GUEST AGREEMENT

PLEASE READ CAREFULLY
This contract constitutes an agreement between the Guest and the property Owner, represented by the Property Manager.
For Guests staying in the following properties, there is a mandatory resort fee in addition to the rental rate:

WAIPOULI BEACH RESORT (Beginning January 1, 2014) - $12/day (included with rental fees)
HANALEI BAY RESORT - $15/day (to be paid at check in at front desk)

DEPOSIT, PAYMENT AND CANCELLATION POLICY: Upon confirming your reservation, 25% of the total amount is required upfront upon booking the reservation. The final payment, including taxes, is due no later than 60 days prior to Guest’s arrival date. Expenses (including, but not limited to: extra clean fees, room charges, telephone charge, cable television charges, utility etc. ) incurred during your stay will be charged against Guest’s credit card.

Reservations not paid in full sixty (60) days prior or by the listed due date shall be subject to cancellation and forfeiture of all monies. Each property is individually owned. Rental fees are not transferable from property to property. If Guest’s check is returned by the bank, Agent reserves the right to require payment to be made by certified check or money order including a service charge of $50.00.

If cancellation is made at least 90 days prior to scheduled arrival, all monies will be refunded less the processing fee of $90.00 and up to $165.00 for larger homes. If cancelled less than 90 days prior to arrival, the 25% booking payment upon confirming will be forfeited. Cancellations made less than 60 days prior to arrival will result in forfeiture of the rent and taxes, with the exception of the cleaning fee and Security Deposit (if applicable). Guests are responsible for the entire time booked. No rental refunds are given for early departure or late cancellation. All cancellations must be made in writing (email and Fax acceptable). We do not make exceptions. In order to protect your vacation payments we strongly suggest travel insurance.

TRAVEL INSURANCE: You are a valued guest and we want to do everything possible to make your trip enjoyable and worry free. Because the unforeseen and unexpected can occur before you leave or when you’re away from home we recommend CSA’s Vacation Rental Insurance Plan. The premium for Vacation Rental Insurance can be included in the cost of your rental. Vacation Rental Insurance reimburses for pre-paid non-refundable expenses due to certain unforeseeable circumstances that may cause you to cancel, interrupt or delay your trip. Please review our cancellation policy in this Agreement.

TRUST ACCOUNT: The Deposit, the Final Payment, Security Deposit (if applicable), and any other fees will be deposited into Agent’s trust account at First Hawaiian Bank, Princeville, HI 96722.
CONDITION OF PREMISES: The property and its contents are privately owned, withthe Property Manager acting solely as the Owner’s Agent. It is rented with Owner’s furnishings and neither Owner nor Agent will be responsible for providing any additional furnishings or equipment. No items belonging to Owner shall be removed from the property. Any household appliance and equipment malfunctions reported will be handled as quickly and professionally as possible during normal business hours. In the event of an after- hours emergency, please call Cyrila Pycha at. Guest agrees to keep it in good, clean condition.

Additionally, the Property Manager shall not be responsible for any loss, expense, damages, claims or injury direct, indirect, consequential or otherwise caused by reason of military actions, acts of God, or by any agents, employees, subcontractors, servants or services as provided.. Should the contracted property become unavailable, the Property Manager will act in good faith and use its best efforts to substitute with accommodations or services of a type comparable to those contracted. The Property Manager in their sole discretion reserves the right to refuse or discontinue service to any person(s) and/or to rescind any contract for accommodations or guest services. The Property Manager will not be liable under any circumstances, including substitutions, to refund any unused portion of booked accommodations or services. The Property Manager is not responsible for valuables left in rental properties.

Guest authorizes Agent to repair damages or losses caused by Guest or invitees of Guest, at the expense of Guest. Guest accepts responsibility for the acts of their children, visitors or guests and service animals. Guest will not remove or rearrange inside or outside furniture. Guest renting homes/condos with air conditioning for thirty (30) days or more will be responsible for excessive utility billing.

PESTS: Hawaii is a tropical climate in which insects, rodents and lizards unfortunately thrive. All properties are on a quarterly maintenance program, but Guest may encounter these pests during stay. Contact with a “pest” inside or outside of Guest's rental is not reason for termination of this agreement. If this does occur, please contact the Property Manager to make a report as a trouble call will be scheduled.

GAS GRILLS: Gas grills are not allowed at Condominium projects. Charcoal BBQ's and Hibachis are prohibited in all properties unless already provided. Any reported illegal use of a gas or fire barbecue from the association will result in a fine, which will be charged against your credit card account.

MANDATORY OCCUPANCY DISCLOSURES: It is mandatory to disclose the exact number and names of guests who will be occupying the premises during the rental term. Guest must immediately notify Agent, by phone and/or in writing, if the number of occupants changes. Additional charges may apply. The premises shall be used for residential vacation rental purposes only. Special events such as parties, receptions, etc., shall not be allowed without the express written consent of Agent. Shall guest refuse to adhere by this policy, additional charges may apply. In no event shall the premises be sublet or this agreement reassigned without the written consent of Agent.

