Terms

The Property Manager (hereafter referred to as "we", "us", or "our") provides rental management services on behalf of homeowners ("Owners") who rent their properties (including the associated fixtures and furnishings)(the “Home”) to guests (the "Guest" or "you") seeking accommodations on a short term or long term basis (collectively, the “Services”). We are the Owner's property manager and authorized agent, who will perform the Services related to your reservation. By using the Home and Services, you agree to comply with and be legally bound by the terms and conditions of this guest agreement (the "Agreement"). This Agreement only applies to short term rentals and not long term rentals, which will be governed by the specific terms of your lease agreement with us.

1. Policies: Please treat our Owner's Home with the care you would at your own home and abide by following policies:

*Behave as you would in any home in which you live, with respect for property and neighbors.
*Unless otherwise stated in the Home listing, you must be over the age of 25.
*You will be an occupant of the unit during the entire reserved period and other occupants of the Home during your stay will be family members, friends, responsible adults or children under direct adult supervision.
*Do not exceed the maximum occupancy of the Home.
*No parties, noise that can be heard beyond the home lot line or in adjacent units, or any illegal activity may occur at the Home.
*No pets are allowed unless otherwise noted for specific properties and where you have paid a pet fee in connection with your booking in advance of your reservation.
*No smoking is allowed in or around any Home.
*Check-in time is 3pm and check-out time is 10am - we will notify you via email in advance if early check-in or late check-out will be available.
*Please use common courtesy at the home by keeping it clean, reporting any problems or damages, washing dishes as used, taking garbage to the outside bins, leaving towels in the bathrooms and sheets in the bedrooms, and not re-arranging furniture.

2. Cleaning: Each home will be cleaned and inspected by third-party cleaning contractors after your departure. We ask you to help us enable the cleaning crews as much as possible. They will appreciate simple things like leaving the home tidy, running the dishwasher, starting to wash the towels, and taking out the trash.

3. Swimming Pools, Hot Tubs, or Beach: If the home that you have reserved includes a pool or hot tub, or is on a beach, these can all be obviously dangerous. Guests should observe and adhere to all rules and policies as posted at the home and supervise all children at all times. Lifeguards are not provided. Decks and patios can be slippery when wet and can result in injury to anyone who is not careful. Guest accept and assumes all risks involved in or related to the use of a pool, hot tub, beach and deck/patio areas.

4. Home Damage Waiver: Each guest will be offered an optional Damage Waiver that protects you against unintended damage done to the Property. This is not insurance, and the Damage Waiver does not apply to intentional damage done by the Guest or your guests, or excessive wear and tear due to parties, smoking, pets or otherwise, or additional cleaning charges due to stains or spills, or fines incurred by the police or HOA due to noise, excessive trash or parking, or damage over the purchased amounts of either $3,000 or $5,000. If Tenant does not wish to purchase this Damage Waiver, a security deposit of $3,000, $5,000, or greater depending on Property will be required at the time of booking. If a Home requires an additional security deposit, we will explain this to you before confirming a reservation. Guest acknowledges that any damage or fines not covered by the Damage Waiver or above the amount of any security deposit can be charged to Guest (and Guest’s card on file). The Damage Waiver can be purchased up to the day prior to your reservation but not after it has started. You do not have to purchase this Damage Waiver. Please contact the Property Manager directly at if you do not wish to purchase the Damage Waiver.

5. Excessive Wear and Tear, Noise and Occupancy: If excessive wear and tear is found for the Home, or additional cleaning is necessary due to spills, trash left on site, stains to furniture, carpeting, linens, paint, wallpaper, or flooring, Guest authorizes the Property Manager to charge Guest for additional fees. Tenant will be provided with a receipt for any additional fees incurred upon request or as required by local laws or regulations. If at any time the maximum number of the Home’s occupants is exceeded or if we receive information about excessive noise, the Property Manager has the right to evict Guest and all occupants immediately and to charge Guest a minimum service fee of $250 with no refund for the balance of the remaining reservation. If any sign of smoking is discovered Guest authorizes the Property Manager to charge Guest an additional minimum $500 cleaning fee. Unless the reservation for the Home specifically allows a pet, if any sign of a pet is discovered, then Guest authorizes the Property Manager to charge Guest an additional minimum $500 cleaning fee. The Property Manager will return any balance of a security deposit to Guest, less any charges or amounts owed by Guest, within fourteen (14) days after the end of the reservation or as otherwise required by local laws or regulations. Any charges owed by Guest may be charged by the Property Manager to Guest’s card on file in addition to seeking any relief provided by law.

