*** Our Target Check-in time is at 3 pm, early check ins may be available but are not guaranteed and are unlikely unless the unit is available and ready. Your unit may not be ready until later in the evening given maintenance or housekeeping issues.

OCCUPANCY & HOUSEKEEPING
Please limit occupancy to the cabin maximum and adhere to pet and smoking preferences of the cabin (ALL CABINS ARE NON-SMOKING UNITS). You must be 21 or over to rent a cabin on our program, a driver's license is required at check-in from the adult responsible for the cabin. Each cabin has a maximum occupancy limit, which will be enforced. If guests misrepresent themselves, they will be required to vacate the cabin immediately without a refund.In the event of damages or extra cleaning requirements, additional charges may be applied to the card on file. Linens and towels are provided based on the size of the cabin reserved, along with basic kitchenware and utensils. A starter supply only of soap, dishwashing detergent, toilet paper, trash bags, and paper towels will be provided. Upon arrival, please report any damages, shortage of supplies, or housekeeping issues immediately. Please review the cabin binder and abide by hot tub procedures, rules, and precautions.

OCCUPANCY & AMENITIES
We will do everything we can to make sure your cabin is ready for your stay. It is our mission to provide you the cleanest cabin in the Smokies, so that you will become a guest for a lifetime. As mentioned above, due to our high standards for cleanliness, there is a chance that not all units will be ready for check-in promptly at 3 pm, especially during peak and holiday season. We ask for your patience and suggest that you have alternate plans for a couple of hours in case your unit is not ready. There is also a possibility on the day of check-in the hot tub may not be completely warm and ready for use until that evening, due to the cleaning process between guests. In addition, from time to time, appliances, hot tubs, satellite TV, water, telephone, electricity, etc. will break down or malfunction. While we cannot refund any monies due to these issues that may be beyond our control, we will respond as quickly as we can to make repairs and restore amenities.

Depending on the circumstance, a move to a similar property may be necessary. On rare occasions, cabin investment properties are sold and management responsibilities transferred. Under these, and similar circumstances, reservations may be moved to a similar property. Gas fireplaces are seasonal amenities and may not be available for use during the spring, summer or fall.

The Property Manager acts only as rental agent for the owner of the property and assumes no liability or responsibility for injury damage, theft, loss or accident of property or persons, or for conditions beyond our control.
The renter and guests releases the owner or owners of the cabin and the Property Manager from any and all liability for damage to the renter’s person or property of any type, for any reason or cause whatsoever; and renter indemnifying, defending and holding harmless the owner or owners and the Property Manager from any loss, injury, liability, damage or costs incurred due to occupancy of the property.

The Property Manager makes every effort to assure that all descriptions and representations from our staff, in our brochure, and our internet site are accurate. However, we are not responsible for printing errors, computer errors, or changes made by the owners in furnishings or amenities. Prices, amenities, specials, and / or minimums are subject to change with or without notice.

INCLEMENT WEATHER POLICY
Please be aware of the possible weather and road conditions you may encounter, depending on what time of year you are traveling, as we do not offer refunds due to weather or early departure. From late November through early April the weather in the Smoky Mountains can be very unpredictable. To assist you in planning, there is a link on our Weather Page to provide you with the current weather and temperature for Pigeon Forge, Gatlinburg & The Great Smoky Mountains National Park. This page will also provide phone numbers for weather related road conditions and or closures.

PET FRIENDLY POLICY
Some of our rental units allow for dogs. Please keep in mind each rental unit is an individually owned investment property, so please be courteous and treat the unit as you would your own, and make sure your pets do as well. There is a $50 pet fee per animal staying in the rental unit. Dogs over 50 pounds are not permitted. The following breeds are not permitted in cabins or anywhere on the property at any time: Pit Bulls & Staffordshire Terriers, Doberman Pinschers, Rottweilers, German Shepherds, Chows, Great Danes, Presa Canarios, Akitas, Alaskan Malamutes, Siberian Huskies, Wolf-hybrids.

