Oxford city centre being only 2 miles away, the famous Bicester Village designer outlet 15 miles and 10 miles to Blenheim Palace. Bring the whole family or your group to this wonderful place for a fun experience. There are 4 bedrooms, a living room, a dining room plus a conservatory. Sleeping arrangements Bedroom 1: 1x double bed and 2x single beds Bedroom 2: 3x single beds Bedroom 3: 1x double bed Bedroom 4: 1 x double bed and 2x single beds Living room : Sofa bed Bathroom 1: Bath tub, hand wash basin and separate toilet Bathroom 2: Shower, WC & handwash basin Living room: A long sofa bed plus a L-shaped sofa bed and a 55" smart TV with Netflix activated. Dining room : Dining table ( 10 seats) and a study desk Conservatory: with furniture and table football for your entertainment Patio: with garden furniture and BBQ Kitchen facilities: fridge/freezer, washing machine, dishwasher, microwave, oven, electric hob and all the crockeries and cutleries. You will have access to all part of the house including the garden with patio. My fantastic property management team and I will be available 24/7 via Airbnb, email, or phone to provide any assistance you may need SELF CHECK IN Check-in time is after 3pm and check-out time is before 10am. Please note that you will be charged £100 for lost keys, so please be careful with them. PRIVACY Guests will have access to all areas of the house and the back garden.

- Please respect the neighbours by keeping the noise down and no noise after 10pm
- No dirty shoes inside
- When leaving the property please make sure you lock the front door, windows and back door
- If a guest locks themselves out of the property OR they do not place keys in the lockbox at checkout, a £50 fee will apply
- If a guest loses or breaks a set of keys, a £100 fee will apply
- Please make sure rubbish instructions are followed correctly, including using correct bin bags and taking outside in time for rubbish collection day
