Check–In time is after 4:00 p.m. Please note: Due to the nature of vacation rentals, cleaning services can require additional time. Residences are not always available at the earliest listed check-in time, especially during peak seasons. A credit card or cash deposit of $250.00 will be taken at check-in to cover any incidentals, damages, etc. Cash deposits are mailed by check within 14 to 30 days of departure. Credit Cards deposits are refunded within 14 to 30 days after departure.

Check-out time for all properties is 10:00 a.m. and is strictly enforced. Any request for late check-out must be approved by Front Desk within 24 hours of departure (only when that particular home is available and a nominal fee does apply). Sorry, late check-outs are not available during peak & Holiday periods.

Check-In / Out Locations
Office Hours are: Monday – Saturday 8:00 a.m. - 5:00 p.m.
Arrivals after office hours can pick up the property keys and directions from the lock box located at the front door of the office - Please call our guest services desk for the lock box access code if you plan to arrive late. All guests arriving after office hours must register at the front desk the next morning – failure to register can result in property lock out.

Minimum Length Of Stay
Length of stay requirements vary by property and time of year. Rentals that do not meet the minimum stay will be charged a one time cleaning fee (fees vary by size of home/condo).

Deposits And Fees
To confirm a reservation, a USD 250.00 deposit at the time of the booking is required. The final payment of the reservation must be paid in full 45 days prior to arrival date. If a credit card is used for payment, the credit card holder must present the credit card and sign the sales draft slip at check in.

Full balance MUST be paid 45 days prior to arrival. We accept money orders, cashiers checks and mayor credit cards. Any balance owing after check-out is automatically charged to the credit card on file.

Florida Law requires that sales tax and occupancy hotel-motel tax be collected on all rentals. Tax requirements are subject to change by state and local taxing authorities.

Refunds And Cancellations
Changes or cancellations received by the Property Manager 31 days or more prior to the arrival date are subject to a (USD50.00) processing fee. If received 30 to 15 days prior to the arrival date, the guest will forfeit (USD250.00) of the rental. Cancellations received within 14 days of arrival or no-show will forfeit 100% of the rental. Special Cancellation terms apply to special events and holidays - please ask your reservationists for more detail. Please retain you cancellation number as a proof of proper cancellation notice. No refunds are granted for early departure and/or eviction. No refunds or reductions in rent are granted for mechanical failures or malfunction, interruption of utilities or other maintenance problems concerning air conditioners, heaters, dishwasher, washers, dryers, televisions, VCR, DVD players, swimming pools, other appliances and amenities.

Our homes range from 3 to 15 miles from the Main Gate of Walt Disney World. All properties are limited to the bedding capacity and to Registered Guests Only. Management reserves the right of eviction for unauthorized occupancy (maximum occupancy standards are regulated by the county fire chief and local authorities ).

The number of available parking spaces will vary according to the property. Many properties have restrictions for trucks, campers, boat, trailers, etc.

All residences are designated non-smoking

Pets are not allowed in any property. Should a pet be found in any home, a $250 fine will be charged to the guest credit card.

Special Needs
If you have special needs, please be sure to request them at the time of reservation. Our staff will accommodate everyone to the best of their ability.

Barbecue Grills
Some communities and private residences are equipped with barbecues grills. Please use caution when grilling.
Note: Outdoor grilling is permitted only in designated areas. Grilling on pool decks, balconies, or screened porches is prohibited by law.

Cribs, Highchair And Sofa-Beds
MOST of our vacation homes have a sofa-beds. Any additional requests for rollaway beds, cribs, and high chairs are subject to a fee.

Pool Heating And Safety
Guests acknowledge that lifeguards are not provided. Guests are responsible for the safety of themselves, their children, and their guests. NO reciprocal agreements exist between properties. Pools are for the use of property residents and guests only. There is an extra charge for the heating of the pools and MUST be pre-paid prior to arrival. (NOT ALL POOLS ARE HEATABLE. IF YOU THINK YOU MAY WANT TO HEAT THE POOL PLEASE ASK FOR A PROPERTY WITH A POOL HEATER AT THE TIME OF RESERVATION – Pool heat cost is $35 per day with a 5 days minimum charge). Pools will be cleaned weekly and there will be times when the pool must be treated where it may cause times when is not usable. This will be done according to the pool maintenance department schedule and cannot be scheduled according to guest request. During some occasion when it rains or when screen doors are left opened bugs and debris might get into the pool. We have provided each pool with a net in case this happens.

