Terms

RESERVATION / RENTAL AGREEMENT

1. Damages. Guest agrees to report immediately upon check-in any noted damages, problems with or questions about this property. Guest agrees that he/she will be entirely responsible for any and all damage to the property or its contents to the extent that such damage is caused by the Guest or members of the rental party during the term of the rental by Guest. Should Guest report a problem with the property that turns out not to be a problem and that would normally be billed to the Property Owner, the Guest will be responsible for paying the cost of dispatching a maintenance/repair person. Any damages noted by Housekeeping (and not reported by Guest at arrival) will be repaired and the cost deducted from the Deposit.

2. Hold Harmless. This property is privately owned. Except for gross negligence, the Property Manager is not responsible for loss of money, jewelry or valuables of any kind, or for damage to or loss of car and/or its contents by fire, theft, or by any means whatsoever. Guest agrees to indemnify and hold harmless the Owners of these accommodations and the Property Manager from any and all damages caused by guest to these accommodations and/or bodily injuries to guests and/or visitors of guests while staying at these accommodations. This includes, but is not limited to, the use of any hot tub or spa that may be on the premises.

3. Check-in/Check-Out Times. Check-in is at 3:00 p.m. Check-out is at 11:00 a.m. Because almost all units have back-to-back reservations during the Summer and Christmas/New Year Holiday Periods, we must insist that you strictly adhere to the check-in and check-out times. Late departures may result in additional charges. Off-season arrival and departure times may be adjusted only if arranged in advance with the staff.

4. Keys/Remotes. Guest will be provided with two (2) sets of keys to the unit which will be obtained from the lockbox (or, in the case of Robin Hood 11 - guest will be provided with the keyless entry code.). All keys must be returned to the lockbox at check-out. Failure to return the keys to the lockbox, leaving keys inside the unit or taking keys with you will result in a $50 charge. A $50 fee will be charged for lost keys. A $50 charge will be made for lost or damaged garage or appliance remote controls or gate cardkeys (if applicable).

5. Substitutions. If the unit you have reserved becomes unavailable due to its sale, withdrawal from inventory by owner or the Property Manager or uninhabitability due to malfunction of equipment or furnishings, the Property Manager will make every effort to substitute your accommodations with a unit as close as possible to your original choice, if available. If similar accommodations cannot be found, a refund will be issued for unused nights. In the case of Acts of God (weather or seismic-related) which cause accessibility or habitability issues, the Property Manager will make every effort to inform guest in advance regarding such conditions; however, a refund cannot be issued.

6. Utility Outages.
In the case of outages related to power, cable TV, internet, water, satellite service, etc., guest understands that oftentimes these outages are unavoidable and the timeliness of repair is out of our control. the Property Manager will do everything it possibly can to address the outage and/or determine when the outage will terminate, but cannot guarantee a refund for any inconvenience suffered.

7. Errors & Omissions. We strive to insure that all published information about rental properties offered by the Property Manager is as complete and accurate as possible. Our website and print media is updated regularly. The Property Manager is not responsible for inadvertent errors or any unknown changes a unit owner may have recently made to their property.

8. Use & Unit Capacity. The premises are to be used exclusively for residential purposes. No retail or other commercial use of the premises is permitted. The premises are not to be used for meetings, receptions or for parties in excess of 10 people over the number of Guests allowed for the unit. Overnight accommodations are restricted to the number of guests as stated on the promotional material and confirmation. Any guests over and above the rated occupancy shall be charged $100 per night per person for non-disclosure of the fact. Guest agrees to obey all laws of the United States, the State of California and the County of Tuolumne. Failure to comply will result in forfeiture of Deposit.

9. Holdover. Any stays beyond your reservation dates must be approved by the Property Manager. If a holdover is approved, additional rent, tax and fees will be charged at the daily rate and must be paid in full prior to check-out. Deduction of additional night fees will not be made from deposit monies unless approved in advance by the Property Manager.

