control of Agent, Agent may substitute (at their discretion) another property comparable or better. If the substitute is of lesser value, refunds may be made. If no other property is available, the limit of liability by property Owner or The Owner and The Property Manager, is to refund any pre-paid rents that have been paid by the registered Guest.

_____ MULTIPLE PROPERTY BOOKINGS: Because all properties are individually owned, we kindly request that you do not take items to other properties from your rental or accept items brought to your rental from other properties. This includes, but is not limited to, beach towels, linens, lawn furniture, kitchen dishes, glasses, cups, kitchen utensils, etc. The owners wish to have their own items in their own unit. It can become costly to replace these items (and this may incur an additional fee charged to your credit card).

_____ RULES, REGULATIONS, AND LAWS: Guest(s) will take all reasonable steps to assure that property occupants adhere to the Rules, Regulations, and Laws that affect the property, Homeowner's
Association, The Owner and The Property Manager, and the State of Hawaii. Guest(s) shall not permit any use of pools, hot tubs or Jacuzzi by Guest(s) affected by drugs or alcohol or unsupervised children. All pool gates should be kept closed. Guest(s) and other invitees shall use pools and Jacuzzis at their own risk and at the responsibility of the tenant (applicable if amenities are provided at property).

_____ DISCLAIMER: We are not held responsible for any noise pollution including construction outside the perimeter of the property. All information deemed reliable but not guaranteed. Any breach of contract can cause immediate cancellation and forfeit of funds.

_____ ENVIRONMENTAL DISCLOSURE: Guest(s) hereby acknowledges the State of Hawaii is exposed to such environmental hazards including but not limited to Tidal Wave/Tsunami, Hurricane and Flood. Please refer to the local phone book regarding inundation area and evacuation instructions should a threat occur. We recommend Travelers Insurance for any unforeseen circumstances. Because we are in the Tropics, you may encounter geckos, and other pests. Our homes are treated regularly for pest control maintenance; however, pests are a normal part of life in the tropics. Neighbors of the subject property may also use pesticides and chemicals that may affect a person who is sensitive to pesticides and other chemicals. Every person reacts differently to various pesticides, chemicals, and molds. Some homes may be more prone to mold than others. If Guest(s) is sensitive to pesticides, chemicals, or molds, Guest(s) are urged to investigate this issue of possible health or safety prior to arrival.

Perfect family getaway The condo is in a great location in Princeville. Although it backs up against a main road, there is no traffic at night so it's nice and quiet. The condo overall is very nice and was perfect for our family. The pool is just across the parking lot and very nice for relaxing after a day of hiking or sightseeing. There are many local sights nearby. Some beautiful beaches are just a short drive away.

Wonderful Stay My family and I had an amazing time at this property. It was clean, comfortable, beautiful, and the location was great. The price was so great we were worried the property wasn't going to be as nice as it appeared in pictures, but it was great. We did have trouble connecting to the internet. The wireless described in the guest services binder did not actually seem to be available. That was totally balanced out by the wonderful maintenance guy who came and jumped our dead car battery, even though that really wasn't his job!

Family Vacation This property had a great location and layout. We had some maintenance issues when we arrived, however they were quickly handled by the management company. The property needs some care, however it was clean and the beds were very comfy :)

Would stay again It was a perfect place to use as basecamp. The unit is a bit dated, but large, comfortable, clean, and in working order. It was plenty big enough for its maximum capacity. We did have to call maintenance once, but they showed up within minutes. Lots of available parking.<br/><br/>Only negatives are that some of the towels could use a refresh and the local strata management ensures the bbqs/pool/fitness areas are cleared within seconds of closing time.

In need of a good overhaul No privacy in living room area because they have sunscreens but not curtains. The carpet is an eyesoar when you walk in and needs to be replaced. The picture used to show view from lanai is outdated. The view is nice but not as in pictures because trees have grown. Only 2 of the 4 chairs in the picture are available and in need of attention.The snorkelling equipment is in bad shape:one tube is pierced and the masks are cheap. The TV sets are very old and the color is not very good. The handle of the kitchen fawcet needs to be replaced. Need to open oven door to have access to some drawers. Very good location. Some major , some minor items but overall this place needs TLC. Was without Internet for over 10 days. Would not recommend at this time. Very good service from housekeeping.

Plantation 921 The house was great for our family. It was very clean, quiet and relaxing. The kids loved the pool. We enjoyed having a bathroom in every bedroom. We would highly recommend this home to our friends.

