GUEST RENTAL AGREEMENT


You must return this contract within 7 days. After we receive the contract and your total payment we will send your check in instructions and emergency contact information. DO NOT GO TO KAUAI WITHOUT YOUR CHECK IN INSTRUCTIONS.!!

When paying your balance, we offer payment by credit card but must charge a 3% service fee. We therefore encourage you to pay your balance by check. If payment by check is not received by the balance due date, we will charge the balance plus 3% convenience fee to the guest credit card on file. Please make check payable and mail to The Property Manager. (The 3% service fee does NOT apply to your initial deposit, nor is it charged to non-US residents.)

Imminent arrival: All reservations made within 30 days of arrival will be charged in full to guest credit card provided at the time that reservation is made. The 3% convenience fee does not apply to reservations charged as imminent arrival.

This agreement and the reservation transactions accomplished hereby are deemed for all intents and purposes to be entered into in El Paso, Texas. Further, any and all deposits or payments received hereunder shall be deemed for all intents and purposes to be received in or at El Paso, Texas.

All occupants residing in the unit are required to be listed below. (If any occupants are minors, please include age).

SECURITY DEPOSIT: For all CONDOMINIUM rentals, tenant expressly agrees that tenant's credit card is kept on file in lieu of a security deposit. The use of tenant's credit card to reimburse for damages, missing items or extraordinary cleaning after check out is expressly authorized by tenant and tenant's signature on this contract shall expressly authorize tenant's credit card to be charged for damages and expenses outlined on this contract, including but not limited to: Any long distance telephone charges (including service charges), loss, or damage to the rental property and reservation date changes can be charged to your credit card. This may include such things as damaged or missing internet modems; excessive laundry/cleaning or rearrange moved furniture; loss of rental unit keys; garage door openers; replacement of missing items; soiling of linens, carpets, towels; misuse of items belonging to the property and late check-out fees (a late checkout can incur a charge of 1 full night rent and taxes). Guest(s) is required to pay any for loss or damages to restore property condition to original state.

SECURITY DEPOSIT PROTECTION: For all rentals, this Security Deposit Protection plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The cost of the policy is $35, and is collected by THE PROPERTY MANAGER in lieu of a cash deposit. The policy will pay a maximum benefit of $1,000. Any damages that exceed $1,000 will be charged to the credit card on file. If, during your stay at one of our Rental Properties, an Insured Person causes any damage to real or personal property of the unit as result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $1,000. Payment for security deposit protection is
due in full at the time of reservation, and is not refundable.

IMPORTANT NOTE: ALL DAMAGE MUST BE REPORTED TO THE PROPERTY MANAGER BEFORE DEPARTURE. In order to honor a claim under the damage waiver fee guidelines, Agent must be made aware of any damage prior to check-out. All damage reported prior to departure will be covered, payment for damages not reported will be the responsibility of the guest. By initialing,

PAYMENT: Full/balance payment is due no later than 30 days prior to check-in (60 days prior for Christmas/New Year's and all bookings of 14 nights or longer). Reservations not paid in full by the final
balance due date shall be subject to cancellation and forfeiture of funds. If a reservation is made within 30 days of the reservation check-in date, full payment is required at time of reservation.

RETURNED CHECKS: If any portion of Guest's payment is not honored by the bank, Agent reserves the right to require payment to be made by wire transfer, certified check, or money order, or to cancel theGuest's reservation. In addition, the Guest must pay a $35 service charge.

CANCELLATION/REFUNDS: For cancellations prior to 60 days of your contracted check-in date (90 days prior for Christmas/New Year's and all bookings of 14 nights or longer) your deposit will be refunded, less a $50 processing fee. The $25 reservation fee is not refundable. The $35 security deposit protection is not refundable. Cancellations 30 -60 days prior to arrival date (60 -90 days prior for Christmas/New Year's and all bookings of 14 nights or longer) will result in forfeiture of the reservation deposit. Cancellations after contracted full balance payment due date will forfeit full rent and taxes (unless dates can be re-booked in which case a 10% rebooking fee may be charged). Any unused portions of the contracted reservation dates are non-refundable. Any interruption of services within the property or inclement weather during your stay will not serve to void or cancel the rental agreement.

TRAVEL INSURANCE: We advise all Guest(s) to secure travel insurance for your protection in case you have to cancel this reservation due to any unforeseen event. Because the unforeseen and unexpected can occur before you leave or when you’re away from home we recommend CSA’s Vacation Rental Insurance Plan. The premium for Vacation Rental Insurance can be included in the cost of your rental. Vacation Rental Insurance reimburses for pre-paid non-refundable expenses due to certain unforeseeable circumstances that may cause you to cancel, interrupt or delay your trip. Travel insurance premium is due in full at the time it is elected, and is non-refundable. Directions and General Information will be forwarded following receipt of full payment and completed, signed Vacation Rental Agreement. The cost of Travel Insurance is 6.95% or your total reservation cost. If you do not wish to purchase Travel Insurance, please intial below:

OCCUPANCY: Only members of the rental party may stay at the property. All members of the rental party must be listed on the first page of this agreement. Please note that infants and children of all ages count as Guest(s). Guest(s) must immediately notify Agent by phone and in writing if the number of occupants changes. Additional charges may apply. The premises shall be used for residential vacation rental purposes only. Special events such as parties, receptions, etc. shall not be allowed without the express written consent of Agent. You shall not use the property for filmmaking, photo shoots or other commercial use, nor for any unlawful, improper, or offensive use.

NO ASSIGNMENT: Over-crowding or misrepresentation is grounds for immediate eviction without refund. This unit cannot be sublet or assigned to others.

