Prices, amenities,specials, seasons, minimum stay requirements, descriptions and locations may change from time to time without notice. Every effort has been made to assure that the printed descriptions are accurate. The Property Manager & our property owners make every effort to assure that all descriptions & representations in all media are accurate. However, we are not responsible for any errors or changes made by owners in the furnishings or amenities of the properties

The Property Manager has adopted the following Rules and Regulations pertaining to the use of the cabins in order to enable the guests to obtain the maximum enjoyment from the use, as well as securing the investment of the owner's property.



1. Management Notes:

Our office hours are 9 AM – 9PM, Mon-Fri, 9 AM – 6PM Sat-Sun.
We accept cash, cashier checks, traveler's checks, money orders and all major credit cards. NO PERSONAL CHECKS ACCEPTED WITHIN 30 DAYS PRIOR TO ARRIVAL. Cabins must be paid in full before keys/keycodes are given out or left out for late arrivals.


2. General Housekeeping Rules:

Check in is at 3 PM or after, Check out is by 10 AM. For keys taken from the cabin and not left inside a charge of $12.00 will be assessed for each unreturned or broken key. The lock box key must stay in the lock box at all times. If for any reason the key is removed a fine of $100.00 will be assessed. No exceptions. Anyone not approved, that checks out after 10 am will be charged a late fee which will be the cost of another day.
Dispose of all garbage in outside garbage receptacles or a housekeeping charge will apply. If your bins are full, please call and housekeeping will be glad to come by and pick it up. When checking out please turn off all lights, fans and set thermostat to 65 in winter and 75 in summer. It is not necessary to strip linens off beds or wash towels. Make sure all towels are left in the bathtubs and not on the floors when checking out.
Wash all dirty dishes and put back in the cabinets or a housekeeping charge of $35 will apply. Do not put plastic object (ex. Blender of coffee pot) in lower part of dishwasher. If you use the air mattress please put away before you leave. If you use the pull out couch make sure you put away before you leave. $50 if housekeeping has to put away extra bedding.
If mattress pads are missing you will be charged $100.
Do not MOVE OR REMOVE any furnishings, accessories or linens from your cabin for any reason, or you will be charged. TV, DVD, VCR or satellite are found disconnected a fee to you of $100.00 to reconnect.
Fireplaces are open October 1 – March 31, but firewood is not provided. All fireplaces, gas or wood are closed April 1 – September 30 (Fireplaces not to be used during these dates). Do not leave the cabin if there is a fire burning in the fireplace. Make sure the damper is fully open before building a fire and the firewood is dry. Keep the screen closed at all times. If your fireplace is gas, DO NOT PLACE ANYTHING IN THE FIREPLACE AND DO NOT MOVE LOG CONFIGURATION or there will be a replacement charge.
Housekeeping services will not be provided during your stay unless requested; there will be an additional charge for various services. If additional housekeeping services are needed, please request a price sheet prior to check in.
Use only toilet paper in commode to prevent stoppage. There will be a $25 charge by maintenance to unstop commodes.

The Property Manager will not be responsible for personal items left behind in the unit. If you request us to pick items up and mail to you, they will be mailed COD.
If needed, an iron may be checked out at the office and must be returned at check out. A deposit of $10.00 is required to check an iron out at the office. Irons are on a first come first serve basis.
Suggestions of items to bring: coffee filters, iron, paper towels, sponge, Kleenex, charcoal and lighter fluid if grill is charcoal, beach towels or extra towels, laundry detergent and fabric softener for washer and dryer in cabin, starter wood for wood burning fireplaces in season, extra toilet tissue, hair dryer, bars of soap, trash bags and dishwashing liquid or dishwasher tabs. YOU ARE PROVIDED A COURTESY SUPPLY OF SELECT ITEMS THAT WILL ASSIST YOU THROUGH THE FIRST DAY ONLY.