6. Maintenance and Access: We have the right to enter the home at any time during guest stay and we will diligently attempt to address maintenance issues as they occur. This is an associated risk of renting a single family residence or condo. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time, and significantly affects your stay; we reserve the right to refund at our discretion or offer to relocate you to another home.

7. Phone and Internet: Unless otherwise specified, all homes are equipped with a high-speed Wi-Fi connection where service is available and we will provide you with any required Wi-Fi passwords. We do not provide a land line phones for all homes and suggest that you please use your mobile phone or Wi-Fi enabled phone for calls.

8. Furnished Rental and Supplies: The Property Manager's properties are fully furnished properties that will include bedspreads, linens, blankets, pillows, towels, a fully equipped kitchen, TV, furnishings unless otherwise specified. A limited starter supply of paper products, bath and dish soap are provided, but will not be replaced if consumed during your stay so we recommend bringing additional personal items with you. Staples (salt, pepper, foils, wraps, etc) are generally stocked by the owner of the home, however the Property Manager cannot commit these supplies being present. Guest is responsible for replacing stocked items as they are consumed. If there is a special type of item you are accustomed to using please provide for those items by bringing them with you. Extra towels are always recommended for homes on the beach, or with a pool or hot tub.

9. Weather and Other Unforeseen Events: The Property Manager does not accept liability for any inconveniences arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing, damage caused by weather/road conditions, natural disasters, acts of God or other reasons beyond its control. No refunds will be given for any delays or cancellations due to such conditions. Travel Insurance is highly recommended for any stay.

10. Homeowners Association: The Property Manager cannot warrant the usability or condition of amenities provided through homeowner associations, including, but not limited to pools, hot tubs, club houses, tennis courts, golf facilities, and picnic & beach facilities.

11. Indemnity: Neither Owner nor the Property Manager assumes any liability for loss, theft, damage or injury to Guest, his/her guests or other occupants in the Home. The Guest, for himself/herself, his/her heirs, assignors, executors and administrators, fully releases and discharges Owner and the Property Manager from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the Guest, his/her guests or other occupants of the Home as a result of, or in connection with the occupancy of the Home and agrees to hold Owner and the Property Manager free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this Agreement, or their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.

12. Sale Contingency: In the rare event the Home that that you have reserved is for sale, and/or is under a contract to sell, the Property Manager reserves the right to provide Guest with a comparable home at no additional cost to the Guest. Showings during occupancy are by appointment only at your prior approval.

13. Payment and Cancellations: We accept all major credit cards. For reservations made more than 30 days in advance, we only charge a deposit of 10% of the total reservation upon booking, with full payment due 30 days prior to check-in. For all reservations made within 30 days of check-in, we collect payment in full at the time of booking. All reservations which are made more than 10 days in advance are fully refundable if the guest cancels the reservation within 72 hours after the time of booking. After this cancellation period expires, all guest payments are non-refundable.

14. Other Terms and Conditions: Your booking is subject to the the Property Manager 's Terms, Privacy Policy and this Guest Agreement which can be found at /terms. Additionally, where specifically required by the terms of any applicable laws, regulations or Homeowner's Association rules (as determined by the Property Manager), then this Rental Agreement shall constitute a lease of the premises. If you would like to extend your reservation for additional dates, please call us for availability and pricing.

Great Girls Trip We stayed here for a girls trip hosting 7 adults comfortably. Summerland is a quiet town, but not far from Santa Barbara. We really enjoyed our stay, and hope to come back again. Wonderful, Bright, Clean, Cheerful Home! Great views! Well-appointed and easy communication with the property management company. Comfortable beds and nice location. Train whistle can be heard, but we didn't mind it at all. Busy road fairly close by, however not a big deal. We would definitely stay here again and would use the same management company for other properties elsewhere.