_____ LOST KEYS: I understand that there is a $50 replacement charge for a lost (or unreturned) pool key or a lost (or unreturned) door key. (Note: not all properties will have a door key, if they are equipped with a keyless entry system. There are no pool keys at Sealodge or at our private homes.)

_____ DISCLOSURE & INDEMNITY: For purposes of the Disclosure & Indemnity, the following definitions shall apply: Premises refers to the real property, its contents and related amenities rented to the Guest(s) pursuant to the Vacation Rental Agreement; Guest(s) refers to the person or persons occupying the Premises, including members of Guest's family and any and all guests and invitees thereof; Owner refers to the legal owner(s) of the Premises. Guest(s) acknowledges (if applicable to property rented) the existence and dangers associated with but not limited to; hot tubs, BBQ, pool, sauna, gym (workout facility) and equipment, rivers, lakes, bluffs, lofts and ladders. In light of the foregoing, Guest(s) agrees to indemnify and hold harmless Owner, its employees and The Owner, the Property Manager and other agents from and against any loss, liability, damage or expense (including legal fees and costs) which Guest(s) may suffer, sustain, or become subject to as a result of, or in connection with, any injury arising from or related to Guest's use of any of the above mentioned.

_____ NON-LIABILITY AND INDEMNIFICATION OF OWNER AND AGENT: The Owner and The Property Manager and Owner are held harmless and will not be held liable or responsible for any disasters, acts of God, accident, or unforeseen event that may affect the vacation rental. Guest(s) agrees to hold harmless and indemnify the Owner and Agent from any and all costs, expenses, legal proceedings, legal fees, suits, claims, or demands, whether from loss of life or injury to Guest(s) and/or invitees of Guest. Guest(s) accepts responsibility for the acts of his children and visitors. The Owner and The Property Manager and Owner are not responsible for articles lost, stolen, or left behind in the unit and are not liable for any damages to persons or their property while at the rental property. The Owner and The Property Manager acts as an Agent for the Owner; Owner's discretion prevails. If The Property Manager cooperates with another agency in securing the rental, we will not be held responsible for their course of action. If the property is near a golf course you assume the risk of being hit by a golf ball and will not hold the property owner or the Property Manager.

_____ SECURITY OF HOME & RENTAL EQUIPMENT: Guest(s) assume full responsibility for the premises rented, including its contents and their own personal property. Always lock the doors and windows when you leave. Lock your automobiles and put away any rental equipment. Use of rented equipment by Guest(s) is strictly at your own risk and could cause liability and/or additional expense. The Owner and The Property ManagerKauai Service is not held liable or responsible for any loss, damage or additional expenses incurred; nor does The Owner and The Property Manager endorse any suggested or recommended activities and/or services to Guest(s).

_____ CONDITION OF PREMISES: The property and contents are privately owned. The Property is rented with Owner's furnishings and The Owner and The Property Manager will not be responsible for providing additional furnishings or equipment. No items belonging to the Owner shall be removed from the property. Should any equipment be out of order (including but not limited to hot tubs, washing machine), Agent will undertake reasonable efforts to remediate reported problems during normal business hours. Please keep in mind that being on a remote island can often delay (unlike the mainland) the receiving of parts and repairs. There will be no refunds for such inconvenience. Guest authorizes The Owner and The Property Manager or property Owner to repair damages or loses caused by Guest or invitees of Guest, at the expense of Guest. Guests are required to notify us of any defects or problems associated with the property immediately including but not limited to, appliances, audio/visual equipment, furnishings, hot tubs, jacuzzis, and pools, etc. Please be careful with items that you put down the garbage disposal. At home you might be able to put skins or vegetable leaves down your disposal but the one in your rental may stop up. We ask that you be very cautious. Also, please do not turn the dial on the refrigerator colder than the recommended setting. Doing so will cause the appliance to shut down. If you stop up the disposal or cause the refrigerator to stop working we will need to charge you for the service call.

_____ ACCESS TO PREMISES: Owner or Agent may enter premises for the following reasons: Assessing damages or malfunctions, to perform repairs and/or maintenance, to supply services agreed upon, if the unit is for sale (We will provide 24 hours notice to show the unit at a reasonable hour), or in case of emergency. (We reserve the right to enter the property any time for the purpose of safekeeping and/or prevention of further damage)

_____ NEIGHBORHOOD CONSTRUCTION: We are not responsible for any construction noise or inconvenience that may occur during your stay. No refunds will be given.

_____ CHECK-OUT PROCEDURES: The property should be left in the same condition upon departure as at check-in. When checking out :
• Leave the home neat and tidy
• Put all perishable food items in the refrigerator
• Wash all dishes
• Turn off all lights, fans, air conditioning
• Lock all windows, louvers and doors
• Leave the keys where you found them at check-in
• Leave no more than one set of linens per person and one set of sheets per bed for laundering.

_____ SMOKING: All properties are smoke-free. Guests may smoke outside only. Please dispose of all smoking materials appropriately and do not discard on the grounds.

_____ PETS: Pets are not allowed in the home or on the property.

_____ RISKS ASSOCIATED WITH THE OCEAN: There are certain inherent risks to persons and property as occupants of property located near the ocean, including but not limited to damages to persons or property from high surf conditions and drowning. Guest(s) acknowledges that the Owner would not rent the property unless the Guest(s) fully accepts the risks associated with the property and its location.

_____ CLEANING: The cleaning fee is mandatory. Mid-stay cleaning(s) may be required for extended rental periods at Guests expense. Maid service is not included (unless otherwise stated). If you would like additional maid service, it can be arranged for an additional cost. Cleaning fees are subject to change. Guests staying in houses must remove trash to the street once a week. The trash pick-up is early in the morning; therefore place your trash on the curb the evening prior to pick-up. Trash cans must be brought in following the pick-up.

