New building ownership six weeks prior to our visit but same mgt
This was our 3rd stay at the 60 year old Royal Moana. It seems that since the city made some areas month long only, they let this building go down hill.
The first two consecutive years we stayed four and then six weeks and every day someone was there watering and hosing down the stairs and parking area. Now it's dirty and covered with cigarette butts and other litter out by the street. No more grass growing between the curb and building. Using some lava chips in and around the walkways that get scattered all over. The plants are doing okay, but the palm frons that die are cut off irregular and some just thrown over the block wall into the empty lot, so even that looks more trashed than it otherwise would. We trimmed and watered the pot plants on the stair landings as they had been ignored and were brown to almost dead.
The room maintenance was poor. We couldn't open the sliding lanai door more than a foot. Cupboard door was coming off, the lazy susan was broke, the fridge doors open the wrong way for the kitchen...
Silverware, glasses and plates were an eclectic collection. The front door and that of our neighbors are loose to where they doesn't close tight. Bath cabinets are nice and functional but have been water damaged and just left. The tile on one counter has had pieces come off and not replaced. Only one lanai chair was provided.
The mgt companies commercial laundry goes all day/7 days/week using the machines and ground floor apartment for storage of all the linens etc. They manage 160 units and seem to use this as the cleaning base location.
But they did try. Mike came and worked on some of the issues and provided two new lanai chairs as well as new dishes so we had a complete set. He tried to stabilize the lazy susan and cabinet door and drawer that was coming apart. He even got some door guys to come and put new wheels on the lanai door so we could open it.

Neat, Clean, Efficient. Wonderful location.
We loved this place and would stay again in a heartbeat. The design is very clever. A very good use of limited space. There is a set of pocket doors that enable an early riser to putter about the kitchen without disturbing the late sleeper. The location itself is just perfect, between the Ala Wai canal and the public area of Waikiki. We like to walk a lot, and there is no shortage of destinations from this spot. In the extreme, we walked to the top of Diamond Head one morning, and on another day, all the way around Diamond head. Walked to Magic Island twice (Ala Moana). Daily walks along the beach, of course. And along the canal in the evening, in the shade of the tall buildings.

Nearby is the famous and wonderful Kapi'olani Regional Park. Its tree-lined sidewalks are a great alternative to the sunny beach when your eyes and skin need a break.

Oh yeah, by the end of your stay you will have figured out how to pronounce many of the nearby place names. Lili'uokalani, for example, was rolling off our tongues by the last day.

Great location, wouldn't call it elegant.
Easy booking process and very good communications throughout the trip. The condo appeared to be well taken are of, however, it felt dated. It is a little inconvenient to not be able to run the air conditioning while you are away from the unit as it takes quite a while to cool it back down. The snorkel and beach equipment that we found there was in poor condition and I was unable to find a matching set of fins for my size, ended up not using it and rented gear. We were very disappointed as this was one reason we rented this place. Overall a decent place, but would not have rented it if I would known the snorkel gear was sub-par and the boogie boards are for kids!

Rented on 4th floor & stall. Best thing about condo is location. Easy walk to beach, zoo, shops, etc. Condo is for 4. Only 2 kitchen chairs, 1 wooden seat. Patio doors howl constantly from wind, don't open properly. Lots of hot water. Shower small, needs shelf. Area rugs should go; can't vacuum them. Broom, mop only provided; no other cleaning stuff. 3 large spoons only, no cereal bowls. Clean on surface but thorough cleaning is needed. A/C loud; constant on/off during night. Bed not attached to headboard. Boogie boards, beach chairs available in yard. Washer, dryer $1.50 load; worked well. Cleaners, maintenance staff park in guest stalls. Served our purpose. If location is most important to you, chose Royal Moana. Photos are when place was freshly done & staged.