CHECK IN / CHECK OUT: We want you to enjoy your stay and when possible will accommodate early check in or late check out. However, we are not always able to do so. Guest agrees to abide by stated check in / check out times unless express permission is given by rental agent.

SUBJECT TO CHANGE: Advertised amenities are subject to change without notice or compensation. Changes can occur after a reservation is made as a result of sale of unit, remodeling, mechanical failure or servicing. Should a property be made unavailable for any reason beyond the control of Agent, Agent may substitute another like or better property. If no other property is available the limit of liability by property Owner, the Property Manager or its Owners, is to refund any pre-paid rents that have been paid by the registered Guest.
SECURITY FEE: A non-refundable security fee is included in Guest's rent in lieu of requiring a Security Deposit. This is intended to limit out of pocket expenses from accidental damages to the leased premises or contents during the guest stay. A description of the Security Fee can be found at for review and is incorporated herein by reference. PLEASE READ IT CAREFULLY. In order to honor a claim under the security fee guidelines, Agent must be made aware of any damage prior to check-out.
SECURITY DEPOSIT: In the case of Special Events (e.g. Weddings, Graduations, etc.) a Security Deposit is required. Guest agrees to be responsible for any damage to the Premises or its contents. The Security Deposit shall be applied to actual damages caused by Guest. After Guest's occupancy, the Premises will be inspected to determine if such damage or theft including additional cleaning, has occurred. In such event, Agent shall deduct the cost of such damage or theft including additional cleaning from the Security Deposit and Guest will be notified in writing. In addition, Agent may deduct from the Security Deposit the amount of any long distance or per call telephone charges and cable television charges such as but not limited to pay per view movies that may have occurred during the dates of Guest's rental period. Agent shall apply, account for, or refund Guest's security deposit within forty-five (45) days following the end of the tenancy.
HOUSEKEEPING:

The property has been cleaned and prepared prior to Guest’s arrival. Fresh linens and towels are placed in the property along with a starter supply of soaps and paper products. Additional supplies that may be needed are the responsibility of the Guest. Each property is equipped with a washer and dryer. Excessive use of the linens and towels resulting in extra loads of laundry upon check-out is subject to additional charges. The Cleaning Fee stated on the Agreement is subject to change.

Daily Maid Service is not included.

In addition to your one-time out clean fee, mid-stay cleaning(s) and/or deep cleaning(s) may be required for extended rental periods of thirty (30) days or more at guest’s expense. Please notify our office at least one week in advance of your arrival if you wish to make these arrangements.

Please note that animals are not allowed, however, in the event a guest requires a service animal and has proper documentation for said animal; there will be an additional cleaning charge applied to the final balance.

PHONES: The private phones in each unit are for Guest's convenience. Local calls (Kauai) are free. Please charge all long distance calls to a credit card or third party.

OWNER’S CLOSET: Locked closets reserved for Owner are not to be accessed by Guest.

RULES, REGULATIONS AND LAWS: All properties are SMOKE FREE. Any smoking is to be done 20 feet from any entrance of the property per Hawaii State Law. Detection of any smoking within the property is subject to a $450 fine to guest. Our rental properties are located in residential areas and guests are asked to be considerate of neighbors' privacy and right to quiet enjoyment of their homes by keeping any noise at acceptable levels. Guest will take all reasonable steps to assure that property occupants adhere to the Rules, Regulations and Laws that affect the property, Homeowner’s Association, the Property Manager and the State of Hawaii.

Customer understands that the owner of this rental retains the right to sell their rental or change management companies at any time. In the event the vacation accommodation is sold by the owner or transferred into a new management regime, the Property Manager, acting as an intermediary between you and the Owner, will use its best efforts to provide a substitute vacation accommodation of equal or greater value. If the Property Manager is unable to find such accommodations, then at the Property Manager or customer's option this Agreement shall be cancelled and terminated and the Property Manager, acting as an intermediary between you and the Owner shall refund to customer all payments made by customer under this Agreement, and the Property Manager and customer shall thereafter not have any liabilities or obligations to the other arising out of the unavailability of the rental property and/or customer's travel arrangements.

Customer acknowledges that the rental owner and/or their agent retain the right to enter the rental for any legitimate reason, including showing a prospective buyer the rental, by giving customer at least Twenty-Four (24) hours notice of such showing.

NON-LIABILITY AND INDEMNIFICATION OF OWNER AND AGENT: Guest agrees to hold harmless and indemnify the Owner and Agent from any and all costs, expenses, legal proceedings, legal fees, suits, claims, or demands, whether from loss of life or injury to Guest and/or invitees of Guest, unless same was due solely to the willful act or gross negligence of the Owner or Agent.