3. General Rules and Regulations:

Smoking is not permitted inside the cabins. Fireworks are prohibited at all times. No guests will be permitted to disturb the peaceful quiet of other guests; if you disrupt others, you will be evicted with no refund.
Each cabin has a maximum occupancy limit including children, which will be enforced. Prices are based on 2 people per bedroom. Each additional person is $12.50/night. If guests misrepresent themselves, they will be required to vacate the cabin immediately without a refund. No house parties are allowed. Some minimum stay requirements during holidays, peak periods, etc.
N o pets may occupy the cabin unless you have registered your dog in a pet approved cabin. If smoking has occurred or a pet is in an unapproved cabin, a fine of $200.00 will be assessed and you will be required to vacate the cabin immediately without a refund. For a pet approved cabin, a non-refundable PER PET of $50.00 will be charged. Our cabins permit small dogs only in pet approved cabins !
Under no circumstances should any long distance calls or movies be charged to the cabin. Phones allow incoming and outgoing local calls.
We require 50% of the total amount due in order to make the reservation. The other half is due 30 days prior to arrival. All stays within 30 days will require full payment at the time of reservation. We require a Damage Security Hold if your stay is paid entirely in cash; if damage or extra cleaning charges apply you will be notified in writing. When you check in your cabin, you are required to inspect the cabin and report any damages within the first two hours. If there are unreported damages after you check out, your damage deposit may be forfeited. A housekeeping/linen fee is charged based on the size of the cabin. Trip insurance is available for 7% of your total stay through TravelGuard.
During winter months road conditions may require that you need a 4-wheel drive (if snow or ice is on the ground). No refunds will be given due to inability to get to cabin due to road conditions or grade of driveway.
Hot tubs and Jacuzzis should be entered at your own risk. Hot tubs have bromine tablets in them. We are not responsible for any jewelry or clothing damage if worn in the hot tubs. A shower should be taken before and after entering a hot tub per guide lines of Sevier County Health Department.
REFUNDS: No refunds will be made for breakdown or malfunctions of appliances (TV, VCR, air conditioner, heater, Jacuzzi, hot tub, etc.), acts of God, and no refunds will be made (because of weather) due to electrical power, water, cable outages, location of cabin, presence of insects, type of roadways or driveways leading to your cabin or in climate weather. No refunds will be made after you check in and/or take possession of the key code packet for any reason.
Liability: This rental program is under the management of the Property Manager who acts only as an agent for the owners. Under no circumstances will management be responsible for any loss, expense, damage, claim injury, direct or indirect, consequential or otherwise caused or incurred, as a result of any delays, substitutions, rescheduling, or changes in the provisions of accommodations by the Property Manager or by reason of acts of God, or by agents, employees, subcontractors, third parties, or as substitute. The Property Manager reserves the right to refuse or discontinue service to any person and/or rescind any contract for accommodations or guest services. All properties are privately owned: management will not be responsible for accidents or injury to guests or for loss of money, jewelry or valuables of any kind. If the Property Manager must seek remedy in court for any reason, all attorney fees and court costs will be paid by the customer.
I have read and understand the rules and regulations. I certify that I am at least 21 years of age and that I will be held responsible for the care of the property being rented under my name. I accept full responsibility for the damage or extra cleaning charge assessed during or those discovered after departure from the above rental. I authorize these charges to be debited from my credit card or subtracted from my cash security deposit.

The worst vacation It was a dump! During my short stay my girl’s was terrified how dirty and nasty that place was, spiderwebs all over the place. I have to leave early, supposed to be there for two nights and I left the next morning. Very very very bad experience with this place, don’t stay there!!!

Thanksgiving Escape Our family of 10,ages 5 to 90, had the best time together at Aunt Bugs “Bear Splash” in Pigeon Forge. The cabin had plenty of room for all of us. The children especially enjoyed the private indoor swimming pool! Old Smelly Bear The rental needs some serious updating, an awful smell like animal urine, brocken windows that we couldn’t open to let the cabin air out from the smell, had to buy candles to conceal the awful smell and the washer/dryers do not function like they are supposed to. Bear Splash We had a blast! The kids LOVED the pool. We had a relaxing time and the kids wore themselves out. Win-win for everyone. (The gas grill needs gas in the tank.)

Nice Time We had a great time at the cabin. However, the hot tub was not working. It never reached over 78 degrees, and the jets did not work. There was also a sulfur smell, probably due to a clogged sewage pipe, coming from the top floor bathroom when someone else would use any bathroom located on the main or bottom floor. The propane tank for the grill was also empty. I loved the layout of the cabin and the indoor pool. I would stay again if the things I listed above were corrected. The location of the cabin was convenient.

Bear Splash Cabin We truly enjoyed staying at this property. Everything was clean and cozy. The only suggestion I would have is work on the dryer-the clothes dried slowly, maybe the vent just needs to be cleaned. Adams Family Winter vacation The chlorine smell from pool was over powering and very unpleasant. Everything else was perfect!!! It snowed and was just beautiful<br/>Definitely go back. Amazing time at Bear Splash We found the cabin to be every thing we expected and more. The rental staff were pleasant and helpful. The cabin was spotlessly clean with all amenities. We loved the private location and the views were spectacular. The kids loved the indoor pool and the adults loved the convenience. While there we especially enjoyed Parrot Mountain, the Nascar racetrack, horseback riding at Jayell and the Titanic Museum. We would recommend the Applewood Farmhouse, the Frizzle Chicken and Mel's Diner for those times you choose not to stay in and cook.

The Cabin was pretty but... Bear Splash was a cute cabin with beautiful views. Our toddler enjoyed the pool and it was plenty of space for our party of 9. My star review is based on the following situation. The property appeared to be clean until our second day. Our 2.5 year old wanted to use the spa tub in the master. When we turned on the jets black mold/mildew from the pipes filled the tub. It was so gross. I sent a request to maintenance and the did come out to clean and cycle the tub. However, not ONE person said "hey, so sorry about that". We paid 1700 for a 4 day weekend. I expect a different level of customer service at that price point. A simple "I'm sorry" would have went a long way. We also left a message on the last day that there were several roof leaks in the master and the living room. We are lucky that there was not anything of value left on the living room table as it would have been sitting in the puddle the following morning. We will not be recommending Aunt Bugs to friends,family, and business contacts.

