Alii Beach Rentals 5 Star Operation This is 2nd time we have stayed with Alii Beach Rentals. We wouldn't want to stay with anyone else. Our experience is always 5 Star. I can't imagine staying with anyone else. The people from Alii are completely professional in every department. The apartment was perfect and anything needing attention was immediately taken care of by their maintenance staff. Mike and Rington are very special young men. Royal Kuhio Unit 2012, Alii's Beach Rental Review Overall, our experience was quite pleasant. The Condo location is excellent being right in the heart of Waikiki, & the views from the unit are exactly what we hoped for. The Condo inside condition certainly could use some upgrades & a thorough cleaning. When walking on the floors in bare feet, the bottoms of our feet were black, which I'm sure translated into the bed sheets discoloration at the foot end. The floors appear to never have been washed! The drapery at the lanai door are very old, & could use replacement. In the bedroom the drapes covering the window are poorly fitted with gaps at the ends & within. Full proper replacement is required & would make it so much nicer! Also in the bedroom when the air conditioner unit was installed, it was very poorly fitted or sealed off within the outside wall, leaving large gaps with the coolness to escape, & heat & noise to penetrate directly into the room itself! It's a real mess which should be repaired. During our stay, we did ask your Maintenance Staff to replace the venetian blind in the kitchen as it was totally inoperative to close or open. Once replaced it was a wonderful acquisition & so appreciated! We would like to give a very 'Special Shootout' to Mike, the Maintenance person, who provided excellent professional service, & was a valued assistant to our needs during our stay! The question below asking about our names display? I've tried to delete entirely as there is an error in the printing, but was unable to correct or delete. If you could please replace simply state: 'Bev & Bruce from Canada'. For the remaining starred questions, we were unable to give any reply answer or star numbering. Perhaps this is a program problem, but not sure why?? Amazing experience My friends and I stayed here for a month, and the experience was amazing. Every morning we were astonished by the ocean view, it never got old. The location is impeccable. It's close to the Waikiki beach, 5 minutes walk to various gorgeous restaurants, 10 minutes walk from our favorite surf board rental place. The place comes with a parking spot hence car rental friendly. The small room for improvement was the tiny cockroach issue, but I assume that's kind of normal in Hawaii. Overall the place is fabulous, and we would totally love to stay at this place again. Not what we expected It was a disaster, we were informed 2 days before we left to arrive in Hawaii the air-conditioning wasn't working and we're transferred to other accommodation, which was terrible, there was no lights in the bedroom, the air-conditioning rattled the entire time and the place smelt so badly of bleach and mould. Love this place We have stayed twice in room 2012 and loved it there both times. Royal Kuhio is in the perfect spot to have easy access to beach, shops and busses. What you see in the photos is exactly the way the condo is. We have booked threw Ali’i Beach Rentals a lot over the years and will not go to anyone else. Reta & Gabby have always made our booking and stay easy. To the wonderful accountant that helped us in a tight spot. Thank you so much, sorry I forgot your name. Nice corner apartment with a view of the ocean Instructions were clear about retrieving the key to the apartment.Apartment was clean and functional.A separate bedroom with 2 beds was nice took.Felt like a home away from home.Very convenient for shopping and food but it can be a little noisy if you’re the type who prefers quiet time.There’s noise from the streets below even on the 20th floor!Probably,apartments facing the mountain side nigh be a little quieter perhaps. great location and helpful staff It was a very comfortable room. very clean and tidy.nice ocean view from lanai.We could not manage to turn on shower from tap,I think it was stiff to come out,but rental management staff was so helpful. They responded very quickly.Probably we stayed Friday,Saturday and Sunday night,it was very noisy outside untill 2 or 3 am. we love location. Easy walking distance to beach and shopping. Royal Kūhiō #2012 - October 2019 Arrived 10/23/19, left 10/31/19. Been In area many times but 1st time @ Royal Kuhio - would definitely stay again! Two gals traveling felt safe. Convenient to everything! Corner unit, has decent oceanview, given ubiquitous tall buildings. Can see Royal Hawaiian (the iconic regal Pepto-Bismol pink hotel) that I remember from my first visit in 1962 when there was virtually nothing higher) dwarfed by newer hotels. Walked into a bright, open, clean renovated unit. Living room - comfy couch, wood flooring, great ceiling fan (in fact, friends who traveled w/ me & stayed in same complex (#3001 - at this writing, flip unit w/ canal & mountain view which they liked, had wall-to-wall carpet, not as recently renovated as #2012) liked the fan so much, bought same fan right after we returned home), table w/ 4 chairs, small screen tv. Kitchen - good counter space, equipped pretty well. Cabinets kind of high so dishes hard to reach (we took down what we needed & kept them out in dishrack until we left). Another minor point - one of the drawers didn’t open all the way because stove jutted out a bit too much. Bedroom - 2 comfy queens separated by nightstand (w/ lamp) which we didn’t use. Bedroom closets adequate w/ larger mirrored sliding door closet housing a laundry basket, some bedding, iron & ironing board. Convenient that sink was separated from toilet (had bidet/sear warmer attachment) & bathtub/shower. Closet space on left side when entering unit was spacious. Hall closet had towels, toilet paper & hairdryers. Not having much flat space in bedroom, we moved 2 dining chairs into bedroom, placing them between beds & closets. Few minor “complaints“ – curtains over air conditioner did not move smoothly & a small plastic vent on air conditioner fell off - we set that aside. Parking in garage convenient. Obtaining key not easy as lockbox was set high on the gate. Very Happy On arriving in Waikiki the Royal Kuhio was very easy to find. Instructions to enter the property were spot on and no problem. The property entrance is large, spacious and very nice. We were very pleased with the unit we stayed in. The kitchen had everything we needed, the sofa bed was new and very comfortable, large bedroom with 2 Queen beds. The bathroom was on the small side but it was fine. The view from the balcony was great. We were on the 20th floor which limited the street noise and gave for a great view. The air con in each room worked well but I found the bedroom one little noisy. Curtains in bedroom need to be fixed, had come off the curtain tracks. The unit was very clean and comfortable and quiet. Location was great, we were close to all our favourite shopping and eating places. Unfortunately the pool and recreation area was under construction but the beach was only a short walk away. I can honestly say we had a great stay. Oh and appreciated the free parking very much. Mostly Satisfied Overall I’d give this rental a 4/5 stars. Location was great with Ocean view and walking distance to the beach. I was a bit hesitant being claustrophobic and having to ride the elevator to the 20th floor but it was quick. I felt safe staying there. Downside is the windows are slats so they don’t close entirely shut so you can hear outside noise. Could also have been a little cleaner. The blanket I got out of the closet was dirty. Waikiki Area We really liked the layout of the condo. This is a corner unit so we had extra windows. It has a nice ocean view. Our only complaint was noise. Kuhio is a very busy street, lots of sirens, and lots== of road noise as well as industrial air conditioners from nearby buildings.