Amazing weekend We take a long weekend in January every year to celebrate our birthdays which all fall around the holidays. This is the best vacation rental we have stayed in bar none. Our only complaint is that the paper goods in the house were very limited. Only one roll of paper towel for a 4 day weekend is not enough. But truly a gem with a great view and so conveniently located for wonderful day trips in the area. Beautiful, Charming and Historic We loved our stay here. The location is good and the view amazing. The decor is excellent; I felt like I stepped back in time! The outside of the house has terrific landscaping, great porches (love the swing), and fun nighttime activities like the spa and fire pit. The kitchen area is very spacious with plenty of room for entertaining. <br/>Customer Service was easy, helpful and accurate. I would recommend the property to our family and friends.

Beautiful home with gorgeous ocean views! My friends and I had the best time staying in this stunning ocean view home. The house itself is larger than what's depicted in the pictures and every room felt fresh and clean. We were very impressed with how comfortable the beds were and how high-quality the towels were. It's the little things that really take an experience over the top! The fireplace made our nights very cozy and the hot-tub was large enough to fit all of us and worked very well. We didn't have any issues with this home and we'd love to rent again during our next stay in Summerland!

Summerland Paradise The home was beautiful and so clean! My family and I stayed there 2 nights and were very happy! From the ocean view to a great location, the house was perfect. Perfect, beautiful Summerland rental! Beautiful home, beautiful furniture, sparkling clean everything! Great location close to freeway makes for easy trips to nearby towns. One thing to note: you can hear some freeway noise from the master bedroom at night, so light sleepers might want to play a white noise app/machine.

Great place for a vacation We had an amazing three days in this house. It is beautiful inside, with luxurious and comfortable furnishings. We enjoyed the views of the ocean, the hot tub, the fire-pit as well. It is close to Santa Barbara and we had a wonderful beach walk from the front door. Highly recommend this for four or more people.

House in Summerland We had a wonderful time at this beautiful house in Summerland. It was a 10 minute drive to Santa Barbara. We had a beautiful view of the ocean as we had breakfast in the mornings. Would definitely stay here again.

Family Friendly Relaxing Get Away This home was perfect for two families. The bunk beds were a nice touch and allowed all the cousins to sleep in the same room. The kitchen was perfect to cook our Thanksgiving meal and had almost all the supplies we needed. The beach was a short walk, and the town was charming. The beds were very comfortable and there were plenty of tvs for football and kids' movies. The hot tub was a relaxing place to end the day.

A great stay in Summerland This is a spacious, clean, quiet, and extremely well furnished place. Wonderful Jacuzzi outside. Expensive, but amazing. And if one stays more than a day or two the cost of the final cleaning becomes less important, and the house becomes affordable for groups of 7-8 people. Only one warning: it is not really on the ocean as the pics might suggest, but it's very close and has a nice ocean vista.

Summerland at its finest We walked in the front glass doors and after an initial WOW, we immediately walked across the lovely open expanse (living area) to the outside deck: the view of the ocean was delightful. The rooms are spacious, the towels and linen soft, the beds great. Downstairs is like it's own apartment sans a kitchen--even has its own outside sitting area. The kitchen is well stocked. They have beach towels even. Basically everything was perfect for our family. My 89 year old dad loved the swing on the side porch and just loved sitting on the back deck. We texted with a couple of questions and they were almost immediate in their response . . we even received a phone call from a local person who was incredibly helpful. We felt well cared for. The only thing I will say, and for our family this was not an issue, but some people may feel otherwise . . . you can hear the train whistle as it rolls by and you can hear highway traffic while sitting on the porch--please note that the bedrooms are like sound proof. I heard nothing in my downstairs room. Again, for our family, we loved hearing the train--mom was back home again, born in Santa Barbara so it was a familiar and heartfelt sound-- and the traffic was just there. Sitting on comfy wicker chairs with cushions watching the sunset was a memorable family moment, and one night I went to the beach, a 5 minute drive to an incredible beach to watch the sunset . . . well, we were happy as happy can be. We will definitely return. In terms of location . . . totally convenient to Santa Barbara and Summerland itself has cute shops, a wine tasting salon, restaurants and more. And you can walk there! I guess we have to come back to test out the hot tub. With temps in the 80s everyday and our conference keeping us hopping from 8 am onward, well, it just didn't work out. A wonderful house, great weekend getaway I rented this with some gal pals for a weekend. What a lovely home! Charmingly decorated, and full of thoughtful touches. Summerland Retreat! This house is right out of a magazine! It has been beautifully renovated with all the amenities and ocean views from every room. It was immaculate upon arrival and the property manager provided excellent customer service. Eight of us celebrated my son's graduation from UCSB and we never left the house. I highly recommend!