Some guests have pet allergies and as such certain units are not authorzied for pets. Please be respectful of this policy. If it is found that you have an unapproved pet in your unit, you can be evicted without refund. There is a minimum of a $150 charge per unathorized pet in a unit.

MINIMUM STAYS
Some seasons will have minimum night requirements depending on availability. Exceptions will be made if nights rented fall between two other reservations and the minimum is not possible. An additional housekeeping fee may be added for reservations with two or less paid nights. Amounts vary depending on the size of the cabin. This type of reservation cannot be booked online, it must be booked by calling our office.

PAYMENTS
One night's rent plus the Administrative/Hot Tub fee with a major credit card (Visa, Mastercard, Discover) is required to confirm a reservation. Sorry, but no personal or business checks accepted unless received at least 30 days prior to your scheduled date of arrival. Church checks are permitted with approval and tax ID information.

NON-REFUNDABLE DAMAGE WAIVER
In lieu of a normal security deposit there will be a damage waiver fee applied to each reservation of $45. The damage waiver covers up to $1,500 in ACCIDENTAL damages, such as broken kitchenware, coffee pot, etc. This does not cover non-accidental damage to furniture and electronics (i.e. damaged television, broken VCR/DVD, broken bed frame, broken sleeper sofa, etc.) Guest will be responsible for all intentional or reckless damages, and the credit card on file will be charged. Guest also authorizes agent to charge any expenses relating to intentional or reckless damage, cleaning of the unit beyond a normal cabin clean (EX: heavy partying, trash, etc.), or theft of any property from the unit, to the credit card on file for that cabin.

The guest who uses their credit card for the deposit is considered the responsible party, and all necessary charges concerning said cabin will be charged to the credit card on file, no matter who in the group caused the damage.

DAMAGES TO THE RENTAL UNIT
Guests accept responsibility for any non-incidental issues found by the management company upon departure not reported by Guest at check-in. The credit card on file will immediately be charged for any damage to the cabin noted on departure inspection.
Guest understands that the cabin must be left in proper condition upon departure (dirty dishes in dishwasher; garbage bagged; etc ) and that Guest will be billed for any additional housekeeping required for both inside the cabin and on the grounds surrounding and below the unit (please follow the garbage pick up schedule provided on the Guest Information Update or Guest Information Guide provided at check-in).

FEES
In accordance with our commitment to excellence and the Sevier County Health Department, all hot tubs are drained, cleaned and refilled prior to each check-in. Because of this, and all the processing involved with booking reservations, a $45 Administrative Fee will be added to each reservation.