Nice but noisy The condo was nice and clean, however watch out being barefoot in the living room. The carpet has pulled back from the tack strip and although they put a rug over it, the rug is not long enough. I stepped on it full force and did a little dance. There are two places to be aware of. The kitchen is well equipped and the beds are comfortable. My only true complaint was that we had specifically asked for a rental that was away from the street. The couple we were bringing for a much needed rest is from a remote area with no road noise. Thie master bedroom faces the busiest road in Princeville so trafffic noise starts early and ends late. Also, note that the A/C is only in the master bedroom and kitchen/living room. We were in the other bedroom and it was quite hot, they did have a fan in there. I am giving this a 3 star because of the carpet and location. If you have no problem with road noise it is a good value.

Just a perfect place It was pretty nice and clean condo in very quite neighborhood. Just 5 minutes by car from condo there is plaza with grocery shop, restaurants, gift shops, surf schools. Balcony is a perfect place to chill-out with one beer from hawaii ( bikini blonde ).

Great location!! This condo is along a beautiful golf course in Princeville. It was quiet and clean. A great running trail is located across the street and you can walk to the Princeville shopping center. Highly recommend

Great location! This condo was nearly perfect for the price. There's lots of space for six people, and eight is not too much of a stretch. The lanai is huge and a wonderful place for breakfast. Plantation 921 The Condo was very spacious with 3 bedrooms and 3 baths<br/>with views of the golf course and mountains. It was very quiet and we enjoyed sitting and eating most meals on the very large lanai soaking in the amazing views. The condo was well equipped and we cooked most meals. A few more frying pans (non stick would be better) would be useful and the knife block was half empty. The condo would benefit from a screen door at the front door as it is nice to keep it open for the breeze to flow through. The condo does have air conditioning but we did not use it. There was a problem with flying termites coming in the window into the master bath and one evening into the kitchen. We did report this so hopefully it will be resolved. We feel overall the condo is very good value for money and would definitely rent again.<br/>

Outdated = Needs Serious Attention We just returned from a month long stay at Plantation 921. This was our fourth stay at the Plantation complex and our second time in this unit. To say the least, we were very disappointed compared to the last time. This condo is very outdated. We noticed that there are termites and I sprayed them twice. Also, there are cockroaches and one of our guests ended up with some in her suitcase when she arrived back home. The electronics are ancient and remote controls do not work. The TV's are really quit a joke, especially the 10" tube style unit in the second bedroom. The carpeting throughout is torn & frayed with stains throughout, watch out for exposed carpet tacks while walking around bare foot! When we arrive, the clothes dryer did not work and it took management 3 weeks to get it fixed. There were multiple light bulbs that were burned out, the kitchen is stocked with a mismatch of pots and pans, cheap plates and bowls and you won't find a knife sharp enough to cut fresh fruit. The microwave oven does not work for defrosting anything, but good enough I guess to heat up a cup of coffee. The shower head in the main bathroom was plugged and took a week for maintenance to replace it. The towel hooks in the main bathroom are loose and falling out. The cabinetry is warn. There are some beach items like beach chairs, boogie boards and umbrellas, but the snorkel gear is ****, so bring your own or plan to rent. THIS PLACE NEEDS HELP and the owner should consider investing a few bucks to fix and update.

A Vacation with Kauai Family Five nights went by super fast. My granddaughter loved the swimming pool all different times of the day being so close to the condo! My son made use of the fitness room just across the condo everyday. Although we needed to be at 2 different beach pavillions on different days, post office and grocery stores were very convenient in location. Plantation 921 was very spacious and cozy, but would have wanted wifi. The boogie board, cooler, and snorkel was used alot. Mahalo very much for letting us rent your condo!:)

Beautiful condo The is a wonderful condo to stay in. My family loved how close it was to the pool and clubhouse. The beds were fantastic! The only downfall was the hand rails to get up the stairs into the condo. It may have been secure, but it did not feel secure.

Everything done on the cheap Very disappointed. Where do I start? We stayed over two weeks and couldn't wait to go home. It seems that everything was supplied as cheep lay as possible. Pots and pans, knives so dull they were useless. TVs so old and small the remotes would barly work let alone having an hdmi port for our Apple TV . Master bed had a bed too small. Second bedroom tv was 12". Sofas were uncomfortable. Window treatments look like they came from Walmart. Several VHS movies provide but VCR didn't,t work properly. Carpets tattered and frayed.<br/>If you are planning on spending all of your time out and eating out this place is tolerable but if you plan to spend a lot of time at the condo, skip this one. The sad thing is most of the fixes are pretty inexpensive.For less than $2,000, almost everything could be fixed. The plantation property was nice overall.