Excellent apartment with great view We rented 4 units in this building from Ali'i Beach Rentals. This one was the best. My daugter's family with 2 small kids had this unit. It was clean, felt spacious and everything worked. We would highly recommend this unit.

Fantastic stay ! Had a wonderful stay in July 2018. Unit with view of sea was clean, comfortable for 2 adults and a teenager, close to shopping and convenience stores. Beds were comfortable. Free parking was a definite bonus. Would recommend.

Hawaiian dreams Stay was great, condo was clean and spacious. There were a few things that need updating. There is no toaster and the small oven grill would not work, phone does not work there is no power going to it. Sofa bed does not fold flat and is very uncomfortable and needs updating. Room itself is clean and a perfect location, it was nice not to have carpet as most of the other condos still do. condo 2012 we rented at the Royal Kuhio before but a diifferent property so we knew the location was great the key system to the parking didnt really work properly and we had to try a few times but it looks like they were updating the key so i guess , this small issue should be resolved soon the only small issue was that there was no change machine in the laundry room like they had last time.. we had to go to the abc store to make change other than that, the condo itself was great..Clean with everything you need in the kitchen as well as for the beach we will rent at the same place again next time.. Free parking is a big plus

Nice location with free parking. Elevator system needs upgrade! Convenient to shopping and beaches in Waikiki. If you rent a car the free parking space is great, right in the parkade of the complex. Air conditioner a bit noisy but worked well. Clean unit. 2 our of 3 elevators were broken! This is bad, during busy traffic you could wait 20 or more minutes to catch the elevator up or down. The stairwells were a bit sketchy to walk down.

Great little home away from home!! Great little apartment, had everything you need and close to everything. Had some issues with parking garage and key to get in as the building had upgraded keys and we were given the old ones so had to call security every time to enter parking garage and wait. Other than that was a perfect choice.

Suite 2012 Staying at this condo was a first for husband and I. We flew in for a business conference and the ease of access and the check in process was amazingly easy. The location was great! There’s a McDonalds and an IHOP restaurant directly across the street, the assigned parking stalls were extremely convenient being parking is always an issue in Waikiki. The view of the city lights were phenomenal from this suite and beautiful Waikiki beach is just a 5 minute walk away! Overall, I was extremely happy with my stay and the accommodations here, the only down side to this is, the bathroom is quite small!... a bidet was added to the toilet seat & this prevented the bathroom door from closing due to its tight/enclosed space.... other than that, I will definitely reserve this room again for my next stay! Very nice stay Property was very clean - great location with parking. No laundry basket made it difficult to carry laundry downstairs. Curtains really need replacing as were damaged. vacation pool was closed so we had to go thru rec room to get to lounge area. there was no marking on the sliding glass door and I ran into it and was diagnosed with a concussion when I got home. the day after I hit the door there was blue tape on the glass. don't know if someone else hit their head or not for them to mark the door. I thought there was a law about marking them. I didn't have a headache so I didn't get checked out in Hawaii but went to the Dr. when I got home because I was not feeling good. Excellent Location! Perfect location to walk to anywhere in Waikiki. 5mins to Kuhio Beach Park, 15mins to the lagoon, 5 mins to the food trucks and heaps of shopping and restaurants. Great view of the ocean and the surfers. You can watch the fireworks from the balcony too. The building and grounds are old, but the pool was a huge hit for our 3yr old, and we were in it a lot!

