Rental Agreement
Deposit / Payment Policy –
Bookings made outside of 30 days of arrival must pay a non-refundable $95 deposit plus travel insurance (if applicable) at the time of booking. The final balance is due 30 days prior to arrival.
Bookings made within 30 days of arrival must pay full balance at time of booking.
We accept Visa, MasterCard, Discover and personal checks. Please make checks payable to the Property Manager.
Cancellation Policy - The $95 reservation deposit is non-refundable at any time. Reservations cancelled or changed within 30 days of arrival forfeit the entire amount of the reservation. Holiday reservations cancelled at any time forfeit the total amount paid. If cancellations are made and you have purchased the Travel Insurance and qualify for reimbursement, you must go through the Travel Insurance Company.
Rental Rates – All rates, fees and taxes are subject to change without notice. All rentals of less than 30 nights are subject to state, county and city taxes unless a tax exemption notice is provided.
Minimum Night Stay Requirements – Each season has a minimum night stay requirement. In addition, some units have more restrictive minimum night requirements. If you book online and don’t meet the minimum night requirements, we may contact you and give you the option to extend or cancel the reservation with a full refund.
Occupancy – All rental units have a maximum occupancy which is stated in the unit description. Over occupancy will result in additional fees and penalties charged to the client’s credit card and may result in eviction.
Age Requirement - The client making the reservation and signing the rental agreement must be at least 21 years of age and must occupy the rental property during the term of the rental.
Travel Insurance - the Property Manager is pleased to offer optional Travel and Trip Cancellation Insurance through CSA Travel. It can protect you in the event of unforeseen circumstance, illness or weather related issues. For your convenience, it is automatically added to your reservation. You may decline this insurance by signing a waiver within 10 days of booking your trip.
Pet Policy – We have a limited number of pet friendly units available for rent. There is a minimum $200 pet deposit on pet friendly units. Your pet must be pre-approved. Bringing a pet into a non pet friendly unit will result in immediate eviction without refund in addition to possible damage fees and penalties being charged to the client’s credit card. Excessive barking and/or damage to a unit may result in eviction.
Property Availability - All rental units are individually owned and furnished. Should your rental unit become unavailable during the agreed timeframe, the Property Manager has the right to move you to another comparable or higher value unit. If we are unable to find comparable accommodations, the Property Manager shall be held harmless and the client agrees that its only remedy shall be a full refund of any monies paid.
Parking – Some properties have a maximum number of vehicles allowed. This is listed on the unit description or you may ask your reservation agent for details. Exceeding this maximum may result in towing of the vehicle. No boats, trailers or RV’s are allowed at any complexes.
Check In – You will be asked for a valid ID and credit card upon check in. Some complexes require a clubhouse key and/or parking pass deposit. If you are staying in a complex with this, you will be charged at check-in for the applicable deposit. The deposit will be refunded upon turning in of the key or pass.
Furnishings - All rental units are fully furnished including dishes, cooking utensils, linens, etc. However, the units are independently owned and therefore, individually furnished. This means that some units may have “extras” that another unit does not have. Please let us know if you have any special requests and we will attempt to find a unit that meets your needs. You will also be supplied with an initial supply of paper products, soap, dish detergent, etc. Once this supply is used, it is your responsibility to replenish them for your needs. All equipment in units should be in working order. In the event of malfunction, guest must notify the Property Manager so that a repair can be made. We will make every reasonable attempt to correct the malfunction in a timely manner. No refunds of rent will be made for equipment malfunction.
Damages - Upon check-in, guest is required to present a valid credit card for security purposes. Guest assumes full responsibility for any damages that occur during occupancy. Please report any damages found upon arrival immediately to the Property Manager to avoid possible liability.
Community Amenities - Many of the units are located among other residences. Please respect the property rights of others. The operation and maintenance of the common area facilities including pools, common hot tubs, recreational facilities, etc. is the responsibility of the on-site property management company. The Property Manager makes no guarantee as to the condition, operability or availability of such facilities. Furthermore, your use of this vacation rental is subject to observance and adherence to the rules, regulations and policies of the homeowner association in which the rental unit resides.
Safety and Care of the Property - Please remember that all of our properties are individually owned and made available for your use at our discretion. Your good care of their property is greatly appreciated. Please be responsible for your actions and those of your guests while occupying the unit. Please do not leave children or pets unattended in the unit. Minimum age of a responsible adult is 21 years old.
Accuracy of Information – Neither theProperty Manager nor any of its members, Agents or staff may be held liable for any damages arising out of the use of services. All information contained in our website(s) or any other on-line, paper, verbal, or other forms of materials describing the property are NOT part of this rental agreement and there is an acknowledgement that any representations those materials have made with respect to the property were for informational purposes only and have no bearing or obligation with respect to completeness or correctness regarding the property. However infrequent, it is possible that the latest information on a unit may not be available online. This may include décor, price, availability, etc. Please check with a reservation agent. Your reservations are subject to the Terms and Conditions stated herein. Furthermore, you agree that you are over 21 years of age, legally able to enter into this contract, and the information you provide to the Property Manager is truthful and accurate. The information that we collect is for use by and only by the Property Manager. You agree to pay all charges created by your use of this website (including rental fees, cleaning fees, surcharges, taxes, etc.). We reserve the right to modify our policies, information, rates and discounts at any time.
Force Majeure – We regret that we cannot accept liability or pay any compensation where the performance or prompt performance of contractual obligations is prevented or affected by “force majeure”. In these booking conditions, “force majeure” means any event which we or the supplier could not, even with due care, forsee or avoid. Such events may include, but are not limited to: war, threat of war, civil commotion or strife, hostilities, strikes or other industrial dispute, natural disaster, fire flood, acts of God, terrorist activities, technical problems with transportation, closures of ports, ferries or airports, quarantine, epidemics, weather conditions, government action, or any other event beyond our control. You may wish to take a travel insurance policy which provides coverage against some of these events. See the Travel Insurance section of this document for more information.

