Terms

The Property Manager (hereafter referred to as "we", "us", or "our") provides rental management services on behalf of homeowners ("Owners") who rent their properties (including the associated fixtures and furnishings)(the “Home”) to guests (the "Guest" or "you") seeking accommodations on a short term or long term basis (collectively, the “Services”). We are the Owner's property manager and authorized agent, who will perform the Services related to your reservation. By using the Home and Services, you agree to comply with and be legally bound by the terms and conditions of this guest agreement (the "Agreement"). This Agreement only applies to short term rentals and not long term rentals, which will be governed by the specific terms of your lease agreement with us.

1. Policies: Please treat our Owner's Home with the care you would at your own home and abide by following policies:

*Behave as you would in any home in which you live, with respect for property and neighbors.
*Unless otherwise stated in the Home listing, you must be over the age of 25.
*You will be an occupant of the unit during the entire reserved period and other occupants of the Home during your stay will be family members, friends, responsible adults or children under direct adult supervision.
*Do not exceed the maximum occupancy of the Home.
*No parties, noise that can be heard beyond the home lot line or in adjacent units, or any illegal activity may occur at the Home.
*No pets are allowed unless otherwise noted for specific properties and where you have paid a pet fee in connection with your booking in advance of your reservation.
*No smoking is allowed in or around any Home.
*Check-in time is 3pm and check-out time is 10am - we will notify you via email in advance if early check-in or late check-out will be available.
*Please use common courtesy at the home by keeping it clean, reporting any problems or damages, washing dishes as used, taking garbage to the outside bins, leaving towels in the bathrooms and sheets in the bedrooms, and not re-arranging furniture.

2. Cleaning: Each home will be cleaned and inspected by third-party cleaning contractors after your departure. We ask you to help us enable the cleaning crews as much as possible. They will appreciate simple things like leaving the home tidy, running the dishwasher, starting to wash the towels, and taking out the trash.

3. Swimming Pools, Hot Tubs, or Beach: If the home that you have reserved includes a pool or hot tub, or is on a beach, these can all be obviously dangerous. Guests should observe and adhere to all rules and policies as posted at the home and supervise all children at all times. Lifeguards are not provided. Decks and patios can be slippery when wet and can result in injury to anyone who is not careful. Guest accept and assumes all risks involved in or related to the use of a pool, hot tub, beach and deck/patio areas.

4. Home Damage Waiver: Each guest will be offered an optional Damage Waiver that protects you against unintended damage done to the Property. This is not insurance, and the Damage Waiver does not apply to intentional damage done by the Guest or your guests, or excessive wear and tear due to parties, smoking, pets or otherwise, or additional cleaning charges due to stains or spills, or fines incurred by the police or HOA due to noise, excessive trash or parking, or damage over the purchased amounts of either $3,000 or $5,000. If Tenant does not wish to purchase this Damage Waiver, a security deposit of $3,000, $5,000, or greater depending on Property will be required at the time of booking. If a Home requires an additional security deposit, we will explain this to you before confirming a reservation. Guest acknowledges that any damage or fines not covered by the Damage Waiver or above the amount of any security deposit can be charged to Guest (and Guest’s card on file). The Damage Waiver can be purchased up to the day prior to your reservation but not after it has started. You do not have to purchase this Damage Waiver. Please contact the Property Manager directly at if you do not wish to purchase the Damage Waiver.

5. Excessive Wear and Tear, Noise and Occupancy: If excessive wear and tear is found for the Home, or additional cleaning is necessary due to spills, trash left on site, stains to furniture, carpeting, linens, paint, wallpaper, or flooring, Guest authorizes the Property Manager to charge Guest for additional fees. Tenant will be provided with a receipt for any additional fees incurred upon request or as required by local laws or regulations. If at any time the maximum number of the Home’s occupants is exceeded or if we receive information about excessive noise, the Property Manager has the right to evict Guest and all occupants immediately and to charge Guest a minimum service fee of $250 with no refund for the balance of the remaining reservation. If any sign of smoking is discovered Guest authorizes the Property Manager to charge Guest an additional minimum $500 cleaning fee. Unless the reservation for the Home specifically allows a pet, if any sign of a pet is discovered, then Guest authorizes the Property Manager to charge Guest an additional minimum $500 cleaning fee. The Property Manager will return any balance of a security deposit to Guest, less any charges or amounts owed by Guest, within fourteen (14) days after the end of the reservation or as otherwise required by local laws or regulations. Any charges owed by Guest may be charged by the Property Manager to Guest’s card on file in addition to seeking any relief provided by law.