Royal kuhio 2012 Je suis satisfaite du service meme si la réponse aux mails n ‘ont pas été rapide. Alii rental gère ses locations en utilisant des applications Nous avons eu un probleme avec le tuyau de la ****** mais regler le lendemain matin meme Nous avons loué un F2 au Royal Kuhio en novembre. Ce bâtiment est tres bien placé et les appartements pas tres vous le conseil et j’y reviendrai c’est certain. 6 Night stay in Waikiki Overall we were very satisfied with the rental. The unit looks like it was recently renovated. It was clean, the AC worked well and it comes with free parking. Royal kuhio 2012 Nice location-easy walking with the beach close by. The condo was clean but lacked furniture The 3 beds were comfortable-it would have been nice to have a dresser in the room with storage to unpack our suitcases. The living room had only one sofa-we managed to squeeze 3 adults on but there was no seating for the 4 of us. The kitchen table could use updating as there were 3 chairs that matched(seats were able to lift off) and one chair that didn't match. Also no coffee table so we moved a side table to use. Curtains in bedroom need to be replaced as well as the air conditioning unit is very loud. It was nice to have a kitchen but would be nice to have a few more plates(only 4) so that we didn't need to wash after each meal. Also no drinking glasses so we purchased our own.Lanais chairs were uncomfortable and not sturdy for adults- nice ocean view. Property management company was great-very helpful and accommodating-thank you Chloe! Was a comfortable unit but could be so much more with very little effort. Review for Rental 2012 Royal Kuhio Overall it was good. This facility needs the bathtub porcelain left and the tub gets very dirty. We tried cleaning it a few times, but after a couple showers it gets pretty black. This facility needs coffee cups and drinking cups. It only came with four wine glasses.We picked up our own disposable cups. The kitchen cupboards and countertops and sink should be updated. great location and it comes with parking Good property - everything was reasonably clean. Great internet but TV needs updating - very small and picture doesn't fit screen. Floor rug frayed and curtain in bedroom needs replacing. Well equipped kitchen except there are only 3 wine glasses which are all different sizes.

Hawaii visit The picture here is much brighter than the property itself. When you walk through the lobby it is very nice. Once I was in my room not bad but not as nice it was okay. The bathroom was not very big. The condo itself could stand to have the paint re-freshened. I think with some minor touch this could be a great spot to get away to. The management company was great. I just think Hotel life is better for me. Would I try it again some other time I probably would. Wonderfull Hawaii The accommodation at Royal Kuhio was for myself (senior), daughter and granddaughter (infant), the apartment was in a great location and a short stroll to beach and main street. The apartment was as described and had enough items (kitchen) for our stay but we didn't do a lot of cooking but was ideal for preparing meals for my granddaughter. It had enough room for our needs. The bathroom could do with an update, a bit dated and there was a damp smell but not too bad. Beds very comfortable.Overall a great place and a good price. The staff at the property rental co.,Alii Beach Rentals where fantastic,(Rita especially) they were very friendly and helpful, nothing was a problem, the checking in process was very smooth and pain free! Great Location. Walking Distance to Waikiki Very spacious condo in excellent location near shopping, restaurants, nightlife and famous Waikiki. Bus stop right in front. A little noisy at times from outside despite being on 20th floor but we slept 6 very comfortably, enjoyed full kitchen, beach towels and location!! Parking also HUGE plus

Royal Kuhio 2012 Excellent property and location. The only disappointment was that we were only provided with one roll of toilet paper for 3 people for 3 nights. So we had to buy extra toilet paper. The TV could also be bigger. Otherwise, excellent stay.

Sad Condo I was told by Ali'i beach rentals that this unit was clean and updated, well it was not. It is a beat up old dirty neglected condo. We did not even have drinking glasses, however on the third day they did bring us some. I would be nice if these property managers walked through the units. I could go on but why. This part of Waikiki is EXTREMELY noisy which we knew ahead of time. I rented from Ali'i Beach Rentals a few years ago and that unit was also a dump. I would not recommend this unit unless dirt doesn't bother you. Always good experience I live in Hawaii, but rented this place for my parents. This is second time for them to stay their unit. This room is upgraded and very clean. The location is 2-3 min walk to the central Waikiki. This is the best place for vacation. Because I live in Honolulu, I know where is the good place and where is not... You know what I mean?? 18 nights in waikiki We recently stated 18 nights in condo 2012. It was a great space, pleanty of room for miss 7 and miss 10. Bus stops right outside, 5 min walk to the beach. Everything you need to cook and live comfortably. Condo was very clean when we arrived. Had the wrong key and a staff member was very quick to arrive and give us the correct key. I would suggest eyemasks and ear plugs as it's very light and loads of street noise. Air con is very effective but loud. Lovely to watch the ocean and surfers on the balcony each morning. Pool was fantastic. A great holiday.