Family Vacation in Princeville This condo was perfect for our needs and the location was great, not far from shopping or stores on the north shore of Kauai. Villa was clean and had all the items you would need for a week. The highlight was certainly the Lanai with great views of the mountains and golf course. The master suite was also very large with a huge master bath. Great kitchen for cooking and the villa community area was quite at night but very friendly. We had a great stay and are hoping to book this condo again in the future.

PLANTATION 921 Unit is dated. We rented as a last resort as our trip dates changed. Review said great view of golf course but road noise. Yes there is road noise and yes the carpet need replaced, and yes it is dated - BUT the unit is absolutely spotless. We traveled with our adult daughter, second daughter and husband. Three masters, three bathrooms, tons of space, great kitchen and fabulous beds. Shortfall was cookware which we brought to the attention of the renal agency- REPLACED WITH NEW THE NEXT DAY>!!!!Lanai is covered and it rained often when we were there. Supper outside every day. Four patio doors, never closed. Master suit is huge! double sinks. We usually rent in Kauai - 3 bedroom for $400-500 per night. This is an awesome deal. Hope they replace the carpet and we would be back. We will use this rental agency, very impressed with service and attitude. Cant go wrong with this rental and you have money left over to enjoy the island.

repairs there were 3 items that needed immediate repair. 1st was taken care of within 24 hrs. that was foodstuff caught between the glass top & the dining table which had already started to form mold. 2nd was the filter in the dryer. the man spread the broken screen but this did not full cover the frame. this meant that lint was escaping which is a possibility of fire. 3rd was the broken screen on the front door. less minor items were the shredded carpet in the living area, stain on carpet @ closet in the side bedroom, minor stains on the green comforter. but considering everything, we are hoping to return in 2015.

Great Condo We had such a great time! The view from the lanai is so beautiful. We ate almost every meal outside, because we loved the scenery and listening to the birds. <br/>We had plenty of space in the condo for our kids to spread out, and they loved being so close to the pool. The beach was not far from the condo which was also nice. <br/>The only problem was the oven door handle and the guest bathroom towel rack kept coming loose. We called to get it fixed, but no one called us back. My husband was able to fix them enough to make due. <br/>We were unable to keep windows open, because of our son's asthma, and the two smaller bedrooms got really hot, because they don't have air vents.<br/>We did appreciate the fact that they let us have a late check out. Our plane didn't leave until 9pm, so that really helped us a lot. <br/>We would definitely recommend this to our family and friends, and we hope to return in the future.<br/>

Nice location but no to sure... Wonderful location with a sceanic view. The condo was clean but we were visited nightly by cockroaches in he sink, counter, and the dishwasher, many in the dishwasher. We didn't trust leaving any food in the cupboards causing the refridgerator to be over packed. The shower curtain over the garden tub was suspended from the ceiling by a chain held by a J hook, very tacky. <br/><br/>I have stayed in condos at the same "Plantations in Princeville" complex and have never seen cockroaches. <br/><br/>The surrounding complex, area, and view are gorgeous and very relaxing.

Relaxing Vacation We really enjoyed the layout of this condo. Great location. pictures look like its next to grass, Didn't realize it was upstairs - but that was ok, too. Close enough to pool area close parking, close to groceries and island activities. <br/>Better than expected, very Roomy, LR seating pretty comfortable. we enjoyed the big DR table snd veranda. Kitchen well stocked with needed appliances/gadgets, seasonings ie salt,pepper oil etc in cupboard -<br/>Super helpful. Yes, there is a tear in the carpet, but All very clean, house keeper was very nice and graciously gave us late a check out<br/>Our only complaint would be that front bedroom got pretty stuffy at night. A fan would be very helpful in there. Overall great stay.

Plantation 921 This property has a major ant problem. Called management company. They did nothing to correct problem. They said that they would come to the property to mcorrect problem but they did not. False advertisement. King bed was a queen, Queen bed was a full size bed. The carpet has a major tear/rip problem. Hard time seeing to eat dinner as the overhead light fixture had been removed. This place is not up to the standard that we have experienced in the past years with Ahh Aloha properties. Will not recommend this place.