_____ ENERGY CONSERVATION: Please be energy conscious by turning off lights, fans, air conditioning, TVs, radios, etc., when leaving the unit. Also please use laundry facilities sensibly and with consideration.

_____ DISPUTE RESOLUTION: Any dispute must be governed by the laws of the state of Texas. In addition, disputes must be resolved in the jurisdiction of courts of the state of Texas (unless stated
otherwise in property rental terms or at owner/agent request).

_____ SUBJECT TO CHANGE: Advertised amenities are subject to change without notice or compensation. Changes can occur after a reservation is made due to a sale of unit, remodeling,
mechanical failure, or servicing. Should a property be made unavailable for any reason beyond the control of Agent, Agent may substitute (at their discretion) another property comparable or better. If the substitute is of lesser value, refunds may be made. If no other property is available, the limit of liability by property Owner or The Owner and The Property Manager, is to refund any pre-paid rents that have been paid by the registered Guest.

_____ MULTIPLE PROPERTY BOOKINGS: Because all properties are individually owned, we kindly request that you do not take items to other properties from your rental or accept items brought to your rental from other properties. This includes, but is not limited to, beach towels, linens, lawn furniture, kitchen dishes, glasses, cups, kitchen utensils, etc. The owners wish to have their own items in their own unit. It can become costly to replace these items (and this may incur an additional fee charged to your credit card).

_____ RULES, REGULATIONS, AND LAWS: Guest(s) will take all reasonable steps to assure that property occupants adhere to the Rules, Regulations, and Laws that affect the property, Homeowner's
Association, The Owner and The Property Manager, and the State of Hawaii. Guest(s) shall not permit any use of pools, hot tubs or Jacuzzi by Guest(s) affected by drugs or alcohol or unsupervised children. All pool gates should be kept closed. Guest(s) and other invitees shall use pools and Jacuzzis at their own risk and at the responsibility of the tenant (applicable if amenities are provided at property).

_____ DISCLAIMER: We are not held responsible for any noise pollution including construction outside the perimeter of the property. All information deemed reliable but not guaranteed. Any breach of contract can cause immediate cancellation and forfeit of funds.

_____ ENVIRONMENTAL DISCLOSURE: Guest(s) hereby acknowledges the State of Hawaii is exposed to such environmental hazards including but not limited to Tidal Wave/Tsunami, Hurricane and Flood. Please refer to the local phone book regarding inundation area and evacuation instructions should a threat occur. We recommend Travelers Insurance for any unforeseen circumstances. Because we are in the Tropics, you may encounter geckos, and other pests. Our homes are treated regularly for pest control maintenance; however, pests are a normal part of life in the tropics. Neighbors of the subject property may also use pesticides and chemicals that may affect a person who is sensitive to pesticides and other chemicals. Every person reacts differently to various pesticides, chemicals, and molds. Some homes may be more prone to mold than others. If Guest(s) is sensitive to pesticides, chemicals, or molds, Guest(s) are urged to investigate this issue of possible health or safety prior to arrival.

Front row seat to paradise! My wife, 3 adult boys and I stayed her for 6 days in June. It was a wonderful stay. We enjoyed the location being able to be oceanfront with the regular visits of the different variety of birds to the lanai. Everything you needed for your stay was there. They have closets stocked with snorkeling eq, beach chairs, umbrellas and boogie boards. The rental unit was clean and well maintained. The outside grounds are beautiful with the mountains behind you and the ocean in front of you. Sitting outside watching the sunsets was a daily treat. You are just a few minutes from the Makai Golf Club, one of the beautifu courses in the world. Make sure to take the trail, that starts a little past the pool, down to Hideaway Beach for some great snorkeling. Difficult trail but worth it. I highly recommend this rental!

Excellent experience Very much enjoyed this property. It was spacious, comfortable and had great views. Was a bit disappointed that there were two propane tanks and neither one was full, so had to put that in at our additional expense. With all the rain we only had the opportunity to use the grill once. That and the fact that the shades did not open all the way (couldn't find a switch) in the sitting area keep us from giving it a five. If those are fixed in the future we would definitely consider staying there again. Other than that, it was clean, enjoyable and well maintained.

Pua Poa 405 The view from the unit was great. Nice location. The floor plan was really nice and it was mostly clean. It could you use a good cleaning out on the lanai. It rained everyday so there was quite a bit of mold on the chairs and the mat at the door was soaked so we just moved it out of the way. We would stay there again.

Could use an update The view was fantastic but the inside definitely needed some updating. It didn't feel clean and the couch had stains. The bed coverlet seemed like it wasn't washed so we didn't use it. All the furniture was very old. There was a leaky roof so water was dripping in. Very disappointed with the space. Good location though.

Great stay Had a wonderful time house was perfect for our family. View was amazing as well as sunsets. Very easy to gain access to condo having key pad for keys, was nice not to have to meet anyone and feel stressed about being there by a certain time. Staff helpful when called. Would highly recommend staying here.

Very Nice! Had a great time. I appreciate the owners allowing us to use their Condo. We treated it like it was our own - with tender loving care.<br/><br/>The only suggestion to the owners would be that they have someone repair the 2 or 3 windows that are broken since you cannot wind them in or out. Also the umbrella outside cannot be pulled up with the strings that are attached. These were minor concerns and are only being mentioned so the owners can continue to maintain the unit in their absence.<br/><br/>Other than the above the unit was spectacular.