A REASONABLY NICE SUITE Did not start in a very good way. Could not locate several of the supplies, after 3 phone calls, found out they were in a closet that appeared to be locked... BUT WAS NOT!!! If there had been any instructions as to where the supplies were and how to operate the T.V., our first couple of days would have gone smoother. The bedroom curtains were disgusting (very dusty & very tattered); did not want to touch them even to let in the sunlight! The suite is nicely laid out & would be extremely bright if all of the windows were cleaned and the curtains replaced. The ocean view is very good! royal kuhio review We found the price quite reasonable but would have been glad to pay more for a unit that was cleaner. There should have been more sheets available and the fridge was leaking. Disappointed The location is amazing. Condo Royal Kuhio unit 2012 is dated, filthy and has MOLD in the AC unit in the living room. The bedsheets had hair, the dining chairs were filthy and stained, same for the rug and couch, the kitchen cupboards were sticky, the dishes were not clean, the non stick pots and pans were scratched (so not safe to use). We did get our AC unit changed, but there was mold all around the AC unit. Total health hazard, we did not use the AC and didn't bother calling for maintenance again. Good Stay Follow instructions in detail to find key to the unit. The unit was clean and met our needs. The kitchen counters could use an update (chipped top) but had everything needed. Nice to have a full kitchen. Enjoyed the view. There is a lot of night noise in waikiki so be prepared. bottom line is the unit more than suited our needs and enjoyed interacting with Alii Beach Rentals prior to arrival.

Ok for the price The booking process was great but the condo and location left a lot to be desired. While we were close to a lot of things, we also had a LOT of outside noise that went into the wee hours of the morning. The condo had a few things that needed repair and while it was mostly clean, could use some updating. There was no dresser storage (one 2 drawer nightstand that was not functional) and due to bed placement, only one closet was really accessible. Called manager to deal with a fridge issue and it seemed the maintenance guy came up while we were gone and resolved it. Worked for our visit this time but not likely we'd stay there again. Not a bad location Unfortunately the first impression is not great. The carpet in the hallway outside the condo is very dirty. The curtains in the bedroom of the condo are disgusting - I had seen this comment on previous reviews but hoped that it would have been taken care of - clearly not. The sofa bed is NOT comfortable. When we arrived we couldn't get the internet or TV to work. Maintenance was supposed to be coming but got tired of waiting and fixed ourselves. Discovered that cables had been disconnected. 2 decent chairs on lanai and 2 very cheap, uncomfortable chairs - one with a crack in the back. Check in and check out were simple - once we finally found the right lock box. Yes, I would recommend but would make them aware of the issues as described as well as warning them of the noise level - to be expected I guess anywhere in busy Waikiki! Love staying at Royal Kuhio Room 2012 was exactly as the photos. This is our second time at the Royal Kuhio and both times have been amazing. For the price you get an amazing views, full kitchen and comfort. It was a home away from home. I have already booked this room for next year. Love the views. Alii Beach rentals have made each time easy. I will keep booking threw them. I always use the parking space, easy to access. It is not flash but it so comfy and home away from home. The price is great for what I need. People say the air con is nosey they are right, it was not a problem for us. It helped drown out the street noise but that is Waikiki and I love everything about Waikiki. Thank you for a fantastic, easy stay Alli Beach Rental. Mahalo

Location, Ocean View, and Security VIEW: The ocean view room was great! There is no comparison when one can wake up to the blue ocean every morning and enjoy a cup of tea while watching the surfers catch a wave. UNIT: The unit is clean, the bed is comfortable, the sofa is cozy, the kitchenwares are nice, the kitchen amenities are fully functional, and the linens are clean. The counter top, although easy to clean, could've used some updating. The curtains also need new do, it looks a bit tired. The ACs are loud! however, I find it to be a blessing because it covers the Waikiki night brawl. BUILDING AND AMENITIES: The building is very secure and there is always a security guard on duty. The lobby feels open and there are a lot of places to sit. The parking garage is big and the assigned parking was super convenience. The laundry facility opens early and closes late. There is laundry soap dispenser for a fee; however, there is no coin exchange in the laundry area. The pool is small but serves a purpose. There is a bus stop in front of the building, convenience for guests without a vehicle. LOCATION: It is in the center of it all and it is walking distance to the beach, bars, shopping, and restaurants. ALII STAFF: Marvelous! the response to any questions and requests is addressed in a very timely manner! Overall, it was a great experience considering all of the above! and I'll definitely return to this unit in the future.

Enjoyable stay Great location. We have stayed at Royal Kuhio before and always liked it. This condo had a great view. No dressers in the bedroom so had to use the closet shelves but we liked the two queen beds. We brought chairs in from the balcony to sit on as the sofa was not enough. The bathroom should have had a brush and cleanser as we were there for four weeks. Thought long distance calls were free but the information in the condo indicated they weren't. Had a small problem with the garbage disposal and they were there the same day to fix it. Would stay there again.

