RENTAL POLICIES

1) Deposit & Payment Policy: The security/damage deposit is due within 5 days of making the reservation. Deposit to be returned within two weeks after rental unit is vacated. Verbal confirmation and total balance is due 60 days prior to arrival.

2) Payment Terms: Check, money order, credit card.

3) Check-in/out: The Guest(s) acknowledges and understands that check-in time is no earlier than 3:00pm and check-out time is no later than11:00am. These times are strictly enforced and charges may be accessed if prior approval has not been granted. If you desire a late check out please contact our office after arrival. We are very willing to accommodate you up to 3:00 pm at no charge if the unit is available. Late checkouts may be guaranteed in advance for a half day rental fee.

4) Occupancy: Use of premises shall not be such as to disturb or offend neighbors or residents. No house parties or wedding receptions are permitted. In the event a party is reported, the Agent has the prerogative to terminate the Rental agreement and to ask disruptive Guests to vacate the premises without refund.

5) Information: Information regarding individual listings is believed accurate but cannot be guaranteed. Guest(s) inspection of the premises is encouraged.

6) Supplies: A start up amenities package provided for our guests includes: dish, automatic dish washer and hand soap, a limited supply of toilet paper, paper towels and laundry detergent. Any supplies beyond the initial start up amenities package provided by the Property Manager are to be supplied by the guest.

7) Access to Property: Access code to Property will be sent with Arrival Package one week before Arrival.

Perfect Place in Paradise We were so pleased with this unit. It was very clean and well maintained. The location was so convenient to everything. The way it was described is exactly as we found it upon arrival. The air conditioners in the living room and bedroom made it very comfortable. The view from the lanai was amazing, we enjoyed relaxing and listening to the water crash on the rocks made it so relaxing. We wouldn’t hesitate to rent this unit again.

Perfect vacation rental This vacation rental is in a perfect location with a stunning view. We had breakfast and dinner every night on the patio overlooking the water and watching the sunset while we ate dinner. The rental is extremely clean and very well stocked with kitchen utensils. There is a grocery store 1 1/2 miles away. There are beach chairs, umbrella, snorkel gear , towels etc. for your use. The rental was very quiet- we just enjoyed the sound of the ocean. We will definitely return .

Paradise This is your place is you love being practically on the ocean! The lanai sits out right over the waves below and the sound of the ocean lulls you to sleep. Super clean with everything you need to enjoy the Big island of Hawaii. Gorgeous sunsets every night to enjoy as you reflect on the beauty around you and another day in paradise.

Nice unit lived up to listing Sea Village is a very nice, well-maintained property. This 2nd floor (stairs) lanai ocean front unit with bay and town view was very well equipped, management seems to have guided owners to provide everything that most vacationers would like to have in a rental. There are a fairly large number of units, the only negative I would offer is that it seems like there would be an additional pool for such a large property with no beach.I would recommend the owner deep extraction clean the tile and grout floor and shower for the best overall appearance and experience. Everyone there, owners and guests alike, think the spa is 2-4 degrees too hot. The owners should be able to influence that.

Paradise, perfect experience A+ hands down one of the best vacation units i'v rented, the ocean crashing just out the window was amazing, the location is close to a lot of things on the island, the unit is very clean and not outdated at all, key-less entry door and a nice kitchen too, would definitely stay here again, does not compare to any other place i'v rented in the big island or Maui

April 2018 Weather could have been better, but Sea Village was as awesome as ever. The unit was great. There is now air conditioning in the bedroom. We turned it on about an hour before going to bed, and turned it off when we went to bed. It was perfect.

disappointing We have been to this unit several years in a row, spending 30 days each time. This year a lot of renovations were taking place at Sea Village and we were not informed at all. The disruption lasted the entire 30 days this year and the property manager could not have cared any less. We will look for another company to find us accomidations in the future. As for the unit it is in dire need of care and maintenance. From the screens that allowed bugs to fly right through it to the stove that didn't heat properly. I could go on and on about the level of neglect that this unit has received but what is the point.

Fantastic condo! I'd rent this condo again in a heartbeat. It was spacious, clean and comfortable. We had everything we needed in terms of kitchen items, linens and beach gear. Washer/dryer. Location and ocean view were perfect and pool and spa area was clean and right next to the condo. I want to go back.

