Terms

The Property Manager (hereafter referred to as "we", "us", or "our") provides rental management services on behalf of homeowners ("Owners") who rent their properties (including the associated fixtures and furnishings)(the “Home”) to guests (the "Guest" or "you") seeking accommodations on a short term or long term basis (collectively, the “Services”). We are the Owner's property manager and authorized agent, who will perform the Services related to your reservation. By using the Home and Services, you agree to comply with and be legally bound by the terms and conditions of this guest agreement (the "Agreement"). This Agreement only applies to short term rentals and not long term rentals, which will be governed by the specific terms of your lease agreement with us.

1. Policies: Please treat our Owner's Home with the care you would at your own home and abide by following policies:

*Behave as you would in any home in which you live, with respect for property and neighbors.
*Unless otherwise stated in the Home listing, you must be over the age of 25.
*You will be an occupant of the unit during the entire reserved period and other occupants of the Home during your stay will be family members, friends, responsible adults or children under direct adult supervision.
*Do not exceed the maximum occupancy of the Home.
*No parties, noise that can be heard beyond the home lot line or in adjacent units, or any illegal activity may occur at the Home.
*No pets are allowed unless otherwise noted for specific properties and where you have paid a pet fee in connection with your booking in advance of your reservation.
*No smoking is allowed in or around any Home.
*Check-in time is 3pm and check-out time is 10am - we will notify you via email in advance if early check-in or late check-out will be available.
*Please use common courtesy at the home by keeping it clean, reporting any problems or damages, washing dishes as used, taking garbage to the outside bins, leaving towels in the bathrooms and sheets in the bedrooms, and not re-arranging furniture.

2. Cleaning: Each home will be cleaned and inspected by third-party cleaning contractors after your departure. We ask you to help us enable the cleaning crews as much as possible. They will appreciate simple things like leaving the home tidy, running the dishwasher, starting to wash the towels, and taking out the trash.

3. Swimming Pools, Hot Tubs, or Beach: If the home that you have reserved includes a pool or hot tub, or is on a beach, these can all be obviously dangerous. Guests should observe and adhere to all rules and policies as posted at the home and supervise all children at all times. Lifeguards are not provided. Decks and patios can be slippery when wet and can result in injury to anyone who is not careful. Guest accept and assumes all risks involved in or related to the use of a pool, hot tub, beach and deck/patio areas.

4. Home Damage Waiver: Each guest will be offered an optional Damage Waiver that protects you against unintended damage done to the Property. This is not insurance, and the Damage Waiver does not apply to intentional damage done by the Guest or your guests, or excessive wear and tear due to parties, smoking, pets or otherwise, or additional cleaning charges due to stains or spills, or fines incurred by the police or HOA due to noise, excessive trash or parking, or damage over the purchased amounts of either $3,000 or $5,000. If Tenant does not wish to purchase this Damage Waiver, a security deposit of $3,000, $5,000, or greater depending on Property will be required at the time of booking. If a Home requires an additional security deposit, we will explain this to you before confirming a reservation. Guest acknowledges that any damage or fines not covered by the Damage Waiver or above the amount of any security deposit can be charged to Guest (and Guest’s card on file). The Damage Waiver can be purchased up to the day prior to your reservation but not after it has started. You do not have to purchase this Damage Waiver. Please contact the Property Manager directly at if you do not wish to purchase the Damage Waiver.

5. Excessive Wear and Tear, Noise and Occupancy: If excessive wear and tear is found for the Home, or additional cleaning is necessary due to spills, trash left on site, stains to furniture, carpeting, linens, paint, wallpaper, or flooring, Guest authorizes the Property Manager to charge Guest for additional fees. Tenant will be provided with a receipt for any additional fees incurred upon request or as required by local laws or regulations. If at any time the maximum number of the Home’s occupants is exceeded or if we receive information about excessive noise, the Property Manager has the right to evict Guest and all occupants immediately and to charge Guest a minimum service fee of $250 with no refund for the balance of the remaining reservation. If any sign of smoking is discovered Guest authorizes the Property Manager to charge Guest an additional minimum $500 cleaning fee. Unless the reservation for the Home specifically allows a pet, if any sign of a pet is discovered, then Guest authorizes the Property Manager to charge Guest an additional minimum $500 cleaning fee. The Property Manager will return any balance of a security deposit to Guest, less any charges or amounts owed by Guest, within fourteen (14) days after the end of the reservation or as otherwise required by local laws or regulations. Any charges owed by Guest may be charged by the Property Manager to Guest’s card on file in addition to seeking any relief provided by law.