Unfulfilled Expectations We were expecting much more based on the property description and pictures. The furniture was older and the condo condition was much poorer than advertised. The cleaning was substandard as there was fecal matter and stains left in the toilet, holes in the bedsheets, food stuffs left in the tea kettle, curtains were broken, living room rug was dirty, the bathroom mat smelled of urine and had to be put outside and the ping pong and pool tables were old and unusable. Someone came to clean the toilet after we initially called, but a follow up email telling management about these issues went unanswered. Very disappointed. Some suggestions Suggestions: replace the couch/sofa mattress in unit #2012. There is no cushioning. Laying down on it is like laying down directly on the springs themselves. Our 3rd guest had to sleep on top of the couch & was uncomfortable. The kitchen needs to be adequately stocked with more eating utensils, more cookware such as baking pans, frying pans, a salad bowl, cooking spoons, a cheese grater, a garlic press, a decent cutting board (without the heavy smell of curry). It was difficult to cook with the very limited provisions. It would've been nice to have supplied some basic cleaning supplies to be able to tidy up the unit. During our 14-day stay, we wanted be able to re-clean the tub, the bath/kitchen counters & sinks. We enjoyed the unit's location, the parking, the A/C, and the laundry facility. Ali'i Beach Rentals was very professional & we would use ABR's services again. However we would use a different condo property.

Honolulu I have been going to Honolulu for years. I think this will be my last! We found the accommodations of or condo enjoyable. Just a couple things could be improved. The cable T V was very hard to operate and the patio was not clean. I felt like I had to put my shoes on to go out side. Amenities in the kitchen were very sparse. The noise level is very loud, and will be for the next couple of years! They are building a new high rise across the street where the market place us to be. And another hotel 2 blocks the other direction. Lots of construction noise!

Great Place to Stay We booked this rental at the last minute after the first place we chose had problems with the reservation. We are glad this was the place we ended up staying at. With our family's food allergies it was great to have a full kitchen. The location was good, walking distance from the beach and shopping. Séjour apprécié Tout était parfait excepté le divan-lit qui ne devrait plus servir que de divan. La base qui supporte le matelas est brisée à de nombreux endroits et donc le matelas est plein de creux et surtout il comporte de nombreux ressorts qui pointent. Impossible de bien dormir là-dessus même si on met le matelas sur le sol. Heureusement, il y avait un matelas gonflabe et une pompe qui ont sauvé un peu la mise, car il reste que sur un matelas gonflé en caoutchouc, quand il fait chaud, on devient humide sur le côté collé dessus, malgré les draps. Aussi, 90 min d'attente à l'arrivée pour avoir la clef, car on nous avait donné le mauvais no de boîte à ouvrir.

Not very good The shower would not drain and the disposal did not work. Couch was worn out and the place was not real clean. The kitchen was not well stocked and only had one set of bath towels, that if you lost one was going to cost $15.00 a towel. My Mother used to get better quality towels in soap boxes. Make sure elevators are working @ Royal Kuhio THIS REVIEW IS PRIMARILY ABOUT THE BUILDING AND NOT THE CONDO ITSELF!! I usually love staying @ the Royal Kuhio b/c of location and free parking. This time when I arrived there was only 1 (out of 3) working elevator for 31 floors. They are replacing them one @ a time but it takes 5 mo. and another elevator was having problems stopping @ particular levels. So there was a huge line to get on the elevator. (Had to wait 20 min one time). By the 3rd day of vacation they had 2 elevators going. The condo itself was awesome, great view. To sum things up I loved the condo, but will choose to stay @ different location over the next yr to avoid elevator issues. Great Location and Amenities This property is exactly what it is described as - Great amenities in the building and the condo itself. Perfect for our family of 5 and a fantastic location within walking distance to anything in Waikiki. Only one issue was the elevator repairs that were going on made the elevator waits REALLY long. The room was not cleaned before we arrived When we first came in, there were garbage left in the fridge so we had to clean it up ourselves, which was unpleasant experience, and some dead cockroaches were on the floor... The location was great but the elevator was old and had trouble all the time. Overall I think it is a good place, I just hope they could have cleaned up the room before we arrived. Great place to stay Great apartment, close to shops, beach and Dukes Lane markets. Bus outside the door, and trolley just around the corner. Everything we needed, plus plenty of room to relax. Great Rental! Lovely condo. Laminate throughout, nice furniture and very comfortable bed. Nice pool and 2 working air conditioners. Great Location too. Make sure you are high enough that you don't hear the traffic as you are on main road. The only problem was as other reviews said NO BEACH TOWELS!! The elevators did have 2 working but are slow to wait for during rush. Nice Deal in Waikiki Great location..bus right in front or free parking if you drive. Within walking distance of Ala Moana and not far to the beach. Nice view of downtown Waikiki and ocean from lanai. Check out Pho @ Little Saigon 3 doors down. BYO beach towels, snorkel gear and beach chairs.

