Terms

The Property Manager (hereafter referred to as "we", "us", or "our") provides rental management services on behalf of homeowners ("Owners") who rent their properties (including the associated fixtures and furnishings)(the “Home”) to guests (the "Guest" or "you") seeking accommodations on a short term or long term basis (collectively, the “Services”). We are the Owner's property manager and authorized agent, who will perform the Services related to your reservation. By using the Home and Services, you agree to comply with and be legally bound by the terms and conditions of this guest agreement (the "Agreement"). This Agreement only applies to short term rentals and not long term rentals, which will be governed by the specific terms of your lease agreement with us.

1. Policies: Please treat our Owner's Home with the care you would at your own home and abide by following policies:

*Behave as you would in any home in which you live, with respect for property and neighbors.
*Unless otherwise stated in the Home listing, you must be over the age of 25.
*You will be an occupant of the unit during the entire reserved period and other occupants of the Home during your stay will be family members, friends, responsible adults or children under direct adult supervision.
*Do not exceed the maximum occupancy of the Home.
*No parties, noise that can be heard beyond the home lot line or in adjacent units, or any illegal activity may occur at the Home.
*No pets are allowed unless otherwise noted for specific properties and where you have paid a pet fee in connection with your booking in advance of your reservation.
*No smoking is allowed in or around any Home.
*Check-in time is 3pm and check-out time is 10am - we will notify you via email in advance if early check-in or late check-out will be available.
*Please use common courtesy at the home by keeping it clean, reporting any problems or damages, washing dishes as used, taking garbage to the outside bins, leaving towels in the bathrooms and sheets in the bedrooms, and not re-arranging furniture.

2. Cleaning: Each home will be cleaned and inspected by third-party cleaning contractors after your departure. We ask you to help us enable the cleaning crews as much as possible. They will appreciate simple things like leaving the home tidy, running the dishwasher, starting to wash the towels, and taking out the trash.

3. Swimming Pools, Hot Tubs, or Beach: If the home that you have reserved includes a pool or hot tub, or is on a beach, these can all be obviously dangerous. Guests should observe and adhere to all rules and policies as posted at the home and supervise all children at all times. Lifeguards are not provided. Decks and patios can be slippery when wet and can result in injury to anyone who is not careful. Guest accept and assumes all risks involved in or related to the use of a pool, hot tub, beach and deck/patio areas.

4. Home Damage Waiver: Each guest will be offered an optional Damage Waiver that protects you against unintended damage done to the Property. This is not insurance, and the Damage Waiver does not apply to intentional damage done by the Guest or your guests, or excessive wear and tear due to parties, smoking, pets or otherwise, or additional cleaning charges due to stains or spills, or fines incurred by the police or HOA due to noise, excessive trash or parking, or damage over the purchased amounts of either $3,000 or $5,000. If Tenant does not wish to purchase this Damage Waiver, a security deposit of $3,000, $5,000, or greater depending on Property will be required at the time of booking. If a Home requires an additional security deposit, we will explain this to you before confirming a reservation. Guest acknowledges that any damage or fines not covered by the Damage Waiver or above the amount of any security deposit can be charged to Guest (and Guest’s card on file). The Damage Waiver can be purchased up to the day prior to your reservation but not after it has started. You do not have to purchase this Damage Waiver. Please contact the Property Manager directly at if you do not wish to purchase the Damage Waiver.

5. Excessive Wear and Tear, Noise and Occupancy: If excessive wear and tear is found for the Home, or additional cleaning is necessary due to spills, trash left on site, stains to furniture, carpeting, linens, paint, wallpaper, or flooring, Guest authorizes the Property Manager to charge Guest for additional fees. Tenant will be provided with a receipt for any additional fees incurred upon request or as required by local laws or regulations. If at any time the maximum number of the Home’s occupants is exceeded or if we receive information about excessive noise, the Property Manager has the right to evict Guest and all occupants immediately and to charge Guest a minimum service fee of $250 with no refund for the balance of the remaining reservation. If any sign of smoking is discovered Guest authorizes the Property Manager to charge Guest an additional minimum $500 cleaning fee. Unless the reservation for the Home specifically allows a pet, if any sign of a pet is discovered, then Guest authorizes the Property Manager to charge Guest an additional minimum $500 cleaning fee. The Property Manager will return any balance of a security deposit to Guest, less any charges or amounts owed by Guest, within fourteen (14) days after the end of the reservation or as otherwise required by local laws or regulations. Any charges owed by Guest may be charged by the Property Manager to Guest’s card on file in addition to seeking any relief provided by law.