6. Maintenance and Access: We have the right to enter the home at any time during guest stay and we will diligently attempt to address maintenance issues as they occur. This is an associated risk of renting a single family residence or condo. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time, and significantly affects your stay; we reserve the right to refund at our discretion or offer to relocate you to another home.

7. Phone and Internet: Unless otherwise specified, all homes are equipped with a high-speed Wi-Fi connection where service is available and we will provide you with any required Wi-Fi passwords. We do not provide a land line phones for all homes and suggest that you please use your mobile phone or Wi-Fi enabled phone for calls.

8. Furnished Rental and Supplies: The Property Manager's properties are fully furnished properties that will include bedspreads, linens, blankets, pillows, towels, a fully equipped kitchen, TV, furnishings unless otherwise specified. A limited starter supply of paper products, bath and dish soap are provided, but will not be replaced if consumed during your stay so we recommend bringing additional personal items with you. Staples (salt, pepper, foils, wraps, etc) are generally stocked by the owner of the home, however the Property Manager cannot commit these supplies being present. Guest is responsible for replacing stocked items as they are consumed. If there is a special type of item you are accustomed to using please provide for those items by bringing them with you. Extra towels are always recommended for homes on the beach, or with a pool or hot tub.

9. Weather and Other Unforeseen Events: The Property Manager does not accept liability for any inconveniences arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing, damage caused by weather/road conditions, natural disasters, acts of God or other reasons beyond its control. No refunds will be given for any delays or cancellations due to such conditions. Travel Insurance is highly recommended for any stay.

10. Homeowners Association: The Property Manager cannot warrant the usability or condition of amenities provided through homeowner associations, including, but not limited to pools, hot tubs, club houses, tennis courts, golf facilities, and picnic & beach facilities.

11. Indemnity: Neither Owner nor the Property Manager assumes any liability for loss, theft, damage or injury to Guest, his/her guests or other occupants in the Home. The Guest, for himself/herself, his/her heirs, assignors, executors and administrators, fully releases and discharges Owner and the Property Manager from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the Guest, his/her guests or other occupants of the Home as a result of, or in connection with the occupancy of the Home and agrees to hold Owner and the Property Manager free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this Agreement, or their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.

12. Sale Contingency: In the rare event the Home that that you have reserved is for sale, and/or is under a contract to sell, the Property Manager reserves the right to provide Guest with a comparable home at no additional cost to the Guest. Showings during occupancy are by appointment only at your prior approval.

13. Payment and Cancellations: We accept all major credit cards. For reservations made more than 30 days in advance, we only charge a deposit of 10% of the total reservation upon booking, with full payment due 30 days prior to check-in. For all reservations made within 30 days of check-in, we collect payment in full at the time of booking. All reservations which are made more than 10 days in advance are fully refundable if the guest cancels the reservation within 72 hours after the time of booking. After this cancellation period expires, all guest payments are non-refundable.

14. Other Terms and Conditions: Your booking is subject to the the Property Manager 's Terms, Privacy Policy and this Guest Agreement which can be found at /terms. Additionally, where specifically required by the terms of any applicable laws, regulations or Homeowner's Association rules (as determined by the Property Manager), then this Rental Agreement shall constitute a lease of the premises. If you would like to extend your reservation for additional dates, please call us for availability and pricing.

