Terms

VACATION RENTAL CONTRACT

This vacation rental contract is a legal agreement between the Property Manager and you, the Renters (also referred to as "Tenants" and "Guests"). Renters agree that this contract will not go into effect until their online reservation request is screened, and accepted by the Property Manager. The Property Manager will notify the Renters within 48 hours via email confirmation when their reservation is accepted.

Payment Policy:
No deposit is required to hold the reservation, but full payment is due 30 days prior to check-in.

Cancellation Policy:
There will be no refunds for cancellations or changes to booking if made within 30 days of the Renters check in.

Cleaning Policy:
The departure cleaning fee does not cover daily maid service, but will pay for the cleaning of your vacation rental upon check out.

Tax Policy:
Current rates for General Excise Tax and Transient Accommodations Tax will be charged to the Renter. These taxes will be quoted to the Renter before they book.

Reservation Policy:
1) Renters agree to turn off Air Conditioning when not at home.
2) Renters agree to make known the terms of this Rental Agreement and all house rules to all tenants and their guests. Renter also understands that if upon check in there is not a copy of the House Rules then they must promptly request a copy via email from the Property Manager.
3) Renters agree to not smoke on property and it is understood that if they do they will be charged for all damages.
4) Renters agree to be completely responsible for any and all damage to the property caused by Renters or their guests.
5) Renters agree that cars parked on property that do not have the expressed permission to do so will be towed at owners/drivers expense.
6) Renters will forfeit the full rental fee, if cancellation is made less than 30 days from arrival.
7) Renters agree and understand that full payment is due 30 days prior to check-in.
8) Renters understand that doors are to be locked upon check-out.
9) Renters agree that they cannot hold the Property Manager responsible for any items left behind after check out.
10) Renters agree that lost keys will incur a replacement cost of $100 per key and/or magnetic common area FOB key.
11) Renters understand that parties and/or excessive noise/music is not permitted on property
12) Renters agree that NO PETS are allowed on property unless the pet is ADA certified and the proper documentation of certification is provided to the Property Manager prior to confirmation of the reservation.
13) Primary Renter must be at least 21 years of age to rent this property and is required to be staying on the premises.
14) Renter understands that the Property Manager reserves the right to refuse service at their discretion.

As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $3,000. Any damages that exceed $3,000 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy which can be viewed at The Vacation Rental Damage plan can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly to the Property Manager any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact the Property Manager directly if you do not wish to participate in this assignment.

Disclaimer:

Renter agrees to hold Property Manager and/or Property Owners harmless and agree to indemnify the Property Manager and/or Property Owners for legal expense or payment of claims arising out of bodily injury, personal property damage, personal injury occurring on or about the premises, robbery, vandalism, acts of God, inclement weather conditions, or accidents related to fire.

Waikiki Work was being done on floors 8 & 9, as a consequence 1 lift was almost permanently "out of service" as the trade people used this. That left 2 lifts for the lower 30 odd floors and the wait time to go up or down, during the time the trade people were working on site (Monday thru Saturday). In addition the trade and service people also filled up the 2 operating lifts. Wait times for a lift were, at times, up to 10-12 minutes.<br/>The property we stayed in was very dated. Mould on the outside chairs, torn curtains, old kitchen utensils, etc.<br/>The early morning rubbish collection traffic was noisy. (perhaps if the unit was double glazed the this noise may reduce?)<br/>Overall the location worked and parking on site was good Response from Alii Beach Rentals ; Monday, November 27, 2017 There is some major work going on like this guest review states. We are not sure of the time line and apologize for inconvenience. The unit has just been painted and has new sofa sleeper and carpet. We can look at the lanai furniture as well and replace if needed.

Very nice It worked out perfect for my family.. I was able to cook my son whom attends University of Hawaii a home cooked meal. Was very convenient location not to car from the college and very close walking distance to beach.. I will be recommending tp camily and friends..I will be coming back as often as I can to see my son and will be using this property.. Loved it.. The only thing was there was supposed to be two keys only one was provided..

Great vacation rental close to stores, restaurants and the beach I love Royal Kuhio! The vacation rental was close to everything and I especially love the free parking. I would definitely come back here again.