Great house for traveling couples!! Great condo with beautiful mountain view!<br/>Pros: all bedrooms have their own bath, amazing lanai, nice hot tub and pool space, a/c was a treat, quick drive to all the north shore has to offer!<br/>Cons: carpet was torn along the kitchen exposing tack strip in walkway (ouch!--we hammered it down), downstairs neighbors/guests smoke ALL DAY/NIGHT, and most dishes, knives snd cooking utensils had been put away away dirty by previous guests.<br/>Still, would rent again in a heartbeat. Fantastic value that easily sleeps 6.

Great Comfortable Condo There was 4 of us - my husband and I my 22 yr old son and my 14 yr old daughter. This condo was great ! We had already been on the island for 10 days when we got there and the comfort and the separate bedrooms and bathrooms were great. Close to all the north shore has to offer too ! For anyone that says this condo has no view - look past the condos - yes there are some right next to you - but if you look in front and towards the mountains - it's gorgeous ! Loved having that to look at during coffee hour on the lanai. We will be back !

Great Vacation Plantation 921 is in a great setting and safe. You let yourself in and it is yours. We were concerned that only one of the smoke detectors had batteries and the front door knob kept coming off. It is a very clean unit and easy to make yourself at home.

yum The only issue we had with this condo was that there was no spices or anything to cook with. We stay at a lot of different condos all over the place and this was the first time we stayed where there was nothing at all to cook with, no salt, no pepper, nothing. We found it quite inconvenient to have to buy all these items. Besides that everything was great, well except the electronics, they could really use some updating. Big time.

The perfect Kauai home away from home. This property is clean, well-furnished and has all the comforts of home. The three bedroom layout was perfect for our family. Included were a few items we appreciated – snorkels, masks and flippers, a few boogie boards and fishing gear, not to mention some children's items / toys.<br/><br/>The only downside to the property is the location on the main road through Princeville. Road noise can be heard at all hours but it's not bad. And it's a small tradeoff to have the amazing view from the lanai.<br/><br/>We plan to stay here again in the future.

Plantation in PrinceVille The place was nice but dirty, carpet and floor hadn't been cleaned in a long time. The evidence of that was on our babys hands and feet as he crawled around. Disappointed to say the least. Nice rooms and furnishings were good for a rental. The shower rod was propped up by some kind of chain... repairs are not made regularly. The place is right beside the road which isn't really bad but the view was across the road so judge for yourself. Pool was great and gym was big and had good equipment.<br/>Basically a good place but the clean thing had us from the first day.

I'd stay here again! This was a very clean, comfortable, and quiet place to stay. Everything was well maintained, and it was nice to have the beach equipment that is available in the garage. We never used the pool, but it looked nice, and is close by. There are beautiful views from the lanai, and we cooked several times using the grill. Wedding Party Condo! The condo was beautiful and one of 7 rented for a destination wedding. This one out of the 7 was OK, but was lacking a key to the pool and clear checkin/checkout instructions. Other condos booked through this company did not have this problem, and I think it may be a one-off issue.

The condo is in a great location in Princeville. Although it backs up against a main road, there is no traffic at night so it's nice and quiet. The condo overall is very nice and was perfect for our family. The pool is just across the parking lot and very nice for relaxing after a day of hiking or sightseeing. There are many local sights nearby. Some beautiful beaches are just a short drive away.

My family and I had an amazing time at this property. It was clean, comfortable, beautiful, and the location was great. The price was so great we were worried the property wasn't going to be as nice as it appeared in pictures, but it was great. We did have trouble connecting to the internet. The wireless described in the guest services binder did not actually seem to be available. That was totally balanced out by the wonderful maintenance guy who came and jumped our dead car battery, even though that really wasn't his job!

It was a perfect place to use as basecamp. The unit is a bit dated, but large, comfortable, clean, and in working order. It was plenty big enough for its maximum capacity. We did have to call maintenance once, but they showed up within minutes. Lots of available parking.<br/><br/>Only negatives are that some of the towels could use a refresh and the local strata management ensures the bbqs/pool/fitness areas are cleared within seconds of closing time.

No privacy in living room area because they have sunscreens but not curtains. The carpet is an eyesoar when you walk in and needs to be replaced. The picture used to show view from lanai is outdated. The view is nice but not as in pictures because trees have grown. Only 2 of the 4 chairs in the picture are available and in need of attention.The snorkelling equipment is in bad shape:one tube is pierced and the masks are cheap. The TV sets are very old and the color is not very good. The handle of the kitchen fawcet needs to be replaced. Need to open oven door to have access to some drawers. Very good location. Some major , some minor items but overall this place needs TLC. Was without Internet for over 10 days. Would not recommend at this time. Very good service from housekeeping.