The above rental information, while deemed reliable, is not guaranteed. Changes in inventory and or decor occur from time to time and such changes will not void or alter the terms of the rental and is not a valid reason for cancellation.
AGREEMENTS: Signing this Agreement and the Rental Agreement constitutes a contract, namely:
1) Acceptance of all terms, conditions, policies and procedures detailed therein.
2) Acceptance of full financial responsibility for late departures, any loss of inventory, excessive housekeeping and damage or repairs due to abuse or neglect for the property occurring within the duration of your stay.
3) All disputes arising out of this Agreement shall be subject to the exclusive jurisdiction and venue of the Hawaii State courts of Kauai County, Hawaii, (or, if there is exclusive federal jurisdiction, the United States District Court for Hawaii) and the parties consent to the personal and exclusive jurisdiction and venue of these courts.
4) Customer agrees and acknowledges that this rental arrangement is not subject to the residential landlord/tenant code of the state in which this rental is occurring (such as the Hawaii Revised Statutes chapter 521) since this is not a long term residential rental.
5) Acceptance of rental charges as stated on page one of this rental agreement.

Any alterations made to this Agreement by Guest without the approval of Agent, renders this Agreement null and void.

Perfect family condo! We are a family of 6 and this condo was the perfect set up for our family. It was beautifully well kept, very clean, and had everything we needed for our stay. The outside closet also had quite a bit of toys and gear for the beach, which was very helpful as well. Short 10 minute walk to the beach at most. The grounds are well kept and the pools were nice as well. Would highly recommend and will definitely be staying in the unit again!

Holiday Wonderful place. Clean. Very well stocked with kitchen and cleaning supplies. Quick walk to the beach. Only one grill in Both pool areas. They did work. Unfortunate that outside pressure washing and painting didn’t allow use of the balconies.

Spring Break in Kauai Had a great vacation in Kauai. The condo was the perfect size for our group of 7 (4 adults, 3 kids), walking distance to the beach and centrally located.

Great family vacation My sisters family of 3, my family of 3 and my mom all stayed in this lovely condo. It was definitely spacious, well equipped and the central A/C (and pool) was awesome to have with 2 little ones. This unit is bright, but mostly on the shady side of the building - perfect for sitting out on the lanai without getting too hot. Just a 10 minute walk to the beach or the Heritage Trail in the other direction. Not much within walking distance (with 2 kids) in terms of restaurants, but there are a variety of shops just 5 min drive down the road. Would definitely stay here again!

Does the Job The company that manages this property will not send you the lock box code until your arrival. I like to have everything prepared and having to find the code through an email (or download their app) adds a level of stress that is not needed while you're on vacation. Don't be deceived by all the beach pictures. The property is not located on the beach. It's a 5 -10 minute drive or a long walk to the beach. The property met our needs but leaves a lot to be desired. Unlike other villas we've rented, this property did not have a start up supply of toiletries. It claimed to have beach chairs but they were not found. The cups/dishes and furniture were dirty. We had to fix the downstairs toilet twice because the tank would not fill with water. The property needs some remodeling. It gave us a place to sleep at night but definitely not worth the price.

#924 The condo was in a good location...5-10 walk to amazing snorkeling. We also used the tennis courts twice on our stay even though we didn’t even know ahead of time that the condo had courts with rental rackets available.

Great place Property was in good condition. Very comfortable and clean. Lots of beach equipment. Umbrellas need to be replaced but lots of chairs,mats,boogiboards,etc. It also has a well equipped kitchen. Location was great. As a frequent visitor to Kauai, I have rented a lot of places. This is my favorite.

Regency 924, Dec 25, 2016 a Jan 2, 2017 This property accommodated our family well. There were a few maintenance items that needed attention. It was well stocked with supplies. Parking was occasionally a problem. It was close to anything you needed. The beach was a pretty hefty hike, but very doable.

Kauai Trip We were here for my sisters wedding and the condo was perfect. I held a brunch and the kitchen had everything I needed. My girls loved the pool and the grounds were beautifully kept.

Our Kauai family vacation in Poipu We loved this 3 bedroom, 3 full bath upper floor condo rental.<br/>Clean, modern, quiet and well stocked kitchen. Nice furniture<br/>And comfortable beds. Family Vacation The condo at Regency at Poipu Kai #924 was as lovely as could have hoped for. Nicely decorated, clean and comfortable. We had problems with the washer; those things happen. The Remax people were very responsive. The only chuckle for us was not having a wine bottle opener, but lots of wine glasses!

10 days at unit 924 The unit was in excellent shape. The grounds and pools were in amazing shape and clean. The location is very central and allows walking to 2 beaches. Would easily stay here again.<br/><br/>The space was perfect for 2 families with 7 people. everyone had their own space.

Cool place to stay! We had a great time during our stay. We were very pleased with the amenities such as beach toys, beach chairs, boogie boards etc. Remax was wonderful,friendly,helpful with questions I had and addressed any issues we had immediately. The only issue we had to be concerned about were the thin walls the resonated sound to the floor below us. This was challenging at times with 4 kids, especially the first night we were there and they were overly excited about being in HI with their cousins. The curtains could be changed add there were tears in a couple of them. Overall it was a great place, close to beach and shops. We would stay there again.