Nice place but a few nit picky items Home was clean and well equipped to enjoy our stay. We booked it to enjoy the deck and private views being on the top floor. Sadly we could not use the deck for two days of our stay bc the roof was being pressure washed. The water spray on our deck, work crews directly above us and the noise made the deck unusable. We actually needed to leave bc it was so loud we couldn't even enjoy being indoors. Maintenance has to happen but we weren't given a heads up so that was disappointing. The larger issue is our place wasn't ready at check in. We had to wait another hour--we were denied the hour we lost at check out (stay a little longer) bc another guest was checking in. We asked for a concession for the delay and received none. This was an opportunity for property management to make it right and they did not.

Enjoyable stay The condo suited our needs and I appreciated the owners organization. My college aged surfers enjoyed many hours the break right off of Hideaway beach and I loved being able to watch them from the deck. We enjoyed several awesome hikes, a helicopter ride, snorkeling in addition to surfing. A few suggestions: the sectional sofa slides all over the floor. Would recommend getting some sticky pads to avoid this. We called THREE days in a row to get the blender replaced as it leaked terribly from the base. We NEVER rec'd it, so no smoothies in the mornings. We also reported the main hall toilet leaking and again, this wasn't addressed during our stay. The view from the deck is amazing and we really enjoyed it, but you are also looking right down onto the guests below you. Made for some awkward moments when both condos were hanging out on the decks sun tanning. Despite these issues, we loved the location and would recommend the condo to others. Two of my sons used the day beds and said they were really comfortable.

1st Time In Kauai The unit at 405 was absolutely lovely. It was very well furnished and well maintained. Just a few concerns: The toilet in the 2nd bathroom has a slight leak between the base of the toilet and the tub area. Also just a little miffed when we were told that there would be an extra charge if we left more than ONE set of soiled towels in each bathroom. When you are staying in a 2 bedroom/2 bath unit and you are paying top dollar PLUS a $175.00 "cleaning fee" and with a 10:00 A.M. check out time, you would think that you would NOT be expected to do a load of laundry on the morning of your check out. The north shore location did present a lot of driving as most of the tours etc were all only offered out of the south shore area. Heavy traffic made the 25 mile trip take almost 90 minutes each way. Other than that, it was a great condo!

Great View and Private Beach We very much enjoyed our stay at Puu Poa 405. It was the best rental we have every had. The unit was stocked with extra quality linens, beach towels, snorkel gear, two boogie boards, and beach umbrellas. The kitchen included every appliance and utensil you could think of. We have been to Hawaii several times and are unimpressed with the restaurant scene and prefer to cook our own meals every day. The private beach is extremely difficult to get to (you have to use ropes to slow your decent down the muddy path - bring sneakers you don't care about), but well worth the challenge and includes the best snorkeling on the north side of the island - and we were there in the winter when the surf is generally rough on the north side(it blows away tunnels beach). I was worried about the unit not having air conditioning, but it was never a problem in February, the unit catches a great breeze off the bluff. We traveled with our two 11 year olds, and although they had their own bedroom, they chose to sleep on the cushions in front of the windows where they could see and hear the ocean. Tons of square footage.

Wonderful Rental Puu Poa 405 was as beautiful as it was functional. This unit is a very nice top floor condo with a spectacular view. We loved watching the surfers down below. The condo had everything you could need. Even a gas BBQ. The free Ultimate Guide book was a wonderful surprise that was a big help on things to do. The beach chairs and umbrellas were a nice addition since they are hard to bring on a plane. <br/><br/>We will be back to this condo! Many thanks for opening it up to us.

Great location & amazing views at Puu Poa 405 Me, my wife & our 7 & 9 year old boys were fortunate to stay in this unit for 1 week in late June/ early July.<br/> The unit was clean & very spacious with great views. Well stocked with items you need in the kitchen & beach supplies. <br/> Hideaways beach is a steep journey down the cliff & is absolutely beautiful. I would however avoid going down if it's wet & muddy as it could get slippery. <br/> A short walk away is the St Regis. Gorgeous property but very expensive meals. Hanelei is a 5-7 minute drive way & is a really cool beach town with restaurants & a great beach. <br/> Overall we were extremely happy with this unit. <br/> Thanks to the owners for allowing us to spend our dream family vacation at your home! <br/>.

Kauai vacation A wonderful stay in Puu Poa 405. One can't ask for a better view. The complex was very clean, very large, and very comfortable. While you do hear occasional noise from surrounding units (and the roosters), the clientele was very respectful. It would probably be tough to sleep in - but we were up early (time zone change and a sharp desire to start our day.) It's not a completely private place (with all the windows open), so some honeymoon couples might not like that. The temperature (w/o AC) was very comfortable. Our unit was quite large for the two of us. I wish I had rented snorkeling gear, since the unit gear was pretty old and didn't fit. It was nice to have chairs and towels. The unit had everything we needed for kitchenware. The TV had some problems, but that wasn't a huge deal. Access to beach and Hanalei were great. So much to do within an hour drive. We'll be back!

Puu Poa 405 Beautiful condo. It was great to wake up to the sound of waves every morning. Kitchen is more than well stocked. Plenty of beach/pool items. Even though it's on the 4th floor, the walk up is only two floors because it's set on a cliff. We had a few minor issues, but maintenance was responsive. There is plenty of space & access to the beach was great. I, however, do wish they would fix the walkway to HideAway beach ~ very slippery after a raining morning. Puu Poa is definitely the place to stay in Kauai!

Puu Poa 405 was excellent. The unit We rented was great. The location and view were better than we could imagine. There were so many things near by to explore that we didn't have time to do everything we wanted to do. The property manager lent us tennis rackets and the unit had everything else we needed for the beach. The coolers were nice to have for picnics. My only complaint was i had emailed prior to our arrival that we needed ALL the extra beds made up as we were arriving very late. This was not done so after traveling 15 hours i had to make 2 beds so my children could go to bed. There was also a window that was not working so with the wind it slammed shut all night. This issue was fixed and the rest of our stay was great. I would highly recommend this unit!