Best vacation ever! We drove 12 hours from New York, and I have to say, it was the best vacation ever. It was worth it. We really enjoyed our time at the cabin. It was super clean. The staff at this resort were very helpful and kind as well as the people in the community. My kids really had a good time and were never bored .They enjoyed playing games and swimming at the nearby pool and especially the hot tub. Also, Sevierville, pigeon forge, and Gatlinburg were amazing towns. So many fun activities to do. We will definitely come back. Great Cabin We had such a great time at the cabin. It is out of the way a bit but that was kind of what we wanted. Didn’t take long to get into Pigeon Forge. Cabin was great Cabin was great. .pool was disappointing was advertised as steps away from cabin but was half a mile away. Broken sliding shower door could not use it. Amazing The property was ready for check in at 11 am. The property staff was quick and professional. When we arrived the gas grill didn't work and staff was there in 15 minutes. I would love to come here again with. There are a few things that I would like to caution the guest on. The two bathrooms are located inside the bedrooms. Other guests will have to walk through your bedroom in order to use the bathroom. This caused a lot of frustration at night. The bathrooms have exhaust fans however the beds are located close to them and causes your bedroom to smell like it. The deck needs a good power wash. Family Vacation This year was a family vacation with my parents this was there first time to the smoky mountains we did not get the cabin I first reserved because it was getting renovation so I choose this cabin and its nice just needs some little things its very dark in the bedrooms no lights over jet tub only one night stand in each room the shower had very little pressure our check in got pushed from 3 to 4 then to 5 could not use hot tub first night because it was not up to temp overall it was a good vacation just disappointed in this cabin Response from Elk Springs Resort Cabin Rentals; Monday, November 26, 2018 Thank you for taking the time to share your experience with us, Roy. A Great Fall Getaway The pictures of the Autumn Blessings cabin were true. View from the back deck was beautiful. My main gripe is the location. The location was remote, roads to the cabin were narrow, and having spotty cellphone service was bad considering There were 3 different cellphone carriers between me and my fellow travelers. Took several minutes before I was able to open your text with all the codes. Beautiful but lady bugs ruined it The whole Cabin was beautiful and we enjoyed our stay, but our cabin was infested with lady bugs. That was disgusting, they were everywhere from the beds to being dead in the cabinets. So we chose not to cook because it was just hard keep the bugs away. Call the office and they vacuumed some but that just wasn’t enough. The kids were paranoid that laby bugs would be on them while they slept and that actually happened. The Great Smoky Mountains National Park introduced the ladybug several years ago to counter non-native insects that were greatly harming some trees in the Park. Some people even believe they are good luck bugs. They do not pose a health threat or cause any harm to humans. During the Fall and early Winter seasons, ladybugs are sometimes so prevalent that they will return to your cabin after the cleaning process. While they do not pose a threat, we do understand they can be a nuisance. Each of our cabins are professionally treated by our local pest control company. They treat the inside of the cabin and create a barrier around the perimeter of the cabin. It is normal for some insects to sneak inside, however, once inside, they do not survive. We are always happy to send a technician out to vacuum up any insects, if needed. We are sorry, as we were under the impression this resolved the issue. We care about the quality of your stay and provide 24/7 guest assistance to ensure any need that arises can be handled quickly. Please don't suffer, call us. We love assisting our guests! Autumn blessings Bought this off of Groupon so I was not sure how it was going to be , it was located among many other identical cabins which is not my usual isolated areas. The view was also not exceptional which is very important to me. Now the cabin was lovely and very clean, gated community made me feel very secure along with the security system. Jacuzzi was clean,high powered and kept a good heatand was very enjoyable. Even though many cabins it still was very quiet. Very nice place to stay. Stressful Weekend We planned a three night vacation to relax and the first two days were nothing but stress. We received a text at 8 a.m. the day of our check in that our cabin was ready to go and when we checked in at 6 p.m., there were bugs everywhere, the hot tub was broken, the vacuum was broken, and the staff was not helpful. We called about our broken hot tub (the whole reason we chose this place) and they sent out a staff who told us it would be fixed by noon the following day. At 1 p.m. the following day, we were told they didn't know when the hot tub would be fixed and they would let us know. They offered no alternatives. A few hours later, we called back and talked to Beth, the first and only helpful staff member out of everyone we talked to, and asked if we could be moved to a different cabin. She allowed us to move to a cabin with a working hot tub but no access to a pool like ours had. Upon arriving to our second cabin, Spur of the Moment, we were confronted with tons of construction. At this point, we thought we were being punked. We settled into our new cabin and received no follow up calls about how the cabin was as we did with our previous cabin (Autumn