Great condo! We really enjoyed staying at this condo. It was beautiful and fit our family of 6 very nicely. It has a couple nice pools very close by and it also a short, yet beautiful walk to the beach. Was so nice to have boogie boards and beach chairs already there so we didn't have to rent them. We would love to come back and stay here again. Highly recommend this condo to anyone!

Regency 924 This is a lovely condo close to many wonderful South Shore points of interest. It is located along the green belt, which is a lovely place to walk or jog in the mornings. There are two pools and lots of families vacationing at this location, which made pool time fun.

Good Place to Stay I visit Hawaii often, but never Kauai, and never in a rental property-mostly stay at Marriott's. However, this time I was traveling with a few friends and we wanted a little more space. This property seemed perfect-cheaper than a hotel, and about the size of my house. We enjoyed the layout-nice common area and separate bedrooms/bathrooms. There was a nice sized kitchen table, nicely appointed kitchen, and living room. Furniture and carpet was old-you could see the wear and stains which was a little offputting, but everything else was fairly clean.<br/>Folks I was traveling with were surprised that there was no shampoo/soap, but I didn’t expect anything so was fine with this.<br/>Location was nice-wasn’t beachfront, but was in nice condo area with nice grounds, and walking distance to the beach. Poipu beach was great-saw lots of seals and it was beautiful. Wonderful Condo I can't even describe how much we enjoyed our stay at this condo! Beautiful, fully equipped, very clean and very, very comfortable. Having ceiling fans and and AC in a condo in Kauai is just wonderful. I would totally recommend this condo in a heartbeat!

A nice place, but.... The appartment is in an older building, but the interior is nice and modern - the kitchen has very good material. So our first impression was very good. However, when we arrived all the rooms were smelling - I guess it resulted from too extensive use of insecticides. We had to open the windows for days to get rid of the smell - and as a consequence our sleep was not so good (we heard the noise from the street etc.). <br/><br/>There was one point that really annoyed me: Remax (the company managing the property) includes you into their mailing database and I received several mailings offering me their Apps and asked me to access their portal. In these mailings it was unclear whether they were commercials (which they were) or required for the actual rental. And they were "fully automated" so that the client has to find the place where to opt out... all in all a nuisance Response from RE/MAX Kauai; Wednesday, February 3, 2016 Aloha and Thank you for taking the time to write about your recent stay at Regency #924. I did look into your concern with insecticides and found that the unit was not serviced until January 27, 2016 well after your stay. As for the mailing database, we do not add any of our guests information to a database or distribute the information to our agents. We take each guests privacy seriously. I followed up with our Glad To Have You software team and was assured that you could only have received 2 emails. The first was the initial invitation to download the app on your mobile phone that would give you access to the property information, your guest agreement, entry codes, activities and local attractions. A second email is sent a week prior to your arrival as a reminder that this mobile app is available to you. The mobile app is not required and the email body itself would have told you that you can download your entry instructions as a pdf instead. I am truly sorry if you feel that you were inundated with emails. We continually try to do our very best for all of our guests. Great location We went with two other couples (total of six adults) and we all loved this property. Each couple had there own bedroom and bathroom which made it very comfortable for everyone. The property was clean and well maintained. The beach was a short walk on a from this property. Also there was a greenbelt that we enjoying walking on in the morning and evening. There was also a wonderful restaurant that was a short walk from this property named Kalapaki Joe's that we ate at several times. Also a beautiful golf course that was within walking distance. The location of this property was fantastic - I would definitely chose this property again when we come back to vacation in Kauai.

Great family vacation! We had a wonderful time in Regency #924. Lots of space, clean unit, loved that the condo had air conditioning and close to everything the area has to offer. Awesome stay at Regency#924 We come to Poipu as much as possible and this has been our favorite condo so far! Things I look for (and I'm picky) is how big, does it have a/c, and location to beach. I have 3 boys and sometimes we bring a friend or in-laws along- although we didn't this time ,this condo is plenty big! It says 3 bedroom and office- the office is a loft and could put a queen blow up mattress there easily- think there is one or two in the closet even. Couch is big and could sleep a few on there too. Super clean and updated and bright! Two giant things that were helpful are there are a ton of beach toys and towels provided, and spices in the kitchen!! A/c works great and the grounds are beautiful. 10 minute walk to beach and Brennekes- 5 minute walk to really good restaurant/bar at Kalapaki Joes- great breakfast and Happy Hour! Pools are very nice with bbqs, on the small size but not many people were using them when we were there so it was perfect! Jacuzzis were great too! Recommendations; do the tubing adventure, nearby horse back riding and ATV! So amazing - and then to go back to your condo with a/c, awesome bathroom showers to rinse off. In the evening go to Brennekes (walk) and go to the beach to watch the giant sea turtles come in at sundown - pretty spectacular (don't touch- they are protected!) great little mall nearby - check when the local market will be there to get fresh fruit! I will definately be back! I'm doing the review from my phone and won't let me rate anything but 5 stars on everything!! Highly recommended

Beautiful home for a family vacation! The kitchen was well stocked. The condo was clean and had all the supplies we needed. It was very comfortable and we loved that it had 2 master bedrooms. It was a quick walk to the beach with great paths to walk along.