The Perfect Spot We thoroughly enjoyed Puú Poa 205. It sounds intimidating being on the top floor but it is only 2 floors above the carpark. The unit is well presented and clean. Many days were stormy but we loved watching the big and wild surf. St Regis hotel and a public beach next door are only a short walk away. If you want a break from self catering, the Pizza pub at Pali Ke Kua, Postcards and Barracuda both in Hanalei are recommended. <br/>The apartment was very comfortable during the cool rainy season. The lack of aircon may be a problem in summer.<br/>Suggestions for management: The light above the lockbox is not on, making it very difficult to access the key. Twice we dropped the key (yes, down 4 floors into vegetation) fumbling with a torch, a lockbox and a key. A few more supplies would be appreciated given the amount of the rental. Suggest you offer a mid-term clean for extended stays.<br/>

Huge condo with a beautiful view After a lot of researching we choose the Puu Poa. Then we researched the units that were available for our time frame, which was Thanksgiving 2014. We wanted a condo experience, but location (and having an ocean view) was very important as well. The Puu Poa is perfectly located to all the conveniences (grocery store, St. Regis, BEACH, Hanalei bay and tennis club). We really enjoyed this unit because it's a penthouse. The high ceilings and open rooms were a plus for us. The atrium was great, adding more space and it made the unit so much larger and open. We had a few days of rain, so we appreciated the huge sectional couch and large TV, while taking in the gorgeous view. The kitchen was very well equipped for the meals we prepared. There is a BBQ on the lanai which we used several times. We couldn't hear our neighbors at all, it was very quiet. The beach down below was worth the hike, just beautiful. We hiked the trail past Ke'e beach, drove up to Waimea canyon, paddle boarded up the river in Hanalei and had the best meal at the Bar Acuda restaurant in Hanalei town. We bought sushi rolls at the Dolphin fish market, and enjoyed them on our lanai while watching the surfers at the break right in front of the unit. Having a washer/dryer in the unit was a plus as were the beach chairs, masks/snorkels, ice chest and beach mats. The property management company was very polite and accessible, and the reservation process and check out was smooth. We would recommend this unit and are planning our return next fall.

Great Condo in a Perfect Location Overall, this is a great condo. It is well furnished and appointed with everything you need. It's huge...and there is plenty of room for up to 6 people, if you need it. The kitchen is well stocked, there's a BBQ on the lanai, and it comes with wifi and a huge HD TV. The location is just great, two quick flights of stairs lead to this unit, which is perfectly located on the top floor with beautiful views of the ocean. The condo's grounds are very clean, well maintained and have a great tennis court and a very nice pool. The only negative is that these condos really need A/C. Okay, so we are babies from Seattle and are easily over heated, but when the trade winds aren't blowing (and they weren't when we were there in late August/early September) it's incredibly hot. It's pleasant enough in the morning, but afternoons and evenings are unbearably hot.

WOW! Perfect for family vacation <br/>The location was perfect. We enjoyed the beautiful little HIdeaways Beach every day. It was fun to go down and up from the Beach. Queens Bath was worth to visit and swim, just a few minutes drive from here. <br/>This condo was very clean, beautifully furnished and had everything we need to cook, play, and relax.. even has snorkeling gear which was better quality than rental. <br/>Only regret is that our family of 4 stayed there for 3 nights, then moved to Poipu. We could have stayed at PUU POA for entire visit to Kauai! <br/>

PUU POA 405 This property was fantastic!!! The Pic's on line does not do it justice. Not only did it have all of the ammenities of home, there were to issues at all. We could tell it has been well maintained and kept up by Mary Ann, the cleaning lady. She was great to let us hang out a little extra on the day of our flight and we appreciate it very much!!!<br/>Our vacation was great (execpt for a few rainy days) but can not say enough about PUU Poa 405, it's overwhelming appearance, it's cleaniness, it's spacious enviorement (2000 sq ft), it's location, it's decoration, and last but not least it's PATIO with the most gorgeous view one could imagine!!!!! <br/>Thanks for everything and we will be back, only when this specific Condo is available (NO NEED to look any others)

Wonderful Location This was the sixth time we have stayed at Puu Poa. We love the location and the views. Whale watching from the lanai, surfers right below, great little beach, although hard to get to (need to do something about that!) 405 was nice and clean with everything you need for a great vacation. Went to most of the beaches in Kauai, did the Napali Coast tour, helicopter tour, kayaking, and spent a lot of time on the large lanai watching rainbows and sunsets and Bali Hai. A View of Paradise Puu Poa 405 is a magnificent 2 bed/2bath condo on a Clio overlooking the ocean. A fantastic, well-equipped kitchen and a wonderful terrace make this lovely residence even more magnificent. This is our 6th trip to Hawaii and we've stayed at the Grand Wailea and Westin Villa on Maui and the Royal Hawaiian on Oahu as well as the Westin Villas in Kauai. Puu Poa 405 blows them out of the water if one enjoyed viewing and hearing the ocean. Staying there was a wonderful experience we are anxious to repeat in the future.

My time in Princeville I loved the location. The place is quite large with a great view of the ocean. The property had problems: the first night I wanted to take a shower and the shower head (plastic) came apart. The second day, one of the glass pannels of the sun room was loose and hanging down with the possibility of falling on the condo below. The good thing: I called the party that rented the condo and she, from Texas, got someone out from the local ACE Hardware store who fixed all within half an hour. <br/>All in all, I really enjoyed the location, next to the Regis for an expensive, yet delicious food experience, great for daily walks, and only 2.5 miles from the nearest shopping area.<br/><br/>I will come back.