6. Maintenance and Access: We have the right to enter the home at any time during guest stay and we will diligently attempt to address maintenance issues as they occur. This is an associated risk of renting a single family residence or condo. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time, and significantly affects your stay; we reserve the right to refund at our discretion or offer to relocate you to another home.

7. Phone and Internet: Unless otherwise specified, all homes are equipped with a high-speed Wi-Fi connection where service is available and we will provide you with any required Wi-Fi passwords. We do not provide a land line phones for all homes and suggest that you please use your mobile phone or Wi-Fi enabled phone for calls.

8. Furnished Rental and Supplies: The Property Manager's properties are fully furnished properties that will include bedspreads, linens, blankets, pillows, towels, a fully equipped kitchen, TV, furnishings unless otherwise specified. A limited starter supply of paper products, bath and dish soap are provided, but will not be replaced if consumed during your stay so we recommend bringing additional personal items with you. Staples (salt, pepper, foils, wraps, etc) are generally stocked by the owner of the home, however the Property Manager cannot commit these supplies being present. Guest is responsible for replacing stocked items as they are consumed. If there is a special type of item you are accustomed to using please provide for those items by bringing them with you. Extra towels are always recommended for homes on the beach, or with a pool or hot tub.

9. Weather and Other Unforeseen Events: The Property Manager does not accept liability for any inconveniences arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing, damage caused by weather/road conditions, natural disasters, acts of God or other reasons beyond its control. No refunds will be given for any delays or cancellations due to such conditions. Travel Insurance is highly recommended for any stay.

10. Homeowners Association: The Property Manager cannot warrant the usability or condition of amenities provided through homeowner associations, including, but not limited to pools, hot tubs, club houses, tennis courts, golf facilities, and picnic & beach facilities.

11. Indemnity: Neither Owner nor the Property Manager assumes any liability for loss, theft, damage or injury to Guest, his/her guests or other occupants in the Home. The Guest, for himself/herself, his/her heirs, assignors, executors and administrators, fully releases and discharges Owner and the Property Manager from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the Guest, his/her guests or other occupants of the Home as a result of, or in connection with the occupancy of the Home and agrees to hold Owner and the Property Manager free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this Agreement, or their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.

12. Sale Contingency: In the rare event the Home that that you have reserved is for sale, and/or is under a contract to sell, the Property Manager reserves the right to provide Guest with a comparable home at no additional cost to the Guest. Showings during occupancy are by appointment only at your prior approval.

13. Payment and Cancellations: We accept all major credit cards. For reservations made more than 30 days in advance, we only charge a deposit of 10% of the total reservation upon booking, with full payment due 30 days prior to check-in. For all reservations made within 30 days of check-in, we collect payment in full at the time of booking. All reservations which are made more than 10 days in advance are fully refundable if the guest cancels the reservation within 72 hours after the time of booking. After this cancellation period expires, all guest payments are non-refundable.

14. Other Terms and Conditions: Your booking is subject to the the Property Manager 's Terms, Privacy Policy and this Guest Agreement which can be found at /terms. Additionally, where specifically required by the terms of any applicable laws, regulations or Homeowner's Association rules (as determined by the Property Manager), then this Rental Agreement shall constitute a lease of the premises. If you would like to extend your reservation for additional dates, please call us for availability and pricing.