Very Good Condo Great location and space for 3 couples and 2 toddlers. The internet is shared with another unit, so it does not work very well or consistently. The kitchen had most amenities we could want. The beach toys and chairs were also nice. Overall, we would stay there again! LOVE KAUAI!!

Home away from home. Our family loved the condo. It was a great size for our group, six adults and one baby. We liked being upstairs the only thing that could have been better is a better view, we overlooked the parking area.

Sleep optional The mattresses were so terrible my husband & I slept on an air mattress we purchased after the first night. The master bedroom had a decent mattress but the two guest rooms were awful. The entire house needs a really good scrubbing top to bottom. For the amount we paid I expected a lot more. I stayed in Princeville last year in a very luxurious condo that included a rental vehicle for almost half of what I paid this time. I figured maybe Poipu was more expensive to rent in so I wasn't upset until I saw the place. Plus they only give you a very small supply of toilet paper and garbage sacks even though you're staying over a week.<br/>Next time I will only stay where I know I'm getting my money's worth. This is definitely not it.

Loved it, loved it, loved it Close to beach; clean; just as pictured in photos<br/><br/>This was our first time renting through VRBO, and I wasnt sure what to expect. We really enjoyed Poipu and the condo was great. There's an outside closet with lots of beach gear that you access from the master bedroom patio, too. No complaints--only good things to say!

Great location Nice, spacious unit, close to Poipu Beach and the Hyatt. We cooked in mostly and found the kitchen to be fairly well stocked although where it said 12 dinner dishes we only had 6. The walls aren't the most sound proof and we could hear the neighbors but e would stay here again because of it's location

Regency at Poipu Kai #924 It's a lovely unit. Second floor wasn't difficult to manuever. The appliances worked fine. We should have had a note to separate our recycling from our trash. We did this after talking to other renters. We don't mind recycling just needed to know. Found the garbage bins on a walk. Missing a lightbulb in master bedside lamp. Printer didn't work for us. We knew we had boogie boards to use and took a guess the ones under the stairs were ours to use. Only 1/4 bottle of detergent available to use - had to buy more. Enjoyed the kitchen with all the utensils, etc. Needed to be dusted. Before we left we swept, vacuumed, washed the dishes and most of the towels too. Thank you.

Poipu Point Rental Unit was very comfortable, and having the loft with 3rd bedroom and 3rd bath was an extra bonus. There was so much room for everyone to spread out! Also, the wonderful walk in ceramic tile shower in the master bedroom was lovely, and again, so spacious. This unit was definitely a great value, and in a great location. Thoroughly enjoyed our stay!

An O.K. place to stay I think overall it was an ok place to stay. I think the unit looks a little tired and needs some updating. The carpets are dirty and sofa well used along with the bed linens. Something is wrong with the air conditioning unit. Didn't seem to cool the unit very well. The size of the unit was very accommodating. One evening at 2:30 am. the television was blaring below the master bedroom in the unit below us for hours. We tried knocking on the door but no answer. We do appreciate letting us stay longer than the checkout time to make things easier for our night flight.

Family Vacation A couple suggestions. One of the twin beds had slats that were too short so the bed kept falling through to the floor.<br/><br/>Not much room between coffee pot and area to put away dishes from the dishwasher. Accidently, tipped the coffee grounds on my back when trying to empty the diswasher. Had 2nd and 3rd degree burns over a large section. Easy remedy is to move coffee pot, but thought of that too late!

Great Stay in Poipu! We had 5 of us in the Condo. There was plenty of room for everyone! mother in law upstairs, kids shared a room and had their own bathroom, and master was very comfortable!<br/><br/>The kitchen was stocked with enough pots, pans, cook about anything. <br/><br/>The walk ot the beach was short and thru a beautiful complex.<br/><br/>no problems! Would definitely reccommend.

A wonderful experience. The Condo was pretty much what we expected once they fixed the Air Conditioning. It took 3 days and 2 phone calls to get it done. But overall we thoroughly enjoyed our 10 day stay. The kitchen facilities worked perfectly and the furniture was very comfortable. If we were to do it again, the only thing I would change is to be closer to the beach. It is about an 8 minute walk to either Shipwreck or Brenekke. Actually the exercise was probably good for me.

Enjoyable experience Overall, we had a very enjoyable stay at this property. The Property was very well equipped with everything you may need to spend the week. The management company was very generous with supplies, such as cleaning supplies, toilet paper, etc. The only negative comment I have is that the furniture (couch in paricular) and throw rugs are pretty worn and should be replaced. It could also use a fresh coat of paint.

