Pacific Ocean is a 15 minute walk from the property. The coarse sand beach gradient is gradual for a long distance. There is no dock, moorage or float anchor.
Los Muertos is the most famous beach in Banderas Bay and is located a 10 to 15 minute walk straight down Aquiles Serdan from the property. This is also where you can stroll along the famous Malecon which was just redone last year. There are other quieter beaches that can be accessed by bus or taxi all along the bay. The best surfing option is about 1.5 hours by bus or car.

Booking Deposit
The booking is confirmed with a deposit of 50 percent of the rent.
Long Term Stay booking is confirmed with a deposit that is 30 percent of the rent.
For a long term stay, the deposit will depend on the length of stay.
Payment Balance
Balance of payment is due 60 days prior to arrival.
For a "Long Term Stay", the above payment balance policy is different and should be discussed with the owner.
Booking Cancellation Conditions
If you cancel anytime, payments (less 20 percent) are refunded if the property is re-rented.
Security or Damage Deposit
A refundable security/damage deposit of 300 USD is due on arrival.
When warranted, the deposit (or portion thereof) is refunded within 7 days of departure.

The owner is very friendly and accommodating. It is about a 15 minute walk to the beach, an easy flat surface walk if you cross the river (a couple of blocks down the street) and walk through the park on Cuale Island. The local market for perishables and dried goods is about 10 minutes up the street. Buses out of town are a couple of blocks away.

The space is lovely - all the outside walls are iron grill folding doors with some screened windows that allow lots of air and easy access to the very large terrace. They all have floor-length white curtains that billow in the breeze. There is no way to seal these doors, so sometimes external sound is an issue. We spent most mornings on the terrace reading and relaxing.

Local dogs barking most nights of the 2 weeks we were there was annoying. Ear plugs are supplied by owner, which helps. The corner street beside the house is a dead end and the family that lives there operates a snack stand on the corner and kids are playing in the evenings. It quiets down around 10 p.m.

The other noise issue is local vendors - gas, water, shrimp, fruit, pastries, ice cream etc. coming up the street regularly during the day calling out their wares, usually accompanied by a 'jingle', whistle or horn.This is how the local economy works here! Very convenient if you need anything :)

There is also a fabulous rooftop. Stairs to this apartment were around 30 - another 15 or so to the roof. Helps work off the guacamole and beer!

Furnishings are basic but comfortable. There are lots of cushions.

Kitchen is well supplied for cooking. There are armies of tiny ants so cleaning up and sealing food is a must.

I stayed in a light, clear and airy apartment with a great deck to relax on and would stay in unit again without hesitation. Great internet and also Vonage to keep in touch with Canada made stay even more pleasant. Great to stay in Mexican neighborhood and yet only a short walk to all restaurants and amenities of old town Puerto Vallarta. Both thumbs up.

Located in Old Town in a real Mexican neighborhood within easy walking distance to all restaurants, shops, downtown, the Malecon and the popular Los Muertos Beach. The property is on a cobblestone lined street with no buses and close to the swinging bridge on Rio Cuale Island. The neighborhood is full of kids playing soccer in the streets, corn being sold on the corner and a short hop to the local bakery and farmers market two blocks away. A vibrant Mexican neighborhood.