The refrigerator was clean. They provide a broom and dust pan for you when you have to clean up. They have all types of dishes and silverware. My rental provided us with two twin beds that pull out and a queen bed. There’s a mini walk in closet that we settled in. There’s a tv for the two twin beds and the main bed. The balcony is small but you have a view of the city around you and your about 3-5 minutes walking distances from the beach. Clean, convenient, well-equipped unit for perfect vacation
Second time staying in a unit at the small Royal Moana building. It is comfortable, just big enough and well equipped with all you need for a great time in Waikiki. The price is outstanding and you get more than you expect to get. Linens were very nice, kitchen well-equipped, good TV's for entertainment. Happily there was still a view to the mountains as no buildings had been built adjacent to the building. The street in front can get a little noisy, but not all the time. A short walk gets you to the beach or just to promenade along the ocean. By all means rent the parking here if you have a car. Management was very responsive when I reported an issue which could wait until after my stay was over. I was pleased to find this unit in perfect condition, as I had experienced several years ago while staying here in a different unit. While there is no elevator, it proved no issue for me to get to the top floor.

Everything went smooth with the booking process and the place was very nice.

We arrived in Waikiki early so we emailed asking if early check in was possible and they allowed us which helped a lot. Prepaying for parking with the booking made it easier too, I came prepared. I didn’t have to talk to anyone in person because I got the instructions online.

The unit is about a five minute walk from the best part of waikiki’s long beach. Also a quick walk to many restaurants. The Wi-Fi cut out a couple of times briefly but recovered quickly. This was a pretty spacious unit. The window air conditioner did a good job cooling the place down quick (instructions ask to turn off A/C when leaving the rental unit) and the two fans (1x ceiling fan & 1x room oscillating fan) also helped. Other reviews mentioned this unit is in a noisy area but with the ventilation running I didn’t hear anything.

Anyway we loved the unit and the price was great. Definitely middle-of-the-road
My online and phone experience with Alii was quite positive. I was feeling very optimistic. Upon arrival, the unit was much smaller than it appears in photographs and I realize this is why there are no dimension in the description. The bed was quite old and uncomfortable to the point of having to sleep on the futon sleeper in the living room. The view/lanai is partially obstructed with a very low awning that blocks any view and a great deal of light. It seems entirely unfortunate because it would make the experience so much better without the obstructed view. When I offered this feedback to Alii about our discomfort with the bed they did not respond in any way. No email, phone call or any attempt to see if there was anything they could do. We also left several technical cables in the unit and no one from Alii contacted us for return. I was disappointed as I had such a positive experience with Alii prior to the arrival. I gave the review a 3 as I don't believe it's a bad place. The bed is not worth it but otherwise the unit would be fine if it were represented better in marketing. There were also unpleasant stains on the bedding which was slightly concerning. I think Alii could do better and honestly, they probably do. They just failed to respond to these things that could have made our stay better.

There are only 4 parking spaces so be sure to reserve a space in advance.
The location is amazing. We walked to dinner every night and walked to Waikiki beach a few times. On our last day we wanted tho visit Haunama one more time, the condo is close enough that we got up early, went snorkeling, came back, showered, and packed all before the 10:30 checkout time.
Overall, the condo was clean, but I gave 4 stars because the dishes were poorly washed and I had to wash them before I felt comfortable using them. But really that's just a minute inconvenience.
The property condition matched the photos. I gave 4 stars though because the mattress was lumpy. If you're a sensitive sleeper our have back problems the bed may cause you and trouble.

Thanks so much for the honest review. We'll inspect the bed and pass the input on to our cleaners about the dishes. ALOHA!