Great Location Odor in kitchen area, furniture well worn and faded, need for utensils and plate ware. Check-out on rental agreement was not honored, tenant privacy was disrupted a few times by service techs for services which should have been done before arrival. Nice Place We were very satisfied with the place. The only minor downside was that since it was on the 2nd floor, you really had to walk lightly to prevent your footsteps from reverberating to the tenants below.

Kauai Is Amazing!! Thank you for the wonderful vacation on the tropical paridise of Kauai. We had a great time and the condo was all we needed to see the entire island. The condo was clean, well stocked with everything we needed. The location is great, just a short walk through tropical gradens to Shipwreck, Bernecke, and Poipu beaches. There were 4 of us for 1 week and 6 for the second week and the condo accomodated us well. I would definitely stay here again.

Great Stay Rental was clean and accomodating. Staff was helpful when called. Some things need help. Refer leaks water inside and drips over food (staff was notified). Toilet upstairs "phantom flushes" (staff was not notified). Overall a nice clean units. We would use it again.

PERFECT CONDO FOR THE FAMILY The condo met all our expectations. It is very clean and comfortable. We had everything we needed from kitchen utensils, plates, glasses etc., to towels and linens. There are 2 BBQ areas located by the 2 pools for the condos. They are easy to walk to. The grounds through out the condo are very well kept. Shipwrecks Beach is within walking distance of the condo. We didn't swim there because it always had a red flag posted while we were there. But we did just sit and relax. Found some nice shells. We did swim at Poipu Beach which has a life guard during the day. We even got to see a sea turtle. We went on a Safari Helicopter tour which was just amazing. If you think Kauai is beautiful at ground level, it is just breathtaking from the air. Waimea Canyon and the Napali Coast are a must see. We visited the Kilauea Point National Wildlife Refuge & Kilauea Lighthouse which had spectacular views. We also did the Coco Palms Hotel tour located in Kapaa . I was not rebuilt after the 1992 hurricane but has such a rich history. It is now hopefully going to be rebuilt to its former self. There are so many more things to do that we would have needed at least another week to explore.

annual visitor to the island This property was clean and comfortable. The bathrooms and kitchen are nice and the kitchen was well equipped. The furniture in the living area is dated and shows its age, especially the recliner. The balcony overlooks the parking lot, but it is not noisy. The value is good.

Good location and friendly management We enjoyed our stay. Comfortable space. The A/C was not working on day one and place was hot. We needed to waiting until the next day for it to be fixed. No Internet info in the house to sign in. Therefore had to wait until next day to ask office. Otherwise, nice location and courteous property management. Nice to have laundry and dishwasher. No rice cooker.

Excellent stay in spacious condo w/ great Poipu location! We were a group of three couples staying in Poipu for a friend's wedding at the nearby Grand Hyatt Kauai, and this condo at Regency Poipu Kai was perfect for our needs. Spacious and clean, with a full bathroom to accompany each bedroom, a modern and fully equipped kitchen, and ideal location just a few minutes' walk from Poipu Beach Park and the Grand Hyatt, and a few minutes' drive to all of the restaurants and shopping of Poipu and Koloa. The condo was perfectly clean and well stocked when we arrived, and while furnishings aren't the newest or most modern, everything is in very good condition.

All That and a Bag of Chips! When we landed in Kauai, we had rented a different condo which turned out to be just dreadful. The property management company moved us here! This places was awesome. review of 924 Regency For the price paid too many things were broken and not addressed timely and options provided were just not convenient for broken items. Too many restrictions placed on your for electric cable internet in contract for the huge price paid. Internet and computers did not work. I was disappointed in price paid versus actual living there for two weeks. I know being there better deals are available, people should search more for deals.

A beautiful spot to stay while exploring Kauai! My family was delighted with this place! All three bedrooms were comfortable and well appointed. The living room was perfect for relaxing after a day of adventures, and the kitchen offered all we could have wanted to enable us to whip up a casual meal.<br/> We were too busy at the beaches and snorkel spots to try out the pool. Highly recommended. When we misplaced our key, ReMax was most helpful in offering a replacement.

And A Great Time Was Had By All We loved staying here. It was a great place to stay with extended family. DD and SIL watched a grass fire across the street send huge flames into the air. It was nice having the swimming pool so close and just a short walk to the beach. The boogie boards<br/> in the closet were used almost daily. We had a problem with a broken washer that couldn't be repaired immediately. The solution offered was to use the washer in the condo unit downstairs. It worked out OK; but with 8 people on the go all day we preferred doing<br/> laundry at night and the washing machine was not always available then. We also found clothing under the beds from former guests. UGH. Overall it was an excellent place and we would happily return there again.

The condo at Regency at Poipu Kai #924 was as lovely as could have hoped for. Nicely decorated, clean and comfortable. We had problems with the washer; those things happen. The Remax people were very responsive. The only chuckle for us was not having a wine bottle opener, but lots of wine glasses!