Great space but needs updating The structure of the condo is amazing, plenty of space lots of pots and pans to cook with, private hot tub was nice to have after skiing all day and location was great for us. That being said this condo could so much more the decor was all over the place and the furniture in the main living area probably should have been thrown away 10 years ago. In addition the cleaning crew needs to spend a little extra time in this unit as there was caked on dust on the ceiling fan and the unit was not properly stocked for sleeping 5 people as there were no sheets for the pull out couch. I'm sure had we called the property management company they would have brought us sheets and pillow cases (you shoukdnt have to take time out of your vacation to ask for basic things that should be stocked) but after we pull out the sofa sleeper and saw the mattress our daughter decided that sleeping on the sofa would probably be the more comfortable choice as you could see the springs in the 2 inch mattress.

Ok, but could be better This condo is ok, but could be so much better with some maintenance and cleaning. It has to be a combination of the owner and management company who aren't doing there part for price. <br/><br/>The Good:<br/>* 2 of 3 beds were comfortable.<br/>* Garage is nice, but extremely small. A full size SUV will not fit.<br/>* Humidifier on furnace helps.<br/>* Accepts pets.<br/>* Kitchen was ok (microwave handle is broken though).<br/>Needs improvement:<br/>* 1st thing we found was food molding & silverware in the dining table drawer...gross!<br/>* Batteries for remote controls missing and some are broken.<br/>* No gas grill tools.(there was gas and the grill worked)<br/>* The ceiling fan in living is so dirty it looks like black dust chunks will fall off on you...gross.<br/>* Electric in master is all messed up, switches, fan, light for back porch all don't work. Everything was unplugged when we arrived.<br/>* Broken chairs in dining and broken lamp in living.<br/>* Master shower leaks on floor (tub set poorly, but could be fixed with part from Home Depot).<br/>* Couches are toast and need replacing.<br/>* Multiple window blinds are broken.<br/>* This is nitpicky, but art work is terrible and hodgepodge. <br/>This is our 3rd year in a row to the area and for similar money this place was clearly the worst. The only reason I would ever chose this property again is because it takes pets which was the original decision driver for us. Without some TLC, just know you are going to get a rundown place.<br/>

Mountain Retreat Overall good stay. Wildernest were very friendly and easy check in. We have rented this same unit many times and it has been used hard and is need of some maintenance.

