Check-In
Check–In time is after 4:00 p.m. Please note: Due to the nature of vacation rentals, cleaning services can require additional time. Residences are not always available at the earliest listed check-in time, especially during peak seasons. A credit card or cash deposit of $250.00 will be taken at check-in to cover any incidentals, damages, etc. Cash deposits are mailed by check within 14 to 30 days of departure. Credit Cards deposits are refunded within 14 to 30 days after departure.

Check-Out
Check-out time for all properties is 10:00 a.m. and is strictly enforced. Any request for late check-out must be approved by Front Desk within 24 hours of departure (only when that particular home is available and a nominal fee does apply). Sorry, late check-outs are not available during peak & Holiday periods.

Check-In / Out Locations
Office Hours are: Monday – Saturday 8:00 a.m. - 5:00 p.m.
Arrivals after office hours can pick up the property keys and directions from the lock box located at the front door of the office - Please call our guest services desk for the lock box access code if you plan to arrive late. All guests arriving after office hours must register at the front desk the next morning – failure to register can result in property lock out.

Minimum Length Of Stay
Length of stay requirements vary by property and time of year. Rentals that do not meet the minimum stay will be charged a one time cleaning fee (fees vary by size of home/condo).

Deposits And Fees
To confirm a reservation, a USD 250.00 deposit at the time of the booking is required. The final payment of the reservation must be paid in full 45 days prior to arrival date. If a credit card is used for payment, the credit card holder must present the credit card and sign the sales draft slip at check in.

Payment
Full balance MUST be paid 45 days prior to arrival. We accept money orders, cashiers checks and mayor credit cards. Any balance owing after check-out is automatically charged to the credit card on file.

Taxes
Florida Law requires that sales tax and occupancy hotel-motel tax be collected on all rentals. Tax requirements are subject to change by state and local taxing authorities.

Refunds And Cancellations
Changes or cancellations received by the Property Manager 31 days or more prior to the arrival date are subject to a (USD50.00) processing fee. If received 30 to 15 days prior to the arrival date, the guest will forfeit (USD250.00) of the rental. Cancellations received within 14 days of arrival or no-show will forfeit 100% of the rental. Special Cancellation terms apply to special events and holidays - please ask your reservationists for more detail. Please retain you cancellation number as a proof of proper cancellation notice. No refunds are granted for early departure and/or eviction. No refunds or reductions in rent are granted for mechanical failures or malfunction, interruption of utilities or other maintenance problems concerning air conditioners, heaters, dishwasher, washers, dryers, televisions, VCR, DVD players, swimming pools, other appliances and amenities.

Occupancy
Our homes range from 3 to 15 miles from the Main Gate of Walt Disney World. All properties are limited to the bedding capacity and to Registered Guests Only. Management reserves the right of eviction for unauthorized occupancy (maximum occupancy standards are regulated by the county fire chief and local authorities ).

Barbecue Grills
Some communities and private residences are equipped with barbecues grills. Please use caution when grilling.
Note: Outdoor grilling is permitted only in designated areas. Grilling on pool decks, balconies, or screened porches is prohibited by law.

Cribs, Highchair And Sofa-Beds
MOST of our vacation homes have a sofa-beds. Any additional requests for rollaway beds, cribs, and high chairs are subject to a fee.

Pool Heating And Safety
Guests acknowledge that lifeguards are not provided. Guests are responsible for the safety of themselves, their children, and their guests. NO reciprocal agreements exist between properties. Pools are for the use of property residents and guests only. There is an extra charge for the heating of the pools and MUST be pre-paid prior to arrival. (NOT ALL POOLS ARE HEATABLE. IF YOU THINK YOU MAY WANT TO HEAT THE POOL PLEASE ASK FOR A PROPERTY WITH A POOL HEATER AT THE TIME OF RESERVATION – Pool heat cost is $35 per day with a 5 days minimum charge). Pools will be cleaned weekly and there will be times when the pool must be treated where it may cause times when is not usable. This will be done according to the pool maintenance department schedule and cannot be scheduled according to guest request. During some occasion when it rains or when screen doors are left opened bugs and debris might get into the pool. We have provided each pool with a net in case this happens.

Telephone Services And Charges
All residences have a telephone, which is not connected to a central switchboard. Credit card, calling card, or phone card is required for long distance calls and an activation fee may be charged. Most local and toll calls are free. For more information please contact our Main Office. See guest services for phone card purchasing.

Lock-Out Charge
Should you be locked out of your rental residence during office hours, we will make every effort to provide you with a spare key at no charge. However, an after office-hours lock-out will result in a $50.00 charge.
PLEASE DO NOT EXIT THROUGH THE GARAGE.