This property accommodated our family well. There were a few maintenance items that needed attention. It was well stocked with supplies. Parking was occasionally a problem. It was close to anything you needed. The beach was a pretty hefty hike, but very doable.

We really enjoyed staying at this condo. It was beautiful and fit our family of 6 very nicely. It has a couple nice pools very close by and it also a short, yet beautiful walk to the beach. We went with two other couples (total of six adults) and we all loved this property. Each couple had there own bedroom and bathroom which made it very comfortable for everyone. The property was clean and well maintained. The beach was a short walk on a from this property. Also there was a greenbelt that we enjoying walking on in the morning and evening. We had a great time during our stay. We were very pleased with the amenities such as beach toys, beach chairs, boogie boards etc. Remax was wonderful,friendly,helpful with questions I had and addressed any issues we had immediately. The only issue we had to be concerned about were the thin walls the resonated sound to the floor below us. This was challenging at times with 4 kids, especially the first night we were there and they were overly excited about being in HI with their cousins. The curtains could be changed add there were tears in a couple of them. Overall it was a great place, close to beach and shops. We would stay there again.

This is a lovely condo close to many wonderful South Shore points of interest. It is located along the green belt, which is a lovely place to walk or jog in the mornings. There are two pools and lots of families vacationing at this location, which made pool time fun.

I visit Hawaii often, but never Kauai, and never in a rental property-mostly stay at Marriott's. However, this time I was traveling with a few friends and we wanted a little more space. This property seemed perfect-cheaper than a hotel, and about the size of my house. We enjoyed the layout-nice common area and separate bedrooms/bathrooms. There was a nice sized kitchen table, nicely appointed kitchen, and living room. Furniture and carpet was old-you could see the wear and stains which was a little offputting, but everything else was fairly clean.<br/>Folks I was traveling with were surprised that there was no shampoo/soap, but I didn’t expect anything so was fine with this.<br/>Location was nice-wasn’t beachfront, but was in nice condo area with nice grounds, and walking distance to the beach. Poipu beach was great-saw lots of seals and it was beautiful. The walk there was also great, with some nice running areas.<br/>Overall, would definitely stay again.<br/>

The appartment is in an older building, but the interior is nice and modern - the kitchen has very good material. So our first impression was very good. However, when we arrived all the rooms were smelling - I guess it resulted from too extensive use of insecticides. We had to open the windows for days to get rid of the smell - and as a consequence our sleep was not so good (we heard the noise from the street etc.). <br/><br/>There was one point that really annoyed me: Remax (the company managing the property) includes you into their mailing database and I received several mailings offering me their Apps and asked me to access their portal. In these mailings it was unclear whether they were commercials (which they were) or required for the actual rental. And they were "fully automated" so that the client has to find the place where to opt out... all in all a nuisance

For the price paid too many things were broken and not addressed timely and options provided were just not convenient for broken items. Too many restrictions placed on your for electric cable internet in contract for the huge price paid. Internet and computers did not work. I was disappointed in price paid versus actual living there for two weeks. I know being there better deals are available, people should search more for deals.

My family was delighted with this place! All three bedrooms were comfortable and well appointed. The living room was perfect for relaxing after a day of adventures, and the kitchen offered all we could have wanted to enable us to whip up a casual meal.<br/> We were too busy at the beaches and snorkel spots to try out the pool. Highly recommended. When we misplaced our key, ReMax was most helpful in offering a replacement.

Great location and space for 3 couples and 2 toddlers. The internet is shared with another unit, so it does not work very well or consistently. The kitchen had most amenities we could want. The beach toys and chairs were also nice. Overall, we would stay there again! LOVE KAUAI!!

Good location for taking walks and close to beach. Pools were a bit cold and one spa was not heated properly.

We loved staying here. It was a great place to stay with extended family. DD and SIL watched a grass fire across the street send huge flames into the air. It was nice having the swimming pool so close and just a short walk to the beach. The boogie boards<br/> in the closet were used almost daily. We had a problem with a broken washer that couldn't be repaired immediately. The solution offered was to use the washer in the condo unit downstairs. It worked out OK; but with 8 people on the go all day we preferred doing<br/> laundry at night and the washing machine was not always available then. We also found clothing under the beds from former guests. UGH. Overall it was an excellent place and we would happily return there again.

Our family loved the condo. It was a great size for our group, six adults and one baby. We liked being upstairs the only thing that could have been better is a better view, we overlooked the parking area.

The mattresses were so terrible my husband & I slept on an air mattress we purchased after the first night. The master bedroom had a decent mattress but the two guest rooms were awful. The entire house needs a really good scrubbing top to bottom. For the amount we paid I expected a lot more. I stayed in Princeville last year in a very luxurious condo that included a rental vehicle for almost half of what I paid this time. I figured maybe Poipu was more expensive to rent in so I wasn't upset until I saw the place. Plus they only give you a very small supply of toilet paper and garbage sacks even though you're staying over a week.<br/>Next time I will only stay where I know I'm getting my money's worth. This is definitely not it.