10. Cleaning. The Standard Cleaning Fee is paid in advance and covers the cost of a Standard Cleaning. You are responsible for making the beds, doing the dishes, putting them away, taking the garbage out and returning any moved furniture to its original position. Housekeeping will vacuum, dust, mop, clean the kitchen, bathrooms, barbecue, woodstove/fireplace and blow/sweep decks as necessary. The Standard Cleaning Fee does not include doing dishes, making beds, washing linens, scrubbing walls/woodwork, needed cleaning of ovens/stovetops and moving furniture or any additional cleaning resulting from mis-use of the property or contents. If, in their determination, any of these items need to be done, there will be additional cleaning charges deducted from your Deposit.

11. Telephone. Local service only will be provided and a credit card or calling card will be required for long distance calls. Guests are not allowed to move or tamper with the unit phones in any way.

12. Garbage. With the exception of units in Sierra Park, all cabins will be scheduled for garbage pickup. There are garbage cans at each unit to accommodate the number of guests rated. Guests are expected to be conservative, be mindful of recycling and use only the cans provided for garbage. Costs for removal of excessive garbage over and above what is in the cans may be charged against deposit monies.

13. Smoking. Smoking is not allowed inside ANY of our units. If there is evidence of or it is determined by either the staff or the Houskeeping Service that smoking inside the unit has occurred, it will result in automatic forfeiture of your deposit.

14. Pets. If you are renting a pet-friendly cabin, there will be an additional fee. Certain breeds may be excluded. Unauthorized pets will result in forfeiture of your deposit and/or early termination of your rental period without refund of rental fees paid.

15. Motor Homes. Motor homes are permitted only at selected units and Guest must have written permission from the Property Manager or be subject to additional fees.

16. Acceptance of Terms. By signing below (either online at booking or by hard copy), Guest and all members of the rental party accept the terms and responsibilities as stated above and also acknowledge receipt of and promise compliance with all Policies as stated on the website and included in this Agreement.

Wonderful Twain’s Harte Experience. From the moment we drove up the driveway and saw the cabin, it was perfect. Beautiful deck with lots of seating and loved the lights at night. The inside was cozy, very clean and stocked with everything you would need. Great tv reception. The bedrooms were perfect and beds very comfortable. We cooked in every night and ate under the stars. The proximity to the lake and town is perfect. The cabin having lake privileges is an added bonus. The beach is so clean and no flies. I felt like a kid again staying here. Wonderful family time and all want to return next summer. Thank you

Grand visit We really enjoyed our visit, our usual visit to the Hale Lani. It was comfortable and beautiful as always. Our only complaint was the slight discomfort arising from the high temperature during part of the visit.

Great My grandsons & I have rented this cabin 3 years in a row. We love the cozy atmosphere, the dorm style bedroom & the large front deck.<br/>I noticed the deck could use a sanding it was a bit rough.<br/>We will be back.

Great time at Hale Lani This cabin has been well loved by the family that owns it. It exudes happy times. Location wonderful- easy walk to town, playground and lake. Only reason I am giving it 3 stars for general condition is that the living room rug and valences over the windows seemed to be holding a bit of dust and allergens. Would suggest they take down the unnecessary valences and install engineered wood floors throughout. Otherwise, very clean and tidy.

Ahhhhhh!! We have been staying at various cabins in Twain Harte for more than 50 years and always enjoy it. We really enjoyed Hale Lani when we stayed there last year and were equally pleased this time. The location is great and the facilities verysatisfying.<br/>Our only complaint was the character and quality of the July 4th parade. It seems to be going downhill. <br/>

Great place to stay! My daughter and I needed some R & R and this was the perfect place for it. A large cabin in the woods of Twain Harte, quiet, peaceful, and walking distance to town. We loved seeing deer each morning on our walk. If you want to stay connected, there's wifi, but it's a great place to let go of the rest of the world! I would stay there again, for sure!

Hale Lani 2016 This was our family's seventh year in a row at this cabin. We love it. The location is perfect. It is located half way between the lake entrance and the mini golf course in town. We spend long hours at the lake, then come back and enjoy dinner on the deck. The kids then take a walk to town for golf. It's great. We'll be back next year.