Telephone Services And Charges
All residences have a telephone, which is not connected to a central switchboard. Credit card, calling card, or phone card is required for long distance calls and an activation fee may be charged. Most local and toll calls are free. For more information please contact our Main Office. See guest services for phone card purchasing.

Lock-Out Charge
Should you be locked out of your rental residence during office hours, we will make every effort to provide you with a spare key at no charge. However, an after office-hours lock-out will result in a $50.00 charge.

Guest Services And Attractions
Our staff can assist with local area directions, dinner reservations and recommendations, area attractions and much more. We sell discounted theme parks and dinner show tickets. Save time & money by ordering your tickets prior to arrival.

Car Rental
We also provide car rentals service; choose from economy size car to the family mini van, at discounted prices. All taxes, surcharges, optional insurance and additional fees are paid by the renter directly to the rental car agency at time of pickup. Subject to rental car availability. Please inquire about airport pick up times and location.

Travel Insurance
We offer travel insurance that will cover trip cancellation, trip interruption, travel delay (daily limits apply) and emergency assistance. The cost is 6.5% of your nightly rate excluding tax. The payment is non-refundable and may not be purchased after arrival. No coverage is in force unless payment has been made for this plan. (For USA residents only).

Management strives to comply with all reservation requests for specific vacation residences. However, due to changes in residence ownership, unforeseen mechanical problems, or any other circumstances, we cannot guarantee a specific rental property. We reserve the right to change assignments without notice or liability should a residence become unavailable.

We will not rent to vacationing students or singles under 21 years of age. Any reservation made under false pretenses will be subject to forfeiture of advance payment of rent and deposit and possible eviction.

Loud or unusual behavior is strictly prohibited. Management reserves the right to evict, without refund, any person who creates a disturbance or becomes a nuisance. Violation of any property rules, including but not limited to the throwing or dropping of any object from patios and balconies, will result in immediate eviction and forfeiture of rent and deposit.

Entry Of Premises
An authorized employee or repairman may enter premises during regular business hours for any purpose connected with the repair, improvement, care and management of the premises. The property you occupy may be listed for sale. If so there is a possibility that our real estate office will call you and request a convenient time for a showing during your stay. Every effort will be made to schedule showings so as not to interrupt your vacation.

Property Manager is proud to be a member of the Central Florida Vacation Rental Managers Associations and is in accord with its rules of ethics and high standards of property management.

Agency Disclosure
Property Manager serves as the representative of all owners in its rental program, and is acting, at all times, in and for the best interest of the owners.

Damage Waiver
A Home Damage Waiver (HDW) is optional, and can be purchased for $45.00 to be used in case of reported accidental damage done to the home above normal wear and tear. In addition a credit card deposit will be taken at check-in to cover any additional charges.

Home Damage Waiver conditions
As a guest (the person registered and all the persons sharing the same rental unit) who has purchased a damage waiver staying at our property, you will be obligated to pay for loss or damage to the contents of the rental unit you occupy. The damage waiver is limited to a maximum total of $ 750 damage payment for stay and is applicable for the entire stay. (From check-in to the date of check-out).

Damage Waiver Coverage does not include
Acts of God.
Intentional acts of guests.
Gross negligence or willful conduct.
Any cause, if the guest does not report the damage to the staff by the time they check-out of the unit.
Normal wear and tear.
The waiver applies only to the direct physical loss or damages to a covered property. It does not cover loss of use of such property.
The waiver does not apply for loss or damage to any property owned by or brought into the premises by a guests.