6. Maintenance and Access: We have the right to enter the home at any time during guest stay and we will diligently attempt to address maintenance issues as they occur. This is an associated risk of renting a single family residence or condo. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time, and significantly affects your stay; we reserve the right to refund at our discretion or offer to relocate you to another home.

7. Phone and Internet: Unless otherwise specified, all homes are equipped with a high-speed Wi-Fi connection where service is available and we will provide you with any required Wi-Fi passwords. We do not provide a land line phones for all homes and suggest that you please use your mobile phone or Wi-Fi enabled phone for calls.

8. Furnished Rental and Supplies: The Property Manager's properties are fully furnished properties that will include bedspreads, linens, blankets, pillows, towels, a fully equipped kitchen, TV, furnishings unless otherwise specified. A limited starter supply of paper products, bath and dish soap are provided, but will not be replaced if consumed during your stay so we recommend bringing additional personal items with you. Staples (salt, pepper, foils, wraps, etc) are generally stocked by the owner of the home, however the Property Manager cannot commit these supplies being present. Guest is responsible for replacing stocked items as they are consumed. If there is a special type of item you are accustomed to using please provide for those items by bringing them with you. Extra towels are always recommended for homes on the beach, or with a pool or hot tub.

9. Weather and Other Unforeseen Events: The Property Manager does not accept liability for any inconveniences arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing, damage caused by weather/road conditions, natural disasters, acts of God or other reasons beyond its control. No refunds will be given for any delays or cancellations due to such conditions. Travel Insurance is highly recommended for any stay.

10. Homeowners Association: The Property Manager cannot warrant the usability or condition of amenities provided through homeowner associations, including, but not limited to pools, hot tubs, club houses, tennis courts, golf facilities, and picnic & beach facilities.

11. Indemnity: Neither Owner nor the Property Manager assumes any liability for loss, theft, damage or injury to Guest, his/her guests or other occupants in the Home. The Guest, for himself/herself, his/her heirs, assignors, executors and administrators, fully releases and discharges Owner and the Property Manager from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the Guest, his/her guests or other occupants of the Home as a result of, or in connection with the occupancy of the Home and agrees to hold Owner and the Property Manager free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this Agreement, or their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.

12. Sale Contingency: In the rare event the Home that that you have reserved is for sale, and/or is under a contract to sell, the Property Manager reserves the right to provide Guest with a comparable home at no additional cost to the Guest. Showings during occupancy are by appointment only at your prior approval.

13. Payment and Cancellations: We accept all major credit cards. For reservations made more than 30 days in advance, we only charge a deposit of 10% of the total reservation upon booking, with full payment due 30 days prior to check-in. For all reservations made within 30 days of check-in, we collect payment in full at the time of booking. All reservations which are made more than 10 days in advance are fully refundable if the guest cancels the reservation within 72 hours after the time of booking. After this cancellation period expires, all guest payments are non-refundable.

14. Other Terms and Conditions: Your booking is subject to the the Property Manager 's Terms, Privacy Policy and this Guest Agreement which can be found at /terms. Additionally, where specifically required by the terms of any applicable laws, regulations or Homeowner's Association rules (as determined by the Property Manager), then this Rental Agreement shall constitute a lease of the premises. If you would like to extend your reservation for additional dates, please call us for availability and pricing.

Great location yet underwhelming management agency/host From the start, we learned that there was a sewage spill on the property, and the management company was working to clean it up. <br/><br/>It cut into our check-in time and pushed back our scheduled activities. <br/><br/>Furthermore, the place could have been cleaner. You would think that if you're promoting COVID-19 cleaning measures in the client portal, this would be shown on the location.<br/><br/>The hot tub was horrendous - murky water and dirty. <br/><br/>It was hot during our stay, and we come to find out that there is no air conditioning. <br/><br/>BUT<br/><br/>There are fans...that didn't work. <br/><br/>I submitted a request for the hot tub to be cleaned and the fans to be looked on the first day. <br/><br/>I was assured through text that this would be completed by noon the next day. <br/><br/>Come to find out nothing happened. <br/><br/>There was a miscommunication with the national and local teams. <br/><br/>The Hottub was not cleaned, and the fans were not fixed. <br/><br/>If it weren't for the box fans in the house, we would have a very uncomfortable stay, AND our baby would have had to sleep in sweltering and painful conditions. <br/><br/>I was also assured that the grill would be ready to use and enough propane to last the duration of my stay. <br/><br/>This also didn't' happen. <br/><br/>I wouldn't recommend anyone using this service or renting from this location.