Terrible-Smelled of mildew and no response back from management Unit was in complete disrepair. We've asked for a manager to contact us based on a formal complaint with our stay there at Silverthorne Forest Park 31E on 6/16 - 6/18. We just submitted a 3rd request on their website to ask for a manager to call. The unit was not in acceptable condition and smelled of strong mildew or mold especially in the master bedroom. Many items broken like master toilet, faucet, lamps. No one has called us back and we are extremely disappointed. Queen bad in master was made up with twin top sheet and twin blanket turned sideways so our feet stuck out at the bottom. Master bathroom shower curtain has mold all over the bottom of it. We have stayed here many times in the past over several years and this time it is unacceptable and we are not satisfied. The mildew smell made us sick and we tried to spray febreeze and it still was not helping. Will not stay here again. Property management will not call us back or respond either. Could have been cleaner Condo was not well cleaned prior to our arrival. That aside, we enjoyed the views and even got to see a moose family just across the street. The bus access was handy. Nearby hiking trails were awesome. With better housekeeping, we would come back again.

Amazing weekend getaway We rented this unit because it has a private hot tub and allows pets, and we planned on a whole weekend IN. Wildernest provides quick access to some nice hikes, which we enjoyed with the fall colors. The unit had all the equipment we needed in the kitchen. It was easy to make ourselves at home, and really nice to have a garage to park in! We brought an HDMI chord to use our computer to watch movies. There were two comfy rocking chairs on the balcony for watching the snow fall. It was a perfect, relaxing weekend getaway.

Nice place, but...... The condo was lovely and well-suited to our needs. It could use a little TLC and a new mattress in the master bedroom, but overall a great place. The carpet didn't appear to have been vacuumed, but the rest of the unit was clean. The problem we encountered was a very severe lack of communication between the management company, owner and Wildernest. We planned a 3 week stay and during the entire second week, workers were sanding, scraping and painting the exterior. We were the only people staying in Forest Park at the time and had we been notified that this work was going to take place, we never would have rented. The noise was amazing and we couldn't use the decks (and hot tub) for the second half of our visit. Wildernest was wonderful - they tried like crazy to find out from the management company (Red Mountain?) what was going on and how long it would take, but never received a response. Wildernest was very understanding and comped us 2 nights and repeatedly checked with us to see how things were going. It's our impression that the owner must have known about the work and never informed Wildernest. As much as we liked the location and the property, we will likely never rent that unit again. If the owner can't pass along simple information, I'm not going to give them my hard-earned cash. I will, however, be happy to rent another unit from Wildernest as they were wonderful to deal with and very responsive to our concerns.

Forest Park Review We are an older couple and have visited Colorado for the last five years for hiking and tennis. Our accommodations at Forest Park were wonderful. The unit was tastefully appointed and very light with newer appliances. The Wildernest staff were very friendly and competent in seeing that any concerns were addressed. Parking was a little difficult when all the units were occupied. All in all our stay was extremely comfortable. We would highly recommend this facility.

Disappointment in a Beautiful Setting Master bedroom TV had three dark spots obstructing TV viewing experience. Mattress and bed frame were sub par in the master bedroom, resulting in back ache. It was more comfortable to sleep directly on the floor. The same was true for the two twin size beds in the second bedroom. One could only wonder if the box springs, mattresses, and bed frames were purchased at a flea market. The coffee machine did not work at all. The hot tub was a nice feature, but was pretty much a requirement after numerous sleepless nights on the beds.

Great stay! This is our second stay in Forest Park, and we absolutely love it there. The condo was extremely clean, and felt like being at home. The view is awesome from the deck, which made sitting in the hot tub that much better. Thanks for another great stay!!

Great getaway We stay in Silverthorne several times a year visiting our daughter and her family and we've tried numerous different locations in the same price range. This was a great value. We enjoy the view from Buffalo Ridge a little more because you can see the Dillon Reservoir but Forest Park looks right at Peak 1 so it was still great and the condo was bigger. Having the private outdoor hottub was great. There was some minor maintenance issues but it did not effect our stay. The garage is to small for an full size SUV but there is room outside to park.