The Perfect Vacay Getaway! The property management office responded to our reservation quickly. Self check-in was not too bad. Two things I would like to recommend on the check-in instruction would be 1) instructions to open our key lock was incorrect as it was listed on the instructions twice as different lock number. I was confused with which lock to open to obtain our key. 2) Instructions to get in the garage door with the key was incorrect comparing to opening the door to our elevator. If i remember correctly, to open garage door, the arrow sign was facing down. But to get into elevators and front door, the arrow should face up. We were stuck at the garage for quite some time trying to open up the door. Overall experience was wondering. The location of the property was great. The apartment was clean and the bed was comfy. One thing I can recommend is the AC units in the living room and the bedroom are super loud and noisy. We were having hard time sleeping at night if we turn on the AC. I would definitely go back and definitely refer our friends to stay on this property! Honalulu Hideaway Great place to stay. A little noisy from traffic but we expected that. A big disappointment was the elevator refurbishment project but we expected that too! Just ok the room was ok. The sofa bed needs to be replaced. The mattress on the sofa bed is flat and the springs are broken. The water in the tub did not drain easily. Excellent location We stayed for 10 nights in December 2015,the condo is in a great location , close to pubs , food , and the beach is a short stroll . The 2 queen beds made it easy for our 7 year old to be close to us and the 16 year old on the fold up sofa in the lounge.The kitchen had most things required to cook.Corner condo so you have views out the front towards the beach and out towards Honolulu. The tolit and shower area is very small .The main bedroom a/c is very rattly all night long. Lots of street noise even though you are 20 floors up. Could hear over the a/c and all windows shut. The condo is a little old and has wear in places but comfortable enough for our family.The parking elevator would not go to floor 7 for some reason so had to come down to lobby. Great wifi. Great free parking as we had a rental car.The Udon noodle place just down the street is excellent and there is a line up every day.Mcdonalds across the road and ABC stores every where for stocking up on alcohol and food.The food pantry is good just down the street on the same side. Also the food at the cheesecake factory is excellent and huge.We would recommend this property to families as you can walk everywhere. Would recommend a new a/c in the main bedroom and new curtains,gets a little light at night. Overall we enjoyed staying here and would return again if we came to Hawaii in the future.

Like the place My family stay in this rental property for 7 days. The location is great. The apartment has everything you need such as blender, rice cooker,etc. They have air bag which is great for my kids. You can do laundry on the 7th floor. Everything is good. Great location Unit was great - clean and well furnished. Kitchen was good but there was only one drinking glass - lots of wine glasses... Problem with the shower - hook was broken and we had to put a band around it to keep it sort of usable. Emailed maintenance - no reply! probably wouldn't stay here again The entire experience of this booking (booking online, smart phone app, picking up keys from lockbox) was great until we got into the unit itself. We walked in and there was a nasty smell that did not go away the entire week we were there. As we were looking at the place, I screamed, seeing a dead cockroach on the floor. We didn't bring along any beach towels as the app said over and over again that beach towels were provided; there were none to be seen. Luckily, there were plenty of ABC stores in the area and we were able to pick up some towels before heading to the beach. There also was no hair dryer in the unit as stated over and over again in their app and e-mail communications. I ended up having to leave for my Birthday dinner with my hair still wet as we didn't have time to go find a hair dryer before our dinner reservations; I was very disappointed at that point. Before our stay was over, we would also see another bug crawling on the kitchen counter and that smell!!! The views from the balcony would have been great if they weren't hidden by the taller buildings in the way so the view gets 4/10 rating. I think for the price we paid for this unit, we could have gotten something much better, closer to the water had we done our homework. A call to Guest Relations would have solved the beach towel issue and hair dryer immediately, we wish you would have reached out and we apologize that the unit was not ready for your arrival. Hawaii is a tropical climate and a cockroach may appear from time to time, and it was most likely dead due to the build pest control and it sounds like its working. We are not sure of the odor at this time, but the high-humidity has made everything very moist, but our cleaners are doing there best to keep things dry and smelling fresh!

Home away from the home The condo was nice and equipped with everything I needed. I liked that it was a block and half down from the beach and all the shopping areas. I was really happy that we had our own parking and wifi to download our pictures to send to our family and friends back home. The beds were comfortable and the place was very clean. The only minor problems we found is that the towel holder was coming off the wall, paint on the closet door was peeling off and one of the bed skirts from one of the beds was dirty. I'm a clean freak so I really noticed it. Other than that, we enjoyed our stay and would stay again.

Beautiful Hawaiian Getaway We were in Waikiki from November 23rd to November 27th and stayed at the Royal Kuhio #2012. We had a great time! The check in process was seamless; the condo was as advertised and photographed. We were very pleased with the unit and the building as a whole. The location was in the heart of Waikiki. We had a private parking space for our car rental, it was like having our very own condo in the heart of Waikiki and it was nice not to be staying in a hotel and not being interrupted by the front desk, housekeeping, etc. There are no frills to this apartment, so if you want luxury, this is not for you. We travelled with 2 children and we were more than comfortable and had much more room than a hotel for a fraction of the price. The unit was clean and had a full kitchen with everything we needed, and the view was amazing from every window! We will definitely be back to this unit and will from now on get a vacation rental instead of a hotel.

The location is amazing. Condo Royal Kuhio unit 2012 is dated, filthy and has MOLD in the AC unit in the living room. The bedsheets had hair, the dining chairs were filthy and stained, same for the rug and couch, the kitchen cupboards were sticky, the dishes were not clean, the non stick pots and pans were scratched (so not safe to use). We did get our AC unit changed, but there was mold all around the AC unit. Total health hazard, we did not use the AC and didn't bother calling for maintenance again.

The booking process was great but the condo and location left a lot to be desired. While we were close to a lot of things, we also had a LOT of outside noise that went into the wee hours of the morning. The condo had a few things that needed repair and while it was mostly clean, could use some updating. There was no dresser storage (one 2 drawer nightstand that was not functional) and due to bed placement, only one closet was really accessible. Called manager to deal with a fridge issue and it seemed the maintenance guy came up while we were gone and resolved it. Worked for our visit this time but not likely we'd stay there again.