Fabulous Summerland Home What can I say but awesome. Enjoyed every minute of our stay in this house. So close to Santa Barbara, but away from the crowds. Just pure relaxation. Definitely staying here again.

Beautiful cottage I thought the cottage with beautifully decorated. There was no air conditioning and no screens on the windows which was annoying. Also there were some ants in the kitchen. I also think 10 AM is too early for a check out. Other than that we loved it ! summerland retreat My 7 friends and I had a wonderful 3 days of laughs, love and looking back. The location couldn't have been better, and the perfect weather was an added bonus. After the first day, we scarcely noticed the train.

Great house for family vacation This was a great house for our family vacation. The house has a great layout. The upstairs is spacious and very open. A lot of room for the kids to play. The house itself is very nice. Very clean and well maintained. <br/><br/>We did have a slight issue with the hot tub. The hot tub instructions were not where they where supposed to be, and the hot tub controls where not intuitive. The property manager did call and email a PDF of the instructions in a timely manner though. <br/><br/>The house has a nice view, but there is a bit of noise outside since it's not too far from the freeway. Close to the town of Summerland, but about a 15 min walk to the beach. <br/><br/>Overall we had a great time at this property and would recommend it highly. Incredible home with fantastic location Beautifully decorated home. Great landscaping. Close enough to Santa Barbara but far enough. Wonderful Stay in Santa Barbara! TurnKey provided a great experience during my rental in Santa Barbara! Everything about the reservation was clearly outlined. Had no problem getting into the home. Plus they have great customer service. We initially had difficulty signing into the Wifi, so we called their customer service number and were immediately back in business. The rental home itself was absolutely gorgeous, extremely clean and well-kept, plus well equipped with games, fans, extra bedding, cooking supplies, etc. They also granted us an early check-in!

Gorgeous dream beach house Gorgeous house with plenty of space. We were all pleasantly surprised at how beautiful the house was. Pictures are exactly as described. We stayed here for a wedding in Santa Barbara with 4 couples. We utilized the kitchen, outdoors grill, hot tub, and enjoyed the open spaced living room. Plenty of on site parking. 5 minutes walking distance to the local beach and park (Lookout Park), a coffee shop, small market, and restaurants. 10-15 minutes from downtown SB. Would stay here again.

Beautiful but very noisy The home was everything we hoped for and extremely well maintained and decorated. The ocean views were as promised, however the constant road noise from the 101 was not expected and made sitting and conversing on the deck difficult. We could even see the stream of headlights from the house. We would not have rented this if we had realized the impact the noise would have on our use of the deck and from the bedrooms at night. Another FYI...there was no A/C, which some guests might assume there to be (the Samsung Tablet made reference to setting the A/C at 79 upon a bit confusing). Relaxing home near UCSB! Peaceful setting, clean, with expansive windows opening to a nice deck and views of the coast. Quiet neighborhood, easy walk to the beach, nice park close by and safe streets for waking/running. The house is beautifully decorated, with ample supplies for making meals and enjoying the relaxing setting.

Nice house, was not comfortable with the tone of the management great house, good location. Did not appreciate the demands put on the stay by the management including but not limited to numerous signs around the house threatening a $500 charge if the strict noise ordinance was not followed at 9pm. $500 cleaning fee if we don't clean all dishes, wash towels, and/or take out trash. Sorry was this a short term rental where I already paid a CLEANING FEE??? Fabulous Week in Summerland Home We were four high school friends who get together every year to relax, reminisce, and enjoy our surroundings. The Summerland house was absolutely perfect for us, and we plan to return. We particularly enjoyed the open-area great room, all the beautiful windows, the private bedroom/bathroom areas, and the lovely sea views. The appliances were all up-to-date, and the home was exceptionally clean. We absolutely loved our stay there!

Perfect for family gathering Awesome 2017 Thanksgiving. The lay out was perfect for my family to hang out. In a classic beach town like Summerland, the ocean is tantalizingly close: only a couple of blocks from the home. From there, head down to Lookout Park, where - as the name suggests - you’ll find stunning views along a clean beach with picnic facilities.