Forest Park 31E on 9/09/16 - 9/10/16 We liked the layout of the condo and it worked well for the four of us (two couples). Most everything was in working order, although the tub in the master bath drained very slowly. The carpet was stained and worn and needs to be replaced.

Great condo in Silverthorne for family (and pet friendly) We had a wonderful time in this condo. Our two kids, and my son's friend, really enjoyed it - especially the private hot tub. Easy access to Silverthorne and the ski areas. Plenty of space for all of us, and the fact that we could bring our dog was an added plus. Highly recommend this condo.

Great Location for a Mountain Getaway The townhouse was in a great location for trips to Breckenridge, Vail and Frisco, the townhouse was very comfortable for 6 adults. There were a number of broken lamps and bulbs that were blown in the bathrooms that need to be replaced. There was also a cap missing on the hot tub so you couldn't use the jets. The kitchen was well supplied. Overall a great getaway but would suggest fixing and replacing some of these items.

Inconsistent WIFI, rude neighbor, tight parking snow removal poor I arrived and a detector was bleeping. It was extremely irritating and caused me trouble (let's keep it at that). The snow removal overall was terrible. On top of that the next door neighbor parked either in the way to make things worse and once parked directly behind the garage. The place is well stocked with cooking stuff but several chairs where broken in dining area - considering the security deposit and the check list required by tenants it made me extremely uncomfortable. No one told me the hot tub door would close behind me, luckily I knew how to remove screen and had opened window to listen to my music. I did not know it was so far up the mountain..I was left to believe it wasn't that far up. I did like the view though. The WIFI constantly dropped and I could not use my Chromecast at all.

Almost snowed-in and enjoyed every moment Showed up a little later the day of check-in assuming the office was closed as it was after the hours given in the information packet, but the place was very much open. Pain-free check-in besides that.<br/>The townhome was absolutely wonderful and as seen in the photos. Nice and cozy for the 4 of us with plenty room to spare. Our favorite part would have to be the private hottub on the back porch!<br/>On check-out day a foot or two of snow fell by noon and we thought we were going to get snowed in... By the time we made it out we were a couple hours late to check-out but the office was completely understanding. <br/>Very nice and relaxed management, great cabin, would be happy to stay at Wildernest again.

My stay at 31E Forest Park View was great. Hot Tub Broken and needs to be removed. Need new kit faucet and left side drain. Hot water heater had to be replaced. Carpet upstairs needs replacing. I had it cleaned twice, to no avail. Stove cleaning lock is missing. Oven was filthy<br/> when I checked in. I removed and replaced all caulk in Master Bath as it was moldy. I am allergic to mold. All furniture was chipped, cracked and scratched. I paid 2000.00 a month for this.

Getting out of the heat It was nice to get out of the Texas heat for the summer. The only problem we had and it was not the property, was my wife had "exstream high altitude sickness". We had to leave early from the property.

Sad Experience My wife and I would love to say that out experience with Wildernest was a pleasant one. But neither of us are liars. The past 3 years have been trying to say the least. The first year we were threatened by the Wildernest office staff to be removed from the property for not cleaning up after our pets. After proving that it was not our animals making the mess, we were not apologized to, or even acknowledged for the mistaken identity. But we can get over that. However what we will not get over anytime soon. Is the fact that after the first year in the condo. The Wildernest Staff notified us that if we renewed our contract they would grandfather the original cost for us for as long as we wanted to continue to rent. There was a Staff change that summer and we were told there was going to be an increase. After a lot of back and forth they agreed that we were in the right and granted the clause. The third year was the exact same thing. Moving to the present. Once again there was a staff change and we were subject to a rate increase. That was the last straw for us. There are plenty of companies out there who value and honor their clientele. Especially returning clientele, who have never had a payment issue, any issue within the condo itself, and clientele who treat the owners property as if it were their own. That said, we are moving on. We are property owners, as well as renters. There is no need for a rate increase in these condos. The area is 80% empty the entire winter. We take notice of these things. Excellent place The location was gorgeous and the condo was comfortable and clean. Several outlets in the bedroom didn't work, and the ceiling fan didn't work In the master, so sleeping was hot. The shower leaked all over the bathroom floor, could not prevent leaking.. Also there was no hair dryer?!? Everything else was superb, would stay again.