Guest Services And Attractions
Our staff can assist with local area directions, dinner reservations and recommendations, area attractions and much more. We sell discounted theme parks and dinner show tickets. Save time & money by ordering your tickets prior to arrival.

Car Rental
We also provide car rentals service; choose from economy size car to the family mini van, at discounted prices. All taxes, surcharges, optional insurance and additional fees are paid by the renter directly to the rental car agency at time of pickup. Subject to rental car availability. Please inquire about airport pick up times and location.

Travel Insurance
We offer travel insurance that will cover trip cancellation, trip interruption, travel delay (daily limits apply) and emergency assistance. The cost is 6.5% of your nightly rate excluding tax. The payment is non-refundable and may not be purchased after arrival. No coverage is in force unless payment has been made for this plan. (For USA residents only).

Substitutions
Management strives to comply with all reservation requests for specific vacation residences. However, due to changes in residence ownership, unforeseen mechanical problems, or any other circumstances, we cannot guarantee a specific rental property. We reserve the right to change assignments without notice or liability should a residence become unavailable.

Age
We will not rent to vacationing students or singles under 21 years of age. Any reservation made under false pretenses will be subject to forfeiture of advance payment of rent and deposit and possible eviction.

Behavior
Loud or unusual behavior is strictly prohibited. Management reserves the right to evict, without refund, any person who creates a disturbance or becomes a nuisance. Violation of any property rules, including but not limited to the throwing or dropping of any object from patios and balconies, will result in immediate eviction and forfeiture of rent and deposit.

Entry Of Premises
An authorized employee or repairman may enter premises during regular business hours for any purpose connected with the repair, improvement, care and management of the premises. The property you occupy may be listed for sale. If so there is a possibility that our real estate office will call you and request a convenient time for a showing during your stay. Every effort will be made to schedule showings so as not to interrupt your vacation.

Vacation Rental Managers Association
Property Manager is proud to be a member of the Central Florida Vacation Rental Managers Associations and is in accord with its rules of ethics and high standards of property management.

Agency Disclosure
Property Manager serves as the representative of all owners in its rental program, and is acting, at all times, in and for the best interest of the owners.

Damage Waiver
A Home Damage Waiver (HDW) is optional, and can be purchased for $45.00 to be used in case of reported accidental damage done to the home above normal wear and tear. In addition a credit card deposit will be taken at check-in to cover any additional charges.

Home Damage Waiver conditions
As a guest (the person registered and all the persons sharing the same rental unit) who has purchased a damage waiver staying at our property, you will be obligated to pay for loss or damage to the contents of the rental unit you occupy. The damage waiver is limited to a maximum total of $ 750 damage payment for stay and is applicable for the entire stay. (From check-in to the date of check-out).

Damage Waiver Coverage does not include
Acts of God.
Intentional acts of guests.
Gross negligence or willful conduct.
Any cause, if the guest does not report the damage to the staff by the time they check-out of the unit.
Normal wear and tear.
The waiver applies only to the direct physical loss or damages to a covered property. It does not cover loss of use of such property.
The waiver does not apply for loss or damage to any property owned by or brought into the premises by a guests.

Reporting Damages
All Damage must be reported promptly to the staff at the property. Such staff will have the sole authority to determine the extent of repairs necessary. The guest must report any loss or damage to the unit or its content to the management or this damage waiver is voided. Representatives have ultimate administration authority. Arbitration is required prior to litigation. The prevailing shall be entitled to recovery and/or reimbursement of all fees in connection with same.

Best Place Ever We have definitely decided that when we go back to Florida for Disney or anything else this is the place we're staying!! Love the location, loved the townhouse, and loved the property. I like the fact that I felt like I was at home. I really loved the location!!!

Great place worth the price. The townhouse was very nicely decorated would stay again. Pool was also very nice, tiki bar was a plus. Would recommend it.

Kissimee fla The properties I orginal rented was not availiable when I arrived with my group which included 10 players 2 coaches 4 team moms. After driving 12 hours I was disappointed to learn that my accomadations were not ready and would have to change altogether due circumstances beyond our control. An Advantage could change after 2 hours of deliberation the alterrnative accomadations were made at 7 dwafts locations. There were a few more inconviences after arriving there but the property was enjoyable after these matters were worked out. The girls despite the trouble would like to go back.