Bear Splash Review My family and I really enjoyed our stay at Bear Splash cabin. The cabin was spacious (for our family size) and had very good amenities (i.e. pool table, private indoor pool, Jacuzzi, etc). For the most part, the cabin was very clean when we arrived. The ONLY issue I had was the excessive amount of spider webs in the windows. The cabin was in a pretty good location....only minutes away from attractions and restaurants. Minus the spider webs which is a minor fix, I would recommend this cabin to my family & friends. Additionally, I found the online check in/out process to be of utmost convenience.

Blast at Bear Splash! We really enjoyed our cabin, and all that it offered our family. Everyone was satisfied with staying at the cabin and enjoying the pool and game room. This cabin was private and not on top of the other cabins on our road and that was a plus. The only thing I can think that needs improvement is the cleaning. The house really needs a good spring cleaning, but other than that we were extremely pleased with our stay. oh, and one more thing- 10am check out is rough and would have liked a 11am check out.

Great Family Getaway We had a wonderful time. We were impressed with how great the cabin actually was. Had everything that you need, and if you truly did need something, town wasn&#x2019;t that far away. The pool was great. The beds were super comfy. Truly enjoyed our stay. The only downside was the hot tub outside had Mildue so we weren&#x2019;t able to take advantage of it. Beautifu but not clean house was beautiful but not clean swimming pool had scum all around in side of swimming pool cob webs hanging from windows inside and walls bed was broken it was like I was sleeping on the floor. staff was told but nothing was done while we was there for a week.the arcade game only had one game on itif all those things was corrected it would be a wonderful place to stay and I would go back.but not until. Family Mountain Vacation (9 People) Although the property was as described it did not have the features, furnishings, and amenities I would have expected in a property for the price I paid. In addition, there were several other issues that displeased me. There was considerable damage to the property and furnishings that were not revealed to us before we moved in (I had to have a maintenance person sign off that the damage existed before I arrived -- otherwise I feared I would have been charged for them). The doors and locks to the swimming pool area were so badly corroded it took us hours to gain access (and the area was filthy -- apparently the cleaning crew couldn't get access either). The pool table was so badly damaged it was essentially unusable. The downstairs washing machine was broken. More than 10 lights were burned out (in fact, the kitchen area was so dark we couldn't make a meal -- and I don't know how the cleaning crew could have seen well enough to properly to clean well). Vacation 2016 The dryer required 2 cycles to dry clothes. More silverware and dishes would have been nice. Otherwise, we enjoyed the stay and everything else in the house was fine. Children especially loved the convenience of a pool right there. Bedding was comfortable. The location is approx 15-20 minutes from town and during wintertime with snow, you would probably need snow tires or chains to get to the cabin. Freeman family yearly getaway It was awesome. Cabin was perfect for 11 people. Couldn't get the grandkids out of the pool and/ or off the porch. A couple of adults wanted to sleep on the porch. Bear splash The cabin was in a good location and pool as nice. We were staying there for family Christmas with our two adult children and 5 granddaughters! We were going to do steaks for our Christmas dinner, no gas in grill. We call aunt bugs and they say they have gas at office. We go get it and get back only to find out the grill doesn't work. Also one shower the head just sent out a small amound of water and one the shower was broke. No stopper for sink to do dishes had to buy one.Couch was torn. The cabin is expensive which if it was well kept, would be worth the money, but it was dirty and need updates. We won't stay here again. Amazing stay at Bear Splash We rented the Bear Splash Cabin for 3 nights, and we were really impressed and enjoyed our stay. The Cabin was well furnished and decorated as shown and the kitchen was very well stocked, although you will need baking pans if you plan on doing any baking. After checking in at the office, we were given a map to help find the location. The map was not the greatest, and our GPS was all over the place, but we found the cabin and were very pleased with the location. We enjoyed privacy as well as amazing scenery. The swimming pool of the cabin was the highlight of our stay there, however, the water was a bit cold for our liking. We thoroughly enjoyed the game room (pool table and multi arcade). Our stay was relaxing, memorable and was the perfect escape from the city. Bear splash I took my children and grandchildren for a nice family weekend. We had a wonderful time. Great Family Week We had a fantastic week at Bear Splash! The cabin was exactly what we were looking for and the management was top notch. Some of the furniture is a little worn/hot tub has probably seen better days, but it is truly a beautiful property and we had a blast. Management was really helpful and we will definitely return. Great Cabin Everything was in pretty good shape. Not up to par I was disappointed with our accommodations. As a matter of fact, I feel cheated.<br/> The advertisement for the property showed a beautiful pool table with green felt that was on great condition. When we arrived we found a pool table with red felt that was completely shot.<br/> The slate was buckled to the point that you could not play. It was also missing balls.<br/> The arcade game that was advertised had no sound so you really could not play properly.<br/> The website listed wifi and internet connection. When we signed on to the wifi we got a message that the account had no more data. So we went the whole time with no connection.<br/> We used the gas grill one time and it ran out of gas. <br/> They made US bring them the empty tank and get a new one. <br/> We paid way to much for this cabin to have to worry about such things. Ridiculous!<br/> We relayed these issues to the office and we're told that they would "check on it".<br/> What good does that do us?? We spent a nice chunk of change on this cabin because of the advertised amenities and ended up without most of them.<br/> We were not even offered an apology, much less a discount.<br/> As a side note, when we were checking in we had to endure 2 of the employees arguing with eachother over one of them not "parking" the calls. Exceeded our expectations Cabin was very clean and accommodating. Home is located about 20 minutes away from everything which was fine with us. The only negatives were the cold pool and the unstable pool table that seemed to be put together incorrectly. Keller Party The cabin was very nice and clean for the most part. There were some things however that bothered me, all of which were in one room actually(queen size bed on the living room floor). There were water bottles under the bed, the window was left wide open, and there were twigs under the blanket on top of the sheets. Bear Splash 409 We were unhappy with the swimming pool water temp so cold. Rented for young children who wouldn't use it. A few items not working, bathroom fan, outside lights, no lid for a garbage can that raccoons got into. Nice interior layout, nice people to deal with, and good mix of isolation and location.