Great Location! The building was located in the middle of Waikiki just minutes from the beach! The location worked great for our purpose. The unit itself is a little dated but was clean and worked for our needs. The only downside was there were tiny little ants crawling around the kitchen counter. We didn't bug them so they didn't bug us. Otherwise a great location and we had a good stay. Not too bad The beginning was the hardest part, I got multiple emails regarding the same code and same lock to get our keys. I really was supposed to have 4 different codes and locks but that didn't happen, and of course it was a weekend this happened so no one was really there. The only person who did was the maintenance guy and he needs a raise! He helped throughout the entire process! The other reps did help but it wasn't above and beyond what the maintenance guy did! Because he was willing to help me it helped me feel a little bit better about my stay. The only side thing that we didn't like was the fact my husband almost got electrocuted because of a wire that got ruined when he plugged in the iron. First week We had a good eight days but there were a few things below our expectations.First the remotes did not work and when looking at the batteries they were all corroded I put in new batteries but have removed when moving to Lifetime. The rug was in poor shape ,dirty etc . We did not need to stay in unit as we were at beach and eat out 95% of the time. Ice cube trays were cracked and need replaced. Prime location at Oahu We are overall satisfied with the condo except one thing. The location is excellent. It is at the center of the places we visited. The condition of the condo is ok, but not great. The first night we found several missing lights and the property management reacted quickly to fix them the next day. Then the second day we found the glass plate in the microwave is not rotating and later even the power button is broken we notified the property management and the problem was not fixed when we left in 5 days. Nice and adequate The room was clean. Kitchen was small but adequate for use.<br/><br/>The room is in need of updating. The faucet fixtures were balky and sometimes felt like they could come off in your hands. The electrical outlet behind the TV had no cover. The room had a sofa but could use a couch or another soft chair.<br/><br/>Good to have the free parking but it took a while to find the parking spot as the parking numbers were not in sequence. It would help to tell the renters which floor to go to for the parking.<br/><br/>Good access to Waikiki beach and shops - all within easy walking distance.<br/><br/>Note that this room is best for a couple with no kids and who would use it only as a base for going out to see the sights. Perfect spot in the heart of Waikiki The place is very conveniently located in the heart of Waikiki. Close to the beach as well as shopping and restaurants. Parking included. Very affordable. Very nice building g with amenities.The only thing was I didn't like carpet due to my allergy. definitely recommend the place. See you next time! Great stay at this property This suite met our needs: it was in a very central location, having the kitchen was great for some meals at home, and surprisingly the accordion door did offer enough sound protection between us and our kids. The price point for what we got was great, and I would recommend this property to other travellers.

Great Location and Amenities, some things can be improved. This was our fourth (maybe fifth) time staying at this the Royal Kuhio. Again and again, we have always loved the location and the amenities (parking, wifi, kitchen, dinnerware, drinking glasses, a full-sized fridge). I recommend this the Royal Kuhio to anyone and will continue to look for accommodations here first in the future. <br/><br/>Here comes the negatives; maybe I will look for other rooms in the Royal Kuhio before I go back to this one.<br/>- The hallway smelled like garbage ALL THE TIME. Good thing that smell never got in the unit. <br/>- It was pretty clear that the entire place was not vacuumed or dusted for some time. Please do a walkthrough before someone's check-in time to check for cleanliness.<br/>- The elevators got extremely frustrating because the signs said "Out of Service from 7pm" but then the day of those repairs, they shut down one elevator at 10am. Great stay in Waikiki! The unit was perfect for what we were looking for. The price was fair, the private parking just outside the elevator door was very convenient, the security made us feel safe, the beach was only 2 blocks from the beach and we were right in the middle of every shop and restaurant in Waikiki. Our unit, though showing its age some, was very clean and cozy. The pool area looked like fun also though we never got to use it. We would definitely stay there again.

Hawaii getaway There were many highlights staying at the Royal Kuhio City. We were pleasantly surprised how the unit was fitted out for the convenience of the traveller. The location was perfect, the unit was cosy and comfortable and the kitchen perfect for cooking. The staff were very helpful. I would definitely stay there again.

Stayed 3 nights Clean & convenience, walking distance to beach & shopping & great that it includes free parking & has a balcony. Friendly & helpful customer & security service. Just one thing, I couldn't get the TV to work, but had WiFi. Also, didn't realize Twin beds are so small almost fell of bed, next time should look for double beds. Property is nice & clean, just some of the towels had some stains that should be replace. All-in-all is a good place to go back to relax on balcony. Heart of Waikiki My stay in this condo was a convenient and comfortable one. Centrally located for where I needed to be. When I needed maintenance for a small problem they were quick to respond and very friendly. Sure it could use a bit of updating but suit my needs. Ease of checking in and out was great. Hawaii 2016 This is a great location! Good value for those on a budget and having parking was a bonus! Unfortunately when we arrived, our parking spot was taken and we were given another spot. Thanks to Emery and Ron for taking care of that! We are family of 4 and it wasn't very comfortable. The pull out couch has springs that you could feel. I asked for extra comforters which were supplied and they padded it somewhat. There were no hangers in the closet but Ron took care of it. The cupboards smell when you open them and the carpet needs to be cleaned. There were no instructions how to use the tv, how to access the wifi, or that you could recycle. On the plus side, it was convenient having the laundry facilities downstairs, security, parking, convenience of the location especially to Waikiki beach, shopping and restaurants and having air conditioning. Thanks to Chloe, and especially to Ron and Emery as they were quite helpful. Perhaps more info could be noted for the next guests. Great place to stay We had a lovely time at the rental. Easy to get to abs with free parking. Good location as many shops and restaurants near by. It was quiet and comfortable. Kitchen was useful for our purpose as with an infant, we had some meals at the rental ! Will stay there again.