Reporting Damages
All Damage must be reported promptly to the staff at the property. Such staff will have the sole authority to determine the extent of repairs necessary. The guest must report any loss or damage to the unit or its content to the management or this damage waiver is voided. Representatives have ultimate administration authority. Arbitration is required prior to litigation. The prevailing shall be entitled to recovery and/or reimbursement of all fees in connection with same.

Great family place to stay! The pool was wonderful! The playground was right outside our door and the kids played every morning. The house was clean and we had plenty of towels! Overall great stay!

Very hospitable but have to watch your back. We have been staying at the Villa 7 Dwarfs for the past 6 years. We like the security and the accommodations but to not care for having to "watch your back". What I mean by that is being careful not open windows, blinds, closet doors, windows etc with the fear of damaging something or finding something already damaged/ missing and being blamed/charged for the item. Having to do a check of the unit before even settling down and reporting the deficiencies right away for fear of being blamed for something is unsettling. and takes the experience of the wonderfulness of the vacation away. Going into the reservation with a "defensive" attitude is not welcomed. Finding things that don't work and having the fear of possibly being blamed and charged for the problem leaves me and other families with a different feel -- happiness is not there-- defensiveness is there instead. That does not make for a good start of a vacation. Going into a hotel -- we are not asked to inspect, count, etc. other than that, once the problems or initial fears have been brought forth and reported, the accommodations are wonderful. Fantastic! From the moment we talked with the rep at advantage to the time we left, we had nothing but good things happen. Great, friendly rental staff. Location was fantastic. 10 minutes from Disney. Clean, great on site facilities. Very nice place to stay. Will definately rent again from advantage and at seven dwarfs.

a wonderful house The house was very good, fully equipped with excelente furniture and amazing amenities. Has an incredible ubication, just 20 minutes to all parks. The service was excellent, all the information was clear. I would recommend this house and i would go once again

Girls Weekend Getaway Omg, this property definitely feels like home away from home. The place was so cozy, comfortable and clean. As a group we also forgot what we came to do. We just wanted to stay inside the house. The location is great and the area was so peaceful and quiet. If I have to come back to the Central Florida area I will be looking to stay in the exact location. It was just that perfect. Nothing can quite explain that weekend, but it started with the beautiful home we walked into after being on the road for a couple of hours. #magical

T'was a very enjoyable one. very convenient location. place was well kept. pool was nice. and was close to the parks. had a minor problem with the cooling but with one call it was fixed right away. thanks for making our stay very memorable.

We had a very relaxing and enjoyable time in our condo. We stayed at the 7 Dwarfs with our tennis teams and the accomodations were perfect for us. We have been there 5 years in a row and never had anything go wrong.

Pretty good The facilities were great and they have a good clubhouse/pool. Traveling with many small children, we had to make many modifications to keep them safe such as outlet covers and removing the televisions from the dressers in each room. There was minimum kitchen space. Overall, well worth the money and suited our family needs exceptionally well. If you are arriving close to close of business for the main office, be sure to call because they will be gone unless you call well in advance.

Best ever, ever, ever!!! Can't wait to go back!!! Perfect! This is the best place to stay by far. Excellent roominess, nice beds, extra bathrooms, perfect perfect! We rented a car, and it was simple to go back and forth from Disney. Pool was awersome, hot tub, playset for the kids, awesome. Blocks away from Sams Club and Super Target. Check-in was super friendly, although a bit out of the way to checkin and drop keys off. Bring dish-washer pellots, we had only 2. You'll also need to supply TP, and dishsoap, so you may want to bring that or pick some up when you arrive. Overall, this is your absolutely perfect place to stay in this area. It's in a gated area, security personelle are top notch! They keep a tight ship and I cannot put into words how awesome our stay was. The choices in this area are overwhelming. Look no further, this is your spot! Come prepared to enjoy your home away from home! :)

Great Time! My husband and I and six couples decided to have a kid-free vacation and since I was picking the living accomodations, I was nervous. But when we opened the doors to our villas, I was the woman of the hour!!! Everyone was SO excited...the villas were SUPER clean and extremely convenient. It is on our list for sure for our next vacation!!!!