Excellent spot for a great vacation A group of 10 of my family members stayed here and we all agree it was the best vacation we have ever had. vacation at bear splash I was told all needed to bring was extra towels, there was very few cooking pans , there was one dish towel and dish cloth no potholders,window sill by sink was dirty with old food the lazy susan cupboard was dirty with crumbs, the grill was out of propane, the pool had dirt in the bottom and globs of hair floating in it, the bed sheets in the one room was dingy and pillows had stains on them and was yellow looking, the closet upstairs stunk, and the blankets in there wasn't folded so I know they was used and not washed, the sink in the little bathroom was filthy around the facets, only one light worked on the porch for the money I paid I expected it to be a lot nicer, I had to call the office and thought they was unfriendly I have rented off them before and never had problems before. we had to drive back to office for propane for the grill which was to small for a cabin that is surpose to for a large family.there was a dvd player in basement that didn't work. all in all it just really wasn't what the pictures lead us to believe it was Response from Aunt Bugs Cabin Rentals; Tuesday, December 10, 2013 We are very sorry to hear about the issues that you experienced during your stay with us. Electrical problem with spa and cold pool Boo! Indoor pool was about 70 degrees and spa's electrical wiring was dangerously wrong..3 people got shocked!!!! Terrible!! Expected More for the Money!!! The cabin wss nice and clean and the view was beautiful, once we got there. The directions given at the office were misleading. I had to return to the office to get additional directions and go on a search and find mission. The amenities left a lot to be desired. I was given a phone number for the cabin but there was no phone in the cabin. The hot tub had some sort of green and black slime in it so we were unable to use it for fear of disease. The pool had a bathtub like ring around it. The refrigerator never really cooled and the oven kept cutting off. I was told to call and I called. (Cell phone) We were there for a week and no one ever came to pick up the trash. On top of all this when we checked out of the property, my daughter left her wedding rings on the bed. We realized it almost immediately and called the office. We were told that we could not re-enter the property but that housekeeping would claim the rings and they would be returned. Later that evening we received a text message from the office saying that the rings had been returned to the office and they would send them to us. The next moring when my daughter called the office to inquire and give them the address they insisted that the rings had not been found. We can only assume that the value of the rings was realized and someone decided to keep them instead of returning them. Since they are her wedding rings they have sentemential meaning to her. I know that Aunt Bugs is not responsible for left property but considering that we were willing to go back and get the rings but were not allowed and that we waited most of the day on housekeeping in Aunt Bug's office just to get her rings, I believe this is not left property but stolen property. I can only pray that Aunt Bugs, in good faith, will find her rings and return them to her. She is devasted and so am I. Disappointed in promised amenities Bear Splash was nice, but we could not use the hot tub because it kept tripping a breaker. Rental Maintenance personnel reset it but it continued to trip off, possibly something electrically is wrong within the cabin's electrical system. The pool needed cleaning. According to the pool maintenance schedule it had been couple of weeks since it was cleaned and treated. There was dirt and grass in the bottom of the pool and it appeared not well maintained. I paid extra money for these amenities for my elderly parents to use and enjoy and was very disappointed with this aspect of the rental. They didn't get to use the hot tub or pool as expected which made our stay very disappointing. Otherwise, our stay at Bear Splash was nice, just not what I paid for. Stay away Upon arrival we had to call Aunt Bugs office to get the pool cleaned & they gave the pool guy my phone number & when he called me he was rude. Aunt Bugs should have handled this-not me plus the idea of having this person angry & having access to the cabin I'm staying in. The pool is not warm. None of the porch lights worked except the front porch. The windows are dirty & disrupts the view. The return air vents were very dirty.The microwave isn't working properly. Tn Vacation The location of this cabin could not have been better and was mostly what I expected. My only problem is that there were 12 of us, and the cabin was listed as being able to sleep 12, but really only slept 8 comfortably and 10 uncomfortably. There were 4 beds, and a sleeper sofa. The sleeper sofa was not usable because the middle had sunk in, so one guest slept on it as a couch, the other on the basement couch. One couple had to sleep with their toddler and baby in the same bed, since there was no where for them to sleep. It could have also been a little cleaner. When checking under the bed to insure the kids didn't leave anything, it didn't look like it had been swept lately, but the kitchen and bathrooms were very clean. I would recommend to anyone that this cabin is really comfortable for 8 people, not 12, unless you want to sleep on air mattresses, but for the cost, I think you should be able to get a real bed. Family Trip The road to get to the cabin was very curvy and small with lots of turns that was very hard to see the road signs. The cabin was as pictured but was in need of cleaning. It looked like it had not had any heavy cleaning in a long time. The floors were swept lightly around the furniture. There was still food and dust left under the sofa. The pool water was very cold. The pool deck was very dirty with black soot in areas. We called the office and they sent someone the next day to adjust the pool temperature. The thermostat in the bottom level had dead batteries and did not work. The maintenance person also fixed that but we had a very cold bedroom, game room, and pool room on our first night. The office personnel was nice and did send someone to fix our complaints but when you pay over $500.00 a night you expect the cabin to be in perfect condition. No fun at Bear Splash 409 Bear Splash 409 was in terrible shape. 2 of the toilets, leaked through the ceiling onto the floor below (one onto a bed below). The entire cabin was dusty and had broken down furniture. Both the pool and the hot tub were unusable as they had no chemicals (or not enough) had been added and were not clean. The dryer did not dry clothes and the lint screen was damaged. The mattresses on the beds were not comfortable. Very nice cabin but the pool is much too cold to use we found bear splash409 very nice. It was clean and had enough room for our group, but the pool water and air temp was unacceptable and the reason we chose that cabin, so that was very disappointing. Bears Splash 409 We had a great rental cabin. Enjoyed our time in Pigeon Forge and Gatlinburg. Our rental had a leak under kitchin sink. I hope they have fixed this because it was leaking into bottom floor through ceiling onto wood floor by pool doors.