Great view but I wouldn't stay in that unit again. The condo is in need of attention and a good clean, the floors weren't very clean when we arrived nor was the bathtub. The fridge smelled, we couldn't find the laundry soap and we called and wrote to management a few times about this but no one got back to us. The light in the 2nd bathroom wouldn't stay on, some of the fans wouldn't change speeds. The light switch fell off the wall, just a bunch of little things. but it's really not BAD, it's just if we had a choice for a more recently upgraded unit, we would take that one. We regret that all was not in perfect order during the guest's stay. Nice condo in a great location We had a great (almost) week at Puu Poa 405 during our Hawaii honeymoon - we also stayed at a Maui resort and were briefly on the Big Island. Kauai was the most beautiful, and Puu Poa is a great location to have some privacy while still being close to awesome beaches, killer golf and good food. I could go on all day about what a great time we had, even just relaxing outside on the patio with drinks while firing up the grill. The minor negatives, which are typical condo negatives, for us were (1) some of the amenities were a little dated/beat up, and (2) we honeymooners didn't enjoy hearing crying babies in other units, especially at night. But I stress those were minor inconveniences, overall we had a great stay. I recommend staying at Puu Poa 405 and we have already started planning our delusional fantasy return trip for an undetermined anniversary. As far as logistics: parking is ample, check in/out was simple, and though we had no issues requiring assistance from property management, I met him and he couldn't have been nicer. We are active, and ran on the scenic trail along the golf course almost daily.

Best Location on Island! We loved our stay at Puu Poa 405. The location, views and condo layout are excellent. The complex's units seemed full, but we never heard our neighbors. The condo's furniture was nice but will soon need a bit of updating. The condo was very clean and plenty of linens and beach towels were provided. Before our arrival the management company's service was perfect. However, once we arrived we were unable to connect to the condo's wifi. Our first call to the manager went unanswered. When calling a second time, we were told this was a continuing problem but should be resolved "tomorrow". It never was. Overall our stay was excellent and we would stay here again. Puu poa on Kauai The location and views from the condo are wonderful. To access beaches one really has to have a car, as the path to the beach below puu poa is in very bad shape, but there are many wonderful, quiet beaches around. <br/>The condo itself was spacious, bright and clean, but the decor and finishes are tired (not as advertised) and need updating (eg bathroom sinks, faucets, etc). The kitchen was generally well equipped but some important things were missing eg no kettle. The Internet did not work initially, but was eventually repaired. The bed was comfortable but the linens, both bed and bath, were of poor quality (although the towels looked new) and new pillows would be a good idea. Finally, there were beach chairs, towels and umbrellas, in good condition and very useful. In a location like this a couple sets of snorkel equipment would have been appropriate, but there were none. <br/>We appreciated the guide book. A folder with some more "local" information (nearby restaurants, directions to grocery stores, etc) is always useful. We picked up some information from the guest book, but having it more organized would have been nice. <br/>Overall, the beauty of the north shore of Kauai would bring me back. I would consider returning to puu poa 405, but I do not consider it a "luxury" vacation rental.

The view says it all. This unit was in great condition. The staff were friendly and accommodating. We enjoyed sitting on the balcony as much as sitting on the beach. Being on the top floor was great for the views but also for the privacy. It is close to restaurants and shopping but without the traffic of being on a main road. We will return, this was the best vacation we ever had!

My wife, 3 adult boys and I stayed her for 6 days in June. It was a wonderful stay. We enjoyed the location being able to be oceanfront with the regular visits of the different variety of birds to the lanai. Everything you needed for your stay was there. They have closets stocked with snorkeling eq, beach chairs, umbrellas and boogie boards. The rental unit was clean and well maintained. The outside grounds are beautiful with the mountains behind you and the ocean in front of you. Sitting outside watching the sunsets was a daily treat. You are just a few minutes from the Makai Golf Club, one of the beautifu courses in the world. Make sure to take the trail, that starts a little past the pool, down to Hideaway Beach for some great snorkeling. Difficult trail but worth it. I highly recommend this rental!

Very much enjoyed this property. It was spacious, comfortable and had great views. Was a bit disappointed that there were two propane tanks and neither one was full, so had to put that in at our additional expense. With all the rain we only had the opportunity to use the grill once. That and the fact that the shades did not open all the way (couldn't find a switch) in the sitting area keep us from giving it a five. If those are fixed in the future we would definitely consider staying there again. Other than that, it was clean, enjoyable and well maintained.

The view from the unit was great. Nice location. The floor plan was really nice and it was mostly clean. It could you use a good cleaning out on the lanai. It rained everyday so there was quite a bit of mold on the chairs and the mat at the door was soaked so we just moved it out of the way. We would stay there again.

The view was fantastic but the inside definitely needed some updating. It didn't feel clean and the couch had stains. The bed coverlet seemed like it wasn't washed so we didn't use it. All the furniture was very old. There was a leaky roof so water was dripping in. Very disappointed with the space. Good location though.

Had a wonderful time house was perfect for our family. View was amazing as well as sunsets. Had a great time. I appreciate the owners allowing us to use their Condo. We treated it like it was our own - with tender loving care.<br/><br/>The only suggestion to the owners would be that they have someone repair the 2 or 3 windows that are broken since you cannot wind them in or out. Also the umbrella outside cannot be pulled up with the strings that are attached. These were minor concerns and are only being mentioned so the owners can continue to maintain the unit in their absence.<br/><br/>Other than the above the unit was spectacular.