Close to beach; clean; just as pictured in photos<br/><br/>This was our first time renting through VRBO, and I wasnt sure what to expect. We really enjoyed Poipu and the condo was great. There's an outside closet with lots of beach gear that you access from the master bedroom patio, too. No complaints--only good things to say!

Nice, spacious unit, close to Poipu Beach and the Hyatt. We cooked in mostly and found the kitchen to be fairly well stocked although where it said 12 dinner dishes we only had 6. The walls aren't the most sound proof and we could hear the neighbors but e would stay here again because of it's location

It's a lovely unit. Second floor wasn't difficult to manuever. The appliances worked fine. We should have had a note to separate our recycling from our trash. We did this after talking to other renters. We don't mind recycling just needed to know. Found the garbage bins on a walk. Missing a lightbulb in master bedside lamp. Printer didn't work for us. We knew we had boogie boards to use and took a guess the ones under the stairs were ours to use. Only 1/4 bottle of detergent available to use - had to buy more. Enjoyed the kitchen with all the utensils, etc. Needed to be dusted. Before we left we swept, vacuumed, washed the dishes and most of the towels too. Thank you.

Unit was very comfortable, and having the loft with 3rd bedroom and 3rd bath was an extra bonus. There was so much room for everyone to spread out! Also, the wonderful walk in ceramic tile shower in the master bedroom was lovely, and again, so spacious. This unit was definitely a great value, and in a great location. Thoroughly enjoyed our stay!

I think overall it was an ok place to stay. I think the unit looks a little tired and needs some updating. The carpets are dirty and sofa well used along with the bed linens. Something is wrong with the air conditioning unit. Didn't seem to cool the unit very well. The size of the unit was very accommodating. One evening at 2:30 am. the television was blaring below the master bedroom in the unit below us for hours. We tried knocking on the door but no answer. We do appreciate letting us stay longer than the checkout time to make things easier for our night flight.

A couple suggestions. One of the twin beds had slats that were too short so the bed kept falling through to the floor.<br/><br/>Not much room between coffee pot and area to put away dishes from the dishwasher. Accidently, tipped the coffee grounds on my back when trying to empty the diswasher. Had 2nd and 3rd degree burns over a large section. Easy remedy is to move coffee pot, but thought of that too late!

We had 5 of us in the Condo. There was plenty of room for everyone! mother in law upstairs, kids shared a room and had their own bathroom, and master was very comfortable!<br/><br/>The kitchen was stocked with enough pots, pans, cook about anything. <br/><br/>The walk ot the beach was short and thru a beautiful complex.<br/><br/>no problems! Would definitely reccommend.

The Condo was pretty much what we expected once they fixed the Air Conditioning. It took 3 days and 2 phone calls to get it done. But overall we thoroughly enjoyed our 10 day stay. The kitchen facilities worked perfectly and the furniture was very comfortable. If we were to do it again, the only thing I would change is to be closer to the beach. It is about an 8 minute walk to either Shipwreck or Brenekke. Actually the exercise was probably good for me.

Overall, we had a very enjoyable stay at this property. The Property was very well equipped with everything you may need to spend the week. The management company was very generous with supplies, such as cleaning supplies, toilet paper, etc. The only negative comment I have is that the furniture (couch in paricular) and throw rugs are pretty worn and should be replaced. It could also use a fresh coat of paint.

Odor in kitchen area, furniture well worn and faded, need for utensils and plate ware. Check-out on rental agreement was not honored, tenant privacy was disrupted a few times by service techs for services which should have been done before arrival. Past review concerns still existed.<br/>

We were very satisfied with the place. The only minor downside was that since it was on the 2nd floor, you really had to walk lightly to prevent your footsteps from reverberating to the tenants below.

Thank you for the wonderful vacation on the tropical paridise of Kauai. We had a great time and the condo was all we needed to see the entire island. The condo was clean, well stocked with everything we needed. The location is great, just a short walk through tropical gradens to Shipwreck, Bernecke, and Poipu beaches. There were 4 of us for 1 week and 6 for the second week and the condo accomodated us well. I would definitely stay here again.

Rental was clean and accomodating. Staff was helpful when called. Some things need help. Refer leaks water inside and drips over food (staff was notified). Toilet upstairs "phantom flushes" (staff was not notified). Overall a nice clean units. We would use it again.

This property was clean and comfortable. The bathrooms and kitchen are nice and the kitchen was well equipped. The furniture in the living area is dated and shows its age, especially the recliner. The balcony overlooks the parking lot, but it is not noisy. The value is good.

We enjoyed our stay. Comfortable space. The A/C was not working on day one and place was hot. We needed to waiting until the next day for it to be fixed. No Internet info in the house to sign in. Therefore had to wait until next day to ask office. Otherwise, nice location and courteous property management. Nice to have laundry and dishwasher. No rice cooker.