Great location, needs updates Pros:<br/>-Great location. Just a short walk (about 10 min.) to the main part of Waikiki beach). Not too noisy at all either!<br/>-Easy access to management company. We had to call them a few times (see below). They were very nice and helpful.<br/>-Good price for the location. <br/><br/>Cons:<br/>- VERY dirty floors. We had two rooms and both carpets were very dirty (including exterior hallways). If you're comfortable wearing sandals or slippers while inside then that might not be a problem for you.<br/>-Our room was very smelly. Of course it's an older place with an older/musty smell, but the dirty carpets had an odor and the chemicals used to clean the place really needed to be aired out once we got there. The cleaning smell made the odor more visible rather than get rid of it.<br/>-There are so many instructions to get into your unit. App has good intentions but is still very confusing (you have to visit a few different sections on the app to get all the steps to check in, get in, etc.)<br/>-Door swells when the room gets humid (shower, balcony door open, fan not on high and 65 degrees,etc.). Have to almost kick down the door to get in and out. <br/>-Maintenance put our key into another lockbox (apparently they did the same thing to someone else the day before us). Be warned it may take a very long time to get in.<br/><br/>All this said, it was a nice place for the price. I'd recommend staying here if you don't mind the above cons. Also (not a con but just a heads up), this unit is advertised as a full one bedroom. It is a studio with a divider that you can roll out if needed. Good Value, Pretty Good Place Pros:<br/>Unit was just the right size for our family (2 adults/2 two elementary school aged kids). We stayed for a month, and it was pretty comfortable the whole time. <br/>The AC worked great; the ceiling fans were nice to have. <br/>Full kitchen was awesome. It had everything we needed. <br/>The location is very convenient. Right in the middle of Waikiki, and a short walk to the beach in front of the Royal Hawaiian, a really nice stretch of beach. <br/>The shaded area on the recreation deck is fully covered with a nice breeze, so it's a great place to enjoy a meal. <br/>Having parking is very convenient. Parking exits to Seaside, which quickly hits Ala Wai Blvd--very convenient if you are going west. Going east is a little more work, but still not bad. Parking is covered, so your car is always cool when you get in.<br/>Cons:<br/>The unit was nice & clean, but the carpets were too grungy for our tastes. Maybe if you are from the mainland and used to houses where people walk around with shoes on, it would be fine. But for people from Hawaii or Asia, where we take our shoes off inside, the carpets had too much grime on them. We had to wear slippers inside and put bedspreads down when we wanted to sit on the floor. They need to steam clean those carpets.<br/>Elevators were painfully slow. One elevator was out of service for remodeling our whole trip. With just two elevators, it sometimes took forever. There were days I walked the 11 flights of stairs to our car rather than wait for the elevator. This situation should improve significantly once the third elevator is back online.<br/>Beds: Mattresses on the beds were soft and springy, but we got used to them. Mattress on the sofa bed was very bad and felt like you were lying directly on the springs. We had to put extra blankets under the fitted sheet so that my kids could sleep on it. Not sure an adult could make it through the night.<br/>Overall, a good stay, and I’d stay here again. I really was supposed to have 4 different codes and locks but that didn't happen, and of course it was a weekend this happened so no one was really there. The only person who did was the maintenance guy and he needs a raise! He helped throughout the entire process! The other reps did help but it wasn't above and beyond what the maintenance guy did! Because he was willing to help me it helped me feel a little bit better about my stay. The only side thing that we didn't like was the fact my husband almost got electrocuted because of a wire that got ruined when he plugged in the iron.

