Description
Although I charge an additional $35.00 per person, per night over a 6 guest occupancy, please enquire before dismissing this home as I have the flexibility to waive this additional guest fee, but these must be mentioned at the time of enquiry. This home is "our dream second home” and "our vacation haven away from home". This home offers beautiful lakeside views which can be seen from any part of the rear of the property. Guests can watch the wildlife while enjoying a relaxing sit down or sunbathe on the pool deck or whilst taking a dip in the pool. Both the pool and pool deck are larger than the average rental home and measures a total area of approximately 40 ft x 36 ft for the lanai area, with around a 28 ft x 16 ft private heated salt water pool which is south facing, therefore enjoying the sun from sunrise to sunset. Guests can also enjoy an evening dinner al-fresco under the covered lanai area measuring approximately 28 ft x 10 ft which features a large table seating 10 people comfortably. One added feature also of this home is that there are 2 outside ceiling fans both with lights and a wall flood light therefore ensuring plenty of light for outside dining in the evening which is very rare for some rental homes. The home features stainless steel appliances and granite countertops with tile backsplash, both bathrooms have been upgraded with sinks - taps, granite countertops and lighting and the utility room has a washer - dryer. The home benefits from wood flooring in the pool table (pool table currently damaged but useable with care) and formal dining area and hallway leading to the master bedroom, carpet in all bedrooms and the original tile in the main living room, bathrooms and the hallway leading to the bedrooms and family bathroom. Ceiling fans complete with lights in the family room, all bedrooms and the lanai area. The home comprises of a master bedroom with en-suite, queen bedroom and 2 twin bedrooms (one being a Disney theme bedroom for the children and the other a country style themed bedroom for either adults or children). The queen bedroom and 2 twin bedrooms all share the family bathroom. The home also features a pool table and formal dining area, kitchen - breakfast nook, utility room and garage which will fit one car and 2 cars on the driveway. The property also features its own private pool and have been tastefully landscaped with black concrete curbing all around the home with white marble rock and a selection of shrubs and flowering plants. We also have a 6 foot UPVC fence in an L shape along the left hand side and rear of the home to offer additional privacy whilst swimming and around the pool - lanai area. For added security around the pool there is a child safety barrier. The pool deck area also benefits from a screened lanai which is there to help protect the area from leaves, insects etc. The table has plastic outdoor placemats and coasters and also cloth placemats. Outside table cloths and an outside radio - CD player can also be found in the pantry in the kitchen. Guests will also find a pool light in the pool for the evening swimming. Guests are reminded that “SMOKING” IS STRICTLY PROHIBITED INSIDE THE HOME.

Payment Methods
Credit card payments are not accepted. Direct Bank Deposit, Personal Cheque. (Available for guests booking 28 or more days prior to arrival) , Zelle
Booking Deposit
The booking is confirmed with a deposit of 50 percent of the rent. Long Term Stay booking is confirmed with a deposit that is 50 percent of the rent.
Payment Balance
Balance of payment is due 70 days prior to arrival.
Cancellation Policy
If you cancel anytime, all payments are forfeited (i.e. there is no refund).
Security or Damage Deposit
A refundable security/damage deposit of 500.00 USD is due 70 days prior to arrival. When warranted, the deposit (or portion thereof) is refunded within 31 days of departure., Groups of young adults may be subject to a larger deposit., Long term rentals may be subject to a larger deposit.
Children Policies
Children of all ages are welcome. Children under the age of 18 must be supervised at the pool/hot tub.
Quiet Time Policy
The quiet time is from 09:00 PM To 08:00 AM Guests are asked to respect the neighbours. Property is not suitable for party groups.
Pet Policy, Deposit & Fees
Pets are not allowed due to bylaws/regulations/policies. NOTE: Persons traveling with and requiring a Service Animal have special rights and must be granted access regardless.
Smoking Policy
Smoking is allowed, but outside only.
Internet Service & Fee

Pool Heat Policy & Fees
A fee is charged for pool heat. Fee is 30.00 per night based on 1 night or 175.00 per week. A guest must request this optional service.
Property Heat/ Elec/ Energy Fee
Property Heating is included in the rent Extra fees charge for unreasonable use. The heat and electricity is included in the rent. There is no fee charged.
Telephone Fee
Phone use is included in the rent. Local calls are free. Outbound long distance calls are free to USA & Canada.
Group & Min. Age Policies
There are group or minimum age requirements. Adult guests must be 21 years or older., Allow groups of families or couples. Hosting a function/party is not allowed. Parents/guardians may not book for underaged guests. Extra or unauthorized occupants could result in eviction without refund. Proof of age may be required for all guests.

Parking is free.
Air Conditioning & Fees

Check IN: 05:00 PM Check OUT: 10:00 AM Because there is key-less access, you can arrive as late as you wish. Flexible Check In/Out times are possible, dependent on outgoing/incoming guests. Keyless entry code is provided after full payment.
Cleaning on Departure
A fee is charged for Cleaning on Departure One-time fee of 250.00 USD for stays of any number of nights or occupants.
Cleaning During Stay