Noise complaints are a joke The house was nice and huge. Neighborhood left a little to be desired. However it was close to town and easy to find. The issue is not with the home but rather with turnkey. I got my first text from them at 7:30pm stating that there had been a noise complaint. It was 7:30 and only four people were in the home. It only got worse from there. I got four more texts about noise in the next couple hours. I went outside and listened for thirty minutes and couldn’t hear so much as a peep. I also noticed that not one of the surrounding homes was occupied so who was filing these noise complaints. I contacted turnkey and told them of my displeasure. They promised I wouldnt get another text that evening but low and behold not an hour later abc I was informed security was in its way because of multiple noise violations. WTH?!?! This ruined our evening. We couldn’t enjoy anything cause apparently watching tv while cooking was a noise violation so everyone had to go to bed. Luckily we knew some locals and called them the next day. We found out there were no neighbors complaining about the noise. Instead it is turnkey who has a way of monitoring your noise level. I’ve never been so disappointed in a company before. This is information they should share. We were ready to knock on the doors of neighbors and find out what exactly their problem was. It is incredibly unprofessional for turnkey to give renters the impression that someone else is complaining about them when in reality it was turnkey. The trip was ruined and we all were scared to death to so much as whisper! Thus house sleeps 16. Noise will happen. I will not rent with turnkey ever again. Fun week in Tahoe I rented this house for a week to spend with family and friends for my 50th birthday. The house did not disappoint! The bedrooms were large with comfortable beds and there were plenty of pillows and towels for everyone. The kitchen was well appointed though we did not cook as often as I thought we might. I was a little nervous about the lack of air conditioning but it wasn't an issue at all, even in mid-July. For the days that we had more than four vehicles on-site, we parked one at Heavenly. The kids loved the TV on the 1st floor, the bunk room and the hot tub. With 12 people in the house, there was plenty of room for everyone. <br/>TurnKey was responsive when I notified them of an issue and came right out to address it. A circuit breaker was tripped and I just wanted to know where to find the box. They sent someone out to fix it for me instead. <br/>For dining out with our large group, we enjoyed the Himmel Haus and Blue Angel Cafe. We also made several trips to Safeway which was nearby.

Beautiful Rental The rental was extremely clean and well put together when we showed up. There were several items out of place from the rental email including the hot tub not being locked and the television system not being setup the way it was described. However, overall the home had all the amenities we needed and TurnKey provided more than enough information to enjoy our stay. The home has ample kitchen space and tons of dishes, cookware, and utensils for hosting large family meals. My only recommendation to the owners is to provide dish soap and sponges for cleaning the dishes. Overall, great weekend and great location! Amazing Home We had 14 family members ranging from 4 - 69 and everyone had a blast. Such a perfect setting to have meals together, play games and just relax....the really cool part was everyone had a "corner" they could relax in when they needed quiet time. This home had everything needed for a week long stay. Perfect location to access Heavenly without being in the middle of the crowds.

Would not recommend Balconies were very dirty and could not step foot on them. Propane tank was empty for BBQ. Really easy to get a noise complaint. We had 2 little kids crying and got a noise complaint. All the other houses are parking on the street but we cannot? Nice Place, Terrible Experience This property is very nice, but the process of renting it was terrible. I've stayed in Tahoe properties 3 times this year and this was by far the worst experience. I had to jump through so many hoops to reserve, sign forms, phone interview, just to be told a few days before my trip that someone had to come onsite to explain them to me again and have me sign more forms. I was told I had a 3pm check in, the next day I was told check in was 12pm. I arrived at 12:30 (to meet the person to sign her forms)and couldn't get in. When I called they told me it's because my check in is not until 3pm. Then why is the representative meeting me here at 12:30??! "Property is monitored by cameras, no parties. Property is patrolled by security, no parties. Neighbors are close by and can hear you, no parties." I get it! I'm not here to party stop trying to scare me! After this I couldn't even enjoy myself in the cabin, even though it was a beautiful property. To the owners of the property, you've built a great cabin, but I can't recommend it to anyone unless you change the management company, or at least loosen up on the reservation process. Not everyone coming to Tahoe is coming to throw raging parties or act irresponsibly. If you're worried about people damaging your beautiful property then I would recommend raising the deposit or fees, but the current process feels like multiple layers of interrogation from the time you book up until you physically arrive at the property. <br/><br/>One last note for any groups considering this cabin. There is a 4 car max, street parking is not allowed. If you have additional cars (which is likely to happen in a cabin that sleeps 16) you have to park additional cars a few blocks up the road at Heavenly. South Lake Tahoe with the whole family Our family of 11 planned this vacdtion since mid summer. We were all ready for a snowy winter vacation in a beautiful home near Heavenly Village. Coming from GA, we bought warm coats,snow boots hats and ski pants. We had a good time together, but were sad we had no snowfall while we were there. This is beautiful. Countryside, and I hope we get back another year. Two went skiing and snowboarding, some hiked, some went fishing, some eent to cadinors and we all went atving and all took sunset cruise . Oh and some of us went downtown for New Year's Eve. We enjoyed rock climbing and sliding around on Spooner Lake.<br/>The house was beautiful and and we enjoyed the hot tub, fireplaces, pool table,game room and the sell appointed kitchen. The beds were very comfortable. We could have used more towels though and the basement area where the boys bunked stayed very cold. It needs its own thermostat. Our location was very convenient and close to downtown ans ski slopes.