VIEW: The ocean view room was great! There is no comparison when one can wake up to the blue ocean every morning and enjoy a cup of tea while watching the surfers catch a wave. UNIT: The unit is clean, the bed is comfortable, the sofa is cozy, the kitchenwares are nice, the kitchen amenities are fully functional, and the linens are clean. The counter top, although easy to clean, could've used some updating. The curtains also need new do, it looks a bit tired. The ACs are loud! however, I find it to be a blessing because it covers the Waikiki night brawl. BUILDING AND AMENITIES: The building is very secure and there is always a security guard on duty. The lobby feels open and there are a lot of places to sit. The parking garage is big and the assigned parking was super convenience. The laundry facility opens early and closes late. Follow instructions in detail to find key to the unit. The unit was clean and met our needs. The kitchen counters could use an update (chipped top) but had everything needed. We recently stated 18 nights in condo 2012. It was a great space, pleanty of room for miss 7 and miss 10. Bus stops right outside, 5 min walk to the beach. Everything you need to cook and live comfortably. Condo was very clean when we arrived. Had the wrong key and a staff member was very quick to arrive and give us the correct key. I would suggest eyemasks and ear plugs as it's very light and loads of street noise. Air con is very effective but loud. Lovely to watch the ocean and surfers on the balcony each morning. Pool was fantastic. A great holiday.

Unfortunately the first impression is not great. The carpet in the hallway outside the condo is very dirty. The curtains in the bedroom of the condo are disgusting - I had seen this comment on previous reviews but hoped that it would have been taken care of - clearly not. The sofa bed is NOT comfortable. When we arrived we couldn't get the internet or TV to work. Maintenance was supposed to be coming but got tired of waiting and fixed ourselves. Discovered that cables had been disconnected. 2 decent chairs on lanai and 2 very cheap, uncomfortable chairs - one with a crack in the back. Check in and check out were simple - once we finally found the right lock box. Yes, I would recommend but would make them aware of the issues as described as well as warning them of the noise level - to be expected I guess anywhere in busy Waikiki!

Did not start in a very good way. Could not locate several of the supplies, after 3 phone calls, found out they were in a closet that appeared to be locked... BUT WAS NOT!!! If there had been any instructions as to where the supplies were and how to operate the T.V., our first couple of days would have gone smoother. The bedroom curtains were disgusting (very dusty & very tattered); did not want to touch them even to let in the sunlight! The suite is nicely laid out & would be extremely bright if all of the windows were cleaned and the curtains replaced. The ocean view is very good!

I was told by Ali'i beach rentals that this unit was clean and updated, well it was not. It is a beat up old dirty neglected condo. We did not even have drinking glasses, however on the third day they did bring us some. I would be nice if these property managers walked through the units. I could go on but why. This part of Waikiki is EXTREMELY noisy which we knew ahead of time. I rented from Ali'i Beach Rentals a few years ago and that unit was also a dump. I would not recommend this unit unless dirt doesn't bother you.

I live in Hawaii, but rented this place for my parents. This is second time for them to stay their unit. This room is upgraded and very clean. The location is 2-3 min walk to the central Waikiki. This is the best place for vacation. Because I live in Honolulu, I know where is the good place and where is not... You know what I mean??

The picture here is much brighter than the property itself. When you walk through the lobby it is very nice. Once I was in my room not bad but not as nice it was okay. The bathroom was not very big. The condo itself could stand to have the paint re-freshened. I think with some minor touch this could be a great spot to get away to. The management company was great. I just think Hotel life is better for me. Would I try it again some other time I probably would.

The accommodation at Royal Kuhio was for myself (senior), daughter and granddaughter (infant), the apartment was in a great location and a short stroll to beach and main street. The apartment was as described and had enough items (kitchen) for our stay but we didn't do a lot of cooking but was ideal for preparing meals for my granddaughter. It had enough room for our needs. The bathroom could do with an update, a bit dated and there was a damp smell but not too bad. Beds very comfortable.Overall a great place and a good price. The staff at the property rental co.,Alii Beach Rentals where fantastic,(Rita especially) they were very friendly and helpful, nothing was a problem, the checking in process was very smooth and pain free!

Nice location-easy walking with the beach close by. The condo was clean but lacked furniture The 3 beds were comfortable-it would have been nice to have a dresser in the room with storage to unpack our suitcases. The living room had only one sofa-we managed to squeeze 3 adults on but there was no seating for the 4 of us. The kitchen table could use updating as there were 3 chairs that matched(seats were able to lift off) and one chair that didn't match. Also no coffee table so we moved a side table to use. Curtains in bedroom need to be replaced as well as the air conditioning unit is very loud. It was nice to have a kitchen but would be nice to have a few more plates(only 4) so that we didn't need to wash after each meal. Also no drinking glasses so we purchased our own.Lanais chairs were uncomfortable and not sturdy for adults- nice ocean view. Property management company was great-very helpful and accommodating-thank you Chloe! Was a comfortable unit but could be so much more with very little effort.