Beautiful cabin away from the traffic of Pigeon Forge The cabin was overall nice and clean. It is about 20 mins outside Pigeon Forge and Gatlinburg. It is also fairly private, even with other cabins around. Pool and hot tub were nice and seemed to be clean. The bedroom upstairs and the 2 on the main had their own bathrooms. There were 2 washer and dryers - one on the main and one down in the basement. There is a bedroom downstairs, next to the game room. The bath in the basement was tiny with shower. My chief complaint is the secondary beds. Hard as a rock with no give or padding. I think putting a foam mattress cover on the beds would do wonders! The other problem was the "pull out sofa", that was so bent and broken it was all we could do to get it out and back in. Whenever it was put back the last time, someone forced it down into the sofa, to the point it made sitting in the sofa impossible. We were able to get the thing put back somewhat properly so the sofa was at least comfortable to sit on; however, I am not sure I would attempt to pull the bed out again. The cabin is advertised to sleep 10 or 12 but it is more like 8, unless someone sleeps on a sofa or air mattress.<br/>I think this cabin mostly needed someone to put a little sprucing up into the place. There were Christmas decorations still out, the front of the oven was off and up on the cabinet, there were maybe 3 regular spoons, no decent pans for cooking. I guess for the amount per night, I expected better. The staff at Aunt Bug's were great and I would definitely use them again.