The condo was nice and clean, however watch out being barefoot in the living room. The carpet has pulled back from the tack strip and although they put a rug over it, the rug is not long enough. I stepped on it full force and did a little dance. There are two places to be aware of. The kitchen is well equipped and the beds are comfortable. My only true complaint was that we had specifically asked for a rental that was away from the street. The couple we were bringing for a much needed rest is from a remote area with no road noise. Thie master bedroom faces the busiest road in Princeville so trafffic noise starts early and ends late. Also, note that the A/C is only in the master bedroom and kitchen/living room. We were in the other bedroom and it was quite hot, they did have a fan in there. I am giving this a 3 star because of the carpet and location. If you have no problem with road noise it is a good value.

This condo was nearly perfect for the price. There's lots of space for six people, and eight is not too much of a stretch. The lanai is huge and a wonderful place for breakfast. This property has a major ant problem. Called management company. They did nothing to correct problem. They said that they would come to the property to mcorrect problem but they did not. False advertisement. King bed was a queen, Queen bed was a full size bed. The carpet has a major tear/rip problem. Hard time seeing to eat dinner as the overhead light fixture had been removed. This place is not up to the standard that we have experienced in the past years with Ahh Aloha properties. Will not recommend this place.

Great condo with beautiful mountain view!<br/>Pros: all bedrooms have their own bath, amazing lanai, nice hot tub and pool space, a/c was a treat, quick drive to all the north shore has to offer!<br/>Cons: carpet was torn along the kitchen exposing tack strip in walkway (ouch!--we hammered it down), downstairs neighbors/guests smoke ALL DAY/NIGHT, and most dishes, knives snd cooking utensils had been put away away dirty by previous guests.<br/>Still, would rent again in a heartbeat. Fantastic value that easily sleeps 6.

There was 4 of us - my husband and I my 22 yr old son and my 14 yr old daughter. This condo was great ! We had already been on the island for 10 days when we got there and the comfort and the separate bedrooms and bathrooms were great. Close to all the north shore has to offer too ! For anyone that says this condo has no view - look past the condos - yes there are some right next to you - but if you look in front and towards the mountains - it's gorgeous ! Loved having that to look at during coffee hour on the lanai. We will be back !

Wonderful property; great location in Princeville; amazing balcony view; running path out the back door; clean/comfortable accomodations; pool/hot tub close, clean and nice; easy to access; definitely would return and use again

Plantation 921 is in a great setting and safe. You let yourself in and it is yours. We were concerned that only one of the smoke detectors had batteries and the front door knob kept coming off. It is a very clean unit and easy to make yourself at home.

The only issue we had with this condo was that there was no spices or anything to cook with. We stay at a lot of different condos all over the place and this was the first time we stayed where there was nothing at all to cook with, no salt, no pepper, nothing. We found it quite inconvenient to have to buy all these items. Besides that everything was great, well except the electronics, they could really use some updating. Big time.

This property is clean, well-furnished and has all the comforts of home. The three bedroom layout was perfect for our family. Included were a few items we appreciated – snorkels, masks and flippers, a few boogie boards and fishing gear, not to mention some children's items / toys.<br/><br/>The only downside to the property is the location on the main road through Princeville. Road noise can be heard at all hours but it's not bad. And it's a small tradeoff to have the amazing view from the lanai.<br/><br/>We plan to stay here again in the future.

The place was nice but dirty, carpet and floor hadn't been cleaned in a long time. The evidence of that was on our babys hands and feet as he crawled around. Disappointed to say the least. Nice rooms and furnishings were good for a rental. The shower rod was propped up by some kind of chain... repairs are not made regularly. The place is right beside the road which isn't really bad but the view was across the road so judge for yourself. Pool was great and gym was big and had good equipment.<br/>Basically a good place but the clean thing had us from the first day.

This was a very clean, comfortable, and quiet place to stay. Everything was well maintained, and it was nice to have the beach equipment that is available in the garage. We never used the pool, but it looked nice, and is close by. There are beautiful views from the lanai, and we cooked several times using the grill. The condo was beautiful and one of 7 rented for a destination wedding. This one out of the 7 was OK, but was lacking a key to the pool and clear checkin/checkout instructions. Other condos booked through this company did not have this problem, and I think it may be a one-off issue.