Beautifully furnished, roomy, road noise in summer We had a nice four days at this rental while we were in town for the Leadville 100 MTB. The home is wonderfully and comfortably appointed. It has Sonos speakers to play music, sound machine in at least one of the bedrooms, huge televisions, jacuzzi tub, bbq, and comfortable beds. I have a few complaints, mostly minor, that if improved would make the experience a perfect "10". <br/>1) We were there for four nights and were given only half a roll of paper towels. This is a minor gripe. No one wants to go to the store to get daily use products like this on vacation. All the bathrooms had extra rolls of toilet paper, some thought should have been given to provide at least one extra roll of paper towels.<br/>2)The road noise is the "major" complaint. It was fairly hot when we were there so with no AC it was necessary to leave the windows open for a comfortable sleep. Though it wouldn't seem like a loud road since it's a small road, it is extremely well travelled and cars constantly drive by all hours of the day and night. The only bedroom that slept well was the bedroom on the lowest floor. This floor was cool and dark so he slept with the windows shut. The two upstairs rooms were pretty hot and loud and miserable.<br/>3) There was no Kleenex provided in the home. My mother suffers from allergies and found it annoying to use toilet paper to blow her nose. Minor, but with all the other nice things in the house it seems a small detail to miss out on.<br/>4) The first floor shower didn't drain and the outlet cover in this bathroom was broken. Probably a maintenance issue gone unnoticed.<br/>5)Also, there were doggie poop bags littered in the backyard grass. These didn't belong to us, but I picked them up anyway and threw them away. The cleaning crew should add this to the checklist. TurnKey sends a text to rate the housekeeping, and I inadvertently responded with a 5, but that was before I saw the bags outside. It is not designed to be an unlimited supply but, rather, to get guests through their arrival so that they may take inventory and pick up whatever else is needed to get them through their stay. Prior to each stay, we stock dish soap, laundry detergent, a roll of paper towels, toilet paper, a dish brush to wash dishes, a few trash bags, dishwasher detergent, bar soap, and the standard bathroom amenities you might find in a hotel. Silverthorne Townhouse- comfortable, clean, & cozy! We had a great stay in Silverthorne, layout was perfect for our family and fur baby. Multiple but open levels gave us privacy when we needed it, but comfortable space to spend time together. Everything was clean and very comfortable. The kitchen was well stocked with all the necessary tools and appliances to eat in when we wanted too. Deck with a beautiful view for watching the sunrise with a cup of coffee and sunset with a glass of wine. Hot tub was great also. Would definitely stay here again!!

Family Get Together This condo in Silverthorne is perfect for a large family gathering. Enough bathrooms, great kitchen and easy access to the freeway. My family enjoyed there stay. We didn't get to use the Hot tub but if we rent it again we will for sure.

Excellent stay! We were in town for a wedding in Silverthorne. Perfect location and the accommodations were excellent. We all agreed we would definitely stay here again. Only recommendation is towels near the hot tub or for that matter a few more bath towels :)! It is a beautiful home, loved the separate living room areas! Beautiful Property but Horrible Company to Rent Through It's unfortunate that Turnkey rentals is horrible to work with & they do not care about their customers. The location and property itself is great but we'd never rent from this company again, nor would we recommend others renting from. <br/><br/>First downside to our trip, checked in an hour after check in. Walked in to music playing, and see a small child on the couch. Initially thought they double booked the property. It was the cleaning crew, who was surprised to see us. She said it was listed as a basic clean, meaning no one was checking in. We asked how long she'd need to ensure the house was clean, left & came back an hour & a half later. Mostly clean, except the sheets & comforters were dirty & we had to do laundry. <br/><br/>Long story short, Turnkey was extremely invasion on our family trip with text messaging starting the first night at 8:56pm about excessive noise complaints. First of all, quiet hours is 10pm or later, and second, we had just finished a family dinner and were playing cards at the table. Went as far as Turnkey saying they were sending someone out to check the property, even though everyone had gone off to bed before that text came through. We were nervous to even talk as a family in the common area, and went to both sides of the townhome to find we had no neighbors. Next evening, 9:06pm, exact word for word text messaging came through, most of the texts were exact word for word from the previous evening & carried on for an hour, last being from Turnkey apologizing for the error & their service.<br/><br/>Turnkey was excessive with their text messages, to the point of harassment, invasive, and took away time spent as a family. We gave Turnkey the opportunity to make things right, explain their excessive messaging, and make up for their lack of customer service. We were only offered a $100 refund, no explanation other than they apologized over and over, and 10% of a future stay, which will never happen based on our horrific experience with th Response from TurnKey Vacation Rentals; Friday, May 17, 2019 Thank you for taking the time to leave us this feedback, and we’re so sorry to hear that your experience with us was not as great as it should have been. Great Location We stayed there for a month and we loved the place and the location (only steps away from trails for an evening walk). Fantastic Place! The property was easy to find and in a great location. Easy reach to the slopes / town and great views of the stunning mountains. The accommodation was very clean and the kitchen had everything you would need for self catering. The layout of the property is great and we had a few nights in playing board games. A great relaxing holiday with friends, I would highly recommend the place. We did not need to contact the property management company as the welcome book was full of information. Thanks for letting us stay.