Beautiful but in disrepair Cabin was beautiful but needed to have light bulbs changed, batteries replaced, floors swept and light fixtures dusted. There were dead bugs and spider webs in almost every window. Day one we had no hot water in kitchen and sink leaked thru to basement leaving a big puddle of water. Family trip We have stayed at this cabin many times. This time was disappointing. Heat didn't work down stair pool room freezing so was the pool. The jetted tub upstairs didn't work. They had to replace the heat pump one day we were there.....hoping everything gets fixed asap. Also there's hasn't been any sweeping done under the furniture.... 10 year anniversary The overall was great, really no major complaints.. if I had too say anything on the down side about this cabin was the dryers did not dry the clothes well... it has 2 dryers & i tried both of them, they would not get clothes dry, may want too check them out. <br/>Also the heated pool was a bit chilly, like other reviews I had read. It would have been nice for the kids too enjoy if it had a been a little warmer since it was 40° when we were there. Not worth the money We had a broken in the pool room when we got there with jagged glass pieces. Having little kids in our party we wanted that repaired and they were quick to stop in. However huge pieces of glass were thrown into the woods outside the home and we found pieces of broken glass in and around the pool. One of the adults in our party even ended up with a piece of glass in their foot while swimming in the pool. There was a leak in the basement ceiling above the couch that had to have a bucket under it duringg our stay. The master bath had a terrible sewer smell coming from it whenever it drained after every use. The dryer, micro and oven were so slow it took 3 tjmes as ling as it should to use. Drawers were falling off. We were assured that the pool temp would b set at 85 however it was only set to 80 which was too cold for the younger kids to swim in. We have rented many houses over the years as well as 3 different places in gatlinburg. This one looks nice from the pics but is in serious need of some repairs and tlc before i would ever stay there again. We were sorely disappointed in the property especially for the amount of money we spent. Will not be returning. Spectacular Spring Break! We loved our stay at Bear Splash 409! It was away from the Gatlinburg craziness, but close enough that we could be in Gatlinburg in 15 mins. Are you kidding me??? An indoor pool, pool table, video games, bathrooms in every room, hot tub...AMAZING! We had so much fun. The only things that could use an upgrade were the standard-def TVs and adding a garbage disposal to the kitchen sink. Minor. Great, great cabin. We'll be back. Mislead by advertising!!! We were disappointed for several reasons; the kitchen was very poorly equipped. The fire place was not real,(false advertising!) The grounds surrounding the property was littered with trash. Many light bulbs out throughout the cabin. Microwave does not work properly. Overall cleanliness was not very detailed. Bear splash visit We had no tv service in any of the bedrooms or the pool table room. We called when we arrived and nothing was done our entire stay. The cabin was dirty and one bed was broken. No outside lights worked on second level. could not let anyone use the hot tub because if someone outside the tub touched someone inside the tub they got shocked. We did talk to some folks at the rental office about this and left a note at the cabin. We have been renting cabins in TN for 10 years and this was the worst we have had and no attention or contact after we checked in. Worse experience We checked in on Sunday April 31 and checked out on Friday. The tv downstairs wasn't hooked up to anything in the bedroom. They brought a DVD player out and hooked up to it. The cable in one of the bedrooms on the main level didn't work. The the pool was somehow losing water so we called someone out to check it. While the guy was there he noticed the thermostat wasn't working so he had to call someone else to come out. We called for someone to come pick up our garbage on Wednesday. The guy came out and thru the cement blocks down in the front yard then told us he wouldn't be back to get the trash to keep it in the house if the cans got full. Also told us to put the blocks back on the garbage cans after he threw them in the yard. Called to inform the office about this and they tell me to bring my trash to the office which is 15-20 mins away. I told them I wasn't putting the trash in my car and wasn't gonna be responsible if it got scattered by an animal. It clearly states in the rental agreement that they will be glad to come pick up the garbage. When i called they told me they usually don't pick up unless you rent longer then 7 days and told me they usually charge if they have to come out more then once. On Thursday, when it rained the roof leaked in the upstairs bedroom. The microwave didn't work well. I paid $2,500.00 for this cabin and had all these problems. Very disappointed!!!! Bear Splash 409 We stayed from 03/28/13 - 03/31/13. Upon our arrival, the cabin was in bad need of cleaning. There was chips under the bed upstairs bedroom, fans blades piled up with dirt, commode not cleaned, grease splatters on wall beside stove, drippings down front of stove and dried poop on the back lower deck. The smoke detector in downstairs game room was missing. Of the 6 tv's in cabin only 3 worked. The housekeeper was rude and downright arrogant. He called prior tenants names and told how messy they were and how they left the cabin. I was very disappointed and expected a luxury cabin as advertised especially since nightly rate was so high. We had a fantastic week at Bear Splash! The cabin was exactly what we were looking for and the management was top notch. Some of the furniture is a little worn/hot tub has probably seen better days, but it is truly a beautiful property and we had a blast. Management was really helpful and we will definitely return.

The cabin was very nice and clean for the most part. There were some things however that bothered me, all of which were in one room actually(queen size bed on the living room floor). There were water bottles under the bed, the window was left wide open, and there were twigs under the blanket on top of the sheets.

I was disappointed with our accommodations. As a matter of fact, I feel cheated.<br/> The advertisement for the property showed a beautiful pool table with green felt that was on great condition. When we arrived we found a pool table with red felt that was completely shot.<br/> The slate was buckled to the point that you could not play. It was also missing balls.<br/> The arcade game that was advertised had no sound so you really could not play properly.<br/> The website listed wifi and internet connection. When we signed on to the wifi we got a message that the account had no more data. So we went the whole time with no connection.<br/> We used the gas grill one time and it ran out of gas. <br/> They made US bring them the empty tank and get a new one. <br/> We paid way to much for this cabin to have to worry about such things. Ridiculous!<br/> We relayed these issues to the office and we're told that they would "check on it".<br/> What good does that do us?? We spent a nice chunk of change on this cabin

The cabin was in a good location and pool as nice. We were staying there for family Christmas with our two adult children and 5 granddaughters! We were going to do steaks for our Christmas dinner, no gas in grill. We call aunt bugs and they say they have gas at office. We go get it and get back only to find out the grill doesn't work. Also one shower the head just sent out a small amound of water and one the shower was broke. No stopper for sink to do dishes had to buy one.Couch was torn. The cabin is expensive which if it was well kept, would be worth the money, but it was dirty and need updates. We won't stay here again.