Home was clean and well equipped to enjoy our stay. We booked it to enjoy the deck and private views being on the top floor. Sadly we could not use the deck for two days of our stay bc the roof was being pressure washed. The water spray on our deck, work crews directly above us and the noise made the deck unusable. We actually needed to leave bc it was so loud we couldn't even enjoy being indoors. Maintenance has to happen but we weren't given a heads up so that was disappointing. The larger issue is our place wasn't ready at check in. We had to wait another hour--we were denied the hour we lost at check out (stay a little longer) bc another guest was checking in. We asked for a concession for the delay and received none. This was an opportunity for property management to make it right and they did not.

The condo suited our needs and I appreciated the owners organization. My college aged surfers enjoyed many hours the break right off of Hideaway beach and I loved being able to watch them from the deck. We enjoyed several awesome hikes, a helicopter ride, snorkeling in addition to surfing. A few suggestions: the sectional sofa slides all over the floor. Would recommend getting some sticky pads to avoid this. We called THREE days in a row to get the blender replaced as it leaked terribly from the base. Me, my wife & our 7 & 9 year old boys were fortunate to stay in this unit for 1 week in late June/ early July.<br/> The unit was clean & very spacious with great views. Well stocked with items you need in the kitchen & beach supplies. <br/> Hideaways beach is a steep journey down the cliff & is absolutely beautiful. I would however avoid going down if it's wet & muddy as it could get slippery. <br/> A short walk away is the St Regis. Gorgeous property but very expensive meals. Hanelei is a 5-7 minute drive way & is a really cool beach town with restaurants & a great beach. <br/> Overall we were extremely happy with this unit. <br/> Thanks to the owners for allowing us to spend our dream family vacation at your home! <br/>.

A wonderful stay in Puu Poa 405. One can't ask for a better view. The complex was very clean, very large, and very comfortable. While you do hear occasional noise from surrounding units (and the roosters), the clientele was very respectful. It would probably be tough to sleep in - but we were up early (time zone change and a sharp desire to start our day.) It's not a completely private place (with all the windows open), so some honeymoon couples might not like that. The temperature (w/o AC) was very comfortable. Our unit was quite large for the two of us. I wish I had rented snorkeling gear, since the unit gear was pretty old and didn't fit. It was nice to have chairs and towels. The unit had everything we needed for kitchenware. The TV had some problems, but that wasn't a huge deal. Access to beach and Hanalei were great. So much to do within an hour drive. We'll be back!

Beautiful condo. It was great to wake up to the sound of waves every morning. Kitchen is more than well stocked. Plenty of beach/pool items. Even though it's on the 4th floor, the walk up is only two floors because it's set on a cliff. We had a few minor issues, but maintenance was responsive. There is plenty of space & access to the beach was great. I, however, do wish they would fix the walkway to HideAway beach ~ very slippery after a raining morning. Puu Poa is definitely the place to stay in Kauai!

The unit We rented was great. The location and view were better than we could imagine. There were so many things near by to explore that we didn't have time to do everything we wanted to do. The property manager lent us tennis rackets and the unit had everything else we needed for the beach. The coolers were nice to have for picnics. My only complaint was i had emailed prior to our arrival that we needed ALL the extra beds made up as we were arriving very late. This was not done so after traveling 15 hours i had to make 2 beds so my children could go to bed. There was also a window that was not working so with the wind it slammed shut all night. This issue was fixed and the rest of our stay was great. I would highly recommend this unit!

We thoroughly enjoyed Puú Poa 205. It sounds intimidating being on the top floor but it is only 2 floors above the carpark. The unit is well presented and clean. Many days were stormy but we loved watching the big and wild surf. St Regis hotel and a public beach next door are only a short walk away. If you want a break from self catering, the Pizza pub at Pali Ke Kua, Postcards and Barracuda both in Hanalei are recommended. <br/>The apartment was very comfortable during the cool rainy season. The lack of aircon may be a problem in summer.<br/>Suggestions for management: The light above the lockbox is not on, making it very difficult to access the key. Twice we dropped the key (yes, down 4 floors into vegetation) fumbling with a torch, a lockbox and a key. A few more supplies would be appreciated given the amount of the rental. Suggest you offer a mid-term clean for extended stays.<br/>

After a lot of researching we choose the Puu Poa. Then we researched the units that were available for our time frame, which was Thanksgiving 2014. We wanted a condo experience, but location (and having an ocean view) was very important as well. The Puu Poa is perfectly located to all the conveniences (grocery store, St. Regis, BEACH, Hanalei bay and tennis club). We really enjoyed this unit because it's a penthouse. The high ceilings and open rooms were a plus for us. The atrium was great, adding more space and it made the unit so much larger and open. We had a few days of rain, so we appreciated the huge sectional couch and large TV, while taking in the gorgeous view. The kitchen was very well equipped for the meals we prepared. There is a BBQ on the lanai which we used several times. We couldn't hear our neighbors at all, it was very quiet. The beach down below was worth the hike, just beautiful. Overall, this is a great condo. It is well furnished and appointed with everything you need. It's huge...and there is plenty of room for up to 6 people, if you need it. The kitchen is well stocked, there's a BBQ on the lanai, and it comes with wifi and a huge HD TV. The location is just great, two quick flights of stairs lead to this unit, which is perfectly located on the top floor with beautiful views of the ocean. The condo's grounds are very clean, well maintained and have a great tennis court and a very nice pool. The only negative is that these condos really need A/C. Okay, so we are babies from Seattle and are easily over heated, but when the trade winds aren't blowing (and they weren't when we were there in late August/early September) it's incredibly hot. It's pleasant enough in the morning, but afternoons and evenings are unbearably hot.