Great little cabin!!! Rented this cabin for the first time. Loved the location! The cabin was comfortable and fully equipped. We enjoyed eating out on the big deck. Plenty of seating! Appreciated the window air conditioner during the hot week. The only reason we can't rent again is the fact that one of the two bathrooms had no shower...only a bathtub. We had up to 7 people over the weekend and one shower just wasn't enough. Otherwise we absolutely loved this place!!!

Sherrer Family Weekend We had a wonderful time. My son only wishes he could have stayed a couple of more days to spend more time at the Lake with his daughter, play another game of mini golf, introduce his daughter to Columbia (stage coach, sarsaparilla, and pony rides if they still offer that), and ride the train in Jamestown. My husband and I enjoyed the concert on Saturday night at Eproson Park and wine tasting in Jamestown and downtown Twain Harte. The cabin was in a great location - lovely setting across from the Golf Course, nice walk to town, and a short drive (or long walk) to the Lake. On Sunday evening, five deer strolled through the property on their way to the golf course.<br/>The Stoesser family lovingly maintains the cabin as a lasting tribute to their parents. I have many great memories of my summers in Twain Harte as a child and bringing my children here. It is wonderful now to start creating new memories with my granddaughter.<br/>Beautiful open floor plan with a great deck. <br/>Their was only one drawback to the property itself - only one tiny shower (and the shower head dripped).<br/>We would love to come back year after year!

Cozy Cabin - Great Location - Fantastic Deck We had another wonderful week at this cabin! It is in a great location, central to downtown and the lake. The deck is fantastic. The cabin stays cool and the AC unit works great. This is the perfect cabin for our family of 4 and we look forward to staying there next year!

Great cabin, very clean, great location Cabing had everything we needed, everything was in working order and very clean. It's a 2 min drive to the lake and overlooking golf course. Wish there was dishwasher, but we managed.

Shag rug needs cleaning; left quite a bit of visible dirt on my crawling baby's clothing. I think "shag rug" says it all; needs updating.<br/>I rented linens through property manager. Linens were at the property. When we checked out by 11am, we told the property manager that we left the linens at the house in the dryer, as the rules on cleaning clearly state that the fee for cleaning does not cover washing linens. However, we were told that we were to bring the linens back to the rental office? This was not listed anywhere that I can find, nor do I remember being told so. We left them where we found them, though in the dryer as it's pretty hard to checkout by 11am and have all the linens washed and dried. They said they didn't care, but I like to follow rules, and the rules were not clear.<br/>All in all a great stay and we want to rent this cabin again next year for sure!

August 6 - 13, 2011 Hale Lani There was a lot of garbage in and around the garbage cans when we got there. The guy who picks up the garbage luckily showed up the next day and took it all away. If you're sending cleaners to clean the cabins after each stay, you should also coordinate<br/> that the garbage from the previous renters is removed too. I commented on the shag carpet last year, and it's still there. No big deal, just needs updating. The refrigerator makes too much noise and is fairly constant. It makes like a screaming sound every<br/> few minutes (this sound comes from the freezer). Sounds like a wild animal scream or someone getting murdered, can't decide. That is really annoying. Battled ants pretty much the whole time there. Then a pest control guy shows up on Friday at like 10am, and<br/> wants to spray and asks us to keep the windows closed. We have a baby and didn't want him to do this while we were there. This absolutely, positively should NOT have been scheduled while we were there.<br/>

Nice classic cabin The cabin itself was quite nice, but the living room chairs were worn out and uncomfortable. Nice, huge deck, but could use more furniture (just one small resin table and 5 chairs). A hot tub would be a nice addition! Easy walk to town.<br/><br/>Inside, the knotty pine walls made for a rustic feel and the beds were comfortable. The window A/C unit is way too small for the space. <br/><br/>Overall, a nice cabin.

Hale Lani lives up to its name--happy home We had some hot weather, but the shade and the ability to open doors and windows that allow cross ventilation made the cabin comfortable with or without the air conditioning unit. We found the cabin comfortable in all ways, and because it was vacation with no deadlines, etc., we found it easy to manage with four people and one shower (with the water shortage we could not justify trying out the wonderful bath tub. The new deck furniture was wonderful.<br/><br/>We have rented approx. 30 different cabins in Twain Harte over the last 50+ years, and this one runs near the top of our list for a repeat visit.