I took my children and grandchildren for a nice family weekend. We had a wonderful time. Great bedrooms and nice gameroom.. the kids loved the indoor pool (just wish it was warmer) but overall<br/>It was great. Love to stay there again hard not to enjoy this place.

Although the property was as described it did not have the features, furnishings, and amenities I would have expected in a property for the price I paid. In addition, there were several other issues that displeased me. There was considerable damage to the property and furnishings that were not revealed to us before we moved in (I had to have a maintenance person sign off that the damage existed before I arrived -- otherwise I feared I would have been charged for them). The doors and locks to the swimming pool area were so badly corroded it took us hours to gain access (and the area was filthy -- apparently the cleaning crew couldn't get access either). The pool table was so badly damaged it was essentially unusable. The downstairs washing machine was broken. More than 10 lights were burned out (in fact, the kitchen area was so dark we couldn't make a meal -- and I don't know how the cleaning crew could have seen well enough to properly to clean well).

The dryer required 2 cycles to dry clothes. More silverware and dishes would have been nice. Otherwise, we enjoyed the stay and everything else in the house was fine. Children especially loved the convenience of a pool right there. Bedding was comfortable. The location is approx 15-20 minutes from town and during wintertime with snow, you would probably need snow tires or chains to get to the cabin.

We rented the Bear Splash Cabin for 3 nights, and we were really impressed and enjoyed our stay. The Cabin was well furnished and decorated as shown and the kitchen was very well stocked, although you will need baking pans if you plan on doing any baking. After checking in at the office, we were given a map to help find the location. The map was not the greatest, and our GPS was all over the place, but we found the cabin and were very pleased with the location. We enjoyed privacy as well as amazing scenery. The swimming pool of the cabin was the highlight of our stay there, however, the water was a bit cold for our liking. We thoroughly enjoyed the game room (pool table and multi arcade). Our stay was relaxing, memorable and was the perfect escape from the city.

We have stayed at this cabin many times. This time was disappointing. Heat didn't work down stair pool room freezing so was the pool. The jetted tub upstairs didn't work. They had to replace the heat pump one day we were there.....hoping everything gets fixed asap. Also there's hasn't been any sweeping done under the furniture.... Lots of dust bunnies

we found bear splash409 very nice. It was clean and had enough room for our group, but the pool water and air temp was unacceptable and the reason we chose that cabin, so that was very disappointing. I even email ahead of time to inform that the children in our group looked forward to the pool. Everything else was great.

Cabin was beautiful but needed to have light bulbs changed, batteries replaced, floors swept and light fixtures dusted. There were dead bugs and spider webs in almost every window. Day one we had no hot water in kitchen and sink leaked thru to basement leaving a big puddle of water. Refrigerator had three broken drawers.

We had a great stay at Bear Splash. House was clean and in good condition. The pool was much larger than I expected. We were in it constantly. Used the grill every night. Used the hot tub many times a day. My bed was extremely comfortable. I would recommend Bear Splash without hesitation.

The cabin was overall nice and clean. It is about 20 mins outside Pigeon Forge and Gatlinburg. It is also fairly private, even with other cabins around. Pool and hot tub were nice and seemed to be clean. The bedroom upstairs and the 2 on the main had their own bathrooms. There were 2 washer and dryers - one on the main and one down in the basement. There is a bedroom downstairs, next to the game room. The bath in the basement was tiny with shower. My chief complaint is the secondary beds. Hard as a rock with no give or padding. I think putting a foam mattress cover on the beds would do wonders! The other problem was the "pull out sofa", that was so bent and broken it was all we could do to get it out and back in. Whenever it was put back the last time, someone forced it down into the sofa, to the point it made sitting in the sofa impossible. We were able to get the thing put back somewhat properly so the sofa was at least comfortable to sit on; however, I am not sure I would attempt to pull the bed out again.

Bear Splash 409 was in terrible shape. 2 of the toilets, leaked through the ceiling onto the floor below (one onto a bed below). The entire cabin was dusty and had broken down furniture. Both the pool and the hot tub were unusable as they had no chemicals (or not enough) had been added and were not clean. The dryer did not dry clothes and the lint screen was damaged. The mattresses on the beds were not comfortable.

The road to get to the cabin was very curvy and small with lots of turns that was very hard to see the road signs. The cabin was as pictured but was in need of cleaning. It looked like it had not had any heavy cleaning in a long time. The floors were swept lightly around the furniture. There was still food and dust left under the sofa. The pool water was very cold. The pool deck was very dirty with black soot in areas. We called the office and they sent someone the next day to adjust the pool temperature. The thermostat in the bottom level had dead batteries and did not work. The maintenance person also fixed that but we had a very cold bedroom, game room, and pool room on our first night. The office personnel was nice and did send someone to fix our complaints but when you pay over $500.00 a night you expect the cabin to be in perfect condition.