Rental in Tahoe Upon arrival,we could smell garbage in entrance way.We followed the scent to the garage where there was a very large amount of garbage,so much we couldn&#x2019;t fit an additional car in it.(we only had 2) Dish washer, major sliding blinds to patio with the only view) and spa were not working as well.We text several times and got automatic responses, which lead no where. It wasn&#x2019;t u til 2 days later when a real person called us back is when things got repaired.(except blinds to open) The home was beautiful and once most of the things were fixed, we enjoyed our stay. I would find a better way f communicating with your guests on a timely fashion and inform them FIRST of things that aren&#x2019;t in working order.<br/>Again, beautiful home!!!! 10/10 would do again Its definitely not my first time in tahoe, but it was my friends first time, we had a plan to go out kayaking, swimming, fishing and more before we have to return to school. It was important for me to make this trip fun, and thia house made it easy, the ease of entering and exiting, the location qas perfect, it was 6-8 min from anything we needed, some of us got up early for a run, beautiful scenery since the creek is literally across the street. We saw a cub wandering from the balcony while cooking from the grill provided there. We did not struggle one bit, it felt like home every night. Will be returning for sure. The owner even checked in if we needed anything. Best service.

Terrible in so many ways Terrible! From the home not being clean, to broken curtains, down to no pot holders in kitchen. Over 20 items and yet Turnkey refuses to refund our cleaning fee! Modern Home Retreat Went up with a few friends for the weekend. We had to meet with the rep once we reached the house to go over rules, sign waiter etc. I've booked with Turnkey before and never had to do this which was odd, just made us feel inconvenienced to be there at a certain time. Nonetheless, she was very nice and accommodating. The house is located in a pretty quiet neighborhood with exterior cameras. Prior to the trip, we got a lot of alerts to be careful with noise level. Reminded again by rep, by flyers posted in the house and they have a sound monitor. It sort of made us uncomfortable to enjoy ourselves. Cable/TV was not set up properly, only took a few minutes to figure out, but was still a bother. A few of the lights were not working (dinner table & upstairs hallway) so it was a bit dark. The hot tub may need adjustments, it kept locking and was not getting hot enough. Overall, the house was modern and spacious. We loved the pool table, fireplace and open kitchen concept, which was stocked with everything we needed. Housekeeping was great, all the sheets and pillows were clean and comfortable before our arrival. We were also able to help by doing the first load of laundry. Aside from those few hiccups, we definitely enjoyed our stay and would recommend. Girls Weekend In Tahoe We stayed here for a friends birthday and it was everything we could have wanted! The space was spacious and clean and we felt right at home. The hot tub and pool table were a great perk and the kitchen was spacious enough for all 7 of us. It is relatively close to South Shore, about a $20 Uber to the Casinos.

Nice home and convenient location to ski and village We had a great time but did want to make you aware of a few things the owners may want to address. <br/><br/>- Hot tub cover broken<br/>- Screen door to porch off track<br/>- Gas grill dirty and not functioning properly<br/>- Dishes were found dirty<br/>- Griddle on stovetop not functional<br/>- Crumbs were found on countertop upon arrival<br/>- Minimal wine glasses available<br/>- Kitchen organization could be better<br/>- More towels for bath and hot tub would be nice<br/>- Cable TV access in living room difficult to change channels <br/>- Wet bar light out<br/>- Chandelier lights out<br/>- Globe broken in ceiling fan of living room<br/>- Garage door dented<br/><br/><br/>These did not have much impact on our stay but as a previous rental home owner these are all things I would want to be aware of to help improve the future stay of guests.

