Last Minute Getaway We decided at the last minute to go to Belize for a long weekend. Yvette was an amazing host and so very kind. The property was well kept and clean. The large king size bed was super comfortable. Easy walking distance to restaurants and bars. The grocery store is a stones throw away. Wonderful shaded patio and view of the water. Easy walk out to the beach right from the back door. 10/10. Would stay there again. Clean, centrally located, not too cozy Yvette and the booking agent did a great job getting us to the rental at the time we asked. There was parking for our golf cart off the street. Very good AC in the apartment. Unfortunately, the furniture in the living room is futons and the bed and bedding were sub par for this price point. Nothing that anyone can do about the chronic odor of rotting sea grass that is ever present for the past 5 years on this side of the island. Location is good for walking or golf cart. Make your way to the much nicer secret beach area if you want to relax in the sand. Good local location Good location with town access as advertised. However, amenities such as hand soap, sanitizer, salt & pepper, were not provided as advertised. We had to pay for drinking water. Shower pressure was a dribble & the shower grate was bent upward making it an injury hazard. “Beach” was non-existent. You could swim/snorkel out front but boats come & go so you have to use the beach at Ramon’s Resort. No paper towels/napkins provided & toilet paper consisted of left over rolls from prior guests. Shower has rust stains, kitchen floor was sticky on arrival (the property manager moped h the floor). Response from Sunrise Property Management; Thursday, December 22, 2022 Based on your experience we have reviewed the pre-arrival set up procedures to ensure that a situation like this never occurs again. The unit was not double checked after housekeeping had been completed. The items notes are provided with the rental and new paper towels and toilet paper are provided. There was a water outage, after the power outage, that affected the entire island. Within 20 minutes of receiving a message on Airbnb, we responded and sent a plumber to check. We found that when the water came back on the pressure pump for the water had developed an airlock as the holding tank had been drained dry; it was quickly fixed. The water pressure is set at 50psi, the recommended amount for the type of plumbing used on the island (PVC) and the water supply is directly from the town. The town’s water supply is heavily chlorinated for health and safety and that is likely what you smelt. There is a large area, about the size of a football field, in front of the property, where you can swim with no boat traffic; I live next door and use it myself. The pictures of the property very accurately show the beachfront. You can walk into the water from the stairs on the dock or walk 100’ south and walk in the water from the beach. There is little else I can offer other than to read the reviews for this unit and the other units at Belizean Reef to see that this review is an anomaly.

Wonderful home base, centrally located We had a lovely time at Belizean Reef. We arrived about an hour earlier than expected and walked over from the airport (a short walk). From the time we arrived, Yvette was wonderfully helpful, giving us recommendations for tours, answering questions, and at the end of the trip dropping us off at the ferry. The view from the patio is perfect for watching the sun rise, and everything in San Pedro is within walking distance. The suite was clean and well appointed. There isn't great water pressure, but that seems to be common throughout San Pedro. We would not hesitate to stay here again if we return. Wonderful vaca Conda #2 was very clean and the appointments were very nice. There was a problem with one of the keys being hard to use and there was only one set (do to the fact that the prior renter had mistakenly taken them home with him.Evette was waiting for them to be mailed back. Didn't understand why they just didn't have another set made. We didn't know where to u=put the keys when we left, but an owner there told us there was a d=key drop off place near the office. We had to leave the condo at 7 am and we had a friend take us to airport (because of luggage). Conda is perfectly located close to town and you can walk everywhere (including the Runway Bar!!) Best place to stay This has been our 3rd trip staying at Belizean Reef. It has come to feel like home. We are greeted with smiles and hugs from Yvette,the Property manager. You will only be a stranger once to her. The location is amazing. It is located in town so you can skip the golf cart if you choose. Ramones Village is located 3 properties down the beach so you can easily access the water. They keep there beach as pristine as possible. The upside of that is you still get the ocean views and access without paying Ramones prices. <br/>Belizean Reef is one 6 different properties we have stayed at in the 10 visiting we have made to the island. 3 night stay in San Pedro Great place to stay, walking distance from Tropic Airways airport & to C&S Golf cart rental.Unit was very clean & Yvette was nice to work with. Bed & pullout sofas were comfy. Internet, A/C, TV worked fine with no issues. Some minor things like paper towels/napkins or salt/pepper seasonings would have been nice but overall a good place to stay on a budget. Beautiful Belize It was as pictured pictures always taken to show best side. Rear entrance had construction going on not as in building next door which they have no control. Mother nature decided to blow 20 mph winds that week again not in their control. making shutters rattle where loose. Lamps some where to be able to read by would be a plus. Now on to the great stuff Belizean people are great people very helpful. Unit is located a short walk to everything in San Pedro via beach or street. Our host was always helping us when asked local with great advise. Website with suggestions planning details made the trip easy with all the new restrictions and changes since 7 years ago when we visited. May Get Away My husband and I so enjoyed our stay at Belizean Reef. Location to all the things San Pedro offers is key and this spot hits them all! We are big divers and rather be under the water than above for most of our vacation. Belizean Reef is just steps away from our favorite dive operation, TNT Divers. The accommodations were perfect for us to enjoy going into San Pedro town for dinners and drinks after a long day of diving. We love this location so much, I think it was our 6th time staying at Belizean Reef. We will be back! You're probably wondering about sleeping arrangements. We have a king-size bed in the bedroom, and two double futons in the living room. If you are a family with children, we can sleep up to 4 with no extra fees. We also have additional units available at the property if you need more space. The king-size bed can also be split into two twin beds to allow 4 singles to each have a bed.

Housekeeping is available upon request at no additional charge; we also provide laundry service for a small fee. We meet you at the San Pedro airport or San Pedro Belize Express water taxi and help you with transportation to the villa.