The location of this cabin could not have been better and was mostly what I expected. My only problem is that there were 12 of us, and the cabin was listed as being able to sleep 12, but really only slept 8 comfortably and 10 uncomfortably. There were 4 beds, and a sleeper sofa. The sleeper sofa was not usable because the middle had sunk in, so one guest slept on it as a couch, the other on the basement couch. One couple had to sleep with their toddler and baby in the same bed, since there was no where for them to sleep. It could have also been a little cleaner. When checking under the bed to insure the kids didn't leave anything, it didn't look like it had been swept lately, but the kitchen and bathrooms were very clean. I would recommend to anyone that this cabin is really comfortable for 8 people, not 12, unless you want to sleep on air mattresses, but for the cost, I think you should be able to get a real bed. I would definitely not recommend it for 12 people.

The cabin wss nice and clean and the view was beautiful, once we got there. The directions given at the office were misleading. I had to return to the office to get additional directions and go on a search and find mission. The amenities left a lot to be desired. I was given a phone number for the cabin but there was no phone in the cabin. The hot tub had some sort of green and black slime in it so we were unable to use it for fear of disease. The pool had a bathtub like ring around it. The refrigerator never really cooled and the oven kept cutting off. I was told to call and I called. (Cell phone) We were there for a week and no one ever came to pick up the trash. On top of all this when we checked out of the property, my daughter left her wedding rings on the bed. We realized it almost immediately and called the office. We were told that we could not re-enter the property but that housekeeping would claim the rings and they would be returned. Bear Splash was nice, but we could not use the hot tub because it kept tripping a breaker. Rental Maintenance personnel reset it but it continued to trip off, possibly something electrically is wrong within the cabin's electrical system. The pool needed cleaning. According to the pool maintenance schedule it had been couple of weeks since it was cleaned and treated. There was dirt and grass in the bottom of the pool and it appeared not well maintained. I paid extra money for these amenities for my elderly parents to use and enjoy and was very disappointed with this aspect of the rental. They didn't get to use the hot tub or pool as expected which made our stay very disappointing. Otherwise, our stay at Bear Splash was nice, just not what I paid for.

Upon arrival we had to call Aunt Bugs office to get the pool cleaned & they gave the pool guy my phone number & when he called me he was rude. Aunt Bugs should have handled this-not me plus the idea of having this person angry & having access to the cabin I'm staying in. The pool is not warm. None of the porch lights worked except the front porch. The windows are dirty & disrupts the view. The return air vents were very dirty.The microwave isn't working properly. I would never stay here or rent from Aunt Bugs again.

I was told all needed to bring was extra towels, there was very few cooking pans , there was one dish towel and dish cloth no potholders,window sill by sink was dirty with old food the lazy susan cupboard was dirty with crumbs, the grill was out of propane, the pool had dirt in the bottom and globs of hair floating in it, the bed sheets in the one room was dingy and pillows had stains on them and was yellow looking, the closet upstairs stunk, and the blankets in there wasn't folded so I know they was used and not washed, the sink in the little bathroom was filthy around the facets, only one light worked on the porch for the money I paid I expected it to be a lot nicer, I had to call the office and thought they was unfriendly I have rented off them before and never had problems before. we had to drive back to office for propane for the grill which was to small for a cabin that is surpose to for a large family.there was a dvd player in basement that didn't work. all in all it just really wasn't what the picture

We stayed from 03/28/13 - 03/31/13. Upon our arrival, the cabin was in bad need of cleaning. There was chips under the bed upstairs bedroom, fans blades piled up with dirt, commode not cleaned, grease splatters on wall beside stove, drippings down front of stove and dried poop on the back lower deck. The smoke detector in downstairs game room was missing. Of the 6 tv's in cabin only 3 worked. The housekeeper was rude and downright arrogant. He called prior tenants names and told how messy they were and how they left the cabin. I was very disappointed and expected a luxury cabin as advertised especially since nightly rate was so high. VERY DISAPPOINTED!

We had no tv service in any of the bedrooms or the pool table room. We called when we arrived and nothing was done our entire stay. The cabin was dirty and one bed was broken. No outside lights worked on second level. could not let anyone use the hot tub because if someone outside the tub touched someone inside the tub they got shocked. We did talk to some folks at the rental office about this and left a note at the cabin. We have been renting cabins in TN for 10 years and this was the worst we have had and no attention or contact after we checked in.

We were disappointed for several reasons; the kitchen was very poorly equipped. The fire place was not real,(false advertising!) The grounds surrounding the property was littered with trash. Many light bulbs out throughout the cabin. Microwave does not work properly. Overall cleanliness was not very detailed.