Not For Destination Skiing We had family come in from Indiana, Colorado, Kentucky, and Southern California. All rented cars at Reno and Sacramento airports and drove to the house for 4 days of skiing. We also had family members living in California drive to the house. The city of South Lake Tahoe's limit of 4 cars only and no parking on the streets made things very difficult. We had to shuffle cars between overnight parking garages and pay the parking cost to avoid the $2,000 city fine. The house itself was fine. Fantastic It was the best mini/couples vacation. Everyone loved the home and had the best time. It was very clean and a great location. You can’t find a better house.. I mean there is nothing not to like about this home. Every bed was comfortable, the great room was spacious and we played games and watched football. I would most definitely stay at this Home again. Pretty good Overall, the location and condition of the house was great and matched what was advertised, and I'd recommend it.<br/><br/>However there was a laundry list of nitpicks that amount to one star: internet was choppy and slow, Couldn't get the TV's to work properly, hardwood floors weren't cleaned very well when we arrived, kitchen screen door was off it's track, garbage bins were full when we arrived.<br/><br/>For another star, we had problems with heat and noise at night. One of the 5 nights, 1 neighbor was having a loud party until 11pm, and another neighbor was revving up his loud truck engine and slamming doors at 3am. The house has no air conditioning, so at bedtime, with the windows open, on the third floor, the house is 83F degrees when trying to go to sleep. Great house but irritating neighboring residents! Everything was awesome except the neighboring residents are bit cranky. There are permanent residents living nearby and they really hate these vacation rentals. Quiet hours 10PM - 7AM have to be strictly followed or else cops will come home. The best part is we have another vacation rental next to this home and we'd a bunch of youngsters staying there and they made enough and more noise. Cops came over and gave warning to both the houses. We were really quiet and unfortunately we also got the warning. So I would skip such rentals were there are permanent residents nearby. This property is very nice, but the process of renting it was terrible. I've stayed in Tahoe properties 3 times this year and this was by far the worst experience. I had to jump through so many hoops to reserve, sign forms, phone interview, just to be told a few days before my trip that someone had to come onsite to explain them to me again and have me sign more forms. I was told I had a 3pm check in, the next day I was told check in was 12pm. I arrived at 12:30 (to meet the person to sign her forms)and couldn't get in. When I called they told me it's because my check in is not until 3pm. Then why is the representative meeting me here at 12:30??! "Property is monitored by cameras, no parties. Property is patrolled by security, no parties. Neighbors are close by and can hear you, no parties." I get it! I'm not here to party stop trying to scare me! INSIDE THE HOUSE

Park in the driveway and step through the front door into the media room, furnished with a huge 70” TV with an Xbox and comfy leather seating for 8. Fix your favorite drinks at the wet bar.

The bathroom on this level is updated with a walk-in glass shower, and there's a laundry/mud room next door.

At the end of the hall, a huge bedroom holds 2 sets of twin-over-full bunks—let the kids have the space to themselves. Access the 2-car garage at the end of the hall.

Upstairs, an upgraded kitchen has a granite center island and stainless steel appliances. Double ovens and a gas stove mean you can cater for a crowd, and the cupboards are generously stocked with cookware.

From here, step out to the back deck, where a hot tub sits surrounded by forest views. Back inside, a long dining table seats up to 12 and sits adjacent to the lounge. A crackling gas fireplace and 57” flat-screen makes the space welcoming and cozy. Access the front deck from here as well.

The master bedroom has another gas fireplace warming the king bed and a 57” flat screen TV. The en suite has dual vanities, a jetted tub, and a walk-in shower.

Another bathroom with dual vanities lies adjacent to bedrooms 3 and 4, both furnished with queen-size beds.

On the 3rd floor, vaulted ceilings loom above a game room with a pool table/ping-pong table. Dual master suites on either side feature king beds, private deck access, 47” flat-screens and en-suite baths each jetted tubs.

THE LOCATION

Skiers rejoice—this home is ½-mile from Heavenly Ski Resort and the Aerial Tram. With 97 runs, there’s something for every skill level and a few challenges besides. When you’ve had your fill of the slopes, there’s high voltage apres-ski entertainment at Tamarack Lodge and a number of on-mountain restaurants. Ski gear is available to purchase just down the road if you’ve forgotten yours.

Coming in summer Head down to the water 1.4 miles away, where Ski Run Marina offers on-water sport rental. It’s approximately 1 mile to Lake Tahoe Boulevard—take your pick of casual or upscale eateries.