Overall it was good. This facility needs the bathtub porcelain left and the tub gets very dirty. We tried cleaning it a few times, but after a couple showers it gets pretty black. This facility needs coffee cups and drinking cups. It only came with four wine glasses.We picked up our own disposable cups. The kitchen cupboards and countertops and sink should be updated.

Lovely condo. Laminate throughout, nice furniture and very comfortable bed. Nice pool and 2 working air conditioners. Great Location too. Make sure you are high enough that you don't hear the traffic as you are on main road. The only problem was as other reviews said NO BEACH TOWELS!! The elevators did have 2 working but are slow to wait for during rush. Great deal and would go there again =)

Great apartment, close to shops, beach and Dukes Lane markets. Bus outside the door, and trolley just around the corner. Everything we needed, plus plenty of room to relax. Two Queen size beds that were very comfortable. Great food at Seaside Bar & Grill & a Speed Mart for bits and pieces just across the road. Have already recommended to friends

Working with Ali'i Beach Rentals was fantastic! I was a first timer to booking on line and everything went according to plan. They supplied a very comprehensive welcome package that made checking in and out flawless.(My relatives were envious) The property was how it was described. Activities and attractions are easy to access from this location(beach, tours, restaurants) I was very satisfied and would recommend the property and the rental company, they were great to work with.

The shower would not drain and the disposal did not work. Couch was worn out and the place was not real clean. The kitchen was not well stocked and only had one set of bath towels, that if you lost one was going to cost $15.00 a towel. My Mother used to get better quality towels in soap boxes. The location is great.

THIS REVIEW IS PRIMARILY ABOUT THE BUILDING AND NOT THE CONDO ITSELF!! I usually love staying @ the Royal Kuhio b/c of location and free parking. This time when I arrived there was only 1 (out of 3) working elevator for 31 floors. They are replacing them one @ a time but it takes 5 mo. and another elevator was having problems stopping @ particular levels. So there was a huge line to get on the elevator. (Had to wait 20 min one time). By the 3rd day of vacation they had 2 elevators going. The condo itself was awesome, great view. To sum things up I loved the condo, but will choose to stay @ different location over the next yr to avoid elevator issues.

The property management office responded to our reservation quickly. Self check-in was not too bad. Two things I would like to recommend on the check-in instruction would be 1) instructions to open our key lock was incorrect as it was listed on the instructions twice as different lock number. I was confused with which lock to open to obtain our key. 2) Instructions to get in the garage door with the key was incorrect comparing to opening the door to our elevator. When we first came in, there were garbage left in the fridge so we had to clean it up ourselves, which was unpleasant experience, and some dead cockroaches were on the floor... The location was great but the elevator was old and had trouble all the time. Overall I think it is a good place, I just hope they could have cleaned up the room before we arrived.

Tout était parfait excepté le divan-lit qui ne devrait plus servir que de divan. La base qui supporte le matelas est brisée à de nombreux endroits et donc le matelas est plein de creux et surtout il comporte de nombreux ressorts qui pointent. Impossible de bien dormir là-dessus même si on met le matelas sur le sol. Heureusement, il y avait un matelas gonflabe et une pompe qui ont sauvé un peu la mise, car il reste que sur un matelas gonflé en caoutchouc, quand il fait chaud, on devient humide sur le côté collé dessus, malgré les draps. Aussi, 90 min d'attente à l'arrivée pour avoir la clef, car on nous avait donné le mauvais no de boîte à ouvrir.

Suggestions: replace the couch/sofa mattress in unit #2012. There is no cushioning. Laying down on it is like laying down directly on the springs themselves. Our 3rd guest had to sleep on top of the couch & was uncomfortable. The kitchen needs to be adequately stocked with more eating utensils, more cookware such as baking pans, frying pans, a salad bowl, cooking spoons, a cheese grater, a garlic press, a decent cutting board (without the heavy smell of curry). It was difficult to cook with the very limited provisions. It would've been nice to have supplied some basic cleaning supplies to be able to tidy up the unit. During our 14-day stay, we wanted be able to re-clean the tub, the bath/kitchen counters & sinks. We enjoyed the unit's location, the parking, the A/C, and the laundry facility. Ali'i Beach Rentals was very professional & we would use ABR's services again. However we would use a different condo property.

I have been going to Honolulu for years. I think this will be my last! We found the accommodations of or condo enjoyable. Just a couple things could be improved. The cable T V was very hard to operate and the patio was not clean. I felt like I had to put my shoes on to go out side. Amenities in the kitchen were very sparse. The noise level is very loud, and will be for the next couple of years! They are building a new high rise across the street where the market place us to be. And another hotel 2 blocks the other direction. Lots of construction noise!

It was a beautiful location that was right in the middle of everything. So close to the beach and perfect spot to stay if you are into the night life. Such a great place!

The condo was beyond our expections! Felt like home. The location is perfect . The place was spotless upon arrival. We never wanted to leave :)

We booked this rental at the last minute after the first place we chose had problems with the reservation. We are glad this was the place we ended up staying at. With our family's food allergies it was great to have a full kitchen. The location was good, walking distance from the beach and shopping. We plan to stay at this location the next time we visit Hawaii.