Surprisingly Great! I was a little worried about this place because it was so inexpesive, but it turned out to be amazing. <br/><br/>My family, including 7 of us, really enjoyed the condo. The place was clean, had plenty of bathrooms, and an amazing view. The ceilings were hugh and really made you feel like you were part of the environment. <br/><br/>The location was perfect - it was 20 minutes from Breckenridge and 30 from Vail and included a lot of grocery stores just a few minutes from the condo. The only issue we had was the hot tube had WAY too much chlorine and was impossible to enjoy. <br/><br/>We will be back to this condo!

Our Experience After staying with Wildernest Management for over 30 years, when the last property we were renting was sold, I was really glad to rent this property when I saw it. We have already reserved for next year and I hope many more years after that. With the snow we had, the garage was a real blessing! We love it!

Forest Park 31E I stayed a week at the above property. I was disappointed by the lack of kitchen items available to me for the stay. There were very few large glasses, cooking utensils, pots and pans! There were no spices, etc. No dish washing liquid/soap, no laundry soap and only hand bar soap to use...gross!

Really nice Weekend The unit was clean however there were a couple of things around the unit that need attention. On the Bar in the kitchen there is a large glass vase that needs cleaning and the large wreath in the living room needs to be cleaned or changed. It is little things like that but I would definitely stay in the same unit again. My only other complaint is that there was not a full set of dishes and glasses and I think that you should mention that you have no pantry items at all. I have stayed in other Wildernest properties in the past and they all had pantry items (oil, salt, pepper, spices).

Forest Park Review This is our second year at this property and we have already reserved for next year. When you walk in the front you are looking at 40 foot high ceilings and a beautiful view of the mountains. It is a beautiful unit that anyone would be happy to stay at!

Great escape weekend The place is a little dated but exceptionally clean. We loved bringing our dog with us! The hot tub was fantastic, clean and hot! The mattress in the Master bedroom was heavenly! We rented this unit because it has a private hot tub and allows pets, and we planned on a whole weekend IN. Wildernest provides quick access to some nice hikes, which we enjoyed with the fall colors. The unit had all the equipment we needed in the kitchen. It was easy to make ourselves at home, and really nice to have a garage to park in! We brought an HDMI chord to use our computer to watch movies. There were two comfy rocking chairs on the balcony for watching the snow fall. It was a perfect, relaxing weekend getaway.

Condo was not well cleaned prior to our arrival. That aside, we enjoyed the views and even got to see a moose family just across the street. The bus access was handy. Nearby hiking trails were awesome. With better housekeeping, we would come back again.

Unit was in complete disrepair. We've asked for a manager to contact us based on a formal complaint with our stay there at Silverthorne Forest Park 31E on 6/16 - 6/18. We just submitted a 3rd request on their website to ask for a manager to call. The unit was not in acceptable condition and smelled of strong mildew or mold especially in the master bedroom. Many items broken like master toilet, faucet, lamps. No one has called us back and we are extremely disappointed. Queen bad in master was made up with twin top sheet and twin blanket turned sideways so our feet stuck out at the bottom. Master bathroom shower curtain has mold all over the bottom of it. We have stayed here many times in the past over several years and this time it is unacceptable and we are not satisfied. The mildew smell made us sick and we tried to spray febreeze and it still was not helping. Will not stay here again. Property management will not call us back or respond either. We have rented this property for four years, and planned on renting it for a fifth year when we were notified the rent would more than double! We do not feel the property is worth that rent compared to what else is available. We rented a superior property for next year at the rate we have been paying for this property.

Showed up a little later the day of check-in assuming the office was closed as it was after the hours given in the information packet, but the place was very much open. Pain-free check-in besides that.<br/>The townhome was absolutely wonderful and as seen in the photos. Nice and cozy for the 4 of us with plenty room to spare. Our favorite part would have to be the private hottub on the back porch!<br/>On check-out day a foot or two of snow fell by noon and we thought we were going to get snowed in... By the time we made it out we were a couple hours late to check-out but the office was completely understanding. <br/>Very nice and relaxed management, great cabin, would be happy to stay at Wildernest again.