<br/>The location was perfect. We enjoyed the beautiful little HIdeaways Beach every day. It was fun to go down and up from the Beach. Queens Bath was worth to visit and swim, just a few minutes drive from here. <br/>This condo was very clean, beautifully furnished and had everything we need to cook, play, and relax.. even has snorkeling gear which was better quality than rental. <br/>Only regret is that our family of 4 stayed there for 3 nights, then moved to Poipu. We could have stayed at PUU POA for entire visit to Kauai! <br/>

This property was fantastic!!! The Pic's on line does not do it justice. Not only did it have all of the ammenities of home, there were to issues at all. We could tell it has been well maintained and kept up by Mary Ann, the cleaning lady. She was great to let us hang out a little extra on the day of our flight and we appreciate it very much!!!<br/>Our vacation was great (execpt for a few rainy days) but can not say enough about PUU Poa 405, it's overwhelming appearance, it's cleaniness, it's spacious enviorement (2000 sq ft), it's location, it's decoration, and last but not least it's PATIO with the most gorgeous view one could imagine!!!!! <br/>Thanks for everything and we will be back, only when this specific Condo is available (NO NEED to look any others)

This was the sixth time we have stayed at Puu Poa. We love the location and the views. Whale watching from the lanai, surfers right below, great little beach, although hard to get to (need to do something about that!) 405 was nice and clean with everything you need for a great vacation. Went to most of the beaches in Kauai, did the Napali Coast tour, helicopter tour, kayaking, and spent a lot of time on the large lanai watching rainbows and sunsets and Bali Hai. Puu Poa 405 is a magnificent 2 bed/2bath condo on a Clio overlooking the ocean. A fantastic, well-equipped kitchen and a wonderful terrace make this lovely residence even more magnificent. This is our 6th trip to Hawaii and we've stayed at the Grand Wailea and Westin Villa on Maui and the Royal Hawaiian on Oahu as well as the Westin Villas in Kauai. Puu Poa 405 blows them out of the water if one enjoyed viewing and hearing the ocean. Staying there was a wonderful experience we are anxious to repeat in the future.

I loved the location. The place is quite large with a great view of the ocean. The property had problems: the first night I wanted to take a shower and the shower head (plastic) came apart. The second day, one of the glass pannels of the sun room was loose and hanging down with the possibility of falling on the condo below. The good thing: I called the party that rented the condo and she, from Texas, got someone out from the local ACE Hardware store who fixed all within half an hour. <br/>All in all, I really enjoyed the location, next to the Regis for an expensive, yet delicious food experience, great for daily walks, and only 2.5 miles from the nearest shopping area.<br/><br/>I will come back.

The condo was amazing. Large enough for a family of four. Great location, right next to the St Regis in Princeville with an amazing view of the ocean. About a 10 minute drive into the heart of Hanalei town. Would definitely stay here again.

The condo is in need of attention and a good clean, the floors weren't very clean when we arrived nor was the bathtub. The fridge smelled, we couldn't find the laundry soap and we called and wrote to management a few times about this but no one got back to us. The light in the 2nd bathroom wouldn't stay on, some of the fans wouldn't change speeds. The light switch fell off the wall, just a bunch of little things. but it's really not BAD, it's just if we had a choice for a more recently upgraded unit, we would take that one.

We had a great (almost) week at Puu Poa 405 during our Hawaii honeymoon - we also stayed at a Maui resort and were briefly on the Big Island. Kauai was the most beautiful, and Puu Poa is a great location to have some privacy while still being close to awesome beaches, killer golf and good food. I could go on all day about what a great time we had, even just relaxing outside on the patio with drinks while firing up the grill. The minor negatives, which are typical condo negatives, for us were (1) some of the amenities were a little dated/beat up, and (2) we honeymooners didn't enjoy hearing crying babies in other units, especially at night. But I stress those were minor inconveniences, overall we had a great stay. I recommend staying at Puu Poa 405 and we have already started planning our delusional fantasy return trip for an undetermined anniversary. We loved our stay at Puu Poa 405. The location, views and condo layout are excellent. The complex's units seemed full, but we never heard our neighbors. The condo's furniture was nice but will soon need a bit of updating. The condo was very clean and plenty of linens and beach towels were provided. Before our arrival the management company's service was perfect. However, once we arrived we were unable to connect to the condo's wifi. Our first call to the manager went unanswered. When calling a second time, we were told this was a continuing problem but should be resolved "tomorrow". It never was. Overall our stay was excellent and we would stay here again.

Spaces were good. We enjoyed the larger space 405 for havibg company. 214 did not provide proper instructtions to operate the home entertainment system nor beach accesories. The overall experience was great.<br/><br/>

The location and views from the condo are wonderful. To access beaches one really has to have a car, as the path to the beach below puu poa is in very bad shape, but there are many wonderful, quiet beaches around. <br/>The condo itself was spacious, bright and clean, but the decor and finishes are tired (not as advertised) and need updating (eg bathroom sinks, faucets, etc). The kitchen was generally well equipped but some important things were missing eg no kettle. The Internet did not work initially, but was eventually repaired. The bed was comfortable but the linens, both bed and bath, were of poor quality (although the towels looked new) and new pillows would be a good idea. Finally, there were beach chairs, towels and umbrellas, in good condition and very useful. In a location like this a couple sets of snorkel equipment would have been appropriate, but there were none. <br/>We appreciated the guide book. A folder with some more "local" information (nearby restaurants, directions to grocery stores, etc)

This unit was in great condition. The staff were friendly and accommodating. We enjoyed sitting on the balcony as much as sitting on the beach. Being on the top floor was great for the views but also for the privacy. It is close to restaurants and shopping but without the traffic of being on a main road. We will return, this was the best vacation we ever had!