Fantastic!! This home was beautiful and spacious. The updated interior home made it so beautiful and appealing. There was room for everyone whether you wanted to be together or be apart for some time alone. My wife and I along with three<br/>children stayed here for 4 nights and we all loved it! Might be a little more costly than some of the other homes, but worth every penny! Annual Girls Trip to Tahoe The property was lovely; however, we felt like it was mismanaged.There was garbage left in the kitchen, there was no replacement garage bags, no sponge to wash dishes, no saran wrap or foil for cooking, the hot tub didn't work and the outside furniture was dirty. We had to make a run to the store to pick up all the things that were missing. The property mgmt company reservation process and check in/out was easy and convenient, it was the situation I described above that was disappointing. Family vacation Very nice house and we enjoyed our stay. My only suggestions, bring towels they have a limited supply and the garage does not fit two cars as we were told. Highly Recommended Our group of six adults and four children stayed here for 4 days and loved it. There was plenty of space both to sleep (very comfortable beds!) and hang out (fantastic patio space!). We made great use of the HUGE hot tub and pool table. The kitchen was well stocked with everything we needed to cook big meals. The neighborhood is quiet (which was nice) and a very close drive to everything we wanted and needed. We spent a couple days at the lake (I recommend Round Hill) and another enjoying Heavenly Village. The temps during our stay were probably the highest they get for Tahoe - mid to upper 80s. We used open windows and the awesome ceiling fans (no A/C which is pretty common in Tahoe) to keep the house comfortable and keeping the windows open at night cooled it down significantly to sleep. Bonus: bear sighting Monday morning around 10:30! We kept our distance and quietly took pictures. He eyed us then leisurely walked away. We were later informed by neighbors he comes through their yard to check out the neighborhood about once a week. Don't be afraid, but be aware of your surroundings and utilize that bear box!! Great Home! Comfortable Beds! Updated! New! Simply Awesome! My wife and I spent a few days in Tahoe this fall. The property was amazing. It would be perfect for a larger group or family. Everything was 5 star...I would highly recommend it. If I had to give one drawback, it would be the parking situation. No more than 2 cars are allowed on property, otherwise you have to park a car at a casino or grocery store parking lot. There is no street parking and only one car garage and single car driveway. It was perfect for us on this visit, but potential renters need to know this for future visits. South Lake Tahoe heavenly home My family of 6 (all adults) thoroughly enjoyed our stay! The home was spotless upon arrival and had everything we needed to relax, prepare gourmet meals, compete in family game night (board games and pool). The décor was beautiful and no detail was left untouched. We had a question about using the oven and a call to TurnKey provided an immediate answer. The location is ideal to hiking, biking, dining, shopping, skiing. I would highly recommend this gorgeous home to my friends. And, we look forward to returning.