Wonderful Rental We had a great experience at our rental in Silverthorne. Location was great, close to Breckinridge and Vail. The property was very clean, kitchen was stocked well, comfortable beds and furniture. Well maintained unit. Beautiful mountain views. We definitely would stay here again and recommend it to friends.

Family Vacation We truly had a wonderful trip celebrating 30 years of marriage. We came from California, and our kids came from Atlanta, & Denver, 6 Adults, 1 teenager & 1 infant. We loved the house and all the amenities. We cooked all of our meals in the home, which they truly have a great supply of the needed kitchen items. The House is supplied with a plentiful amount of bedding & towels. I had read other reviews on the need to bring toilet paper & paper towels; which we did. We could not find the baby crib and the management team quickly solved that problem; and we were grateful for their promptness. The Jacuzzi is clean and inviting. We took advantage of enjoying this bit of luxury. The only problem we did have was with the internet. We had received instructions on how to get on the WIFI and had no success. In the book there were different instructions, with a couple of the devices were able to get on; however the majority of us had to use our data. We never did call the management company regarding this. Overall this is a wonderful spacious home. We did have to deal with altitude sickness; which allow yourselves a couple of extra days to get acclimated if you are not from the area. Beautiful House, Great Location! This house was very spacious with two living room areas for family and friends to gather together at the end of the day. The house was very clean upon arrival and all the essential amenities were provided. The hot tub was also another great addition to this house. The bed in the master bedroom was extremely comfortable (I am still thinking about how amazing it felt to crawl in that bed at the end of the day and sleep soundly). The other guests accompanying me stated that all of their beds were also very comfortable. The owner provides a book with all the information that you may need during your stay as well as popular restaurants and activities to explore during your stay. The house is a short drive to nearby towns such as Frisco, Dillon, and Breckenridge. I highly recommend this house when visiting Colorado. I will definitely be using Turnkey in the future, and I hope to stay at this house again in the future.

Spacious and warming We were thrilled with all of the space available in this rental property. It was very well kept/clean and all the needed utensils were readily available. Ideal Rental Property This condo is ideal! The decor was very nice, it had all the amentities of home, the beds were comfortable, awesome views of the mountain from the living area, and a great location for all activities we did. We used the property as a base to hike in Frisco, Vail, Breckenridge, Silverthorne, Leadville, and Idaho Springs. We really could not have picked a better location or property to spend a week!

WOW a great place to stay! We had 2 families and plenty of space to stretch out in. Great decor and place was spotless! Everything you need to eat in. Great location we skied at Copper. They had a great book with lots of info on local places to eat and things to do.<br/>Hopefully we will get a chance to come back!

ABOUT THE TOWNHOUSE

The open-concept main living space of the house is on the second level. As evening falls, unwind in the living room on the sofa, love seat, or chair. Chat about your adventures in front of the gas fireplace with stone hearth, then watch a movie on the 65” flat screen TV.

The kitchen includes granite counters, a gas range, and all of the essential cookware you’ll need to prepare quick snacks and hearty fare. Gather everyone for a meal at the six-seat dining table; two more can sit at the bar.

Another family room is found on the lower level. Stretch out on the sectional sofa for an X-box tournament on the 65” flat screen TV.

After a fun day of outdoor pursuits, head back home and fire up the BBQ. Throw a few steaks on and kick back with a cold drink to take in the Continental Divide views. After dinner, head down to the lower-level patio, where you can soak in the private hot tub.

The third-floor master retreat features a king bed, seating area, and vaulted ceilings. The en-suite bathroom has a walk-in shower and large soaking tub.

Up another flight of steps, you’ll find a guest room with two queen beds and a 48” flat screen TV. A bathroom with tub/shower combination is located across the hall. The lower-level guest room has a queen bed, and the bathroom next door has a walk-in shower.

You’ll also have a mudroom with benches and hooks for storing gear, a half bathroom, and a laundry room with a washer/dryer set and a sink. This house is dog friendly, and the garage accommodates two cars.

Note: Because the house sits on a steep hill, a 4WD vehicle is recommended for winter months.

Centrally located in Silverthorne, you can enjoy an array of outdoor activities, including skiing, hiking, biking, and fishing. Colorado’s best Ski Resorts are just a quick drive away.