Our family had a good time on the property and the Disney area The check in process was easy and convenient. We had 4 adults and three children ages 6-12 in our party and the property worked well for us. The home was clean and had plenty dishes and towels for our stay. The washer and dryer yet small worked fine for the several loads we did. The pool area was very nice and we used it everyday. The property is very close to several dozen places to eat, shop and the Disney parks. The property is in a gated community and is very secure. Everything appeared well kept and clean on the grounds. The area was quiet and very relaxing. I would not hesitate to return to this property in the future. I am also comfortable recomending this property to others as I think you will be happy with the location, quality of services and amenities that are provided.

Good value for a decent place The villa was well furnished and roomy for a family. This isn't for those that like everything done for them. Meaning: there's not turn down service, room cleaning, linens cleaning. If you make it dirty, you need to clean it. Also, we had to buy all the needed cleaning supplies such as laundry detergent, dishwasher soap, dish soap, etc. Check in and check out process wasn't the best. Have to drive 20 mins each way from where the villa is actually located. Not really the best thing when you're supposed to be relaxing. Not very close to area attractions so you need to rent a car and drive yourself everywhere. There was some local bus transit spots but you would have to walk qtr mile to them. I would say a car rental is a must at this location. Overall, it's a good place to stay if your trying to save some money and don't mind cleaning up after yourself and not having the comforts of room service, turn down service, easy ck in and ck out and don't mind driving yourself. The location was quiet and family friendly.

Another Great Vacation! This was our 3rd time booking with advantage Vacation Homes and it won't be our last. The villas & property are very clean. We love staying in a villa instead of on Disney property because you get much more for your money. We usually go to Publix the day we get in to buy juice boxes & snacks to take to the parks with us. It's nice being able to put the kids to bed at the end of a long day and still be able to stay up and unwind in the living room without disturbing them. It's also very nice to have a washer & dryer in each unit. This way you don't have to go home with tons of direty clothes. The location is great, less than 15 minutes to Disney Parks and about 25 minutes to Universal Studios. There's also tons of stores & restaurants minutes away. The kids enjoyed the onsite playground and our whole family enjoyed the pool. There's even a bar at the pool. You don't run into many staff members, but when you do they are very friendly & helpful. I have told many friends & family they should stay at Seven Dwarfs Villas

Very relaxing atmosphere The homes are spacious and clean, located in a good location where you are close to shopping and entertainment for adult and children, near Walt Disney World and other attractions. There are various activities within the development to keep you entertain,like swimming and the game room so you do not have to leave the site if you do not feel like traveling. The ground are protected 24 hours with a guard station at the gates to allow entry and a guard patrolling the ground. It is worth the cost and peace of mind. Very family oriented.

uninformed the townhouse was nice. we enjoyed our stay, however had we been informed that exterior painting was scheduled we would have chosen another location. while on vacation it is not easy to sleep in past 8 a.m. when ladders are clanging loudly as paint sprayers runs constantly.

Comfortable and roomy for our short stay in town. Our son was married in Cocoa Beach over the weekend. We enjoyed our stay at the Villas at Seven Dwarfs Lane in Kissimmee. The townhome was clean and attractive. However, we were not thrilled by the limit of 75 degrees for the air conditioning unit. The upstairs ( 3 bedrooms) were very warm and uncomfortable. The upstairs ceiling fans need to be replaced with newer ones as they made a great deal of noise while in use.

Nice complex, spacious, and convienient to all attractions The 4-bedroom, 3 bathroom villa (Vs062) at 7 Dwarfs Lane was spacious and convieniently located. The beds were not that comfortable and the appliances and cook ware provided were cheap. The refrigerator was leaking and the ice maker in the freezer was really slow. We had to call maintenance and it took them a long time to respond. In addition, there was an alarm system in the villa, but the directions to turn it off were not good. We couldn't figure it out and the alarm started going off! Lastly, the office for advantage Vacation Homes is over 10 miles away from the Villas at Seven Dwarfs. It was a long drive to pick up and drop off the keys. Overall, the accommodations were average. The pool and recreation center were really nice and never over crowded. We enjoyed the complex and spaciousness of the villa.

An enoyable week. had a good time staying at the 7 Dwarfs while also working throughout the week. The condos are very nice although the beds in each of the condos that we have stayed in are not very comfortable and are extremely loud getting in and out of.

Nice accomodations in the heart of it all The condos were spacious, comfortable, and well appointed. Having the common pool was nice, and presented good social opportunities, and the other sports areas and games room were a nice bonus. Location was very good for access to Orlando attractions and shopping. Having no on-site management for key pick-up, drop off, or other trouble-shooting was inconvenient, but overall customer service was very good.