Property needs some TLC
This condo needs some TLC. Location is ok, 4 blocks to the beach. I can't call it elegant. Very stained bed skirt, old linens with spots that don't come off anymore after being washed, flat pillows. The divider doors have scratches and huge dents. Some moisture damage all over the shelves on the fridge doors. If you are a budget traveler then you probably expect these things. Customer service is good, you get a reply pretty fast. But please don't advertise this unit as luxurious or elegant. Only about 2 stars. By the way, view is not good, you see piles of construction materials on the field next to the building, not exactly your tropical getaway views. Nothing to do on a balcony either, very noisy street, wont be able to enjoy your morning coffee. But you get what you pay for, right? But still, condo puctures are very misleading, it doesn't look like it in reality. Won't stay here again.
Response from Alii Beach Rentals ; Tuesday, September 29, 2015
To potential guests who are reading this review... we don't filter our guest reviews which means every review we see you see. We think this is important so that you know exactly what you're renting and reviews are one of the best ways for you to accomplish this. Hopefully by this point you've read enough reviews about this property to get the true sense of what the Royal Moana rentals are like. We don't advertise this condo as having a pool, deck, ice machine, or elevator and we make sure everyone who wants to rent knows the location and how far the building is from the beach. For some people the hotel experience fits them better, but if you're reading this you probably know the value of a vacation rental over a hotel room. However thanks to this guest for their input... we'll always welcome it. ALOHA!!

A Very Nice Condo
Was a great place to stay for a month's getaway from the Canadian cold! This place is not fancy nor upscale. It's very close to the beach and within walking distance to a good grocery store. It is equipped with everything you need. If it doesn't have it they will get it for you if it's a reasonable request. Price is good. Around $3300 a month is an appropriate rental feeas it does not offer the amenities and scenery as other condos have. It is on a very loud noisy street...but you get use to it after a few days. The patio doors whistles if it's closed all the way and windy so the door must be kept opened at night about 1/4" to stop the annoying whistling. Not really a patio on the front. It's very small and has too much street noise to enjoy it anyways. Cleaning staff very friendly.

Great affordable place near the beach
Great place for the price. There were only 2 beds, the description said there was a trundle bed but there wasn't, but the 3 of us slept just fine on the bed and futon. The sliding glass door to the patio wouldn't close all the way and would whistle if it wasn't open so we just left it open to get a breeze. Other than that it was near perfect! We lived how close it was to the beach and within walking distance to so much. We were able to just walk half a block to the ABC store to pick up anything we needed. We didn't spend a lot of time in the room as we were out and about all day/night. Perfect for sleeping and getting ready. We will definitely stay here again.

We had a great trip to Honolulu. Our experience with Alii was very good and very easy. The location of the condo was perfect. We were able to walk to several events including the Maita'i snorkeling catamaran and Hilton Fireworks. It was great having the full kitchen (although the coffee maker did not work) where we ate breakfast almost every day. We were a little surprised by the window AC unit, but once we fired it up and cooled the place down, it was more than sufficient to cool the main living area (kept the windows open in the bathroom). The reserved parking was a real bonus as we came in late several times and did not have to worry about finding parking. Overall, the place was very clean and well stocked with necessities (towels, linens kitchenwares etc) and was a very good location.

The property is in an ideal location, has excellent security, and has some thoughtful extras (like salt and pepper grinders and beach equipment). An upside was the screened windows gave a nice breeze through with the patio door open and the A/C was not necessary. A downside was the very high street noise, the ill-fitting patio door which gave a lot of wind noise when closed, and the noisy A/C if used with the windows closed. The wi-fi was very slow, although the new router may make a difference. Recommendation to Ali’I Management: Replace the three small tables with a decent-sized desk or at least a table.

Everything you would need was in the condo. We liked the fact that there were a few spices, cooking oil, sugar and coffee supplied so you didn't have to buy everything from scratch. The condo was very clean and although the building is older, the renos are nicely done. The overall feel of the place is good. There are several major hotels just down the street so it was easy for getting picked up by shuttles because they usually stop at the bigger hotels. The only down side was that the sofa bed was a little uncomfortable and the supply of bedding for it could've been a little better but nothing serious.

Everything you would need was in the condo. We liked the fact that there were a few spices, cooking oil, sugar and coffee supplied so you didn't have to buy everything from scratch. The condo was very clean and although the building is older, the renos are nicely done. The overall feel of the place is good.