Wonderful Kona Getaway Perfect condo. We have rented this unit for the past 2 years every October! <br/>I can&#x2019;t say enough about this place. Clean, cute, full kitchen, washer and dryer. <br/>The only thing I would change is a TV in the bedroom. But that&#x2019;s about it. The view is amazing. When we come back it will be to this place.

Kona Sea Village Condo was clean and newly remodeled. This condo has a great balcony view right on the ocean. All the conveniences, laundry,full kitchen,dishwasher, microwave, and AC.Beach towels and snorkel gear was also provided.

Lovely time at Sea Village in Kona The unit was represented on the website. It was clean and well kept and the communication with management was good. The only thing that was a bit of a surprise was the AC. I expect AC throughout a condominium but this was retrofitted with AC units in the living room and bedroom. It made a world of difference compared to having no AC but is not what one thinks of AC typically and we still needed fans and ceiling fans to move the cool air around.

Winter escape Have stayed at SV for probably 25 years, and in 1203 at least 10. We come back because we like the location and its amenities. The owners of 1203 keep the unit updated and in good repair. That and the fact Mark and Joyce are just nice people have kept us coming back.

2 weeks in paradise We had a great stay at Sea Village. The views, location and condo set up was ideal. Watching dolphins from the lanai was a morning ritual and swimming with turtles, manta rays and dolphins was the icing on the cake. Love Kona!

Truly ocean front! This is a nice, clean unit for a hawaiian vacation. From the lanai you can watch whales and dolphins and the waves crash against the rocks just below. Lounge chairs surround the pool which is handy as there is no beach acess on the property. Well kept grounds and picnic tables available by the gas grills. Only about a half mile walk to the shops & restaurants.

Paradise Sea Village is a very well kept condo complex. Generally the people are very friendly that stay there. Our unit (#1-203)was clean, comfortable bed, well appointed kitchen. The ocean view from the unit is fabulous, and the location overall is great being very close to the pool and garden area.

Nightmare in KONA the island of kona was having the worst heat of the year;the condo was features as air conditioned in fact the caviot was if we used too much air the electric bill was ours.well arrival was at 10pm the inside air was about 90 and no air no fans and we slept in the Marriot court yard due to the heat.the MGR was not helpful and we would strongly recommend against using this or and Sunset propeety PLUS a total condo building was in the process of re construction no parking, hammering from 8am to 5 pm wall board dust on everything with a giant dumpster in front of the living space a true trip from ****. Response from Kona Sunsets Vacation Rentals; Friday, August 14, 2015 This guest contacted me at 10:30 at night upon arrival. Was very upset after a long trip. Some of the units in building one are being refurbished inside. The dumpster is located in the parking lot. no where near the unit (living space) but unfortinately the first thing you see when you park. Although an eyesoar it has no affect on the view, pool and BBQ area. It has not been an issue for other guests. I asked the guest to call me first thing in the morning and I would address his issues. He called and was very apologetic saying the A/C worked fine and all was well. That was the last I heard from him. The unit was just upgraded with new kitchen counter tops and is in beautiful condition. It also has one of the best oceanviews in the complex. I am sorry this individual was unable to enjoy his stay

Paradise Found! Wow! What a wonderful place to spend our honeymoon. This condo is exactly as pictured and was immaculate upon arrival. The location is convenient to many things. It's an easy walk to a number of great restaurants.<br/><br/>The lanai is just as close to the water as pictured. With the doorwall open, you can hear the surf throughout the condo. <br/><br/>The kitchen is well equipped for anything you would like to prepare there. Although you have to carry your food down some stairs to use the gas grills, it's a friendly place to meet others who are cooking at the same time.<br/><br/>One reviewer griped that "if we used too much air conditioning, the bill was ours". I'd like to respond to that. The helpful notebook on the counter invites guests to use the air conditioning, but asks that you not leave doors and windows open when using, and that exorbitant use could result in an additional charge. I found this to be reasonable. Would you run your air conditioning at home with the doors and windows open? <br/><br/>We were comfortable all the time, as there are several ceiling fans, a tower fan in the bedroom, and also a stand fan. The only time we used the AC was our wedding day, in order to keep my bride's makeup and hair as fresh as possible while dressing for the wedding. The fans kept us quite comfortable. <br/><br/>We will DEFINITELY ask for this same unit the next time we go to the Big Island!
