Parking
Parking is free.
This property has two spaces in the enclosed, heated garage. A parking pass is provided and must be placed on the drivers dashboard when the car is parked in the garage. Parking pass must be left in the unit upon departure. Failure to return the parking pass will result in a $50 replacement fee per pass. ($100 total if both passes are not returned)

Pack-n-play, high chair, booster seat and baby gate are complimentary. Please request at the time the reservation is made to confirm availability. Air mattress must be requested at the time the reservation is made. An additional $25/night is required.
Hot Tub Service & Fee
There is a hot tub heating or maintenance fee.
One-time fee of 139.00 USD for stays of any number of nights or occupants.
Private hot tub on the property. Additional $75 fee may be levied if filter requires changing after departure.

Payments & Deposit - applicable to Owner's portion of the total only

Payment Methods
For payments made via credit card and/or Paypal, there is a 5.50 percent surcharge.

Rates are discounted for check, money orders or bank drafts. Wire transfers for international clients are accepted, with a $10 incoming wire transfer fee applied.
Booking Deposit
The booking is confirmed with a deposit of 50 percent of the rent.
Payment Balance
Balance of payment is due 60 days prior to arrival.
For a "Long Term Stay", the above payment balance policy is different and should be discussed with the owner.
A 5.5% surcharge on all US credit card charges applies. Total cost of the reservation includes the nightly rental fees, $300 cleaning fee, $135 private hot tub fee, 11.2% tax and a $750 Refundable Damage Deposit. The initial 50% is due at the time the reservation is confirmed. The remaining 50% balance is due 60 days prior to arrival. If the final balance is not received 60 days prior to arrival, your reservation may be cancelled. No refunds will be given for cancellation, unless the terms of the cancellation are met.
Booking Cancellation Conditions
Cancellation within 60 days of arrival, all payments are non-refundable.

• Cancellation prior to 90 days of arrival will result in a refund of all monies paid, less a $500 cancellation charge. All remaining monies will be refunded. • Cancellations within 60 days of arrival will result in a forfeiture of all monies paid. • Rental Cancellation insurance is available. We offer both the standard Trip Interruption and Cancellation as well as a “Cancel for any Reason” policy. If interested, ask for details. • Part of the rental payment may be refunded nonetheless at the sole discretion of the owner and may be partially contingent upon re-rental of the property for the rental period and for no less than the rental amount set forth at the beginning of this agreement.
Security or Damage Deposit
A refundable security/damage deposit of 750 USD is due 60 days prior to arrival.
Long term rentals may be subject to a larger deposit.
Accidental Damage Insurance is required. Premium of $89 is non-refundable. Accidental Damage Insurance covers accidental damage only up to $3000. Does not cover intentional damage or theft. or missingitems. Only covers items that have been reported at the time they occur.

Nestled in the trees with spectacular views, Trademark 3-4 offers a premium combination of luxurious comfort, privacy and stunning views in a quiet ski base area location. Trademark 3-4 is the perfect place to stay and enjoy all that Colorado has to offer.

With over 1700 SF, a great room floor plan, cathedral ceilings, floor to ceiling windows, high end furnishings, 2 large decks overlooking the mountain slopes & Fraser River, this single level, top floor, offers both comfort, stunning views & privacy.

The well appointed living room has a gas log fireplace & comfortable seating on the leather sofas to enjoy cable TV, DVD, VCR or gather around the table, play games or share memories of a great day in Winter Park. Curl up in the large rattan chair & read a book. There are plenty of books & games for adults & children alike. Wifi & cable. A full size washer & dryer is perfect for those longer stays.

The well equipped kitchen is complete with granite counter tops and all the necessary amenities (dishes, pots, pans, small appliances and a great selection of spices) to prepare a gourmet meal. The dining room seats 6 comfortably and more chairs can be easily added. Breakfast bar seats 4. Or, dine out at any of Winter Park's great restaurants.

The King master suite includes dresser, a TV & ample closet space. The master bath is tiled in marble, has a large tub & separate walk-in over-sized shower and double vanity sinks. The 2nd bedroom is a Queen Master Suite, and its own private bathroom tiled in travertine. The 3rd bedroom has a Queen bed & a twin over twin bunk bed. All bedrooms have flats screen TV's & basic cable. There is a 3rd full bathroom with a tub/shower and is tiled in travertine. We are kid friendly and a port-a-crib and high chair are available by request on a first-come, first-served basis..

Soak in the private hot tub while enjoying spectacular views of both the Winter Park ski runs and the Fraser river or watch the Continental Divide turn pink in the evening alpenglow. BBQ on the gas grill or sit and relax on the deck furniture and listen to the sounds of the river below or look at the nighttime stars. Inside, floor to ceiling windows provide jaw dropping views of the Winter Park & Mary Jane ski slopes, the Continental Divide and the river.