Blessings). Spur of the Moment was a great cabin, we just wish we would have been offered it as soon as our cabin wasn't as it described it to be. Their excuse was that "sometimes stuff breaks and we can't compensate or offer vouchers for future stays". Very unhelpful staff other than Beth. Theres no reason we shouldn't have had a working hot tub when the cabin was ready for check in at 8 a.m. and we didn't arrive until 6 p.m. The staff claims that it is cleaned before every persons stay. If this were true, the broken hot tub would have been quite obvious. Lies. We would like to clarify a few items in your review, however. Each hot tub is cleaned, sanitized and refilled prior to each guests' arrival. Your hot tub was clean and fully functioning on the 15th. As we did not have anyone in that cabin the night before, it was cleaned early. This is also the reason you received your access information so early on the day of check-in. We would like to apologize if one of our staff members was less than helpful, and also for the hot tub issue. The majority of our maintenance issues can be resolved in-house, unfortunately, in this case we were at the mercy of an outside vendor. In an attempt to avoid confusion, we do send out a contract prior to each guest's arrival reminding them that the cabins are rental homes and things can happen. We do our best to accommodate you, but we do not refund for non-working amenities. It is great to hear that Beth was so helpful and she was able to get you in a cabin with the most important amenity for you. As you know, we do provide 24/7 staff assistance and if there is ever anything we can assist you with, you need only call us. Please know it was not our intention to disappoint you. Autum springs The cabin is beautiful but the first day was hectic. Upon arrival we realized we only had one shower after already getting into the Jacuzzi. Although they came to fix it the next day six people to one shower was horrible. Something the cleaning crew or maintenance should have easily caught. Its a letter on the fridge about lady bugs but none of us thought we'd wake up to bugs all over us. All over the chairs, the stove, table, sofa. Wayyy more than a little. 16th Birthday Weekend Getaway Overall our visit was pretty good, however, finding the cabin in the dark posed a challenge. but once we got there it okay. The cabin was a little smaller than it looks in the pictures, but it was nice and clean. The sofa sleepers were pretty uncomfortable, the beds were better. We went into town and had a great time. There are a lot of things to do and places to eat that are pretty close. Overall this we had a good time. We are interested in renting one of the larger cabins with an indoor pool and game room on the next visit. Autumn Blessings The cabin was beautiful. We had a lot of ladybugs (alive and flying around) along with dead ones. It was explained that this was normal. You just had to be careful where you walked (especially if barefoot). We had to vacuum them off the pool table to be able to play. We could have used more pillows (used the two pull out sofa beds) and blankets. The cabin was very nice and we used the fireplace a lot (temperatures were like 9 degrees!) There was a problem with the laundry service upon arrival, but we were given the code to get in and shortly after the staff brought sheets and towels. They did not speak much English. Autumn Blessings Review Overall GREAT EXPERIENCE! There was a slight problem with ladybugs in the kitchen and under the beds. It wasn't a big deal because they are pretty harmless and we are in the woods. Secondly, The Jacuzzi outside did not heat up. That was a bummer :(. The cabin looked exactly like the photos and was clean. It was enough room for our family of six. Two adults and four teenagers. We took the kids to Wonderworks and they had a ball. It was a short ten min drive from the cabin. Walmart was also close. This is overall a great resort/cabin choice for families. Autumn Blessings Property was in good location. Disappointed that the resort didn't have pool access. Wasn't aware of this. Coming again in June with grandkids. They wont be happy. Good stay Staff was great. They communicated well & customer service was great. Cabin was nice. However, the bath towels, linens & kitchen towels should be replaced. The kitchen rags were discolored. The bathroom towels were worn & old. The housekeepers could definitely do a better job. The kitchen was fine, but the bathrooms were not cleaned well. I would suggest leaving more dishwasher tabs & trash bags for guest staying more than 2 nights. In my opinion, all cabins should receive a good deep cleaning occasionally based on rental usage. Satisfied but needed some improvements Everyone that we spoke with at the resort was very helpful. The pull-out couch upstairs was terrible. The mattress was all lumpy and curved and unable to sleep on. There is no insulation in the cabin you could barely walk across the floor or the stairs in any one underneath sounded like you were coming through. Or condo was very clean. The hot tub was not hot when we got there as a matter of fact the breaker was not switched and we had to turn it on to heat up the hot tub which took two to three hours. Not a big deal it was generally located and easy to get to restaurants shopping Etc. Loved the cabin and the location We enjoyed our stay. The resort location was great, close to Pigeon Forge and downtown Gatlinburg without having to deal with a traffic. Autumn Blessings Our cabin was great, good location, clean, I love the gated entrance. Directions to the cabin could be better. There is no road sign of the S New Era for Bear View rd. The pool is great but filthy, please invest just a little money into hiring a company to check your