I found the owners easy to communicate with as we made plans for our arrival. Upon our arrival, they gave us a most friendly welcome with beverages at the ready, a thorough tour of the property, and an orientation to the area. The on-site caretaker was also very accommodating.
We found, however, that the property was not as advertised. It is clearly not “newly built” as claimed. Many fixtures were corroded and badly in need of repair or replacement. The kitchen was adequately equipped, but not for serious cooks. The beach and water were covered with seaweed and trash, making the advertised “long walks” along the beach and swimming in the ocean impossible. While the presence of the seaweed is apparently a growing menace all over the Riviera Maya area and not something the owners can generally control, I recommend checking beach and water conditions before making plans. The odor coming from the seaweed the last two days of our visit was almost unbearable.
The air conditioners in the bedrooms functioned very well and allowed for a comfortable respite from the smell. The house was roomy enough for six with space to relax. The views from the back porch and upper sun deck are picture-perfect as depicted in the listing. The pool was a life saver. Our 3 star rating does not take into account the condition of the beach, particularly its smell. If the disappointing condition of the beach is included, we would give it a 1.