I arrived and a detector was bleeping. It was extremely irritating and caused me trouble (let's keep it at that). The snow removal overall was terrible. On top of that the next door neighbor parked either in the way to make things worse and once parked directly behind the garage. The place is well stocked with cooking stuff but several chairs where broken in dining area - considering the security deposit and the check list required by tenants it made me extremely uncomfortable. No one told me the hot tub door would close behind me, luckily I knew how to remove screen and had opened window to listen to my music. I did not know it was so far up the mountain..I was left to believe it wasn't that far up. I did like the view though. The WIFI constantly dropped and I could not use my Chromecast at all.

The townhouse was in a great location for trips to Breckenridge, Vail and Frisco, the townhouse was very comfortable for 6 adults. There were a number of broken lamps and bulbs that were blown in the bathrooms that need to be replaced. There was also a cap missing on the hot tub so you couldn't use the jets. The kitchen was well supplied. Overall a great getaway but would suggest fixing and replacing some of these items.

We stay in Silverthorne several times a year visiting our daughter and her family and we've tried numerous different locations in the same price range. This was a great value. We enjoy the view from Buffalo Ridge a little more because you can see the Dillon Reservoir but Forest Park looks right at Peak 1 so it was still great and the condo was bigger. Having the private outdoor hottub was great. There was some minor maintenance issues but it did not effect our stay. The garage is to small for an full size SUV but there is room outside to park.

The condo was lovely and well-suited to our needs. It could use a little TLC and a new mattress in the master bedroom, but overall a great place. The carpet didn't appear to have been vacuumed, but the rest of the unit was clean. The problem we encountered was a very severe lack of communication between the management company, owner and Wildernest. We planned a 3 week stay and during the entire second week, workers were sanding, scraping and painting the exterior. We were the only people staying in Forest Park at the time and had we been notified that this work was going to take place, we never would have rented. The noise was amazing and we couldn't use the decks (and hot tub) for the second half of our visit. Wildernest was wonderful - they tried like crazy to find out from the management company (Red Mountain?) what was going on and how long it would take, but never received a response. Wildernest was very understanding and comped us 2 nights and repeatedly checked with us to see how things were goin

We are an older couple and have visited Colorado for the last five years for hiking and tennis. Our accommodations at Forest Park were wonderful. The unit was tastefully appointed and very light with newer appliances. The Wildernest staff were very friendly and competent in seeing that any concerns were addressed. Parking was a little difficult when all the units were occupied. All in all our stay was extremely comfortable. We would highly recommend this facility.

Master bedroom TV had three dark spots obstructing TV viewing experience. Mattress and bed frame were sub par in the master bedroom, resulting in back ache. It was more comfortable to sleep directly on the floor. The same was true for the two twin size beds in the second bedroom. One could only wonder if the box springs, mattresses, and bed frames were purchased at a flea market. The coffee machine did not work at all. The hot tub was a nice feature, but was pretty much a requirement after numerous sleepless nights on the beds.

My wife and I would love to say that out experience with Wildernest was a pleasant one. But neither of us are liars. The past 3 years have been trying to say the least. The first year we were threatened by the Wildernest office staff to be removed from the property for not cleaning up after our pets. After proving that it was not our animals making the mess, we were not apologized to, or even acknowledged for the mistaken identity. But we can get over that. However what we will not get over anytime soon. Is the fact that after the first year in the condo. The Wildernest Staff notified us that if we renewed our contract they would grandfather the original cost for us for as long as we wanted to continue to rent. There was a Staff change that summer and we were told there was going to be an increase. After a lot of back and forth they agreed that we were in the right and granted the clause. View was great. Hot Tub Broken and needs to be removed. Need new kit faucet and left side drain. Hot water heater had to be replaced. Carpet upstairs needs replacing. I had it cleaned twice, to no avail. Stove cleaning lock is missing. Oven was filthy<br/> when I checked in. I removed and replaced all caulk in Master Bath as it was moldy. I am allergic to mold. All furniture was chipped, cracked and scratched. I paid 2000.00 a month for this.