Very Nice Home The home is very new and high end. Comfortable, clean, welcoming atmosphere. I would recommend the rental to family and friends. A few strange hiccups with our rental experience. The TV would not turn on. Eventually got it working after a reset. The oven did not work throughout our stay. We got around this issue by using the stove and hot plate. One of the shower drains was clogged. The hot tub was not working and had been locked. Although these are small problems in the overall experience of our stay, it would have been nice to not have to deal with them. Also, there is no backyard and the only outdoor area for entertaining was on the upstairs patio. The house is located in a residential neighborhood with not much around, though it is a short drive to restaurants, shopping, and entertainment. Beautiful on the outside Overall this house was beautiful but beware neighbors call police to give you $500 noise complaint at drop of a pin. Within 30 minutes of arriving security already came, although I understand we were a little loud arriving but quiet time was at 10pm and at 10:10pm security arrived as we we're unloading and turning off jacuzzi and drying off on the balcony. <br/><br/>Also there was no sponge, no trash bags, and on Wednesday from 8am- 4pm we had NO WATER!!! On Tuesday we arrived after a very long day of hiking excited to sleep in on Wednesday, but we arrived to a notice on the day saying there would be no water Wednesday from 8am-4pm. So we had to wake up at 6am to eat, shower, and get ready and leave the house ALL day. If I knew there was gunna be no water I would not have stayed here!!! Very unhappy about this. <br/><br/>Also there was no AC and we could not keep windows open because of noise level, we did not want a noise fine from complaint from neighbors. It became very stuffy with 9 people moving around. <br/><br/>I gave 2 stars because house was nice & beds were comfortable. Golf Weekend in Tahoe The inside of the house was spotless; however the outside needed some upkeep. The hot tub was advertised as available, but then wasn't available. The house itself is great, but the neighborhood is not desired. We received a visit from security within a short time of being there to discuss noise levels - stating he had received a call about us being "too loud". He did state that he sat outside for a bit, and wasn't even sure anyone was even in the house as he couldn't hear us. It's unfortunate that there was a threat of noise violation fines when he didn't even hear us. This is the second rental house we have rented in Lake Tahoe, and would go back to the previously rented house long before this one. We have rented several homes over the years through Homeway/VRBO and have never had a threat of a fine for "noise". I feel for the owners of the property as this is truly the only turn off to renting this property! Great home for family vacation Celebrated Thanksgiving with my parents and brothers family. House was modern clean and beautiful. Fully stocked kitchen, clean linens and comfy beds. Lots of space for adults and kids to spread out. TrunKey was easy and convenient to work with. Loved our stay and would rent this place again. <br/><br/>Only downside is limited to 2 cars and no street parking, but I think that's par for the course with neighborhood rentals. Also, more towels would have been nice. One per person not enough if you are showering and enjoying the hot tub too. Minor issues-Loved our stay! Great family vacation rental in a great location! We had a great trip to Tahoe in July 2018. This house is located with easy access to South Lake and Nevada. The house is modern, clean and has everything a family needs for a great vacation in Tahoe. The kids enjoyed exploring the creek across the road (we even saw a bear!) and the parents and grandparents enjoyed the hot tub on the deck. The trout fishing farm at the end of the street was also fun for the kids. Very professional and responsive service from the management company. Highly recommend for families.

Quiet and Very Comfortable home The house is beautifully appointed and has an extremely gorgeous kitchen with everything you need to cook and entertain. Bedrooms and bathrooms are super comfortable. All the rooms have ceiling fans which helped as it was pretty hot when we were there. The downstairs sitting area and bar with the extra fridge was really nice to be able to keep water and drinks cold vs filling up the main fridge. We didn't use the hot tub as the weather was pretty warm and the sun hits the deck early in the morning when I would have liked to sit there with my coffee :)

Great house The house was great. 8 of us went up for a birthday weekend and the house was better than all expectations. The house is beautiful on the inside and has everything you need. The location is great less than 10 mins to the beach and the casinos. <br/><br/>Renters need to know there are rules for the house. There is only room for two parking spaces so we had to leave a car at the casino since we took 3 cars up there. There are volume monitors in the house to make sure people aren&#x2019;t too loud but we didn&#x2019;t set them off so most people won&#x2019;t have an issue. The hot hub isn&#x2019;t supposed to be used past 9. <br/><br/>These are small inconviences but it was fantastic overall. Short but great stay in a lovely home The house was lovely and in a great quiet spot. We had a wonderful stay overall. The house had most of what we needed. A few missteps... not enough linens were provided and even after requesting more the amount still wasn&#x2019;t right. The house also needs a deep clean. Knobs on the stove were rather greasy, clean dishes were actually dirty and there wasn&#x2019;t any dish detergent and very old cleaning products. There is also no A/C but thankfully the house was only uncomfortable due to the heat for one night. These things are small annoyances but like the over abundance of texts turn key kept sending the same keeps happening for this review request. Turnkey sends way too many texts about noise but are slow to respond real issues. Nonetheless our experience in the house overall was pleasant and we&#x2019;d consider it again but I&#x2019;d look for a house with A/C first or come in winter. ABOUT THE HOUSE

THE FINE PRINT
Strict ordinances govern Lake Tahoe vacation rentals. This home cannot be used for any parties or weddings/receptions. Maximum allowable occupancy is 10 people and 3 cars, enforced/patrolled 24 hours/day (meaning that even an afternoon BBQ with too many people would be subject to citation/fine). Over-occupancy, excess vehicles, or excessive noise at any time of day will result in guest fine up to $2,000 – in addition to any fines assessed against the homeowner by local authorities. Failure to observe the NO PARTY policy may result in eviction. If a hot tub is available, there can be no use after 10 PM. This home is located in a sound-sensitive neighborhood and is not suitable for large/noisy groups. No smoking is permitted. No pets of any kind are allowed unless specifically noted in listing.