water daily. I am a pool operator, and the pool water was really bad. Autumn Blessings Cabin a true blessing Upon driving through the winding foothills, we pulled up to our beautiful log cabin home, we opened the door to a clean, bright and beautiful vacation paradise in the woods!! The hot tub tucked on the high deck with a gas grill, every thought was anticipated in the kitchen down to a crock pot! Awesome cabin with all the amenities We loved our cabin, it was clean and had everything we needed. We used the hot tub daily. The Internet was adequate, and the water did not taste bad. We were able to cook everyday with either the grill or oven. Check in was super easy and welcome call gave us an opportunity to ask any questions. The location was perfect, in the mountains but close enough to the strip that you can go to the store if needed. Great town, spacious cabin but needs some improvements The cabin is beautiful and very spacious. The view is different than the pictures but is still nice. We didn't see the putt putt area or the indoor pool but we stayed busy doing other things in town. The mattresses on the pull out couches definitely need to be replaced. Later in the evening after settling in, my mom said her bathroom/shower was still dirty, we found a very large amount of dead lady bugs in the loft and it looked like it hadn't been cleaned in awhile. We called customer service around 10:30 and told them the issues we were having,she said she would see if someone could come out although it was late. A maintenance guy showed up around 11:30 and asked if we knew where the broom was. You can tell he was highly irritated and did not want to be there. Apparently they sent him out at 11:30 at night to sweep up dead lady bugs. I asked about the shower and he said "you'll have to call the cleaning line for that. They close at 4:00, so that's why they sent me to do it". He put the broom up and left. No one ever came out to clean the bathroom so my mom went to the store the next day to get cleaning supplies and did it herself. Other than those few things, we had a great stay. We have fallen in love with Pigeon Forge and Gatlinburg but probably wouldn't stay at this cabin again, unless the cleaning improves and the mattresses are replaced. Clean, Convenient and Calm The cabin was clean. It is in a gated community and there are many cabins around you. You can easily walk to other cabins on the property, so the location isn't isolated. It was simply to get to stores and the outlet stories. The amenities inside the cabin were up to date. Autumns Blessing - January 2016 Autumns Blessing is located outside the Elk Springs Resort so it was a little weird going to another subdivision. What we found is that there are TONS of cabins right next to each other. Its OK, but doesn't really give you that secluded feel. It's ok though because it is like 9 minutes from town. Cabin is VERY WELL ventilated and Heating/Cooling was great! Despite the many negative reviews about the hot tub not being ready it was warmed up and ready to go by the time we checked in. One thing the website indicates that this could hold 8 people, but that would probably be the most uncomfortable stay ever. I would say MAX 6 for it to be a nice comfortable stay. Great Weekend We are from nearby Knoxville, but like to stay in the area once in a while. This is a very nice development and while not "in" Gatlinburg or really even Pigeon Forge, it's a quick trip to either. The area is very pretty and the restricted access is nice. The indoor pool is nice (the outdoor was closed for the season). We saw a bear the first night as we came in looking for our cabin which was neat. The management was very nice and even called to check if everything was ok during the first day of our stay. Good stay but misleading We enjoyed our stay but we felt the pictures for the cabin we're misleading as it showed the picture for an indoor pool for the cabin and it was not private. A weird review for that cabin also spoke of how nice the indoor pool was. These things threw us off a bit as that's why I chose that cabin in particular. Overall, it was a beautiful cabin. Never wanted to leave the great out doors. The cabin was beautiful clean and amazing so glad we picked elk Springs resorts. Honeymoon Disaster Not at all what was promised or expected. Not quiet or tanquill. On the contrary, it was filled with road noise and noisy partying neighbors right next to our unit. We did not receive the unit we had been promised and there was a bait and switch the day we arrived with no warning. We would like to assure you, we do not use bait and switch tactics at our company. We have 200 luxury cabins that are of exceptional quality, we do not need to use those type of tactics. As we include in our emails, as well as on our website, we may have to find a alternate cabin should a maintenance issue arise that can not immediately be repaired. We called to inform you that a water leak was discovered at the cabin. Our representative was able to find an acceptable cabin for you to move to. The move was unavoidable, as we simply can not expect you to stay in a cabin with an active water leak, or worse yet no water due to the repair. We can understand your frustration, however, at no time could our office staff's attitude be taken as whatever. Throughout multiple calls our representatives were compassionate and informative and showed kindness and respect. The alternate cabin was agreed upon by you prior to the move. We are a caring, family based company that takes pride in delivering excellent customer service. After reviewing the details of your stay, we do see that a refund was issued to compensate for your inconvenience. We are sorry that you felt you did not receive the service that you were promised.