We had a good eight days but there were a few things below our expectations.First the remotes did not work and when looking at the batteries they were all corroded I put in new batteries but have removed when moving to Lifetime. The rug was in poor shape ,dirty etc . We did not need to stay in unit as we were at beach and eat out 95% of the time. Ice cube trays were cracked and need replaced. My advice is change out carpet but put in a lament wood flooring

We are overall satisfied with the condo except one thing. The location is excellent. It is at the center of the places we visited. The condition of the condo is ok, but not great. The first night we found several missing lights and the property management reacted quickly to fix them the next day. Then the second day we found the glass plate in the microwave is not rotating and later even the power button is broken we notified the property management and the problem was not fixed when we left in 5 days.

The room was clean. Kitchen was small but adequate for use.<br/><br/>The room is in need of updating. The faucet fixtures were balky and sometimes felt like they could come off in your hands. The electrical outlet behind the TV had no cover. The room had a sofa but could use a couch or another soft chair.<br/><br/>Good to have the free parking but it took a while to find the parking spot as the parking numbers were not in sequence. It would help to tell the renters which floor to go to for the parking.<br/><br/>Good access to Waikiki beach and shops - all within easy walking distance.<br/><br/>Note that this room is best for a couple with no kids and who would use it only as a base for going out to see the sights.

The place is very conveniently located in the heart of Waikiki. Close to the beach as well as shopping and restaurants. Parking included. Very affordable. Very nice building g with amenities.The only thing was I didn't like carpet due to my allergy. definitely recommend the place. See you next time!

This suite met our needs: it was in a very central location, having the kitchen was great for some meals at home, and surprisingly the accordion door did offer enough sound protection between us and our kids. The price point for what we got was great, and I would recommend this property to other travellers.

This was our fourth (maybe fifth) time staying at this the Royal Kuhio. Again and again, we have always loved the location and the amenities (parking, wifi, kitchen, dinnerware, drinking glasses, a full-sized fridge). I recommend this the Royal Kuhio to anyone and will continue to look for accommodations here first in the future. <br/><br/>Here comes the negatives; maybe I will look for other rooms in the Royal Kuhio before I go back to this one.<br/>- The hallway smelled like garbage ALL THE TIME. Good thing that smell never got in the unit. <br/>- It was pretty clear that the entire place was not vacuumed or dusted for some time. Please do a walkthrough before someone's check-in time to check for cleanliness.<br/>- The elevators got extremely frustrating because the signs said "Out of Service from 7pm" but then the day of those repairs, they shut down one elevator at 10am. No notice, no revision of the posted signs. They can do better than that.

The unit was perfect for what we were looking for. The price was fair, the private parking just outside the elevator door was very convenient, the security made us feel safe, the beach was only 2 blocks from the beach and we were right in the middle of every shop and restaurant in Waikiki. Our unit, though showing its age some, was very clean and cozy. The pool area looked like fun also though we never got to use it. We would definitely stay there again.

There were many highlights staying at the Royal Kuhio City. We were pleasantly surprised how the unit was fitted out for the convenience of the traveller. The location was perfect, the unit was cosy and comfortable and the kitchen perfect for cooking. The staff were very helpful. I would definitely stay there again.

Clean & convenience, walking distance to beach & shopping & great that it includes free parking & has a balcony. Friendly & helpful customer & security service. Just one thing, I couldn't get the TV to work, but had WiFi. Also, didn't realize Twin beds are so small almost fell of bed, next time should look for double beds. Property is nice & clean, just some of the towels had some stains that should be replace. All-in-all is a good place to go back to relax on balcony.

This is a great location! Good value for those on a budget and having parking was a bonus! Unfortunately when we arrived, our parking spot was taken and we were given another spot. Thanks to Emery and Ron for taking care of that! We are family of 4 and it wasn't very comfortable. The pull out couch has springs that you could feel. I asked for extra comforters which were supplied and they padded it somewhat. There were no hangers in the closet but Ron took care of it. The cupboards smell when you open them and the carpet needs to be cleaned. There were no instructions how to use the tv, how to access the wifi, or that you could recycle. On the plus side, it was convenient having the laundry facilities downstairs, security, parking, convenience of the location especially to Waikiki beach, shopping and restaurants and having air conditioning. Pros:<br/>Unit was just the right size for our family (2 adults/2 two elementary school aged kids). We stayed for a month, and it was pretty comfortable the whole time. <br/>The AC worked great; the ceiling fans were nice to have. <br/>Full kitchen was awesome. Pros:<br/>-Great location. Just a short walk (about 10 min.) to the main part of Waikiki beach). Not too noisy at all either!<br/>-Easy access to management company. We had to call them a few times (see below). They were very nice and helpful.<br/>-Good price for the location. <br/><br/>Cons:<br/>- VERY dirty floors. We had two rooms and both carpets were very dirty (including exterior hallways).