GREAT PLACE! Our 9 and 11 year old sons summed up this place: totally awesome.<br/>The cabins are spacious, with a great deck, hot tub and large area to play pool. The pool and golf are great too. Not what we expected..... The site was nice, OTHER THAN THE CABIN...<br/><br/>Cabin smelled like a dog. It was dirty both inside and out(pieces of glass, a bandage, and a cigarette lying on the porch as you walk in). Inside, DEAD ANIMAL in the refrigerator, smelled of rotting flesh. Sunflower seeds all over the floor of our kids bedroom. Plastic on the floor(garbage pieces) in every room. We could not get out of it quick enough. Sorry to say, but we won't be back. Very unclean, very misrepresented. Staff was FANTASTIC thru all of this, I will give them that. Grown Folks Weekend Getaway When we first arrived we were in awe of how beautiful the cabin looked. It was the perfect setting for our weekend getaway. The view was great and it set the stage for a wonderful weekend. We were close to the strip but far enough away to feel like we were in another world. Wonderful cabin with a community pool The cabin was great, enough space to fit the whole family. It is located close enough to be able to get to the stores and places with in 15-20 min. Yet it's secluded enough to enjoy your family and not hear other ppl. The only complaints I had were that the extra blankets (more like sheets) provided I wouldn't really call blankets. So make sure you bring blankets for your family if it's a full house. The upstairs pullout is also really uncomfortable so I might suggest an airmatress to sleep on instead. Returning customer Our only issue was the plumbing problem. The management company was prompt at getting someone out to look at the issue. Although, the maintenance guy that came out didn't seem experienced in plumbing. Also,when checking out the message said that future visits would be at 10%off. I have rented with elks Springs before (last year). There is no option for this discount when renting online. How do I go about getting that discount next time? quick get away Cabin was as described. Location was secluded but close enough to activities. Was pretty well stocked with the exception of kitchen towels. A great vacation! We recently stayed at Autumn Blessings and it was a wonderful experience! The cabin is very nice, well decorated, and cozy. The floor plan is ideal for a small family or two couples. It is located about 10 minutes from the main Parkway, which was perfect for us. The management company was really responsive and helpful. The only two negatives we saw (which we knew going in based on the cabin description) was the game room only has a pool table..would have liked a few more games / activities for the little ones. Also, this cabin is in a resort so you have neighbors. We would have like a more secluded location, but it was really quiet and when we were inside or on the back deck we felt somewhat secluded. It was nice to have the indoor pool for the kids too. I would definitely recommend this cabin to others!

Pretty place! The cabin was very pretty as was the property it was located on. We experienced some pretty cold weather while there. I did ask about a slope to get to cabin and was told my car could get us there however we definitely should have driver my husband's 4x4 truck once the freezing weather moved in. We also enjoyed the indoor pool, it was very nice. The cabin was lovely, we enjoyed the fireplace. All in all, it was a very nice trip.

We requested a call to discuss a possible discount or deal on an extra night at the new location. It has been 2 days and we have never received a call from management. We are now on our way home never having talked to them and not having any opportunity to observe our intended length of a stay at the new place. They really do have lovely cabins that are clean and nice but they need to be more attentive to their renters. Disappointing! Great place to relax We had a group of 6 people and all had a great time. The staff was super friendly and accommodating. The cabin was really nice with 2 master bedrooms and 2 pull out couches. We all loved the hot tub and the view was not bad at all. The kitchen had everything we needed when we wanted to make food! Also, it was not too far from great places we wanted to visit like the aquarium or ziplining or even the fantastic hidden food places. I completely recommend the cabin especially when you are with a group or even family.
